We also got charged for $175 carpeting, $220 cleaning and $185 painting out of security deposit when we moved out. I have attached some photos of the move-out condition; we also took some videos including but not limited to the interior of fridge, microwave, oven, cabinet, closet, windows, mirrors, sinks, etc. It is actually even cleaner than move-in condition since we moved in early and this was the new construction.We have no issue with carpet cleaning fees as we were aware of it prior to signing the lease. It’s just interesting to point out that the estimate costs of carpet cleaning on the lease varies from the size of rooms, but most of my friends got charged $175 regardless of the unit.There is no detail of what is cleaned, which wall needs to be re-painted on the invoice. I heard that some people got charged with carpet cleaning fees but they didn’t even have carpet inside their units, so I wildly guess they just sent the same invoice to a certain group of people regardless of each tenant’s unit condition. I requested a move-out video taken from their inspectors, so far no replies.We also experienced many other issues people mentioned in their reviews: we signed an unit which was planned to finish remodeling before the early move-in date (and was confirmed by the leasing agent), but it didn’t due to COVID. We eventually got rearranged to this nicer apartment. When we moved in, there was no furniture and not cleaned at all. A bunch of glue-like stuff and paint stains were on the floor/island/bathtub and splinters/dusts from construction were everywhere. Our doors are not properly installed and cannot be fixed by the maintenance team, so we cannot close the door without making noise. We got our bar stools one and half month after move-in date and we never get the TV stand as promised on the lease and in the email conversations.We have wall painting damage under the electricity box only because the unit above us decided to flood their restroom with water, and somehow we (and one of the maintenance staff, I thank him for dealing with this issue very promptly) are affected by that and had to lose over a half night of sleep on Sunday midnight, due to some flaws of the building structure. We lost electricity the whole night including the fridge and other major appliances. Water keeps dripping down into the electric box; it was scary (see attached photo).

I was a resident in midtown plaza and there are a few problems with the University Group.First, they are very soft on people who break the rules. I had a party person living in the unit right above me and she was having party every weekend. The noise was crazy loud in the midnight. Some policeman came and even that police officer know that party person and the officer told me that person in notorious in the area. They even had people yelling in the balcony and smoking weeds. I reported to the University Group office and they keep saying theyve let that person know but they cant really do anything. I was expecting they to start an eviction process to that person but nothing really happened. She only got fined by the police once.Second, they didnt tell me that other tenant has taken our unit in the new semester year and they never asked us if we wanted to extend our contract. I asked them why they did that and they just told me I was having a short term lease but in fact my lease was 10-month. And I had been living in midtown plaza for 3 years.Last but not least, they will charge you a lot of money when you leave their property no matter how hard you clean the unit. My deposit was 600 and it was all taken. They told me to charge me extra 600 for painting and cleaning.Just do everything you could to avoid the University Group and their properties.

Unreasonable charges after u leave, they will charge about $1500 for cleaning and painting fees after u leave even if u have cleaned very carefully. Besides, they do not provide any details about the bill, just tell u to give them money. Isnt this insane?

You are despicable.It is rather unfortunate that the overgenerous Google rating system doesnt allow for negative stars. Renting from these people can become a nightmare of biblical proportions. AVOID. Many reviews mention the shady practice of offering tenants a dirty apartment when moving in, while still charging hundreds upon hundreds of dollars worth of the cleaning they never do, upon moving out. Theyve been called on it innumerable times, but they continue this banana republic, corrupt practice. They even respond to reviews with great innocence but recidivate over and over and over again. Greed, dishonesty, incompetence, and shamelessness are just the polite ones among the attributes which define university group. If you dont value your health, by all means go ahead and rent. If there are 5 degrees out there and your heating breaks, or if there are 100 degrees and the AC fails, they will do NOTHING for many long days, not to mention the insolent, callous, crude attitude of the employees, when you dare to complain.In this hospitable, lovely university town, with hundreds of honest, welcoming businesses, university group is a stain and a disgrace. Save your money and your health, find a landlord who knows the meaning of decency.

Using covid-19 as an excuse to treat tenants terribly. 1st I was not able to move in one time. Now, you guys are refusing to give a rent adjustment for BREAKING my lease. This will not work on me. I moved in and there was blood on my ceiling 8-23-21 and missing furniture(I have photo proof). I also filled an inspection report. I have been more than patient and nice. That has went out of the window as of today. Every person has struggled with covid-19. Do you see me breaking legal documents because of it? Do you see me taking advantage of college students? “Go ahead and talk to student legal services”. I did weeks ago and was instructed to ask for a rent credit instead of litigation. Guess ugroup response is litigation. If Covid-19 is the problem then you should have written a different lease. Covid has impacted all people so that is a very poor excuse for treating tenants like trash. I’m in college on a scholarship because my dad is a disabled veteran. WE ARE NOT NADE OUT OF CASH. Which is why I paid a slightly higher rate for furniture instead of spending an extra few thousand dollars.

This is an incredibly shady game that happened under the eyes of the local authorities for a while. How is that possible, for them to allow such health hazards unchecked?? How much longer is this going to go on??? Buildings not living up to the city code by ANY standards, gigantic insects galore (part of their standards no doubt), non-functioning elevators, crumbling, unsafe appliances, bacteria-ridden smelly carpets, broken furniture, energy-wasting, malfunctioning HVAC systems from Harry Trumans times . . . and thats in their good buildings! They charge HUNDREDS of dollars to allegedly clean a few square feet of carpet, while they pay obviously undocumented workers who cannot speak a word of English (or whomever hires those) a few measly dollars under the table. More money for them! It is a REALITY that apartments are taken into possession in a repulsively dirty state. Hundreds of witnesses already. Reading the hypocritical owners answers oh, we HAD to brazenly take your security deposit because, you see, our cleaning standards are so high [that we do NOT clean AT ALL]... is a lesson in sordid hypocrisy. High standards? How do they dare to claim that taking undergraduate students money is because of their high standards?? Their standards are a tragic joke, like the company itself. The university group is like vampire. It will take all your deposit with nonsense reasons. Painting on the wall? I have taken pictures when I move out. There are plenty of proof showing there is no painting. Cleaning fee? We did cleaning and there are pictures proving it.

Very bad service. If something is wrong with your house, they will use excuses. Not recommended.Update/Answer to Univ. Group (Aug 25, 2021):-- Regarding the furniture: You should have a Plan B, which you clearly do not. This is your problem, not your suppliers.- The 1/2 month rent credit does not correspond to the damage you cause when all furniture (including the bed) are missing.- You provided a washer that was not properly tested in advance, so when I tried to use it, it just did not work. You are aware of this issue, and cannot provide an estimated day on when it will be fixed. The only thing you told me is that you will try your best and that the City of Champaign gives you up to 30 days to respond to my request.Thanks for leaving me without a way to wash my clothes, and without furniture! At least you did a 1/2 month rent discount --while others would argue your company did not deserve to even get the other half.So yes, there are things that you can do: start maybe by seeing your maintenance list and prioritizing the requests accordingly, hire more people, do a better job.

Stay away from this greedy company!they will charge you all your deposit and ask you to pay hundreds dollars more. We lived in a ugroup apt And today I got mail from UGROUP saying that we are charged for the cleaning painting and carpet cleaning. I think the carpet cleaning fee is ok. But they charged 600 cleaning fee and 500 painting fee. We have cleaned the whole apt and make no difference to the wall. its just like we moved in. So if its need to paint, they should charge the previous tennants. So basically they not only want your deposit but also want you to pay more than your deposit. So disgusting. I lived with many apt companies and none of them charged me more than 300 when I moved out.

They moved us from our original apartment lease because the decided to renovate it right before the school year. Then then place they moved us into did not have air conditioning or furniture for the first month of our lease. We took great care of the place and received less than 10% of our security deposit back because they charged over $350 to clean a 600sq ft apartment. They are scammers.

Rude staff, very bad communication skills (e.g. they hang up the phone), and do not respond to e-mails.Situation:University Group has left me with no functional washer since the beginning of my lease. When I contacted them to tell them this is not right neither fair, and that I consider it part of the rent I pay, they said:a) The washer is included, but the rent is for the apartment and not the washer itself.b) I should be able to Google and find washers near campus myself while I am waiting for the issue to be fixed. They did not consider it as their responsibility.Also, they were interrupting me and being rude towards me. When I told them this is not okay they hung up the phone on me. When I called them back to report the incident, they also hang up on me. When I sent them an e-mail about this, they never replied back.P.S. 1. 10 days later, and only because of my persistent efforts, they managed to send someone to... connect the machine to the water supply.P.S. 2. I send this review/feedback from my second e-mail. Since they do not respond to my e-mails/requests, I will use every e-mail I have to publicly report (and negatively review) all the bad stuff they do!

Consider your deposit gone when you pay these guys. In 2016 they charged me for carpet cleaning in an apartment that didnt have carpets. They also charge outrageous fees for painting and carpet cleaning. Painting and carpet cleaning are standard procedures by any rental company this size.

Update: We are going to sue the University Group for deposit and punitive damages allowed by law. For those who havent signed with them, please reconsider-- as another review said, they are vampire. For those who got ripoff for deposit, please stand up and fight for your rights. There is UIUC legal service to help us and it is not really time consuming. Please do it and Dont let them take advantage of us.Update: We went to the office and they said there is no one else to talk about this except this one guy in charge of that email address. We can not call him either. We can either sue them or just wait. Can you believe that? Please guys do not trust them when considering leasing!!This is most terrible experience during my years of stay in CU area! Definitely a ripoff! Our deposit is 1480 dollars and they took 1145 from it. When moving out, we cleaned the apartment like shining and recorded video as proof. However, they charged 1145 in total for cleaning. This is nonsense. Where is that wall painting 370 dollars come from since there is no dirt on the wall at all? How come you charge a unit way much cleaner than its move in condition for 600 dollars? There are so many negative reviews on business, and most of them don’t appropriately reflect a business- only poor personal character on the reviewee. I rented the same duplex for almost 4 years. Next Chapter Properties owned this location until my last year there when U-Group took over. Every maintenance request was completed within 24-48 hours with no issues. Meg was FANTASTIC to work with (and the rest of her team). Any issue or concern I had, she gave solutions. Upon move out, I did my part COMPLETELY (cleaned walls, minor repairs, oven, light bulbs... you know... what you’re supposed to do), and received my full security deposit back. I can’t say enough how thankful I am for this team. In such a bitter sweet move out, they made it that much easier for me. I recommend them highly now days!!!

Recently moved into a new construction under this leasing company. I was guaranteed at the time of lease signing that the construction would be finished by my move in date. This was important to me as I work from home due to the pandemic. First of all, the new apartment is beautiful and extremely well designed. However, I have had some issues with the staff being dishonest or giving tenants straight up wrong information which is concerning. There is still construction occurring such as noisy drilling throughout the day, and the elevators are not finished. There are other very obvious parts of the building that are not done. The day after my move in started, the elevator was randomly turned off, which set a delay to my move in schedule as I didnt want to carry things up 5 flights of stairs. I called twice and asked for updates as to when they would be turned on. They told me it would take 2-3 hrs and would send out a mass text or email when the elevator would be turned back on. I never received such an update, and I came back in an hour to check and the elevators were turned on. I would like to believe that the people working were not lying but simply have poor communications with the constructing team, however it feels like they simply do not care about what they tell tenants as long as it keeps them from calling back.Apart from these instances of being given false information, the apartments have no furniture yet due to supposed COVID shipping delays and there is no guaranteed date of when it will arrive. It is understandable that some things are out of anyones control, but with the prior instances of false information given about construction, I am not feeling optimistic about this situation. Overall I am giving this place 3 starts because it seems that this company provides nice apartments at a competitive price, but suffers in communications with tenants and construction. Renters, beware of brand new constructions under this leasing company because you may come across some of the same issues that I did.

This rental agency is a scam through and through. They drain your security deposit with the most uncalled for reasons. They charged my roommate and I 300 dollars for painting. When we first moved in (602 E Stoughton) there was not fresh paint on the walls. We did not make the condition of the paint any worse. I also only lived there for 4/12 months of my lease due to a cockroach infestation that we noticed on day 2 after we moved in. I finally had to move back home and drop my in person classes because the cockroach problem was persistent. Another 175 for carpet cleaning which is an absurd amount for the amount of carpet in the apartment. And another 145 for general apartment cleaning even though we left the apartment very clean. Save yourselves the trouble and avoid signing with UGroup. I know rental agencies can be difficult to work with but this agency is impossible and takes advantage of its tenants every chance they can.

They took my entire security deposit for ridiculous reasons. I was charged for carpet cleaning. Guess what? The apartment doesnt even have carpets! I was charged for rekeying when I returned the key. I was charged for repainting when there was nothing different about the paint from when I moved in vs out. Just a horrible experience.

I live at Healey Place (601 S. 1st St.) and am currently in the process of moving out. (See recent reviews about the elevator being broken). I live on the top floor and have been moving everything up and down the stairs alone. As someone who isn’t that strong, I have dropped things, sprained my ankle, and literally walked up over 100 flights of stairs over the past few days to move my stuff. The leasing office responded to a review that the elevator would be fixed by the move out date of August 3rd. Well, it’s August 3rd and the elevator is STILL not fixed. I do not recommend living at a University Group property. They are untrustworthy and clearly do not care about their residents. I have called several times about the elevator with my frustrations and never once did they offer any type of reparations or extensions for me to move my things out.

Been living at the Healey Place for the past year. To be fair, the apartments are very nice but the elevator issue has been ridiculous. The elevator at our apartment complex has been broken for over a month. OVER A MONTH. I’ve had to walk up 7 flights of stairs from my car to my apartment every single day. That itself is annoying but the worst part is there are 5 days until my lease ends and the elevator still isn’t fixed. If this elevator isn’t fixed within the next day or two, I don’t know how I’m going to move all of my stuff out and down 7 flights of stairs. It’s been a stress not for me, but plenty of other residents in the complex.I understand there needing to be time for repair but this has been egregiously long. They emailed us saying it would be fixed this week, but yet it is not. This whole elevator issue ruins any good aspects of the Healey Place or University Group.

STAY away from this place. I was subleasing an apartment that I did not even get in a 100% clean condition. I was sleeping on the floor for 2 weeks cause they didn’t furnish the apartment as promised. I paid my deposit to the lesser and was promised to get a deposit back. Well, you can say goodbye to your money as soon as you sign the papers with University Group. Charged ridiculous amount for the carpet cleaning and painting walls and kept my check in their office for almost 2 months. Barely got 10% of what was paid to this scammers. Don’t bother replying with your copy/paste answer, I will make sure to leave the worst reviews to your company anywhere possible and let all people I know in Champaign Urbana area to stay away from this company.

I never before left a negative review until now. It is just that this organized scam is too much to be ignored, so if somebody might benefit from my own experience, I think of it as time well-spent. It is hard to add to the plethora of testimony demonstrating, beyond the shadow of a doubt, that the scammers from U G (a business also known, in the local vernacular, as The Kings Of Rats) are the most dishonest, brazen, rapacious, inhuman, irresponsible slumlords this side of North Korea. I was lucky enough to have moved out in 2020, and still alive, but the memories of their obsequious, abusive dishonesty are still strong and unpleasant. One can only hope that a critical mass of complaints, and perhaps the intervention of the City of Champaign administrators, will compel this dirty (in every meaning of the word) business to revise its ways, if they are capable. Remember to CC your complaints not only to News Gazette, as suggested by somebody, but also to Daily Illini, to all relevant University of Illinois administration addresses, and to the City of Champaign.

On moving out, we cleaned our room/bath room/sink/bath tab and also vaccinated the carpet completely.While after we moved out, they took all our deposit $885 with additional charges for cleaning the carpet + cleaning the room + painting the room. Handled move in extremely poorly. Was supposed to have fiber internet fully installed and operational prior to move in. One week before the lease started we were informed it would be six additional weeks before we had any internet. They clearly knew before then and refused to reimburse costs when we had to scramble to find internet solutions.

I would like to say how much of DISGRACE University Group is. The elevator on Healey Place was broken for nearly two months and there were very few updates on when it would be fixed. With just a day before the lease expires on August 2nd, the elevator has yet to be fixed despite University Group saying that the parts were obtained to fix the elevator, and the repair scheduled for the previous week.Being on the 5th floor, it was exhausting moving my items out, and as a diabetic, I nearly passed out from low blood sugar carrying many of my items down the SIX flights of stairs. I complained to University Group and they told me to watch my tone and hung up. After calling again, University Group told me to try again with a better attitude. I feel as if I had a right to complain, yet their actions made me feel invalidated. My thoughts are that University Group thinks they can take their sweet time since not many students are there for the summer.Additionally, they did not give my security deposit the summer prior due to cleaning and said they would provide video evidence. We called twice for them to send the evidence and they said it would be sent to our emails shortly. Both times it never arrived.University Group is full of LIARS and likes to take advantage of students,. My recommendation is to NEVER sign with university Group, as they rarely care about your needs, and treat you without respect.

I lived at Healey place and it was fine overall, but they really don’t care about the quality of their buildings. I had a cockroach problem that never actually got fixed despite pest control coming many times. Also, the elevator was out of service (might still be broken as of right now) and they didn’t seem to prioritize fixing it while many leases were ending. I had to move out using the stairs, which was obviously a major inconvenience. The price of the apartments does not match the quality. Additionally, the apartments are supposedly cleaned between tenants, however, when I moved in, the floors were disgusting, there was dust everywhere, and cockroaches all around the apartment. I can’t say any other apartment managing companies are much better, but Ugroup and Healey place were majorly disappointing.

Requested for a noise repair on an electronic device (which is abnormal from other same brand, same year device) but neglected after the technician who came to my unit and said its normal. It is true for a normal old, replace-needed device. They closed my request two times and said Device is working and they have nothing to do with that noise. I dont hear noise. Yup, its working, but with abnormal noise which is loud that all visitors can hear and say its really annoying :(If you want to live in University Group apartment, you might have to endure some inconvenience or uncomfortable atmosphere, or maybe somehow dangerous environment to your health, in your unit. They might not response to your request and say We have nothing to do with that---------------Regarding the response posted on 3/15/2021 by the University Group,Ive already requested 3 times and called 2 times for this issue and the University Group rejected the second look. All I got from the University group was We don’t replace appliances that are in normal working order. Just because it may be an older model doesn’t mean it gets replaced if it’s working as it should.The point is, Im not saying the device is old. The device creates NOISE that one of technicians from the University Group cant hear. The device (refrigerator) is 21 years old, but not all 20-year-old refrigerators have this kind of sound. All my friends were surprised for the fact that there exists a technician who says Its a normal sound after hearing such NOISE. In common sense, a device operating with an abnormal NOISE should be fixed.FYI: According to the United States Department of Energy, refrigerators last approximately 12 years. At that point, its likely time to replace it.I just want to inform the condition of appliances of the University Group and the maintenance service quality to future customers.

Unfortunately, the University group took over ownership to the property we rented from.Meg lacks social skills and is very unprofessional and condescending. Someone in the reviews mentioned how she “had robotic responses” and I completely agree with that statement.Be prepared to have half or more of your security deposit withheld for: “carpet cleaning, painting and cleaning”; what most lessors consider as normal wear and tear. *As we did live there for almost 3 years. It wouldn’t matter if you hired professionals to remodel the unit you rented before you moved out, you still wouldn’t receive your deposit back. I’m being sarcastic to make the point that you will never receive your full deposit back.I received an email from Meg to see if it was okay to show the property to potential renters, which I was currently renting, DURING A WORLDWIDE PANDEMIC. However, I didn’t receive a courteous email about move out procedures. As Meg stated, “Move out procedures can be found on the website.”The University group does not build relationships with their tenants. Tenants are strictly seen as business opportunities. I can tell they rent to a lot of college students as I received emails about leaving the temperature set to 62 degrees when not in the apartment. Theses emails didn’t apply to me as me and my family lived in their properties off campus.A simple check-in/ anniversary email would have been nice to receive.I WOULD NOT recommend anyone to rent from the University Group, EVER! This was my first and last time leasing from a company.A note to the University group: Please hire a better representative to communicate with tenants.

Please, please, please, do not ever live here. The worst apartment I have ever stayed at. The building at 411 E Healey had a rat infestation that took them over a week to send out an exterminator. Additionally, they have a very rude staff. During the winter our pipes froze and we were without water for over 2 days and they refused to send out maintenance because it was the weekend and they were so called busy. After not having water for 2 days, we did not have a toilet for almost two weeks until I called the Champaign city inspector and he cited them with a violation. If needed I have pictures and videos of it all. DO NOT STAY AT ANY OF THEIR APARTMENTS, ESPECIALLY 411 E HEALEY.

Easily one of the major players in the leasing sector in Urbana-Champaign. A large selection of apartments at convenient locations. Resonable rates and prompt maintenance. However, the only negative is that they will overcharge (ridiculously) you for cleaning at the end of your lease. So dont expect you security back, infact you might end up paying extra instead.

I used to give a 5 star to university group for its maintenance. I didnt regret it, but I have to change this to 1 star now because they ridiculously take most of the deposit for so-called cleaning fees. We spent so much effort cleaning the apartment, and makes it clean enough for direct move-ins. We have taken and sent videos to them before the charging, and still got a cleaning bill of more than $1000.

I live in Gregory Towers and they are currently in the process of renovating half of the apartments and plan on doing the other half next year. Unless you want to live with construction all year I dont recommend living here. They did not disclose the construction when I signed the lease. They are re doing the units but the building itself is crumbling. Make sure you are up to date on your tetanus shot because the stairs are falling apart and are sharp and rusty. The elevator also rarely works which is annoying for groceries. The unit was NASTY when I moved in. We even found a pair of underwear under the bathroom sink. The laundry room is also gross and none of the dryers work.

Rented a 1 br apt during my time at the university. The apartment was very dingy and rarely ever cleaned. Laundry machines were constantly broken and took forever to get fixed Neighbor across the complex smoked weed that filled the complex with the smell. Despite repeated complaints University Group did nothing to address the problem. They almost charge too much for their properties. Would advise looking elsewhere.

Really nice employees and very responsive customer service. Pretty good price too for the 1 bedroom I leased at 111 E. Chalmers! Only thing was I wasnt too happy with the condition of the bathroom but they said theyre remodeling all the other older bathrooms and are just waiting for me to move out of this unit. Other than that though, everything else was fine!

The maintenance team came, fixed my stuff, and dropped off two new chairs for me -- the day after I called! Great guys who were very nice. (Update) I was in the hospital for two weeks and dint have access to my computer/debit card. Not only did they work with me and not charge me penalties, they had the cleaning crew come in. The cleaning crew took out my trash, swept and mopped, vacuumed, wipe down all surfaces, and even DID MY DISHES! I feel very fortunate to have rented from the University Group and thank God that I did! HIGHLY RECOMMENDED!

Dont lease with them! They decided to renovate my entire apartment complex during the pandemic when all classes are online and there is no where to go. The construction is loud and wasnt disclosed when I signed my lease otherwise I wouldnt have lived here. The building is crumbling and the elevator has been out since January. Maintenance workers dont wear masks when entering your apartment. Sign with someone else. The positive reviews are fake.

The maintenance team has always been very quick to respond to any issue I have. Most recently, my fridge stopped working. The immediate day following my maintenance request, they had a tech checking out the issue by noon, and by 2pm I had a new fridge!

I was happy with the response time of the maintenance team when I needed a light to be fixed. The technician wore a mask and was helpful by resolving the issue.10/11/20 revision: our light had another problem, however maintenance came to our apartment within a few days after submitting a request. They replaced the light and Im happy with the service.

Loud construction directly adjacent to occupied units and Covid violations throughout the term of our lease. Does not warn tenants about random cuts to utility apart from one instance where our water was stopped for over 8 hours during the day. Refused to heed any complaints. We would not have signed if we knew about the construction. Also heard from a previous tenant that University Group kept over half their deposit for cleaning when I know for a fact that unit is currently under construction.

Could have received a positive review if it werent for the deceit during my showing. Me and my roommate toured a unit and asked if anyone was living in it currently. They said no but they keep it open for showings. We said okay well is every unit in this building the same lay out with the same amenities? He said yes. We said are you sure. He said yes. We move in and there is no dishwasher in our unit but there was one in the unit we toured. Kitchen layout in general was very different. We sent an email and they said sorry we dont know who would tell you that and youre out of luck. Shame on us for not getting it in writing but false advertising at the outset bodes horribly for the rest of the experience.

Avoid this company at all cost. The cheap rent is just a bait. They will take much more back through your security deposit. Those 5 stars are most likely from bots. I will rate them 0 star if possible. The apartment is extremely dirty when moved in. The AC was leaking water. Washer and dryer was really old and broke several times. Heater in bathroom create intolerable noise when running. And there was a strange smell in the kitchen probably caused by pest control. Before I moved out, I cleaned the whole room carefully. Yet they still charged me $450 for cleaning!

Way too expensive for what you get. My apartment air conditioning was always broken and had to be fixed often. The shower-water quality was low. My roommate and I couldnt be using water at the same time. The garage door or elevator were broke for over 50% of the year. The reason for such a low review mainly came since the fees after moving out. We received outrageous fees for carpet cleaning, regular cleaning, and painting, even though we left the apartment spotless.I would recommend finding a cheaper place. Where I live now is half the price and much more accommodating.

Extremely UNSAFE !!!!! Worst experience of renting a room. I feel I was deceived after moving in this apartment. Everything was fine in the first month, but starting the second month, the extremely noisy constructions outside the window (no protection fence, no safety distance, with all the heavy metal materials piled up within 10 inches range of my window) annoyed me every day. The builders slammed the woods and metals within 1 feet distance onto the ground, and made me feel next second my window could be broken by the steel sticks!!! No safety arrangements and no accident prevention at all. And everyday feels like living in an old abandoned factory, facing the unpredictable flying blocks and sticks all the time. I was not informed and did not expect about this inhabitable situation before I rent this apartment.This situation did not change at all after I tried to friendly contact relevant people in charge; and it may last another half year, or even 1 year? This is supposed to be a room for living, not a warehouse for storing my languages only!!! There is no reason to pay the rent for a standard apartment as well as all the supplies for a place for a HUMANs living while only obtain a place useful only for storing luggages. Especially, during the COVID pandemic when everyone was asked to stay at home for school and works, no one should be forced to go to school to escape from the perilous and mind tutoring condition on each weekday while paying the full rents!!!!

Main reasons I was very dissipated with this agency (there were many more but here are the big ones)1. Our apartment was very dirty and only half painted when we moved in. Our bathtub was pink, the kitchen floor was sticky and there was an inch of dust in the closets. Oh and by the way, we paid a $200 cleaning fee BEFORE moving in.2. Moving out early ended up costing us much more than if we had just moved out and didnt turn in our keys. Apparently, someone came into our apartment a month after we moved out, set the ac to 62 degrees, turned the oven on, and opened up every faucet. We had to pay for 8,000 gallons of water and 4,000 kWh we didnt use. We literally paid more in utilities for the 3 months we werent living there than the previous 8 months.3. Got charged a $900 cleaning fee despite leaving the apartment with a clean bathtub, mopped floors and clean closets. Literally in SIGNIFICANTLY better shape than how we got it.In all, wouldnt recommend

I have lived with The University Group for two consecutive years and I plan to finish my PhD studies in the apartment I currently live in, so that should tell you how happy I am with the company. My building is a bit old but the maintenance service is excellent and has always responded promptly to all my requests. I really wouldnt look somewhere else if you are on a tight budget but still expect the best service.

After paying a $1200 security deposit (my roommate paid $600, and I paid $600), we each only received $192 back. We did not break anything, we did not leave the apartment in shambles, and we even made sure to clean before we moved out. Ive talked to other tenants in the same building and they said UG also kept more than half of their security deposit. Upon these charges were a $300 cleaning fee and $400 painting fee. Please do not lease with University Group. They think just because you are college students, that its okay to rob you blind; and in the middle of a pandemic no less.

Regarding the free maintenance requests here, our maintenance guy, Paul, has been coming to fix all of our maintenance issues and I wanted to express how well he has been doing. Paul is always very polite, friendly, and respective of our property. He has quickly fixed every maintenance issue that we have had so far and happily answers every question that we have. He is very knowledgeable of the apartment structure and systems involved, and I feel as though I can trust him with any fixes. My roommates and I all agree that he is a fantastic employee and deserves more acknowledgment for his work ethic and amiability!

The office people are very nice and professional about the leasing part.However, the maintenance seems to be too proud about what theyre doing.The dryer in my apartment has not been working well since I moved in. The clothes were heated but still wet. Kevin, who is the maintenance supervisor of my building, insisted that he checked and cleaned the vent.After five days submitting the request, he came in with So your dryer is not working AGAIN? And would not listen to me but kept saying I have 20 years of experience working on dryers. It is very normal for a dryer to run two cycles to get the clothes dry.Until later I personally disconnected the vent to find a whole bag of lint dust soaked in water piled up through out the duct which Kevin said he had cleaned already. Problem solved with zero experience on dryers.

Ive been stay in the apartment of university group for two years. I really like how fast they responded to our requests. We got a brand new fridge the day we submitted our maintenance request. They also changed our ceiling lamp to a brand new one when we found the old one broken. Not like some other places, they didnt charge us for the maintenance. I think they are doing a good job making sure we are living in a safe and comfortable place. I recommended the university group to my friends and they like their apartment as well. I think we will renew our lease to next year. I would recommend this place to people who are looking for apartment near campus.

Do not live in University Group apartment. When you move out your apartment, they will find any reasons to deduct your deposit. Just be careful if you are living in University Group. New students, try to find another property management. I have been charged with $600 for carpet cleaning and painting fees. This is ridiculous.

The 305 North Lincoln Avenue apartment complex was fabulous, neat and well maintained. The maintenance staff was super responsive with a response time of less than 24-48 hours in most cases. They were meticulous in repairing any damages and would conduct routine checks for pest control, A/C maintenance and leakages. I stayed with the University group in the same apartment for 2 years and had a wonderful time. Thanks a ton for your fantastic services ! I would strongly recommend the University Group apartments due to the best value for money.

Ive had terrible experience with them when dealing with bed bugs in my apartment. They kept telling me to contact pest control myself and wont waive part of my rent when I vacate. I had to pay almost 100 dollars to buy stuff to fight bed bugs in their property.
