Leased with them for a few months before having to contact a lawyer.Absolutely filthy. Scratched floors. Broken appliances. Infestation of roaches and ants.Every issue that was brought up to a leasing agent was dismissed as my own responsibility or took weeks or even months to address.The only time anything was fixed is when I threatened to sue, and then they would still do an awful job.Ill call you right back means three days later I need to call them and go through the process again.Just terrible.

I’ve never lived here but someone got access to my personal information and applied to rent a property through this company. Bottom Line claims to actually vet prospective tenants but yet never met this tenant in person to match ID to person, accepted forged paystubs - never called the employer to verify employment because my job at that time definitely wouldn’t have allowed me to rent anywhere.This company refused to accept ownership to the fact that it was their own fault that it happened and sent me to collections for over $13K. All because of their incompetent and unprofessional staff. They claim that while they avoid a lot of scams, they “can’t catch them all.” Save yourself the headache as they clearly do not do their due diligence of verifying or protecting people’s personal information.

Yessi is the best!We are renting a home through Bottom Line. We did the original walk through and needed some things fixed (paint, holes, deep clean, etc…). We did a 2nd walkthrough a few days before our move and were concerned with some of the issues that hadn’t been fixed. We called Yessi and within 2 days she went above and beyond what we asked. Did our final walkthrough today before our move and the house is perfect! Yessi was extremely professional, responsive and on top of the whole process. Thank you so much Yessi!!!

Yessi was absolutely amazing. Unlike most other realtors her phone number is connected directly to her listing. She has been responsive and professional every step of the process. I wish I could rate 0 or -ve, given a property to manage but had very bad experience, they keep changing staff too frequently and they dont have any responsibility from previous staff if you talk to them, every time you talk they will have new guy and they dont care or know what their old staff did, they took some item from Property and keep in office and after some time that item goes missing and they are not taking any responsibility as that employee is no more with them, now sayin they dont know anything about that it, even old staff saying they kept it with proper label, but they dont want to talk to their old staff, same kind of things keep happening, they are not responsible and cant trust on that, they managed my property for one year thats on too high rates. please stay away from them and find some reliable company where you can talk to same guys and some responsible team.

From the reviews, I can clearly see they are professional and responsive to property owners. However, tenants are not getting the same treatment. Ive tried to contact this company (at least 15 times) about a property I was interested in renting. I was transferred to a voicemail (the one and only time someone answered the phone), which lead me here to find reviews. Thank you to all the tenants who have shared their experiences. Kevin helped me (international homeowner who could not come to the US due to the pandemic and other issues) sell my houses quickly. First house got a good offer in less than a week. Second house got an offer from his network few days after the tenant moved out, without being put on the market. There was some junk in one of the houses and he disposed of them on my behalf. He and his colleagues responded to all emails quickly and did everything they could to make clients happy.

They do get back 2 you in a timely manner, I do believe there rules are 2 strict. A family member makes 25.00 hr has a good work history single father of 2 was arrested close 20 years ago for drugs only spent three months in prison and yes in past he has had a eviction file on him but never made it 2 court he would always pay it off so he was never evicted we all can go threw little bumps in road in life but 2 denied him off them 2 things I dont agree with that I was with him threw whole process because Im helping him 2 try 2 find a place his current home to small and neighborhood starting 2 fall down anyways just believe they denied a good person who is doing well now over past

If I could give 0 stars, I would. This is the absolute worst property management company I have ever had to deal with. The director of maintenance, Autumn, does not respond to maintenance requests, states the tenants are constantly misinformed and refuses to give any reasoning with the few responses I have been given from her.We went over a month without AC over the summer and over a month without heat in December. We had to have a city inspector come inspect the house in order for Bottom Line to even respond to our request of the house being 60 degrees. Bottom Line will always tell you that they are making fixes in a timely manner, but we also went without access to a tub/shower for over a week. We are glad to get out of our lease and not have to deal with such an inconsiderate group of people. They do no work on their end, ever. Avoid renting from here, if possible! Below are pictures of the state of our bathroom for 6 days, with a 7 year old child in the house.

This was due a long time ago. Ms. Boyd is one of the best person i have ever dealt with in a property management co. She helped my uncle who was living in a hotel for a week. Even when she had death in her family she always answered the phone with a smile. She told me she work with one of the best leasing managers in Charlotte, Yessi. I thought she was being a little cocky but sure enough Yessi worked her magic and got my uncle approved and lease signed within a week. I asked Ms. Boyd. why she helped my uncle the way she did? She said why not?? If i provided you with customer focus, dedication and excellence then i have done my job and have represented Bottom line well. And with that being said Ms. Boyd has put Bottomline at thevtop of the line for me. I dont know if she does that for every one but im sure glad she works for them because she cares about what she does and what Bottomline stands for.

I did not expect to revise this review, but I feel it is within good reason. I was reached out to by Ms. Boyd, the office manager with Bottom Line. She is incredibly charismatic and helped talk through the process I have experienced. She offered no excuses and actually listened to what I had to say. Bottom Line is taking the necessary steps to be one of the top property management companies in the area. My roommates and I are recent college graduates who received jobs in Charlotte. All three needed to move ASAP. We decided on a Bottom Line property because of the quick application process and ability to move within two weeks. It turns out that you cant send a security deposit online, it has to be authorized by the bank in check form and delivered in person. Fine, so we drove one morning a couple hours down to Charlotte to check on the property and deposit the check. I had been trying to reach anyone in the office or on the team that morning for questions regarding the process, but it took four hours to hear anything back. Not to mention, the house had two doors wide open, broken blinds (werent there before), cockroaches, dirt, etc.I finally got in touch with Yessi, who is helpful if you can reach her, but likely wont know the correct answer to your question. So the application process drags out an extra week, no big deal, but lets fast forward to move-in day.My roommate got to the property at 9am on our move-in day. I was a few hours behind. He called me and said no one from Bottom Line is answering and he couldnt get into the house. He had a big uhaul truck ready to unload, but waited two hours on a response. Once he finally gets in, I get another call saying the entire house is a mess and hasnt been cleaned. Missing towel racks, broken outlets, cockroaches, disgusting floors, dirty carpets, etc. So I finally reach Yessi and she gives me some excuse about scheduling the cleaning blah blah blah. Fast forward again a week after move-in and I still hadnt heard about a scheduled carpet cleaning and house clean. As a result, I emailed Scott for the lack of communication and service and I immediately started getting treated like a customer. That didnt last long.The carpet cleaner showed up unannounced with her son one night at 9:30pm about two weeks after move in. They were very nice and this wasnt much of an inconvenience. I asked Yessi the next few weeks when she scheduled the cleaners. Most of the time I didnt hear back until I started pushing more. One night a cleaning lady showed up to our house thinking it was empty. She was so surprised to see people had moved in. She told me she couldnt clean that night because she was worried Yessi and Bottom Line wouldnt pay her for her time without a formal appointment. That was whatever, I just felt bad that she even considered Bottom Line not paying her.After an early February move, the house finally had a cleaner come on the 24th. They spent 45 minutes basically vacuuming and wiping down surfaces with little to no deep clean involved. Not a huge deal considering we were fully moved in at this point. Needless to say, Bottom Line is lazy and good luck getting anything done on time.

Floor replacement completed satisfactorily, pending resolution of several issues (furniture damage & resulting floor gouges; exposed carpet blue in MBED closet; transition strips not straight). Crew was very punctual, hardworking and installed luxury vinyl plank flooring with no issues. Crew leader Mike Daniels was very responsive to my inquires, & is coordinating warranty work with his office. Two-day installation was surprisingly dusty...would like to have known this in advance, so I could have covered my items.Wall repair (patching, painting) and blind installation completed satisfactorily, however white blind does not match recently replaced silver blind on the first floor. Technician indicated silver was too expensive?

Yessi is my property manager and from the start shes been prompt, responsive, courteous and helpful.The property was in great condition on move-in and the whole process was quick and mainly seamless.Minus one star because, as previous reviews mention, they do not disclose the extra $10 monthly fee until after youve been approved and are ready to sign the lease. They also charge a $40 lease-signing fee which, after the $75 application fee, seems excessive.Overall, positive experience. Would recommend.

I am utterly dissatisfied with this company. If you have a problem, they have a very ambigous deflective process that makes it seem like they care, but it is simply an attempt NOT TO DO ANYTHING!!! This is my very first experience with a SLUM LORD, which is terrible, since I quite like the neighborhood and the home I live in. The amount of problems this home has are being compounded with the companies lack of attention, that are deflected, are irritating at best.

The most unprofessional business I’ve encountered. I spoke to an agent and signed my notice well before my move out date. I provided my updated phone number and address and heard nothing for over a month regarding my security deposit. My old neighbor noticed papers delivered to the apartment I moved out of which turned out to be a civil lawsuit from bottom line to me for a month’s rent. Completely unjustified. I called Jessica, account manager, who apologized and stated it was a mistake. I requested a motion of dismissal and my security deposit back. Over a week later I hear nothing from bottom line nor Jessica. I called today and can’t get through to anyone. It’s been a nightmare dealing with this company. Do not rent or associate yourself with this business.

I have reached out to Ally several times about a credit for my account. She has not contacted me back since August. My AC went out in 90 degree weather and I had to purchase fans and hotels bc the owner tool a week to decide if they were going to purchase the part! Heartless!No one wants to help. I have paid my rent despite reduction of hours from Covid. Currently seeking help from my attorney. Been here for 7 years this is disrespectful and disgusting!!!!Star changed from 1 to 4This is a follow up: After the communication gap was met. Alley was able to contact the property owner to review the issue. It was agreed that a credit was necessary which I appreciate. After finally being able to speak back with her. Thanks Ally for going the extra mile. I didnt receive the full credit but more thann half is sufficient. She also remained verbally professional while listening to my frustration. Edited to add: Bottom Line is working hard to improve the way they do business. They are willing to listen and do what they can to make the experience of renting from them much more pleasant. I received a call from Tammaria Boyd, the Office Manger, and she was completely understanding of my issues and has assured me that Bottom Line has begun to implement a more transparent Lease Signing process. After having lived in the home I rented from them for some time, which was actually a very lovely place in a wonderful community, I would definitely consider doing business with them again and would feel completely comfortable recommending them to people. I am leaving my original review below to say that all my concerns were heard and my issues were dealt with in an extremely professional manner.Original Review:This is absolutely, by far, the worst management company I have come across. They say rent is $1425. Then, they tell you theyre tacking on an extra $10 a month for the convenience of accessing their portal. This is not an option, mind you. Once you have access to this portal, you are to use it to make payments. Heres where they really get you. If you pay by card, theres another $25 fee for that. They tell you that if you sign up for auto-draft, then the fee is free. Well, I signed up for auto-draft and Im still being charged the $25 fee every month. I call, but no one ever answers. I leave a voicemail and no one ever calls back.To top it all off, we scheduled a maintenance. We were home all morning when the guy came by, but never heard the doorbell or anyone knocking. No one tried to call either. So, they charge us a $92 fee for this no show. We figured we might as well pay it. My fiancee was in the bathroom and I was upstairs at the time they said the guy came, so maybe we did just miss him. We go online to the convenient portal to pay by card. Guess what? ANOTHER $25 fee for paying by card. BUT, theres no other way to pay. So, thats a grand total of $117.51 for a service not even received.We love the place, love the area, but this company has got to be some sort of scam. I wish I could speak to the owner of the property and let him know that he needs to find another management company for this place. I would never recommend renting from these people. Worst experience ever. Very unprofessional. When my lease is up, I will be looking to take my business elsewhere unless this situation is rectified in a timely manner.

I would like to give a special shout out to MS ALLY PAPANDREW, who supervises most of the important areas for BLR, with the exception of accounting. In my experience, she has shown herself to be a consummate professional, when not always surrounded by folks of equal caliber. I count on her, as well as Jessica Bodkin, head of accounting, for straight answers and action when necessary. Though we occasionally disagree, she always maintains her composure and is willing to listen to my positions. She understands a landlords goals and goes out of her way to help attain them.

My husband and I were looking at an apartment. He got approved. My application was still pending. They requested more docs about my immigration status. We provided those docs within a 45-minute time frame. (Side note: while filling out the application they requested a copy of an ID/passport which I provided). My husband told her that we are more than willing to pay several months of rent in advance. She told him first come, first serve. We are unable to find that policy on their website and she did not tell us that apparently other applicants are in front of us.Same day, we get a text message that someone else made a deposit for that property.Not only did we pay the application fee, we had the unintended cost of unexpected processing time which we paid for in the inability to get the property we wanted.I hope this can be resolved soon.I sent an e-mail this evening.

The location and neighbors are great.We were lucky enough that the company allowed our future realtor to walk through the unit while we were en route from over a thousand miles away, before they likely implemented such a precaution anyway.Right away, we had an agreement for a 6 month lease, but I signed a 12 month lease while on the road. This was without a doubt my fault for not checking the fine print, but as it was previously discussed and agreed on that the 6 month lease would be acceptable. I was unhappy with the handling of that. After some calls regarding the previously agreed upon terms, I was given another lease to sign. There was an error on that one. The third lease was the winner, 6 month term finally, after hours of stress and calls and utter frustration with the cold uncaring service.Granted we moved in as Covid-19 was getting serious, but it genuinely seemed like we were putting off the leasing agent Yessi. When we actually moved in, there were so many things off-putting, including a black molded towel in the washing machine AND it leaked during use and had dog hair jammed in all around, countless cleanliness issues, bathroom door nob falls off, oven didnt work, ice maker leaking, loose toilet, shoddy upgrades, the deck feels like it will collapse and shows structural problems with rotting wood, light switches and fixtures that didnt work... and on and on. The home required cleaning before moving in, a basic service that was discussed and maybe looked into, but not completed.Due to the numerous problems and lack-luster managing of the situation, I offered a resolution of elimination or reduction of a months rent. What do you suppose the response was? If you guessed AVOIDING IT COMPLETELY, youd be correct.During your leasing process, ensure you find out who you should contact when problems arise. Our leasing agent did not like being the intermediary or passing our problems to the correct person.FYI - Their portal is not phone friendly, use a PC / Apple with a real browser when requesting services, and keep those expectations low. Real low. 3 months in- So far, of all the issues remain minus the stove having been replaced within the week and two light switches repaired. The service companies that responded did in fact take care of the problems they were authorized to fix, but it should be noted that the first repairman that came to fix the refrigerator ice maker fixed it, AND THEN UNFIXED IT at the order of the owner of the home. We were told to buy some ice trays. Cool- but just another strike among the many that the combined efforts of the owner and rental company fudged in the lackluster efforts.Theres many options in Charlotte for housing, and from what I can tell we chose the wrong one. HIGHLY recommend anyone that has to rent from this company cover themselves with a walk-in view and photographs of existing damage, level of filthiness, wear, and any other part of the property that you may be on the hook for. Read that lease, it is hugely in the owners and bottom lines favor... Even the mowing is your responsibility. Ants? Thats on you. Not a big deal, but the weeds were over a foot tall when our realtor checked out the property and the ants are persistent. The company that did the mowing were care-free and reckless. My neighbor told me about their exploits as they zipped around the property, mowing at high speed and low quality leaving trimmings in bunches to fester and mold while hitting things with the blades.Oh, and yeah, if you want to pay your rent using a card, there is an extra fee on top of the other convenience fee for using their portal. Less than cool.One bright spot that bumps this whole situation from a 1 star to two is Autumn. She communicated with my wife, and helped initiate the minor improvements thus far.Update- on 6/3/20, the ice maker was fixed! Small win.

Not very personable. Rude customer service. Natural labor is easier than getting things done/ fixed through them. I cannot believe the argument I had with someone in their office about electrical issues in one of their properties. I do not recomend using this property management company.

I dont start my lease til the first but Im renting my 3rd ever place and these guys especially Yessi made me feel more comfortable and helped me through the whole process and was just as happy as me when I got approved!! Moving was scary and stressful since I live alone and Im far from being rich but she made me feel comfortable and worked with me til the end

Nice at first but the moment you get your lease all communication and help stops. I cant count the number of phone calls I made to Bottom Line and never received a return call. Same with emails. Quick to take your money and slow to respond. I was a great tenant who paid their rent on time b4 time every month throughout my lease. All the covered up problems with the property came to light as soon as I moved in! And they left me with NO HEAT in my home for DAYS!! It was 32 degrees! I left the property better than I found it, and they took $150 from my deposit claiming that I did not return all my keys (not damage), yet wont provide any proof! I returned my keys, and as a landlord you should change the locks everytime someone moves out for safety regardless!! Your job is not my responsibility! Of course no one will respond to me and they refuse appointments! Who does that!? Complete scammers. Please dont believe the hype believe their name. At the bottom of my list for sure! 0 Stars!

I also agree that this company is a scam. I have items on my credit that are unrecognizable due to their property being unlivable. Ive sent a complaint to the consumer complaint database, please read it. I am also disputing the charges. I had no choice but to vacate one of their premises which was like 4 years ago due to bed bugs and mold. Try another company. Each time I called to report this matter, I had to leave a voicemail INCLUDING TODAY. I just want to get this fixed, but this company is not allowing me too. Same as before, no changes. No need to reply BOTTOM LINE, I wont stop until I get this rectified.

If I were able to give less than one star I would. For starters, this company is really difficult to get in contact with. Once you do finally get in touch with them, they are very short with explanations and answering questions which makes it apparent that they really just want to get you off the phone whether you are satisfied or not. Secondly, it worries me that the Lead Office Leasing Manager doesnt know anything about the properties that she (Merrill) is trying to rent to people other than the address. Not only did you provide me with false information about the utilities but also with false details of the property itself. On top of that, refused to fix a shattered window (in the very front of the house, located in the living room which is a MAJOR safety and security hazard period) on the property that had been reported 3 weeks prior to our (non-refundable $100) application to your company as well as you (Merrill) personally through phone conversation and email from both my fiance and I on numerous occasions. Yet we were still expected to deposit $800 before any repairs had been made? That doesnt seem quite right to me. Instead of actually getting maintenance to go out to the property and fix the window.. you, like most money hungry companies, guaranteed us that it would be fixed and to this very day (4 1/2 weeks later) the repair has still yet to be made. Now it seems to me that either your company has very hard-headed maintenance technicians or that the request to have it repaired was never placed from the beginning. I understand from a business perspective that you are interested solely in a paycheck and not very much about helping families find a place to comfortably live but would it hurt to pretend like you actually care about the people every now and then?* A formal complaint will be filed to the Better Business Bureau immediately *

Wasted half my afternoon driving to 2 different properties, both of which I could not gain access to. The first lockbox was missing a serial code and the second had the code but the key did not unlock both locks. I understand accidents happen and self tours are a great concept, but 2 different oversights makes me question the way things are proactively managed upon move in.

Not only are their requirements for renting a property ridiculous, but rentals arent in good shape. Scheduled a showing for 1742 Cannon ave, looked around, floor boards are coming apart, kitchen is an absolute mess, refrigerator had so many DEAD FLIES in there. Smelled horrible. For 1075 a month Id expect better out of a rental home. Very disappointed and will not be renting from this company. You would think they would keep their rentals fairly clean.

Currently living a unit, and I been dealing with the same issue for months. No one cares to solve the problem. My downstairs neighbor had a leak, from the pipes bursting inside the wall. They turn off the cold water to my unit which flows to my washing machine and ice maker in the fridge. They no longer work. I live on a third floor and very difficult to haul laundry up and down stairs to go to the laundromat. The neighbor has had all his problem fix but Im still dealing with the issue. And to add insult to injury I had to pay for plumber not showing up after schedule. There has been about two plumbers they came in and didnt fix the problem waste of time took time off of work and issue still exist to this day. I called the office about 12 times and put in several maintenance requests.
