DO NOT STAY HERE!First day moving in my apartment, haven’t even moved my things in & my apartment is INFESTED with roaches. They are in my fridge, stove, coming out of the carpets, out of the walls! There are two HUGE yellow jacket nests on my patio as well. None of the amenities i was promised upon touring are in my apt. I signed my lease around 3:50pm & the clubhouse closes at 4. After seeing my apartment i have called maintenance FOUR times and have been told it is a non emergent issue. I have asked for the manager to call as well and have received NO RESPONSE! This is not how you treat tenants especially when they haven’t even been a tenant for more than an hour! I’m praying i can get out of this lease but save yourself some trouble and DO NOT MOVE HERE!

1. When I first moved in, the apartment was emptied out, but was not cleaned. Floor extremely dirty, paint splatter was everywhere, and there were holes in the screens of the door and windows. They charge you for bug control, but never do it. I spray my place myself, so I dont have bugs. For the apartment, you have to ask about the particular unit. The one I saw before the one I got on lease was really trashy. The one I ended up getting was of a better quality. So this makes me think the quality is inconsistent. My major issue and low rating is for how the community and the apartment grounds are poor and hurts the living experience. The office staff is basically two people, but I didnt have issues with them.2. Noise is extremely loud within the apartment if you are lower floor and its not exactly the neighbors fault. POOR SOUND INSULATION. I hear every cabinet slam, the exit door slam, and the neighbor walk from the bathroom to the bedroom to the kitchen. You can hear the neighbor clearly. TV sounds are muffled, while movements are loud. I had asked about this before moving in and Santiago told me noise isnt an issue, which is misleading.3. Noise level of the community. Mostly hispanic people are fixing up their trucks nearby and blasting spanish music. This is a shared living space. They shouldnt be doing that to respect the neighbors. Unsupervised children screaming in corridors of apartments (not in play areas) and ringing doorbeds/ditching. I caught them in the act and told them off and they havent done it again, but they continue to scream and not be supervised.4. No lights in living areas. No ceiling fans. Another cost to you! The air circulation is extremely poor, which creates humidity, food smells, and mold issues. Neighbors open the door to try and air out food smells, which you have to smell. The fan is not above the oven, which is the most bizarre set up Ive seen. As Ive stated before, screens are broken, so when I open windows, mosquitos come in. Its hell.5. Grass is kept, but overall, the look is trashy. Constant trash overflow of the dumpsters. The trash is swept by the wind and onto the grounds of the community. The parking lot has huge potholes and is cracked and never repaired, which hurts your vehicle. Dog poo on the grass all the time and the lack of enforcement of poo pick up. On top of this, dogs are yapping day and night - another sign of no rule enforcement. Trashy, trashy, trashy.6. Active porch/package pirates. Within an hour of my delivery, package was stolen! While this can happen at most apartment communities, I havent had this happen within the hour while I was home. There are people here who actively steal packages.7. Cars are broken into here. I was getting my mail and saw a SUV broken into. The cops were there. It made me concerned for my own car.8. Parking and laundry is a hassle. For parking, visitors have to register online, however, residents park in visitor parking all the time, so where will the visitors go? Parking normally as a resident is difficult. I have to park far away from my unit, which makes carrying groceries and such very difficult. For laundry, small facility, cash for card system.Do not move here. There are many apartments that are higher quality around the same price you can move into. I suggest looking higher up Frankford road or towards creekview high school area or where the sprouts is. I found a place I liked, but they were full, so I ended up here. The office/management should be working hard to communicate rules and enforcing them - not through being tyrants, but through newsletter, email blast, community events, use a ticket system online for work orders, properly screening residents, and proper security and maintenance.*For me, I wont be renewing.*

Just moved out of Eden Tree and the experience was very pleasant. The ladies in the front office are awesome and extremely helpful! My BIGGEST issue with any apartment complex is cleanliness and safety. Well i NEVER had any issues with pests, like at ALL. I was extremely grateful for this. The area is safe/comfortable and theres even a trail within walking distance that leads to several parks. My 4-year old daughter LOVED their pool which was clean most of the summer. Very family friendly community. Only thing I will say is that the walls are paper thin, so you can hear any and every thing. Other than that, I will greatly miss living here and wouldve never left had we not relocated out of state.

I dont live in these apartments, but they have the nicest, most honest and helpful management team!! Initially, I spoke with Jacqueline, and she was so patient and friendly as I explained to her all the amenities and requirements I was looking for in an apartment. She took the time to patiently search for every request I made and found a perfect match! So, I paid the $45 non-refundable application fee over the phone and planned to submit my application for the apartment online. However, just before I submitted my application, I received news of another apartment complex that was better suited for my needs. So, I didnt submit the application for Edentree, and I instead secured an apartment in a different complex. I didnt think anymore about it. A couple days later, I received a call from Sharon who was also extremely nice and pleasant. She called to get my address so that Edentree could refund the $45 application fee! I had completely forgotten all about it and wasnt even expecting to get a refund!! However, they were so honest, and Sharon explained that since I had not actually submitted the application, they didnt want to keep the application fee! Most apartment managers do anything and everything to swindle people out of their money. Its very encouraging to see the Edentree management team handle business in such an honest, professional, kind, and pleasant manner!! Good management and customer service is extremely important to me, so Edentrees management team gets five stars!!

Staff does not communicate. Recently went to the apartment gym which is located inside the fence of the pool. There is an entrance through the office and through a door outside that has a key code for the gym. I entered the gym through the office and in the time of my workout the staff left home. When I was done with my workout I realized they had locked the door connecting to the office and the onky way out was through the pool. This would be fine normally but they have locks on all the three gates to exit the pool I had to jump the metal fence which is ridiculous. I would have gladly left the gym had they told me they had to keep the pool locked and they had to close the office. On top of that the service request take forever unless you call every 3 days to check on your request. They cant even make a quick 1 min call to let you know they are behind schedule on tickets so it might be a couple of weeks until they are able to get to your request. They would greatly improved if they just communicated better with their tenants.

BELIEVE ALL THE LOW RATINGS!!!!!! ZERO STARS!!!I moved into Edentree in Jan 2018. The original staff were great. I never had any major issues with them personally, other than terrible staining they did to my tub and it started to peel within 2-3 months of my lease. The young lady who created my lease did also quote me $10 less than I actually ended up paying and my layout was completely different than the unit she showed me and explained I would have. The women themselves were nice. The new management is terrible. Noemi, Amanda (she is really new and Im the lucky person to have the new lady in charge of my account), Diana ( never knows anything and always has to ask someone else for the answer to your questions. Not sure why she is there honestly) and a couple of others whos personalities dont shine at all. I also have ever heard some of them trash talking in Spanish (I am not Hispanic or Latin so they may have assumed I didnt know Spanish).I moved out of my apartment January 31, 2019 and made sure to take videos of my unit. When I received my deposit back, I only received $260 of my $500 ($80 was for utilities). I was charged for cleaning fees and wall paint touch ups. When the leasing office asked me to provide images, I did. I compared their images from two days after I left and my images from the day I moved out and still do not understand where they are getting the charges. I was also charged for the tub peeling, which according to the Texas Tenants Rights, can not be charged to a tenant as it is normal wear and tear. Same for the wall paint unless major damages like children drawing on walls or a hole in the wall was made. No images were ever provided of the walls. I was told by Amanda in the leasing office that I should have hired a valet cleaning service so I would have an invoice to prove I cleaned my unit. My videos or images of my unit from the day I cleaned and left were not good enough. Every piece of evidence they asked for, I gave and for some reason was still not good enough.I have left voicemails at Lane Star Properties for 3 different employees and have emailed Candace Norman 2 times within the past 11 days with not reply to the calls or emails. I plan to make a physical visit to the office on Preston. The craziest thing is I used the apartment for storage of my bed and clothing. No furniture was ever moved in other than the bed. The stove was NEVER used and the oven was used 1 time to warm the unit because the heat went out 3 times during Winter.I have been in contact with the Texas Tenants Association and the Attorney General. To be continued..

Theres been 18 different management take over its seems like been here 6 months and its taken that long to have our problems fixed that we filed within he first month being here and its gotten half ass fixed. Whole apartment reeks of weed, cracks forming in the apartment due to the building setting and paint over is the fix for it, hot water usually stops in our apartment around 10ish for showers, pool is filthy, maintenance doesnt clean up good outside so tires get popped, crack heads in the building behind us constantly tearing apart things they find in the trash and threaten to kill my dogs and beat my girlfriend with a baseball bat, got wrote up for patio lights but Christmas lights seem to be okay kinda weird...but a positive is most the neighbors are nice and all suffering the same pain and just waiting for the leases to be up so we can all get the heck out but maybe with a new owner (rumor has it) things will change for the better. I do NOT reccomend moving here! We have lived here almost two years. Old management wasnt great but it was tolerable. New management is HORRIBLE. Maintenance takes forever to do ANYTHING. Today they left a SIGNED work order saying they changed the battery in the smoke alarm but it was beeping when I got home and had been beeping for four days. I had to call 4 times in one day for them to do anything about it. Before that we had our AC broken for almost a month. Rent is too high for a place that has bare minimum amenities and doesnt take care of problems. Waiting for the lease to expire so we can get out of here.EDIT:They DO NOT CARE about you. Horrible staff. People mess up your lease and then they say the person who did it doesn’t work there. They accept your notice to move out and then change their mind. They try to evict if you give notice. Worst experience ever and we might be stuck until April! I wish I could give negative stars.

I lived in this apartment complex not even a year. They had to let me out of my lease because my apartment flooded everytime it rained. I originally reported the problem the first week I moved in and it never got fixed. After the 3rd time I came home to a flooded bedroom with an inch of water in my floor they offered to move me to a different unit but didnt have one available for a month, or so they said. My apartment flooded 5 times after that, which lead to roaches, and instead of maintenance coming to help clean it up they left me a vacuum to do it myself. When asked if they were going to help me with moving expenses, because I had originally hired movers to move in, the property manager told me it wasnt her problem. When I called the actual corporate manager she didnt even bother to return my calls. The staff is rude and I had to live in an uninhabitable apartment for months with my 2 year old. I do not recommend ever living here this place needs to be shutdown and remodeled completely!! Instead of fixing the obvious foundation problems they would rather move the tenants or let them out if their lease and rent that same apartment out to the next person!!

I do NOT recommend this apartment complex to anyone. For starters when I first moved in they started working on the foundation. The building was lifted while I was home. After work was done my apartment was a complete mess. Tub had separated from the wall. Cracks in walls in both the living room and bedroom. Doors uneven. In order to shut my front door and lock it I had to lift the door in order to turn the key. Bedroom door does not even shut. My sink was draining into my dishwasher. Dishwasher was backing up into sink. I was in so many words told my apartment was NOT A PRIORITY and they were more concerned about the apartments below being ready to rent. Getting someone out to fix things took FOREVER and then was a waste of time because it looked like a 2yr old did the work. They will cut the water and electricity off with no notice. They are more worried about whos at the apartment than whats wrong with the apartment. NOT WORTH THE $700-$800/MNTH. Find somewhere else. They can definitely keep that deposit.

I currently live here and have (unfortunately) for almost 3 years and can not wait for my lease to be up in August. I am in my second unit in the complex bc they made me move due to foundation repairs on my previous building. They told me I had to be out by the end of August (which was a month before my lease was up) and told me that I could rent a newly renovated unit at the current market rate which was $200 more than what I was paying. We went back and forth for awhile but I ended up telling them they were violating our lease agreement and told them I would escalate if need be and they finally decided to not give me a renovated unit and kept me the same. Then my new unit had cockroaches and various other problems. They finally (after several months of calling about it) got the roaches under control. Now the current problem is the constant turning off of the water without notice. It has happened far too often. At one point they were turning it off once a week without notice. And now it is 9 at night and I dont have cold water and cant flush the toilet without have filled up a bucket of water. Dont waist your money here. This place is crap. Since I been here we had 3 management, the 1st management was ok, the second one was really good but this one right now is horrible. I tried paying my rent online today only to see that my bill had gone up almost 300 dollars. I called the office and the lady that pick up said well you lease was up in October, I never got any letters saying my lease was over but she assure that they sent out two letters. She said that they slide the letters through the door, how professional is this. 1st of all, you cant slide things in through my door. Second of all, they never called to check and see if we had gotten those letters. The management that was here before called to let you know your lease was over or left a voicemail, all the lady said was well our management doesnt call. This is very ridiculous how professional are this people? I need this problem to be solve. Apparently they charged me 100 extra for two months for not having a contract plus they went up on my rent 55 dollars without me knowing or signing anything. I need someone from corporate to contact me because I am taking this to the next level. This management is so unprofessional and apparently the only way they will take those charges off is if we renew. Are you kidding me, do you really think that I would want to renew a contract with a management like this? I would never rent here again now recommend anyone to rent here.

Carrollton is already a great school district and sometimes finding affordable housing is a test. Ive lived here since February 2017 and EVERYONE in the office is super friendly and seems to genuinely care.My unit is on the bottom floor and I had an issue with kids playing soccer and the ball hitting my porch, but instead of complaining to the office, I went straight to the kids and they were VERY respectful. There are quite a few small families here and its nice how the complex recognizes that by having small events like Easter egg hunts, Memorial Day fun, treats for Halloween, and other things just to show their appreciation.Lastly, one of my FAVORITE features is the online rent pay. Like most working families I set aside a specific amount of money for rent. Instead of having that money sit in my account, I can put it towards the rent... even if its not the full amount. Example: I deposited x amount on the 15th and x amount on the 28th, by the 1st rent was paid and my balace owed was ZERO. That may not be a big deal to most but the savvy budgeters out there... they get me.Anyways, 5 STARS from me and thank you Eden Tree Staff for going ABOVE AND BEYOND!

If I dont make it home by 4:50 Im even lucky to park by my building-They give you stickers for your car and have visitor parking but people who have stickers and live here end up parking in the visitor spaces so when my visitors come over they have to park in a space that isnt visitor. Thankfully no ones car has been towed YET.-There are teenage kids always walking around my building and they constantly litter right in front of my door.-these apartments arent for the cheaper of people. I pay 900+ for the bigger one bedroom and it is not worth it.-There is NO LIGHT IN THE LIVING ROOM-The light switch in the bedroom doesnt go to the light in the ceiling fan, it goes to a plug by the bed.-SO MANY STRICT RULESPlease do not rent here. The people in the office act like they are better than you. All they care about is their money. Please look at every possible choice before movie here. Dont make my mistake. When we got there the second time, we walked in and the paint was still wet , the floors and cabinets and drawers were filthy and our apartment in general was rushed. Everything was half-A**ed and still has continued to be half a**ed. Holes in the wall, the floor. the Bathroom was not re-done. Lights hanging off, pieces of the toilet paper dispenser was not put on correctly and still falls off. Towel holders were slanted. Scratches in the new floor. When we went to put our washer and dryer the prongs were incorrect so we faught with the management to have the correct one installed because previous apartments had no issues with that. Finally they agreed to, and instead of telling us they did not have anyone licensed to do so, they just sent some repair guy that works for them. Later that night my boyfriend went to go move the dryer further in and got electrocuted so bad he was unconscious. I had a 9 month old daughter who would have been killed if she were to touch it. We had a certified electrician come view the outlets and half of them do not work and still do not work to this day, even after the apartments have come back and said they all work. My boyfriends life was put in danger and nothing was ever done about it. I do not feel safe here. The pool is hardly ever clean. The people below us have lived there for hundred of years and smoke, and so all of our belongings and apartment smell like smoke. it is awful. The bathtubs are not refinished so if you try to take a bath you get scrapped. I have put down a protector so my daughter does not get scrapped. The water in the bathroom smells like sewer water and the apartments claim it does not smell bad at all. Everything is supposedly repaired.... but not repaired. It has been a horrible experience. But I guess you get what you pay for. I know they are upping the rent and never in a million years will I pay 1100$ for an apartment like this. The new management I guess is improving I havent had issues with them yet. I see they are trying to do a few strange upgrades. But it is what is.
