I am not yet a resident nor do I feel like I really want to be I have been dealing with trying to get a approval or denial For an apartment for a month. Today really put a bad taste in my mouth when I was told that I have to write a letter basically reliving my daughters death due to cancer just to prove why I was late on my rent at my current apartment due to covid and wanting to protect my child. This is very unsettling and disturbing that an corporate office needs all of this information.

FOR STARTERS I WOULD GIVE 0 STARS... Very unprofessional. Confirmed an appointment in the morning drove and hour and half to tour and see about available. Tandy was not present and supposibly now in another meeting office and couldnt see and was unsure when she could be available again that day. Then the assistant was stheir first day. This is communication is horrible. A 75 year old man trying to find a place of residency and this a mess. DONT WORRY HUMPHREY MANAGEMENT WOULD NEVER GET MY MONEY TO LIVE AT ANY PROPERTY THEIR A JOKE AND DISGRACE AND AHOULD BE AHUT DOWN.

I have been @ Burgess Mills Station 1 since Grand opening! This community at time of opening and few years after was a gem! The Management team were engaged with Residents & community! The Mgmt. team kept the Residents updated on community events, staff changes, and new coming & goings.Currently!!! Poor Management team & Service Manager!!!!

New issue, the Humphrey management is new to the Weinbergcommunity. I have a client who has been there for a over 8 years. The need to paint , which should be done every 3 years, carpet is straying , old needs to be replace, CAN NOT BE CLEANED !especially after covid -19 this should have been in process starting last year. Management should have tour the properties. The some of furniture needs to be replace and cleanedThe owner of the property receive government funds to do so over 5 years ago he has not done anything in the property on associates way building 1.Everyone that lives in theses communities are not all receiving rental assistance!!. I can not speak about the other buildings, The government is launching a study , will now be taking a greater interest in senior living places because of all the deaths in these facilities during covid-19Yearly replacement of items and painting keeps expenses down. The have a full cleaning staff on hand each day , yet it took them 3 months to clean the elevator, some left a had print in the elevator, yesterday it was gone they should be wiped down at least 2 days a weekup date the issue has been corrected, to ensure staff comprehension of new policies, education is mandatory to avoid future errorsMaybe this company is only concern about money, I have found them to be totally unaware about the cares act.They have been including the $300.00 as income , NO you cant you can only include your normal benefit amount.Not the money given from FEMA (stimulus). I get calls everyday at the call center I redirected them to a rep in their area. Maybe they need training, but the info is available from HUD which was updated on 2/21/2021, If anyone else is having this problem please contact HUD call center. We only get calls from seniors or there loved ones.I am sure there are people on voucher (younger)who are getting unemployment and the stimulus of 300, 00 weekly. Their money isnt counted as income there rents arent going up.

We just moved in one of their properties and for weeks we have not been able to enjoy our residence. Some crazy person stays here and plays music and possibly uses drugs disturbing the residents everyday playing the same er and over again. Even the pandemic means nothing to them. Residents said they go to the Leasing office but they do nothing

I worked for Humphrey from 2012-2014 and returned to work with them in January of this year. The company is great! The executive team has an open door policy, which is awesome. Many employees have been here for 10 or more years. It is a wonderful place to work! And we have openings too! #LiveHumphrey

Roof leaks, has fermaldahyde sheetrock from china that gases makes it hard to breathe and the effervescing sheetrock crystals falling burn you. No one at Humphrey management helps, one lady laughed at me and said she could not help it that someone is stalking and harassing me

I would have given the company zero stars if there was a way to do so. For over a month I have been told that a check for my mothers security deposit is in the mail. I have confirmed the address and that has not been a problem. The fact of the matter is this company is completely non-responsive and does not honor their legal obligations. The lease my mother signed with this company said they had to return her deposit within 45 days of her returning the keys. It has now been more than 80 days. There is no dispute about the amount. They simply hold your money and do not return it.

I currently live in the Spring Valley Apartments located in Lexington Park. The property manager here is a total flake, and not very considerate whatsoever. When I first moved here, July of last year there were 2 maintenance men, the one that knew what he was doing left around 6 months ago, and no one has been hired to take his place. So that means were are stuck with the one who doesnt have a clue. I cant wait to give my 30 days notice.

Since taking over the Monarch Mills Apartment Community, the property has gone downhill tremendously. From trash everywhere to gunshots and theft. There is no reason that the community was just fine before Humphrey Management took over and now it is one of the worse places I and others tenants have lived at; many have moved or are planning on moving away as fast as they can. This management company is the cause, plan and simple.

We havent had them managing our new construction condo association since they (also the developer) handed over to owners about 18 months ago, but we are still dealing with the negative effects. Major conflict of interest. Did not perform certain duties a mangemeant company should do, like a transition study, to see what errors the developer made, and we should get fixed by the developer, or at least get money for. 2 out of 3 parts of our development are just simply S.O.L.They only performed a violation walk one time in 6 years. I believe the commitment was 2+ times per year.They did not properly build our budget, so as to, seemingly, purposely make monthly Condo dues seem lower than they actually needed to be (I.e. They didnt include a budget for sprinkler room electric and heat, nor common area lighting).The construction issues are pretty major, but not related to the property management side of their business model. We wouldnt know if the developer or the associations paid for repairs that came up. Not saying they did a hint immoral, but we wouldnt know, they never provided detailed financials. Severe conflict of interest.Avoid Humphrey all together at all costs.

I live in a townhouse owned by Howard County Housing and managed by Humphreys Management for years. The services Humphrey provided was never that good but now in the last 2 months they have become down right pathetic. The manager, Janie White at Tiber Hudson and Angela Cameron both left two months ago(Thank God). Janie would file false eviction notices on you and if you reported her to Angela she did nothing. Nevertheless since Janie left there is no manager and no one answers the phone. There was a temp taking the rent payments in the beginning. Now no one answers the phone. I have been calling for 2 weeks to get some maintenance services. Today I called the corporate office on Old Columbia Rd in Columbia, Md but the receptionist said EVERYONE is at a conference out of town and doesnt know who to call. I wonder what happens in a Major Emergency...No need to go to Howard County Housing for help, esp Craig Spicer and Tracey who are in place to monitor residents concerns with Humphreys, they are useless too. I wonder if there is a place within the county or government where I could call and tell them my situation and get help?

MEMORIAL DAY WEEKEND 2015: Friday evening May 22 commode belching sounds, water shooting up from commode also out from under commode. Noted large amounts of raw sewage with human feces in tub filling in tub. Called emergency line of Cambridge Court, Grottoes,VA. (owned by Humphrey Management) no reply. Continued cleaning the water and sewage drainage running from under commode. I called Humphrey management, maintenance, the emergency line. There was no reply. I continued to have this sewage problem going into Saturday May23, Sunday May 24...at that time I called the Town of Grottoes and they immediately responded with their truck and pumped out the septic system. Not until May 26 did I receive a respond from the management and maintenance of our units. This incident has happened four times since May. They claimed they resolved it in March of 2016. Blaming the tenants pouring grease down their drains... NOT ONCE DID THE CALL ROTER ROOTER...which would have cleaned the sewer pipes. However, I was informed the emergency lines were turned off. It is a common practice of the management during Holiday times. One elderly lady sat for a whole weekend without heat. Where is the government on these issues.

My mother lived in a Humphrey Management facility (Perryman Station apartments in Aberdeen MD). She moved in when the facility was fairly new. As of this year I had to move my mother into a nursing home due to her MS progressing. I thought that these people were great and honest people. I moved my mother out of her apartment in April of this year (2017). Months later I found out that Humphrey Management was still taking rent money from my mothers bank account since I moved her completely out of her apartment, for the months of May, June, and July for 3 months they continued to withdraw $748.00 from her account. With that being said my mother is on a small fixed income. Since then I have been reaching out to them (Bonnie, Jeannie Rhodes, and Stephanie Emburey) to settle this situation that I assumed was a mistake on their behalf. This month (August) I actually had to pay my mothers bank to stop the transactions from Humphrey Management continuing to withdraw monthly rent from my mothers account, with them knowing that she does not live there anymore, and there is another resident occupying the apartment (121) that my mother once resided in. My mother and I have repeatedly reached out to Humphrey Management for a full refund and we have been totally ignored. My mother is elderly, disabled, and she needs a full refund of her money.

I am a former employee of Humphrey Mgmt...at one time I thought I would retire with this company and was proud to be employed and was promoted to Maintenance Supervisor for Glen Forest of Glen Burnie and was due to report on the Monday 5/21 but was unfairly terminated on the 5/18 without warning or any disciplinary action r a Facebook post that was NEVER indicated or shown of such a post. It set my life back tremendously almost breaking my heart..only to find out that my page and email was hacked into by a co-worker on the day of my termination. I took it alll in stride and moved on. So I sent in my Retirement withdrawal forms in on 8/13/18...and they have yet to be processed and no one from corporate will answer or correspond to, my calls...so at this point I feel a totally different about Humphrey....does anybody no a good lawyer?

I have live there since October 2014, I am unhappy there because the lease agent is always unavailable. I look for her on January 2 and 5, she did not show up for work. When I do call the phone is unavailable. I live in other apartment complex with other management company and there are not give any problem being available for their tenants.
