Was contacted sooner than I expected after filling out the application. The in office experience was very pleasant, and professional. The apartment is perfect on every way, including new carpet. The location is almost ideal, located far enough from the main road to be very quiet. Access to the complex is limited to one entrance making it safer. I am very happy with my new apartment

While we love our apartment itself, the building, Hyde Park Terrace, seemingly has owners that dont care about the building at all. Our elevator hasnt worked since February/March and the service elevator works every few days for an hour or so making it difficult to do anything but especially go to the basement for laundry and walk the dog. Normally I would welcome the exercise but I need hip replacement and didnt sign a lease for a 5th floor walk up. Its infuriating. The owners need to stop band-aiding problems and actually FIX THEM with competent people. It is such a great area so it is sad that this is the case. Karen at Sundance has been gracious TRYING to help and gets all the complaints from angry tenants but seemingly cant get the owners to do anything.

Not responsive. I’ve been living in the Middleton apartment for 3+ years and Since Sundance has taking over the lobby has been filthy. 0/2 of my maintenance request in the last 12 month have either been ignored or went unseen. They Don’t communicate anything beyond rent which they double charged me one month completely unprofessional. the management team is uninvolved and negligent. I don’t normally write reviews but it’s gotten so bad I feel like people need to know.

I’ve lived at silver woods landing for a little while now and have had the worst experience with renting from any in my life. They are not only unprofessional about answering the phone, except one older sounding women at the main office, but their response time to issues are the worst I’ve ever seen. I contacted them about a billing issue on a Friday and thinking since it’s Friday I need to give them time to respond but was then hit with a late fee on Wednesday. Amy is supposedly the manager on the complex but is impossible to contact. The lease says you’re supposed to get a list of things wrong with the apartment but I was never given one I’ve got a leaky shower head and cigarette burns in my carpet. I asked to get a walkthrough with someone but the person just left the keys in an unlocked apartment. The website said the rent was 905 with a 15 dollar reimbursement fee for water but when it came to signing my lease it went up significantly to a total of 975. Was never told which mailbox was mine so I had to go out and guess till I got it right. I’m pretty sure the only way this company has any good reviews is because it’s someone that works there.

Renter next door moved out after short term lease and infested us with roaches. After 13 years hers I have never had this problemMgr got some fly by might who said he would spray under kitchen sink. Now I see them every night. Cant leave food out of SLEEP!

Never lease from this management. They never answer your calls and they let you fill application for rented out apartments and take your money saying its a non refundable fee. The never take it of their website and never respond to calls or emails. Dont fall for this scam.

I truly like the community, Julie the apt manager really went above and beyond to assist me with my move. The maintenance man Kevin is honestly a kind and hard worker making sure to fix things in a timely matter. He even put up my curtains rods after fixing my garbage disposal. I love the closet space, and much more roomier than I thought, I think you really get a bang for your money. The community is 95 percent quiet and I like that as well .. 😊

The WORST company to rent from. They dont respond to serious issue needing attention (chimney flute only closing by sticking your hand up there to manually close it and the basement flooding after every single hard rain, bathtub peeling). There is no after hours method to reach people. There is apparently nobody above the property manager at the company. But please believe that your rent will still be raised every year.. Please do yourself a favor and look with a different company!!

The nightmare of dealing with Sundance started before the actual move-in. My daughter was moving to Cincinnati for undergrad. She found a roommate through an app, they decided on an apartment managed by Sundance.The roommate was a loser, (not Sundances fault) who bounced her security deposit check to them 4 times. We travel 4 hours with all of my daughters belongings, arrived at the apartment, only to be told by property manager Shannon Jordan... by the way, the roommate didnt pay her security deposit, so you cant move in unless she pays it, or you can cover the whole deposit!Could not believe that she knew how far we were traveling and didnt give us the courtesy of telling us about the roommate not paying. Shannon said even though we hadnt moved in, we were contractually obligated. Finally the roommate showed up for the final signing with cash to cover everything.Given how she started, of course the roommate stopped paying about 6 months into the lease. I had open communications with Shannon about how I was going to cover the past due amount and pay the remaining contracted rent amounts. It was like pulling teeth.Shannon shut down the online payment portal because of the roommates 4 bounced checks at the very beginning, despite the fact that my daughter and I never bounced a check. Shannon would also send correspondence regarding eviction only to me and my daughter, not the roommate.Finally the lease ends, everything has been paid, we clean up and move out. About one year later I find out my daughter and I have been turned over to their attorney for collections! Approximately $350. No phone call, email, text or any other communication from Shannon, Sundance, or their attorney regarding an amount due.Finally 18 months after moving out, we receive a letter from the law firm that included the original statement of account for damages/lost rent from Sundance. The letter was dated 28 days after move out, and was mailed to the apartment address that my daughter no longer lived in!Shannon had my home address, personal email, work email, cell phone. And we were in constant communication about making sure the contract was satisfied. But she never contacted me about the charges for damages. Instead, my daughter who has now graduated, starts off her life and credit profile with a non-paid collection. Thank you very much Shannon and Sundance. Outstanding job!

Drew has been absolutely amazing in getting my daughter moved in to her apartment in Clifton, Ohio! The apartments are really nice and in a better part of the Gaslight District of Clifton. There was an issue with the payment processing in the beginning, but Drew helped us work through it and understand better. I would recommend Shiloh Apartments to anyone who is looking for an affordable place for college students that is clean and unkept in a better area of Clifton.

Rent says one thing online ,but they will constant add random things onto your bill that by the end of the month come out to over $900 . Completely rude management always has an attitude every time you call about something , hangs up on you ,unprofessional. Nothing is updated here over 30 year old apartments so if youre looking for something fancy they are not it.

I have tried contacting my property manager for over a week now regarding a leak on my ceiling that is damaging my bed. I am also trying to set up pet rent. Ive called over 15 times with no answer and a full voice mailbox. I have also emailed and have not gotten a response.

Scummy business practices. Decided to change the terms of the lease without any notice. No renters insurance was required until they magically decided half way through my lease to force everyone to have it. If you can’t be upfront about something then you don’t deserve good business. I will be leaving ASAP.

They have decided during Covid to crank up rent, fees, change rental insurance, and to even remove the flat fee utilities. They claim to do building maintenance but I see no signs of it aside from a monthly vacuuming. They continue billing us for those services they no longer provide. Our mailboxes have been broken since I moved in and our yards are more dog poop than grass. The apartments were barely worth it before and now are downright a scam of a price. The building also has extremely outdated electrical work and should have been redone ages ago. There is mold inside the walls and the negative grading outside means my ground floor apartment gets soggy floors in places.

Im a tenant at the Mears place apartments. I do not like the property manager. She has little empathy for her tenants. One of the previous tenants who I am friends with had someone start a fire in his apartment on purpose trying to harm him and destroy his things. My friend lost everything he owned that night. The Property manager had the audacity and prejudice to tell him he should choose better friends. She has no right to say what she said and to judge him on his appearance. Furthermore, we are currently having a cockroach infestation problem. I have seen two in the past 5 days. I brought it up to the manager and she said she would send someone to spray the apartment. I sent a message back advising they should spray the whole apartment complex because cockroaches don’t stay in one apartment they travel. She said they would not do that and refused. I figured maybe she didn’t know about other apartments having roach problems or maybe other people didn’t so I figured I would warn them. The lady who lives in the apartment next to mine has had them for a month so I advised her to email the property manager. The person who lives in the apartment a cross from mine, who just moved in poor guy, has seen them too. I advised him to email. But the real kicker is the people diagnally from my apartment said they have emailed and the property manager sent someone in what is obvious a poor attempt to fix the problem trying to spend as little money as possible. Maybe, it was just them trying to look like they are doing something when really they aren’t doing anything. Now that I emailed it’s evident the problem has spread and just spraying individual apartments doesn’t work. I even told her about the experiences the other tenants have had with the problem and she has not bother to email me back. You would think they would think they should spray the building before it gets worse and people leave. I understand it costs a lot of money but doesn’t it cost more money to do something you know doesn’t fix the problem? And when the problem get worse youre going to have to do what you should have done in the first place? Ridiculous this is people’s homes. Just terrible. I don’t leave bad reviews I don’t like to but I’m hoping it gets seen and something is done about it. See seems so distanced from our problems. I feel they care more about their budget then the people.

The new manager they have put in the complex has had a few difficult problems to deal with, and has really been trying to make a better complex for the residents. As a management company, there have been a few hiccups, but they have worked with us to get them resolved.

Items of mine were stolen from attic storage units. Drew, the Property Manager was no help when I bought it to his attention. Storage units had been left unlocked all week, despite Drew saying management would have access to attic storage rooms. Why is management leaving staff-only areas unlocked?When I asked for a formal search of other staff-only areas to recover my items, I received no response.This is on top of being told my roommates and I would be moving in August 1st, but were moved to a completely different building and unit unbeknowst to us, and were only able to move into NEW unit and building the second week of August.After being told about our new unit, it was difficult to schedule a tour, and Clare (other property manager / leasing assistant) was upwards of 30+ minutes late to both tours.It has been a week since I bought my items to Drews attention, and I have received no response to my request for a search for my items that have been stolen IN THE BUILDING from an area ONLY management would have access to.

Ive only been a tenant for a semester and some change, but Ive had a great experience with Sundance Property Management. Living in Oxford, OH isnt cheap in general, let alone by yourself, so to find a studio apartment right next to campus at an affordable rate is wonderful. They also allow you to pay your rent online, which is convenient. Not to mention, any inquiries Ive ever had have been answered within hours, usually minutes. Excellent Living+Excellent price+Excellent customer service = A No Brainer if you stumble upon one of their listings and think it fits your needs.

Ive lived at one of their efficiency apartment buildings in Oxford, OH for two years now and have had nothing but pleasant experiences. Amy, the property manager, is very communicative and genuinely kind. The maintenance is timely and Ive never had an issue getting something fixed. The rent is extremely reasonable for the town considering it includes utilities AND internet. Its cat friendly, which is a major plus. The building is always clean, facilities always work, and they recently renovated the outside. The online renter portal to pay fees is user friendly and well designed. If you are looking for a place in Oxford this company should be your first stop.

Julie our office manager is awesome and our maintenance man Kevin is very attentive! I love it! My family and I were in a horrible accident and they made sure that we were ok and showed that they cared about us! I would definitely recommend everyone I know to Sundance!

I moved in riverstone court apartments a few months ago things was going great until one i turned my a/c unit on and I had the smell of cat urine coming out i contacted the rental office and maintenanceMaintenance came out sprayed odor removal on it that didnt work i cleaned the filter and that didnt workJust face it the a/c unit is trash now so i call once again only to be told to contact maintenanceAll i wanna know is will i be getting a new a/c unit or not.i shouldnt have to smell cat urine when Im trying to stay coolIts not healthy and its disgusting

Neighbors are friendly, quiet, safe, community, management is AMAZING I havent had to contact maintenance often but when I do, they respond quickly and are always professional. Julie in the office made the application process smooth. Kevin is one of the best property men ever. I tell everyone I know looking they should move here.

There was a time when my bill needed tobe corrected because I was being charged a late fee. I always try to have my payments in before or on the due time. I pay with a e-check. But what happened was it there early, it just didnt go to the bank with the other checks I was told it would take 2 days to change the mistake. When I was done I hung up the phone. Than 2 hours later I realized that there something else I wanted to ask, that when I found out the thing I called about was already done, so instead 2 days it was done in 2 hours.There was the day that water was leaking in the apartment below my apartment they found the leaking pipe, it didnt take the long to repair the pipe. Now what they did before they left really impressed me. I had been having problems with my apartment door nob and lock. The door nob was sticking and the key was sometimes hard to turn. I had to leave my apartment to shopping and when I return the men had already left. When I opened the door I noticed something different the lock was working perfectly, and I could turn the door nob with ease they noticed without anyone telling them there was a problem with the door. So when the company decided to renovate my apartment, I moved to another apartment in the building its bigger and I am enjoying the apartment. Sundance shows they care about the people who rent from them.

We loved Shenandoah Mobile Home Community in Columbus OH when we bought our mobile home years ago. This year, Sundance became the new management company... and Im using the term management VERY lightly.They do not care about us. They do not care about our community. Since they have taken over, any riff-raff can now move into the park without a background check & the crime rate here went from zero to ridiculous in no time.All Sundance cares about is collecting that rent money. They dont want to fix the lots, they dont want to talk to you or return your calls, and they most certainly will not follow-up on any park issues. Many long-time residents have even complained about a water bill increase since Sundance took over.Its extremely sad to watch our mobile home community turn into a trashy trailer park. Many of us want to sell our homes and get out or start putting our lot rent into escrow, until Sundance actually starts MANAGING our park.So if youre looking for a place to call home, do yourself a favor and look elsewhere.

I rented an apartment that was sold during my stay there. To start, I never met Shannon, the manager of the property and only spoke to her on the phone one time. She returned one email, two text messages in the six months she was the manager. I was charged a non-compliance fee for four straight months for not having insurance, even though I sent Shannon all of my insurance documentation before she would let me sign the lease. They still have not refunded that $100. I will say that the lady I spoke to at the office, Kathy I think, was very nice and helpful. Beyond that, my direct property manager was incompetent and the company let her get away with being incompetent. Now I have to reach out to the BBB and the Attorney General to see if I can get my money back.Update: The comment below was nice but disingenuous. It has been a little over two weeks, I have called 4 times, left messages with the former property manager and her direct supervisor Anthony. Neither one returned my call. I wanted to visit the corporate office and was told that no one there would be able to assist me. I am giving them one more call and if I still have no contact from them, I will be calling the Attorney General. This kind of nickel and diming is unacceptable and the management of this company should be held accountable for their lack of concern about customers. If I could, I would put 0 stars.

Living at edenview apartments has been incredibly frustrating. To this day we have not gone more than 2 weeks without any maintenance or construction issues. Water randomly turned off, parking space is consistently restricted, heat goes out or takes a long time to turn on, and mailboxes have been reinstalled twice in my < 1yr here. Parkside apartments in jeffersonville Indiana.Lived here since march of 2019. Here is whats wrong and has been wrong with my apartment since then-shower wall is caving in and there is black mold in the sealant.-closet in bedroom is broken, off track, and every time I open it it tears into the ceiling more.-just had a pipe burst under my sink with a clog.-stove top burners on the left side have been broken since 2 months of living here. So for 12 months Ive been using 2 burners.-carpet has been ripping up across the entire living room since we moved in and every time I vacuum it slowly gets worse.-occasionally when our upstairs neighbors shower it leaks through our ceiling and floods our apartment. Has happened 3 times now-a/c broke at one point and took them 3 days to come fix it.Now when i moved in sundance didnt own this place. Pdg realty owned it for a year when I moved in and January of 2020 is when sundance took over. So the problems that pdg never fixed are now theirs. And they have been ignoring it since thenI used to owe 3k in back rent due to a car problem in August of 2019. Sundance took over and wanted to kick everybody out who owed any amount in rent. Even 100 dollars. Because of covid I was allowed to pay it off because evictions werent allowed but they didnt make it easy because they shut off online payments for everyone shortly after they took over. So its a hassle to pay rent now.Hallways are always messy. Dust, holes in the walls, broken lights, dirt, trash, cobwebs, hallways have it all.Parking is ATROCIOUS. Small lot with a steep hill to enter. Potholes galoreSo I pay 630. A month. My apartment is tiny. Wasnt renovated or new like the previous management told me. So now Im stuck with this place for another year while sundance ignores every problem with my apt but still only calls me when they think they arent getting their money. Hmmm.

Been with Sundance Property Management for over a year and was happy to resign my lease for another year! Their website is super user friendly which makes paying rent and requesting maintenance very easy. Ive had to make a few maintenance requests and they came out the very next day to fixed it. Land lord is easy to reach and all the people Ive come in contact with from Sundance have been great. Fairly priced units, great customer service, easy to use website there is no reason why you shouldnt sign with Sundance!!! Keep up the good work!!!

Terrible. We lived in an apartment with this company for almost 5 years and for the ENITRE time we lived there they were a nightmare to deal with. Nothing ever fixed correctly, only band aided,--- which, getting anyone to come out and do something took 3 or 4 times to contact them.A short abbreviated list of headaches.-The air conditioning never worked, so we bought our own units to cool the apartment. We informed them of this multiple times and finally gave up, because in the dead of summer who wants no air conditioning? We also had a newborn in the apartment at the time.-Broken concrete steps in the front of our building that took months to fix. Only after I went crazy pregnant lady on them did it get fixed. (We lived in a second floor apartment and the idea of carrying a newborn up and down broken concrete steps was a bit terrifying). Also, not fixed correctly.- Our grass and landscaping were never taken care of properly, even after I sent many many emails requesting that they get someone to take care of it. My husband and I ended up doing all of the trimming and weeding ourselves, because we cared about where we lived.-A rotting second floor balcony that was never fixed properly. So a wasted balcony that I would have loved to use.All-in-all. Do not rent from this company.

No walk through when I moved in and the manager Regina hung up on me when I called then Margo who said she is the owner refused to come do a walk through. She told me because my child colored on the wall I will pay the consequences for that meaning the 855 dollars they are charging me in damages. When I moved in with the old company no walk through and it was horrible no walk through moving out which is Sundance properties policy. You should be ashamed of yourselves and the company youre running. To STEAL money from people is absolutely ridiculous. They are money hungry horrible human beings. I will see you in court and good luck proving anything. The entire complex flooded on the bottom floor. Management goes out of the office for days at a time. They never answer their phone. They don’t clean the pool. Instead of cleaning it when it’s dirty, they simply shut it down until the decide to come to the office. On top of the lack of attentiveness, they also have extremely poor customer service. So, yeah. Autumn Ridge in Jeffersonville, IN has exceeded my expectations. Ive lived here 1 year so far - and couldnt be happier. The ability to pay rent monthly on-line is quick and easy. The Apt Manager is friendly, respectful, and responsive . The apartments are safequiet, and very well maintained. Assigned parking is a big plus as are the one car garages (if you choose to rent one). 5 stars!

I have been living in Arbors of Montgomerry for some time. When Sundance management took over, couple of things became very easier and quicker1. Online rent and utilities payment2. Maintenance requestsOne request to the management- Please make sure the tennis court is used for only tennis, not for other things like socializing and leaving kids to play. I moved into one of their apartments and Im very disappointed and want to move out. I moved in 4/13/19. The same day I move in some of my things are stolen and I get into a heated argument with the ignorant unprofessional caretaker who was filthy herself! I dont understand why they would think she would be fit for that position. My refrigerator has bugs nested in it, my stove doesnt have the silver plates for the burners to sit on and the stove is disgusting, floors are supposed to be hardwood floors, they just pulled the carpet up and left it. I contacted the property manager about it told him I wasnt happy and some of my things was stolen. I also asked if I could be on a month to month lease because Im just disgusted at this point. He tells me No! Make a list of the things that are wrong. Are you kidding me!! All of these things shouldve been done before I moved in!!! It smells like cigarette smoke all the time bc the guy downstairs is a chain smoker. I havent been staying in the apartment my things are still packed and Ive been staying with family. The first apartment I viewed was a significant sign for me not to go forward with this company and their property. Im not going say its all of their management team that doesnt care. Its the few that make it bad for the good ones. The others just want money. My next step will be legal action if need be. Not a threat.

I never write reviews, but I feel like this review needs to be posted to warn others. When we first moved into our home in Forest Park, OH they were owned by Penklor. This company was then purchased by Sundance. Our experience has been awful with this company. Maintenance requests take weeks to be addressed. Our furnace was blowing cold air for a week and was finally addressed when I put in our THIRD maintenance request. Our toilet habitually flooded the bathroom because of tree roots growing into our main line in the front yard. They would clear it out for the time being but never actually fix the issue. There is STILL an opening to the attic from the outside of the house from wind blowing siding off that hasnt been addressed. We lived in the property for three years and the branches laying on the roof were still never removed. Caulking in the bathtub was never repaired and is now moldy. We had approximately 4 different property managers in the three years we lived there. None of whom seemed to even know what was going on. On more than one occasion I had to speak to upper management because our property manager simply wouldnt reply to phone calls or emails with issues that we had, namely the increased rent charged after our lease renewal. After our last lease renewal we were charged an increase in rent for months and it was disputed every month until finally on the fourth month the correct rent owed amount was put in the payment portal. The house was sold more than once while we lived in it and we were never informed that we may potentially have to move out. Thankfully it sold to other investors and we continued to live in the property unaware until recently that all this had occurred. We received a letter in the mail at the beginning of this year to renew our lease as we have in years prior that we simply sign and return. My husband and I were giving it some thought due to our poor experience. The next week we had a note taped to the door that we could not renew the lease and had to move as the property was sold. It turned out to be a blessing in disguise as we are now very happy with our new property management company. We had not moved in the years prior due to lack of time with both my husband and I being in school full time as well as working full time and having four children. If I had to give any advice it would be to stay as far away from this company as possible. We moved out of this house two weeks ago and returned our keys yesterday, at the end of the month. Today I receive an email from the property manager that the keys were never turned in and I will continue to be charged rent, on a lease that isnt even valid anymore. After several back and forth emails it seems the keys were located in the office. Lets see if Im still charged. My husband and I are not holding our breath to get any of our deposit back.

My family has been waiting over 2 months (since we moved in) to have a noxious odor removed. My daughter who has asthma recently stayed overnight in the hospital, and the doctors indicated it is probably related...But now we are notified by email:have forwarded the estimate to the new management company that will be managing the property effective immediately.I will ask them to contact you directly.We are not sure who the new management company is, nor how to contact them. We didnt know that this was a possibility when we signed the lease.Once the indoor odor is cleared up, I have some questions about what options we have regarding the surprising amount of poison ivy in the yard.

When we looked at the house my roommates it was rough, but we were promised that it would be cleaned up. Were talking grease coating stove, trash stacked everywhere, beer spilled on the walls and ceilings, but it was in a great location for a decent price. Before move in day , instead of telling us Im sorry, it is taking longer than we anticipated to clean, they waited until move in day, when we were already trying to move in, that the floors were still being done. So, we couldnt move in. Im not sure what they did to the floors, but we did end up getting splinters caught in our socks and feet, as well as get stabbed by nails through old carpet we asked to be replaced, but was not.Raccoons were getting under the third floor. My roommate woke up to one trying to chew through her floor boards. It took them months to do anything about, and even then they didnt fix the problem. We were still hearing them under the floor by the time we moved out. They even brought fleas, that we had to pay to exterminate, because Sundance refused to, stating that they already sprayed for pests. Which would be fine, if there werent creatures still bringing them in.Mid way through our lease with them, the owner of the house changed and we were assured that nothing would change. Despite this, our online portal was shut down, we were no longer able to pay online, or use any online options. We also had to now pay and contact this gentleman directly.After we moved out and tried to get at least some of our deposit back (which we didnt) we were notified that the hot water heater was unhooked, despite the fact that we were using hot water up until the day we moved out.Do not lease with them. They do not care about their leasees and they barely care about their apartments.

Do not rent from this place. All they want is money and don’t even do what they say they are going to do to fix the house. You will be disappointed if you rent from these guys, nothing will be fixed or cleaned and the house will most likely have roaches. They did get rid of the bugs that’s about the only good thing I have to say about them.

The absolute worst property managers in Cincinnati. When living in one of their properties, they barely came to take care of any maintenance issues that I may have had. Trying to communicate with anyone is the absolute worst. You call and leave voicemails they never call back. The people in the office dont seem to know what is going on and their attitudes are terrible. Now that they are under Sundance Property management, its even worse. I am currently getting the run around on where MY money is. I was told upon moving out that it would take about 30 days to process and receive my deposit back. It has been TWO months since Ive moved out of the property and have not received a thing. A representative, Jennifer Day, has told me twice that my money was on the way and every time I check her about what is going on, she tells me that they will be sending it again. They refuse to put me in direct contact with anyone who knows what s going on. They have until the end of this month until legal action will be taken. Dont bother responding with that automated response, because you all do not give a damn about the people who you are stealing money from.

I enjoy living at one of the Sundance properties. The staff is always friendly and helpful. The property is quiet. The only thing I have a problem with is paying for pest control and having to sign up to receive it.

Please do yourself a favor and look for a different management company! I would put 0 stars but I have to put 1...We signed a lease with clifton quarters and everything was great! Then Sundance bought them out and our house went down hill. They take months for work orders like fixing a fridge or stopping a leak that is ruining your kitchen. Dont even ask for simple work orders because they will delete it and act like they never saw it.My neighbors had the same company and upon moving out there house looked great, yet these crooks had the audacity to say they are keeping the entire security deposit and then sent them a bill for more money!I work for a property management company and knowing the business and all Sundance is the worst company I could imagine. Impossible to get a hold of anyone at the office.Also we moved out end of July and we still dont have the security deposit. Ohio law is 30 days.... its OCTOBER!We moved out and there poor excuse for a company is still haunting us.Good luck if you already signed, youre in hell now.

My family and I have been living in one of their properties for 3 yrs. We have had the same bathroom leak for over a yr! They sent their maintenance person out to solve but it didnt work. The ceiling fell on my son head while he was in the restroom. We reported the issue and it took them 2 days to get someone out to look at it again! They patch it up and it held for a few months..I go in the bathroom and slipped on the water!!!! I reported it and no one came out for over 5 days. They sent maintenance out again and he patched it up..Months later again..leaking again! This time they sent out a different company to replace the flooring and supposedly the leak...Here we are again!!!!!!!!!! months later and the leak is worst before the company came out to repair. My hubby fell bump his head and damn neat busted his knee. It has been a week and his knee still hurts and this is the conditions we are currently in. They sent the same company back out to review and they said it was the the toilet. It has been about 4 days and no repairs!I am filing a lawsuit today to get out of this contract and get my family to better safe living. We pay TOO MUCH RENT! I asked for a late fee to be waived and she said NO! I have NEVER had a late fee waived before...I AM FED UP!10/26/18 UPDATE currently my kids have been without their bathroom since 10/1/18. We have 2.5 bath but only has use for 1.5. The rent is too darn high and they expect you to pay all fee BUT there is no compensation for our injuries and furniture loss. I need to find out the process to be compensated for our losses and inconvenience. My property mgr Jenny MIller left and now I have been assigned a new mgr. Hopefully, she can resolve this issue for good.02/20/19 UPDATE FINALLY!! The leak is fixed! But..I have asked several times and no one has come out and close up the ceilings or paint..This is how it currently looks. SMH..Cant wait to get out of this lease. :(

The company does not honor its end of contracts with tenants. If you like living next to yipping and whining locked up dogs barking all day and weekend long, dog feces everywhere, screaming babies from people running a daycare out of their apartment, listening to people singing in the showers due to the paper thin walls, smelling other tenants cooking due to poor ventilation, people partying all night long, your car getting broken into, no security cameras, the main door propped open all the time, Sundance properties is the place for you!!!

This is the only review Ive ever written but this one is deserved. The property I live in was with Clifton Quarters (great people) but they sold to Sundance and i havent had any good experiences.First I put in a work order for my kitchen sink which would leak all over the kitchen floor. The first work order was canceled by someone with Sundance. I thought it was just pending until I checked a couple weeks later so I had to put in a second work order and email and call to get it fixed. That took over a month to be resolved.Secondly, my key for the main door broke so I cant get in to the apartment. I texted Shannon Jordan the property manager and sent a picture of the broken simply asking for a replacement. Its been almost a week and still havent gotten a response or a new key. I have to bug my neighbors to get in.Will update with the response time on this key. Find a company that actually cares about their tenants.

HORRIBLE COMPANY!!! I’ve never dealt with anyone so incompetent. They’re never in the building so they have no idea what is going on. They never do anything about complaints in the building. “Emergency” maintenance is worthless, and they’re in the process of kicking out all current tenants by sticking a 30 day notice in their doorway. I just don’t feel like I should be asking myself “is this even legal?” so frequently.

We had a 9am viewing of a home on Robinet. My husband, our son and myself showed up about 10 minutes early...another car showed up right after us and then another. After sitting and waiting for about 20 minutes...we found out that NO ONE was coming to show us the home. One of the other waiting cars informed us that the woman who was supposed to be there, claimed to have sent us all a cancellation e-mail the day before. After talking...none of us got the email. How convenient. 9 am in the rain waiting. They had no problem leaving 3 different families waiting Im the rain at 9am. Not to mention one of the other families that was left there...as well as my family...had inquired about their home on Duebber...and they just dont respond. After reading other reviews...which I should have done before even getting remotely excited about this home....Im not surprised. Their reputation will soon be as good as Vinebrook Homes.

Their website crashed while I was submitting my rent payment. When I reloaded the website, I hit submit again thinking it did not go through because it crashed. My bank account was charged twice (double payment). When I called, the manager told me Its not our fault, its your fault because you pushed the submit button twice. I explained to them that the payments cleared my bank and that I am a single mother whos bank account was now -$451 because of them double charging my rent. They told me that there is nothing they can do about it and that I would have to wait 7 business days before they would reimburse me (minus my overdraft fees). I WILL be breaking my lease as soon as I find another place to live!

Mary is awesome when I need something fixed, Mary does a wonderful job.! Not happy about myRent going up, and I hate it that I do not have any ventilation throughout the apartment, and when, The upper floor takes a shower I can hear water leaking over my ceiling, and my Frigidaire is missing bar that holds things in the door.!!!!

Its been almost two months since we should have received our deposit after moving out. We were given no move out procedure. The property manager hasnt responded to any of my calls or emails over a months time span.While living there, it took months for maintenance requests to be addressed, and even then they still may not be answered. I had to threaten a law suit after they neglected to take care of the steps outside the property and I was injured as a result of it. Even then it took them over two months to address it. The property used to be owned by another landlord, Sundance is only in this for the money and it is evident they dont care about the properties they acquire, or the students who live there.

Lived at Sundance property for a year, they had been really bad at responding to problems. In particular, almost entire year we had mice problem which was never solved. They put a foam in all the holes which didn’t help but at the end they charged us because the foam stained the carpets. Manager was not responding to our concerns, they ended up coming up with million reasons to not give our full deposit back. Worst experience of my life.

Sundance property management is quite possibly the WORST place I have ever rented with. I lived at the Riverstone Court apartments on Beechmont and I have never seen such cheap renovations. At first glance, the apartment I rented looked fine--newer appliances and carpet, but the management staff did not fix anything they said they would prior to my walk through of the apartment. The paint on the walls was horrible, nail strips could be felt through the carpeting, the doors were the cheapest they could probably find at Lowes, and NOTHING was cleaned. They did not respond to ANY of my maintenance requests. They refused to fix the front glass door to the apartment complex, meaning anyone off the street could walk in and steal packages by doorsteps, use the washers and dryers, etc. Upon moving out, I gave more than a months notice to ensure I would receive my security deposit back in a month. Nope. Then I was charged $9 for lord knows what. Karen Horton is the most disorganized and unprofessional leasing manager I have ever worked with. I have obviously moved out of the apartment I lived at and will easily never go back to anything owned by this company. I currently live in a building with over 200 units, and the management there is amazing (and there are only two of them). I would advise anyone looking to move into these properties to find somewhere else.

I highly suggest finding another company to rent through. I rented an apartment through Clifton Quarters, everything was great until Sundance bought out their properties. I have called, emailed, and texted Shannon Jordan the property manager multiple times and on the rare occasions I actually receive a response, it is the least helpful response possible. My experience has been absolutely awful. This company struggles with SERIOUS communication issues, as a rental company, that is NOT acceptable. As soon as Sundance bought my apartment building it has lacked cleanliness, no one has come to vacuum the halls or take the trash out regularly like Clifton Quarters did. Overall, it is IMPOSSIBLE to get the property manager on the phone, and nothing is ever fixed or solved with this company. This company neglects their responsibilities to their tenants, its actually sad how bad they are at their job. Find another company to rent through, whatever you do avoid Sundance.

We recently moved into the Oakwood Apartments in West Carrollton. The issues we have run into were taken care of in a timely manner and the new management has done what she can to make things right. So far, I dont have anything negative to say. Its typical apartment living; some of your neighbors can be very loud, others you never see or hear. Sundance bought Clifton Quarters in the middle of my houses lease and I have had non-stop problems since. All of our bills through Sundance have not been sent to us and we have been charged late fees on late fees on late fees. Our house manager is rude and incompetent and useless. Shes been a horrendous cow to my roommates and I. My house never had issues with bills or anything until Shannon was put in charge of managing out house. Sundance is disorganized and horrible to work with. Never ever rent from this company they are horrible. Worst experience Ive ever had with an LLC.

I lived in a property managed by Sundance Property Management and had a terrible experience from move in to move out. I have lived in a few different rentals and have never had as many issues with a landlord/management as I did with them. They did nothing to make anything convenient for myself or my roommate as tenants in any situation that came up. They also charged us a pro-rated rent upon move in, but wouldnt convenience is and prorate a month for us to move out. They then charged us for excessive items upon move out that had nothing to do with the wear and tear of us living there. There are many additional items that added to my roommate and Is discomfort. All in all, I could go on and on about the poor customer service and rude management of Sundance Property Management. Take this as your fair warning! I highly recommend staying away from any property managed by them, unless you like giving away your money and not being comfortable where you live.

Over price trailers that are poorly made. We given them months in advance of notice of leaving and they took almost all of my deposit ! They charged me for stuff that werent true. The pet deposit is supposed to be for cleaning the floor and they charge me another bill for carpet cleaning! They put the trailers on top of each other. Overall, dont go there! You will have a bad experience
