I dont really have much to say about the quality of the department since I know that these buildings are old. I am technically satisfied with those rooms, but their management team knows NOTHING and they basically just tell you to wait on every single problem and they wont do anything about them. We put down our first month rent for the deposit when we moved in and we checked with the office in June (a month before we move out); they told us that we didnt have to pay the rent for our last month, which was July. We noticed that in July they charged us late fee just because the system didnt record our deposit and we have to pay Julys rent AGAIN. They promised to show our balance on our account in 1 week, but they never did. We turned in our keys on the day of their due date, and they told us that they would let us know about our refund in a week. It has been 2 weeks until now, and we still havent heard anything back from them. If you just want a proper place to live I guess this is fine, but dont expect their office to do anything helpful for you when you want to fix a problem; their ability of handling and solving your problem is incredibly slow.update:We just got our deposit back and it was RIDICULOUS. They charged us 150 for the bathroom cleaning and the details on the move out statement showed that we have neglected damages and miscellaneous. I have called the local cleaning service company and got the estimated price for cleaning one bathroom and two bedrooms would be 173 dollars (if you dont believe me you can go ahead and call any professional company in town, they would tell you the price). I need to know why did they charge us 150 dollars specifically, and what exact item did we damage.

First of all, I called this apartment 30 times through out the day and left many voice messages. They have not yet responded. They told us there are spots available at my preferred buildings and repeated called me to sign the lease to secure it, I did what I was told to but still, I was being put at a completely random unit. (And yes, at this apartment you do not sign a lease for specific apartment, they will arrange it for you before your move-in date). Story not ending yet, I will be back and edit my review once I see how my case is being treated at this apartment.

The only reason I am giving three stars is because I do love the location and the apartment itself.I have been fighting with maintenance and the property manager Madison since I moved in in august about fixing issues within our apartment. There is constant miscommunication between managers and their employees and the tenants here. We called about charges that were added to our account for august late fees, told it was a glitch, then told they couldn’t take them off until I got angry and continued emailing them and filing complaints. I still have three maintenance issues that have yet to be fixed, two causing us to not be able to use our shower/bath completely. One of which we were told the day we moved in they ordered the part, the second time we came in they ordered the part, and last week that they had to order the part.They also refuse to answer phone calls or emails. This is after the run around on even signing a lease with them. If they’re willing to finally fix these issues I have no problem with this apartment complex but I’m sick of the run around.

Although the buildings are old, the quality of life is not bad at all. Only thing is, you cannot break a lease. Which in some case is not the most fortunate thing. I still enjoy living here because of all the fun activities they provide. And maintenance is always friendly as well as office staff.

Very little notice before entering your apartment less than 24 hours each time. My husband works overnights and this is absolutely inconsiderate. There are new owners and there is no way to pay online or submit maintenance request online now. We are forced to pay by money order / check and this means driving across town. the apartments are old and have many issues such as plumbing. The pool was closed most of the time I lived here and still isnt open this year.I also wanted to add they give promos for reviews. So dont let that decieve you.

Office staff is nice and informative. They were able to answer all of my questions. Unit seen during the tour was nice and I enjoyed the snacks. Unfortunately I was not able to move to the area due to circumstances, but it does seem like a fun place to live after hearing about the events that they have.

As a college student at Mizzou, this place is the perfect home for a full time student. Forest Village and Woodlake is a very nice and quiet place for students who love to relax and focused on their studies. They have so many great amenities, and a beautiful landscape. It’s in a perfect part of town too. It’s very affordable and the apartments are the perfect size. The maintenance is very fast to respond if you ever have an issue. I highly recommend this lovely community.

I recently moved into these apartments and I cannot say enough great things!! Being a student at the university, the apartments are in a perfect location. Not too busy, not too quiet. They’re also pet friendly which was a huge plus for me since I’ve struggled finding pet friendly apartments in the area and I can’t live without my dog. I was able to rent a whole apartment versus just a bedroom too which is super great. The amenities are up-to-par and the landscaping is done really well too. Makes me enjoy being at my apartment. The staff are super helpful and very friendly; always there when you have questions and stuff. Overall I really enjoy living here and can see myself here until I finish school.

Ive lived at Woodlake Apartments for, I think going on six years and the people have definitely made the difference. Alot of places can look great but I think what sets Woodlake apart are the interactions Ive had with staff. Dont get me wrong, the tucked away, natural aesthetic of my complex is hard to beat. It all makes a difference when youre not just looking for a place to stay but a home.

Recently moved to the area a month or so ago and was quickly looking for a place that was pet friendly with no breed restrictions. Moving somewhere unknown and not knowing a lot of people can be scary at times but moving into these apartments I felt like I was at home. It was a quick and easy process to tour the property and sign papers. Would highly recommend these apartments! Neighbors are nice. Staff is great and are always available to answer questions. Wouldn’t have wanted to choose a better place to call home!

This review has been edited, because they force you to write a review before accepting your lease application.For anyone considering moving here, please read the following (TL;DR at the bottom):Cons:Apartment quality: The quality is below average at best. When I moved in, I experienced a strange smell that I couldnt place. Eventually, I traced it to the air ducts which had mold on them (picture attached). I put this in a maintenance request, and each time they came by with a shop vac, and vaccumed my a/c unit which did very little. I was so over the smell that I took off the air vents and cleaned the mold off myself. There is also things that others have mentioned, like scratched wood, baseboards cracking or missing, and none of the windows opening correctly. My garbage disposal has broken twice now, after putting nothing down it but water and small food scraps. I could go on and on about how low quality these apartments are.Staff harrassment: If you do move in and then quickly realize the mistake you have made, be prepared for an onslaught of calls attempting to get you to renew. They have called me at all hours of the day even though I have informed them that I am moving out.Upkeep of the grounds: The road behind the main area that prospective renters see is littered with potholes, some larger than the width and length of a tire.Pros:Location: The location is in a great part of Como, close to a lot of stores and resturants, and a short drive to campus.Dog Friendly: I myself do not have a dog, but this complex is very dog friendly (big and small) and the dog park area is quite large.Maintenance staff: In my many interactions with the maintenance staff, they were always friendly and understanding about your problems and did what they could to fix them.TL:DR: These apartments are old, falling apart, and problems are band-aided not fixed. I would not reccomend anyone move here until FV&W raise their standards.

I just moved here about a month ago and I love it so far! It is in the perfect location. It is close to campus, Walmart, Walgreens, gas stations, and plenty of popular food chains. Staff has been super informative and nice answering all the questions I had before move in and with further communications. Very happy with all the service and amenities.

If there is even a slight chance that you wont absolutely be in your apartment for the duration of your lease, do not apply here. I needed to break my lease for my job change (unexpected) and they would not let me break it. I was then told that I needed to find someone to sublease my place using CraigsList and Facebook Marketplace in order to leave the apartment and not pay rent for the rest of my lease. I had to do this process by myself because they explicitly said it is the tenants responsibility, not theirs. I had to leave in a months time.Also, I was there for one year and in that year they raised the rent. There are so many fees that need to be paid to apply and lockdown an apartment. Over $20 is added to your rent if you pay the rent using a card.I gave this two stars instead of one because the staff is kind and polite and the apartments are decent. It is the administrative red tape and poor lease policies that did not get 4 or 5 stars. Do not recommend.

The property is just awesome. The staff really cares about you, from the front desk, all the way to management. Pool is great, staff is super friendly and original. If you love free food, drinks, coffee and been treated with kindness, this is the place for you to live at. I have experienced in the past places where after you move in, they do not care about you. At Forest Village, they continue to do so, like the office checking on me after a maintenance request, just putting things like candy on my door, having pizza parties and just feeling welcomed at their office. Love the pool, all the great treats and events they have for pets too. It is quiet, nice and love the convenience of having a shuttle that would take me back and forward to campus without having to pay any extra weird fee. Living there was a really pleasant experience for me, after a hard day as a grad student, I could always count on going home and get disconnected from all.

The property is super pet friendly, close to Mizzou, and you don’t have to be a student to live there. They have a nice variety from students to families. There is a dog park and the location is in close driving distance to any stores or restaurants you want. The property is quiet and well kept. The maintenance team and front office are lovely 💓💓

Exceptional place to live! Property is clean, quiet and well maintained. Located just mere minutes away from the University of Missouri. If you enjoy riding your bike like I do, there are several stores, restaurants, parks and gyms within riding distance. The staff are very friendly and helpful as well.

Very nice complex and VERY well kept, everything is clean, grass and bushes all well mamicured. We went on a walk and all the locals were so friendly. In most places that outsiders visit, the tenants make you feel unwanted, not here! Definitely recommend this place for anyone looking for a nice place to live.

My experience with Forest Village and Woodlake and their staff was by far the best. I never had issues with anything major and small maintenance requests were expedited quickly, which I really appreciated greatly. The office staff was exceptional, I usually dealt with Kristal, and she was very professional and friendly. The grounds were always kept up nicely and always looked clean, which is great when walking my dog. I would definitely recommend this apartment complex to anyone who wants to live in a clean, nice looking and well taken care of complex.

I love living at Forest Village Apartments. As a professional and studying for my second degree, I feel right at home here with my pup. I have to give the office a shout-out as they are always welcoming and friendly. They go out of their way to make sure there are plenty of activities, incentives and even holiday feasts available to those that cant make it home to family. The whole community is dog friendly, clean and peaceful. Oh yeah!!! Thanks to the maintenance guys for fixing my refrigerator shelf and screen door the day after I placed a maintenance request - both times.PS. I put in an application and took days to see if approved or not. Had to call in an inquire and was told I was not approved. I put in half required deposit to hold an apartment and was told I would receive money back within 30 days. I have now called three times because I still have not received money I put down back. I keep getting told oh it will take 30 days and coming from corporate office, well now is past 30 days. Please resolve this!!!!

I started renting my apartment 1 year ago. When I signed my lease they told me that i had to wait 3 days before my family could move in because they had to clean it up first. So we wait the 3 days and when we got the keys and cane to the apartment, it was trashed. We had to clean the whole apartment. Then they also told us it was a quiet neighborhood, and that was BS. I have given them a list of everything in our apartment that needs fixed. Nothing has been done about any of it. The tenants that used to live above us was always noisy, used drugs and I reported them several times and nothing was done. After they moved out, we found out they had been cooking meth up there. Now we havent been able to use our kitchen stove for over a month now and weve called them twice already. We have also reported the new tenants for all their noise and nothing is being done about it. Our front door has a gap so big you can see daylight through it. Our slider and windows leak air. Our bathroom vanity is falling apart. Our cabnet doors are falling apart. Out our sliding door is a mud pit everytime it rains.I am just so sick of this place. I may get evicted for not paying my rent but I will not pay it until they start fixing everything that is wrong. All my family wanted was a place to call home and forest village and woodlake management sure dont make us feel like this is our home. It feels like a dump and we cant even get any piece and quiet. Cant even get any sleep from the stomping above us. Oh yea, when we signed our lease, we signed it to pay $540 a month and then 6 months later they raised it to $585 without telling us. This place is a dump and not worth the dime I pay to live here. Wouldnt recommend it to anyone.

The staff really appreciates residents organizing many activities and Ive always felt welcome.That they provide a shuttle to/from campus is great, since I dont need to deal with parking issues at all. Forest Village and Woodlake was an ok place to live while I lived there. Once I moved out and it came to inspection time they charged me for things that we had agreed on before hand that I wouldnt be paying due to water damage from the apartment above mine. (made me think that they just charged everything for the same thing)I emailed the GM about the carpet cleaning and the painting fee. For the carpet the maintenance team had accidentally spilled paint in the carpet and she removed the fee. When it came down to the painting fee I feel as like im being robbed of my own money. I had photo evidence of the ONE area that they needed to paint (from the inspection report) to prove that it was from water damage from the above apartment and they have refused to take it off the bill.Ive paid the bill due to not wanting to be put in collections or pay any attorney fees but please be cautious when living here.

My time was very knowledgeable. straight forward, and understanding. most of time you go to one of these apartments residential and theyre in a bit of a rush. The layout of the apartments are very livable. none the less if your looking for some where to call your own and your not trying to go bankrupt this is the place. its flexible, I would recommend my friends and family getting these. also the staff is incredibly helpful and Patient, thats what you can call passion for ones occupation.

This is my second year here. I love the location and the pool. The apartment is a bit small but good size for the price. Maintenance is very quick to respond to any request and the office staff is always helpful! Don’t trust the reviews on this place because they give new residents a discount on rent to post a 5 star review.The apartments themselves are in rough shape and when we moved in the apartment was very dirty and had brown recluse spiders.Another issue with this place is the constant annoyance of calls from the office. They called me 3 times in one night to ask about subletting my apartment and before that they called me almost daily to ask me to renew. This was all despite the fact that I told them I was moving out of state for a job.On top of that the shuttle service is absolutely worthless because it is shared between 3 complexes. This means that you will always have to take the shuttle to campus an hour before your class starts or you’ll be 30 minutes late.I’d recommend looking at the pointe as the apartment was cheaper (after accounting for internet/utilities) and the apartments there are much nicer.

This is my first year in an apartment and I’ve been pleased with how it’s gone! The walls are a little thinner for my taste but that’s the only negative I have and did the price of the place, I’m not too angry. The staff in the office is very sweet and efficient and is willing to help when you need it. The maintenance crew gets things done quickly and sufficiently! I would recommend this place to friends and family and especially students going to MU because they provide a free shuttle to campus!!

The apartments are wonderful set ups, spacious enough for two roommates to live comfortably. I feel that the price for one apartment is incredibly reasonable, especially considering the pet amenities, shuttle to campus, and the safe location. We had a mix up when we first moved in and had to switch apartments, the staff were amazing handling the change and were very helpful in getting us the right keys and fixing some issues we had due to the change. I would recommend this to anyone looking for an apartment. The only downside is that the walls are very thin so you constantly hear your neighbors, luckily we have great neighbors so its not a deal breaker for us!

I live at Forest Village and absolutely love it! When I first moved in I had one small maintenance issue that was taken care of immediately. It is in a great, safe location that is close to everything. The apartments are just the right size in my opinion and have the best floor plan of any two-bedroom I looked at. There is a designated area for your dining table and the rooms both have huge walk-in closets (something I noticed was lacking in other aparaparts). The rent is also very comparable to other places I looked at but Forest Village was by far the nicest and I am glad I made the right choice. Very pet friendly as well and the dog park is park-like, my dog loves it. The other thing I love is that there is a washer and dryer for each building. So if you live on the bottom floor you are literally a few steps away from your washer and dryer, and if you live on the top floor like I do you are still only a very short walk away from a washer and dryer. No farther away than you would be if you lived in a house! If you prefer a unit with your own washer and dryer they have those too. Overall a great place to live!

Decent apartments. Move in was smooth however apartment needed some cleaning upon moving in I think they sent out a letter addressing that issue many other residents complained about the same issue. Overall decent apartment downside is definitely the size! Kitchen is a lot smaller then expected you get what you pay for really its a good start if its your first apartment though. Dont have too many negative complaints very dog friendly so thats a plus!

I have already lived at the forest village apartments for a year, and now I’m moving back there because it is by far one of the best and most affordable complexes in Columbia for students. They are clean and comfortable, and most importantly to me, pet friendly with a really nice dog park right outside my building! I absolutely love it here!

The B-style is very open and homey. A welcoming community is also a plus. Management has been quick to respond to any questions I have had. Only two downsides are that you have to use the washer and dryer in a different complex and the cabinet storage in the kitchen is a bit small.

To start the quality of the apartments are poor for the price point. We ran into many issues upon move in at forest village- chips in the paint, a dishwasher that didn’t drain properly, duct tape on the sink pipes, and a front door that wasn’t properly sealed (which allowed for all kinds of insects to enter the apartment and probably drove our bill up). In order to avoid being charged we noted every little detail on the move in sheet they now claim not to have which would allow them to tack on charges as they please-$200 for paint etc. Dont expect much patience or anything from them, although we were understanding in dealing with them throughout the year- initially giving us mailbox keys that weren’t ours, constantly giving less than 24 hours notice that someone was entering our apartment etc. They do not “prorate”, which means if you move in late in the month you still pay the full month’s rent and they also try to make it so that you move out early by saying they can’t do a walk thru on the last day of your lease.A headache to say the leastThese apartments & their management are not worth it.

Great apartment, small but good for student living. office always have events and giving stuff away which is awesome. If someone needs maintenance, they will usually get the job done asap, but their busy schedule is understandable. great place especially for dog owners.

Love it here!! They are super dog friendly (there is a dog park right inside the complex) which was super important to me as a vet student! Management is awesome and always willing to work with you to make your apartment truly feel like home - I definitely recommend it!! Maintenance staff is always available for fixes and the community is overall great, I’ll be staying here for a while!

Found this place because some of my friends live here. The apartments and grounds seemed nice and it was close to campus, so I decided to apply. Im glad I did. Very affordable, extremely helpful and nice staff; just great all around, from my experience.

An overall great application experience. I have had friends that lived over at the Forest Village location, and they have loved the quiet atmosphere, the convenience of the location, and the overall quality of the apartment, especially for the value. Everything that I have seen so far lives up to the billing. The staff was fantastic. Melanie and Bailey (not sure how you spell her name) were a huge help in getting me set up with a lease. Plan on staying long term, so I will update with more specifics about my rental experience in a few months. But so far, so good.

Love the free shuttle service to campus , and If you’re a pet parent this is the place to be .They’re so kind and super pet friendly . They also have a dog park to take your pet to ! As well as always being stocked with treats for you and your pets .

I am currently on my second lease here, and I love living here. The location is great, theres a pool and dog park. The staff is friendly and have always responded to maintenance requests within a couple hours. The only downside is that laundry is pretty expensive, especially when it takes at least three loads to do a week of laundry. It comes out to $6-$9 depending on how stubborn the dryers are being that day. Also, the apartment is a little small for the price however the location and amenities make the price a little more worth it.

Forest Village apartments are affordable living – a forested retreat tucked away from the bustle of the city, but still close enough to MIZZOU campus to bike or walk. I really liked being able to apply and fill out my lease online through their user friendly website. Katherine and Melanie were very friendly and even though I was out of state, they made themselves available to help me with any questions and ensuring I knew everything up front. Great service!

I live here currently, but I would not recommend it to a friend. The day before my scheduled move-in in August, after packing a truck and moving out of my previous apartment, I received an email saying that my move in day would not work because they were not prepared. I was unable to reach the individual that emailed me this, as she did not respond or answer my phone calls that day. The day of my move-in, the workers were frantically trying to find a unit for me, after having already bounced me around from building to building, unit to unit. The unit I ended up in was a disaster, with hair everywhere and unprepared for move-in. I still never heard from the individual who passively emailed me about the move-in change, after it had been set.I had trouble with my mail because of my many unit changes, but they were never willing to help. My mailbox also got stuck and they were, once again, unwilling to help.Today, my car would not start because of the cold and I asked them for help. They told me that they were not allowed to help jump start a car because of liabilities. This angered me but mostly saddened me, as liabilities took precedence over helping a neighbor who could not make it to her job as an elementary/middle school teacher.Unfortunately, there has not been a single time that I have gone to the office with an issue that they have been willing to help. Ive simply received excuses. I will not be re-signing nor will I be recommending this complex to anyone, as it is full of seemingly selfish and unfriendly workers that do not care about their residents needs or wellbeing.

My boyfriend and I just applied and toured Forest Village, and so far the staff has been very friendly and helpful! They went through all the details of the application and lease with us and answered any questions we had. Theyre very straightforward and have been very responsive. We have friends that live here and they havent had any complaints. They also seem to always have good signing deals going. My boyfriend and I got our security deposit and application fee waived as well as $50 off our rent. I look forward to living here!

I signed my lease with Forest Village back in December and Ive already renewed for 2016 and 2017. So far Ive loved it! The people in the office have been really great and theyve answered any questions Ive had. Ive even had to talk to management a couple times one on one and they were helpful. The complex is pet friendly which was something I was really looking for with my dog, and the dog park is huge. They even honored my request to be near the dog park when I signed! So far I havent had a single problem with anything in my apartment either; everything has been pretty good.
