My parents are members of multiple Aggie Parent Facebook groups and there is not one positive comment or experience about Asset Hero.

I honestly believe one star is being very generous. I am a college student and recent graduate of Texas A&M. If you are a college student and dont have a lot of extra money to throw around for petty charges, do not use asset hero. These people do not care about you, and are not open to hearing anything unless its about you giving them money. We have been charged for things that were there before we moved in. Not to mention, the place was unlivable the day it was ready for us and they only cleaned it up after we complained. Also, get ready for about 5 showings a day and no privacy!

If I could give them 0 stars I would.Worst management company I have ever worked with.Very rude employees (for the most part, some are nice but still cannot help ).Will charge you absurd amounts of money when you move out even if you leave the place spotless. We hired them a year ago, and its been good. They are very professional and get things done. They reply to emails very quickly too. I would strongly recommend them. We want to continue for the coming year.

So bad. Random fees all the time. Literally charged my roommate $50 for a towel rack that fell of the wall. Funny thing is that the towel rack wasn’t properly secured to the stud or with the correct drywall screws. Workers spilled paint on the floor after repairing the towel rack, then we got charged for their spilled paint. So happy the lease is over, my bank account also appreciates it.

STAY AWAY FROM THIS COMPANY! RENT SOMEWHERE ELSE! After all the games and hassles you go through with this company, during the lease, their end game is to charge you thousands of dollars for non-existent damages at the end of the lease. In addition to keeping the security deposit in full! READ the fine print in the contract, it seems they determine what is wear and tear. They will charge you for previous wear and tear from prior tenets. They will unjustly present you a long list of fictitious property damages which are property repairs issues they need to fix or didnt fix as wear and tear. For example, things like rotting door exterior threshold, rotting window seals, leaky plumbing fixtures, worn carpet, and the list goes on. They charged us for damages and poor repairs caused by contractors due to an emergency repair of a busted water pipe. We cleaned the unit better than the condition it was first rented (we have pictures), and they charged us a cleaning fee. The carpet was cleaned (we have a receipt of the company they recommended) and they charged us for a dirty carpet. This company has unfair or unethical business practices, they take advantage of the students and parents. RENT SOMEWHERE ELSE!

Any review that is above 1 star is a promotional incentive for the company. I was college student signing the lease and while moving into the house there were no issues. However, they are inconsistent in their policies and dont follow their own rules in the lease. Get ready to get charge outrageous amounts for normal maintenance or maintenance that you didnt even ask for/need. We got charged over $200 dollars for them to move a bicycle THAT WE OWNED out of the yard and then was taken from us. I could not be more happy to move out of the house from this property management because they are out to take your money. Do yourself a favor and go find another company, it will be worth it.

The data they present to backup recommendations is clear and robust and a data-nerd’s heaven.They have kept my property fully rented at competitive rates and look 6-9 months ahead in preparation for the next incoming tenants.Their team is pleasant, professional and VERY responsive. Frankly there is hardly anything they can’t do in next to no time. The ongoing maintenance requests and work orders are taken care of without ANY stress to me... although there’s always data available on what is being done and the ability to make suggestions or changes.I highly recommend them to any landlord and wish I hadn’t struggled for years “doing it myself”.

They will charge you for every little thing and you will never get your security deposit back. We had tours all the time with little notice. They would schedule tours and wouldn’t even show up. We had over 30 holes in our walls for weeks and no AC. They charged us $1500 for normal wear and tear and whatever small thing they could find just to get more money out of us. PLEASE do not rent from this property management.

The worst experience I’ve ever had in all my life. after they’re management took over my building it was under immediate construction while tenants were living in the building and for 6 months straight I was not able to relax in my own home because all I would hear was constant banging and drilling from downstairs and from the outside and blasting loud music from the workers Every. Single. Day. For 8 hours a day except weekends. And Then on top of that they would walk in to our home whenever they pleased. Whether we were asleep or weren’t there. It seemed like almost every other week they would come in to do “inspections” and sometimes wouldn’t even give us notice until the night before at 9pm at night. There’s so much more but I definitely have never had a worse experience. (Edit) I always payed my rent on time and moved out when the lease ended. They’re replies are even unprofessional

Okay.. 1100 dollars to paint 11 walls.. let’s be real here.. maybe touch up 11 spots.. you didn’t paint 11 walls.. I could go on… I’ll just say my 1400 dollar deposit didn’t cover dues by almost 700 dollars and the amounts are ridiculous.. 35 dollars to replace 3 WORKING light bulbs… make ready coordination fee of 339 dollars.. etc etc.. Kyle Dwyer is an extortionist who runs a sleezeball of a company. Be careful if you rent with these people. This company deserves 0 stars. These reviews do not do this company justice. As you can see there is not a good single review from a tenant in one of their properties. When a bad review is posted they copy and paste the same generic response instead of actually showing interest in it. They bleed tenants dry of their money and handle themselves horrible. I have had multiple agents from asset hero (Amber Pick and Jennifer Mulligan) you profane language to me and my mother over the phone. They hit you with random fees and have even charged me and my roommates over $250 in late fees for a $10 charge that we were disputing. This company does business horribly and it saddens me to see people continue to use them. Additionally, they incentivize renters to leave good reviews to try to drown out the myriad of bad reviews. [Insert asset hero’s generic response showing their lack of care]

Absolutely horrible! They will make sure that entire house is repainted, carpets changed, literally everything replaced when you move out, at your expense. Dispute form/process is a hoax, don’t waste your time filling it because they won’t reduce any charges. I will take legal action soon. Be aware before you sign a lease with this extremely greedy organization. Not at all worth it. Our move out charges are 9K for a sublease of 6 months and yes they will give stupid reasons for those charges and not listen to anything that you might have to say. Pathetic!

We lived in Unit 1309 at Lakeridge Townhomes for our 2020-2021. We moved out 07/14 and turned in all keys, carpet cleaning, and our flea treatment receipt to the Resident Services Coordinator. We received a bill of $1,443.18 on 07/29.$165.00 to replace three bedrooms keys, $85.00 to clean garbage disposal, $595.00 to Paint 6 walls, $100 to clean sticky floor, $257.65 to carpet clean and pet treatment, $240.53 to Make Ready Coordination Admin FeeOn July 30th, we went in person to the 1251 Barron Rd to dispute the charges. We brought up our concerns to the Resident Services Coordinator and the Transaction Coordinator. After 10 minutes, the Transaction Coordinator reassured us that the bill was going to be reviewed and sent on August 13. The same bill was sent to us. Another family came in to complain about the same thing. We went to their office on August 13th and spoke to the RSC and he told us he would send us a security deposit dispute form that day (09/13). He never sent us the form. I had to email him on August 22nd and didn’t even get it until August 25th. We gave them our receipts, and we were billed $257.65 which is required for residents with pets. The move-out agreement form we all signed stated there was only a fee for non-returned keys, but we returned our keys. We had a discussion on the dispute form with the VP of Operations on August 26. We left several comments/questions and she never responded. The last response we got was on August 26 at 11:15 AM. I had to email her on September 1st and September 14th. She stated that they were working with the landlord to provide us with a solution. In the end, she stated that the landlord did not agree with our dispute. I stated we were wrongly charged for flea treatment and carpet cleaning. All she said was that it was the landlords’ word. This was an error on behalf of Asset Hero, and they couldn’t own up to their mistake. If they had looked at our file before charging us, we wouldn’t be out on $257.65 for something we had already paid. She even acknowledged they wrongly charged us by saying they had already inquired Intersteam for a full refund. Today, we were told we were going to receive $0. In the video, the realtor doing the inspection stated that our apartment smelled liked dog and that the carpet was dirty. We didn’t own any dogs and our carpet was cleaned. You could even see the cleaning lines. We used their recommended vendors. He also kept saying that our floor was sticky. We moped the floor and made a final walk through and the floor was not sticky. His shoes were already sticky, or he had moisture in his sneakers. I had Nike Huarache Runs that sounded just like that. When the other lady in the video walks by you can’t even hear the sticky floor. I asked about this and no answer. I asked about the keys and no answer. I asked for proof of the 3 metal clips in our garbage disposal and no answer. We were charged $100 for black stains in the living room. This was noted on the Inventory and Condition Form. They didn’t even take a look at it. They expected us to pay $1,443.18 within 10 days or be sent to collections. They expect timeliness but won’t even reply to you within 5-7 business days. I had been in the dispute process for 31 days. They never emailed until I emailed them three times. We were wrongfully charged for carpet cleaning/flea treatment.*I will release all footage provided by Asset Hero if they give me consent under this comment*Edit:They claim they were not the decision makers in what we were charged. In the move out videos, you can clearly see the realtor Kyle and the VP of operations Sarah writing down the charges on the computer. They are both part of the family business.The landlord wasnt even in the move out video. Those were the final charges billed to us. They avoid acknowledging their greediness by calling every negative review liars. Is it really possible that all negative reviews are lies? If this was false, I wouldnt have kept a detailed record of every interaction with them.

This company is literally a joke. They do nothing except collect rent and charge tenets late fees. They are constantly charging $40 additional to your rent without any explanation or alert so then when it is not paid you are charged an additional $50 late fee. When you contact them by email they do not respond and when you contact by phone they are rude and their only response is that “it’s stated in your lease.” It’s a shame this company has a monopoly over most student housing in College Station because they have no remorse for the financial struggles of young adults. Pathetic.

The apartment was beautifully renovated, and the staff was very kind and easy to get in contact with whenever I had any questions.

After over a year of no big issues, this company claimed that a fee that was due upon moving in had not been paid. $500. They simply lost records of it over the year and claimed I never paid the fee. After days of back tracking receipts and making phone calls, I was able to provide ample evidence to prove the fee was paid. However, Asset Hero continued to press that they have no record of the payment. Keep in mind everyday this goes on I get charged a $10 late fee on something that was paid a year ago. Even after doing all of the work to locate a payment that they had lost, they never responded to my Email. Finally after contacting the Landlord directly, the payment was located on their end and all the fees were removed from my account. This is extremely unprofessional and they are clearly not interested in what a tenant has to say.If you go through asset hero, I suggest keeping strong records of the every transaction and only deal with them over the phone, they are not responsive via Email.One more small note, during a quarterly inspection the man said he would change our fire detector battery. No beeping or any sign the battery was low. It sounded like he was doing us unnecessary favor to change the battery. But the next day they went ahead and charged us $12 to change a battery that wasn’t dead. I didn’t fight this one.

I signed a year lease and after 4 months they wanted a lease agreement for the next year to be signed. Then at 6 months they schedule showings if you have not renewed. Keep in mind they will show your unit 7 days a week if they have interest. My only day off is Sunday and they will not reschedule appointments.I’ve never had a landlord as aggressive as Asset Hero, they work for the owner and not the tenant. If you can choose another landlord I would recommend doing that!

DONT TRUST THE REVIEWS!! They incentivize renters with rent discounts to leave good reviews! Asset Hero actually has a really bad reputation among renters in College Station. Most people I know who are renting houses also have Asset Hero as their management company and do NOT like them. They find small stupid things to charge for and charge way too much money for some of their visits. They seem to be trying to get as much money from their clients as they can, even though most are college students without much money. There are tons of fees not communicated clearly that you will be charged for. (Key word: clearly).They also have really bad & unprofessional inspectors who are young college students and dont even knock before coming into bedrooms. Overall, I do not recommend Asset Hero. Though there are some nice people at the company, they are not good to rent from.
