When we moved in, management seemed very promising and nice. However I was wrong. From the beginning, we’ve had continuous issues. Washer/dryer unit constantly broke down by flooding with water and clothes having to be ran on dry multiple times. Our garbage disposal has never been changed and needed to be completely replaced just a couple weeks into the move. Moved in with Sunken down ceilings, dents in kitchen and bedroom grounds. Made me think the foundation wasn’t well created. Stove doesn’t even open all the way. When you open it, it hits the knob on the drawer. Weak patio screen door and blinds, broken cabinet, and broken wood floor seams. Not to mention the dish washer. Doesn’t actually clean the dishes and has a horrible odor when you open it / use it. Had an issue with the a/c. It wouldn’t turn off and our apartment dropped to 59 degrees in the home. Ended up catching a cold from the air. It took 2 days for anyone to call me back/answer the maintenance issue and OVER a week for anyone to actually fix the problem. The first time they came they turned it off but it couldn’t turn on. So it went from 59 to 85 with no a/c and our pets were suffering as well, longer than they should have. Not to mention they would come unexpectedly into the apartment without any sort of notice that they were coming to look at it. It took 3 visits for it to finally get fixed. Ridiculously fined us for “not saying we had pets” when we told them from the beginning we did and was charging us 2 utility bills for over 4 months when they said they would take care of it and never did, blaming both things on us. Overly priced for what you get and will try to get money out of you in any way possible, Non communicative management / maintenance, parking inconvenience if you’re in the middle, and overall I would never recommend to move here..consider elsewhere.

So many things broke in our apartment, we got water damage from the outside ruining some our furniture. The washer/dryer combo was awful does not wash or dry properly and has a weird smell every time no matter how fast you take the clothes out (better if you hang drying everything!). The oven door would break off every time we opened it, our upstairs neighbor was a nightmare and we had a few maintenance requests go unnoticed for months. The new maintenance people are better I will give them that. So many things broke all the time it was embarrassing when people would come over especially when they would go to open the blinds and the blinds would come off of the wall and fall onto them. Would never recommend this place or go back.

Be very careful moving to this place!!!!! Document everything that goes wrong or is not done. Take pictures of anything wrong. Make sure you get to look at the actual apartment you will be living in. The pictures online & the apartment they walk you through are nothing like what you get.They are dark, old, & abused looking. Maintenance is very lacking. They have gotten new maintenance men, hopefully the maintenance of the complex will get better. The carpets were not cleaned. The closet where the washer/dryer combo(worst machine ever) is, was not cleaned. There was all kinds of garbage in there. You couldnt open the oven without taking the handle off the drawer next to it. We had a hole in our bathroom ceiling for months from a leaked that they repaired upstairs. Both bedrooms had windows that leaked when there was a rain storm. The patio door did not seal right, bugs got in all the time & the wind blew through like it was open during the winter.They told us we had to clean the bathrooms & kitchen before we left but still deducted cleaning from our security deposit. They will soak every penny out of your security deposit they can. Then, when you have questions about the charges, they will not return your phone calls.

The space we had was great for a roommate situation. About 8 months after we first moved in is when we had problems. We had power issues to our apartment that would shut off randomly. It kept happening so much that maintenance and the apartment manager showed us our circuit breaker switch outside the building. The stove/oven would have to be unplugged and plugged back in to work. Our porch sliding screen door always fell off. The last 3 months our upstairs neighbor was really loud, blaring music all day and night.

While these apartments were built in 1980s they have been very well maintained and updated. I love the layout of our 2 bedroom and the wood burning fireplace is wonderful. The maintenance staff is very friendly, knowledgeable and very timely

I have lived happily at Cottonwood for several years. The property is well maintained and it’s quiet. My favorite time of the year is summer and the pool and the since of community as we enjoy the summer. I appreciate all the improvements that have been made in the years I’ve been a resident.The staff is always attentive to the needs of the community and always make the extra effort. I highly recommend Cottonwood as a place to call home. Karen and her staff are the best people.

Ive lived here for 3 years and its been nothing but amazing. Linda has been so helpful over the years. Prices are now out of my range and dog owners could definitely be more considerate but overall this was an awesome apartment for a college kid like me.

My experience at these apartments has been extremely good. The staff is responsive and nice. I love that I get a carport with the apartment rental. Any concern I have had the staff has been able to provide a clear and to the point response. The layout of the apartment works with my lifestyle and its affordable. Respect is key. You respect the apartment and staff and the same will come your way. Overall, extremely pleased with Cottonwood Terrace!

Changed my rating from 5 stars to 1 because it is going down hill ever since Karen left. My lease ends in September, but they are forcing me to pay rent until October 10th because they want to milk as much money out of me as they can. Will never come back here unless Karen returns.

I absolutely love it here. The office staff and maintenance is always wonderful. Ive lived in several apartment communities and never have I enjoyed anywhere else in Colorado Springs as much as I do here. I even moved away for almost a year and moved back because I enjoy it here so much. One of my neighbors has lived here for (I believe) 16 years. Just a wonderful place all around. Can never speak highly enough about Cottonwood Terrace Apartments.

Staff is top-notch. They do the absolute best they can with available resources. With the vast array of attitudes in the complex, the staff is by far extremely helpful, understanding, and will go the extra mile to accommodate and assist residents.The pricing is market based, and are always being adjusted DOWN (with incentives) to generate occupancy. Those who complain about that are ignorant of how this works and should do some research before opening their mouth.My 2-years there were comfortable and very pleasant. I will miss the staff and their professionalism in all areas.My opinion: a great place to live and Id return in a second!!

So today my vehicle was parked in my gfs spot in which she was assigned. No complaints no one else said anything. I wake up and my car is gone? Why? Because my tags were expired. Although I have the tags in my car that I received in the mail yesterday. AND Apparently there is a DO NOT TOW LIST. that you are supposed to let them know to put you on just Incase you forget to put you’re new tags on. But who knows about that? So if you like to live a worry free life Don’t live here. We as people have enough to worry about while living our lives. Getting your vehicle towed from where you live shouldn’t be one of those worries.

Cottonwood terrace was my first apartment and they made it my first home. The maintenance men were great and always came to fix my requests the day of or the day after I’d put in my requests and always accommodated my times i was available to be there. Karen and Alyssa in the office were always nice and welcoming when I would come in for packages or to load my laundry card. Super pleased with living here, only thing missing is a dog park, but there is plenty of neighborhoods around to walk through or there’s a trail five minutes away.

Honest Review... Lived there for 3 years. Lease increased each year there. That aspect is normal for apartments, not just a Cottonwood thing. Maintenance was pretty quick, very friendly and got things fixed. Safe place to live. My toddler son had lots of fun on the play areas and running around the complex in general. One downside was the pool. Always down for repairs. Locked on Saturdays with no sign explaining why. No one was ever in the office during business hours. Overall I enjoyed the place. Cant complain too much, have to remember this is a standard apartment and you get what you pay for. Dont have too many bad things to say that you wouldnt see at other places as well.

The Cottonwood Apartments as a living space really are not too bad. My wife and I had plenty of room for the both of us and our dog too. It was nice that we could have a bigger dog compared to a lot of apartment complexes. I also enjoyed the location because it was so close to everything. However, I would NOT recommend them as a place to live. No one in the office knows how to do their job. We were told a certain price before we got a pet for the pet deposit and pet rent; it ended up being double what we were quoted. We spent over a month trying to get a hold of them to have our dishwasher fixed (having to wash dishes by hand for over a month is no fun). We finally got their attention by putting a letter in with our rent check to call us about the dishwasher. They entered a work order that expired and a second one was created and it was still not fixed before we moved-so I have no idea if it is fixed now even. They also charged us for a brand new carpet after we moved out. The carpet did need some cleaning, but did not need a whole new one-it was in great condition minus being dirty. We also gave them a forwarding address to send the last bill to-and they managed to mess that up as well. We are so happy that we have moved out and never have to deal with that complex again!!!

I lived at cottonwood terrace for a little over three years. The location was great and the staff was accommodating. Karen is always on top of things on the property. Brandon the maintenance man was great to fix any problems at the apartment always was happy to do it. He truly has a great work ethic. Ben the groundskeeper was nice too, no complaints here. I absolutely give the staff 5 stars.As far as the apartments go, I have had experience with three of the units. The first unit had bed bugs, and unfortunately we had to throw away a lot of belongings and I was severely bitten. The staff was able to fix this issue with pest control, although the process took a few weeks.The second apartment i moved into had a few issues as well. There was a case of mice throughout the apartment, and this took a few weeks to be addressed as well. We were given mouse traps to fix this. A month after the mice, the entire bathroom ceiling leaked through and a huge leaking hole collapsed onto the bathroom surfaces. My personal belongings were ruined. A bucket was kept there to catch any water. We moved into a new unit maybe a week later.The third apartment I moved into was newly renovated. This was refreshing from the older 70s aesthetics from the previous places. I remember there being a lot of things not fully renovated from the previous construction team, so if you are to move in just be tideous about the punch list. The only complaint I have about this apartment is that we received a new washing machine and after about one month of using it a part was not working. We reported it and the warranty did not cover a part of the machine and we ended up having to pay over $200 for the part, and that was a bit disapppinting. We went a few months without a washing machine until it was fixed. Honestly its a small machine so doing your laundry at the laundry mat may be more efficient.Parking is also a bit tough, especially with construction when they shut the streets.Overall, I would say that cottonwood terrace is making an effort to be better. I appreciate their staff and their efforts to better the place with the community upgrades. I had a place to live for three years so I am thankful for that.

I have lived it Cottonwood Terrace twice and both times were very positive experiences. Office staff is friendly and helpful. My apartment where is spacious. I’m quirky about dishwashers being too loud and mine was quiet 😊. Bonus… I could not hear my upstairs neighbor walking!

I lived here for almost 2 years and absolutely loved it. Karen and Alyssa in the office are absolutely amazing and were always quick to help with any questions. The maintenance team, Byron and Brandon were always so friendly, professional, and quick to fix anything that we reported. Byron even changed a tire for me! Talk about 5 star service! All the staff remembered me and my room mates by name and always made sure to check in with how we were doing. Never had any issues with the apartment itself.Only downside is the parking and maze of sidewalks, but after a while you get used to it. I would definitely recommend Cottonwood Terrace Apartments.

I lived at Cottonwood Terrace for a year and I loved almost everything about them! The price was not all that bad (since I was splitting the cost), it is super close to EVERYTHING you need and it is so close to the Cottonwood Creek Path and Park which I accessed all the time! The office staff were always on top of their game when it came to notifying residents about something and the maintenance staff were always fast and reliable. Parking was always kind of hit or miss, but never a HUGE issue. We lived in a quadrant surrounded by a lot of barking dogs but, obviously that is hard to control. I would highly recommend living at Cottonwood if you are looking for a new home!

I have lived at Cottonwood Terrace for a little over a year now in a non-upgraded 2 bed 2 bath. The first few months were a little rocky as we had to replace both the fridge and oven multiple times; however, the appliances are very old and it could somewhat be expected. We had issues with the carpet, ac and heat, and cigarette smoke coming in the apartment from downstairs. Please note that as of now the community is not a non-smoking one so there is nothing the office can do if this happens to you. Being non-smokers this almost caused us to not renew the lease but despite the issues mentioned above we love it here. The office and maintenance staff know us by name, we have never had any noise/rowdy complaints and they keep the grounds very well kept. If something breaks or we have questions about anything the staff is always happy to help and thats one thing I find very different from other apartments. The only thing I would recommend to the complex would be to figure out the parking a bit better. One reserved space is not enough when they are multiple drivers in an apartment and parking can often be very crowded. Other than that, keep doing what youre doing. We are very happy!

Living here for 2 years started off rocky with things not being done or very pricey but within the first couple months things got very good . Karen was always willing to help out when problems came up. If she wasn’t there Alyssa was great made me feel like my problems was her problems. When something in my apartment needed fixed she would have Brandon come and knock it right out. ( That guy needs a raise if you ask me ) I would definitely miss living there and recommend going to talk with Alyssa she is completely honest doesn’t waste time and will be there for you always. THANK YOU COTTONWOOD FOR EVERYTHING!!!!!

The place is not horrible, but in terms of value for your dollar, this complex does not deliver. If the maintenance staff worked as quickly to solve issues as the parent company raises the rent, it might be a better living environment.My late wife and I moved into the apartment complex in the Summer of 2011. Immediately we discovered a mold issue in the bathroom, and then were shocked when our upstairs neighbors washing machine flooded and opened a huge hole in our bathroom ceiling. That was in September. The issue was resolved in March the following year-a month after my newlywed bride has passed away. Six months to get around to fixing a plumbing leak (which never got fixed-they simply removed the washer and charged my neighbor a lower monthly rent), and patching my ceiling.The management was very prompt about asking for any fees or rent due, but when it came to serving the needs of their tenants, they werent quite so prompt. The neighborhood was noisy due to high traffic volume, but the complex itself was well maintained for looks and you had an assigned parking space, which was an asset.Quite honestly, aside from the absolutely horrid maintenance crew (which changed on a monthly basis it seemed), it wasnt such a bad place. However, I left when the rent for my 635 sq. ft one bedroom apartment was to be raised to $750 a month. Ridiculous. I moved ten minutes to the southwest and found a 715 sq. ft. one bedroom apt. for $575 a month. I am 100% satisfied with my new place and do not miss Cottonwood Terrace in the least.

I had such a bad black widow infestion that i couldnt let my son out of my sight IN MY OWN APARTMENT because i was afraid of where he might stick his hands. we used to spray our bed frame with pledge to keep spiders and beetles out of our sheets and we had to shake them out thoroughly before getting in bed. there was even black widows nesting behind the toilet bowls. the first apartment we had flooded do to a massive hole in the outside foundation and when we lifted up carpet to dry it we found mold in our bedrooms underneath. we demanded a new unit then we were only given 24 hours to move into it and they raised our rent to the market rate. 3 days after not fixing that major problem in the first apartment they moved a young girl and her toddler into that unit and they should be ashamed of themselves. the washing machines smell like sewage and mildew and therefore so do your clothes so we started taking our laundry to my moms instead. the play area is a joke and its covered in glass and cigarette butts and the surrounding grass areas are completely covered in dog feces. neighbors are creepy and do drug deals late at night in the parking lot. leasing office would never enforce rules to keep someone out of your carport. one employee informed me that cottonwood terrace is sliding down the hill its built on and there is nothing they can do about the foundation cracking and flooding. Colorado springs should absolutely tear this complex down. i do think that there are a select few residents who have been there for years and have nicer units especially located on the top floors and those are the people that post positive reviews and claim to not understand why so many people had personally bad experiences here.

Where do I begin? The lady Kim in the office which unfortunately is the manager is the biggest fraud I have ever seen. Nice in person but dont let that confuse you. Has zero customer service skills and will try to charge you for everything they can. We moved into an apartment and was supposed to be clean right? They charge you to clean carpets when you leave but when we moved in the place smelled terribly of cat urine and she refused to help us out and fix it. I had to threaten a black light test just to get her to treat the floor under the carpet. Still wouldnt replace it. They charge you extra for a unit with a stackable washer and dryer in the unit yet charge you for the water used in the laundromat. Charge you for the gas used for the grilles in the courtyard even though they allow you to have your own grille. My biggest issue is the windows and doors have absolutely zero efficiency. When its cold you heat the outside when its hot you cool the outside, get it? I wouldnt recommend these apartments to anyone. Snow removal is no existent and there isnt any security at night to deal with the thefts going on. Zero Stars.

Quick rundown of my 2 years here:Our appliances are 30+ years old.The walls and floors are thin and poorly insulated. I am able to hear cabinets slamming, garbage disposals, voices, and dogs barking through every shared wall.The windows and doors are fit so poorly into their frames that breezes blow through them. (I even get snow under my front door! Maintenance request was put in and never followed up on.)Our heater has gone out 4 or 5 times, the water heater has broken, and the oven has broken.We had to have the tops of our bedroom and bathroom doors sawed off by maintenance so that they would fit into their frames.Most disrespectful and noisy neighbors Ive ever had. One we even got to the point where Cottonwood Terrace assured us that they were facing eviction, even went so far as to say there was a court date set, but then still nothing came of it and nothing has changed.Children run rampant around the complex unsupervised, and they periodically dig through the dumpsters and look for things to play with.I liked this place a lot more when Kim was still the manager, but things have drastically gone downhill since then!Thankfully we are leaving in a matter of days to a place much better quality in a better part of town. This place is horrid. I wouldnt even rate them one star, but i had no choice. When we moved in we had pre-leased the apartment a month in advance. We thought that would give them time to have everything fixed, well we were so wrong. The washer and dryer they charged monthly for NEVER worked, the dishwasher leaked, the sink leaked, the oven didnt heat up, and those were only some problems. This people in the office wear so much perfume/cologne that if you go in there with allergies you feel like dying. The lady in the office named Kim can be very sweet in person, but shes really not that sweet. In fact we liked to call her the nicest bi**h we ever met. They charge an arm and a leg for the place and its really NOT worth it.STAY AWAY FROM THESE APARTMENTS.Save yourself time and money.

My girlfriend and I have lived at Cottonwood for a year now and we have loved it! The office staff is uncommonly friendly, prepared, and helpful, and better yet, the repair team was awesome. Our problems and work orders were taken care of very quickly and done well. The one parking spot per unit is very tough since the lot is always full and the increase in rent/bills for trash pick up and things like that are doable but a little pricey. For what you will pay (for a 1 bedroom apartment) you are getting the best deal. Many other apartment complexes are much more expensive for less space and amenities. There are lots of neighbors with dogs that bark all the time and depending on which side your apartment is on, traffic can be loud but overall it is a great complex and living here has been truly enjoyable.

The maintenance guys here are on top of things. They address issues right away and will compensate your time with kind accommodations. Other than that, allot of hidden fees arise after signing lease. Charge for trash valet which I guess can be ok for some. But when you live right around the corner from the bin and carry it urself, You cannot opt out from the $25 fee. Plus Laundry facility has been down for months. If your unit doesnt have washer dryer, they suggest you go down the street to public laundry mat...uhmm not what I signed up for. Has been very inconvenient for allot of us tenants, no compensation for it either.Complex is quiet and safe, no complaints there. The pool is nice in the summer.Melissa is real sweet. My Husband and I moved into these apartments in May 2018. At first we thought they were decently priced and we were happy that they allowed pets. Then problems started arising. First, we had a faulty sink in the kitchen and put a work order in to have it fixed. Several WEEKS later, it was replaced. Second, when the apartment complex decided to repave the asphalt, they told everyone to either find a parking spot away from their apartment or get towed. The parking situation is horrible for starters, there are hardly enough spots for everyone who lives there and to tell everyone to move their cars without providing an alternative other than move somewhere else or pay a tow fee is slightly unfair. Not to mention that the office is closed at random times all throughout the day and it is very hard to catch the two ladies in there. There are other apartment complexes in CO Springs that would be a much better alternative, dont waste your time and money on these apartments.

We moved into a two bedroom and 3 days later my bedroom ceiling started leaking. Maintenance came and bought me a bucket. I lived with this bucket for 3 months until they fixed the roof. Every time it rained my ceiling dripped. After they fixed the roof it took them another month to fix the hole in my ceiling. They did not come to fix it until we confronted the property manager and asked for her bosses contact info. The walls are paper thin. Cops are here every night. People are constantly being evicted. If you plan on staying here month to month after your lease is up then its $200 more a month. In the 10 years Ive worked on the road, this is the worst place I have ever lived

Finding a parking spot if you dont have a car port is awful! when you need to add money to your laundry card in the office it seems like they are always closed. New management hasnt made this place any better. Super incovientent place Ive ever lived in. Good luck.

This is an honest review and i hope they read this, not to take as an insult but to take away as things to fix. Im in the active duty Army. im not married but im living with my fiancee at the moment. i pay half the rent as it is only fair. i never really thought about it but i asked how much rent was all together ( we have 2 other roommates) I wont put the price for the simple fact it could harm their marketing. but to not have washers and dryers is a big thing seeing as i need to wash my PTs and OCPs every weekend. we have had multiple problems with pipes breaking probably because of the material they use. for how small of apartment once again, were paying to much. Heres my biggest concern. i have had a package waiting for me in the office and i only get weekends to go pick it up. but the time the put that theyll be back and the hours my fiancee and roommates tell me are two different things. i waited from 7:30 in the morning till 1:30 in the afternoon to see if anyone stopped by on a sunday. and sure enough, no one did. it took me almost 3 weeks to finally get my package which was a car part for my car to run so i could get to work. their play area is not safe for kids. glass and cigarette butts everywhere, sharp metal on the play set. and they dont have a place for dogs to do their business. its all in the public. though they do have the bag dispensers for that. for theses reasons were moving out at the end of our lease. its not worth the money till they make improvements.

Do NOT move here!!! We lived here for a year and it was an absolutely miserable experience. The water heater went out, our stove went out, the neighbors had a water leak issue that was never resolved. One instance I had the maintenance guy walk into my apartment without giving me any notice and I was asleep in my bed! So scary. We also had both of our cars broken into and things stolen. Seriously, do not move here.

Horrible place! Management is terrible...the girl that is there most of the time doesnt know anything! Full of bugs...had to wait 3 months to have ants sprayed. We got broken into because the patio door is installed wrong and they never did fix it! They charge way more than the old torn up apartments are worth! Never move here!!!

Let me tell you, I am still living at this place right now. Where do I start? Bugs, bed bugs where also here and I had to find them myself. There was a small whole in the bathroom where they were coming out at night. All of the windows leak air, bad. The patio leaks so bad that it blows the shutters around. And the best part is our door has cracked and broke down the middle. It has been over a month they still have not replaced it. There is about 15 screws in our door right now and it keeps breaking more and not being able to shut. They just keep coming back and putting more screws in it. We dont feel safe and there is nothing we can do. We have called maintenance; they come and do nothing. The hot tub is ALWAYS out of order. I could go on forever.

Contrary to some of the reviews listed here, I LOVED my time at Cottonwood Terrace. We lived there for a year and only left because we were able to move into a house. As every place has its downfalls, these apartments were great! Heres the breakdown:Move In: We got a great deal with a move in special & the property manager Kim was 50% the reason we picked these apartments! Shes knowledgable, friendly, understanding & FAR from a B**ch. She gets stuff done!! Nothing but respect and gratitude to Kim!Cleanliness: The apartments were clean and well kept. After we were there for a month we noticed some ants had gotten in from a tiny hole in the floor. We told Kim and the NEXT DAY we had the bug guys spraying the apartment& taking care of the problem. The neighborhood is well kept & clean!Management: First let me say we NEVER experienced a a problem here that would not occur at any other apartment complex!! Everytime we ever had an issue (upstairs neighbors noisy, outside light out, didnt understand a bill) the management team was more than helpful! They take care of the issues asap& are always friendly.We had our water heater breakdown in our year there. Within 24 hours Kim had a team come check it out, and they replaced the entire water heater, obviously free of charge. It was taken care of quickly!!The laundry rooms are great! You can get 3 or 4 loads of laundry in one shot. We once even left our clothes in the dryer a little long and when I went to go get them, someone had folded them for us!!Ultimately, these are the only apartments in the springs i felt comfortable to be in! Safe environment, middle of everything, with the best management team possible. They of course have pros and cons as any place would but these apartments beat any other apartments by far. Highly recommended!

They totally screwed me over. On the day I was set to move in they informed me that the apartment I was going to rent didnt have washer and dryer, even though they confirmed on VARIOUS OCCASIONS that the apartment did have washer and dryer. Upon seeing this disorganization, I decided not to pursue a contract to live in their apartments. It then took months to get my money back. Would not recommend this apartment complex.

Great location, nice neighborhood, close vicinity to a variety of shops/services.apt complex management, however, is awful. complete lack of attention to ongoing maintenance issues, poorly trained staff, and over-priced apartments. they want to compete with nicer complexes in the area, but refuse to do the maintenance needed to fulfill that image. Fancy tile steps/walkway to the leasing office doesnt make up for doors that cant be locked, windows that leak heat/cold due to not fitting the windowframe, and perennial sewer problems.Had my car broken into 3 times over a 2 year span after they cancelled the nighttime security service. Paid over $150/month in utilities for a one bedroom apartment because they wouldnt fix the huge gaps around my doors and windows that made it impossible to keep the heat/cold inside.If they could fix the physical issues with the buildings and replace the management team, I would move back. Until then, Ill continue to live elsewhere and let someone else get ripped off by Griffis-Blessing.

Literally, a slum.The management is extremely rude and never working at the office. The maintenance staff even admits to their residents how bad this place is. DO NOT MOVE HERE!!! Youll get stuck in a lease which is extremely expensive to get out of. Bed bugs, roaches,and ants come with most apartments. I hate this place so much. It should be investigated because of how badly it is managed.

We have lived in some of the most luxurious apartments in Colorado Springs so to compare Cottonwood Terrace would be unfair in a way. It doesnt have granite counters or garden soaking tubs BUT it has the most sound proof walls and ceilings of any apartment we have been in. It also has the lowest community utilities as well as the lowest utility cost per sq ft. Our unit was the Wintergreen 2bd, 2ba 1000sqft. Our average utility bill in the coldest part of winter was $130 and that was with the furnace keeping it at around 72 degrees. In the summer with the AC on keeping it at 68 degrees our highest bill was $98. When we lived at another place up north that was MUCH more expensive per month for a 1bd, 1ba, our average utility bill in the winter was $210 and in the summer was $140. The management team for the most part is ok. Kim was awesome and we really wish she was still here as an active part of the property management. Brad is awesome and is very helpful. Outside of these 2, I have not had enough interaction with the other staff to really write a review. I definitely give Cottonwood Terrace a 5 star rating for cost, location, and privacy.

If you dont get copies of all paperwork you hand in to them (intent to vacate, cleaning service receipts, beginning walk through, ending walk through) then they will say they didnt recieve it and charge you termination fees and charge you thirty days past the next due. They are a bunch of scammers.

They have lot of deals for service members. Got us 30 dollors of and waved some fees. But they gouge you every chance. Namely grounds utilities 40+ a month even in the winter. But what you dont know is your paying for the water and electricity used in the $1.65 a load washers. Half this winter the hot top was ether down or so dirty you could smell feet soup. One could live with that for the modest rent of 700 but after your first lease you find this was just an interductiory offer. Your new contract will be 50 dollors higher or 200 month to month. Some might say just move out then. O no they got you still you must pay for every thing not cleaned to their standard. If I could id attach the document. Window blinds are 25 each, toilet 30, stove drip catchs 15 each and Dry wall dmg 30 to 100 each. Carpets are to be professionaly cleaned by them at 160 your expenses. That all being said Amber at the leacing office is great and very professional and helpful. Calls to insure satisfaction and shows genuine concern.Ps due to poor planing front doors open to a hard corner in a small hall way 3 seat couches must be stood up then pulled from the bottom into the apartment. Impossible to do with out scoffing walls and furniture.

I would give it 0 stars if i could. while they seem nice they are horrible about maintenance. The hot tub has only worked for about 2 weeks in the last year and they refused to fix it while they spent money on a DJ for a pool party. Part of the problem with that is that like all their events they are in the middle of a work day so not many people can attend and to win any of their prizes you have to be a new resident or resigned a lease in the last few months. They dont salt icy sidewalks in the winter and only plow the parking lot once about halfway through the storm so you will have to deal with an ice rink for days and since the parking lots are on a hill they are HORRIBLE to drive in. I have even seen a dumpster sitting halfway in the street because they didnt feel like pushing it back into its spot. They dont clean the common areas so if they trim trees be prepared to see the branches laying around for weeks. All the apartments i have seen also have drafts under every door which isnt noticeable in the summer but will make you keep your heat on constantly in the winter in order to keep the temp above 65, turn it off and you will drop to the 50,s fast. I could go on and on but bottom line is while its in a nice area the management group does less for the property than places that cost hundreds less each month.

Horrible service when something goes wrong, down right rude sometimes. When I moved out they charged extra fees that some how occurred two months after I left. I have never had to have a cleaning fee from moving out of an apartment because I always make sure it is the same condition it was in when I moved in. I wouldnt recommend this place to my worst enemy.

Apartments are dripping in mold. Drip pans are filled with god knows what. They are prejudice and if you are adamant about stuff getting done they will single you out and not shovel the snow for you but will for everyone. Cops are always there and cars are broken into left and right

Hello! I am writing you in regards to the Cottonwood Terrace Apartment Complex in Colorado Springs, Colorado.We have an issue with the office staff, the online payment system, and the lack of guest services.The problem started when I made a payment online and saw that the funds were still in my account. The office says everything looks good on their side. I have to take their word for it as I do not know their processes. Sometimes, payments are rendered within 7 days then there are times where it takes a bit longer, but eventually it goes through. I am thinking this is the situation.However, I grow impatient because the money is still there. I go get a cashiers check and turn in the payment and at the time the Office Manager Karen assures my husband who dropped it off that the account is fine. Especially since we dropped off the payment.Well days later I check the portal and I see all of these fees. We go to the Main Office and the lady Alyssa who is there says she isnt able to help us with anything and we have to wait for Karen to get back from her trip. Something that is a big deal like extra fees that we have no money for we have to wait until she is back because the Office Assistant or Rep couldnt help us.We wait and she tells us that we owe all these fees, etc. First, they never gave us notice that the payment was kicked back. I found that out by looking at the portal which they are now saying is incorrect. Then they are saying we owe late fees. There are no late fees as far as I am concerned because when payment was made we were paid up to date.I spoke to Jennifer the Regional Manager and she has penalized us by removing us from the online portal to make payments which then forces us to somehow take time out of busy schedule (I work 14+ hour days) to try and make to the office when no one is either there or the person there cant help us unless its the manager.I have agreed to pay the NSF of $50.00, because lets say they took the money out at the same time I was getting their cashiers check then it would bounce back. Yet, I do not agree the balance of $192.08 is due. Yes, the entire situation is over $192.08 and that they are going to continue to charge us $5.00 per day. Even though we literally have not received a notice about the payment being rejected, and we have not received any late notices from the apartment office nor the corporate office.Yet, they feel this is needed for $192.08 to block me from the online portal and penalize us with additional fees when were the ones keeping track of whats going on and not them.Also, its extremely unprofessional that we cannot connect with each other via the phone but instead we are sending lengthy emails. Neither Karen nor Jennifer have attempted to call me, but instead my entire work day has been revolved around sending extremely elaborate emails when I have to work and especially since they want to keep charging me $5 a day plus the $192.08 that I dont owe!I would appreciate it if someone from this company to reach out to me as soon as possible.I would say out of the three years i have been here I have had problems with payment due to the website not working correctly. They are now saying its our fault also neither Karen nor Jennifer have contacted me after several emails. Extremely unprofessional team and I would not recommend for even a rat to stay here with the way they treat their tenants. No one is ever in the office and then if anything happens its your fault. RUN!!!
