Do not let PMI manage your property! Large work orders without consulting the owner, painted my house a new color without even asking, tried sticking me with a huge bill for it. I would have done the work myself for way less if they had asked first. Raised the rent twice even though I specifically told them not to. A tenant skipped out without paying and the house was vacant almost 6 months while PMI screwed around and delayed everything. I even had to threaten them with a lawsuit over it. Just dont use them. Find another management company.

Ive inquired on their website regarding Rental Management fees, included my info Weds and got a phone call yesterday(Thurs) afternoon from a lady. She notified me that she will prepare a market analysis on my property and email that night. Its Friday(today) and nothing on my email. Its definitely not a good first impression. I treasure my time and dont feel like calling back and asking what happened? It really pays to shop around and not always just believe in Google reviews.

My friend applied for a home the day it was posted and paid the 40 dollar fee. They scheduled a showing for the next day. Before the time of the showing they rented out the home to someone else, they didn’t cancel her appointment. She showed up there and the realtor never showed up, gave her an incorrect code, and now they won’t answer the phone. Nice job just stealing someone’s 40 dollars for a home you already rented out and leaving her waiting. Very professional. 🙄

They never answer the phone

Stay away!!! Not Military friendly, I know first hand. I was stationed at Campbell and we rented from them. We did the walk thru and they said any issues document it. The paint on the walls was not very good, but not a big deal to us. We didn’t document it. One year inspection not documented again, it’s not like a hole in the wall. We paid on time every month. When it came for us to move. We notified them and when it came to the final walk through, nothing documented about the paint. The inspector didn’t say anything about it to my wife, but we get a bill from them for $3,000 for painting that was messed up when we moved in.My final words of advice. Don’t use PMI unless you really rent a house they have, but ensure you document everything!

Great property management company! Quickly rented out my house and constantly kept me informed of any issue concerning my house. Quickly addressed any issues identified by the renter and had them resolved. Used a property manager prior to PMI Clarksville that was horrible and I always had issues with receiving the correct owners distribution. PMI Clarksville also helped sell my property. The estimated value of my property was exactly the offer I received on my property, and I closed in about 45 days from the listing date. Would recommend this property management company to anybody in the Clarksville area!

If you plan on renting from PMI think twice! Been renting from them for 6 months now and we had been experiencing power outage and the owner refused to fix issue so when PMI finally fixed the issue they charged us $100 for a $10 breaker that went bad in the house. For the love of God I can’t wait to end this lease and move!

PMI advertised our home for a week and already received 2 potential renters(we could not rent at that time due to us still living there) so we waited and got more potential renters within a month of listing. PMI was a breath of fresh air after previously working with Fast Train. Larry responded immediately to our requests to check out rentals and he worked with our schedule. I paid $75 for an application, and no one would even get on the phone and talk to me. I was declined for a rental with NO explanation, just an email! I still do not know why, and feel scammed out of the money. If I could give them no stars, I would.

When I first moved into my townhouse it was managed by a different company and I had a list of complaints from the moment I moved in. After a few months of living there I was notified (when i went to pay my rent for the month) that said company was no longer the property management and they just had not had time to notify anyone. From the moment I first time contacted PMI- Clarksville Larry & Bill were both very friendly and wanted to know of any concerns I had. Im sure I shocked them when I handed over a list of things I wasnt happy with. They took the list and told me theyd take care of it and apologized nothing had been taken care of thus far, even though this had nothing to do with their company. Everything on my list has been resolved and any further concerns that I have had they have been quick to attend to it. Its nice to have a property management company that actually stands behind what they tell you!! I have been very pleased with my renting experience since they have taken over my townhouse, and would highly recommend them!!

Ive been with PMI for a little over a year now. They had a tenant for my house within less than 2 weeks of signing with them. That tenants lease just ended Oct 1st and they already have a new tenant whos lease starts the 15th. Im beyond ecstatic!!

PMI was an absolute nightmare if you are considering renting out your own home. It seems so simple and like everything will be taken care of in your absence. Wrong. First they approved tenants that never once paid their rent on time. Not once. That should have been a red flag. I also had to notify them when the tenants failed to change the utilities to their name. 6 months into this lease, Someone happened to be in town (not PMI mind you) and drive by the property that was now looking like a dump and abandoned. We notified pmi and were givin the deal about the process of reclaiming our own property! We had to wait a certain amount of time until they took it back and they went on and on about all of the damages they needed to fix. The contractor doing the work always happened to be sick or busy and the work would be done this week or next week etc. From the time we discovered our property abandoned to the time it was turned back over to us took over 5 MONTHS! Oh and thats not all, after we reclaimed it WE noticed (NOT PMI) that the tenants had STOLEN our appliances! Because of the time it took to get our property back and their failure to report this to us we could no longer file a claim!! We also spent almost 5,000 further fixing our home in order for it to be back to a sellable condition. We made several attempts to contact the company about the issue but Larry or bill or whoever was always out and our calls were never returned. So in conclusion we were out thousands in a broken lease, stolen and damaged property. ITS NOT WORTH IT!

If you are considering this company DONT! They let tenants move in my property on payments! Never asked or informed me. Later found out they let the same tenants break a lease with someone else just to move in my house. Tenants were horrible, stopped paying rent after the 2nd month. Trashed my home and had 3 animals and PMI didnt collect a single pet fee! When they left they locked a cat inside a bedroom and animal control was called. PMI never informed me, I found out from my neoneigh. I had to threaten to sue them in order to get them to do the stuff they were paid to do. Their contractors that did work on my property after the tenants were gone gotgot p but did the most horrible work and didnt complete half of it. I can not say it loud enough....DO NOT HIRE THESE PEOPLE.

Save your house and your money and go with a real and reputable company. If I could give them less than one star I would. We unfortunately tried to stick it out with them thinking it would get better and it never did. Not only did they flood our basement and try to lie about it, they will give you the run around and pawn you off from one person to the next. Our first tenants were awful, we started receiving pictures from family and friends of our over grown and trashed house and yard. Asked PMI id they would do a drive by or walk through. We were informed no, but if repairs were done the repairman would report any damages. Multiple small repairs were done and then the tenants stopped paying rent for almost 4 months. We finally singed eviction papers and PMI decided (not us) to not evict the tenants due to them giving them a sob story, and notified us 2 weeks later after I asked. No surprise to us the house was trashed, and the lady who took the pictures stated it was one of the worse she had seen. They have failed on many ends on their side of the contract. We had signed for them to do yearly maintenance on the house which was never done, as well as not do any work without our approval over 150 dollar budget we had set aside, and they would approve of things themselves sometimes up to 300 dollars. The only thing I can say is if you value your home youre better off finding an actual business that knows what they are doing, and will not run your house and your money into the ground, and then wonder why your upset about it.In Response to your Reply:I am curious as to if we are talking about the same contract because it seems we have different information, but its ok because I saved all our emails and made sure to take screen shots before you shut the portal down. We signed our contract with PMI on June 6th 2016 which was the biggest mistake of our lives. A week before that Larry came to our home and we did a walk through where we did disclose the HVAC system as well as that we were members of the Hiller club and to use them for any repairs. Not long after we left the GFI was tripped in the house by you and you waited over a week to tell us that the basement was flooded and then tried to lie about why it was flooded. Yes you are correct it was paid for, but the fact that PMI tried to lie about it and hide it is what concerned us the most. You mention communication but I seem to remember complaining about a huge lack of communication between Larry and Bill even sending an email only a month into our contract stating how disappointed I was in the lack of communication between the two of them and the lack of confidence I felt in PMI. As far as timelines go we did everything you asked within the timeframe that you asked. After maintenance failed to report the deplorable conditions, the tenants stopped paying rent June 2016, we received the first eviction paper to sign on June 26th and signed it on June 30th. Im sorry that it took us 4 days to make sure that we had the money set to sign it. On July 02 the tenants gave you notice that they would move out in 30 day and you decided to drop the eviction and not tell us till we asked, almost 2 weeks later. Please do not say that we did not respond in a timely manner, you took away the ability to approve work orders on the portfolio and started doing them with or without approval. I even have email from our current tenants who reached out to us because you would not respond to them as well, and can provide those conversations for you. In our contract you were supposed to do yearly preventative maintenance that you failed to provide. Lastly upon termination of our contract you were supposed to hand over all keys (which you oddly didnt even have) as well as all money to us by the end of the month, yet tried to hold it over till we signed your little release of liability contract. So please continue to tell me how my husband and I cannot communicate because all that I can see is that you either cannot read or you are just a really bad liar.
