Mr Melvin took the initiative and installed a brand near cooling unit for my apartment after having issues for more than a week with no AC in my apartment. He installed the unit in no time. I am appreciative of the excellent service. Thank you Mr. Melvin.

I absolutely love being a resident at Avalon! My experience has been excellent! The property manager Ms. Britton is amazing. I’ve never had an issue getting in contact with the office, they are extremely kind and have helped me with any and every question I’ve had. The maintenance team is top notch! I put in my service request and they are there within 24 hours (in my experience) The property is clean and very well maintained, with a view of the golf course.If you’re looking for a clean and quiet community this is the place! The only issue I have had is the parking near my unit, they fill up quickly but additional parking isn’t far. Other than that, I love it here!

Weve been living at Avalon for about 6 months now, as resident we are very please with the services from Avalon. Leasing office staffs are very helpful, any kind of home services are quick, all is needed is request a service online 24/7. For residents there is gym, pool, tennis court, free parking for two cars Columbia town center is just 5 minutes drive and there is golf course around the community. Weve notice that Avalon has put efforts to keep the area clean and keep residents informed with any relevant announcements by email. I recommend Avalon to anyone considering to move in the area. One thing we wish we had is childrens playground at Avalon fairway woods.

My family and I have been living here for about 3 months.This is a great place to live. Its quiet, clean and the location is perfect for us. The staff is incredible, super friendly and always with great disposition to help, professional and super fast when any service is needed! Kuddos to the Avalon Staff! Mighty Team! love them all!

I just moved in and I could not be happier. There is a golf course that wraps around the complex and makes for a beautiful scenery. Brand new appliances, washer/dryer in unit which is a game changer, central AC, beautiful flooring, soft carpet in the bedroom, a fireplace and sliding door that leads out to the balcony. There aren’t many units per building which is nice so you don’t feel like you’re on top of your neighbors. The grounds are very well kept and it is truly peaceful here. I had a small issue with my central AC the day I moved in - I called maintenance and 5 minutes later someone showed up at my door to fix it! Very pleased with my experience so far and Kyle at the leasing office was a pleasure to work with. Thank you!

I have lived here for 3 years. People at the office are amazing always super kind and generous. They are always quick to help. I had a popped tire and Kristian and Kyle were amazing help. They took time out of their day to help me put a spare on. They are super dog friendly. They even have a end of the year paw-pool party. Maintenance is super fast. You call and their right at your front door. I will say parking is hard at times. There is a lot of space in my apartment for my husband and I and are 2 fur babies. Over all I have loved my experience here!💗

Lived here at Avalon for a few years now. Its been nothing but a pleasant experience. Admin and Maintenance always responds in a timely manner and get the work done thoroughly. Looking for someone safe, clean and to call your home, youll love to rent here. Neighbors stay to themselves but overall are friendly.

I have been a Columbia resident for over a decade and since I am an apartment dweller, by choice, Avalon at Fairway Hills is my home. All of the conveniences are here, including pool, gym, trails and most importantly, kind neighbors. Everyone is respectable and like-minded. The maintenance crew is fantastic! They are always responsive to my requests, when called. A great place to live and call home!

The Maintenance men are really friendly here and prompt. Guillermo is a rock star. He is awesome, respectful, quick and very clean when he comes to do work. He is very knowledgeable and does not leave an ounce of dirt when he leaves. You barely know he’s working until he leaves and things look better.

I submitted my notice of intent to vacate per the terms of the lease agreement. The community consultant, Kyle Caldwell will not remove my name as tenant of the unit because a roommate release form was not signed by my roommate. I consulted with two attorneys, and the form is not legally required to terminate a lease. I notified Kyle of this verbally and in writing. He also stopped responding to my emails regarding the matter. Two weeks after I vacated the unit and turned in my keys, my name remains listed as a tenant. This is terrible business practice, and I do not recommend living here.Edit: I filed a complaint with the county & the BBB to have my name removed from the lease.

Weve really loved living here the past two years. Office staff is friendly and prompt and maintenance is quick to come out and fix any issues. Steve just replaced our water heater, and he was so quick! The property is really lovely too.

I loved my 4th floor 2 bedroom apt at Avalon at Fairway Hills. The layout of the apartment is perfect. I had a fire place, balcony, lots of closet space and silence. I could not hear my neighbors. HOWEVER, if you are not a smoker, please make sure that you get an apartment that is not above or near cigarette smokers. I lived in one building where there are a few smokers. The cigarette smoke smell can be overwhelming. During the Fall months, as long as there is a breeze, its not too bad.. The summer months were difficult. I had to buy 2 air purifiers. Thankfully, with the help of the management office, I was able to leave without incident and move to another apartment community that I was familiar with and didnt have to deal with smelling second hand cigarette smoke all day. I wish that I had known about the two neighbors that smoked. I would not have moved into that building! The staff at the leasing office, especially Mr. Coleman, were very helpful and understanding with this issue. The office and maintenance staff are professional, friendly and will go out of their way to help you. This is a well-kept community, very quiet, the grounds and buildings are maintained well and the gym is great! Lots of parking and street lights. You are near great biking and walking trails, plus Whole Foods and Columbia Mall.

Christian, Aja, Danielle, Maria, from the leasing office are wonderful. Melvin and Joy from maintenance are wonderful. I wish there were less people moving in and out and they retained the renters.

I love living at Avalon @ Fairway Hills. The maintenance guys are awesome. Jose is awesome. He goes above and beyond to ensure the needs of residents are met. I never really have a problem, Ive been a resident here for 3 years and I just renewed/transferred. The process was smooth and the team made it easy.

My experience with Avalon Communities was wonderful. I spent 2 years here and I will miss my memories living in this apartment. Kyle and Aja have been super kind and easygoing. I never had a single complain or something bad to say about this community nor the staff. My neighbors were good people too.I love the green areas this community provides, I enjoyed my walks through all the surrounding areas and the peace you can breathe in here.I totally recommend Avalon Communities to anyone. It was an amazing experience that I will never forget.

Its a wonderful place to live. I like the maintenance guys. Theyre really friendly and helpful. Mr. Melvin and Mr. Steve are always nice to me. Theyre always willing to help. If anything breaks theyre right there to correct it. The ground people do a wonderful job of keeping the grounds as well.

I visited the Avalon at Fairway Hills today, March 14, 2020, along with my daughter, which she is moving into the Avalon. Bobby was one of the most professional and courteous individuals that I have met in awhile. He explained everything pertaining to moving in. Asked if we had questions, etc. And to top it off he said we are going to take good care of your daughter here at the Avalon. I thought that was very polite and kind of him to say that. I wished I could give 10 stars....

Lived there for 10 months. Its a good community to live in and my apartment was decent. Had mice problem once and had to call up maintenance a couple of times. But I would still rate it good mainly because of awesome maintainance service and very friendly office staff.

Rats in your apartment during the whole spring and summer if your apartment is located in the first floor. Paper thin walls. You can hear your neighbors footsteps and part of their conversation.

Overall really enjoy living here. The staff is responsive, team members are so friendly, and the property is well maintained. We are especially big fans of our leasing agent Danielle and Steve in maintenance, weve worked with them a few times, they have always been stellar! The grounds and surrounding area are beautiful!

We lived there for two months. Really enjoy living there. The staff is very friendly, especially we like its manager Kyle Caldwell. He helped us to move in very smoothly. The property is well maintained.The surrounding environment is beautiful! The only minor issue is the apartment is not very noise isolating.

Guillermo came to assist us today and was super helpful and courteous! The maintenance here is always prompt and go out of their way to make us happy. Melvin has also gone above and beyond for us, and the front office crew is one of the best Ive experienced.

I only toured this property. So my rating is based off that experience. I enjoyed the units, pretty standard units. They had a good price point and were big enough for what I was looking for for myself and my family. My partner and I applied, but were abruptly denied, for whatever reasons we have yet to be told. Not sure why they cant tell you when they call with the bad news. Disappointing, considering we have never been declined previously at other properties. Applying is $25 BUT you are charged $150 additional... for partial deposit-- its refundable if you dont get approved. just an FYI I wasnt told that and didnt know until I applied online. All around the staff was friendly, the units were clean... I could see where there may be potential issues after move in with the cheaper flooring in the kitchen/floor boards. But, all in all would have been happy to call It home.

I recently moved into the Avalon, Bobby helped me from start to finish of the application process, to my actual move in day. He was very professional and efficent. My first night was lovely, peaceful, and quiet. Everyone in the neighborhood is very pleasant. My apartment is very comfy.

Locked myself out and happened to come across a maintainence guy named Steve who kindly helped me back into my place in no time at all. thats the kind of support i like to see. he has also helped on several other occasions and has always been polite

I love the apartment and the community. Recently moved in and so far so good, I havent had any issues. The environment is clean, quiet and safe. The staff are friendly. Maria was very helpful when I toured the apartments and communicated promptly when I had questions after visiting and during processing the lease.

Management is incredibly unresponsive and lacking in concern. Kyle and Aja seemed nice at the beginning but after the 30 day try-out period, they have become incredible unresponsive. My apartment is a mess with massive water leak, bugs, a whole bunch of minor repairs, and a bunch of massive spiders all in a span of less that 2 months.Edit: I had multiple other issues at this apartment including a ton of larvae everywhere in my apartment for a week and ~100 house flies over a span of 2 days (and I am very clean person). The recluse spider problems did not stop despite pest control so I moved out. Found around 13 over a span of 4-5 months. Found a few on my walls and ceiling which is just plain terrifying. I was so stressed living here constantly on the lookout for spiders and it was such a relief to move to new safer place even though moving again within a few months was expensive and tiring. Hopefully they fixed up the apartment with the thousand dollars they are charging me for having to move out to a safer housing. Stay away from this place.

The team here provides excellent customer service. I lived here back in 2012-2014; and will be moving back this year. During my period of moving back during 2020, Aja and her team provided EXEMPLARY customer service. She was extremely accomodating to my unique situation. She worked with me and was great at communication. The customer service her and her team offered is why I have decided to move back.Also, this is a very quiet, diverse, clean, respectable community. The buildings are well kept/maintained. You are getting a significant amount of space for the money you are paying. I recommend Avalon!

I have been living at the Avalon for a month now, and I absolutely love it! Patrick did an amazing job at giving me a tour along with my dad and sister. All of my friends/family that have visited or seen pictures really like my new apartment. Patrick helped to make the transition of going from college apartment to my first real place easy. Its very easy to get a response from the leasing office if you have questions, and maintenance has been great too! Definitely will recommend it for my other friends if they decide to move to Columbia!

Melvin could not be a nicer guy! He is timely, professional & extremely polite. He has been to my apartment a number of times to fix various things as I have lived here for the past 3 years. Melvin is personable & reliable. I never have to worry about things not being fixed or cleaned up properly. Melvin is always on point! He works quickly & efficiently. I am thankful for him & his strong work ethic. Melvin always waves or says hello in passing, which may not mean a lot to some people, but it means a lot to me. Its the little things in life that mean the most. The management team at Fairway Hills should know that they are very lucky to have Melvin working for them. He represents himself and Avalon at Fairway Hills extremely well!

We have lived at Avalon in Columbia MD since June 23rd. We have no complaints. Maria Adali is the Best. She understood what we were looking for and stayed in touch with us. We came out three times to look at the apartments. Each time she had the same Big smile. She has a great personality, patient, kind and just a loving person. It has been a great experience working with Maria and the staff here at the Avalon. Mrs. Terry

This apartment is terrible, charging so much security deposit, $160 carpet patching, $95 apartment cleaning and $65 carpet cleaning.

I love living here! Danielle went above and beyond in helping me transfer from a 2-bedroom to a 1-bedroom last minute when my roommate moved out. The location is great and there are a ton of community-building events!

BEWARE: Read the fine print, or you will be hit with a huge bill when you move out. They will charge you for carpeting unless you stay over 5 years and the carpeting fees are not cheap. Reglazing a bathtub? That seems like standard maintenance for any apartment complex, but low and behold we have to pay for that.First and foremost, the staff at their leasing office have gone downhill within the past 3-4years. They have little to no ability to help and it almost always took a manager intervening to get a resolution with any problems that would arise. One example of this is the leasing office not recording our initial move-out date which resulted in us having to stay another year. Well thats not so bad as many people might think, but they raise the price of their units by over $100 every year and dont allow for multiple year leases. Secondly, the paper-thin floors and walls are sure to make your neighbors upset. We have 2 dogs under 15lbs and the people below our unit would have the cops come to our door at 12-1am to ensure we werent having a party. This occurred on multiple occasions and resulted in the cops cracking jokes like are you hiding an elephant in there?. Third, their maintenance team are always looking for the cheapest way to do repairs. They came out to take a look at our broken washer, did god knows what, and apparently fixed it. When we started the washing machine back up it continued flooding like previously. After we went back and forth with the leasing office for days, they actually replaced the entire unit which should have been the first course of action. Additionally, I spoke with the head of maintenance during our move-out period and he ensured me that we wouldnt be billed for the entire amount for the carpet, but we were. Let me put into perspective how we maintained our carpet, we didnt use one of the 3 bedrooms, we regularly vacuumed, shampooed the carpet, and we didnt wear our shoes in the house. The leasing office sends passive-aggressive memos on their residents doors. Parking is absolutely horrible, but they have improved it by removing visitors parking. The list goes on.... Heed my warning and think twice before you make this your home.

My girlfriend and I moved into the building August 2019. Since then we have had a couple issues. Maintenance has been phenomenal with responding in a timely fashion. Specifically, Steve has been an absolute rockstar. Steve shows up, is fantastic with my dogs, hes always friendly, and always gets the job done right. Thank you Steve!! Youve made the experience at Avalon a pleasure and your work is greatly appreciated.

I’ve been living in the community for two weeks now and so far so good. I looked at multiple apartments in the area and Avalon had by far the best customer service. Kyle was extremely helpful through out the process and made everything go smoothly. I definitely saw the major difference in customer service and response times that made me feel comfortable with moving to Avalon.This is a great place to call home and the leasing staff make you feel like your questions and concerns are a top priority even after you sign your lease. Kyle was great and so was everyone else I encountered.

We have recently moved into Avalon at Fairway Hills and have experienced excellent service. Michael Queen and Kyle Caldwell made the application and move in process so easy. We were locating from another state and this can be a difficult process to find a great apartment complex. Their customer service is excellent. Maintenance Tech, Chris, was extremely professional and prompt with our service requests. He went above and beyond with our apartment repairs. We are so pleased with Avalon at Fairway Hills and recommend living here!

Great quiet community to live in! The management staff is absolutely amazing. Kyle went to wonderful lengths to make sure that our move-in process was smooth. The work orders are some of the fastest Ive ever seen, some being responded to within 30 minutes. While it is an older apartment, and we can hear footsteps upstairs, we cannot hear our next-door neighbors at all, which is impressive for units this old. The location is very quiet and we have a gorgeous view. Our neighbors are friendly and at least try to strike up a conversations, which is very refreshing in a day where hearing the doorbell is shocking. They offer many opportunities to interact with other residents. Overall a huge step up from our last apartment experience. I highly recommend here.

Kyle and Bisa in the leasing office are great! All of the staff are very friendly, helpful, and responsive. All maintenance issues are always resolved in a timely fashion and the apartments themselves are very well maintained.

An unfortunate waste of a beautiful area. The location near a golf course is nice and the bay windows in the apartment are a great feature.However the office staff makes it very difficult to enjoy the natural beauty. They allow residents to pile junk on their decks, dogs are not curbed, and other eyesores are present. You could enjoy the tennis courts if they were not overgrown. You could enjoy the gym assuming things are actually working and other residents bothered to clean up.Avalon at fairway hills is a lot of window dressing. Your first visit will seem great enjoying the natural beauty. However as soon as you start to live here and deal with the everyday annoyances, especially from office staff, you may not be as happy with the apartment choice. I would encourage you to comparison shop and ask some tough questions about neighbors and the noise level.Maybe this is the right place for you, but if you are sensitive to indicators of low grade depression you may want to seek a staff that is more attentive and maintains the grounds in which you live.

My friends and I are planning to move in together and are very new to the scene of apartment hunting.Casey Barbee was our guide and he was phenomenal. He was incredibly nice, sociable, and made us feel welcome. He answered all of our questions fully and even answered some before we thought to ask them. He gave us a little tour of the community and the 3 bedroom apartments-- the area felt secluded and peaceful and the apartments were cute, clean, and very open. My friends and I were even invited to a lit doggy pool party. (Seriously, how awesome is that?)Once my friends and I are ready to move out, you can bet that were heading to Avalon. If anyone reading this is planning on booking a tour there, I hope you get Casey!

Ive been very happy living at Avalon at Fairway Hills for the past three years. Its time for meto move to a bigger apartment and I will be staying at Avalon at Fairway Hills. Casey helped me with the transfer process and he was so helpful. The level of service that Ive received from both management and maintenance has been excellent. They are warm, friendly and organized. Any issue ( Ive only needed minor repairs )is resolved quickly! The management/ maintenance team is far and away better than anything else in the area. I highly recommend Avalon at Fairway Hills!

Ive lived here for 6 months. Ive had no maintenance problems yet so I cant comment on that part.Casey was the person that showed the property. He was very courteous and professional. He was the very best!I do enjoy living here.I now have needed maintenance and the service I received was beyond compare. They came the same day I put in a request and were very courteous and professional. Theyre the best!!

RENTER BEWAREIn truth the facilities are in good shape, the price is about what you find all along columbia rd.To help you comparison shop I will explain my experiences1. The office staff are salespeople not trying to put you in an apartment that meets your need. The typical questions you may ask like having visitors, the community, and noise level. They will tell you exactly what you want to hear and you will figure out a month later none of that is true.2. Pets - this apartment has no restriction on how residents care for their pets. They allow any pets including those who spend all day barking while their owner is gone. I notified the office they said they would address it -nothing happened. What makes it worse is that because the apartments face each other you will hear a call and response bark from different dogs all day. If you work from home you should reconsider.3. Safety- as this apartment is off the road it may appear to be a safe community. There is no violent crime but theft is rampant. Cars are broken into about every two weeks, management explains that they have spoke to the police and management says we are on their watch route. None of this has curbed the theft, and the only police presence occurs in broad daylight when no theft would be occurring.4. Solicitation - the apartment has no policy against solicitation. So you will frequently find flyers wedged in your door and receive visitors who would like to talk to you about their cause. To compound these issues they almost always show up on a weekend morning.Consider your other options! And keep in mind the goal of the staff is to get your signature and get you in the apartment don’t succumb to any pressure sales tactics.

Been living here for about 6 months and absolutely love it. Had an issue with the lock on my door before work, called it in as an emergency and they came out and replaced it in less than 20 minutes. Joy and Steve from maintenance were quick, efficient and friendly!!

My husband and I lived in the Woods community of Avalon at Fairway Hills for two years. We loved every minute of it. Our apartment was in excellent condition when we moved in, and the maintenance team was super responsive to issues, especially Melvin. The office staff is excellent, too. On one particular occasion, we needed an urgent favor from the office while we were out of town and Maria Adali came to the rescue right away and without judgment. Additionally, the grounds are beautiful and we really enjoyed our neighbors. We moved out only to buy a house.

I live in an amazing complex. Beautiful landscaping, decent amenities, wonderful apartment, gracious office staff and professional maintenance staff...I could go on and on. But, this review is about an individual who sets himself apart from the rest. Its not intentional; hes just a great guy. I am referring to Mr. Melvin Spriggs. He always goes above and beyond. Hes absolutely amazing! I cant say enough good things about him. Avalon needs to do everything/anything in their power to ensure he remains an employee. Employees like Melvin are hard to find and they should be valued!

Moved out 8/21. We just got the letter saying we have to pay $1,200 for full carpet replacement! There were damages in the living area, but replace the entire house?! Wow. And NO NOTICE before the replacement? You know, wouldve been much better if you guys told us ahead so that we can prepare SOMETHING!

I would like my deposit back and since no one responds to phone calls or emails I’m assuming this is the only way to contact you. Worst customer service ever. Next step will be escalating this to a formal complaint to receive my funds.

Hands down a wonderful community! Its in a great location! My friend and I took a tour of the place and we loved it! I think we have found our place!

I have lived at Avalon at Fairway Hills about 1 1/2 years. We have enjoyed our time here. Maintenance is very responsive. I want to particularly highlight Michael Queen in the leasing office. He is the best. Always nice, professional, and keeps customer service in the forefront. He was extremely helpful in helping us transfer our apartment to another tenant. We are so appreciative for his help. 5 stars!!!

Ive moved in April of this year and I couldnt be happier. The people in the Leasing Office ARE THE BEST!!! Especially Danielle Hamilton. She has just been a huge help with any issues that I had before and after moving in. The maintenance crew are AWESOME!!!! If I put in a request at 6am, they are knocking on my door by 930am or 10am that same morning.The residents of Avalon at Fairway Hills are nice and if youre a dog lover, you will be in heaven, because just about all the residents has a fur baby or two.The grounds are kept very well and its very, very peaceful. I love living here!

A nice, quiet community adjacent to a golf course - having come from a city, lots of green open fields are nice. Another reason this place being a wonderful community is their excellent maintenance service. Most recently Chris and Kevin did a wonderful installation job and were exceptionally helpful going beyond whats typically required of them. Excellent in terms of both the quality of work and their professional, courteous mannerism.

I have been at Avalon fairway hills for 4 years I would recommend this property to anyone looking in Columbia. This property is well maintained the maintenance team is on top of any request put in. Most of all the office team is amazing, Kyle stands out most to me and my family he makes sure all concerns are taken care of at the time I call in or stop by. Kyle will randomly call to check in to make sure everything is going well and to see if they as a team can do anything to make anything better, as well as follow up to reassure nothing fell under the table! This really makes my family and me feel they are more than just our leasing office. I will be renewing my lease until I decide to buy or move out of state :)

I recently moved to Avalon at Fairway Hills. Right from checking the apartment to moving in has been a good experience. The entire office staff is friendly and knowledgeable. We worked with Aja and Kevin. They helped us find the right apartment and did the paperwork. Community is quite, friendly neighbors, decent amenities and well maintained landscapes. Guillermo Rios from the maintenance team is amazing!! We had issues with the kitchen garbage disposal which he fixed the next day after raising the service request. He is professional and quick. Overall I am satisfied with the experience. It was a good decision to move into this community.

My husband and I have lived here for 2 years and are thrilled to have just resigned our lease. The location is hard to beat and the staff is always incredibly courteous and helpful. Whether it is a maintenance request, package pick up, or lease renewal question, they are always pleased to assist. They also send our frequent communications to keep the residents aware of different opportunities, activities and projects happening in the community. Were looking forward to another year!

The apartments are wonderful and the leasing office staff are always helpful and courteous. Our issue is the constant exposure to 2nd hand marijuana which is now impacting my respiratory health. We have a 1-year old as well in our home and if its impacting my breathing, I have concerns for the wellbeing of my daughter.Weve had the filters replaced and that hasnt helped. We have two air purifiers to try and alleviate the substance exposure. We are asking Avalon to take some form of actual action to maintain comfortable homes and limit 2nd hand exposure of marijuana to its residents and children.

I have lived at Fairway Hills for a year now. All leasing office staffs are the best! Especially, Christian and Erica are awesome. They are always kind and quick. I want to commend Avalon at Fairway Hills and its wonderful staff!Thanks!

The apartment complex staff and maintenance were excellent! Any small issues I had were addressed quickly and Melvin from Maintenance is oustanding

My husband I have lived here almost 5 years and love it! Everyone in the office is incredibly nice. In the past, there was an issue with dog owners not picking up after their pets. Management noticed this and quickly took action by dropping off a doggy bag to all dog owners with dog bags and treats in it which helped TREMENDOUSLY! Barking dogs? Yes, Fairway Hills residents have dogs that bark but it has never been an issue or ever gotten to the point where we no longer want to live here.The grounds are well kept and beautiful! I saw all staff out one day last week picking up trash around the community. What other management company would do that?!I saw several reviews saying that there were break ins within the community. False! Break ins do happen, however it is in the neighborhoods along Columbia Rd. Management always sends out alerts to the residents to let us know what is going on in the surrounding area.The gym was recently remodeled and it looks great and the equipment is well maintained.Overall, my husband, myself and our dog love it here and love the team!!

Michael Queen was very helpful and patient working with us to find the right apartment for our budget and needs! He is warm, funny, and knowledgeable and we couldnt ask for better help. Were excited to be moving into our new apartment at fairway hills!

Love this place!! After the Hell scape we left to come here its just been night and day. The office staff is fantastic and extremely helpful. We worked with Kevin and couldnt have been more happy with how our move here went. He is very knowledgeable , answered all our questions and was fun to work with. The apartments them selves are wonderful. It quite and spacious with ample parking available. The grounds are extremely well kept and the are always striving to keep the place clean and up to date. My only complaint would have to be the kitchen is a tad small but workable really though if thats my only problem then its not a really bad one to have speaking from past experiences. Over all highly recommend moving here if you are looking for a great quite place to live that is walking distance from the mall and Merriweather post.

Im going to try to cover both the Pros and Cons of our soon to be first year at Avalon, some of the things weve experienced, and overall how we feel about the apartment in general.Pros First:- Maintenance staff is insanely quick. Look through the reviews, and youll see that typically any time youre having an issue you can expect to see someone checking it out within ~24 hours.- Area is OK. Safety seems moderate, but theres a fair amount of crime that creeps up and down Columbia Rd. So far the biggest thing Ive seen was someones wheels stolen and a car cinder-blocked two down from my current apartment, but that doesnt seem to be the norm, although car break-ins seem to happen every few months.- Rent is comparable for Sq Footage to other apartment complexes in the area.- Staff does seem to try to accommodate any requests, but argue any issues before you sign the lease!Cons:- The biggest one first... the bugs. I used to make the joke that living in my apartment was like living in a damp basement. We would regularly find spiders hiding between the carpeting and plastic floorboards, and we still daily will find 2-3 millipedes dead around various parts of the house. I would argue that those are minor pests, and frankly dont trouble us much. The big hitters are what have made this stay uncomfortable... cockroaches, silverfish, and camel crickets. At first we noticed that we had an infestation of silverfish in our bathroom. They would come out at night, and hide under the floorboards, linoleum flooring (which is peeling up and poorly seated), and coming out of improperly sealed holes near the floorboards in various parts of the house. I put in several tickets over the course of a few months, but we didnt seem to get any relief despite the exterminator spraying fairly regularly. Finally, despite feeling uncomfortable at Avalons suggestion we opted to try weekly inside spraying via the exterminator along with internal plugin sonic repellents. Despite this, we still continue to have issues with minor bugs, but we havent seen a cockroach/silverfish yet. Additionally, we had to call in and mention that our weekly spraying had only happened once in ~3 weeks (the first time) and inquire why they werent coming regularly. Its only been a short time, so whether or not they resurface is to be determined.- Quality/cleanliness of the apartment. I was very disappointed when I moved in at the quality of the apartment. Floorboards were peeling away from the walls, paint spots everywhere in the house, carpet didnt appear even and was slightly peeled around some edges, windows were dirty and the ones in the smaller bedroom were pooled with rain and appeared rusty. Perhaps it was only the apartment that I moved into, but it didnt appear that Avalon truly verified that the apartment was clean prior to our move in. There was a SIZABLE amount of lint under/behind the washer and dryer, there were bug droppings in bathroom closet.. overall I wasnt particularly pleased. In addition there wasnt a proper seal under the door, as the plastic stopper was worn and broken. This led to an issue a few months back where I returned to a few hundred carpenter ants flooding the living room up to right before the bedroom.- Drainage? For some reason, the pipe which drains all the rainwater in the area is poking out directly from a hold behind the apartment on level ground??? Every time there is any type of moderate rain, the back yard floods up to around the patio area.- Heating costs. As I mentioned the build quality of the apartment that were staying in seems fairly poor. The windows have a poor/no seal from the elements, the outlets blow cold air during the winter, and the heat vents are in the ceiling. This combination of things coupled with the fact that our heat-pump aux heat is electric, meant our first few bills for the winter months crested ~300$. Despite the high heating costs, it was very difficult to keep the apartment comfortable, and it was often incredibly cold/drafty.

Although we have only been here 6 months (we just re-upped) our experience at Avalon at Fairway Hills has been most pleasant. Any need....and they have been MINOR...has been handled efficiently by their friendly staff in the office and the maintenance crew. We love the quiet community and lovely surroundings.

I had an issue with my stove top igniter. The maintenance staff was quick to respond (less than 12 hours after request) and the issue was troubleshooted thoroughly before being fixed. Very reliable and high quality work. Thanks again!

I am very pleased with the outcome and that is all due to your smooth and organized approach to handling concerns. The issue was resolved that same day. We just moved in a week ago and I needed a pull bar in the shower, Paul the maintenance guy came and installed. He was not only very professional and helpful with deciding the place for my needs, he installed a shower spray that we bought.. Very helpful!Danielle has been our associate gto. The beginning and has been very attentive to our needs during this transition from another state. I must also add the entire staff ( Kyle,Maria, Asia and Christian) have worked as a team.

My experience has been very hit and miss. The first months I lived here I had considerate neighbors and everything went smoothly. Others moved who took to leaving a barking non-trained dog at home making the whole community loud and impossible to accomplish work. Those who work late hours have no qualms about parking in front of an apartment and starting their car up from 10:30 to 10:45 every night because who cares if others get sleep?It could be a great community but the management refuses to take any action that results in a better community. I wish I could recommend this more highly but it’s a roll of the dice based on your neighbors.

Maintenance Review: Guillermo Rios helped us with all maintenance issues in our new apartment. Service was prompt and friendly. Guillermo made sure that everything was working properly and offered to come back whenever needed. Great service!

Guillermo Rios goes above and beyond expectations!!! He cares about the residents and does everything he can to make them happy. If I could give more than 5 stars I would!!!

Guillerms Rios, one of the maintenance men was very kind! It was his first time in my apartment fixing my maintenance requests. He introduced himself letting me know he was new here. His attitude was pleasant and he made sure all request were fixed and correct! I think the leasing staff and maintenance here are generous for the most part. Maintenance always fix what needs to be fixed without hesitation! Thats a plus! However Customer Service/ workers of the landlord dept is another story. However they are being dealt with on other subject.

The service for maintenance they provided is fantastic! We submitted a maintenance request for our sink which was leaking at night. Early the next morning Guillermo came out to look at it. He figured out the problem within seconds. I had to ask him to come back the following day because I was leaving to go to work. He said he would come at 9am the next morning. Guillermo arrived exactly at on time!! He was friendly and professional!! He fixed the sink in under 30 mins and now it works perfectly! Thank you Guillermo for being professional, right on time, and repairing the sink!!

Had a late-night emergency on Christmas and no more than five minutes later, I was greeted by a very professional and kind employee by the name of Guillermo R. He was very apologetic for the inconvenience and immediately got to work to remedy the issue. Guillermo explained what he believe caused the problem, as well as explained the steps for what will come next. He even refused a tip when offered! Guillermo is a true asset to the company. I will definitely be recommending these apartments to friends and family.

Thanks Melvin , Jose and their team for a job well done. They had my HVAC system and Dishwasher fixed and ready to go in a short period of time. They are great representatives of Avalon. Very thorough and professional. A friendly group to work with. Thanks again.Bob

Weve really loved our stay at Avalon for the past almost 2 years. The community is very nice and the staff are excellent and very quick with responding to you with issues or questions. The apartment buildings are kept up well and the grounds keepers do an excellent job. It is definitely a dog friendly neighborhood and most people are very curious about keeping their dogs leashed and cleaning up after them. Nice and quiet without much road noise from 29 which we love because it almost puts you in more of a country setting. Parking is decent but not everyone informs their guests to park in the visitor parking and youll occasionally find people parking in your lots at night. The complex does tow but its rare. Apartment to apartment noise is average, heavy walkers can be heard but thats not really something you can escape in apartment life. I highly recommend this as a safe nice apartment complex.

Thank you to Christ for saving me from the wasp nest on my balcony! He was so nice and helpful even with my dog barking at him :/.All of the maintenance staff I have dealt with have been extremely helpful, quick and nice! They really make living at Avalon at Fairway Hills better.

I need to give two amazing shout-outs to Avalon after I had my apartment key stolen.First, the leasing office is amazing. I told them what happened, and they immediately jumped into action to change my locks. They were so friendly and helpful -- I have never lived in an apartment complex where the front office cares that much about their tenants.Second, maintenance is fantastic here. Guillermo & Vilson got to my apartment at super sonic speed to change my locks. They were very courteous and took the time to make sure everything was fine with the new lock.I have always only had positive things to say about Avalon, but today really showed me how much they respect and care about their tenants.

Love our home/community!!! Very safe, clean, well lit at night, and the service of the office is great . However, the thing Im very GREATFUL & impressed is how quickly maintenance comes to fix,change, etc. whatever you called for!! Highly recommend living here.

My experience here has been very good so far. Everyone in the office has always been friendly when picking up packages and such. Christian even used his own car to help me jump start mine. Nice place. No complaints.Post-move out update: My whole experience at Avalon was excellent. The most notable feature for me was definitely the staff - from management to office staff to maintenance - and how extremely accommodating they were, even once I informed them I would be moving out. I moved out of town, but if I were to move back, I would move back here.

After putting in a request for maintenance service; (Taylor) responded in timely fashion, was helpful in explanations and maintained a positive attitude. Service was efficient and I appreciate the time put in to ensure the job was done correctly. Thank you.

As a tenant going on 5 years at this location, I can honestly say hands down, one of the best living experiences thus far. The leasing staff are very professional and accommodating ALWAYS! Additionally, any service requests placed, have been completed satisfactorily and expeditiously. The grounds are kept very clean and you will always find the maintenance crew working. Friendly and hard working team! Lastly, during every wintery snow storm, the maintenance team has worked effortlessly to clear the community as well as the parking spaces. Now that there was something kind of special. I highly recommend Avalon at Fairway Hills as a place to call home!

Meticulous, above standard groundskeeping, prompt and professional staff at all levels, peaceful, friendly ambiance with nary a ghetto feel or element in sight - something that cant easily be said of many apartment complexes in Columbia.This was the first apartment complex I lived in when I moved to Columbia. Only left because the apartments were/are in dire need of modernization.To the staff, as far as Im concerned, youre the standard bearers for all apartment management companies in Columbia, MD.

I would rather have a community than all the bells and whistles in the rental unit. The accommodations are very nice and I love having a wood-burning fireplace and balcony. It was hard coming to an apartment after having a house for many years, but weve apparently landed in the right place for us.

Repairs in my apartment are dealt with in an expeditious manner; and the maintenance worker is very efficient; he makes requested repairs and further examines similar areas to rectify potential problems. Additionally, Casey, at the front office, has been most polite and helpful with all my requests.

We recently moved to the Avalon Apts. We had a slight glitched with the bathroom sink. We added a ticket for service online and within minutes we had Guillermo knocking on our door. He was ABSOLUTELY professional, knowledgeable, extremely nice, kind and very approachable with other maintenance related questions. He was so quick to fix the sink and to answer all of our other questions. Im sure they have more people in the maintenance team but, Guillermo is outstanding. Totally recommend the Avalons.
