There are pros and cons of this place. Pros are cheap rent and friendly staff. They were always very understanding of any payment issues and would work with me, they helped any way they could and I’m extremely thankful for that.However, the apartment itself and the company is horrible. Which is not the employees fault.I lived here for two years and when I moved in the kitchen floor was coming up and had nails sticking out of it. I asked multiple times and it was never fixed or replaced. The water heater broke one year and was spewing water all over the apartment and into the downstairs apartment. I called the emergency maintenance number because it was after hours and it took them 3 hours to come and turn off the water, what’s the point of an emergency maintenance number if they aren’t going to respond to emergencies. That’s the whole point of it. Then there’s the issue with security deposit. They told me from the beginning that carpet cleaning, painting and cleaning of the apartment was always included during move out. I checked online and this is true, basic cleaning from normal wear and tear should not be deducted from the deposit but I was charged for these things . The only thing I can understand is the carpet since I lived there for two years. However, the walls are spotless, I never even hung anything on the walls. And I cleaned the place before I left, I always do when I move out of somewhere. Plus, cleaning is part of normal wear and tear and has to be done before a new tenant moves in. So why am I being charged for paint, paint supplies and cleaning? They do everything in their power to keep peoples money, they also didn’t return any of the money that was on my laundry card to me. You may be saving money in rent but you’ll lose money in the long run with the deposit.

Me and my roommate enjoyed our time here! It was quiet and affordable. Talk about a great walk to campus! The maintenance staff was always so nice and helpful.Edit: Do not expect any money back from your security deposit, even if it looks the EXACT same as it did when you arrive. They will take advantage of college students. So sad they have no respect for students.

Terrible communication among the office. They miscommunicated my move out date twice and tried to act like it was my fault. Lease says 8/13, but they sent a move out slip that said 8/15. I went by 8/15 because it was the most recent communication, so we scheduled the move out inspection for the 14th. NOW today on the 12th, the tell me they changed my move out inspection to the 13th. Neither me nor my roommate are in the state. They said too bad, you have to change your schedule because of our mistake. This is very unprofessional. As a business, if you make a mistake in communicating with your tenants, it’s your responsibility to own up to it and accommodate your tenants. This was the most recent issue, but they were also very unresponsive with emailing. They would ignore my questions if I pointed out a mistake they made and I would have to call multiple times to get them to respond to me.

Do yourself a favor and do NOT rent from Campus Walk.Upon move-in my apartment had several leaks in the ceiling and the stove didn’t work. When you move-out they give you a long detailed checklist of things you need to clean/do before you move out. My mom and I did each and everyone one of those on the checklist and left the apartment spotless, much cleaner than it was when I moved in. I received less than half of my security deposit back because my apartment was “dirty” and the walls had “markings and holes” that needed to be painted...mind you I’m a graduate student that lived alone and didn’t hang anything on my walls besides one small frame. And my so called dirty apartment is featured on their website for a virtual tour. When I received less than half of my security deposit I emailed them a detailed video I had taken the day I moved out to show how clean my apartment was and how the walls were spotless without any marks, and they did nothing. They completely took advantage of the fact that I was not able to be there for the walk through which is why I had taken the video. Maintenance comes and goes as they please in your apartment without any warning, which is especially concerning being a female living alone. I came home to muddy carpet and bathroom floor/rugs from them when they were fixing my ceiling. Homeless people would live in the basement where the washer & dryers are, which often smelled like urine and the machines were very unreliable. The staff was nice and friendly, but this company is very dishonest and will take your money. I would not recommend anyone rent from them.

Just moved out of Beau Trace apartments after living there for 3 years.Pros:Rent isn’t as bad as other placesOffice staff is usually niceQuick maintenanceCons:Apartment is constantly falling apartHallways are lived in by homeless people and eternally smell like weedMy mail was stolen because the mailboxes are so small (the package stolen was $700 of product)I was told a carpet stain meant the carpet needed replaced and had to pay for itWindows and walls are paper thin and you hear everything outsideThere is a reason there are 3 locks on the doorsThey entered my apartment without warning or permissionAll in all would not rent again, the only reason I stayed there was out of convenience because moving every year is hard.

I keep reading these awful reviews but I resigned my lease off of north Grant because I really like it here. There are a few cons but nothing too crazy. Bike theft is true I did get my locked bike stolen in broad daylight but thats really common all over Bloomington. The walk to campus is really short i love living for so cheap near downtown.

Id reviewed this place a couple of years ago and I guess they took the review down or something. In a nutshell:Pros:Quick maintenanceAffordable rentLocation is okay. Its about a 25-30 minute walk which isnt exactly ideal, especially in the very hot and cold months. You basically need a bike for quick commuting to campusCons:Poor parking - no painted lines, no off-street parking, and management gives out more passes than can actually fit in the lot. I once got my car towed and my roommate got a ticket because we couldnt park in the lot. Neither of us were compensated after confronting management.Thin walls - I could hear everything the upstairs neighbors were doing at all times.Bad laundry units - Extremely loud dryer and had my coins eaten several timesNoise level - My roommates and I consistently had to call the police and confront our neighbors. Our apartment was also subject to an attempted break-in one night. I had the bedroom that faced the middle of the complex and constantly heard people talking outside of my bedroom.Smell - Although I understand it isnt exactly the complexs fault, I constantly smelled well outside of my bedroom window and in the complex as a whole.

Lived at the Plantation North complex. Without frequent bike thefts, this would be 4/5 stars.Cons:- Rampant bike theft. Had 4 fully-locked bikes stolen from me in one academic year; the location is clearly targeted by thieves. CW did nothing to alleviate this (e.g. did not fix poor lighting, install cameras, etc.). If you want to keep your bike for more than one month, keep it inside your apt.- Poor parking situation, as noted by other reviewers.- Poor insulation, especially on the 3rd floor. Heat/odor from other apartments seeps in.- Old/inefficient A/C units: ours ran 24/7 over the summer, racking up electricity bills.Pros:- Prompt maintenance requests, even for inconvenient things like lost keys on weekends.- Inexpensive for the location and level of quality. Not the best quality, but the price matches this well.Would recommend as a good budget apartment, especially if they fix their bike situation.

Lived here for 4 years because the location for the price was good but possibly the worst living experience possible. I once had a homeless man living in the laundry area of my facility and doing hard drugs and leaving needles all over and such. I asked them if they could put up a lock or surveillance or anything to keep this from happening. They told me that they would do nothing and if I wanted anything done it would have to be through the police.

Whenever I called to ask for maintenance they responded almost right away. I did not like how the maintenance would just show up without me being there and I walk into my apartment surprised to see an older gentleman. Being a young woman and only having a female roommate you can see where my concern lies. When they shut the water off and turn it back on there was no hot water (over 45 degrees) for two and a half weeks. No water pressure at all ever though. Hard get use too. When the maintenance men came to fix the water they left a four foot hole in my wall for a week and I had to all to get it filled multiple times. The air conditioning is not right. It does not cool down according to the temperature you set it to. It just cools to 15 degrees lower than it is outside, not okay when its 103 outside. The staff is very nice and have always answered my questions politely. Very rarely do I get attitude from the front desk ladies. Love the location on campus, can walk to everything. Paper thin walls. Other than these small things it was not all that bad for a first apartment.

I lived with Campus Walk for three years but in two different apartments. The location was hard to beat for the price. The maintenance staff responded in the appropriate amount of time depending on the issue. However I suggest looking elsewhere for a place to stay for the following reasons:1. You will lose almost all of your security deposit regardless of the state of your apartment at move out. My apartment flooded from the outside while living on the ground floor and I was still charged for all damages to the flooring and walls on top of my personal property damage.2. The parking situation is terrible. There are too many cars for the number of spots available and you will not be guaranteed a parking spot at your particular apartment complex. There is no off-street parking available.3. Not enough lighting around the apartment complexes is problematic when walking home/parking late at night. I did not feel safe walking alone back to my apartment after parking at another Campus Walk complex. Additionally, my car window was busted in for no apparent reason parked in the spot closest to the road.4. The laundry machines are not reliable. Who knows how much money I lost while doing laundry over the years.5. The stairwells are never clean and tidy.6. The apartments are old and need updating. I asked for small updates over the years but they never happened.

Solid place to live -- great location, competitive to borderline cheap rent, and friendly staff. But their security deposit handling is a straight up scam. Both apartments I lived in I left in better shape than they were when I walked in -- despite that, I was returned about 1/3 of my security deposit both times. When deciding to live here, factor the loss of your security deposit into rent price. A lot of plusses about the place and location, but the way they handle deposits leaves a sour taste no doubt.

I lived for 2 years. The first year was fine, but the second year there were people partying in the hallway(outdoor). The building is a U shape building and people just party in the middle, right next to the windows of all the apartments. Complained about this for several times, no improvement at all. I even called the police and shouted to them at 4 am in the morning when they started to party at 4! And there were people smoking drug in the building, and the smell came to my bathroom! Emailed the office so many times and they didnt care at all.The location of campus walk is great, but they really dont care who rent their apartments. They dont do background check at all. You pay and you can live in here! I suggest anyone whos interested in their apartments to choose the graduate-student-only buildings (if youre a graduate student). When there is a noise complain, please call the police! The leasing office wont help at all!

I feel like the people in the office are rascily making their decisions on who the rent to. Im Hispanic and I filled out an application for an apartment. We even looked at it. It has now been 3 wrrks. I keep calling but they tell me to just call back next week. I am going to be contacting the fair housing authority.

Do yourself a favor and never rent any property owned by this agency. They wont bother fixing anything before you move in, maintenance will come and go without notice, and the staff will do everything in their power to not help you with an issue. When I had trouble paying rent they suggested I sell my belongings to help pay for it. You are almost guaranteed to not keep your security deposit. They threatened to evict me over $3 accidentally missing on a rent check.

They gave me the wrong key to begin with, the carpet was soaked because the ac unit had issues...the stove works partially....they’re rude and unprofessional. Only giving them a star because of the maintenance guy who was lovely.

We have been very pleased with the Bloomington Office for Campus Walk Apartments. Office staff is friendly and helpful. Needed repairs were always completed promptly. My daughter rented a one-bedroom apartment for two years while she was in graduate school at IU.

The place was cleaner when i moved out than when i moved in and they charged us $100 for cleaning. We patched and repainted the walls and they charged us over $200 for that and and they charged us another $175 for cleaning the carpets. The only rightful charge on that whole list was cleaning the carpets and that was much more than they told us it was gong to be.Like the location a lot. Maintenance friendly, though often pretty slow. We experienced a break in, and when maintenance fixed the door, one could still see into our apartment from outside. When the upstairs neighbors exercised, we could see our ceiling moving up and down. The smell of weed for the downstairs neighbors was strong, and the illegal pets in the complex made quite a racket.

Honestly most people just write reviews when theyre angry, but seeing all these negative reviews first would have never helped me make the decision to rent from CRE rentals. Everything Ive ever asked them to do theyve immediately tried to help me fix the issue. They understand how difficult it can be to be a college student and pay bills. They have worked with me plenty of times and none of it was stressful. We were always able to work out every issue. My apartment was extremely nice when I moved in and Ive never had any bug problems. I even plan on staying at my apartment for another year.

I have rented from Campus Walk for 2 years. I chose this property due to location and price, which is the only positive of living at 418 S. Grant. Everytime my roommate and I have had maintenance issues with appliances (which is often due to being outdated) it takes a long time to receive service. The inside of the apartment needs to be gutted, repainted, and full kitchen and bathroom upgrades, such as cabinates, flooring and drainage system . There are no working security cameras, or locks on the outside entry door into the complex, which is a major downfall. There was a dead bat on my kitchen floor after returning from summer break and maintenance took over 3 hours to respond to the issue. This place needs so much work it should be torn down and completely rebuilt. The property does have nice views of the square and parking is close and convientant. Would not recommend this place to anyone.

The skinny: I stayed with them over the 2017-18 school year. This company caused me more trouble than they were worth. I got back less than half of my security deposit despite returning my apartment in much better condition than it was given to me in. I had neighbors with similar issues with this leasing company. They prey on college kids.The not-so-skinny: Of the three companies I’ve leased through while living in Bloomington, Campus Walk (CRE Rentals) is easily the worst. Over the year I spent with them there were too many issues to possibly remember, but for the purpose of this review I’ll include everything I can recall. I stayed with them at Beaux Trace, located 420 S Grant St.I was shown a relatively clean apartment with a downtown view. This seemed enticing enough for me to want to sign a lease. I came back to their office later that day to hear that there had been a ‘rush’ of signings, and that I’d have to take a replacement that was at a different address, but with the same floor plan and amenities. I was presented with paperwork to see the new apartment without ever having a chance to see it. The ‘equivalent’ apartment had stained carpet with holes in it. The kitchen floor also had holes. All of the kitchen cabinetry was filthy with a layer of greasy residue. The fridge had a dust ball the size of a basketball underneath it. A patchwork paint job was used to paint over tack holes from previous tenants, and the walls had scuff marks. The bathroom tub didn’t drain (2 weeks and multiple maintenance trips to fix). The bathroom sink stopper didn’t work, and also leaked (6 weeks and several maintenance trips to fix). The kitchen sink sprayer stayed stuck on and would cause a mess (6 months and multiple trips to fix). The kitchen sink faucet handles were stripped out and I couldn’t turn on hot water ( 2 months to fix and still having minor issues, but I’ve learned to make due with broken equipment). There is no way this apartment received anywhere close to the amount of attention before I moved in that I was expected to give it as I move out.Almost every maintenance request involving water ended in a leaky fix. Fortunately I had a roll of pipe tape handy and a little knowledge on how to use it. Several times the maintenance workers damaged my belongings while in the apartment to do repairs and didn’t tell me about it.They are brutal on rent and payment policies compared to others in town. They charge $5 daily after the first of the month and will not waive late fees. Many others offer leniency by either not charging fees until after the 5th of the month, or by offering some forgiveness for late rent. Do not expect this from Campus Walk. They will also wait on average about 2 weeks to actually deposit rent checks, which can lead to bounced checks if you’re not careful. That means more fees for Campus Walk to potentially collect.They try to boost their social media following by offering gift cards, and its probably to mask all the slumlordish things they do.I got back less than half of my security deposit and the apartment was in far better shape on move out than move in.Yes the apartments are affordable and in a great location. But the people that run them are subpar. The office staff is unkind. This summer I went on a camping trip and when I returned I unpacked my supplies in my living room. Everything was either sealed non perishable food or clothing, but I got a letter from Campus Walk letting me know that there was a pest problem in my building and that my apartment was in an ‘unsanitary condition’ that may have been contributing to it. Their letter also informed me that I would be liable for damages to the building. This to me seemed like an attempt from my landlord to push liability off on me that I had no part in.To summarize! Campus Walk will look their tenants in the eye and smile as they twist a knife in their guts. FIND ANOTHER LEASING COMPANY.
