In my stay at Ashbrook I truly enjoyed living there. The maintenance staff is responsive, the grounds are kept clean and the area is safe. You can tell how hard everyone works to make sure the property is maintained. I had to leave earlier than expected due to an issue out of everyone’s hands and Danni and Ashley in the office were understanding, gracious and worked with me through the process and I couldn’t be leaving more satisfied than I am. Also the layouts of the apartments and price are a steal for this area and I’d highly recommend living here. Thank you Ashbrook!

I’ve been living here about 3 months now and since I moved in my heat hasn’t worked properly. I’ve complained numerous times but still no resolution. I have a baby under 1 and my numerous attempts still don’t matter. I’ve also been harassed by my upstairs neighbors who keep accusing me of smoking marijuana in my apartment. They’ve even called the police on me and when I let the police in, they found nothing. Anytime you try to call the manager she’s never there nor will she return calls. The maintenance man even came to my house drunk one night. I do not recommend moving here at all.

I lived here for 2 years and generally enjoyed my experience here. Management seemed to change frequently which did cause some issues, but overall my apartment was very nice and I enjoyed the location.My main problem came when I moved out over a month ago and have heard NOTHING about my security deposit. I have called, left messages, emailed, sent an email through their website and nothing. This is unacceptable even during COVID to have absolutely no communication to residents especially when it comes to money I am owed.EDIT: After posting I was contacted by Ashbrook and they have rectified this issue. I feel satisfied with the resolution and appreciate their willingness to come up with a fitting solution.

My husband and I moved here almost 2 months ago, and the staff have been amazing ever since the first tour. Kat is so nice and always remembers our names. They seem to be pretty organized in the office! Maintenance requests are dealt with usually within only one day, and the maintenance man Jimmy is very nice and knowledgeable. The apartment was very clean and painted nicely when we moved in, mail packages have been easy to receive through the office, there are free treats in the office, there are fireplaces in each unit, the pool is always clean, the neighbors and whole neighborhood is so quiet we feel like we have our own house on our own property. The apartments are large and are a great price for as homey as they feel. It truly feels like home!!

I am a new resident with Ashbrook Apartments but I have never felt more at home than I do now. The community is nice and convenient to local businesses. My favorite part of living here is the communication the office has with residents. They stay in touch with their residents and host community events that are family friendly. I am the most comfortable I have ever been living here at Ashbrook Apartments. My children are comfortable, our apartment is spacious, and we don’t plan on leaving any time soon.

We LOVE living here. We searched far and wide when moving to the area and Ashbrook was the best of the best. Super spacious newly remodeled one bedrooms with a separate dining room and a large covered balcony. Large windows that let in lots of light and beautiful wooded views. The abundance of closet space and storage was also such a pleasant bonus. The maintenance staff are very responsive and quick with their work and are always professional along with the office staff. We were drawn to the spacious 1 bedrooms and their layouts are still the best weve seen. Located the perfect distance from campus with several bus options that take you nearly door to door. I have recommended Ashbrook to all of our friends in the area-- its that good

Current resident at Ashbrook. I have lived here for two years and have really enjoyed it! The complex is quiet, clean, well-maintained. Any issue I have had in the apartment is always fixed within a couple of days. The complex is right on the bus line- easy to get to UNC/elsewhere and the rent is relatively affordable for the area! Would recommend!

Great place for graduate students. I have a two bed/two bath, and its the perfect size, and has a good layout. Theres a tennis court, small pool, and small workout room. Any maintenance issues weve had over the last year were fixed in reasonable time. Carrboro is much cheaper than living in Chapel Hill, and its an easy drive or bus ride to campus.

Great complex. Clean. Safe. Little noise. Staff is responsive. Rent is comparatively inexpensive. Convenient location for work and for activities. Pet friendly. Little outside noise from neighbors. Much better than other local apartments I have lived in.

I really enjoy living here. The one downside has been the parking issue. I think they have changed the policy after many tenants had to pay huge fines to remove boots. A towing company was patrolling the lot each day and booting cars that had only parked for 10 minutes. The apartment complex never fully addressed complaints. They said not to worry about that anymore and they were changing the policy but 3 months later havent sent out an announcement about it. Two of my guests were booted and I had to pay over $100 after parking outside my home for 10 minutes. Its a great unit and location otherwise. Good apartment for young adults and families. & no bugs (rare for NC apartments)!

My wife and I have lived here for 22 months. We could not be more thrilled with the quality service we receive from the Ashbrook Apartment staff and management. Chris and Jimmy do an amazing job of responding in a timely fashion to any service request we put in. The pool is a nice place to lounge in the summer. Neighbors are kind and friendly, with few complaints about noise. The parking has been better after initiating a plan to help residents have their spots. We are pleased with the apartment complex that for now we call home.

Proceed with caution! When I submitted my intent to move, they tried to change the termination terms of my lease to the tune of $546.39 being improperly charged to me. It took multiple emails from me to implore them to comply with the original terms of my lease before they finally did. Then, my final account statement was incorrect, favoring Ashbrook Apartments by $333.47. (They claimed I owed $216.07 when, in fact, they owed me $117.40.) My complaints – and my calculations – were dismissed, and I was threatened with my account being turned over to collections if I didn’t pay them the money they believed they were owed. Again, it took multiple communications, time away from work, and eventually a call to their corporate headquarters before my calculations were understood to be correct (by an “independent person outside this office,” according to the property manager). I find it ridiculous that management must rely on an outside authority to do basic math.

They have received one star because the beginning of my stay here was pleasant. If you dont mind paying close to $300 in electricity costs because the incompetent staff could not fix the heater then this is a great place for you. If you dont mind getting tossed around with management changes then this is the place for you. If you dont mind the lack of information about move out procedures then this is a lovely place. I actually do mind these things which is why I left Ashbrook apartments. I loved the apartment layout but I will say there are better layouts elsewhere. I consistently spoke to the office about my heater being broken and they continued to send their incompetent maintenance guys to do nothing and refused to do anything about the outrageous price I had to pay for electricity all through the winter. Since I have left they have found another way to screw with me and are basically trying to keep my deposit for water charges that are above $100 all of a sudden (we have not had such high bills) even though the apartment was empty for a great deal of the month. And as I try to call the apartment they continue to tell me that I need to contact this place and that place because they are not responsible. If that is not shady then I really do not know what is! This place is trash with a nice bow on it!

I called this this place Assbroke Appartments since thats what you become with all the hidden fees, , car boots (if parked over a line), dealing with broken items (yourself), and bugs. Everything is made to look nice here except the apartment. Paying $5 a month for insect treatment means that they simply come once a year to pretend spray. During my short stay, cockroaches, ants, spiders, and moths were my roommates. My AC was broken four times in a summer and it was only patched, never fixed completely. Same with the dishwasher. They have a tow truck roam the parking lot frequently for cars either parked over a line, or not permitted to park there at all. They will tow or boot just to make money. Everyone has to have a silly badge to show your residency. Praise Jesus if someone with a car visits and you dont run out in time to place a visitors badge on the car. Please be careful!

Most of my experience at Ashbrook was great, but almost everything has gone dramatically downhill over my last 6 months there. This is for a few different reasons: multiple changes in management, excessive rent increases, and poor experiences with the office staff upon move out.In the two years that I lived at Ashbrook, we went through I think 3 changes in management. This can be frustrating, because billing can change, lease agreements can change, etc. There’s a lack of stability in your staff and there’s an uncertainty about what terms may change when your lease is up.Which is exactly what happened. When we got our new rate this year, they raised us from $970/month to $1150. That’s almost 20%! They didn’t upgrade anything in our unit to warrant such a dramatic shift. This happened to almost everyone we talked to. When we tried to negotiate a lower rate, we were told that the apartments were actually valued closer to $1400/month, which is frankly ridiculous. You can find a nice place on Franklin Street for that price. The unit I was in (J building, which has older renovations than most the rest of the property now that they’re trying to renovate all units), was most certainly not worth $1400 a month. We found something much better at the Villages for around the same price, and it’s a town home with more square feet and better amenities.Finally there was our experience upon move out. Aside from a lack of communication (we were told we could check for any fees through our online account, but it was closed after we moved out and we didn’t hear anything for almost a month), we were charged for multiple things that totaled around $85. The two I had an issue with were patching up the walls and cleaning the washer and dryer. The walls had scuffs and such that we noted when we moved in (and showed date stamped photographs), and the condition of the washer and dryer was the same upon move in (3 management companies ago). We asked for a walk through when we were moving out to avoid exactly this, particularly because we had a job. We were told that there weren’t any significant issues and we didn’t need to do anything, so we didn’t put much effort into it. The leasing staff tried throw the guy who did the walk through under the bus because he doesn’t work there anymore, which is irrelevant and frankly rude. He spoke for the company when he worked there – so that shouldn’t change after he left, regardless of on what conditions.What I will say is great about Ashbrook is the maintenance worker Chris. He’s fantastic, knowledgeable, reliable, and all around a great guy – and our dog absolutely loved him! (More than us – it kind of hurts…)

I wouldn’t even give them one star but because I have no other choice, I will. This is the WORST apartment complex in the Chapel Hill/Carrboro area. The office management is very prejudice and is not understanding at all. They do NOT work with their tenants at all, the file court papers after ONLY 11 days of being late (not even the 15th yet) and your court date is usually a week after filing because they try to put you out as fast as possible. They are very, very unprofessional, lazy, and just down right racist. I’m so glad I no longer live out there. I hope you guys take this review and use it to NOT ever rent through them.

Great location on one of the best bus route. Apartments are nicely renovated and the maintenance team is quick and friendly. The pool, gas grills on the deck, and gym are a great benefit too. Close to downtown Carrboro and a 10-minute bus ride to Campus!

We have been living in the Ashbrook community for over 4 years now. Started out in a smaller one bedroom and then moved to their two bedroom unit. We enjoy the walkout patio and extra space (that a two bedroom affords) to have guests stay with us. We continue to see the management staff improve the conditions around our living area. Whenever we have a problem they send someone quickly to resolve it. We hope to continue to make this our home. It is very convenient for our jobs and within walking distance of all our favorite restaurants and the downtown shopping area.

I have really enjoyed living at Ashbrook apartments. Bethany in the office has been so helpful , professional and always has a smile on her face. They also are very responsive to maintenance requests and routinely do maintenance like changing filters etc. I highly recommend these apts.

Just signed our third lease. Love the office staff, Bethany, the manager, and her full time leasing agent, which I am embarrassed to say I cant remember her name right now, are great and always make time for me when I need them. Chris and, I am just batting a thousand because I cant remember the other maintenance guys name, are always fast to reply to any issue even if it is a minor one. During the coldest part of the winter a pipe burst and flooded part of our apartment. They had a cleanup crew out that night. Offered us the model apartment to stay in while our apartment was dried out, by a company that specializes in this type of clean up. They kept in contact with us the entire time of what was going on. It did take a week before the clean up was finished but they insisted that the job was done correctly! Shortly after we moved in bugs started to appear. A professional exterminator was called out the next day and sprayed. He asked me if I saw another bug, even if I squashed it, put it in a plastic bag and deliver it to the office. Which i did as a week later I saw the same type of bug again. The exterminator came out the next day with a spray that was specific for that type of bug. The office followed up over the next few weeks to make sure that the issue was resolved. Which is was and I have never seen that type of bug again and as I said I just signed my third lease with Ashbrook. I have lived in other apartment complexes in Carrboro and Chapel Hill and they never have cared for the happiness and well being of their tenants the way Ashbrook does. We love living here and I have recommended it two friends and family.

We lived at Ashbrook for almost two years and overall were relatively happy with our experience. We ended up moving out so we could upgrade the quality of our apartment, be closer to where we work, and have access to better amenities.Pros:Relatively inexpensive for the size, quality, and location of the apartments.Pretty quiet -- mostly families, grad students, and working people.Extremely fast bus ride to campus on the JFX and back on the JFX and CPX.Particularly nice if you get an apartment backing up to the forest.Office staff is friendly enough.Cons:Packages are delivered to the office, and office hours are pretty limited (10am-6pm), making it hard for people who work and/or are busy to pick up packages.Amenities aren’t great (workout room is tiny, pool is tiny and is open for limited hours and times of the year, free printing is only available during office hours, etc).Parking restrictions are unnecessary given the size of the parking lot and the fact that the visitor lot is far away from many of the buildings. Our friends were booted without warning and had to pay $150 each and wait over an hour to get their cars unbooted at midnight on a Saturday night. I understand that management does not want people using the apartment lot to access the JFX, but if that is the case, parking should only be enforced during the hours that bus runs (Monday through Friday, 5:30am-8pm).Maintenance guys are friendly but it can be really challenging to get some issues fixed. For example, the whole time we lived there, our dishwasher didn’t clean dishes. Water ran through it, but the dishes always came out dirtier or with scum on them because the plumbing was hooked up incorrectly. We kept having them come but they just said “well it runs.” Eventually we gave up and stopped using it. Finally on the move out inspection the guy admitted that it was hooked up wrong.Bus service is great from 5:30-9:30am and 4-8pm but if you want to get home midday the busses only run once an hour and take 30-40 minutes.Despite all the cons, it was overall a good place to live. I think generally we got what we paid for and it fit our needs while we lived there.

Several dangerous problems that the owners refuse to spend the money to fix. Back patio behind clubhouse is nearly falling apart, look underneath it and see that the retaining wall that is supposed to hold it up is literally crumbling. Foundation issues that have been reported but have been left for years continue to get worse on at least 3 of the 13 buildings.

The current management company has hired a shark-like towing company to circle in the parking lot and put wheel locks on the car of any visitor who does not have a parking pass. The fine is $100 cash. Refusing to pay within 30 minutes leads to a towing fee of $150 on top of the $100. Dont have cash? For your convenience, you can pay a $120 fee with your credit card instead. Theyll clamp this lock on anyones car, even if it is a family member dropping off a child, or a friend coming to see a resident by surprise, or a group of friends coming for a surprise party. These managers have no idea how to make a place feel like a home. Instead, they are treating the place like some kind of lock-down compound, and they treat paying residents guests like common criminals. I would NEVER move into this place.

Absolutely shameful folksI was visiting my friend to drop some stuff off. I kept the car by the leasing office on Saturday evening for few minutes to drop off stuff. My car are booted under the pretext that I had double parked!! had to pay $100 cash as the towing guy said he didnt have CC machine.Shame on you Ashbrook for using such cheap tactics to make money under the pretext of solving parking problem.

I’ve lived at Ashbrook for years, and continue to enjoy the great location at the edge of Carrboro. Public buses are close by, there’s a supermarket and other shops across the street, and downtown Chapel Hill and Carrboro are a few minutes away (very bikeable!). Apartments are nice, recently renovated and quiet. The staff is responsive and friendly.

Moved in in August. The place is a quiet and nice (in woods if you like). My apartment is renovated and all appliance are new which makes the price reasonable. Few bugs appear indoor but under acceptable density (we are at 3rd floor). Bus to UNC campus is right at the entrance of the apartment. I took away two stars for the management.After we signed the lease, they hired a company to put wheel locks on the car of any visitor who does not have a parking pass. The goal is good but it apparently hurts the innocent. I moved in days earlier than my girlfriend and she drove from NY arriving around 8 pm. We were busy on taking her stuff off and organize the mass. When we found the parking permit and took them downstairs around 9 pm, her car had been locked. We called the number explaining that she is actually a resident here and was just moving in but they dont care. We have to pay $100 to avoid being towed. We went to the office to complain about the situation and of course, we heard nothing but we need to be fair to all residents. Ashbrook is not in a traffic-heavy area and I dont understand why we need to be hunted by such a strict policy and high fine.Compared to the quick reaction of the parking company, the maintenance team is not that excellent. I waited for more than a week to get my out-of-order micro-wave. According to the management, they have only one guy who can fix the microwave who spent several more days to do research on how to fix the issue. Recently there has been some work on the roof for half month. Almost every day we were waked by the noise at ~8 am even we still want sleep longer sometimes.Trying not to be picky about most things, But I feel that the management are not good at making their residents feeling home. I would suggest them to hire more experienced maintenance staff with the money they paid the parking company unless it is our fine, not the apartment, that actually pays it.

My review here is being updated after staying here for 15 months. I signed the lease because the apartments are nice in a wooden area and best around..alot has changed since a few months ago. Nicole was one of the best front desk employees they had when I started and she left. The amenties are not the best and I dont think Ashbrook is going to make them better. Go swim in the kids pool we have and go play in the half destroyed ragged tennis court area. Prices are increasing due to the renovations of apartments and location, but they are no where near worth 1,300..maybe with better amenties. The apartments are not sound proof at all. The downstairs apartment can hear sounds from the third floor. How crazy right?? The people they have repairing floors and ceilings are rude and damaged two of my shirts because they couldnt do their job right not to mention my ceiling fell through because they did not dry it properly. The maintenance crew has always been great and office staff is getting better.

The new management company, Weigand-Omega, has been the best thing to happen to Ashbrook apartments. Everyone in the office is so friendly. The saltwater pool and grills are super in the summer. I love the fireplace. I even cancelled my gym membership because they have a 24 hour fitness center! I cant tell you how much I feel at home living here. You can stop by the office for starbucks coffee, which is AWESOME. There are also nature trails nearby and its very close to UNC. As a student, these are great, because it falls right on the bus line. Live here! It is a great place to live!

Weve lived here for over a year now and can say that the new management (circa fall 2015) is better than the old. Maintenace has improved greatly in the speed and quality of repair. Theyve even fixed some things the previous people fixed. However, they are not good about giving notice of entering your apt even if you request it (we have a pet we like to lock in a bedroom when they come as she is a bit too interested in the front door).There are a good number of bugs around, but its to be expected with such a wooded area. On the plus side, the wooded area is lovely and we have a steady stream of birds at our feeder.So far the only noise issues we have had were on neighbor move in days, also to be expected. Granted we are on the back/bottom of the building with only one apt above and one on the other side of the bedroom where we dont spend much time. Were an isolated apt and quite like that!Office people are always friendly and helpful. They dont check ids or anything for packages, which makes me uncomfortable, but the only time packages go there is if theyre too big for the keyed boxes near the mail boxes or all the boxes are full. Package services (UPS or USPS or whoever) are supposed to tell you when stuff goes up front and they are awful at that.Apts are a decent size, not too small. Windows large, outlets plentiful, floors sturdy, appliances new (in renovated apts), and decent amount of storage areas like cabnets and closets. Overall not a bad place to be.
