If I could I would rate them a negative -100. Cindy the office manager is horrible. When the storm happen she had no compassion for the residents at the complex. I was out of my unit for over a month and she keep telling me my unit was ready for me to move back in. To my surprise after been in there for days tryin to salvage what I could to get sick because the smell was sooooooo bad. There was mold growing on the walls and mold spores going on the wall in one of my closets. Pictures below. They did not replace the walls they keep painting over them and the mold keep coming through and the smell was unbearable. I would not recommend this complex at all but there are a office assistant that is amazing and Reyes to clean up the mess cases by Cindy. And to top it off they are still holding property of mine and have yet to give it back or respond to my messages.

Recently my credit report hit by huge point, figured its a huge bill from this apartments. I did one mistake and I dont want other faces same charges so here you need to do. On your 1st day or last day, make sure you ask them to do apartment inspection with you. I was new in Dallas, when I moved this place and everything was broken, nobody came to perform any inspection and when I leave nobody came as well and this cost me huge money. everything is bad about these apartment like roaches, bedbugs, service you name it. stay away from them, they are like 100 year old building.

Property is a little older. Units that are not upgraded over overpriced in my opinion. Office staff are pleasant and pretty easy to work with.

Residential grounds arent well maintained, flooding in many areas due to no dams for rain overflow. The complex looks nice with its outdoor gym but dont let that fool you. They surely have more than adequate parking but theres trash and food and glass always around the dumpsters.

New maintenance team is awesome!!! Grateful to have them love that they are also helping to keep the property clean and maintained!

Since the management has changed, Cris the manager and her team have worked very hard to please everyone who lives here. I know they get a lot of complaints but since covid, they have taken all the right steps to protect everyone in the office and us the community. Excellent job all the way around and I will be ready to sign my lease when it is time. Love it here.

This apartment complex doesnt even deserve a one star. I have lived here for almost two years now. The apartments are old and outdated, insects crop up immediately after you move-in. There are cracks in the ceiling. Apartment is boiling during summers in-spite of AC being on. Dont know how old the A/c is. The only reason I am staying here is because of our neighbors who have become good friends and the close proximity to stores and services nearby.Moreover during these tough times, they want to keep increasing the rent. In fact, they should be considerate and provide some kind of relief for their tenants. I emailed the office couple of months ago to request a decrease in the rent price because a similar apartment was being offered online for lesser price. No one bothered to respond to my request. I went to the office and requested the manager to reduce the rent due to the current bad situations. But, she gave me a straight answer We will be increasing the rent. I cant believe how insensitive people are behaving during such tough times. There apartments dont even deserve the kind of rent they are charging.They all only care about their money and want to be oblivious to the problems people are facing. Worse management, worse customer service, poor response

Good customer service with office staff and communication. Online maintenance is easily accessible and quick response. Quiet community and walking distance to Walmart and several fast food restaurants.

Had issues with air conditioning. Placed a call to office, talked with Mina and she contactedthe maintenance group and shortly, Alberto showed up, monitored the situation and Alberto added coolant to our a/c unit and everything was great. Mina and Alberto went the extra mile for us on Friday afternoon. They were a great team!

Ive had a few messages I sent through the resident portal not answered, and had maintenance show up a few times without being me contacted previously...neither of which do I appreciate. Overall, however, its a nice place to live. Very well maintained and quiet for the most part.

Its a relatively cheap place to live compared to other apartments around here, but the inside of the apartments definitely feel that way. They are cheaply finished and poorly maintained. Peeling paint and cracks in the ceiling and walls, things like that. Maintenance is very poor. But, you get what you pay for.

Hot water pressure in the shower is still very low. And water is still around the base of the water heater. Electrical outlet situation was fixed

Overall these apartments are okay especially for the price and location. They are 10 mins or less from most essential businesses. The units are pretty outdated as well as the all of the appliances so I do advised inquiring about that or actually viewing the unit before moving in just to avoid disappointment. I’ve been in my unit over a year and I did renew because the price was great as well as location. The property itself is clean safe and family friendly. I really don’t have to interact with the office staff much and this is the second staff to come in but overall they seem very nice and helpful the few times I have called. I don’t wait long for maintenance request they normally attempt to come the day of the request.**One year Update**I still feel the same. Neighbors are nice and the office staff is still helpful. I would recommend living here overall if you need to save money and still be in a safe and good location.

I absolutely love this place. Been here for 4 or 5 months so far and I have zero regrets about moving here. Its a quiet neighborhood and its close to so many wonderful things. Walking distance from H-Mart (yay), close enough to the tollways/freeways that you can get just about anywhere quickly, and its genuinely peaceful. No booming cars at night, no shouting matches in the parking lot, just nice people everywhere. And something that should speak volumes about this neighborhood: people go on casual strolls because they choose to. Try living in a sketchy neighborhood and look at the pedestrians. Every one of them are buried in their phones or hiding their faces as best as they can. Around here, people walk because they want to. Oh and my personal favorite perk: there are three fantastic put-in spots for kayaking the Trinity within a 15 minute drive. Roger was delightful when I first toured the property. Maintenance actually maintains things. No accumulation of trash. Its just a good, peaceful place to be.

I been here 5 plus years. The management change twice a year. That along should tell you they are bad. None of the apartments will look like the model. Dont let that fool you. These apartments are old and out dated. I am only here cause of the school. Excellent school. Horrible apartment.

I only have positive things to say about this apartment complex. The front desk staff are friendly and willing to help with anything you need. The maintenance staff responded to my service request the day after it was submitted. The leasing office is readily available, always willing to hear any comments/concerns, and consistently approach issues with the mentality of putting the resident first

I am from apartment 1308.The temperature at my home is 80 according to the unit and it’s boiling hot.The maintenance guy who came to check says the temperature is 55,I don’t understand what To say to him.It is so obvious that it’s boiling here.I have a 5 month old baby and he constantly keeps crying because it’s so hot in the apartment.There are other problems as well but we compromise because of the fact that this people are cheap as compared to other apartments.But AC is something which is necessary and this people are not giving any solution.

Very bad service. You should never get an apartment here. The staff is very rude and unhelpful. We have a AC problem from last 9 months and we have been complaining for it and we never get any good response from this apartment staff. I would never recommend anyone getting into this apartment.

Cool apartments that have a back and front door to your home. Some come with a sma gated area in the back that you can put a table and chairs. Prices isnt too bad and I would recommend this place to people looking for an apartment. A+

Worst complex to ever move into! They do not care for their long time tenants!My mother has had a leak in her roof and it was not taken care of until the roof fell into her living room!!! And when maintenance repaired they just patched up the hole and painted over it. There is still a leak!They also have a RAT problem and do not exterminate! My mom has had rat problems3 times the 5years she has lived here and when reported they do not resolve the issue in a timely manner as they should!

Ever since the new takeover, only good things have happened. I’m so happy with the new management and the changes they are making. The staff is very friendly and always goes above and beyond to make sure my expectations are met.

Wonderful quiet place to live! The pool is very nice and never has too many people there. They are very quick on any maintence requests needed!

Other than i am only a visitor here for the summer i can honestly say, i am impressed.The pool stays clean ( i live in Wisconsin, so the pool is a plus)I only needed Maintenance twice during my stay and they came within 48 hours, and they were extremely helpful.Management in office are really helpful as well, i went to one of their events and they treated me like i was a resident.Noise: Not too much goes on other than the pool gets pretty packed.Overall i loved my stay with my cousin , i will most likely come back and visit.

My whole experience with BriarCrest staff has been amazingly pleasant. They welcomed me very peacefully and eager to help me find a place for me and my children. Roger and Chloe have been keeping me updated and informed on the whole process. Most apartments that I have applied to have been inconsistent, it would be hard for me to reach them but Briarcrest has been doing an amazing job. They leave vms, called me back in a timely manner and they keep me on my toes on what I need to do next to complete the process to be apart of this community. Im so excited for my move in tomorrow!

I am here visiting from Kentucky let me say i am staying in a townhouse here and it is very nice always clean outside they even offer to pick up your garbage and take it to the dumpster. Pool is great clean and even open late. Office staff are very nice and helpful i give it 10 stars!!

Worst Place EVER!!!! Management does not care about tenants. They dont do repairs once youve moved in unless you pay out of pocket. They dont have assigned parking so good luck finding parking near your apartment. Someone tried to break into my apartment. Just an awful place to live!

Gym could be bigger but other than that love the area . I enjoy their monthly events. The property is well taken care of year round. Very nice and quiet neighborhood. Close to everything. Very convenient spot to live in.

Ive had lived in this apartment complex for a few months. So far so good. I give 5 because those 5 request i made they fix it the same day. If they can fix my request that quickly im sure they can fix other folks maintenance fast.

This apartment complex is not bad, I been in worst but i stayed in better. It’s definitely in the midrange. The location is pretty good due to easy access to highways. The management/office is trying and they have a lot on their plates but they always do try to be helpful.

Went and checked out the apartments, will NOT be moving here.Unfriendly staff who dont want to help you even if its not busy.Will tell you they have units you want available on the phone but then when you come to tour they suddenly dont and deny telling you they ever did, so the units are old, outdated and dirty.Also, CEMENT DOG PARK. I dont hate my pets enough to torture them in the Texas summer by standing on cement. What were they thinking?Also was pressured into signing that day because the price was about to go up the next day.All in all it started to make sense why the price was so cheap.

Management should really take consideration of what tenants are saying. My research ended for this property after reading so many complaints about management.Just fix it. There are classes that teach customer service skills. Well, I guess youre satisfied with such poor ratings.

Everything is alright with the management and all but their valet trash service fee is very high and ironically service is very poor! Most of the time they do not pick the trash.

I’m stunned by some of the racist reviews on here. Sure there is plenty of diversity at this complex, but I think it adds to the environment and makes things interesting.The management really tries to make a difference and they are both friendly and professional. There’s a few trouble maker residents who dump garbage and are generally slobs, but that’s true at most complexes. I think overall the helpful staff and proximity to shopping make this a great place to live. I do wish rent was a little lower, and they are raising prices... but I think that has more to do with our busted economic system in the US than anything management can do. I would (and have) recommend Briarcrest as a home to friends around the area.

These apartments are not worth it.We rented for a year and while it was a bad experience from the first day we moved in, the staff was very friendly& then, Bell Partners took over. I have read other reviews on properties ran by them and they are always the same. The office staff is horrible. The manager Amber never knows what is going on with her staff. They are disrespectful and inconsiderate. oh, and good luck trying to get ahold of them. Work orders will be done weeks later. I have literally never have had the need to write a review, and trust me Ive had plenty of bad experiences, but I went out of my way to try to help someone avoid going through this situation . Really bad experience. First the apartment was not ready on the day it was promised.Manager said its because they are putting new cabinet, which was a lie. It was old cabinetswhich was chipped at lot of places. the paint on it was still wet. didnt dry for 3 days. everytime I touched it. paint was on my hand. The microwave had 2 burn marks inside it, it stopped workingafter 3 weeks. its more than 10 days and its still not replaced. It should not take more than 2 days to replace a microwave. Staff is horrible they keep laying and making excuses.

I would give zero star if there a button. Apparently I paid my pet deposit since I first moved in but due to system glitches and a bunch of uneducated employees in past I have to pay my pet deposit again. Worst apartment I ever experienced.

These apartments SUCK! Point blank period. The property staff are very young and incompetent. I dont even understand why theyre even in the office because they really dont know what theyre doing. Also, the property itself is old and needs renovation. It is not worth the rent expense that is charged for these basic units. The layout is very outdated. Not only that, you are charged a late fee on the 3rd instead of the day after as most apartment complexes do, so basically its more so all about collecting money. There are so many other fees charged as well for whatever else they feel they need to penalize you for. If you are looking to move here, stop and dont even waste your time. Take your monies elsewhere where you are truly appreciated. I honestly wish I wouldve done the same. 3 more months to go and Im out of here. All of the reviews on here are VERY true. Im also positive that the managements responses arent sincere as well because there hasnt been any improvements since Ive been here.

So glad I moved out of this apartment. Air conditioner went out every other week during the SUMMER! They replaced the air conditioner right before I moved out, waste of time! Ants are everywhere, put in numerous service to get pest control out but nope nothing. Very old apartments. Not worth what they are charging now a days.

Guys pls see the apartment before u put ur signature on the contract. Kitchen cabinets, windows are from the 80s and they look gross. I have a microwave in my kitchen that cannot be open. Bathroom cabinets are way old. One of them look like dog took a bite out of it. They put some plastic covering on all the old appliances and they want us to think its brand new. But location is great very quiet all stores are very close by

If I could give negative stars I would. The office staff is terrible. You can never get ahold of anyone, and when you actually do it takes weeks to get anything fixed, if ever. In the first month we lived here our ceiling had a major leak and it took them over two weeks to fix even after I told them I could see mold and smelled mildew. Our a/c has leaked for over a month because the ac filters STILL havent been changed after 6 months of living here. The latest issue Im dealing with is that there is a LIVE RODENT in my kitchen and ceiling after numerous attempts of contacting them and them saying my service request is completed (it isnt). The office staff is rude and, the manager never knows whats going on. The appliances are old, theres cracks and openings for rodents to get in everywhere. The trash service is bogus, theyve never picked up my trash, yet Im still paying for it? The pest control sucks, another thing thats included in rent. The only good part is the location. Thats about it. Im not one to write bad reviews but I wish someone had warned me of this place before I signed a year lease. So heres my warning. DO NOT LIVE HERE. it is over priced and under staffed.

Very old apartments, closets not good, bathtubsare badly painted. The management keeps changing, they do not keep track of maintenance or complaints, badly managed, they will make you pay for all the damage they did not maintain. Leasing office staff is rude.

I have lived here since June. I love the area but the maintenance is terrible. Im still dealing with ants from 3 months ago. The valet trash people are even worse I have a bag that has set out there since thursday last week. I do understand friday and saturday they dont do pick up. But I had it there a day before and sunday to thursday this week..still there..why do I pay for it..the office doesnt know whats going on. In all honesty I have never lived in a worse apartment. Dont waste your time even looking.

I moved in a couple months ago and I love it here ! Its a very convenient location , pool is always clean , grounds are kept clean ( I see the maintenance pick up every morning ) and not to mention the staff in the office , they are really helpful !I dont have any negative feedback .I recommend them ! Thumbs up!!!

Office staff were always friendly and helpfull. I feel they were flexible when my needs changed over the life of the lease. Parking was never a problem. I never saw any security issues nor felt it was unsafe area. I saw alot of families living here. It is close to H Mart and Trinity Mills Transit Center. Plenty of night lighting.

They dont care about people but just money. Not even the manager, he never spoke with us. Since the begining we show our passports as IDs and we never were told they dont accept passports from our country to rent in this complex. They did not wanted to refund our deposit and then they said only 300 dlls and we paid 425 for deposit. We passed screening after we paid the deposit we were requested for usa IDs. We have to call too many times. They dont pick up our calls and we have to go to the complex several times. We went one for checkstubs, then for deposit, then for Ids. Long process for nothing!!!Should be zero stars!!!

***Project-Style Living*** Let me just say- not only did I overpay for a townhouse that did not include hardwood floors and new cabinets, but I lost 65% of my deposit. The pool was closed for 2 weeks after the holiday. They only put bandaids on repairs that they chose to fix. Parking was WWIII. The staff has no people skills and dont care anything about the apartment being your home. When my sister visited me from out-of-state, she asked if I was taking her to the projects. I was so embarrassed!

I called them almost 10 times and no one anwered the phone. I sent them multiple emails but no one replied to my emails.

The apartment is fine. Like the area. Like the look of the complex. The management is extremely difficult. Bathrroms were flooded for 4 days. They didnt consder it an emergency. I went 3 months and 8 requests just to get the hot water pressure corrected in master bedroom. They towed my legal and working car becasue it was in the same spot. I have 2 cars and just dont drive my second car. the tow company stole it as I was unable to recover it. they say they never took it. The apartment never called to ask me about my car. They have changed how the accep payments and I was twice a a day late because they changed processsing companies. The fee to pay rent on one of the sites was 19.95. They did get away from that company. They terms of the lease were not what i requested when I renewed. I didnt have time to read. had to be at airport so I just popped in and signed. They dont listen. They do not care to be courteous nor professional

***Your WORST NIGHTMARE***Cant believe service and management could be this poor. I live here and theres been crazy things happening in my unit, the brick wall on the patio connecting to my bedroom has been damaged then somehow my living room wall along with my bedroom and my mothers bathroom wall were damaged, i called the police because i couldnt understand how it happened and the police said its not a police matter because it doesnt look like a break in. The management then tried to accuse my wife (who is 9 months pregnant) and my mother (who is 65 years with bone/joint pain) of damaging the walls made of sheetrock/metal frame & brick wall on the patio....come on BRANDY give us a break! Why would they want to break the place theyre living in? and seriously? Youre going to blame your tenants just because you cant make anything out of this situation? very professional! It didnt only happened once...this had been going on over the past week and now im starting to think our unit is haunted! So people...be VERY careful! Now this last time the walls broke again, Brandy (the property manager) called me to say yeah i just went to your apartment and its damaged pretty bad, so i talked to my supervisor and we decided you let you out of your lease without charging you any penalties well duh! im not paying any penalties! not my fault for this damage so im not paying! and when i asked what do they all think could have happened thats causing all this damage they tell me its me or my family REALLY???? youre going to accuse us point blank like that??? wow...honestly, im not kid and i have responsibilities so doing these childish things or you blaming us for it doesnt make it good.I highly recommend you DO NOT move in this damned community. No safety, No surveillance, theres no guard on duty, half the things dont work and when you try to talk to the management, they treat you like theyre letting you live for free. CAUTION: BRANDY is not the nicest manager youll find, shell yell at you like youre some kid and when you yell back is the only way shell calm down.Goodluck!

This is horribleI just moved in on 4-1-16And my townhouse not move in readyI dont have oven racks in my oven all my faucets are dirty and disgusting dishwasher has hair inside. I reported all this to management and nothing still has yet to be done
