Not truthful and sort of shady, leaser got us to fill out an application just for our $50 fee and told us everything looked good to only deny us. Would not recommend.

You would think that somethings would be honored - a lease, for instance. Not with Vianova - and this is on top of a poor maintenance record, a simple inability to do what they say and a complete lack of anything ethical in their dealings. Do yourself a favor, find another company to do business with and save a lot of time, money and headaches.

Leased from the Clemons lofts, and it started out great. Then they decided to sell the building and give us a short notice that, hey, we needed to be out of the building! Sweet. Heres a lease... a contractual agreement between 2 parties that legally binds us to give you a place to live (*** unless we decide not to ***)My roommates and I scheduled a move out date and were planning to pay a prorated rent for that month (about 9 days). The 30th rolls around and I see weve been billed for the whole month despite the agreed move out date. I emailed Heather to get this resolved, and received no response for 3 days.Finally she gives me the amount owed, and I pay the next day and get charged a late fee for not paying my rent on time. (Im so glad ViaNova can be held accountable for their actions). Oh yeah, we cant pay online anymore... we have to write a check and bring it to them. Welcome to 2018!Finally was the issue with getting our deposit back... oh man... 45 days after move out we FINALLY get it sent to us. (30 days is the max legally, FYI) Numerous emails trying to get information, and all I get is the company that now owns the building is handling this now. Can I get their contact? No, we cannot give their contact information.To the new company... your idea for a boutique hotel downtown is mega stupid and wont work. We have a shortage of downtown housing, and a surplus of downtown hotels. Great choice

As a tenant of the 300 building, I have seen an inconsiderate side of ViaNova. They’ve disregarded our lease agreements and they aren’t personable. Their unprofessionalism is laughable. They’re kicking us out of our homes yet still expecting us to pay rent. They’ve changed our once free parking to $60/month for the duration of our stay. And they’ve done a really great job at making the tenants feel as if they’re disposable. Thank you ViaNova, you really know how to put a bad taste in my mouth. Never rent from these people, and certainly never visit their hotels when they open.

No contact after almost 3 weeks and 3 calls. Was polite as possible. I cannot stand such terrible customer service. The ViaNova website asks for investors; Im an active investor but in no way would this company ever get a tranch from me. However, I would have the decency to call them and tell them no thank you.

I am very disappointed in this company....we met the lady at the property, and she walked through, and the place was nice, but where the disappointment comes in is that the girl said she would be in touch and have not heard from her. I feel that it was due to my ethnicity which in some eyes I am black and others I am white, but mainly viewed as black. So I am just saying it is rude to say that she will get in touch with us and never did. Bad busy people just pass by this company especially if you have skin tone you will be marked wrong!!!

Wow, this is all bad. I am at the Clemons building and experiencing the same as described at the 300 building. I am writing to express my displeasure with the property since they decided to pretty much kick all residents out while they allow some company from California to turn the building into a boutique hotel. We were originally made aware that another company had purchased the building in February and were told they would be working on the website, so we could continue to have automatic drafts removed from our accounts (I had only written a check for my deposit and dont usually have them), but there was never an update communicating that the site would never be reinstated. Needless to say, I went to Panama City, Panama for my birthday (May 2) not realizing that I could not pay my rent on line. Even if I had known, my work hours made it impossible for me to be able to hand deliver my rent M-F from 9a-5p ( I work 6:45a-6:45p). Once, I realized my rent had not been automatically deducted from my account, I contact the property manager via email and offered to wire my rent, but that was declined due to her not having the new companys banking info and I was pretty much blamed for not paying my rent on time. Upon my return on May 9th, I dropped off the check as soon as the office opened that morning, but I was still given a late charge.Furthermore, as a result of tenants moving out, Im assuming insects need a home, so my unit has become a breeding and feeding ground. I reached out to the property manager on May 14th and was told someone sprayed my unit; however, additional insects were sited and reported. Unfortunately, an exterminator has not been sent because the new owners needed to negotiated a contract and here it is 7/5/18 according to the property manager and I am stuck fighting off insects and getting bitten by fruit flies/gnats daily. I have tried Raid, but that does not help.Over the last few weeks it seems as if I am being forced out, because I was unable to move out by July 1st as requested due to my next relocation being out of state in October, so it doesnt make sense to move to another Chattanooga apartment. I offered to move if my costs minus my current rent were covered to place my items in storage while staying in a hotel until my transfer was complete, but that was declined. Then today, upon return to my unit I discovered that all of my information had been removed from the access panel and I had no access to the building. The management company has been unhelpful and unprofessional during this trying time, and I would not recommend renting any properties from ViaNova Development. I advise you to avoid at all costs.

This company is not what it seems and its due to the people in running it. The head manager went back on her word and was very disrespectful when dealing with people. They was to accomodate tenants as they find another apartments. This company took my deposit and still charged me full rent for the last month when they clearly stated to get the last month rent free for the inconvienance of the change. I moved out early and they still charged me and not returned my deposit. Nothing about this company is what chattanooga promotes it all smoke and mirrors. The way the head manager (not owner) treat people living in there property building is disguisting. It start with the head in charge and she is carring out this plan. Professionalism is a problem with this company and they need to be repremanded.

Stay as far away from Via Nova as possible. We moved into one of their rental houses in February 2018 with a 2 year lease, and we were notified via email 2 days ago that they have sold our house and we must be out next month, after we spent hundreds on moving expenses 3 months ago. Also, they delivered a house with a broken HVAC and have been putting a bandaid on it ever since we have moved in. I have put in about 8 maintainence requests to have them fix our HVAC. Our house reached the low 60’s/high 50’s at its coldest, and it has been at 82 degrees for the past week. They also have the audacity to charge us for the HVAC repair company to come out, when they haven’t fixed a thing. Via Nova Developent is run by garbage human beings, and they need to be put out of business for not abiding by their contracts with their tenants.

Im simply going to copy-paste my review of Clemons Loft, a property managed by ViaNova. The 1 star should be pretty self-explanatory.EDIT/TL;DR: Do not move here. This has been the worst apartment experience of my life.Despite attempts at communication over noise issues, etc, management does not care. Unless you have a neigbor that is literally partying 24/7 or directly causing harm/mess, you arent going to get anything substantial from management.The unit I was in was one of the most expensive units on the top floor, and they clearly did not care about providing service to back up their price.Original:Since this apartment is newer and not much can be found on it, Im going to try and step up to the plate and help potential residents.Warning: This place is located right next to a district the city is revitalizing. While this sounds good, in truth it means every weekend we now blast obnoxiously loud music and your apartment is constantly at risk of becoming a noisefest at the whims of the city or whoever can get permits alongside whatever crowds show up to make a mess of the area.You will lose every Saturday evening to loud crowds and pop music played next door. This event was SUPPOSED to end in Winter, but the organizers have announced it will now simply be every Saturday. Every. Saturday. Unlike a previous reviewer stated, this is not some little pleasant show you can watch in the distance. It will be a constant friend.They also seem to be branching off and practicing more ways to be as obnoxious as possible, as they are now doing something out there on a Thursay, not just Saturday.I wanted to make a warning of this because NOTHING here indicates this would be a thing. Its a bunch of banks nearby. Its downtown, but a far tamer part. Then comes the pop.To make things worse, the walls are thin as paper. You will hear your neighbors music, conversation, and burps. You will smell everything they cook.In addition, their washer and dryer hookups are so bad that youll have to special order a special type of niche washer and dryer. Say goodbye to your current washer and dryer!In addition, parking through the apartments parking agreement is 80 bucks, per car, per month. The apartment comes with one spot. ANy other residents are out 80 bucks a month.While this location seems like a nice place to walk to places from, unless you want to go to a mediocre resteraunts (Well, save for the amazing Maple Street Biscuit Company) or walk to your bank. There used to be a nice store beneath the building for various goods and sandwiches, but it was removed for an.. art gallery.That said, maintenance is a DREAM. However, my understanding is they are changing hands, so theres no guarantee how long these people are going to stay. And even then, they cant save this place from problems that are inherit to the location and the structure itself. And this apartment comples was JUST renovated..EDIT: Originally I had claimed here that Heather seemed to be doing a decent job. Unfortunately, she has proven she does not care about tenants peace and quiet despite ongoing noise. Apparently this complex will only respond if there is partying literally day and night. I am not kidding.If you need peace to work or think, stay away. Whoever sold this place did well.Ill try to come back and edit this if these events are ever cleaned up.

ViaNova development has not at all been considerate of the residents at the 300 building during the transition of ownership and is changing policies in the middle of leases.
