Signed a 6 month lease before we even looked at our apartment. We had just gotten married and moved from out of state. The apartment management was great! Zero issues and maintenance was spectacular! They aren’t anything fancy and there aren’t any bells and whistles but for student living it’s great!

This has got to be top 3 worst places to live in Denton. Please do not move here I’m about to write 4 years worth of unprofessionalism, lack of care for tenants, and financial abuse. For starters, any deal they make for new people to move in is a scam. These people will find any reason whatsoever to charge you extra on the bills and make up fees upon leaving the complex so that you pay for their mistakes. I’ve made friends with many residents at the venue whom all complained about appliances breaking down, MOLD, old and or broken materials within the apartments and any major problems will be ignored. I’ve experienced MONTHS without hot water which is highly illegal in Texas. I’ve gotten my vehicle vandalized and broken into… and they did absolutely nothing to help. The gates are almost always broken or left wide open and the gate code never works. Their internet is as unreliable as them. Please do not bother commenting to call me, ya’ll should’ve cared the first time around but it seems they’re more concerned with their review comments then actually fixing the numerous problems this terrible establishment has. Please, if you love yourself consider the terrible living conditions this place puts people through.

You were the one who said “it’s just growth” when I came into the office and showed you the picture. Don’t try to act like you care about doing your job to make yourself look good when YOU are the one who wouldn’t fix the problem when it was brought to your attention.

I lived at the venue for a few years. Each year I lived in a new unit. My last year at the venue was an absolute nightmare. The new head manager Janae, is extremely un-progressional. She’s rude and had a terrible attitude, and I was not the only resident who thought so upon her hiring. Her temper was so snappish and temperamental, other residents talked about how they tried to avoid the leasing office at all cost. Often times she argued aggressively wrong, only later to call back apologetic. I never had any issues with the staff at the venue until she was hired.The last unit I stayed was not what they had promised. It was infested with roaches. You could not clean enough to fully get rid of the issue. The venue took no responsibility. It was so terrible that they were coming out of the air vents. We had to bomb, our own apartment x2 just to make it livable. It got to the point that I didn’t even use my own kitchen anymore. It never felt clean. If you look at other reviews this was a huge a problem that they failed to address. And they tried to pin it on you, like you caused this. They refused to upkeep the treatment at our unit. It was the worst apartment that I have ever lived at in my entire life. I’ve never been so disgusted.The water was often times cold or luke warm for most of the year until enough residents complained. It never did get hot. It often felt like I took a shower in room temperature tap water. They mangaed to finally fix it later into the leasing term.They often give short less than 24 hours notices to residents in regards to major events (etc. putting fire extinguishers out, moving cars, unlocking doors) and then threaten to fine you if you don’t comply. Notices in emails or text were often corrected and sent twice because they did not make sense the first time they went out.Towing is a huge problem. My car was towed right when I moved in, because their printing machine for “the venue” stickers was broken. The towing person didn’t see my temp tag, in the dash and towed my car at my own residence where I paid rent. It was beyond frustrating! My car was parked for less than 30 min before it was towed. The venue took no ownership, of course. I started taking pictures every time I parked with my temporary pass, to insure that if this happened again that I would have proof. It was such a hassle and still their machine was down for another month or two before I got an actual tag.Lastly the washing machines are trash. They are loud, they destroy clothes. When you use them it sounds like a portal opened.Some of these issues could have been avoided if the managing staff was professional, promptly organized, and attempted to act like they cared about their residents.I would not recommend staying here. I am just putting this here as a warning.

The place is too expensive for being so basic and old. We had ongoing problems with the hot water for a year without any resolution. Problems with Roches, no matter how much you clean, they are always there. The maintenance are unexperienced and do not get the job done. Towing vultures are always creeping into the Parking Lot looking for a car to snatch. Also they will mark your car with a sticker if your registration is expired, not sure who gave them the authority to do so. The washer and dryer are so loud, makes the apartment shakes, it frightened me at first, I though they were going to explode. Dogs fesses are everywhere , the management cannot control this problem.The Venue reminds me of Lord Slums, they want your money only, and they do not care if you get the service you need or deserve.

Stayed here two years. Maintenance staff is cool, and quick. Don’t expect anything help or info from the front desk staff. They don’t want to be bothered by anything. Probably cheaper and better places to stay at in the area.

I am renewing my lease again I really enjoyed my appointment complex its very clean and nice. Anytime I have a problem with my apartment or have questions Ms.Jenae and her staff goes above my and beyond to make sure Im well taking care of if you looking for a very clean nice and quiet apartment complex I. Would recommend the Venue please ask for Ms.Jenae I promise she will do whatever she can to make sure you are taking cared of and wont stress about anything. Thank yall again for the helpJenae

Not worth it. I’ve tried my best to give this apartment complex the benefit of the doubt but I guarantee it’s the worst decision I’ve ever made. The front office staff is unprofessional , the apartment complex is filthy all the time, they don’t care about their tenants... the list could go on and on. The main issue is that the hot water has been out since Dec and it’s March and it’s still NOT fixed. I’ve had to call and reach out to receive updates on when the hot water will be fixed and then when I do receive an update, it’s only to pacify the situation. They have no regards for human rights , and don’t care about the people who are staying here. Even corporate will tell you things that you want to hear so you can just stop reaching out , but nobody ever does anything to fix the situation. I rather take my money elsewhere. I suggest anybody thinking about staying here should do the same.

The actual apartment my daughter lived in was nothing like the one we were shown when we toured the facility. It was old & dirty, with roaches. They tried over charging for electricity, to the tune of $500 a month for a tiny shoe box apartment, & she wasn’t even running the AC. Maintenance takes forever when you put in a call. Also tried to double charge us for the final couple months of utilities. Do not recommend at all

I love living at The Venue! The amenities are great and the office staff is so friendly and helpful. One thing I wanted in a home was a quiet place where I could do homework in peace. The apartments are super quiet, I can never hear my roommates. Spacious floor plans that are reasonably priced. Perfect place to live while going to school!

Raised rent after my first lease, gap above front door so I constantly had bugs and overpaid for AC, tries to charge you for anything they can when you move out, the list goes on. I recommend not living here unless you have no standards.

So Ive lived here for two years and usually when you live somewhere for a while, the rent goes down a bit. Nope. My rent got added on $50 extra. My first year, we had a terrible roach infestation, and mind I add my sister and I were NEVER home to eat so there was never food in the kitchen, and it took us 3 maintenance request for them to finally come out and bring Orkin. Second, there was a leak in my bathroom every time it rained and I hadnt noticed until I noticed MOLD and MILDEW growing on the ceiling. Instead of fixing the roof, they SPRAY PAINTED it. The mold IS STILL THERE. Lastly, Ive made SEVERAL complaints about the washer and dryer they provided, and how it rumbled every time I turned it on. Instead of fixing it, they said they did something to it and it should stop. IT DIDNT. It finally broke. Also, Ive vacuumed a few times around the apartment but I started deep cleaning it. Tell me why I found blonde hair and a BELLY BUTTON RING. THEY DONT CLEAN THEIR APARTMENTS BEFORE MOVING IN THEIR NEXT TENANTS!! For the amount of maintenance it needs, it is OVERLY PRICED for 685!! Im literally paying an arm and a leg to get a dingy apartment. Other than that, the staff members are nice. Well JaLa is.

Constantly having water problems. Deep cleaned everything before moving out and still had to pay because it wasn’t “clean” enough. Oh, and when you turn your keys in late, it’s $50 per hour. If you like not having hot water, or water at all sometimes, then this might be the place for you.

Rent is a bit expensive for the room size. Every thing else is fine. Easy to go to UNT campus by bus or car. Wifi is bad.Edit: reduce the stars. Seem like they try to take a much money as they can. The moveout cleaning charges are the most expensive I ever found in any apt. Everything is expensive.

Management was awful, especially Jala Henderson, however the rest of the staff were nice. The apartment is super small for what you pay for, other than that I had no issues with living here up until I moved out. LONG STORY but the entire staff handled my move-out incredibly unprofessionally, used intimidation, and royally screwed me over. They will do everything in their power to take as much money from you as they can, so be careful of this place.

This negative review is from a non-resident.I want to make it very clear that every potential resident, and guest, must be aware of their stern, unapologetic towing policies.If you want to be able to have a guest visit, or stay the night, please know that it is not easy when it comes to parking.I have never been towed in my life, and am always respectful of city and residential parking. Yesterday I was towed after parking in a space that was neither labeled resident, reserved or visitor.Im sure that the response to my review will be the same robot response used to reply to all unsatisfactory reviews. Or perhaps they will say parking info is in the addendum of the rental agreement. Either way, this is completely taking advantage of people. I feel like both resident and guest should be able to park in clearly labeled parking spaces. Think about it...our coffee cups are marked hot for a reason. Knowing a cup is hot is much easier than trying to figure out parking at your complex.Hope this review is helpful for any potential resident. I know most of you are young students. Imagine your patent being towed away!

I love this place. This is my first place in Denton. The stuff and the maintenance guys are really helpful, considerate and friendly. The amenities are excellent.However, Im moving out after the first year here, as I wont be sharing with my current roommate anymore, and I cant afford the single bedroom apartments here. The only negative for me will be this price range.Still, I will definitely miss this place.

I am a resident here and I am dissatisfied with the service. When I moved in, my apartment was very dirty and wasn’t cleaned, I had to clean it by myself. The staff told me they didn’t clean it because I moved in July instead of August.

They said utilities would be about $100Its actually $200We werent able to use our water during the day for several weeks. The boiler for the hot water in my building broke and it took them over a week to fix it.The office has terrible hours. 10a-6pHowever they are kind and prompt in responding, but you can find better apartments for less money.

I am very excited to move into The Venue Apartments. We worked with Matt through the entire process, he was very informative and knowledgeable, very easy to communicate with. Always got back with us with in 5 mins of any voicemail left. He made us feel at home and that The Venue would be a great place to be at home.As far as the actual apartment complex, they are a gated community, updated appliances, clean well kept buildings, with new A/C units, and very clean property. Extremely well lit at night, open parking lots, very safe for college students or people living alone. There are no sketchy people hanging around or in the apartments at night and during the day we watched people coming and going from the apartments most appeared to be well kept college students.The apartment complex is with in walking distance of UNT and there is a bus that goes to campus as well. Small dog park, and always have activities going on. We are super excited to move to The Venue in Aug and will keep this review updated as we go!Thanks Matt!

I’m writing this review at 1:14 A.M. upset because I have yet to receive maintenance in my apartment for a very major leakage problem. I requested for maintenance to come fix the issue 3 days ago and they have yet to come resolve the issue or even care to check to see if my apartment hasn’t flooded. There is water leaking out of my bedroom and bathroom vents and it’s a HUGE inconvenience having to clean up all this water every night. Paying $1,000+ for a one bedroom is absolutely ridiculous! Especially for the way I’ve been treated not only in this situation, but numerous other situations that management could have cared less about. Being a student, I have enough stresses as it is, and it’s disappointing that I can never feel relaxed in my own “home”. Don’t waste your money here lol

I have nothing but good things to say about the Venue. Matt, Kelsey, Nala, and that other girl that seats next to Kelsey at the leasing office always go above and beyond to make sure Im 100% happy. Im not a picky dude, just kind of particular, like things a certain way and kind of emotional (Spanish problemsz)... But they have not let any of that stop them from making me happy. Everyone is very laid back and welcoming. Pool, basketball court, grill, billiard, ping pong, gym, extra clean and dope. Property is awesome, just come see for yourself. Be cool though, dont be like my needy self. Peace...

I have lived here for about 3 yrs and so to say Im actually sad to go because its so convenient and by everything . The internet was slow sometimes but in all fine. I will say this, management 2 yrs ago were horrible with us when we had trouble with neighbors but now its fine and I love the management team and leasing team currently. They are so sweet and care about the residents here, its a pet friendly place too, almost everyone here has a dog. Never once had trouble with washer /dryer, dishwasher, and sink. My packages have always been handed to me without any problem Though there was sugar ant problems every summer but they went away with several treatments. In all I will miss it here great memories and would recommend The Venue to anyone.

Wish we could say 0/5 stars, they deserve none.Almost thru the end of my lease, THANK GOODNESS! The front office staff is very unorganized and not well structured, plus they are rude.Their office hours are not helpful at all, they open at 10 and close at 6. Open earlier, some people have jobs!When I went to the office to sign my notice to vacate, Kelsey (office staff) couldnt even find the form for me to LEGALLY sign so she just said email her with the information... which they had problems finding records of.The utilities and electricity is a bust, so who knows if youre paying for someone elses use. And I cannot tell you how many times not having hot water was an issue.CHOOSE TO LIVE SOMEWHERE ELSE!

No. 0/5 stars. Do not live here. If youre already living here, I apologise. It would probably be better if you found a way to break your lease. I dont like to write bad reviews, but I have nothing nice to say about The Venue. My move-in checklist was lost, as was documentation of my pet deposit payment. My carpets had urine stains on them when I moved in, there was significant water damage, and fecal matter crusted onto the living room floor, among other things. It makes me sick that I wasted so much time and money living here, and if I could give negative stars, I would. This complex needs to be bought out by a more competent management company who does not treat its residents as if they are unintelligent, less-thans who live off of mommy and daddys paycheck. Do not waste your time thinking that this place is worth it because its cheaper. Pay more and live somewhere else. Please.

Lived there for two years and the apartment are nice, newly remolded and they provide internet. The internet can be slow but its no the worst. The water is allocated per building, so even if you are away you still pay water. The management is awful. So awful I would recommend to find somewhere else to live.

Are you intrigued by dog feces everywhere you look?Are you a dog owner that is interested in getting passive aggressive notes stating that you will be charged for other residences pets waste matter, even after picking up the area because its somewhat near your apartment? Feeling that if you dont pick up after other people you may be charged $50+ in fees?Are you searching for a place to live where you wont have consistent, running water? Or if it is actually running, not knowing if you will have the option to make it hot?Then the Venue in Denton is perfect for you!I have lived at the Venue for the past year and I was drawn in by what I thought were updated appliances, and a small, quiet atmosphere. While it may be a quieter apartment complex, the services provided arent consistent with how much the apartment costs. You can, without a doubt, get a better apartment or home for the price that you will pay here.Just about every month I have received an email stating that our water will be shut off due to complications. Throughout almost the entire month of January our water was shut off during the week, Monday-Friday, from 10 a.m. to 5 p.m. In November, our water was shut off again. Four days prior to March 5th when they started to fix it, we were without hot water because they had another issue. Today our water was shut off again because of a bad water line (even though they said they had fixed it during January). It feels as though I never know if Im going to have water or not! And I pay $700+ at the beginning of each month for one bedroom in 3-bedroom apartment. When they are confronted about it, they act like its a fact of the matter and never fully fix the problem: they patch it.Our dishwasher machine was broken. The dryer doesnt actually dry your clothing, it heats them up. The blinds on the window fall off easily and dont go back on. It is just a lot of small things that add up over time. Yes, maintenance does come but for how much money Im sure they make in profit, there shouldnt be these issues in the first place. The money they are spending on events none of the residents attend should be going towards up-keeping what they advertise.The amenities are the same that you can get at any other apartment (pool, tanning, very small gym, a ping-pong table) but there are cheaper options out there in Denton that give you the same thing. The prices are only increasing when there wasnt a reason to pay the original price in the first place.Try not to be fooled by show rooms and remember that what they display is just that, for show. What you get isnt exactly the same as what you are shown.It may be the same layout that you intended, but in this case, what you pay does not match what you think you get. Most of us are college students who care about where our money goes and a lot of us earn our way through college. Be mindful of where you invest because its for a year.Every apartment complex close to UNT and TWU pretty much has a bus stop to campus. Dont let that be your selling point.I will take this as a learning experience.

I got referred here by one of my friends and so far I’ve had an ok experience. I’m giving 3 stars because at first I loved it here. There are a lot of issues and the water gets shut off way to frequent it’s so annoying. The Managment is alright they could be a lot less childish here and more friendlier. This is my last month and I couldn’t be more excited my lease is up because it has been a roller coaster. Your rent will end up being more than you expected. I paid almost 700 dollars here with my rent was Orginally $615 so I don’t know if they’re completely honest. Definitely think really hard about moving here.

Why exactly does this place have so many wrecker drivers going in and out of the complex, picking up cars at night? One night, I watched as a seemingly nervous guy sat in a standard pickup truck, I guess as some sort of lookout, waiting for the wrecker to come out, who then hid behind a wall in the mechanic shop parking lot next door on Lindsey Street, a thoroughfare between the highway and Dentons central criminal element.Sometimes they wont even pick up a car but just cruise around The Venue in their gigantic cabs. On a side note, if you wake up and see damage to your car, you now have a likely suspect.I was prompted to write this review simply due to the increased frequency of these incidents, yet its been going on for several years so The Venue must know exactly what is happening.And with all these wrecker drivers wandering around with gate access codes, I just hope theyre performing as many background checks on the drivers as they do their residents. And while Im sure this is all VERY LEGAL, I doubt it was VERY PUBLIC.For those moving to the city, Denton, in general, is modernizing. The city council, which, frankly, has its own shady past, has made decent efforts over the last few years to end predatory practices within the city, for which there are a lot, given the poverty level. But, unfortunately, you still have a few good ole boys in various positions of government which allow for wreckers to do as they please.Also, thanks to the Denton Record Chronicle we have a deeper understanding of the corrupt city water and and electric company, Denton Municipal, for which many residents already had firsthand experience and which committed federal offences worthy of being fined 1 MILLION USD PER DAY! LOL!So, if The Venue offered paid electricity, they would, at least, serve as a middleman between you and the citys nefarious electric overlords. However, Im not sure they do..As for the rent, while Texas may not have a state tax, we very much have an excessive property tax to make up for it, which drives the cost of rent up. Between the inflation and recent upswing in growth (our beloved, future empty retail space..) we will only see rent continue to rise.For the record, I dont stay at The Venue, nor do I drive.Ive included a photo of one of many incidences Ive witnessed.

This was as great place to live... until earlier this year when new management took over. The cost of our appt, which we lived in for 5 years (my wife and I) has cost $675 a month... now it is going up to $950! For a 2 bedroom in Denton. Were going to rent a house for the same price, enough of this.EDIT:The new management still sucks, but I guess given a bit of time and patience they can be worked with.

The place is nearby the UNT campus and that is why I chose to rent here. However, I regret it everyday! Shortly, the management sucks. (1) I do not understand why they are charging me $1,020/month for a 2 bedroom apartment WHILE charging others ONLY $950/month for the same apartment (this is a lot; it is $840/year). (2) They offer free internet, but really it is very slow (sometimes, I cant stand it, and really hope I am paying directly for it). (3) Before I experienced all of these, I referred my friend to rent here, therefore, they paid me referral money, but it took them 5 months to do so (the management kept telling me that they were waiting as they wanted to pay everybody in one go). Two of my friends, who did refer others, have not received their referral money yet, and the management is still telling them we are waiting as we want to pay everybody in one go. (4) They PROMISED to transfer me to the last three bedroom apartment if I bring all required documents the other day, which I did, BUT they rented it out to somebody else (I think they did this to get application fees etc). (5) My lease will expire end of December but because they did not keep good at their promise I need to move out on January 16th to a new apartment, BUT they bloody greedy people STILL want to charge me for the ENTIRE month. Really regret renting here...

Not horrible for your first ever apartment, but the poor management and rude staff makes you want to leave in a hurry. Be aware that when they say rent will be, say, $615 + $30 for electric and utilities, theyre lying. Youll be paying nearly $700 a month for subpar housing and amenities. The apartments of banged up and look nothing like the touring apartment, the office is nearly always closed (good luck going there if you need help), and all the nice little touches like free coffee and snacks disappear quickly after you lease. Last night, my roommate and her boyfriend saw homeless men sleeping in the office and using the computer/eating the food. It seemed as if that was a regular occurrence. So just be aware that the money youre spending is going towards helping someone other than yourself.While theres no cockroaches, problems with rude managers (who dont care about you at all and will not work with you if something happens and you need to pay rent a little late), maintenance crews who help themselves inside at all hours, closed offices, a broken gate, neighbors that blaze 24/7, and no cap on utilities make this place a shitty place to live. Avoid if possible, especially if youre a student.

I have lived here for less than a year but it is by far one of the best apartment complexes I have lived in in Denton. I previously lived in the Arbors right down the street and they are absolutely terrible and had nothing but bad experiences with their horrible and rude staff.BUT THE VENUE IS A COMPLETLEY DIFFERENT STORY!From the beginning the staff has been nothing but friendly and inviting. They are extremely understanding of extenuating circumstances and are always happy to help or answer any questions. The maintenance staff is great and is very prompt and attentive. The apartments are up to date with hard wood floors, flat top stoves and stainless steel/black appliances and faux granite countertops. I love having a washer and dryer in my apartment and couldnt live with out them with the amount of laundry I always do. I like that these apartments only have 2 stories, since I previously lived on the third floor of my old apartment complex.I think for your money you get a great deal and the apartment is nicer than most in the area. Cable and internet are included which is nice. I priced out multiple one bedrooms in the area and with the amenities included this is by far the best priced!I live in the smallest 1 bedroom which is only 480 square feet but that is more than enough space for me since I am never home as it is and it keeps my utilities bills low and at a great price too.The only downside I would say is that when I first moved in the apartment was a little dirty and had a few dings here and there. But living on the first floor, I kind of understand the floors being dirty from dirt and leaves flying in, but this is a very small and easily fixed problem.Overall this is a great apartment complex and I have thoroughly enjoyed living here so far and even though I will be graduating from UNT soon, I plan on renewing my lease because I enjoy living here it is a great place to live :)
