Staff in the leasing office is always kind and deliver great customer service! I have interacted with Jennifer the most and am grateful that she works in the office. She is always nice, informative and professional. The apartment complex is clean, friendly and not to mention how the staff sets up food truck vendors to come by. :)

My husband and I recently moved to this complex and let me tell you, moving from another state to TN was very scary for us. We had never lived out of our home state and we were very concerned we wouldn’t be able to settle in easily. The Waterford Landing staff had made it so easy to move in and get information around the area. Jennifer in the leasing office was more than helpful and very welcoming when it came to us moving in and she let us know if we had any issues we would be more than welcome to come to her. The neighborhood in general is super family friendly and oriented and they make sure to do a little extra for their community. They have special “treats” for residents at the leasing office some days, or they have a food truck come and serve the community. It’s just really awesome! I’m so happy we made the decision to come settle here, and on top of all of that, our apartment is perfect for my husband and I. Thanks so much you guys.

The staff is a joke. I previously would’ve recommended this place but honestly can’t say I would anymore. When we moved in Nelson worked here and seemed genuinely friendly with his tenants. Since he’s left the few interactions I’ve had with the office staff have been terrible. They charged us an addition $75 for having trash outside our door even after having emailed them to let them know we were purging our apartment and had piles of trash we were taking out daily. They stated “it’s in the lease” and proceed to charge us $75 on top of our already pricey rent during a pandemic that has left so many people including myself in a hardship. I’ve never lived in a place that didn’t work directly with their tenants to fix any problem they could solely to keep a good relationship with their tenant but they so clearly do not care. The apartments are nice, landscape is nice. But because of the front office alone I DO NOT RECOMMEND. You can find a place just as nice with people that won’t charge you for anything they can.

Right when we arrived I was shocked at how nice and spacious the apartment was! The staff is very helpful and kind. Also it’s nice to be right in town but still have some privacy and space! Love waking up and seeing deer all around the property while walking the dogs!!

I have been here for a year now. It was wonderful when I got here. The staff were amazing. But then Nelson left. Front staff are not as nice now. An example is threatening tenants a charge of $2 if we don’t pick up packages within 2 days of arrival. The grounds are not as well maintained as before and there are no video cameras to deter thefts.And today was the pinnacle. The tenants get a text that the best review on Google will win a $25 gift card to Texas Roadhouse. I am guessing I will not be getting the $25.I understand COVID has made things difficult but Waterford Landings was much better when Nelson was here. He actually took interest in the tenants and got to know them.Just my $0.02.

My family and I relocated here from Alabama a little over a year ago. Considering we have a big family, we find these apartments spacious and I absolutely love the 9’ ceilings. Management engages well with the tenants and there is always good music and positive vibes coming from the office. Jennifer and Tammy has really made our stay here very pleasant. They’ve gone above and beyond for us, especially when we’ve needed help during this pandemic. Also, their maintenance crew is very friendly and really good at what they do. (Wayne & TJ are my favorite)

My family and I live in the complex for 5 months. We love it. A lot space, elegant unit, nice neighbor, nice staff, very clean. The staff always have activity that all the complex enjoy. Was the best decision to move in.

Amazing place! Had a move in discount, staff is super friendly, they hold multiple events per month for adults and kids, maintenance has quickly fixed any issues Ive had, and the entire community has been so nice! Also its a walk away from Walmart and Applebees.

Ive lived here for the past two years and have nothing but good to say. This is actually my second stay here, we lived here a few years ago, but moved to another apartment complex across town, and moved back when our apartment building caught fire and Waterford Landings opened their doors to us and helped us a lot. With how large this complex is, they take the time to ensure everything is taken care of and secure. Any problems Ive had have been quickly taken care of. When my wife passed away last year, they were so supportive and compassionate to us, and helpful with the family coming into town and such. Overall, I truly love it here.

I recently moved to TN and have very little knowledge of the area. From the start of my move to the end, the staff has been more than helpful providing me with essential information which increased the ease of my transition.When I submitted a maintenance request, the staff was very timely in their response and helped me with the issue immediately.The location of the apartment is great, as there are a lot businesses within the area. This provides a multitude of opportunities without having to travel long distances.

Very nice location and apartments. Spacious and amazing amenities!! Jennifer Pinedo is the person to go to!! She is amazing and very kind, she helped us get exactly what we needed and at such a short notice!

Its a great place to live, lots of green and great for your pets too. The two pools are awesome and it has a nice fitness center too. Staff is really friendly and its very well located close to everything.

ACTIVE MILITARY PERSONAL RUN!!!I encourage ALL from considering this company. The management staff is rude & will not return calls. If you are active duty military RUN!!! This is a horrible place & this company will only attempt to scam you.1. I signed a lease with this company in May 2020. I received orders to deploy in July 2020. I followed the typical process. I even communicated with them about several concerns & issues that I was looking to avoid (money that was due to me being a primary concern).2. I referred another military member that leased an apartment. Thus I was told I would be receiving a $400 referral fee. Have that in writing in an email from the leasing agent. (No longer works there is NOT my problem).3. I lived in the apartment for just short of 3 months. I never moved any furniture in as it was all stuck in FL waiting for the military to move it which was delayed due to covid. I pretty much slept on an air mattress & used the kitchen & bathroom. What would there be any reason that my full deposit would not be returned?4. I have attempted calling & emailing with both the location & the management company EMERSON based in Nashville. NO ONE ANSWERS THE CALLS OR WANTS TO GIVE ANY ANSWERS!!I WILL BE ATTEMPTING TO TAKE FURTHER LEGAL ACTIONS AS WELL AS DISCUSSING WITH BASE HOUSING AT FT. CAMPBELL THAT THIS PROPERTY & ANY PROPERTY OWNED OR OPERATED BY EMERSON MANAGEMENT COMPANY BE BLACKLISTED AS THIS SHOULD NEVER HAPPEN TO ANY OTHER SOLDIERS!!!!

The apartments are nice and mostly well kept. The amenities are very nice. The management office personnel can be extremely rude. If you are looking for handicapped parking this is not the place to be as the maintenance and contractors take all of the parking spaces, and they do not have handicapped placards or plates. It has been an ok place to live but I would not recommend it to anyone else when there are other nice choices in this price point.

Had a month to month lease and still had to pay an extra month because of the 30 day notice deal. This place has hidden fees and they will rip you off. You have to buy your own washer and dryer. The only good thing is the pool which is only for summer.

We LOVE this place so far! Friendly staff, luxury add ons, and homey apartments. Waterford Landings is very well kept, and when we got here we were shocked at how nice everything is.

Lived here for a year and now that Im out of the army, I hate that all apartment complexes cant be as awesome as this one! Quiet neighborhood. Everyone is friendly and the staff are really helpful, especially Jaime. Location is great for shopping and eating. The only thing is that its a little far from post but it makes up for that in every other area. The money is well worth the peace of mind knowing you are in a safe location!

I absolutely LOVE it here!!!! Everyone is really nice and the neighborhood is so quiet. The staff is always helpful and they are the sweetest ever. Best location as well, there are restaurants all around and the mall is right down the street!!! I love their events also. I have never lived in an apartment complex where they actually get involved with their tenants like Waterford Landings does. I am definitely going to renew my lease here!!!

I lived here for almost 2 years and the experience was very nice. Very good location (close to a Walmart store, Governor´s square mall, exit to I-24 and restaurants), installations are great (fitness center, laundry area, swimming pools, club house), the staff was always kind and helpful. Just one time I had trouble with the air conditioning system, but was solved right away by the maintenance technician. In summary, I recommend to live here.

We moved into the apartments in October of 2016 after moving here from GA. We have 2 kids and the 3 bedroom apartments work great for us! It was a bit hard downgrading from a 3 bedroom, 2 story house, but we like the quietness that we get here! The staff is super friendly as well :)

Lived in this complex for two years. Everything was great until it was time to move out. The complex completed the moveout inspection and never forwarded me the charges to handle them. They were later sent to collections without any notice from the credit or apartment complex. Very poor job at managing and notifying residents of outstanding balances.

Nice place to live, bit expensive compared to other places, but you do have a really nice management and so far any problem normally gets fixed inside of a few days. We only need more tools at the gym.

They are not motivated to retain tenants, as the office staff is very rude and combative, and will look for any excuse to undermine your request with excuses that are both invalid and offensive, and after theyve done that, they still wont complete your request. In fact, when the coronavirus crisis hit, they used it as an excuse to do less in the name of safety, and yet when I said I tested positive for COVID19, they told me to drop my keys off at the office. They literally could care less.

These apartments are like a hidden gem!Location:Tucked away with easy access to the main road of Clarksville that has all your shopping and restaurant needs covered.Staff:The entire staff always greet you with a smile or a wave when driving around the community.Upkeep:The grounds and facilities are kept clean daily by friendly and courteous workers. The staff here takes pride in our community.Maintenance:The maintenance and office staff are always friendly and quick to respond to any such issues you may have.24/7:The gym and laundry area are both open 24/7.So far I have loved my time here and will recommend this neighborhood to anyone.

Our lease is up soon, overall it’s not a bad place to live. The amenities are decent, location is alright, you do have a lot around you but the traffic off of exit 4 is ridiculous. The one thing I do not like is how they are charging us $600 for 11 days when we move out. 11 days when the month has 31 days!

Mantainence is skeevy, put in a false claim in order to conduct their own search and rifle through my belongings for some reason. They dont fix anything unless you threaten them with legal action and theres no parking. Their car care center never works, their pools stink, and Id rather circumcize myself with a number two pencil than spend another year in this dump. Run, run while you can.

The management here is, unfairly and pushing us out of our apartment, threatened us with eviction letters 4 days after paying rent because it was short of $27.00. Unaware on our part. What ever happened to a friendly reminder or a courtesy call or notice. Know! they threaten you...How about verifying funds before accepting. We always paid on time, some times a week in advance. Things are always breaking down inside the unit without any complaints from us but yet we wait days, weeks, sometimes months for something to be fixed, and nothing being deducted from rent. My car was broken into twice within 1 year of living here. Horrible experience, wouldnt wish this experience on anyone!

I have been a resident since 2016. The attitude and unprofessional behavior of one of the leasing consultants is uncalled for. Other residents heard her back talking, saw her eye rolling, and being disrespectful to residents with concerns. I seem to not be the only person that has been a victim of this behavior.

This is a great place to live, but if you ask maintainence for anything, expect it to take a while.Great price for a great place and they have various lease lengths so its also great for Austin Peay students or Fort Campbell soldiers and families.

We took care of out end of the bargain and even paid extra to move out and they still want to pin $1200 on us, never forwarded the invoice of the post inspection, never gave us our deposit back or explained why they didnt give us our deposit, and then proceeded to send straight to collections.

We have been here for almost two months and we just love it. Tanera helped us get in so smoothly that we didnt have any extra stress that can come with moving! The management is so nice and they try really hard to make you feel at home. They even sat outside one day at 6am handing out Krispy Kremes so that everyone would have a good start to their day! Will definitely be staying here for a long time. Happy that we chose Waterford Landings for our new home.

Maintenance NOT too good . HVAC needs help .No attemps to fix leaks ,...venting Freon to atmospherevia the Leaks that arnt fixed .( EPA would NOT like that )TN people are a**h*les yes , they are americans ,and yes , they are *sshol*s .the complex reminds me of a Sears Modular Homeconstruction .

Me and my husband have lived here for 4 months, and they have been absolutely awful. We put in a work order in February and just now had it “fixed” in May. The maintenance is a joke. NOT a quiet place to live by any means, people are constantly revving up their engines at all hours. Neighbors are extremely inconsiderate of other people living there. Looking forward to moving out and never coming back.

The workers are nasty people, unfairly pushed us out of our apartment, threatened us with eviction 4 days after paying rent because they had someone scheduled to move in the following month even though we had just resigned. Takes advantage of military service members and spouses. Car was broken into twice within 1 year of living there. Security guard never calls you back, does nothing but yell at you by the pool/basketball court 30 minutes prior to even closing. The complex kept out rent in full, although we ended up moving out half way through the year, and tried charging us for a window a.c unit we never had. Then did not return my calls or answer them, then illegally went straight to debt collectors. Horrible experience, wouldnt wish this community on anyone! Even housing on fort Campbell has dozens of horror stories from other service members who have had similar experiences with this complex.
