I had the pleasure of talking to Lindsey today and wanted to leave a review to let you know how professional and helpful she was. She was able to answer all my questions and even offered help in finding someone to help with the landscaping at the property. This is by far the best management company I have ever worked with and I would recommend their services to everyone!!!

Karen was very professional and prompt in her communications with us which was so helpful in locating the perfect place for our loved one during the trying times of Covid 19. Everything was so quick an easy from the no contact showings of properties to the application process everything was seamless. Great company.

I do NOT recommend this company. They are not responsive, they do not account for your money adequately, and fail to perform the most basic property management functions.All County Advanced managed my property from July 2018 until July 2020.My experience with them has been as follows:1. Unresponsive. You do not have a property manager assigned to you and within the past two years, they have gone through a lot of personnel turnover. You never know who you will get on the phone and when you do get someone on the phone, they are happy to forward you to someone else’s voicemail who takes their time to call you back (I’ve gone up to two full weeks or 14 business days without a response). In the interest of fairness, I must point out that whenever I dealt with Sarah Sebastian, she was the exception, but I believe her decision making authority is limited, so she too had to forward things up the chain for action. Hon Wong was also the exception, but, beyond an e-mail or a phone call stating action would be taken, I did not really see any change.2. Irregular owner statements. Every couple of months, I saw irregular fees taken out of the owner payments without a maintenance expense attached to it. Every time I called/emailed, the immediate (albeit late) response from Jerrad Ferrera was “oh, that was a late payment from the tenants…” think about that for a second…… a late payment fee assessed on the tenants was deducted from my disbursement as an owner. How is it possible for a property management company to assess a fee to the tenants (meaning they get paid above rent) and this is deducted from MY income? Yes, they did this to me a few times… at least that was their initial explanation until I got the broker/owner involved. The point is that there is no attention to detail and the accountability is lacking. Before hiring this company, ask yourself if you really want to hire a company without a solid grasp of where your money goes.3. Improper file management/turnover. To top it all off, I had some roof damage on my townhome that cost me $1,800 to fix. This is important because my HOA fees account for roof repairs/replacement. I asked Kim (who has apparently been fired) to approve the repairs but to check with the HOA first. Of course, what she did is approve the repairs and then asked me for a contact number for the HOA (yes, apparently this information deleted itself from my file). Long story short, I paid $1,800 to repair the roof of my unit out of pocket instead of being able to leverage the HOA funds that are reserved for this specific purpose. Additionally, they placed tenants without getting them approved by the HOA. Luckily for me, the HOA never found out about this, but this is basic property management 101 and they proved they could not handle simple tasks.4. Improper knowledge of military requirements. They do not fully understand how military orders and the servicemembers civil relief act is supposed to work. Yes, they know what the military clause for early termination is, but when it comes time to ensure the tenant notification is accompanied by a copy of the servicemember’s military orders, they were lost and I had to explain what to look for.5. Improper lease termination and turnover. Naturally, the new property management company identified discrepancies with turn in/transfer of the property that were chargeable to the tenant’s security deposit (items left behind, burned out light bulbs, and improper cleaning), so they recommended a claim to the security deposit. I had to threaten All County Advanced with a lawsuit for them to respond to my new property management company (who are fantastic by the way).This company WILL NOT look after your interests; they are not responsive; they do not assign you with a dedicated property manager; they struggle with basic property management functions such as HOA coordination and military early lease termination; cannot account for your income/expenses adequately; and lack professionalism/customer service abilities.

In August I used Property Meld for the first time. This would not have happened without the extremely polite and helpful Rose! When the electricians and plumber were notified I received very prompt response. They arrived, did their work professionally, on time, neat and clean. WOW! I was impressed with All County Advanced for the first time in 5 years!

Unfortunately All County Advanced Property Management is not as professional as I taught they would be. They processed our papers before they were completed with the required information. After several phone calls, and the VP (Mr. JARRED) not returning his calls, we were told that the property, we were looking at, was given to another individual who applied. Im happy that someone found their home, nonetheless Mr JARRED and staff could have sent an email telling us that the property was already spoken for. Please find someone else to do business before choosing All County Advanced Property Management

Renting through All County was an all around excellent experience. The office is very attentive to calls and will take care of whatever needs done and continues to do so in a timely manner. As a tenant, my air conditioning broke. Rose MacDonald has an air conditioning company out the same day. Super service! I was having trouble entering the maintenance issue into the computer. She said “ don’t worry about it. I’ll do it for you.” I really appreciated her help. Great representative of All County Advanced.

I am currently renting a property that my landlord has chosen to use All County as the property management company. Wayne Jones has been extremely unprofessional, rude, aggressive and most recently he has put me in a situation where I fear for my safety and I have had to hire a legal representative. You cannot reach anyone at All County unless you send an email or go through the tenant portal (they do not give out their cell phones). Over the summer, after my grandfather passed away, I had a very good friend stay with me for less than two weeks as I had to be in Boston to deal with setting up a funeral other tasks associated with a family member death, so my friend offered to take care of my cat. He had brought some clothes over during that time. While I was away, Wayne sent an email saying he needed to enter the property with a pest control person to do the pest control service which I agreed to. When he saw my friends clothes, he assumed he was living there. When I got home I received a 7 day legal notice saying I violated my lease and if I did not resolve it I would be evicted. I explained to Wayne that my friend had just came to the area and was only there to help, however if he needed him to fill out and application then I would have him do so (however his intention was not to stay past the few weeks of helping me). When I tried to explain why he was there, Wayne would not listen and said either he leaves immediately or turns in an application. He chose to leave and Wayne insisted on coming inside the house to do another inspection to make sure not a single article of anything that belonged to him was in the unit. He did that inspection on September 1st, 2017 and told me afterwards that the matter was settled and over with. Since my lease ends at the end of January, I had to reach out to Wayne asking what the renewal process was. Wayne told me is was mandatory that he comes back into the unit to do another inspection where he takes photos of everything and then he will discuss with the landlord how they would like to proceed. I let Wayne come do the inspection, only the next day to find a seven day legal notice saying I have an unauthorized tenant in the unit and I will be evicted should I not resolve it. I was completely shocked as I have had zero people in the unit - even guests - in several months and my second bedroom has a bed and a few photos on the wall that all belong to me. When I called Wayne the following day, he told me they know there is something living with me and to have them apply. I told him there is nobody living with me and I asked him what would make him think there was? He said he didnt need to give me a reason, even in court he doesnt need to give me a reason, and that my lease has not been renewed. He went on to tell me that I am a horrible person that will learn I cannot go around living my life lying and scamming people and that he doesnt have to prove anything to me. It was the most stressful, unfair, completely baseless and false claim. Come to find out, my landlord had already renewed my lease before Wayne decided to falsely accuse me of having a unauthorized tenant and falsely say All County will not renew my lease. I also found out that Wayne did not tell anyone about the notice (and that he was not even the actual property manager - only the assistant property manager). When I explained to my actual property manager and the owner of All County what was happening, they both had no knowledge that Wayne had taken it upon himself to put me through all this. My landlord was made aware of everything going on behind her back and once she knew all this, she told All County that Wayne is not to be involved in my rental agreement at all nor is he to go anywhere near the property. I am a single, 33 year old woman who lives by myself. I have paid my rent, I am quiet, I keep the unit in very good shape, and most importantly - I have not ever violated my lease. I have received no apology for the actions of Wayne, I fear for my safety as he is obviously not capable of doing his job correctly

The guy who fixed the AC was FAST, courteous, friendly, kept his appointment time, knowledgeable, and most importantly FAST!!! The app was really easy to use once we got it set up. Definitely have peace of mind dealing with this company.

Have had a great experience through 6 months as an out of state homeowner. We ended up getting great tenants who pay on time and All County has handled the minor requests our tenants have made without a hassle. I consider my service fee money well spent each month thus far.

We rented for over a year and a half from this company. Be careful with them and if you can have a lawyer on standby. At first I thought they were making simple errors that were costing us money. After a few situations we figured it out that their management was devious and liked to play dumb when questioned. Days and weeks sometimes would pass waiting on questions we asked about the lease or property. This all started with late fees with a check they said they never got. Without explaining the policy to us they just watched fees stack up on top of the late fee as two more months passes. We quickly switched over to electronica payment so that we would have a record of everything. Then upon extending our lease there were more issues because they didn’t communicate well with us and we struggled to get answers from them. At the end of the lease they charged us for cleaning services that were not required and took it from our security deposit. They tried to nickel and dime us the whole way through. We never before experienced such poor and dishonest service from a property management company.

Sherrie from property will boldly lie to you. She advised me that I was approved for the property. I asked her for a copy of the lease on Friday and she said she would send it Monday morning. I also requested a walk through of the property Monday evening before signing these lease. She agreed.We reached out Monday morning to schedule the walk through and left a message. She never returned the call. I then called and left another voicemail late afternoon/early evening after texting Sherrie in the afternoon with no responses still. She then called me back after 6pm and advised me she leased it to someone else. This was 9 days after I submitted my application and waited 7 days for approval and paid my fees.Not the way to do business.

We are renting a Condo since August 2017.Has been almost one year since the air conditioning in my unit is not working...I mean no cold air when is hot, no hot air when weather is cold, with a child living with us.Everytime they send somebody different to check the a.c., everytime the technicians state that there is a leak in the freon conduits running from the ground floor to the second where we live, they recharge and after two days system not working again...cant wait for my contract to expire and move out. They are prompt and professional only when it comes to renew the lease and accept the yearly increase. For the rest, worst Tenant service ever. Time to talk with a Lawyer for breach of the contract from their side.If I could give them zero stars I would...and should!

Since I lived out of state I was using All County Advanced Property Management for one of my properties. They have always been prompt with addressing questions/concerns I may have had.I recently decided to take my property off the market from being rented and to relocate back down to Florida. Between the transition of moving back to FL, Sarah Holsopple went above and beyond to help me. She connected me to several of her contacts on work I needed, she loaned her lockbox so that I could get contracts in/out of my house to get work done. She has always been professional.If the day comes where I want to buy/sell something I will definitely use her again.

Made a mistake with my first PM choice and ended up with All County after meeting with Sarah and Hon (who came in on a Saturday just to meet with us).From start to finish they have been professionals and are doing a great job of managing my properties in Gulfport & Clearwater. I am happy and, just as important, my tenants are happier. Sarah has been the point person since we signed up and we couldnt be more pleased.My rentals have gone from a time/money sink to a passive investment. I have great confidence in the team I have worked with and look forward to using them for any new properties that I might acquire in that area in the future.

My husband and I paid a application fee for a property in Pasco county, I get a phone call from Wayne that the property was already rented out even though we were able to see the place over the weekend. He informed me that we can look at other places to rent on the website and put our application fees to that. Well there is only one place available and it is out of my price range, so I asked for a refund, I am not getting any response through email about a refund, very shady person he is. I dont recommend dealing with this company, if you have to deal with this Wayne guy!

SCAMERS!!! Do NOT trust this company and do NOT trust they’re property manager Wayne! They are scamers and are trying to make quick cash by stealing applicants application fees and then saying they have no clue who you are once the money goes through. Wayne is one of the most unprofessional and down right the stupidest property manager they could possibly find. Good luck renting out your properties if your property manager is stealing all your customers application fees and declining all their applications.

This is by far the WORST property management company I have ever seen. We worked with Hon at the Clearwater location. We decided that we were going to put the house on the market when the lease was up and our renters requested that they could live their month to month when their lease was up, while it was on the market. So our realtor went over to look at the house about 2 1/2 months before the lease was up. There was 4 dogs living in the home when they had only disclosed 2 and the house was packed full of stuff from top to bottom. This a only a 1200 sq ft house. I informed Hon that there were dogs living there that werent suppose to be there. Ofcourse he never followed up after numerous unreturned phone calls and emails. We then decided that we would offer to let the renters out of the lease early because of the amount of dogs and the messiness of the house. I called Hon several times (no return phone call) and spoke to another associate named Sherry, who would not call and offer the renters to get out of the lease early. Finally I talked to Gail at the corporate office in Tampa who stated that she would call me back personally and let me know what they say, of course she never called. Then our neighbor next to the rental informed me that there was many, many people living there. I informed Hon of this again who did not follow up. We in all discovered that there were 6 people and 4 dogs living in our tiny little house. When the lease was for 2 people and 2 dogs. By the time that they actually followed up they served them an eviction notice 7 days before the lease was up. Then when they did the walk through my realtor pointed several things out to Hon that were damaged in the house, especially the stained granite counter top in which Hon replied It just needs a good cleaning. So in all this company never returned my phone calls, did not follow up when the lease was being broken and failed to take the correct amount of deposit from the renters so that the repairs could be made. When I emailed Hon about the damages he did not mention, of course he again never answer. I would not recommend this company to ANYBODY.

When my tenants left abruptly with no notice and left the house a mess, my PM was of no help. I am out of state and was desperate to get the house repaired and re-rented. I reviewed many different PM companies online and decided to go with All County Advanced in Clearwater. Best decision I ever made! Sarah H. worked with me tirelessly to get contractors and vendors to do the various repairs needed at better prices than I had been able to find by myself. She lined up the workers, worked with my budget, and stayed in constant communication with me on how repairs and other work was going. She sent me tons of pictures as the work progressed. When I needed a refrigerator she found a great deal and had it installed with the old one removed. I tend to be a worry-wart (read: micromanager!) and she handled my every concern and kept in constant contact. The house now looks beautiful, better than it did when I lived there. It has just been listed and I am confident that it will soon be rented. The level of service provided is well above what one might expect from a PM. Many kudos to Sarah H. in particular, and to the whole team. I would recommend them to anyone who needs a property management company.
