Lived here 4+ years, not many complaints. Hardest part is navigating/finding addresses for new delivery drivers.Location is nice, walking distance to plenty of stores/restaurants/urgent care. Property management usually gets back next day to service requests. Thanks to Leone for her help recently!

Location is perfect, staff is nice, indoor swimming pool, and quiet. Other then that the place over charging for rent like if it was a luxury apartment. You will be living with bugs in your apartment even if you clean everyday.Reply to Owner: I did report it and they said rent is rent and it not a luxury place. Not able to lower the rent so I left to a place that I pay for what I get.

I am moving from out of state. When communicating with the staff at The Lakes, everyone demonstrated exceptional customer service. They were all pleasant, knowledgeable, and patient with my multitude of questions. My application process was a little complicated which did cause some confusion, resulting in me having to send duplicates of the same information. However, it was all easily and quickly remedied, allowing the process to move forward quickly. Thank you Judy, Staysha, and Katelyn, for making an incredible stressful process a bit more pleasant and seamless for me!!

I have never rented from the Lakes apartments, but my brother did for 20 years. He always had nothing but good things to say about the apartment and the staff there. I had the opportunity to witness their exceptional services, under a very sad and unexpected death of my brother. Megan who is a manger there went above and beyond to assist me while I was on the east coast and not able to be there.I cannot thank everyone who was so kind to my brother.Robin Jones

Two words RATS and ANTS !! Moved in not even 5 months ago. Completely infested with ants. And there are rats under the oven 🤮 if you don’t want ants crawling all over you don’t move here

I moved to the lakes in june and it is great. bernardo and leone did a fantastic job of making my apartment look good, and everything fuctions properly. the property looks nice every day, and everyone in the office is really friendly and helpful. thank you megan, stacia, katie, and judy.

Leasing office staff is always very friendly, professional, responsive, and helpful. Best experience Ive had after living at numerous complexes over many years. Maintenance staff, esp Bernardo, is prompt, polite, and complete, exceeding expectations. I appreciate the convenience of location as well as the serene wooded setting. My main suggestion would be better/more lighting in certain areas of the property .

We did not end up renting here because they ran out of the size unit we were looking for, but working with this complex (Steven in particular) was one of the best experiences we had while apartment shopping. It’s a beautiful community and every one of the staff we interacted with was a real delight. I’m honestly a bit sad we did not get a chance to live here!

Im only giving 3 stars since that is what the location currently has. These pictures are of an apartment I just moved out of after I cleaned. Ill update the review and tell my experience after I receive my security deposit.**Warning for non Oregon resident**It is common for apartment complexes to take money from a security deposit no matter the condition of the unit. So even if you had your rug shampooed and paid someone to clean your place. Well you are getting at least $200 taken from the deposit. I dont like it, but that is how Oregon is.

I lived at the apartment for 3 years, I really love our unit, we were right next to the lake and the beautiful nature. I had great neighbors, very quiet neighborhood, it was safe for my daughter to play on the porch. Great service from Megan and the maintenance crew especially Bernardo and Darren.I highly recommend the Lakes, I also like that I could take my child around the block for bike rides during COVID when the parks were closed. my only recommendation to the management team will be invest in clear signage of the units including external arrow signs, this would be very helpful for visitors, it was annoying when I had to stand outside to direct visitors because of poor signs.Overall, this was a great home for my family and we enjoyed living here.

I refuse to deliver here anymore due to unsafe conditions.There is absolutely no lighting on the sidewalks or the parking lots. Addresses are almost impossible to see and apartment letters as well. Good luck to any EMT or police who may need to find someone. Someone is going to get seriously hurt and you’re probably looking at a giant lawsuit.

This was a wonderful place to live! The staff were amazing and informative, when I moved in they made it very easy. Unfortunately I had to move and even moving out was easy! Everything was straight forward. I know I am going to miss living there, it was near by everything! But it was also really quiet! I felt like I lived in a park! I am definitely going to miss living at the lakes but totally recommend this place!

We just moved out of this apartment after living here a year and almost everything about it has been a bad experience including the move out process.I was told that since we paid full months rent, but moved early for example if you moved out and turned your keys in on the 15th of September you would be prorated the days you didnt stay-exact words from one of the employees. I then confirmed this with another and they said if thats what you were told then yes. Then Alma calls me to tell me they dont have our keys that were turned in 9/20/20 on 9/22/20 and when I asked about the pro-rated days she said not until they get the keys. Then she calls me today saying she just received the keys this morning (magically I suppose) and that we are responsible for the whole months rent even if we leave early. I understand this as we put in our 30 days the end of August or by the 1st so it makes sense to pay your whole notice, however dont tell me Im going to be pro-rated if that is not the case and then make me out to be a liar like that is just something I made up when youre telling me that was not said.Alma was rude over the phone no matter what it was concerning. Her tone of voice was just very off putting.Now onto why we moved out, unless you are a smoker yourself I do not recommend moving into unit 310 F. Below our neighbor smoked in her unit. We got the smell through our drains, vents, windows, and our unit smelt unless we were masking it with so many waxers and oils. Not only that but it smelt like a moldy mildew sour smell espIn the back bedroom/bathroomNext to us we had neighbors who smoked weed in their unit so we also got the smell of that coming through. Dont expect the washer and dryer from the pictures either, ours was from the 70s or 80s Im pretty sure. It ran water yes, but didnt clean our clothes very well. Some units have newer ones.When we moved in, the carpet was infested with fleas. We do not have animals and it took a month in a half for the issue to be completely gone. We got no compensation for this. It was so bad we were waking up with 6 to 8 new bites a day! The back room carpet had the smell of animal urine that did fade over time with our own treatment.The squirels will drive you crazy. They fixed the problem for awhile, and it wasnt bad over the summer but before we moved out we started hearing them again, so they made theyre way back in. It sounds like they will fall in through the ceiling as they scratch and dig in the walls constantly.Any time we left fruit on the counters they would mold so fast, sometimes just two days after purchasing. I am not sure what this could be from but we never experienced that anywhere else.Pros:The forest feel with all the trees(we loved that part) and the big windows layout spacious and location.We have not gotten our deposit back yet and Im sure they will find any and all reason to bring it down but we paid a full months rent deposit so we should get a decent amount back as we did not leave the place worse than when we moved in other than a few things in our 6 year olds room. The carpet was not great when we moved in with stains from previous tenants . After leaving this review Im sure they will reduce it to as low as they can go, but at this point we are just SO happy to be out of there and leave this experience behind us. Anyone with our experiences here would not be happy Im sure, but complaints always felt like we were just being those tenants when we really are not people to complain just to complain we had valid reason. Steven was the only honest and caring employee there who gave me resources I could try if we decided to stay.This is just our experience and doesnt mean everyone living there has had a bad experience like we have. We understand apartment living can come with a multitude of issues and given this is not a non smoking complex as far as living in one with smokers all around was just bad luck, not the staffs fault but I still left a warning in case you too are not smokers to not apply for that unit.

I have lived here for a year and never had any major issues.The location is great, walking distance to many market places.My apartment had newer appliances.All maintenance requests were always taken care of on time and the maintenance guys were very friendly.Each apartment is a corner unit, so no noise from neighbors. Never had any issues with the office crew.The pool was really nice and is indoors.The 1 bed/ 1 bath was very spacious.A few cons:The road and lawns are not kept very clean and are not properly maintained. In fact, there is no grass at a lot of places.My apartment had a lot of spiders.Since there are lot of trees, the patio is always dirty no matter how often I clean themThe water/trash bill is on the higher side as compared to other places nearby.The gym is just about okay. The treadmills were not fixed for a long time.Overall, I really enjoyed staying here.

Love this place. The entire complex is surrounded by trees so it allows a very quiet, cozy, woodsy feel and such a suburban area. It’s also very close to many grocery stores, shopping centers, gas stations and more. Haylee in the leasing office was very helpful before and after our move and the rest of the staff is helpful and friendly as well. Would definitely recommend.

I love love love living here. The place feels like I am a mountain cabin with all the trees. I even have a little squirrel that visits my porch a few times a day to eat nuts I put out for him. The places are older than the super expensive apartments I lived in before but they are well maintained and comfortable. I read the reviews and in all honesty was really scared about moving in as they were pretty bad. But the price and the amenities were worth the risk to me. I asked them about the reviews before signing my lease and they acknowledged them and told me they were under new management. I have had no problems at all since moving. They are responsive and really nice in the leasing office. I have full confidence things have turned a corner.

I lived there for two years. The location is the best part of living there. I loved being with in walking distance of many shops, and parks.But when things break they often took a very long time to fix things when they broke. There are many people who have dogs that live there, and they dont always pick up the droppings. When I informed the office about there being a pile of Dog poop on my patio, I received the response We dont know which dog did that. Thats not the correct answer. The correct answer is to remind ALL dog owners that live there to pick up after them. The apartments also arent really worth what they charge, the rent goes up every month. The windows are really old and leak. I also let the office know that my windows were leaking so much that puddles were forming INSIDE my house on the sill, instead of sending someone to repair the seal, they told us to just wipe the water up. The appliances also were pretty old, and had to be replaced but when one broke they would replace it with another old machine that was kept in a garage on site.

How to write a review about the place where you live...The apartment complex is hidden away from the hum drum of nearby Portland. By hidden I mean I feel fortunate to be surrounded by so much beauty.I believe that living among trees not only requires a certain individual to be able to fully ingest/digest. Equally, the surroundings have a tendency to resonate with the people they surround. - more or less.Cant complain about much!EVERYONE that works here, is very professional.Megan, Allma, Steven & entire front office mngmnt provide nothing but efficient service with a smile.The complex is now approaching 50 years of existence. I lived here 7 mos. Now and have noticed significant improvements (some I will include photos if allowed).Complete replacement of stairwell leading to second floor apartments.They apparently had a problem with drainage, they carved away a section of ground and replaced with gravel as to provide better absorption - again great idea.Recently purchased all new outdoor patio common area furniture.While Im on things getting fixed, I wanted to shout out to Dean and the entire maintenance team here at the Lakes. While its no easy undertaking, Dean and the entire maintenance Dept. Provide diligent service. With approximately 288 apartments to look after, I think they complete their service in a diligent fashion.We are currently in a stay at home agenda because of the outbreak of covid-19. While this is occurring, the leasing office and all the amenities that are housed Within are closed until the beginning of April.With that said, the (maintenance team) make sure the hottub/spa and swimming pool (both year round) are both tested for proper Ph, and cleanliness.THE ONLY THING my words might sound abrasive towards are the windows. They are single pane and slide from side to side instead of the normal up and down. The heat (electric) which is very expensive anymore, literally fly right out the windows. I think it would behoove management to address this specific area sooner than later. Not only will it provide better insulation heat wise, also it would serve as a better sound barrier. I think that once this is resolved there would be zero room for negative comments. Although this is my opinion alone, im sure others would not back away from this stance. More or less 6 windows in an apt. With 8 apartments per building (all corner units). Some awesome planning could make this a reality.As previously stated, Im VERY happy here. The only thing I mentioned with a negative connotation are the windows. Going forward, I plan on staying here another 4 years. To make the experience of living at the Lakes an even better situation, I think new windows would suit every residents interest about this.

I have lived in this complex for close to five years, and -- barring unforeseen opportunities or circumstances -- I anticipate signing another lease when mine is up for renewal.While there are always downsides to living in an apartment as opposed to a home, the positives here counterbalance the negatives quite effectively.The facility is nice, and the noise level is usually quite low. My apartment has a good floor plan, the complex is within walking distance of a variety of stores and healthcare options, and public transportation stops are conveniently close.

Friendly staff and decent apartments. I have no complaints other than the pool and hot tub being disgusting. Please clean it as summer time is near. Smells like mold and cigarettes and barley any chlorine. Thank you ❤️

The worst apartment complex Ive ever lived at. The place is crawling with spiders that maintenance does nothing about. The foundation of our patio is sinking and covered in a black slimy mold that they do nothing about. They didnt clean before we moved in, so we found a bag of old rotten potatoes that we then had to clean. This place is God awful. Do not waste your money here. Move literally anywhere else.

If I could give them 0 stars would of went for that. The lakes sucks just point blank period. They have machines in the lobby that just takes your money no signs or anything. When you need help they can’t ever help you. If I could leave in middle of lease I would. They are a disappointment

Def could use updating and better windows. there is only a 5 inch wall heater for the entire living room and you can hear every single foot step and movement of your upstairs neighbors! office ladies are great. Repair guys are nice but seem to only want to fix things as cheaply as possible not based on quality. the gym is great but is never clean. in general Im happy here but rent and utilities are pricey.

My apartment came with very old carpet, I just recently shampooed it and it looks better than it ever has. This shows that the lakes did not even care or bother to clean the carpet at all before I moved in. Also half the sprinklers dont work and just leave a muddy mess everywhere and right in front of my apartment. The grass that is here is not healthy grass. It just wilts as soon as you step on it

Constant threats from a neighbor and management wont do anything about it. Our safety has been a concern and management refuses to assist other than filing complaints in a folder. They said they are not liable for my safety on the premises because crime has no address. DO NOT MOVE IN HERE. They do not do things efficiently or legally. So rude and bad customer service.Also, the pool is ALWAYS closed and the swamp (lake) in the back of the complex smells like feces.

Would give them 0 stars if that were an option. Do not move here. The apartments are trash and they ask for an arm and a leg. Ask for a copy of everything and make sure they follow through. I asked for a copy of the lease at signing and they failed to provide it to me. I would call about packages delivered and they would constantly misplace them. Take pictures of everything right at move in. My move out experience was awful. The property will charge you for everything and make inappropriate decisions just to rack up the closing costs. We were charged our deposit and then some because the employee decided to “clean” the carpet that should have been replaced. Our lease had been taken over for many years and we were unfortunate enough to be the last people there. Even when the lease was first created the carpet was trash. When addressing it to the property manager she couldn’t even tell me when the carpet was put in nor did she care to find out. Literally the only thing keeping this place in business is the need for housing. Someone from higher up needs to have a serious talk with the staff.

I couldnt use sink and bath top because the water wont goes down and it might overflow for a week and I called the office and the maintenance emergence. After I reported the problem 5 times nobody respond or call back to check. Today I called the office again and the woman told me since we have two bedrooms and two bathrooms apartment she doesnt think it an emergency (come on we have two couples here) . I said I cant just go to the other couples private room to take shower (it is really odd ) and I prefer them to come to fix it either today or tomorrow since I reported the problem a while ago. And she said I have to wait another three days. She said that she only will set appointment when I am not upset and then hung up my phone. It is really rude and bad customers service!After I came back to home the problem be solved I was really happy and think about to give a better review but the office emailed this letter to all the people in the apartment without telling me:Good afternoon.We received a negative review and an aggressive phone call earlier (from Junyu) regarding one of your sink/tubs being clogged. Please note, our office will not tolerate this type of behavior or aggressiveness towards our staff. Furthermore, the work orders are taken care of in the order they are received w/ emergencies being priority & this does not classify as that. We have almost 300 units to a maintenance staff ratio of 3 technicians so generally, 48 hours of a wait can & will happen at times.I just had maintenance go over there to address this issue & there was no response at the door. Please contact our office asap & let us know if we have permission to enter and if not, when would be good. Maintenance is available Mon- Fri 9am to 4pm.Your prompt attention is appreciated. Thanks.-Carol,Assistant Manager.

My boyfriend and I went and applied at the lakes with Haylee Worn. Let me start by saying she says umm more then any teenager I know. She doesnt have an answer for anything and just gives you I thinks or Ill check that and then never does or never gets back to you. You cant get ahold of anyone when you can either. We got promised a 1x1 with vaulted ceiling and upgraded appliances which was perfect so we payed the holding fee. We were scheduled to see the apartment on the 11/5/18. The morning of that day we got a call saying we couldnt see it tell our move out day of the 8th which they already moved from the 7th the original move out day.We drove in to see what the problem was and way they kept moving everything. We then learned nothing was right.The apartment was a 1x1 but with no new appliances, and no vaulted ceiling. Haylee then informed me that she never garenteed anything we talked about she said she thought it had everything.After dealing with this company and haylee who doesnt know anything about how to due her job and will always tell you her managers in a meeting (meaning shes not there) I wish anyone luck whos thinking of this awful complex. You will only receive lies and I dont knows. Also they dont clean their pool or work out equipment so avoid those areas.To your response: if all is true of what your telling and by the way its not. Haylee (your employee) had no idea what she was talking about and couldnt answer a single question and management never once called back with the answers. Also you need a new cleaning company because everyone who loves there has a complaint about it. And we looked at two apartments both of witch she said had one or more of the things we wanted when in reality they didnt so thank you for responding and making your self look good but in reality this apartment complex is all nice talkers but nothing to show. Everything from the start has been a joke

If I could give it minus 5 stars, I would. The apartment itself is very dated, cheaply made and falls apart. Our family had a couple injuries from these incidents. Fridge made loud noises, dishwasher constantly broke and was so old (despite being told apartment had updated appliances) and there were loud, menacing parties from neighbors. I was told before moving in the road noise couldnt be heard, but nothing is further from the truth. And finally, if you have no interest in getting any of your deposit back, this place is definitely for you. When I tried to argue the little amount they were willing to give back, they actually invented damage to the apartment (nice try, I took photos upon move out of every inch) and tried to CHARGE me money. The manager I spoke to was verbally abusive, and they pawn most everything off to their lawyers in California who wont even give you a contact number. Im sure there are far lovelier places to rent in Portland area, believe me, you do not want to live here.

Lived here for two years. Poor management, terrible customer service and a general lack of maintenance. The tanning bed never worked, the room was locked eventually. Pool was always dirty, hot tub was rarely hot but rather just above room temperature. The work out equipment smelled as if it was never wiped down. Overall the only pro to living here was the location.
