This placed is a rip off. Was charged 1200 for items that were clean and in good condition. I am currently fighting it with the BBB. I’m prepared to fight this in court if it’s not resolved. Attached are pics of the property when I left. They never justified the 1200 bill. I disregarded all the negative reviews. Please don’t ignore this one. Stay away!!!

Apt# 208 The Loft at the Lyric - luxury living for more than double the avg rent in Bburg for the same quality of living:You cannot even buy an attorney in the area (I am still looking around), so do not even start with the management. It is a 2-man show, and not both of them know what exactly goes on within their managed properties!...Tenants are not acting entitled; it is within contractual bounds to provide a working and sanitary rental, and by VA law to be able to void said contract in such conditions:Upon move-in there was BLACK MOLD, cracks, leakage, lack of customer service (no provision of disposal, mail, etc.), dust in conspicuous places, non-working elevator, non-working entry for package delivery, etc.

Do not let fooled by the overwhelming negativity expressed here. Im going to go out a limb and state my belief that the torrent of undeservedly negative reviews are from entitled and bratty VT undergraduates that are learning for the first time about having to take responsibility for their living conditions and who might be surprised at the need to honor contractual responsibility and being held accountable for their behavior and treatment of property for the first time in their lives. My experience with TNT has so far been nothing but positive. The apartment is of good quality and is to the level of quality and value that one would expect for the reasonable rent that I am being charged. My interactions with the TNT staff have also been great: I am treated with professionalism and respect and have nothing but good things to say about this firm and the apartment. I expect that this will continue for the length of my stay with them.

I wish I could give zero star. First of all, the employees are rude. Secondly, they are looking for any excuse to charge you. For example, they told me when the maintenance guy is at home, you should go out otherwise we will charge you $50. Or as another example, when my contract was over, my roommate and I returned our keys in two different days both before the due date of our contract and I was charged for do not returning the keys together.More importantly, they do not refund your security deposit. Just look at the attached image. I deposited $860 at the time of signing the contract. They charged me $830 for some expenses that are not my responsibilities. They charged me for the lock replacement for the next tenant and charged me $172. Even if they used a digital lock it shouldnt be that much expensive. Why should I pay for lock change? They charged me for some general maintenance like hood filter replacement, old smoke detector replacement, bath tub sealing, renewing the blinds, etc. These are not damages that I be responsible for. More over, they charged me for cleaning while I paid two professionals to clean the unit at the time of moving out and they still charged me for that. Is it fair that I pay for carpet cleaning? Is a part of depreciation costs and over head costs of being a landlord. It was my first time that a landlord charged me for carpet cleaning.

WARNING FOR RENTERS. This company will not respond to phone calls and text messages. They will not give you an opportunity to be at the final walk through at the end of your lease, and they will lie on the report in order to use your security deposit to make updates to the apartment you dont own, simply to raise the monthly rent in order to gain profit. This company is sketchy, unprofessional, and does not abide by ANY of the Virginia state laws on how to conduct the process for tenants moving out. Stay VERY far away if you want to have your money returned to you.

TNT in Radford will rob you of every penny and dime you have. Just moved out and they did not tell me or my roommates that we had to clean underneath all the big appliances that were already in the apartment (after we turned in our key) They never answer phone calls or explain anything. For some reason we pay 20$ more per month than everyone else in the same apt complex as us and he never gave us an explanation. Terrible communicators. If i could give no stars i would. DO NOT LEASE WITH TNT!!

I’ve lived at 2 different TNT properties in Blacksburg as a Masters student and each year was worst than the last. The office staff is always rude both over the phone and in person. Their maintenance personnel is even worse - nickel and diming wherever they can and show up weeks later to a request unannounced. I’m so glad I never have to rent from them again. The second rental from there was absolutely a mistake. I recommend looking at other leasing companies in Blacksburg.

DO NOT RENT FROM THIS PROPERTY MANAGEMENT.I wish google allowed me to give 0 stars, because that is what they deserve. They are extremely rude and very unprofessional. They are thieves and that is their business model too. They will try to squeeze any dime they can from you because you are a college student. You are better off being homeless honestly. They are very bad at their business. You can check the reviews on BBB.org, birdeye.com and also google reviews. They have an average of 1.8 stars across all this platforms. IT IS NOT A COINCIDENCE. CHECK OUT AND TRUST OTHER REVIEWS! will give 0 star if thats possible. TNT was not responsive from all the perspective. Had to wait at least one or two weeks for every maintenance. When problems come up and I call, I was always told that I need to send an email for the problem and never receive an email back. Never work for a solution, just extend the time until everything can not be fixed at all.

Terrible Property Management Company that not only are rude but very unprofessional. They prey on naive young students that are having their first experience renting their own place and try to nickel and dime them at any chance possible. They even went to the extent of trying to charge my daughter pipe leakage expenses when she already left the property and that is solely caused due to their lack of preventative maintenance. Regardless, a tenant should never be liable for their poorly managed property infrastructure. Stay away as far as possible.

Worst agents working for TNT. They are not friendly; hey are just so rude. I have lots of bad experiences since I moved in to one of TNT apartments. For more than a month, all the mail boxes are broken and no one is fixing it. I have called lots of times but they just told me to pick up my mails from the USPS stores. Check out the images to see what is the current status of all mail boxes in Northview Dr. I will also share more pictures to see what were the conditions of the apartment that I moved in.

Giving this rental company 4 stars. Unit was nice enough, and maintenance arrived timely. Only complaint was when we were moving in, the AC died after 3 weeks. It took almost that same amount of time for it to be repaired. Otherwise, pretty good rental company that I personally had no issues with.

My experiences in the Northview Apartments:Cheapest I could find when relocating for work on short notice. Its overpriced by about $200 dollars. 2 months into the lease, a renewal is sent & informed me that the rent was going up ~$100 if I responded yes in 1 week and then ~ $200 if informed yes after that 1 week window.For an overpriced apartment I got:Crowded parking lot with massive pot holes that were unavoidable, so that’s a year’s worth of unnecessary wear to my car.Small front door that a couch can barely fit through.Large back door (for some weird reason) that leads to a balcony, why is this not the front?Kitchen with worn down countertops, an old stove with 3 burners that worked, an old fridge with rust all over it, beaten up cabinets, beaten up floor tiles, and a ceiling light that fell down and shattered after a couple days.Large living room with no ceiling light and the one old, inadequate AC/Heat window unit for the entire 2 bedroom.Those expensive floorboard electric heaters in all of the other rooms.The bathroom was ok, but no outlet & a massive window in the shower that required a shower curtain over it.Small bedroom and master bedroom, these were fine.Two closets for storage outside the bedrooms, ok.Shared laundry space with old appliances including three washers for $1, a broken dryer, one dryer for $0.50, and one dryer for $1.Maintenance:They were good about fixing problems in a decent time frame except for when there were rats in the shared laundry space and another time when the washers broke and left standing water in them. Their solution? Go across the street to the other building’s shared laundry space. They eventually addressed the issues, but it took weeks.Office staff:The office staff, in my experience, were friendly and quick to answer questions/address issues. However, depending on who you talk to or email, you may receive differing interpretations of their policies, so be prepared to ask multiple people to find the best or correct answer. Get everything in writing.Moving out:If you have carpet, be prepared to have $130 taken out of your security deposit. That’s a hidden cost that they don’t outline up front. Yes, they state this will happen, but don’t disclose the amount. Another hidden cost is that they require you to leave your electricity on for 5 days after you move out. For me, this meant leaving the AC window unit on 73, per their instructions, which resulted in a skyrocket priced final electric bill. My AC unit didn’t have auto on/off so it ran at 73 constantly for those 5 days.Security deposit:They mailed the security deposit and mostly itemized deductions one day before the deadline so I obviously did not receive it in time. They failed to send the move-out inspection report with photos within the 45 day deadline as requested in writing until I contacted them in writing the following week. They charged for things that didn’t need to be and refused to explain the charges even though I had proof otherwise. They did not follow their inspection report guidelines that were modified due to the pandemic since they did not give me the opportunity to send my photos and report to compare to their photos and report (this was their solution to replace the in-person move-out inspection walkthrough).What it’s like living there:It’s a quiet building and my neighbors were quiet YMMV. Hot in the summer bc the 1 AC unit doesn’t cool the apt. In the winter, it’s fine but you’ll pay the price for the baseboard heat and the heat from the window unit. Also, the window unit was super load so I had to really blast the TV volume in the living room or turn it off if on the phone. The actual day-to-day living wasn’t bad, but there were just too many reasons why I wish I hadn’t lived there.Renting from TNT won’t be the end of the world, especially if you’re a student who will be with them for one or two years, can afford their overpriced apartments, and have no other options, but they certainly aren’t a good option for longer.

Trying to resolve an issue with Noise from bar under apartment #26 on 151 College Avenue. Owner of building nor TNT willing to address problem. Music and conversations heard from bar and well as constant base sound till after 2:00 am in the morning. White noise helps but does not adequately address the problem. The base is extremely annoying. BEWARE of these apartments. TNT offers no noise disclosure with their rentals....so TNT response is all that is needed! While we are sympathetic to your need to have a quiet space in which to study and sleep...The Town of Blacksburg is aware that the bar/restaurant has noise until the early morning hours and my understanding is that it is allowed and within the limits required by town ordinances...As we informed you previously, you are welcome to purchase any type of padding and/or rugs to help with the noise, however, the property owner should not be penalized financially because of your misunderstanding of the propertys environment.

The only good thing about this company is my apartment, it is relatively new and in a good location. The people running the office are the most rude and unprofessional people I had to deal with in my life. They always speak with a tone on the phone. I signed my leasing contract and shared it with them via email before I move in, and three months later they call me to sign it again. I went personally to the office upon moving to hand in my moving inspection and they didn’t bring up signing anything else. They don’t know what they are doing. They increased the rent for next year without any justification. There is a bill that they told me about in August, and it is November and no one sent me the bill yet claiming the person in charge is on leave. It took them two months to send maintenance to fix my microwave. Long story short stay away from that company, you will regret it. I talked to my friends who are leasing at other places and their lease office actually respect them

So many issues. From stuff being broken, windows were unable to open, only twelve hours notice if they were showing the apartment to other individuals. Didnt fix the broken issues for weeks at a time. Had it thoroughly cleaned when leaving, so it was cleaner after I left, but still kept deposit. Worst company ever

Had an amazing experience renting from TNT for two years. When we started, we read the negative reviews and were very apprehensive, however TNT totally won us over. The staff was responsive and fixed all the maintenance issues we had promptly and professionally. They always texted us to let us know if maintenance was coming to our house or if they were showing the house to a prospective tenant. We had a move-out inspection with a very nice courteous guy and they refunded us the entire security deposit(minus carpet cleaning charges which is common in all apartment complexes). We were very very happy with our experience.P.S. We realized that people who wrote negative reviews here actually didnt read their rules/lease properly and also didnt pay attention to their move-out checklist. For example, they let you know in advance from Day 1 in writing that if you dont schedule a move-out inspection, theyll charge you for photographs. We had a move-out inspection and of course they didnt charge us. Please dont hesitate to rent from TNT and read all their rules.

Our home has been flooding for over two months and TNT has done nothing to help. Water is dripping from the floor joists in the basement, rotting them. Theres an inch of water on the floor everytime it rains.The people at the leasing office charged me a $70 application fee. They all live in homes that dont have black mold, that dont flood everytime it rains, etc. Its enraging that they would even rent this property out in its current condition. Whoever owns this home has to deal with an incredible amount of property damage from all of the water

These people are the most disrespectful, rude and dishonest bunch I have ever encountered. My roommate and I toured around five properties with them and finally decided on one that we were really excited about. We viewed it right before Thanksgiving break so we were not able to turn in our applications or sign a lease until we got back. We called them many times over break because their forms were very specific and we didnt want to make a mistake, especially after repeatedly being told that if something is wrong we would not be able to sign a lease. The women we spoke to with questions about how to fill out the forms were constantly rude, exasperated and did not want to help us whatsoever. They told us we could not sign a lease without a pet addendum so I even went and had my doctor sign it so we would be all set when we came back. We asked them to hold the apartment and they refused saying they couldnt do that, wouldnt even let us put down money to ensure we got it. We were there at their office the first day they were open after break but came at 1 because we had morning classes. Got there and we were told the apartment had been signed to two girls who viewed it and signed a lease that morning. We were absolutely devastated and they have no sympathy and did not seem to care in the slightest. There is absolutely no way those girls could have viewed the apt, gotten all the forms and specificities they require done in 3 hrs before we showed up. They even require a guarantor application signed by parents and notarized by a bank, they also only take checks and money orders. Those are just a few of the things that would have been required and in no way is it remotely possible to get all that done in a couple hours. When my mother called them asking for an explanation they told her we called 28 times. We definitely did not and every time we called we were very polite and just searching for answers, so they were obviously just keeping the apt from us. These people are absolutely heartless, low-life crooks that should not be working at a business that actually requires good customer service.

If I could give zero stars, I would. Never before have I been so disappointed in a company. Over and over again they have told either myself or another roommate that something was processed in our account only for us to find hours/days/weeks later that it wasnt. They have lost forms, and they have avoided their own responsibilities which myself or my other roommates had to spend extensive time fixing. I am incredibly worried in moving in to an apartment and having to deal with this management company any longer.

I lived at TNT for a couple of months before moving from the area for a new job. My experience wasnt great at first and started out with a broken toilet that they refused to fix and resulted in a $300 water bill. Some of the employees there are very nice and do their best to assist the tenants, but others are extremely rude. I was able to get most of my deposit back which was a relief. The 4/5 is for the employees who provided me with great customer service. Thank you.

Very nice up front. You will need to retain a lawyer upon moving out. The tenant before me had to take them to court as well. He did win. My biggest issue, though there are many, was the fact that they knew the basement flooded badly, due to inadequate drainage in the stairwell leading to the basement. when moving in I was curious to why there was so many dead worms in the basement. I later found out that they were washing underneath the basement door. if I would have known about this beforehand, I would have ensured that all items in the basement where set up off of the floor. I was told that they were not liable for any damages and that I should file with my insurance company. I did not think I needed flood insurance on top of the hill nowhere near a creek or drainage. They nickeled and dimed me throughout the entire move out inspection. Including replacing every single mini blind in the house. The damages that I reported and had photos of prior to move in, they did not accept because I did not turn in a form 7 days within accepting the keys. Judging by the fine tooth comb that was used to go over my move out inspection, I can only assume they were already fully aware of all of these damages. I would not recommend this company to anyone. I will not quote the contractors, but if youd like to know even more find one of the contractors that works on their properties, they will tell you a lot more than what I can.

They could be more honest. They sent me an itemized bill when I moved out of my apartment, listing charges for services they did. The bill included things like cleaning (which I did, very thouroughly, in fact, the apartment, with the exception of the carpet, was cleaner when I moved out, than when I moved in), and patching nail holes in walls. I didnt hang anything on my walls because I was too paranoid about getting my deposit back, I didnt even hang curtains for fear of damaging the walls. In all, there were two pages of charges, some justified, most were not. I completely understood the carpet cleaning and the replacement of two of the mini blinds. They ended up keeping all but 16 of my 750 dollar deposit.They also could be a little more diligent in addressing maintenance issues. I had at least two unanswered telephone messages during the year I was there. Also, most of the time, when I did speak with someone, they were short with me.In conclusion, TNT Flinchum Property Mgmt. is greedy, rude, unconcerned, and dishonest.If you have ANY other options, stay away from TNT!

Rented from TNT in 2016-2017 and had a great experience. Wonderful, customer service leading up to renting, great immediate and responsive emergency response for a few issues at the rental (it was a new property for TNT and there were some hiccups with the water heater and appliances), and great move-out process. If youre responsible, document all issues prior to move in, and fully clean the rental upon move-out, I doubt youll have any issues.

From my dealings with TNT management I have concluded that they are at best incompetent and at worst intentionally malicious.Their customer service leaves much to be desired, and getting back my deposit return was like pulling teeth.When I inquired after my deposit, I was told the deposit return was mailed on August 31, 2016, 44 days after I vacated the apartment. Legally they have 45 days to return the deposit to you.Despite notifying management on September 15, 2016 that I had not received a check, I was told the check would not be cancelled and replaced unless I had not received it as of October 1, 2016.October rolls around, and still no check. On Oct 3, 2016, I let them know, and was told simply that someone would get back to me. On Oct 5, 2016, having not heard back from the office, I visited the office in person and learned that I was one of at least three people who had not received their checks. As an aside, the idea that the post office could lose three letters in one batch seems ridiculous. My guess is that they never sent the checks out, and these were just the people who complained.At this point was also told that it would take “several days” to get in touch with the bank and cancel the checks. During these conversations I explained several times that I wished to pick the check up in person, not to receive it by mail (after that first fiasco, I think thats justified) and saw that a note was made of this in person.On October 12, 2016, still nothing. I called to follow up and was told that the check would be issued by the end of the week. On October 18, 2016 I received a check in the mail, postmarked October 14, 2016, despite my request to pick the check up in person.On top of all that, no letter or itemized list deductions from the deposit was provided for me. This led to my visit to the office on October 19, 2016 where I requested such a list. The letter that I was given generally listed the deductions but failed to provide a detailed explanation of the fees withdrawn from the deposit. Im currently following up on this issue, and am not looking forward to it. Im a fairly patient person, but this has been absurd.During the course of my rental, maintenance was mediocre but did the job. Fortunately we never had any big issues arise since Ive heard some horror stories about TNT failing to fix major problems.Some of the ladies at the office are quite nice, but many have come off as short, rude, or simply fail to answer your question appropriately.If youre looking to loose your deposit, deal with a frustrating management team, and have barely passing maintenance, this is the rental company for you.

RENTERS BEWARE. Office members are rude and unaccommodating. I did them a favor by not making an issue of my apartment being trashed when I moved in. In return, they kept my security deposit to fix all the things they wouldnt fix when I moved in that that previous tenant had caused. I cleaned it and moved on. What I could not move on from, was the smell of cigarettes for my entire year of residence, which no one in the office seemed to care about. They did care when I kept their air filter machine too long for their liking, trying to remove the cigarette smell. DO NOT rent from this company. They have a one star average rating for a reason and trust me, they know, and they dont care.

The WORST rental company in Blacksburg hands down. I highly recommend looking elsewhere for an apartment. The picture attached is just one example of how careless their company is...our ceiling has been falling in for over a week due to water damage and despite contacting the office and emergency maintenance they have yet to send someone over to fix the issue. Regardless of how responsible you are as a tenant they will rip you off countless times. DO NOT RENT FROM TNT.

I lived at one of their properties for 3 years, so trust me when I tell you, this company is absolutely horrible. Their prices are cheaper than other rental companies in the area, but it really isnt worth the time it takes to get them to come fix things or even do simple administrative things like getting someone on/off a lease. They will take your security deposit. They will send you eviction notices out of the blue due to their incompetence in handling papers, you will then spend hours on the phone/at the office sorting out their mistake. They will charge you for random fees and again, you will send hours working it out. If you try to get off a lease or get someone on, they will give you confirmation that everything is settled and worked out and then call you a month later saying you didnt pay some fee they didnt tell you about or they wont tell you anything but next time you get an official document from them, that person who shouldve been on/off the lease will still have their name on it.. and you will again spend hours working out their mistake.This place should not have more than a single star on any review website. They currently have 1.4 stars, which is WAY too high for what theyre worth. Avoid this company if you can.

The townhome that we rented had some issues. The main problem was the bedroom ceiling collapsing for no apparent reason. So I do question the quality of some of the properties.However, the workers in the office were always cooperative and kind to us. Whenever we had issues with the property, maintenance was quick to respond and fix the problems.

DO NOT RENT FROM THESE CRIMINALS!! My room mate and I were incredibly clean and were often away from the apt and kept it spotless and TNT took the entire deposit with no real explanation. Upon move out we were told an incorrect lease end date thats was TWO full months before the lease actually expired. TNT has multiple pending lawsuits for similar incidents. They will take your security deposit from you no matter what. One day after signing my lease they called me and told me that they were hiking up the rent for extra wear and tear from 3 people being in the apartment instead of 2. They even whited out my signature on the lease to make it appear as if I had never signed it, and when pressed about the wear and tear policy, they said it wasnt even documented anywhere, so as far as we knew they were just making it up in order to get more money out of us. Do not ever do business with this company, if you can even call it that.

Would give less than 1 star if possible. Absolutely horrible customer service. They have about 4 different people trying to do the same thing at their own time, which just leads customers to confusion, wasting time, and without an apartment. At one point it was, Oh dont worry youll get an apartment easily call back in a few months, and weeks later, it was Yeah there is a waiting list with 9 people on it. The ability of these people to handle the apartments they own is ridiculous. The apartments might be very nice, but not at all worth it when you have to deal with TNT Management.

I personally rent from TNT properties myself and have found them to be the best, most kindess, and responsible people to rent from. My refrigerator broke and they were right there with a loaner until that one could get fixed the next day. The dishwasher broke they came and put a brand new one in the next day . The commode needed a new part they were right here to fix it. They have put brand new underpinning under my home.since I gave moved in six months ago I have become disabled and they built a brand new back deck with a ramp. This review is for property owners considering hiring this company. Just dont. Poorly run operation resulting in extremely unhappy renters. Sure your property will still always rent out because of the housing shortage in Blacksburg but your returns will take a hit from all the turnover. These people are horrible. We subleted through them and have been in our house 5 weeks. They said they were coming in to look at things THEY needed to fix and then sent us a list of violations. We called, got fed some lies, fixed what they said, and are now getting kicked out because it was messy aka hadnt unpacked all of our boxes. They gave us one week.... ONE WEEK... to find a new place and have all of our stuff out. I went to ask for an explanation and I got kicked out of the office. Granted I was a bit out of my head by the end of it but as soon as I came in asking questions I was told to loose the attitude or get out of the office. They are unprofessional, back handed. and just overall a horrible company. Please be smart and dont rent from them.

This is a very very bad property management company. I do not suggest anyone to rent an apartment or house from this company. I have submit the property inspection form when I moved in last July. I reported that the screen door is broken and needs to be repaired. But nobody took care of it until I moved out this June. They found somebody to repair it using my secure deposit! It spent $330!!!! In addition, it took several photos after I moved out and charged me $22. Are you kidding me?!! What camera they used? Why they need to print them?! Please do not trust this company. If you want to waste your money, just rent their properties!!!!

I came here to get a phone # to call and check reference for a future tenant. I am shocked, and cant believe what I have been reading here. Sounds as if they count on no one challenging them regarding all these fees and cost, etc.. It also sounds like they are using all this $ to pay for repairs they are responsible for to start with! I think everyone past, present, future needs to look at the Virginia Landlord Tenant Act and go see an attorney. They may be owing a lot of money back to people. Reading through these other reviews really confirms to me what an awful company TNT Property Management is. My boyfriend tried to rent an apartment with three other guys (that he did not know) through this company. He turned in all the paper work that he needed to turn in, including the application and the guarantor form. We live two hours away from Blacksburg, so we were trying to do everything over the phone. My boyfriend kept calling to ask if they had ran the credit check on his fathers guarantor form and every time he called, they said they would do it that afternoon. We drove there one Saturday so he could sign the lease to find out that they had never ran the credit check. They ran it finally while he was there, and it turned out that his father did not pass due to filing bankruptcy a few years before when he had lost his job - even though he was the guarantor for my boyfriends brother and had been the guarantor on his previous apartment. So, my boyfriend was not able to sign the lease that day and we had wasted our time even coming there. They said they would run it again and then he should be able to sign the lease (doesnt make sense to me either) - a couple months go by and its a week before hes supposed to move in, and he sends a text to his roommate asking if he can move in that weekend. The roommate said no because he was not approved for the lease. I would like to know why we werent notified of this over the phone and had to find out through his jerk roommate? We made plans to drive to Blacksburg the next day to turn in a new guarantor form from my mother only to be notified by the same jerk that after talking to TNT, they didnt feel comfortable letting my boyfriend on to the lease, leaving him without a place to stay just days before classes start, and this is after he had paid his part of the deposit and a month of rent (which were still working on getting back now.) TNT was a nightmare to work with, and Im glad he doesnt have to deal with those scoundrels anymore.

They dont deserve that one star. They are horrible to deal with. My building was bought by them in the middle of the year so I never actually signed a lease with them. I had to go to their office all the time to deal with mistakes that THEY made. They sent an eviction notice to my roommate for not paying rent, because they LOST her check. We later found out that they had accidentally mistaken her for our other roommate and they sent it back to our other roommate in the mail claiming they couldnt accept it because it wasnt in her name. Uhhh how hard is it to realize that mistake? Another issue we had is that my Dad wanted to pay my rent and they refused to accept his checks. Im sorry, but do we have to beg you to take our money??? He had always paid my rent before and we tried to explain that and they were extremely rude. They finally said well we can put him as your guarantor and then well accept it. Why didt you just do that in the first place instead of arguing with us and refusing to accept it??? Then when we moved out we had questions about all of these things they charged us for and they REFUSED to even talk to us about it!! I mean I went to the leasing company in person to ask them what these charges were and the woman told me that I would have to send it in writing and she couldnt speak to me about it. I was like seriously?? Im standing right here. Why cant someone just talk to me about it???? They refused to talk to my mom over the phone too. So I finally just sat down and wrote everything down and WEEKS went by before we heard back from them even though they knew we had to pay for the charges that day that I was there. These people are the worst. I think I would rather be Harry Potter and live under someones stairs than rent from this business. My previous roommates and I are non destructive people. Somehow, in their eyes, we managed we accumulate $184 in repairs, general cleaning $175, carpet cleaning $200 (the carpet was already stained it multiple places by previous owners), something called move out photos $50, etc. Bottom line is our security deposit was $950. TNT sent us a letter saying our total charges was $960.18 and if they do,not receive their $10.18 they will take legal action. Good luck to them. They are not getting their $10.18.Never EVER rent from these people. I dont expect them to be around much longer.

I have found TNT to be a very dishonest property management group. To say nothing of the unorganized and shabby office they occupy and their policy of not giving receipts for rent, my worst experience with them was my last. They bought the property I was leasing mid way through my lease and at the end of said lease, they charged me $1,300 in damages (including my deposit) for wear and tear that was there when I moved in! This includes replacing caulk and weather stripping etc. Additionally, the personnel in their office are completely unhelpful, unprofessional and rude. I would recommend avoiding their properties at all costs.

A rental company that aims to exploit college aged students. I had mutile work orders in with some taking over 8 weeks and 6+ phone calls to get resolved. Some of these were as simple as a screen door, or as visible as a 3 foot hole in the Sheetrock of the living room. On a $79 maintenance fee they charged a $94 “late fee”, which should be illegal. I could not have asked for a worse college rental experience, and most others on this site feel the same way. Also was one of the few apartments to not get the renovated bathroom so mine was falling apart, while everyone else’s was functioning normally. After having to call the office ~15 times to settle these issues, I can say the staff is nice though.

One star is misleading. These folks are disreputable, dishonest, crooks. We have been charged mystery fees that I refused to pay until they were explained. While I waited for an ever elusive explanation we received eviction notices and late charges. We had mold issues that were never resolved. They even came in unannounced and removed a large screen tv without permission because it had been in the hallway for two years. The staff is rude and the owner is worse. I was even told by the owner that they erased my messages because they were not very nice. They drive you to being not very nice. I am filing with the Better Business Bureau and encourage everyone else to do the same. They need to be stopped. I also think they need to be audited as there seem to be some very sketchy accounting practices or maybe its just complete incompetence.

“Slum Lord” is the best description for this management company. You would expect living in a rural area like Blacksburg and Christiansburg that business practices would be fair and logical. TNT Flinchum makes big city “Slum Lords” look like child’s play. The Christiansburg court has pages and pages of lawsuits for TNT Flinchum. This company is predatory, and the mere fact that they hold a real estate license provides absolutely no assurance that they perform their duties to the standards that are required by their license. Probably the worst living experience of my life. They were so unprofessional and way too expensive to live there with nothing included, not too mention how outdated the buildings are. The townhouses creak terribly and you can hear everything from wall to wall. They harassed me every chance they got threatening to evict me over the smallest things. They charged me $70 and gave me an eviction notice because my rent had changed and I gave them a money order that was $1 off. The first apartment I was going to move into they gave away even after I gave them a money order because I wasnt there to sign a lease. They find any way not to give you your security deposit back even after they ask you to basically remodel the place before moving out. I highly advise against moving in if you have any other choice.

The so called customer service representatives, whom we dealt with were rude and would just retract from their own explanation after every phone call. they told me that once the application fees and the application has been received, they will run a credit check and if eligible the unit will be hold for us. They took my application fees, ran the credit check and told me that I can send check for my security deposit as well as the signed lease. this was on Friday and on Monday they were supposed to send me the lease but instead called me to tell me that the unit is gone. I took better care of the townhouse I rented from them than anyone else would have; it looked better when I moved out than it did when I moved in! And I had it professionally cleaned before I moved out! They hardly gave me back any of my deposit and have RIDICULOUS charges on my final statement. I have left several messages for them so that I could review the charges with them and they have yet to return my call (which isn’t a surprise they never have return a phone call.) Extremely rude pple work at the leasing office!!!If you care about getting back your deposit, management bahavior, maintenance and privacy of your apartment consider other places. Here is a list of my personal experience:1. The management team is unbearable. They have attitude except for the day of renting their apts. If you live there, good luck on getting a nice response when you place an order for maintenance. Everytime me or my roommate asked for any kind of maintenance they ignored us for at least a month. We kept calling (or showed up at the office multiple times) until they sent someone to resolve the problem.2. We kept the apartment extremely nice and clean (my roommate had OCD. Current tenant who saw our unit while we lived there was surprised of its look and neatness). When we moved out, the managemnt team took many unnecessary pictures of our apartment so they had a reason to charge us as much as they want (maybe they didnt like us ;) ! Consider your deposit $ to be gone (and mst probably you would owe them once you move out)3. If you are clean and organized, they would pick your unit as the unit model for show!You dont have any choices and your privacy is GONE then! They may give you a short notice and then they would come in to your house without your consent bc you already signed the lease that says the leasing office can show your apartment any time they want.4. We didnt get charged for damages bc we didnt leave any damages in our unit BUT they took many (unneccessary) pictures to rip us off. They finally gave us back ~$200 out of our initial $850 (you can imagine how much they charge for the DIGITAL pictures). I have lived in Radford for 3 years and I have rented from TNT for 1 and a half years. I have had no major problems with renting until today. At 8 am this morning I left for class and came back home and was unable to get in the door. The deadbolt was unlocking, so it was a problem with the door knob.From the inside I asked my roommate to come open the door and it would also not open from the inside. I immediately called maintenance for help. My other roommate had to take off the doorknob before maintenance even came so the other roommate could get out. Eventually the maintenance man came by and fixed the problem. Unfortunately the problem was not even fixed because tonight at 10:00 PM the same issue happened.I immediately called the emergency line and there was no answer. I left two messages and finally received a call back about ten minutes later. This was after removing the knob again. The person on the phone said that there will be help in the morning. Oh, I dont mind the hole in my door while im asleep. I hope tomorrow something proactive is actually done about our door situation. Just a horrible experience in general very disappointed in TNT tonight.

Edit: (January 2019) We are still renting from TNT and I feel the need to update this review. Day to day living in a nice TNT property (aka not 115 Progress Street. That building needs to be condemned.) really isnt all that bad. Theyve been responsive to serious maintenence requests. (Moderately responsive to non-serious ones.) The maintenence workerd are kind and respectful. And in the past few years Im pretty sure theyve had some turnover in the office and and generally everyone has been kind recently. I still get the feeling we will be somehow screwed out of money when our lease is up but for now, things are going alright.Original review: (1 star) If you can rent from someone else in the area... really anyone else.. I recommend it. No matter how closely my husband and I read their leases, no matter how good of records we keep, no matter how much grace we try to give them, this rental company continually frustrates us and screws us over. They charge for things that shouldnt be the responsibility of the tenant, they nickel and dime, they dont allow for respectful questioning regarding charges... We hoped because we are quiet, responsible adults that we would be treated as such, but so far weve been continually frustrated and disappointed. There is minimal notice for lease renewal or payment of fees. We were not informed of all the utilities that we as tenants were responsible for (gas, for example) and then were charged a fee when we hadnt paid the bill. The first apartment rented from them had a rat problem they were clearly ignoring. They sent repair men to do work right outside our living room, kitchen, and bedroom windows without giving us any warning. All in all, I think we would have been better off paying more to rent from someone else in the area. Renters beware.

How would have that been so hard...? All I wanted to do was to make sure the paper work was correct since if anything was wrong you all would have never created a lease. But no, *instead* you gave the apartment away to two girls who viewed it THAT morning, knowing I was filling out an application, got the guarantor form notarized, and having the money order ready for you. There was no sympathy for me and no one even said the words Im sorry even as a courtesy.. I viewed about 7 apartments with this company and had my heart set on that apartment, they KNEW I had everything set for signing the lease, and gave it away to just anyone that walked in the door. They claimed that two girls viewed the apartment that morning and had ALL the documents ready which doesnt seem POSSIBLE as they would have had to have 2 applications completely filled out, a guarantor application NOTARIZED by either a bank teller or a postal office, an ENTIRE security deposit in a personal check or money order in less than 2 hours.

The Quesenberry st. apartments they rent have exposed earth in the basement. The foundations are dangerous. The basement apartments take in water when it rains and have major mold problems. As an example: when we moved out of a 1BR basement apartment they charged us over $500 in damages, beyond our security deposit. They charged us $45 just for taking digital photos of the damage, and they cleaned AND replaced the carpet and charged us for both. They do not keep records, and are incompetent. I rented through TNT during the 15-16 school year and I am currently renting through Raines. After dealing with the horrible incompetence of Raines, I can conclude that TNT was a lot easier to deal with, and was better managed. When we needed maintenance done, they were there the day of and didnt need to be reminded. When people were coming to look at our unit, they actually gave us a 24 hour notice, unlike Raines. TNT is probably the best property management place you can go with, keeping in mind that almost all property management places here are crap.

Before I had even moved into the apartment we rented from TNT, I was disappointed countless times by their service. I wanted to move in 5 days earlier than planned, and due to their mistake and miscommunication I paid 2 months of extra rent because the current tenants thought I wanted to move in ASAP, instead of just the 5 days. They managed to tell me that they had already given me my house key when they had not. And they also managed to give me the wrong mailbox key. Twice. They never call you back when they say they will, so the only way to get anything done is by calling them incessantly (which is not fun for anyone, I know.)

The first apartment we rented was new and obviously very cheaply built. Had no real issues until our security deposit came back, minus 500 dollars. Even assuming that they had to pay someone $321 to steam clean three rooms (as claimed), the rest of the nickel and diming they did to get every cent out of us was infuriating. $25 dollars for removing bugs from light fixtures (Which was not in our move in/move out checklist), and various other charges.I could almost understand and forgive that, if they had been meticulous about only renting perfectly clean apartments, but as I found with the next rental, that was not their priority. I loved the place, but had to spend nearly three days cleaning it when I got there. No real problems for the length of my lease, and I was smart and stuck around for the inspection (which you had to call to request to be around for). Overall, would not recommend to anyone, but would not absolutely refuse to do business with them again if I need a place in Blacksburg again.

DO NOT RENT FROM THEM! We are moving out immediately. They charged us a double deposit even though we had been approved for other apartments, they claimed my husbands credit score wasnt acceptable. Our neighbors let their dog poop EVERYWHERE and I have complained so many times and NOTHING HAS BEEN DONE. I even went up there to talk to them but they said they were investigating. They never come to do anything and eve though our rent is super cheap, we pay almost 300 a month in electricity because of horrible insulation. (we keep the thermostat on 65 btw) We will be present at the move out inspection and we have our move in inspection copy. Hopefully, having these things will prevent them from over charging. The people are rude and uninformed about everything. They never answer their phone and every person gives you a different answer.

I came to TNT from Townside... and I must say that I have been really really happy with TNT... They have really nice people in their office who are very quick to respond to our needs. TNT got out rental when Townside didnt want it anymore and they really have been on top of things... maybe its just coming from Townside that makes me so VERY VERY Happy with TNT but I think maybe their management has changed from all the old bad posts about their service. Ive never dealt a group of such obvious shysters as TnT. Rented from them for 4 years after they bought the place I was renting from Townside. On at least 2 occasions I received letters threatening eviction due to not paying rent only to get a phone call later saying they had misplaced my check. When my lease expired they attempted to keep my entire deposit and demanded I pay a further $300. They had lost my move-in report and were charging me for all existing damages. Also tried to charge for structural damage that I had not caused (cinder blocks pulling apart due to foundation settling). After numerous letters threatening legal action, they finally dropped the additional charges and returned $150 (an attempted $450 swindle). Should have gotten more back but was tired of 6 months battling them. These folks are criminals. Dont rent from them. If you do, keep records (& photos) of everything and be prepared to take advantage of VTs student legal service.

We had nothing but hell from this place (though we did like our actual house!)We had a few issues early on with our screen door breaking, because the doorway had rotted and it wouldnt latch. It took the maintenance men several days to show up, but no big deal - it wasnt urgent. They had our door open, and were moving in and out of the house, and ultimately fixed the door - cool!A few weeks later, we get a certified letter in the mail. Lo and behold, its a letter from TNT telling us they were going to charge us $300 and the cost for fumigation, because they had seen a dog in our house while they were doing repairs. Not only did they send they letter to us, but they sent it out to our PARENTS, who all called us freaking out about the charge. We knew this absolutely wasnt a possibility, because my roommate was and still is highly allergic to everything, including dogs, and would face hospitalization from anaphylaxis if around them for extended periods of time. We called and said this, and were told we needed to submit a formal letter to dispute it, and we would be fine. We did this, and figured that would be the end of it, because we definitely had never and would never have a dog in that house.We receive another certified letter (no phone calls or followup, ever) that the elusive housing manager (who I still dont know who it was) had determined that we did in fact have a dog and we would be responsible for the charges. My roommates and I promptly called the office. After several back-and-forths, we scheduled a meeting with them, during FINALS, to deal with this. We all show up to the meeting, and face two ladies weve never met and the maintenance man in question. He claimed he saw a small black and white dog running in our house. We were outraged, and even with doctors notes and prescriptions for my roommate, we had to threaten to take them them to court to dispute the charges - something that absolutely should never have happened. They ultimately told us they would waive the charges this time, but if another dog was seen we would have to pay both fees. I made sure, upon agreeing , to state that wouldnt happen because there had never been a first dog.That was the beginning of our sour, long, drawn out experience. We always felt like we were being nickel and dimed by them; they charged us $100 to fix our air filter because they claimed it wasnt clean enough. We received another certified letter a few months later about a satellite dish on our roof, and were told it was against our lease. We told them it was there when we moved in, and they said that shouldnt have happened. We provided them with every cable bill since move-in to show we had cable and not Dish, and it was promptly dropped. Upon move-out, even though we had maintained the lawn, we got $700 taken out of our deposit.....for TREE PRUNING. Im not a landscaper, but I can tell you that it doesnt cost $700 to prune two dead trees (only trees on our lot). We were too angry to even bother fighting this - we were just happy to be DONE with the unorganized, unprofessional dump of a real estate place that was TNT. They made me hesitant to rent other places - thank goodness my current landlord is an angel, and has redeemed the world of renting property. Stay away from this joke of a place if youre anywhere near Blacksburg - go with one of the big complexes and youll be so much happier.

I rated them too high with a 1 star. PLEASE DO NOT RENT FROM THESE RUDE, DISHONEST PEOPLE. There is a reason they have 1.4 stars. They have several lawsuits pending. They have locations filled with mold, leaks, unsafe structures. They do not have email because they want nothing in writing to show something was reported. They will tell you files are kept off site so you cant see them, they rarely answer phone and then are rude. Go into the office and no one greets you with a smile. They all have their heads down and barely speak . They are not friendly. They lie. They steal. I was in there last week and the owner Theresa was on the phone bragging how she puts her people on salary so she can work their butts off . If she doesnt respect her employees she will not respect her tenants. They are the most uneducated, rudest group of people you will every meet. Save yourself the stress. They keep all deposits and when they go to court over it they loose. Most people do not bother but the ones who do wins. If you are stuck in one of their dumps then keep records of every call, take tons of pictures and fax every request so you have confirmation. Also , send everything certified mail so they have to sign for it. It may cost a few dollars but it is worth it. I know a few who not only didnt get their deposit back but were sent bills of over $1000. for so called damages. I sat in on one hearing where the judge told T n T that they could not charge 1500. for normal wear and tear. He ruled in the renters favor. They count on people just paying it because they do not have the time to go to court . They are so bad I can not even find the words. Look up the stairs that that fell in Blacksburg because they did not maintain the property. There are a lot of others. Just call the building inspector for Radfors/Christiansburg/Blacksburg. It is so sad a nice town like Blacksburg has low class people like TNT.

Possibly the most unreliable, money stealing realty I have seen. The staff members do not care about anyone unless it deals with paying them money. They will charge you for everything. We just moved out and they charged us just to inspect the apartment before moving out. They charge for taking pictures. $1.25 for each and they took 80 and charged us $100 bucks.Try not to rent from them unless you dont mind losing your deposit.

DO NOT EVEN BOTHER CONTACTING THEM. They are very rude and they have very bad service. They act as if they do not want you to rent their apartments. I would say its either a very bad management, or for some reason the employees are deliberately working hard to make the business fail.
