As a resident of two years, I absolutely LOVE this place. Sure there are always gonna be little things here and there that arent perfect, but typically things have been smooth sailing. The office never fails to accommodate if I ever have a question or an issue. Maggie has been an amazing office manager, and goes out of her way to be helpful. Nice pool. Decent gym. Cool courtyard are with turf and grills. A great place for singles and families alike. Five stars.

The complex is nice. The apartment is great. My girl loves her washer and dryer. We love our island with a deep sink and I’m loving the balcony. You can actually sit out on it while it’s hot or raining and enjoy the day. Have a few small things we would like tweaked but we think also it’s because we are brand new residence. Over all we love our new home.

The leasing office was a total joke. Would not answer our questions regarding the Hello Landing association. I e wanted a 90 rental that is advertised through Hello Landing and the woman wouldn’t even show us the facility and stated she would cancel our lease due to Vrbo. Absolutely nothing she said made any sense. The facility looked nice but she absolutely ruined it for us!!! AVOID AT ALL COSTS!!!

Very helpful and responsive staff! Grounds are immaculate and I’ve never had an issue that wasn’t addressed within 5 hours or less! I can’t say enough good about this place! Very pet friendly, though you would barely know they are here. They have even vetted the residents well! Great neighbors too! What more could you ask for?

The Sands have been the perfect transition to Florida life for my boyfriend and I. We were thrilled to discover we are only a 15 minute drive away from the amazing clearwater beach. I love the gorgeous pond near the dog park area which we have also enjoyed having with our yellow lab. The pool is always clean as well making each pool day pleasant.

I moved my elderly mother into this community and was very pleased with Abby and her team to ensure the transition went as smooth as possible. The staff here go out of their way to make this community a top notch place to live. During the initial inspection will found a minor issue ( broken power outlet) and the team there had it fixed promptly. Its good to know that they take maintenance seriously. Choosing this family community was the best decision Ive made this year. Thank You Abby!

I recently moved in and it has been a great experience so far. The residents I have talked to have all been extremely friendly. Communication with my leasing consultant had also been great prior to the move. I have a puppy and he has enjoyed his time here and his walks around the well-kept path around the lake. There is also a nice dog park area. Coming all the way from Chicago, The Sands has made it feel like home fast!

The best apartment complex! I have been a resident at the Sands at Clearwater for 4 years and enjoy living here. The leasing staff is wonderful especially Jose! The maintenance staff is dependable, courteous and reliable any issues with the AC and they are up in a flash. The pool is incredible its like being at a resort. When searching for a place to live the Sands at Clearwater does not disappoint. It truly is a fantastic place to live!!!!

The apartment is great! Abigail in the office is always so friendly and helpful, Kyle came over in the matter of minutes at 3 am to fix our fire alarms and was still super friendly even at that hour!I love the dog park, fitness center, pool & trail around the pond.The postal service delivered someone’s package to my apartment so I thought the best choice was to bring the package to the correct apartment and knock on their door. I made sure to use hand sanitizer before touching the package, but my point is that I won’t be ordering anything to my apartment because the mailmen could give my stuff to the wrong home 🙁

I recently moved into the complex August 2020 & I am very happy I chose The Sands at Clearwater. After staying in Airbnbs for 2 months after arriving in Florida from NY, I was anxious to find a permanent home in Florida. Abigail Thrift & the rest of the leasing staff were very friendly and helpful & made renting my apartment smooth & easy. I am very happy with the layout & style of my 1 bedroom & its great having access to a pool & fitness center. My only wish is the fitness center had a bench press & some resistance bands. Other than that, everything is great!!!

Love the Sands at Clearwater gated luxury apartments! Great amenities (saltwater pool, workout room, secure a/c mail room, and gas grills at your disposal 24/7), SUPER staff and maintenance crew, and ideal location! Ten minutes from either the beach or the mall, with tons of great dining options right in the neighborhood! Amazing place to call home where I always feel like Im on vacation!

When I came across the The Sands at Clearwater Apartments, it had everything I was looking for and more. I reached out to the leasing department and was assisted by Abigail Thrift. The Sands at Clearwater office staff and maintenance staff are phenomenal!!!! Any issue I have had at my apartment has been addressed and remedied with extreme speed and precision. The staff always returns calls/answers emails/responds to requests within 24 hours and usually the same day! I have never had a better and more pleasant experience living anywhere than with staff at Sands of Clearwater. This is a wonderful place to live and everyone is so kind and helpful!!!

I love it here! New resident, loving the area and the apartment. Its quite, lots of restaurants, stores and action going on all around this area. You can virtually walk to almost anything you need.As it states this is a hassle-free living type apartment establishment, and being such a busy guy I love the fact that I can go home relax and not worry about all the things I have to do. Pretty much everything is taken care of for you, including trash pickup, maintenance even down to changing a lightbulb and Pest Control.The grounds are kept very clean, and parking doesnt seem to be an issue for me as others have stated. The process of getting in signed up and accepted into the Sands at Clearwater was a breeze, and Jaime and Jose were very hospitable and on top of everything.

We’ve been residents at the sands for almost two years. The entire time we have lived here we have been consistently happy with the experience. The property manager Maggie and the exceptional team are really what set this place apart from the rest. I have never seen an apartment manager as passionate about her job as Maggie. I’ve watched her walk the grounds of the complex, picking up trash and dog waste on a regular basis. The maintenance team respond almost immediately upon receiving any maintenance request and are always happy to help. The facilities are beautiful and well maintained. I would recommend this place to anyone. 10/10

We were in the process of buying a condo here in Clearwater and the deal fell through 3 weeks before closing. We were put in a bind because of this. I never thought I would have to rent an apartment sight unseen before, but here we were with no place to move and our house under contract. I called at least 10 apartment complexes and left messages with all of them. I was getting anxious not knowing where we were going to move in just 3 weeks. Then we got a call from Maggie at the Sands. I explained to her our situation and my anxiety of not being able to get in touch with any of the other complexes. She was so helpful and understanding and just talking with her put my mind at ease. I believe that everything happens for a reason and us moving here was meant to be. The apartment has a great layout for us and the community is well maintained and quiet. I cant say enough good things about the staff here. From the office to the maintenance guys they make sure that we are happy and satisfied. The community is a dog friendly place with lots of friendly people and pups for my dog to play with. We also love the convenience of everything with in walking distance or short drive.

The maintenance team is one of the best teams out there. We’ve needed a light bulb switched and a new bathroom shower door & the maintenance team is always on top of it. They are usually there to fix any issue within either the same day or the next day. Very respectful and courtesy people. Thank you maintenance team!

I LOVE living here. The apartments and the grounds are beautiful. I could go on and on about all the wonderful aspects of being a part of the Sands community, but the real thing the stands out is the front office. I am treated like family. I have never walked in there without an over-the top greeting and the smiles of Maggie, Jose and Marianna. They are top notch and care so much about the needs and well-being of everyone that lives here. They are fantastic! I also cant say enough about Jimmie and the maintenance crew. There is no request that isnt answered quickly and efficiently. These people are truly the best part of living here!

Update: Maggie promptly reached out when I had concerns renewing my lease and I was impressed by her professionalism, transparency, and integrity. In my past experiences, apartment managers usually had excuses before even hearing the issue. She genuinely listened to my concerns and was fast to develop solutions. The Sands is a first-rate apartment complex. I was worried about apartment living after owning a home for 16 years. We moved to Clearwater after I took a new job. I would be working at home and needed a comfortable environment. After only a few days, I knew this was the place to be. Now weeks into our stay, my fears of going back to apartment living are gone. Never had a better or more responsive maintenance crew than the staff at The Sands at Clearwater! I can tell that every member of the team takes pride in their work and in helping us residents to have the most comfortable stay possible. Every time I put in a request (usually in the morning) I’m pleasantly surprised to come home to a nice note and a completed request. The longest I’ve ever waited for a response to a request was only a day later! I Recently had a minor issue with my HVAC system and had to call the maintenance line after hours when my apartment got a little toasty. Within the hour the maintenance guy Josh showed up and got right to work. He fixed the issue and followed up with us the next day to make sure everything was all right. My wife and I have had peace of mind since our first day here and would recommend it to anyone looking for the best value in Luxury apartment living that Clearwater has to offer!! Thank you Josh, and thanks to all of the staff here at The Sands who make living here a joy!

This complex is well maintained and has amazing amenities. The only issue I ever have is that I can hear my neighbors through my walls and that sometimes the pool is not very clean. Otherwise, I can’t see myself ever leaving!

I recently relocated from NY and all I can say Is this complex is perfect. I met Jamie in front office, who is extremely honest and personable. Every move in detail was fast and exactly as she described. The unit was clean, fresh and move in ready. Im here a few months now and can say that the complex is well maintained, quiet and friendly. Between Jamie, Jose and Maggie in the office my every need is met. There is valet collected garbage and maintenance will come promptly to change out a bulb. If you are considering the Sands .... youre in for a treat.

If you like being within walking distance to shopping and restaurant, this community is perfect. The property is now managed by Bell and this is a good thing because I have lived on Bell properties in the past and always have had great experience, this community is no different. The staff is friendly and helpful. Especially Jason, any issues and he is happy to help and gets the job done in a timely manner. The apartments and gated grounds are relatively new 2-3 yrs old now and I love that. Apartments are spacious and modern. Noise is livable, this is apartment living after all. If you want quiet all the time, apartment living shouldnt be your thing.

If a helpful staff matters to you, then you can do much better than The Sands. There are a lot of options in Tampa Bay - keep looking.Jose is the most competent person there. That is not as much of a compliment to Jose as it is an insult to everyone else.The staff is rude and does not care at all about your experience. This includes folks who couldn’t sleep because of neighbors, infestations that were blamed on the residents, and zero ability to get maintenance on the phone. A week after I moved out, the “manager” didn’t know who I was, and tried to charge me for a fee even though I went there several times in person and asked how I should pay my last month. She sets a tone in the office that is not customer focused.The apartments are small and oddly built, with no storage and paper thin walls. Feels more like a dorm than anything else.I was lucky and did not have any major negative events happen when I lived there, but when things go wrong, trust me, Management will fight you. They aren’t on your side. I have friends at the Sands that had their lives seriously worsened by the folks in the office. After you sign, its them against you.

This small community is quaint, quiet and well maintained. From the charming, park-like courtyard to the salt water pool, this community is just that. A community. From the tropical pool cabana with ample oversized seating to the grills and walking path around the fountain, these apartments are a place to truly call home. The apartment ammenities are new, spacious and offer views from private balconies. The apartments are modern and contemporary with spacious rooms and gourmet kitchens. Did I mention this is a pet and family friendly community? I may never leave. You won’t want to either.

I recently moved into my new unit at The Sands at Clearwater and I couldnt be happier! The office staff is very friendly and has been nothing but helpful during the whole process of getting me into an apartment. The maintenance team has responded to requests in a timely manor and has gotten everything finished quicker than any handyman hired outside the property could. Our new unit had beautiful flooring, granite counter tops, and all our fixtures match beautifully. The view from our balcony overlooks the little pond and with the fountain running we never hear traffic. We always have parking available even being the last building on our strip of road. I have never had an issue even on the week nights. The saltwater pool and fitness center make a great place to work out and swim laps afterwards. The pool area is also super nice to bbq or tan! All our neighbors are very friendly and the dogs on the property always keep the conversations going. I can say I made the right choice moving here and have been very happy!

I moved into The Sands after graduating from college and moving back to Clearwater. The grounds are kept clean, and the amenities are a great added bonus. There is a pool, gym, plenty of grills throughout the complex, and gas fire pits. They also allow pets, which was great because I have a cat. There is a list of allowed dog breeds though, so keep that in mind if you have a dog most will consider an aggressive breed. The complex is gated with two entrances; one off Druid, and one off of Belcher. The location is extremely convenient. Youre basically 10 minutes maximum to anything in the city. Youre also walking distance to two grocery stores, and a few restaurants. There is also a trash service, so Mon-Thurs & Sunday all you have to do is put your garbage in the valet garbage can and place it outside your door. Everyone gets a unique gate code, which you give to guests and food delivery drivers. The gate will call you and you can choose to allow the gate to open or not. There is also plenty of parking in the lot for both residents and guests. The office staff is also extremely nice, and the couple times Ive requested maintenance have been quick and easy. You can pay rent online and via an app, which is not common amongst the apartment complexes I have checked out. The only reason I moved out was because I purchased a home, but if I had not, I wouldnt bother moving anywhere else. I understand there are a lot of complaints about noise through the walls or floors, but you have to keep in mind these are apartments and not homes. I would not say the sound experience has been any different than any other apartment I have lived in.

This is the absolute worst apartment Ive ever lived in.1. The walls are PAPER THIN. We could hear our neighbors above, below, and next to us having sex, having general conversations, listening to music. Everything. No matter the time. Ive lived in 7 different complexes in my life, and even the cheapest ones had better walls.2. Dont expect them to solve any of your issues. The staff is a complete joke and very unprofessional.3. When we moved out we called multiple times and left multiple messages to get our final bill and question the online payment account charges as they were extremely inconsistent. No one ever answered the phone and we never received a phone call back. I had to call the corporation to get it sorted out and was told the final bill would come in the mail via certified mail. That was in OCTOBER. Its now FEBRUARY and we just received a letter from a debt collector to pay the final bill. Wanting to be done with this place once and for all we paid it, and then were charged an additional $9.95 fee for the online payment, which we never saw anything about nor agreed to.BOTTOM LINE: dont live here. Im not even sure how a company like that is getting away with so much but its absurd and frustrating.

I was searching for a place to reside that is close to grocery and retail stores, post office, bank and gas station similar to the small city I lived in New York state. The Sands at Clearwater is very close to these businesses and I am able to avoid much of the heavy traffic of the Pinellas county area. It is a short drive to the beaches and northward to Dunedin. It is also an easy commute to Tampa or Saint Petersburg.The grounds are clean and very well kept.I enjoy the walks around the lake and lounging by the pool.I am pleased with the efficiency of the newer appliances, washer and dryer in unit, kitchen and bathrooms, and pet friendly policy.Management is courteous and professional, assuring me that my concerns are important to them.

This place is so expensive, several time I have been whithout power for more than 4 hours even all night,when they leave a paper letting me know that the power will off for 30 minutes, dishwasher is it been broken for more than two weeks and I let they know and still is broken. I’m paying for a service and why cannt they Do the service right. I just want to finish my lease to get out here.

Having anxiety about moving from a home into an apartment for the first time in over 30 years, I could not have asked for a better transition! From the day we visited until now, the week of move in, I have nothing but positive things to say. Moving into an apartment, even if brand new, will bring certain issues. Any issues we have had were handled quickly and professionally. Not only is the staff friendly and helpful, those who are contracted by them are friendly and helpful as well. Additionally, the grounds and common areas are well-kept and the clubhouse and the pool area are both clean and inviting. Moving here was a very good decision!

The Sands has been the best place my husband and I have lived this far. The lascaping is also manicured and the ground kept clean. The pool is never overcrowded and the clubhouse available to relax. DO NOT RENT HERE we have been living here from January 1st 2014 and we cant wait till the lease is over , theres nothing good about this place we can hear everything the neighbors are doing. Theres about 20 to 25 families that are not happy and wanna move out. If you consider moving you should ask the ppl. That live here...they charge for water with out having meters and much more to list.

Just read a terrible review about my home. I came away thinking how some facts were over aggerated. Management works hard to make residents as comfortable as possible. No place is perfect where there are humans. But if you, like me, are looking for a clean, quiet, friendly, pet-friendly, few steps from neighborhood convenient stores, Walmart, Banking, Shopping area and more then this is a great place to live.There are more pleasant things to add about living here but one must see for themself what makes it a fine place to live.

Worst apartment experience. Staff are horrible. Loud neighbors above us and the staff tell us to turn the TV up and make more noise... that doesnt solve anything! Maintenance team is lacking.Trash pick up we pay for every month is hit or miss and leaves a mess frequently. Have waited over a year to transfer garages, which we called and they said we werent on the list if one became available closer to us. Went to transfer garages since they didnt have any close to our unit, they want to charge me for 2 garages just to transfer. How does that even make sense? It would take an hour to transfer everything and they want to charge me for that? So to avoid the fee I have to unload everything out of my garage. Let it sit outside, go to the office and switch garage remotes and then load into the new garage unit... makes a lot of sense right? The garage floor isnt even sealed, its like a chalkboard eroding away... Dont expect anything to get done by asking the staff, youll need to go over them to corparate just to resolve anything..

Buildings are poorly constructed. Noise is a problem for everyone. Management is superior, condescending and blaming. Management tries to compensate for noise problems by bullying residents into near silence in their own apartments. Staff bailed 4 days before hurricane leaving residents to fend for themselves. And then they took 2 months to repair gates for this gated community. Dont live here.

THIS PLACE IS THE WORST TO LIVE AT!This place is built so bad, you can hear the upstairs dog barking all day and night. I called the office to do something or talk to them, but by then the manager had left, and new office staff was in place so nothing was ever done. The walls are very thin, after the people finished having sex, I lit up a cigarette. I knew every time the upstairs people were having sex, you could hear it all. You can hear everything.These apartments are the absolute worst. High Rent. The streets are very loud, Belcher & Gulf to Bay. Police and Fire Rescue running all the time. Forget that good night sleep.The doors, all you hear all day long is people slamming the doors. I put notice to the office, But they DID Nothing. Manager who took over never left his office to take care of anything. I tried to tell the so called neighbors about the doors slamming, that lasted 5 minutes. Where the hell were you people raised by letting the doors slam all day and night.Your neighbors, I will tell you this, keep your personal business to yourself. If not, everyone will know everything. There is a guy by the name of JIM, he thinks he is the slick talking cool dude. He tries to hit on all the women there.You would think paying A LOT of money to live in the new complex in Clearwater would come with some peace and quiet, HELL NO! PLUS, you get to live next to the worst people.LAST, THE WATER BILL, YOU SHARE THE WATER BILL. YOU ARE PAYING FOR EVERYONE WHO USES WATER ALL DAY. HUGH RIPOFF.I went to the pool once, and a guy had to ask me 50 questions about where I lived, my work etc. I left after 30 minutes and never went back. I didnt know that employees were allowed to do this with the residents.Let me tell you about the fees. You share a water bill with whomever lives in your building. YES, that is right. So if you use very little water, you will help pay for the family who has 5 in the unit running water all day. Its a major ripoff. My bill would go up and up by as much as $25 to $60 bucks a month. Trash fees, statement fees and more. My final words, stay away from this place. The local people do. The new people who move from the North have no clue. Good Luck Suckers! I moved. The slamming of the doors all day and night, the noise etc!

This place is the absolute worst. I have lived in apartments for over 20 years now and these are by far the biggest ripoff. My wife and I cant wait until we move out of here in 7 months. We will finally be able to get a good nights sleep once we are done here.They have the thinnest walls possible and you hear EVERYTHING!!! We have had to call the cops on our neighbors numerous times as you can hear the domestic violence through the walls. Let me clarify that, you can hear EVERYTHING! It is so bad we hear our neighbor DOWNSTAIRS walk around, let alone the neighbors we share a wall with. We know everything they do, it is so bad. We know when they get up and go to sleep and basically anything they do we can hear. Dont ever expect peace and quiet, at night or during the day. Also, get used to hearing doors slam constantly. I know when anyone in the entire building goes or comes as I said before you hear EVERYTHING!You would think paying A LOT of money to live in the nicest, newest complex in Clearwater would come with some piece and quiet, but I learned a long time ago that is a pipe dream. You can have all your fancy landscaping and granite counter tops. We just want to live in our apartment and not hear EVERYTHING!On top of that they let some of the shadiest people live here. Like I said we have had to call the cops numerous times on people here. I had one girl overdose in front of my door in the middle of the day and almost die. On our floor there are 3 other apartments and they all smoke cigarettes, which is fine, until you go outside and you see cigarette butts all over the ground and down the stairwells in to the parking lot.I will end my rant now, but I just wanted to warn any potential renters to steer far away from this place. For the money there has to be a 100 other places better then living here. Now if you enjoy eavesdropping on your neighbors this is the place to live. You can hear everyones conversations through the floors or walls, so if you are that type of person you will definitely want to live here. Just be aware that you might hear more then you want to as these people are shady.Yes, I have complained numerous times to the office, but I doubt they could care as they dont really do anything. All they care about it making sure every apartment is rented out. Every review on here for 1 star is completely accurate. Id probably get more piece and quiet living in the middle of Times Square in NYC.

Mostly a good experience.I have been happy with my stay at Broadstone - now known as the Sands at Clearwater. Maintenance is very fast, helpful and professional. I have had many occasions of needing something at the apartment, and I can turn in a ticket by calling or putting it into the online portal which is great. They always come fast and the maintenance guys are incredibly helpful. I love having valet trash service at my front door, and the lake is a nice touch. Also, having grills and a firepit is lovely.The community is fairly well kept, and although there are a few improvements that could be made to keep it sparkling new, I have no real complaints.I can hear my neighbors above me flush the toilet every time which wakes me up at night... sounds like a waterfall going through the house! Thankfully they arent there all the time.The walls within the apartment are paper thin so you are going to hear everything like your dishwasher and the dryer if you do them during the night.I have had some minor issues with payments/leasing staff recently but nothing that wasnt ultimately resolved with some insistence. A little bit more of an understanding and an Im here to serve you and Ill work with you type of attitude and a bit more smooth coordination would be well placed.I have had no issues with neighbors - everyone seems to be pretty pleasant. Ive only seen one incident in the two years I have been here where I heard yelling from someone who was angry and drunk in the courtyard. I didnt report them since it ended within 10 minutes and havent heard anything since.I dont have a dog but there is a dog park. They are very strict about noise level and keeping pets on leashes, etc.The units have granite countertops and stainless steel appliances.

WORST PLACE EVER, DO NOT EVER EVEN APPLY HERE. I started an application process and after we decided to go else where and not even FINISH the application process they ran my debit card for almost $300. I disputed it with chase and got my money back fortunately, but now the BROADSTONE is now on my credit report because they illegally used my debit card because she was pissed they held the unit for me (which I payed $200 for) very unprofessional, from the new fat girl behind the desk to the condescending manager who said they would reimburse me

Very thin walls and floors. My downstairs neighbor got mad at us multiple times for my 30lb dog walking around. (Not barking or running). Management tried to make us get rid of our pets because the floors are thin. You can hear your neighbors on all sides talking on a daily basis and the TV alllllll the time.Also, beware of a very loud and poorly placed washer. It’s energy efficient but it squeals very loudly because of it (so management says). I was told from other residents that they had the same problem. All in all, don’t expect to have any quiet time while doing laundry in your kitchen (yes literally). It’s one of those things that you don’t consider when looking at places, but you really regret it afterwards.A downside to the location to consider as well is the light on the corner of driud (as soon as you turn left out of the apartments). It has a traffic camera. I didn’t think this was a big deal until we got multiple tickets there for turning left on a yellow light. $150 each one. It’s amazing how many times you accidentally hit those things when you live next to it. My wife and I are very safe and cautious drivers but would get tickets at least once a month for the first few months because of living next to it.I do not recommend this place at all. Especially for the price. It’s not as well built as you would expect for the money.

I know I am going to move after only 4 months. They have security gates for 600 a month more than any other apartments. The plumbing sounds like a waterfall coming down the wall (very loud) $100 extra for first floor or certain views. The dog rules are good (cleaner than most apartments) but if you accidently leave poop it is still 150 dollar fine. The valet trash means trash in the hall ways. There are Palmetto bugs in the walls because the contractor didnt finish sealing the walls at the dryer ducts, with sanitary sewer manholes next to the building. cons: small and noisy with no storage, and lawn people are getting dirt all over my car. pros: big walk in shower and Island in kitchen but electric outlets on it dont work. It is nice on the week days so I raised my rating way up.

By far the worst!! They have all this information about how the apartments are the perfect living place thats completely false. They have way more rules that are never mentioned when signing your lease.I thought bringing my child here would be a safer place for raising him till we move out into our home and its sad but true to say that I was WRONG! Not only was the walls thin or any outsiders able to just walk in but the main office employees were rude with any questions or concerns we called about.All things became rules. Some I agreed with but some I did not. Like the trash service, youd no longer be able to use their trash service if you didnt bring in their trash cans by 9am the next day or put it out before 6pm Mon-Thurs. Bags also couldnt be more the 25lbs and no more then one bag. Along with if you dont pick up your dogs potty issues, when asking the office why they needed a DNA sample of my dogs month the lady lied to my face to say its for if the dog is lost thats false, its to know who to bill if they forget or do not pick up everything. I got a new dog with diarrhea from new food and couldnt pick it all up so to my surprise I receive a $150 fine and because of testing my dogs DNA and when I asked why we dont receive warnings before being fined her qoute was you dont get a warring, only fined . Personally thats BS to me if I knew that wouldve happened I wouldve take a bowl of water to wash it away if I knew that wasnt good enough. Also you cant leave your animals on the patio unattended ( even if your doors and blinds are open ) because it could cause your animal to jump over the railing.Also promising new renters one month free is screwing older residents for our rent going higher then what we signed up for so they can provide free rent to new applicants and offering the new applicants $80 to rent garages but its $175 for old residents even after renewing their lease.A neighbor gave them $50 to change her locks and they never came, even when she said the days she will be home to allow them to change the locks never dos their job. Called more then 10xs regrading her locks and no one showed up, not saying its a lack on maintiance but on the office themeselves for not making sure this lady got her locks changed when they knew the new locks were in their office. When she finally gave up and asked if they could put the $50 towards her rent since she paid them, they denied her to be able to put the $50 towards her rent due to it going towards her locks. Again after multiable times calling and walking into the office 3 months later.. Still no new locks and no money back.Ive never been so disappointment with this experi be of living here and I cant wait to leave. If I had the option of breaking my lease I definitely would. But for now Ill live my lease out but Ill never release and I certainly wouldnt ever recommend them to my friends, family or anyone in that matter to lease here.

This people are a ripoff . After renting this apartments they were charging me 121 of water every month for only me and my 4 year old . And we were barely at home .#1 when they say the walls are paper thin . They are .#2 they really make rules that are not disclose when you sign the lease .#3 Dont use your stove or use the carpet as they will charge for regular wear and tear at the end of your lease . Ended up with a last bill of 941 !#5 every ambulance or truck that passes through gulf to bay you will hear it .I regret renting there .

Future Residents,My girlfriend and I are recent college grads, and weve lived in some questionable spaces. However, this is by far the WORST housing complex weve ever stayed in..We had a palmetto roach infestation that went on for a month and a half (pictures attached). We had brought this problem to the office twice before they sent someone out. The problem was not fixed after two times. They did not seem to care until I waited for the manager for an hour in the office with a jar full of the roaches and set it on her desk. The general manager, maintenance manager, and I immediately took a trip up to our unit. They were shaken on how many bugs their were and verbally spoke your apartment is clean and it is an internal issue, we will get someone out here immediately to bomb the unit.Immediately turned into another week, and the terminators bombed our apartment. After the problem persisted.. they then gave us a slew of excuses saying that it was our fault. Claiming we never cleaned behind the fridge??? When we went to do so, there was 2 bouncy balls and a puzzle piece back there. We do not have kids.. so clearly they did not clean behind the fridge!!!1. You are not cleaning up the dead roaches and theyre eating them (as if we hadnt been hounding the office about how disgusting this bug problem is and that we wanted to live with them).2. You guys arent cleaning the apartment (after they previously spoke on how the apartment was clean and that we were not the issue).3. You work in a restaurant and the bugs ARE FOLLOWING YOU HOME (I cannot make this stuff up).4. This is JUST Florida, there is bugs.. (not knowing that we had lived in Florida, let alone had family here that had never had a roach infestation).I then got a hold of the Vice President of the company and explained what was going on. The manager then told me to send me pictures of the hundreds of dead/live bugs ( I have attached them above). She then offered us to move into another available unit AND extend our lease. We declined and gave them a month and a half notice that we are moving out 2 months early due to harmful living conditions.We were never late on rent. Yet, they spitefully did not accept and had creditors come after us. Theyre now coming after us for $4,000 for if we had just moved and kept the lease wouldve been $2400 for 2 months of rent. Even though we CLEANED AND GAVE THEM OVER A MONTHS NOTICE that we are leaving the residence. They switched owners twice while we were there, and you can see why from all the comments below.Do not even consider this as an option.. I would encourage you to keep looking..
