I wish I could give NO STARS to this company. But what I share with you now will definitely get my point across. My wife & I are in the middle of selling our home and moving. The selling of our home here in Columbia, TN is a major part in our purchasing our new home out of state. Timing is everything when you are selling your home and buying a new home at the same time. Everything was going smoothly until the buyers of our home used ALL APPRAISAL SERVICES to appraise our home. Thats when they decided NOT to fairly appraise our home. They used comps of homes in our neighborhood that are over a year old. This in turn brought the original value of our home down $5,000.00! Had they used comps from 2020, they would have correctly appraised our homes value. But because our closing is only days away, we cannot dispute or challenge this. The reason is because we would lose the home that we are buying out of state because our closing date of that home is the day after the closing of the sale of our home. And we had no control over this because the appraisal was provided only a week before closing, which is terrible timing! The bottom line is this, we are going to lose $5,000.00 which was supposed to go towards the purchase of our new home, all because of ALL APPRAISAL SERVICES not doing what is right and fair. Using current comps of homes in our neighborhood would have saved us from losing $5,000.00 on the sale of our home.________________________________________________________________________Since I can only enter one review, I am responding back to ALL APPRAISAL SERVICES comments from 2 days ago shown below. So my response is that, regardless of you saying that you dont use comps over a year old, the fact remains that you did. Otherwise you would not have received this negative review from me. And we have proof of this from a previous neighbor who sold their home earlier this year for the full asking price. Had their home been a part of your comps, we would not have lost money on the sale of our home. Also, as I already mentioned in my original comments, I am unable to dispute your appraisal because of our closing already being scheduled. If we would have seen the appraisal earlier and not a week before closing, we would have disputed it and provided this proof. But again, this was out of our control, so we are out $5 grand thanks to you.
