Now called Residences at Forestdale. I have lived here for almost three year, and maintenance is on top of all work orders in a timely and efficient manner. The residents are friendly and I have much agape love for the staff and residents. I would recommend this community to anyone. The thing that surprised me the most is the fact that you see the children playing, yet if you did not see them you would think there were none in the area.

My overall living experience here was great and much better than I had anticipated. The neighbors were friendly and it was fairly quiet. I loved how when Mrs. Hall was the manager she always planned events like taco night, pool parties, and would even be out early in the morning giving out bojangle breakfast to residents.My experience living there was good BUT I gave 3 stars to forewarn anyone who is moving out to ask for an itemized list of charges and to sit down with the manager to break down the charges. I intentionally asked for one and was accidentally charged a $45 late fee when I was never late on a payment for anything. It literally took 2 months to be reimbursed for a mistake made by the property manager. This situation was poorly handled. I did not feel respected with my time or money with the current property manager Drake who did not follow through with things he said he would do. He said he would email me twice, and I didnt receive one email from him. He told me it would not take 30 days to receive my refund since FYI it takes 30 days to receive your deposit if you had to make one because their accountant only cuts checks once a month. Again, it took two months to receive my refund after constantly going to the apartment complex well after I had moved out. ASK FOR AN ITEMIZED LIST.

At first I LOVED IT , but then the problems accrued when I realized everything the water touched from my shower to my toilet to my sink turned into black mold . It literally grew over night !!!! I couldn’t keep my windows and door clean without mold growing on those too. Let’s talk about parking RIDICULOUS. Me and my boyfriend would literally have to ride everywhere together because if we took both cars neither one of us would have a parking spot. Half the people that parked in our lot didn’t even live there. The A/C was raggedy . We’d literally have to keep on it freaking 62 degrees just to have it some what cool and our room was still always hot. I was just so ready to move once I hit my two year mark I definitely got out of there.

Im from Burlington. I lived here,back in 99-2000When it first opened. Rent was much cheaper then. Theyve remodeled since then,and the market has went up..so did the rent.Such is life . The location is ideal(west side of town). Im happy to be back.

I used to love living here when Jenny was the manager. She knew you by name and was always pleasant. Now the new manager that is running this place could care less about you. All you are is a rent check and nothing more. The first time I met him, I was expecting to go talk with Jenny about my rent being late one day..ONE day.. and Derricks response was “be sure you do, or else I’ll start the eviction papers”. I have lived here since 2016. I am the only one who works in my home because I cannot afford daycare. Yes I have been late probably 6 times in 3 years and when Jenny ran the Place she knew if I said I will have it on a certain date, I would have it paid. Since Derrick has been here he has threatened to evict me and my family several times. I have never been more than 1 week late paying my rent in almost 3 years. To be threatened that many times really gives you a sickening feeling. I’ve grown to despise this place. One of my friends who live here has so much black mold growing in her apartment that her and her 3 children stay sick. And they refuse to let her out of her lease! DO NOT RENT HERE!!!

The apartments are nice but cheaply made. You can literally hear someone sneezing in the other units and track every step they make when walking. The property “manager” is VERY rude and lack of communication made it so unprofessional. This was everything from them receiving rent money and just posting noticing says it hasn’t been paid, ticketing vehicles for expired tags after talking and emailing recipes of the new tags being mailed out, and anyone being able to park in handicap even when someone needing the spot is there. Literally just avoid this place.

I have been living at Forestdale for almost 2yrs and I have no plans for changing. I couldnt ask for a nicer place. I enjoy the peace and quiet. I can sit on my patio and relax. I always feel safe no matter what time I go out or come back in. They are very pet friendly. I just got a puppy a cpl of weeks ago. They have a dog lot. I just enjoy taking him for walks around the neighborhood anytime of the day or night. The office staff is wonderful.They have always made me feel like Im a part of their family and I like that feeling.They will take care of anything you need done to your apt. All I have to do is call and its taken care of in no time. I love the family atmosphere. No rif raf allowed!

I DID SAY SOMETHING TO MANAGEMENT .NOTHING HAS BEEN DONE. THAT WAS OVER A MONTH AGO.They dont clean the pound so the ducks and turtles that live in and around it have blunt wrappers ,plastic bottles and so on.the pool dosnt look like it gets cleaned but the main problem with that is they let whom ever swim there.i saw a lady with 4 kids park in our parking spots to take her kids to a free pool.she did not live here b/c when she left the pool she got in her car and left the apartment complex.im not cool with paying for the ghetto to come swim in a pool I cant enjoy b/c they dont keep up with it.also my downstairs naibor not the ones above me,have been noisey yelling screaming at each other having music on so lound it vibrates my floor.this starts at around 10pm and gos on until 3 am during the week i might ad.also these trashy people park in the handicap spot when they DO NOT have a hand I cap sticker or license plate.last thing ,I geuss they let people from out of state live with there renters.there are people from Ohio,Virginia,new York and so on that take all the parking.i am pregnant and come home from work to NO parking having to park my car on the other side of the complex b/c they dont assign park for the people who live here. It also sucks to see people hanging out in the kids play area smoking pot when I take my dog out to walk.so all in all its GHETTO .

Lived here for two years. Not the worst place in Burlington by far, but definitely overpriced.Apartments are spacious but the master bathrooms are a joke.We had three different community managers while we lived here. Only one answered emails.Not too noisy most of the time unless you are unfortunate enough to have neighbors who like to play soccer in the house above you. Current management claims you have to call the police to deal with noise complaints, which I find unheard of and unnecessary.Maintenance responds pretty quickly.SOME FIRST FLOOR APARTMENTS HAVE MOLD PROBLEMS.Our third floor apartment was fine, but our first floor apartment had a big humidity issue that caused mildew on the walls, window sills, pillows, and some personal items. The only solution offered was a bottle of bleach and the only dehumidifier on property, with a warning that if anyone else needed a dehumidifier they would have to take it back. We found out from a few first floor neighbors we werent the only ones with mildew, even with fans and AC running.You also need to watch your money closely with these guys- I wouldnt reccomend the auto pay. They lost one of our rent checks and tried to charge us a late fee. When signing our second lease we accidentally signed the rental insurance agreement in the packet but realized it immediately and asked for it to be shredded. We ended up being charged for rental insurance for 6 months. We provided the paperwork proving that we already had insurance (our original community manager knew this) and even made sure it had them listed as a 3rd party, so they agreed to take the difference out of our rent the following month. Apparently it wasnt handled correctly because when we paid the amount discussed, they left a note on our door saying rent was short and tried to charge another late fee. I had to call again to have it fixed.The community events are cute and the pool is nice when its open. Laundry facility is pretty nice and theres a starbucks machine in the office.The duck pond is cute until the geese poop in front of the mailboxes.Id only recommend this place if you want to live above the second floor and wont be home much.

I decided to live in this apartment sight unseen because the initial conversation with the leasing agent Natasha seemed professional. Although I could have afforded a much more expensive and more upscale place to live, I figured it was only for 3 months because I travel for my job and it wouldnt make a difference. BIG MISTAKE!!!!!!I have never in my life have had such problems with a leasing company. Not only the apartment was disappointing with no coat closet, no counter space in either bathroom, no storage closet.. the list goes on. I called and called to have Natasha send my package with all of my move-in instructions including my new address which was never sent to me until a week after it was promised on my actual move in date. Which resulted in a few days delay getting my electricity turned on with Duke. I got a bill for over $100 for these days which were not my fault due to fees Duke charged the apartment complex. When I professionally tried to resolve this issue, Natasha (the cause of the problem) got very snippy and rude with me and did not listen to a word I had to say. I then contacted the corporate office and the apartment manager and finally had the issue resolved because I had written evidence of her negligence. As a paying resident, I should not have to deal with this.The staff does not answer the phone 90% of the time. And maintenance requests takes 3x and 1-2 weeks to get answered. Maybe I am spoiled by good customer service but this place leaves a lot to be desired.My last straw was today when myself and a friend went to the pool and was harassed by the maintenance staff upon arrival and the manager. Asked if we lived there and if we had a pool pass which was never issued. I am a highly educated professional black person and conduct myself as such in public. Natasha sent the manager Brian out to speak with my friend and I for cuddling in the pool. He then questioned what apartment we lived in and then asked us to keep it kid friendly due to the public displays of affection!!! WHAT??? Disgusted by the harassment we just left. I guess I am a yankee and am not used to such blatant we dont want your kind here treatment. I am writing this review once and for all because I dont want anyone else to have to experience what I have been exposed to. I also hear some others have a problem with mold but I have not. Thank GOD!

Before signing a lease here, I looked all over Burlington. You will not find a better location, staff or price than Hawthorne.
