WORST APARTMENT EVER. Been staying here for 9 months now and I’ve had issues almost EVERY month. Maintenance is TERRIBLE. Oh must I add I now have mold growing from a ceiling leak that was NEVER fixed.

We absolutely loved living at Charboneau Apartments - and would do it again whenever possible. Our most favorite parts were the asthetics of the location - beautiful foliage and view from our balcony, but especially the sounds from the animals at the Riverbanks Zoo nearby. Our apartment met our needs adequately and was charming and affordable. We hope the management continues to care for the property and upgrade the apartments, as it would be a great place to retire to in our future.

Ive been living in Charbonneau Apartments for the last two yrs and they are very nice and quite... Maintenance are the best, the patio and fire place is to die for.... I recommend this place to anyone thats looking for luxury living at affordable prices....

I love living out here.... the staff are nice and professional... that maintenance staff are awesome...they take care of your work order within two days...the complex is very quiet..

I have been living here going on three years and I love my apartment. The grounds are kept up and for the most part it’s quiet. I don’t have any issues getting maintenance to come fix anything. They are usually out on the same day that I call and always make sure to resolve the problem. I have no issues with Roaches but do see spiders which is to be expected in the type of environment we are in. I am not a needy person so I don’t really have to contact the office that often but every time I have for the most part they have gotten back with me in a timely fashion. The location is everything. Pretty much in the heart of Columbia and you can’t beat the rates. If you are considering Charbonneau you won’t regret it. If you have issues just talk to the staff and they will do everything in their power to accommodate you.

I have lived here since December 2016 and at first I loved it. Seemed quiet, clean, and up to date. The roads werent great but the apartments looked nice. On the day of my move in, I noticed smoke damage on my kitchen cabinets and reported it. Also burn spots from a cigarette in the carpet and dog hair everywhere. The carpets had obviously not been replaced and they hadnt checked the place for damage. Management came and said they would refinish the cabinets and I could put on record the carpet damage. Now that Ive lived here almost a year I would recommend never moving here. Not only have they never fixed the cabinets, the grout in my tile is missing almost completely, my shower is leaking, my oven is broken, the tile is cracked from a leak in the washer line which they came to look at and said nothing was wrong but water was coming up through the missing grout and cracks every time I did a load. My dishwasher wasnt even set up right when I moved in. It has been problem after problem and when I put in a maintenance request they never show up and just mark it completed. If I call in to report something it takes days for them to do anything and I have to call and check up on it. Neighbors are noisy no matter how many times I complain nothing is done even if its past quiet hours and nothing gets fixed. I will not be renewing my lease and will not recommend anyone to move here.

I always brag on how nice it is to live here because of the friendly staff, beautiful grounds, proximity to shopping, and awesome maintenance! I would like to give a big thanks to all the staff here. They have really been so nice and kind and especially: Tawanda she has wonderful customer service and always make you feel welcome when you come into the office ! I will definitely renew my lease next year ! I had a very small issue and the staff resolve it quickly. I love living here and have recommend some of my friends and family as well. Guys keep up the good work :)

The vacant area at the complex is the area where building 15 once stood. I lived in 1504 and was devastated to come home and see my building burn down. I lost everything in the fire. The buildings are basically just matchsticks with siding. I have never seen a fire get so out of control so fast.I lost my dog and everything I owned, minus the clothes on my back, in the fire and the only helpful people were the red cross and the Columbia Fire Department. The apartment manager never reported to the water department that the water was still on, so we still got a bill for $1000 after the building caved in on top of everything.If you do decide to move in, unplug everything every time you leave the house. Chances are you will end up losing your pup and everything you have if you dont.

Yes i would to say I have been living here going on 3 years now when I first moved in the staff was pleasant and a little salty but I can tell you now the new staff consisting of Ms Towanda and Ms Jessica is 💯percent better they are very friendly , polite, and very approachable and the maintenance staff here 10 times better now if you have a problem they jump right on it and they are spaying a lot more for bugs and the yard maintenance is done every Monday (the maintenance crew is lead by Mr Eddie a veteran that only knows one way get it done

Actually better than I thought .... I see the basic model 1br & loft and it was decent.. excited about seeing the upgraded units

The management folks have no customer service training. My apartment has been sprayed for bugs one time in 9 months Ive lived here. If you have an emergency maintenence issue on the weekend, you are on your own. This complex looks nice , quiet and clean, but it is a big deception. One big disappointment.

The manager there is HORRIBLE AND LAZY!!!! Jessica Is supposed to be the manager but she’s NEVER there and when she is she does absolutely nothing. She puts all the work on Tawanda. Jessica can not manage not lead. She is a poor excuse for a property manager. I can bet the property is losing money under her subpar leadership. She does not know how to budget, set a schedule for the maintenance crew nor schedule items to be fixed using outsourcing. She use her family and friends to do work around the complex and it takes forever to get a simple item fixed. I am not sure who owns the property but they better get a reality check fast before they go bankrupt. Jessica is LAZY, worthless, and pathetic to state it nicely. Jessica has zero work ethic and lack the common sense to get minor jobs done. She’s more concerned about getting people to do work for her personally than taking care of the property she is paid to manage. I can guarantee that there is a high turnover with residence.

Charbonneau apt is a great place to live very quiet neighborhood. Great place to raise ur kids. great schools in Richland one and its walking distance to river bank zoo. Management is awesome. Come and enjoy living in Charbonneau apts.

Rwanda at the front desk is awesome. I love my apartment and the staff .

My boyfriend has been living at this place for almost 2 years and is sooo excited to leave soon. The office staff has no customer service skills, give conflicting information amongst themselves, do not have the knowledge of the apartments to give quick answers, and never go out of their way to help. They don’t answer the phone regularly and never respond to calls. The Management office just reduced their hours so they are even less available for their poor service than previously. When a tree fell to the ground blocking the roads, it took 2 days to clear the road. The website doesn’t allow new applicants to apply online. The 24 hour emergency line is a fraud also.

Stay as far away from this place as you can. The amount of money you are going to pay is enough to be making mortgage payments on a house with minimal credit. God forbid you are coming up on the end of your one year lease term and need to go month to month, they will do everything they can to attempt to get you out of your apartment. Then, when you have proof that you did not violate your lease in any way, shape or form, they try to call you a liar and still attempt to charge you a ridiculous fine (one which you were never notified of or agreed to), as well as attempt to tell you something that didnt even happen. Good luck trying to talk to the office manager, who claims she witnessed the violation, too. Shell be on the phone and will always call you back. Save your money and move in somewhere else, anywhere else. We didnt have a choice, and we really feel we made a mistake here.

I really wish I could give them no stars! If you are looking for an apartment look anywhere else! The management is the worst, I have been called a liar numerous times. Work orders never get taken care of. And they have no plan on updating the apartments.Also when something breaks they half ass fix it.

Ive been living in charbonneau for 10 years and I enjoyed every year here and shouts out to miss Jessica and miss tawanda....they always been helpful and great with me

The management team and company is the worst!! The apartments themselves are ok..but dealing with the property team is awful. They are very unprofessional! Tawanda told me ,in front of a potential renter , to not come when they open at 9 am but come at 930 because she needed to “ get her mind straight”!!! Mind you there office hours are 9am to 430 pm Monday through Friday!! No weekends! I dont know how that helps residents or potential renters with those hours. I was trying to find someone to take over my lease because I got a job offer 3 states away! They made the process so difficult. First not giving out the correct information after 2 attempts. Then after I get a person it was more things that we needed! It is worse than getting your passport!! I cold keep going!! Just save yourself and time and do not even attempt!!!

We have been with out working ac or heat since February. Tiles coming up, grout coming up, windows painted shut. It simply isnt worth it. Too expensive to be treated like garbage by the apartment management.

If you want to live in fleas and mold move here! Enough said ...no working ac management is the worst so glad we left this place!!!

I moved into these apartments in February of 2016 and it is now October, since Ive lived here they have gone through three management changes. The first was a woman named Sandi that I never got to meet and a woman named V worked in the front office. At the time of move in I was pregnant and was told I would get an apartment on the main entrance floor because I was pregnant and new I would have to have a csection and with my boyfriend working during the day I would have to take care of our daughter on my own. Instead we got an apartment on the first floor which involved me walking up and down multiple sets of stairs. As time when on I flew out to California and ended getting stuck there because of medical complications until I had my daughter. While in California I was told I could not get my name taken off the lease because I couldnt fax in my papers or anything I had to be in the office to take my name off the lease. As time went on and I came back home I wanted to take my name off the lease but they accused my boyfriend of being late on the rent and about to have an eviction even though he had the money order receipts showing he had been paying the rent. I paid the money they said we owed and yet they still would not let me off the lease. My boyfriend and I moved in with my father so he could help us take care of our daughter and we let a friend sublease for us. Now he hasnt paid the rent and management keeps calling us. This new woman is rude as hell. She always has an attitude whenever she calls and she will hang up in your face if youre trying to speak with her. Not to mention we paid extra money for an updated apartment and they moved us to an old apartment and did not pay us our refund, and its filthy there!! Bugs were everywhere and my boyfriend and I both have OCD so we kept our place clean. These people are LIARS and SCAMMERS!!!! DO NOT WASTE YOUR MONEY HERE!!!!

The people are polite and the process is fast and easy

If I could give no star, I would! Terrible management. Not the best customer service.

Never move there unless you like having a bug infested apartment.

I’ve lived here for 3 years now. I’ve always been treated as a new tenant. The staff are friendly and always fix whatever problems I have with urgency. Very glad to be a resident!
