I had a horrible time with getting anything repaired while living at Fairlawn. Most of the issues, like a toilet that would continue to run water every few minutes, wouldnt have been a big deal; but I had a months-long horror story with a carbon monoxide leak. Which, as is fairly common knowledge, can be fatal.The first time my carbon monoxide detector went off was in November. We called maintenance, and a guy was sent out the next day. He inspected the furnace, and discovered that one of the two pilot burners was not lighting because the air vent was rusted over. So, he cleaned it up, said that they would be along to do more work, and gave us an additional CO detector.We never heard back from them with regards to the continuing work. And, from then until February, periodically our detectors would go off if the furnace was running. Any further maintenance calls resulted in them sending us an additional CO detector; by the end, we had 6 in a 1000-sq-ft apartment.Then on a Saturday night in February, when we couldnt get ahold of maintenance at 4:50pm when they were supposed to be available til 5pm, we were finally forced to call out the Urbana Fire Department, who verified that their equipment also showed an elevated CO level near the furnace - over 5 times the safe limit. The gas company was then called out, and they told us that, for safetys sake, they had to shut off the gas. On a 40 degree night in February. We FINALLY got a call back from Fairlawns emergency maintenance staff two and a half hours later, at which point we were sitting in the car with our dogs. The guy had the gall to ask if we still needed someone sent out. He ended up bringing us 3 space heaters for the night.That following Monday, we went and spoke with office management in person. The lady there tried to tell us that, since Ameren had been forced to turn off the gas, this was an Ameren issue, and not one that Fairlawn should have to address. This contradicted what the Ameren technician had told us - the issue was with the furnace and internal piping, and therefore the landlords purview - and we told her as much; but she wouldnt believe us until we sat down in the lobby and called Ameren on speakerphone.At this point, they FINALLY agreed to send out maintenance to replace our furnace. The new furnace was installed promptly, but afterwards, there was a leak in the ceiling around the furnace vent because it hadnt been sealed properly. I also got a call a few weeks later from an external HVAC tech saying that he needed to come out and double check the install... Because Fairlawn hadnt gotten it properly permitted with the city of Urbana beforehand.So, when our lease ended, we have since moved out of Fairlawns property. And I would DEFINITELY not recommend them to anyone looking for a reasonable place to rent. In that three month span, the lives of myself, my partner, and my dogs were all constantly at risk due to negligence on Fairlawns part. Go check out Royse Brinkmeyers places instead, honestly.

Terrible communication with the office. Workers will not call you back or notify you of progress when you’re in the middle of a process with them. You have to call and bug them constantly to get any information from them, and they are never on the same page with each other. Multiple instances of being told different things by different people.Honestly do not expect to have a peaceful experience with these people! They overcomplicate and stretch things out for no reason. I genuinely question if the office people are even regularly checking and replying to emails. Do better or find better employees

This is a lovely housing company. My wife and I live in a unit and they are extremely well kept/maintained. The neighborhoods are lovely, friendly, very walkable, and amidst a budding little town full of things to do/events (despite Covid). A great stepping-stone living arrangement for any young professional, couple, or single/small family!

Fairlawn is the absolute worst to rent through, we’ve been reaching out to them for 2/3 weeks while living in a house they rent out, we fell on hard times for a month & got help WAS told we could sign another lease & we were completely lied to & we are forced to find somewhere under two month while having to pay rent. we wanted to sublease but who wants to sublease for two months then have to move. what they did was completely wrong to us. I WILL NEVER RECOMMEND THEM! absolute worst communication ever to be shown.

I have been trying to get ahold of someone at Fairlawn for over two weeks now, left messages and sent an email per one of the only times someone answered the phone. They said they cannot assess me over the phone that I had to email, when all I wanted to know if I could speak with someone regarding a potential unit I was interested in. I finally spoke with someone yesterday again, and she was very short and unkind. Did not seem like she wanted to be there whatsoever. The first time I got a hold of someone over a week ago she told me there was no one available to speak with me and I need it to email them. But I heard a bunch of people laughing in the background. I have heard horror stories about this company, but am desperate to find a place by august and they have many properties listed, you just can’t speak to a real, kind person! Very disappointed and I’m glad I will not be leasing through this unprofessional company.Edit to add: I did have a virtual tour with a place, I was told Abby would contact me back shortly and she never did.

Horrible! Stay away honestly! If I could rate zero stars I WOULD! The building is infested with roaches. I have been calling and emailing and still have yet to receive a response. It has been two weeks. They will not terminate my lease and I told them about the issue on my move in date. Still no response. The infestation is extreme. Don’t stay at Lincolnshire west in Champaign. Both Abby and Brandon were unhelpful.

If I could give this place 0 stars I would. I just moved into their property in Indianapolis and it had been nothing but unacceptable. On the day of move in, after lease started at 12 o’clock, the leasing office called to inform me that our unit was not ready and wouldn’t be ready until 4 days later. They gave no apology, no explanation, and nothing to make up for the inconvenience. After some further communication, they said our unit would be ready that evening, and again no apology. Upon entering our unit, the place was nice previously cleaned, the AC did not work, the filters had no been changed, and the place looked nothing like advertised from their virtual tour they gave because COVID. After putting in a maintenance request to fix the AC, they said it was completely and when coming back to the unit the next day they did not actually fix the AC, they did not change the air filter, AND they left our apartment door unlocked all night with our belongings inside. I have called the clubhouse and fairlawn at least 30 times and no one ever picks up. Do not rent through this property management. They are unprofessional, do not communicate, and get you to sign a lease then leave you high and dry to deal with all the problems.

Any repairs are handled in a timely manner by by friendly, courteous, staff and maintenance gp the extra bit to ensure things are taken care of. What a remarkable difference from previous property managers.

This is a terrible “real estate” agency. In regards to Lincolnshire West on Kirby the units are infested with roaches and are inhabitable unless you like to live a dirty lifestyle. I was told a unit was available to move in the same day and asked to inspect it prior to signing a lease. I was shown a completely empty unit and assumed the lease would be signed for that unit; however, it was a scam and the lease was for a different unit. When it came to signing the lease, the unit wasn’t available to move in until the following week in order to be “cleaned”. This should’ve been/was another red flag. When it came to move in day the following week, the unit was inspected and was not cleaned. The windows/pipes/vents/HVAC unit/bathrooms/cabinets/kitchen were all dusty and dirty. After doing a cleanup of the unit an infestation of roaches was discovered behind the kitchen cabinets/fridge/stove and into the building complex walls!! The unit was completely inhabitable and never occupied as the infestation was discovered on the same day the lease started. The owner refuses to terminate the lease and only sends pest control to spray around the unit. Obviously there is an infestation in the entire building and there were still roaches in the unit the day after pest control was sent. Pest control is not a solution to this problem and a notice to vacate was submitted.

Our townhome is top off the line. The staff is amazing! We have not had one issue with anything that wasn’t handled in a timely manner! Having so many BAD experiences in the past with renting homes we are so happy to find a company that listens and cares about us renters!!! If you want a great quality place to stay choose Fairlawn you wont be disappointed!!! Thank you for making our renting experience THE BEST we have had!!!

I would recommend Fairlawn Apartments to my friends and family on Clayton Blvd. the apartments are very nice, and clean, like new and very conveniently located across from Parkland College. If there is an issue they make you feel like they care and they get the issue resolved right away along with a follow up.My overall experience has been pleasant.

I had lived at an apartment run by them in Indianapolis, IN and they have been the worst with communication. I have left multiple messages, calls, emails, and texts about me moving out due to significant mold and electrical issues in my apartment. There is mold in the wall of my apartment at Garden Pointe Apartments. They have been terrible with just putting temporary bandaids on appliances and issues that should be replaced or actually fixed. And with this recent issue of me as an immune compromised person having to move out due to the mold and health risk it pose to me especially they have only responded with one email and decide to ignore all other communication. They do not respond to my calls either. And they are the worst management company I have ever dealt with.DO NOT RENT FROM THEM!

I live at The Maywood At Speedway thats threw Fairlawn. I moved in last year September 15th 2020 at the time it wasnt the Maywood at Speedway it was called the green Capri Villa apartments at that time and the ladies that worked in the office to me they were very nice very communicatable you had any issues you could actually talk to somebody face to face they were very nice always nice and really good with communication well ever since the new property took over through fairlawn is very its horrible the communication is horrible Thanksgiving time last year my stove went out so I was in the middle of cooking and my stove went out and I reached out to maintenance and when somebody got back with me I had to wait almost two weeks to have a whole another stove I even asked if I could get something took off my rent because when I moved in my apartment it comes with the stove and refrigerator so I would expect my stove to be working. So 2 weeks I did not have a stove and they didnt want to take nothing off my rent that was the one issue every since they took over didnt the other issue I had a situation where I paid my rent online and something went wrong so it returned my payment back to my card so I end up paying my rent with a money order so somehow I guess I had 82 cents left in the portal they charged me $90 for $0.82 left I asked if they could take it off they said they couldnt take it off I just really feel like theyre getting over on people theyre nasty their rude they dont really communicate very good no matter how much I try to communicate it just seems like I dont never see nobody have to talk to somebody on the phone or I have to keep calling and to me thats not how you conduct business especially if you want if you want to make your tenants happy I feel like you need to communicate with your tenants you need to have better professionalism but Im really upset to this day Im really upset that $90 for $0.82 why would I need to pay $90 for $0.82 thats left in my account that I guess I didnt pay or somehow overlooked I dont believe in it I think thats wrong and I think theres a better way how they need to talk to people and how they need to treat their people besides that I like the apartment and everything I just dont like how these new owners are and how they operate and how theyre communicating with people.

I am a current resident of The Maywood at Speedway in Indianapolis. My roommate and I moved into The Maywood in June 2020, while it was still known as Lexington Green under Barratt Asset Management. The change in management to Fairlawn marked the start of a rapid decline.Since the new management company has taken over my experience living here has been awful. To start, contacting anyone in the office is basically impossible. I have been hung up on, left on hold for extended periods of time, or the phone has simply not been answered. There have been two separate occasions where the power in my unit has gone out while the rest of the building remained unaffected. The first time this happened I was left without heat for over 16 hours in the middle of the winter. I have not been given an explanation, nor offered an apology, for either of these incidents.I overlooked these incidents and was considering renewing my lease until another incident occurred. I noticed I was being charged $25 for parking, despite my lease explicitly allotting two free parking spots. My roommate was able to reach someone in the office, Tiffani Brinkley, who stated that management DID NOT HAVE A COPY OF OUR LEASE, but asked us to send a copy. After reviewing it, Tiffani told us that our parking situation with the previous management would be honored and that we would be credited the $25 fee that we already paid. Under the impression that the situation was handled, my roommate and I thought nothing of it. After hearing the complaints of other tenants regarding the poor management practices, we made the decision that we would not be renewing our lease.A month later, we noticed that we were charged another $25 parking fee. Not only that, the previous $25 credit had NOT been added to our account. My roommate then called the office (multiple times before getting an answer) and briefly spoke to Brandon Slaton, who said that he would look into it before hanging up.Later on, I was told that the now $50 in fees wouldn’t be refunded and that I would have to park somewhere else. Nevertheless, I kicked up enough fuss to eventually have the $50 credited back.There have been a slew of incidents of management malpractices made by Fairlawn staff. WAYYY too many to list in one review. In March, we were informed that our gas bill was going to be TRIPLED due to the snow storm in Texas. When asked for clarification and why a storm in Texas affects gas prices in Indiana, they stated that “they get gas from Texas”. This companys poor management has led to an EXODUS of tenants (most being elderly, Black and/or Hispanic) that have been living here for 10-15 years. This is being done intentionally to cater to young, white future residents.Even today, I was issued an EVICTION NOTICE despite the fact that the rent was clearly paid on time just as it always has been. After calling the office seven times to no answer and going directly to the office to be ignored (there were obviously people inside), I finally sent an email that was responded to with a poorly written, condescending email, full of grammatical mistakes that explained that the notice was sent in error. Wouldn’t it have been simpler to just answer the phone? Why is it always an ordeal to get in contact with anyone in the office? These are just a few of the issues I’ve experienced since Fairlawn took over.Also, the property manager, Brandon Slaton, is just awful. His condescending nature and disrespectful attitude has made it clear that he doesnt care about anything other than making money. NEVER in my years as a renter have I experienced such inept management. I am counting down the days until my lease is up and I can be free of this place. I have never had an issue with management before on any property Ive lived on, I have never been late on any type of payment, nor have I ever had any other major issues before Fairlawn took over.So, if you want to be treated like an actual human being and live in a place that has even a bare minimum standard for management, STAY AWAY FROM THE MAYWOOD AT SPEEDWAY!

Offers a great place to live. The grounds are clean and well kept, its well lit at night so I feel safe walking my dog in the evenings, they offer a dog park which is a plus for us. Also, the maintenance team is very knowledgeable and friendly. They are always prompt at addressing any issues day or night. Overall Id recommend fairlawn to anyone looking for a great place to live.

Between who is in charge of posting whats available & the people doing the tour, this management seems unorganized. I tried to be understanding but not many of their properties are good, so after trying to contact about this one & the next because it says available now, Im just done with fairlawn.Either theyre scammers telling you what you want to hear so you pay the application fee, or theyre unorganized which as a rental property makes me nervous. You cant even figure out the properties before someone rents, I dont want to wait and see how itll be after I sign a lease.

Terrible management company. I cannot get a hold of them or the apartment complex. I have a current lease there and have had multiple problems with both the individual complex, and the Fairlawn management. Currently I am getting scammed out of one months rent, as they changed the locks before my lease was up, and my rent was point in full on time every month. This was a result of someone going to change a filter in the apartment, and I was NOT notified someone would be entering my apartment. They found it empty because I moved out due to the numerous issues I was having. My rent is still paid. I still have the lease. They cannot change the locks and deny my access. And nobody has been getting back to me. Their phone system says they will reach out within 24 hours, and they have no done so, I believe they are ignoring my calls so they can scam me out of a month of rent.

We had a great experience with Fairlawn and really enjoyed living at 2401 Clayton Blvd this year. Very nice, secure apartment with great views, super clean, nice kitchen and comfortable conveniences. Everyone has been great at the Champaign office, particularly Sarah. She is amazing- incredibly helpful and pleasant. We are really grateful to them for making our stay so nice and for helping us with any issues we had. Maintenance always responded immediately. We were really happy the location- so close to Parkland and Heritage Park for pleasant walks. Would highly recommend this very professional company and would gladly stay at their properties any time.

I live in a 2 bedroom town home in Normal, and I LOVE IT. Our utilities are mostly covered in our rent and otherwise are fairly low. Amenities are great, staff is super friendly and helpful and the maintenance staff is always prompt. I really appreciate the 24/7 emergency maintenance also.

I live in a one bedroom townhouse in Urbana, and it’s fantastic! Pest control comes once a month, so I’ve never had an issue with bugs, and the maintenance crew is phenomenal. Also, the rent is very reasonable considering the proximity to parks and UIUC.

This is my first experience living in my own apartment and I’m glad I chose 727 apartments. The staff and amenities are amazing. Maintenance issues are always handled in a timely manner and management is always friendly. It’s a plus having a fitness center where you live and also the clubhouse to spend time studying or hang out. The rent is still affordable even with the remodeling, which included new appliances and furniture. I love my apartment and the roommates that I have. It was a great experience living at 727 and I signed my lease for another year.

Fairlawn Real Estate has been amazing! This is my first time going with an off campus location and the 727 West Location is amazing! They way to pay rent is decent and fair they have online access portals to make paying utilities quick and easy with confirmation emails and the ability to save them to your camera roll of self records! They have a great maintenance team that works pretty hard on keeping things up to date and in good condition! Fairlawn Real Estate is great!

Maintenance was good and fast, except that they never addressed the ants in the apartment and we had to try to fix it ourselves. The apartments are what you pay for, just make sure to see the apartment in person and dont trust the pictures on the website. DO NOT EXPECT YOUR DEPOSIT BACK. Especially if you have a pet. We cleaned the entire apartment floor to ceiling, defrosted and wiped down the refrigerator, and left it cleaner than when we moved in and they still took half the deposit ($50 to clean the fridge, $50 to clean the stove, $30 to wipe out the cabinets). Also keep in mind if you do have pets, its not a pet deposit, its a $200 pet fee. It doesnt go towards cleaning or damages (not that we had any), its just them getting more money from you.

I have been nothing but impressed with Fairlawn. I currently live in their 727 west complex in Normal and it is honestly the most welcoming place to live! This is my first year in Normal and the staff in the leasing office and maintenance are better than I could’ve asked for! Everyone is exceptionally kind and maintenance requests never take more than a day to be taken care of—sometimes are taken care of same day. These apartments are amazing for student living by being clean, updated, and furnished!

Fairlawn recently took over managing my apartment complex (Hickory Point) since then I have been made aware of any changes and kept in the loop of things. I also noticed that they salted our entire parking lot and walkways when bad weather is expected. Any maintenance issues are quickly addressed as well. I have no complaints. I have been in Hickory Point/Fairlawn Real Estate for going on 4 years and I am so happy and comfortable!

Fair lawn has always gone above and beyond with anything I have needed. For example, I put in a maintenance request late one night saying that my bedroom fan was slow and there was a brand new one installed before I even got home the next day! I love the setup of Parkland Point (your own bathroom) and the location is convenient. No regrets signing here!

I have been nothing but impressed by my experience with the Fairlawn team! I have been a commercial tenant for over a year and have never had a bad experience. When I have had a request for maintenance they have shown up either that same day or had it done the next day. If ever I need anything I know I can call and someone from Fairlawn will be happy to help me. I highly recommend them for your commercial leasing needs! From the very first day I spoke with them until today they have so supportive of my business!

Fairlawn bought our apartment shortly after we signed. So far they have been easy to deal with and very responsive. We were added to their system quickly, so rent paying was easy. We have made a few simple maintenance requests, and they have been handled quickly and efficiently. The only question left will be how our next lease turns out.

I really love my apartment, Busey court. I highly recommended it to my friends too. Its rent fee is reasonable and the heating system is great. Also, the conveninent store near here!

I visited my Friends Kyle to watch football on Sundays a couple times. He also invited me over few times to work out at the 727 West gym. Its a really nice gym to be right next to the apartments and its 24 hours! I would definitely recommend living at 727 West Apartments 🙌🏻

I live in Pinecrest apartments in Normal IL and I absolutely LOVE IT! the staff is incredible and I have not had one problem. All my maintenance requests go quickly and I never have to wait. I love the pool, work out room and dog park! I would recommend these apartments to everyone. Thank you!

I had signed a lease for a property through PPM. But then the property got sold to Fairlawn. I was quite apprehensive about it at first. But as it turned out, the people at Fairlawn were incredibly helpful. The day I moved in, there was dust and cobwebs and dead gnats in the corners. When I informed them, they sent out a cleaning crew and had the apartment clean. There were many other issues with the apartment because it was rather old, like the heater wasnt working, the mailbox wouldnt lock etc. They immediately sent people out to fix it and helped out by giving me room heaters until they were done. At one point there were insects in the apartment, which turned out to be flying ants (!), and they sent the pest control immediately to the apartment - all for free. The only reason I moved out was because they were going to renovate my apartment and didnt extend my lease. They were prompt in returning my deposit. I would definitely recommend them.

So far I have lived at Parkland point for five months and my experience has been great. The staff are good at their job and do an excellent job at keeping the place in good condition. The people in the leasing office are very nice and they always have food and treats throughout the week for students.

Im glad I found 727 west as my first apartment experience. The signing was smooth and the staff was extremely helpful and patient. The cost of my apartment is low compared to everything else around my and I dont have to travel far to get to ISU campus. Free parking and let friendly apartments were a must and 727 fit perfectly. I signed again and am excited to keep living here!

Ive lived in Fairlawn Village for about a month now and have had a wonderful experience. Margaret went above and beyond to help me find the perfect place to live and to make sure my condo was ready for me in time for my move from Wisconsin. Maintenance requests have been addressed promptly and my questions via email or just stopping by the office have been addressed quickly!

This company oversees my apartment complex, 727 West, and I love all the improvements theyve made to make our apartment complex nice. We just got a new fitness center and it has everything I need, just a few steps away. Unfortunately, this means I dont have any excuse to work out haha. But seriously, this company rocks!

The day I was available to view the Decatur apartment, the office manager said, she was leaving for the rest of the day. So, I didnt get to view it until the day we were in Decatur to sign the agreement. Then she told me to meet the washer delivery people, because she had a dentist appointment to go to that morning. She finally agreed to meet the delivery team, then left the apartment unlocked. So, the delivery people could finish up, and then went to her dentist appointment. When we moved in none of the windows could close, all were unable to lock and none had screens. Back door had a large amount of space around the door jam, not very secure. The bathroom plumbing was wrapped in a towel, in order to keep the leak from puddles on the floor. The apartment had not been cleaned before moving in. When we moved out, they refused to honor the cleaning receipt from the service that was hired. One reason we moved out, was due to the loud people that lived under us. Also, a flea infestation from the back stairs. We were forced to use the back stairs, due to the apartment across the hall, parking two bycycles in front of our door. The work out room was closed the entire time we lived there. Now they want payment to paint the apartment, after we moved out.

Hello Everyone!Going to start this by pointing out that the majority of reviews here are for a different company: Parkland Point. If you search recent comments, youd get an idea of what is going on here.TERRIBLE CUSTOMER SERVICE. Like, I dont know anyone who can be as bad as these guys are. They are nice and smiling but when it comes to dealing with problems, they turn into we got a contract and you are obliged.Long story short, they dont care about you. Not at all. Any little thing and they want your money. You got locked out? Pay 30$ for key delivery. And you know what? The maintenance people needed to come there anyway, costing company ZERO DOLLARS, but hey, gotta make money!They switched to a new payment system and because of this you forgot to change all your payment profiles.. guess what? THEY THREATEN TO EVICT YOU IN LESS THAN A MONTH AFTER DOING THAT! Even though you had a perfectly fine payment profile less than a month before.AGAIN, DO NOT DO BUSINESS WITH THESE PEOPLE. THEY WANT MONEY MORE THAN ANYTHING ELSE IN THE WORLD.

Fairlawn has used us ( Atlantic Services ) as an outside Vendor to repair some of their properties. We have done a variety of work for them. I have to say that they are a pleasure to work for. B.J. and Josiah are great people to work with and they always look at the long term effect. Looking forward to another great year of business!

Ok so i had left a review before that was iffy and since then things have gotten worse, my ceiling is caving in the guard railing is broken on my balcony from rotting wood. Poop flows from the drain in the basement and the gutters on the building are broke and floods the front walk way. There are Roaches in the hallways still. Now this may just be my apt building i do not know. But either way im leaving my lease the end of this month, im tired of being ignored and forced to leave messages over and over. its almost impossible to talk to a real human.

This is my first apartment on my own, when I came into the leasing office they were all so welcoming and knew every answer to my question. They are very efficient when I have a problem. Also when I need to get a hold of maintenance they usually come either that day or the day after. Will not lease from anyone else.

Pinecrest (with Fairlawn) is in a great location with amazing staff. Anything from moving in to packages and maintenance, the staff are right there to help you. Neighbors are great too. The amenities make it even better with a dog park, pool AND gym.

Ever since Fairlawn Real Estate has taken over Pinecrest apartments, I have noticed immediately how much better the environment and overall surroundings are. I have lived in Pinecrest apartments for a little over two years and there have been so many recent changes for the better. Along with that, it is a great location to live. Right by Veteran’s as well as right by the expressway. I would definitely recommend to others, especially if you’re a first time renter.

I have contacted the landlord multiple times about the issues with no response. On top of that, the 85 doller service fee we pay each month is supposedly covering pest control despite no one coming to the building in monthes. Only to make issues even worse the building is not insulted and the AC doesnt properly function resulting in the building and our apt. Being well above 84 degrees when the AC is set to 74. My power bill was 270$.When I contacted them about this I was told there was nothing they could do about it. In end I am trying to contact them again to refund my security deposit for not coming their end of the lease as well as my lawyer. I am very very unhappy and hope my issues are resolved. The only reason I didnt put one star is because of how kind the matience people have been.~∆~∆~∆~∆∆~∆~∆~∆~∆~∆~∆~∆~∆~∆∆~∆~∆~∆~∆Update: shout out to Gozen for getting back to me about my issues AC is now working much better. Roach battle is on going, will update again.
