The property is in poor and unsafe condition. Theres broken glass along each of the buildings where theyve replaced windows. The balconies are rotting. The Postal Service refuses to deliver to their dilapidated mailboxes. The laundry rooms are gross, to say the least. There are rats and roaches throughout the walls. Rodents chew the electrical lines in the walls, leading to dead wall outlets. The management has failed to keep water or power supplied to residents at least 3 times in the last year (multiple day outages). The staff defer to unseen managers. Their office is often filled with upset residents; complaining of harassment and poor living conditions.Were this Mexico city, I wouldnt complain. But this is not the standard for the United States of America.

We have been without water for 6 days now. Our ceiling is falling down in our closet from a leak. Weve left messages and they dont respond.

This complex really stinks.Management has changed so many times since I first moved in. Nobody answers the phones, staff have attitudes all the time. Maintenance is a joke. We went two weeks without air in the summer and 2 weeks without heat in the winter, even after putting in an emergency request.Water is shut off all the time, without warning, and the staff don’t keep up with payments so you’ll probably receive several notices saying you owe a balance, even though you’ve paid on time every month.We had a water leak, maintenance “patched” it up by painting over it.This complex has been renovating for several months now, and the crew leave debris everywhere. Some of the buildings still haven’t finished being painted, and the paint job they did do was messy.Please, don’t live here. It’s not worth the price.

Do not move here. Move in with your worst enemy before you step foot into one of these apartments. I know the price looks good but all of you appliances will be broken. The staff is very rude and NOBODY answers the phone. If you call you will get nowhere but if you walk to the office you will see people sitting in front of phones ringing. When you put in a work order you HAVE to walk to the office because they will not answer your calls and the person you talk to will relay the message to maintenance. The A/C has been broken for 4 months and I have gone to the office every day for a week and it is still 90° F in my apartment. There is always a shooting happening here and rent is too high. They give themselves 5 star reviews because if they didnt it they would have one star on Google.

I live alone in a studio apartment and have been staying here since August. It was decent when I originally came to visit. After I moved in all hell broke loose. The place is so old it’s past it’s point of repair. My bathroom door has been broken for months and no one has come to fix it. My bathroom sink never drains. Water damage, water damage, water damage. COMPLETELY INFESTED WITH ROACHES. I can’t cook a meal without roaches literally dropping from my cabinets or the ceiling into my food. Last week I was reaching for seasoning and there were at least 45 ALIVE roaches in the container where I stuck my hand. They’re in the walls, cabinets, cracks, ANYWHERE. I pay for extermination monthly and they came for the first time last week!!! Mold!! There had been a mold smell in my bathroom for a while until I got really concerned and had my grandfather call. They come and do what they’re supposed to but you have to just about yell in order for them to take you seriously. I’ve been here since August and these problems have gotten worse and worse to the point where I can’t cook or simply live decently anymore. DO NOT LEASE WITH THEM. IT IS NOT WORTH IT.

This place is trash and a few of the new rentals staff and the manager are very rude and uneducated . They have this mob mentality, with the manager behaving street like.They will completely ignore customers while they are socializing with the manager about non-business issues. The manager is an attention seeker who yearns to be adored and pacified by her subordinates.She makes condescending comments to customers to appease her subordinates to show that she is in charge. The leading reason customers are churning from the complex is because of the poor customer relationship. I cannot find any good ratings about this complex after the manager took over. I believe, there is a problem at the district manager level because nothing changed after the firing of the entire old staff.Still a lot of RATS and COCKROACHES. I have rented the place of about five months, and there are still outstanding issues since I moved in.High crimes and very unsafe.

I actually like my apartment but the outside could use more attention. The website is always down and walls and ceiling are paper thin. So far no major issues but I have only been living here for 2 months. I will see what the warm weather brings.

Stay away from this property as well as the other The Park at properties. Ever since they were bought out last year these apartments have plummeted. Aside from removing amenities, theyve previously removed the maintenance phone number, and now today the main office number is saying its been disconnected. Cant wait for this lease to be up so I can get out of this substandard apartments.

I wouldn’t recommend anybody to move here. The rent is too high for the way the apartments look. Maintenance and the people in the leasing office are just sorry and rude. They never fix a problem when called and their system has been down for almost 3 months. It is not a good place to call home. The outside is filthy and there are gnats every where which they tell you they can’t do nothing about it because gnats are common in there apartments. Do not move here.

So today was my move in day and we was told that we couldn’t originally see our apartment but once we got there it was NOT what we expected. However, Jakiria and Ebonie were terrific!! We ended up upgrading to an even better apartment and it is better than the original one bedroom that we thought we were getting! Thank you lovely ladies so much!! 😚

Everyone that works in the maintenance office are jokes, except billy. He was the only person to actually come out and “try” to fix everything that was broken. We moved in 12/31/18 and of course found out that the AC didn’t work beginning in February 2019. It is now the end of April and the beginning of May, and my AC still isn’t working. Tasha in the front office... AVOID HER! She lied. The units we were offered look nothing like the model. Furthermore she lied and said that the appliances were new. Stove doesn’t work, AC doesn’t work.. one of the toilets doesn’t completely flush... DO NOT RENT WITH THESE PEOPLE. Keliey or whatever her name is, is a joke. She’s immature and doesn’t know how to properly run a business. Instead of trying to fix my issue, she proceeded to argue with me about how hot it was outside.. I said 90... she said 85... wow... ignorant at its best. It’s filthy outside. Trash everywhere, loud music... hoodlums of all cultures... constant weed smells... it’s just horrible. But it’s okay. Their in for a rude reckoning.

I usually dont leave reviews but I had to WARN anyone who was looking into living here to go elsewhere. Initially I read the bad reviews and i still decided to give them a chance. I didnt get past the walk through. The office staff are LIARS. I filled out the application under the assumption that I was going to get a renovated apartment that looked just like the model. I did NOT and they kept lying to me and dragging the process on... I literally had no where to go and they did not care that they had basically tricked me into applying smh wasted money just glad I didnt go through with it. The apartments are disgusting! Sure the price is great but remember you get what you pay for! Be expected to witness murders,if you’re a girl to be be assaulted by men (I have photos and a police report to prove it), hear loud music at all hours,have the dumpster filled to the top and smell the entire complex,never have the pool open even though you pay for it,have huge bugs and roaches crawling anywhere and everywhere,have leaks in your home,air conditioner never work,maintenance negligence,and rude managers.but yes the price is great!

Housing -Paying a month for AC that wasnt working! -LEAKAGE EVERYWHERE that wasnt taken care of upon request! (Kitchen! Bathroom! Hallway!) -Workers came to fix the light fixtures in the kitchen but only made it WORSE! Left pieces from the lights all over the floor! -Put in request for pest control but NEVER received services! Had to use extermination tactics OURSELVES!!! (But were paying for these services every month! Ridiculous!) -Couldnt use bathroom due to LEAKAGE upstairs that they NEVER fixed! Leasing office -NEVER put in request for things to get fixed! -ALWAYS giving the wrong payment amounts! -RUDE to tenants! (To myself & other tenants that Ive witnessed with my own eyes!) -NEVER came to pull up the carpet in the hallway that got water damamged FROM THE AC VENT THEY NEVER CAME TO FIX! These are the things that weve been paying for but never received services! Breaking our lease AND reporting this company to the BBB because this is truly disgusting service and tenants shouldnt have to pay for something that you all wont fix.

The woman in the maintenance office never answers the phone. I went up there to put in a work order (bc she doesn’t know how to answer phone calls obviously) and she was sitting up in the office WITH THE DOOR LOCKED. And no it wasn’t closed and no she wasn’t on lunch. The maintenance crew broke my bedroom window mowing the lawn and it took them a week and half and multiple phone calls before they came to fix it. The lady kept saying “oh we forgot.”

If I could give this place 0 stars I would. My roommate and I spent the entire summer trying to get our AC fixed and the maintenance completely blew it off like it wasnt a problem. The temperature inside our apartment reached over 90 degrees. Not to mention we had faulty plumbing put in so that the water leaked into the apartment below us. They didnt fix that until a month before we moved out. Our roof had water damage and needed repairing. And the didnt send the repair person to the apartment until 10 months later. If the choice between is between living here and being homeless, youre better off being homeless

Dont be fooled by the renovations. They took the cheap route and increased rent.Moving out was the best thing I did. Be smart, stay away.

Not going to lie, the apartments are nice but the residents surrounding me were dicey, shady, rude, and didnt care about keeping the property clean. I actually saw a Hispanic couple get robbed at gunpoint right in front on my apartment. The property was management by four different companies during my four years at Carlyle. That is when I knew it was time for me to leave. So much potential for this property but generally speaking, its a mixture of ghetto & trailer park folks giving this property a bad name.

Don’t even give them YOUR time of the day. It’s to the point where I’m just going to break my lease soon. Constant break-ins (some dealing with drugs, others just to take from others), car break-ins, fires, shootings (someone died last week here), water shuts off without no warning. Not a place to rest your head at night. The management, Sherry Howard to be exact, if you have a job.. DO IT! She never responds to emails and when I meet her in the office, automatic smart remarks and attitude. When I first moved in... my place wasn’t even ready for me to move in! No new carpet, painting, walls and doors were horrible, holes in the walls and roaches. Arlington Properties, The Park at Callington and Carlyle, just throw it all away.

I moved here in May, it is now September. Let me start off by saying that we moved here only because they were the only complex in the area that could get us into an apartment in the amount of time before our old lease ended. We knew better, but we did it anyway. We had heard the stories from friends who had lived here before. One of them, the day she was moving in, someone broke into her moving truck. We still didnt listen.The first two months we lived here, we had no working air conditioning. It was fairly temperate the week we moved in, so I thought it wasnt cooling properly because we had the door open a lot moving our things in. When it started to get hotter in June, we realized the A/C was not working at all. One week, it was 85 degrees in our apartment and nothing was done. Finally, after weeks of badgering the maintenance office (maintenance in quotations because the maintenance here is a joke, all they do is ride around in their golf carts and smoke) our air was fixed. Somewhat, anyway. It still wont cool our apartment below 75 degrees, and our power bill has not gone below $330. Weve had to purchase a portable air conditioner to keep the apartment comfortable, which was ridiculously expensive compared to a window unit, but apparently this place really cares about its appearance because were not allowed to have those. Yeah, because this place looks so fantastic that a window unit would ruin its aesthetic.Fast forward to August, and the maintenance request we submitted in June about our dishwasher not draining and flooding our kitchen, causing mold to grow in the bottom of it, of course nothing has been done. Our front door also will not lock half of the time, which in this neighborhood is horrifying. Nothing is being done about that, either.Each weekend, groups of people gather out in the parking lots around cars, blaring music until 3 or 4 in the morning, keeping us awake and making us feel unsafe. The security here does nothing about that, neither do the cops that roam the place from time to time.On top of that, in the short time weve lived here, two people have been shot and crime scene tape has been up at least twice, that we know of.Long review short, this place is unfit to live in. For nearly $800 a month, this place is overpriced, underserviced and dangerous. Do not move here. Listen to these reviews, because I and countless others didnt and were now forced to continue to live here.Please. Do not move here. Find somewhere else.EDIT: Their overnight “security” is now out of commission because someone broke into THE SECURITY CAR. IT REALLY, REALLY IS THAT BAD.

This property is very deplorable. The property upkeeping is horrible and trashy. The building and breezeway need to be pressure wash bad. They are roach/other assorted bugs infested. The area isn’t safe. They have a lot of break ins and robberies. DONT DO IT, RECONSIDER‼️

Before you move here research bed bugs and then decide if you are prepared to deal with that. also there is a bed bug policy in the lease so you have to pay for the treatments which are $500 -$800. i wont even get into the very rude and disrespectful office staff

Nice looking apartments. But maintenance, pest control, and day to day operations are a joke. Nightly gun fire. Watch out if you try and back out of parking spots since people fly through the roads in here. The things I have seen at this complex amaze me. Ive watch a number of cars get run into just parked. One time I watch the car back up and run into the same car two more times.

Very horrible place to live at...I have had so many problems going wrong with my apartment since i first move here which was January of this year...you cant get any mantience out to do anything, because they to busy riding around chilling on they golf carts...its ridiculous of the money you pay for an apartment that you would think you would get things done... I have lived in different areas in Birmingham but this is the worst ever. Im in the Homewood Projects. I moved in Jan 2017. I requested a walk in level apartment at the time of my application and called and confirm a week before the move in date, but because of my time on moving from Pelham it wasnt ready. Im on the 2nd level where the kids running and hollowing in the breeze way all the time. The neighbors plays loud music every other night. Its nasty outside from people throwing trash on the ground. I thought I was getting a good deal and would be in a place of peace. My advice is for the Resident Agent to put individuals around similar surroundings. If someone doesnt have any kids put them around others that dont which will make the environment much welcoming and comfortable.

Ive lived here through 3 property management changes & The Habitat company has been the absolute worst. My problems began this past November. I was displaced due to a fire that started in my neighbors unit. The fire started due to faulty wiring and the fact that my neighbor only had one working outlet in her unit that she repeatedly asked maintenance to fix. Since then, they tried to move all of the displaced residents into units that were not ready for move-in just to keep from missing December rent. By the time my new unit was completed, they refused to do a walk thru which resulted in me being moved twice in a weeks time because the units were not ready! When I was finally placed & settled, one maintenance guy would show up to my unit after hours (2 or 3am and on Christmas morning) without being called or needing his services. After I stopped answering the door for maintenance because I felt I was being harassed, I would come home and my bathroom floor & tub would be wet. I came home one day and there were mens grooming products (shower gel, razors, shaving cream, etc) in my bathroom! The office staff tried to assure me that no one had been in my unit & instead of offering to change my locks, they asked if I had given anyone else the key? I had only been in the newest unit a week, at this point. I asked for my locks to be changed (yes, I had to ask) which wasnt done until 3 days later! The leasing agent texted me at 8pm on a Saturday (they closed at 4:30) to tell me my new keys were ready. Why did they hold onto them for 3.5 hours & expect me to accept the keys after their staff had already made my apartment their home? I asked to be moved into a new unit & they told me they didnt have anymore available although there were 4 empty ones in the same building. I ended up changing my own locks. By the end of week two, my hot water heater went out 4xs, my neighbors dishwasher was leaking into my kitchen light fixture, my air conditioner had to be replaced, & I discovered more faulty outlets (the reason for the fire to begin with) & inside of my breaker box there was a magnet holding several of the switches in place (against federal law). They sent maintenance out and supposedly couldnt find a problem with my outlets & said the magnets were normal for older units. Little did they know, I had already contacted the city of Birmingham & had an inspector come out to my unit to test my outlets & check the breaker box. I had written a certified letter & sent it to the leasing, maintenance, & corporate offices in regards to my maintenance issues & the city of Birmingham sent them letters in regards to my electrical issues. The property manager, Jason, lied & said they never received my letter until I called the post office & asked for the signature, time & date the letters had been received. He was the one who signed for it in the leasing office & still denied it! The very next day, two electricians came out & rewired several outlets in my unit & maintenance fixed everything else that was only addressed in the letters they supposedly never received. A couple months passed with no issues & I was headed to work when someone was outside my neighbors door soliciting for her to sell drugs for him. I contacted the leasing office & they told me it wasnt their problem. This same neighbor had a strong, foul odor that I later found out was a mixture of dog and mouse urine coming from her unit. She was under investigation for prostitution & her unit was so filthy, maintenance refused to complete any work orders for health concerns. My dishwasher stopped working in March & flooded my kitchen. When maintenance came out to check it, I was advised we had a rodent infestation & a mouse had chewed through the hose of my dishwasher. It is nearly the end of July and I still dont have a new dishwasher & the rodent issue has yet to be addressed! Theres so much more I want to say but due to character limitations, I cannot! Stay far away from this complex & any others managed by The Habitat Company because you will be equally dissatisfied

TL,DR: Do not move here. Read further if you are curious.I have had issues since I moved in at the end of July of 2016. The promotions they were running for Rent were too good to pass up at the time, and looking back I surely wish I did pass them up because now I am stuck here for several more months. When I moved into this complex, it was The Park At Carlyle and Callington. In December, I received a notice that they had been bought out by another company. Also in December, when the new year was arriving the local security was let go. The tenants in this complex are currently required to call local law enforcement for issues/concerns that should be handled by a local security force.When I first moved in, it was alright. We had some issues in the apartment such as the door frames not allowing the doors to close properly (ended up being the screw that held the latch was loose because the wood is in such poor condition) and the carpet coming up in some places even though it was replaced in the room it was coming up in. The apartments were supposedly cleaned, but even after several vacuuming attempts, there is STILL animal and human hair coming out of the carpets. Also, the vents in the bathrooms are dirty which I found out due to running the fans to get rid of the moisture (doesnt work) and found hairs that do not belong to me or my girlfriend strewn about the toilet and bathtub.Maintenance took about a month to respond to my initial request of fixing the bathtub in the master bathroom. I was told the online service for putting in work orders actually didnt work. The maintenance office had their own books that they kept for work orders and they didnt use the online version. The head of the maintenance never knew what his works were doing or what they completed. He also recently quit. The new maintenance staff is nice and I believe there are now more workers present so hopefully new work orders are done in a timely manner.I dont know how this eluded me on the first day, but our neighbors all around this section are incredibly loud. There are two (or three) apartments with children. Said children find it entirely appropriate to scream at the top of their lungs and shout when they are in the breezeway. Also, they choose to run from point A to point B every single time. Another family is currently living in a 2BR apartment with two adults and four to five children. Management is apparently aware of this fact yet has done nothing to move them out. They slam the door every time they enter/exit their premises (which is somehow 15-20 times a day) which has now caused the door to not be able to shut properly so now when they slam it shut going inside, they choose to slam it again to get it to latch. They have broken parts of their patio siding. They somehow have 4-5 vehicles for the two parents. The children are allowed to run around making any noise that they want to at any level they want to. Im not entirely sure what the adults are doing while their children are running around and making so much noise. They have played in the parking lot at night while cars are driving by with no regard to the drivers so they have run out in front of vehicles before to almost get hit. The children lit firecrackers off on their patio with a gas tank present. I have brought all of these concerns up to management and have only ever been told that they are looking into it even after the local security witnessed many of these incidents.The staff that I have interacted with have been very kind, but when I inquired about the disconnected security phone number, the local staff was not aware that we had lost our security. They gave me the number for the headquarters of the security company and I called to see if there was an updated number to call, and the person I spoke to informed me that they no longer service this location. The staff member I spoke to afterwards sounded genuinely shocked that we lost the security service.Overall, I would not suggest this place to anyone. Ever.

This is a place for people who dont have good credit and cant afford to go anywhere else because they dont care after they get your money and you sign that lease they dont fix anything and I was there a year and they never even changed the air filter to my AC unit.
