I recently moved out of the Oliver, all fees paid except my utilities which was $294.00. I received an email stating the final payments that needed to be paid. The total was $980. They’re charging me $400 to replace carpet that isn’t ruined, $40 for blinds that were broken when I initially moved in, and $88 for cleaning when I cleaned the room in which I stayed. There are a couple stains on the carpet that can be easily removed by simply cleaning the carpet. This is something they need to be doing ANYWAYS considering there’s an ongoing PANDEMIC. The floors were dirty as hell when me and my roommates first moved in. She had to mop TWICE due to so much dirt. The parking lot has pot holes that can definitely damage your tires and the people leave their trash everywhere including the staircases, the hallways, and the dumpster is always overflowing. The maintenance takes forever to show up and when they do, the things they’ve “fixed” break right after or still doesn’t work. I wouldn’t recommend this apartment based on the fees they attempt to make you pay when moving out! This is ridiculous! They’re obviously trying to scam you out your money! Not worth it!

I’ve been living at the Oliver for two years now and I can truly say that I’m impressed. The pool furniture broke and they had it all completely replaced with even nicer things within a week. The staff are super friendly every time I come in and they are always willing to do what’s best for the people living there. I love living here!

Staff at front desk are usually pretty sweet but that’s about the nicest thing I have to say about this place. Also they bribe residents with food to leave good reviews, just an FYI.I truly don’t know which part was the worst: the potholes, the car break ins, or the furniture. Overall unpleasant living situation.

The whole building I lived in was dirty. The people downstairs left their trash out constantly despite not being allowed to do so. The grass by the stairs was always muddy even if it hadn’t rained in a week. They charged me for damages that occurred prior to me moving in- damages that I listed on the sheet they gave me when I moved in. Do yourself a favor and find a better apartment complex, or, if you can, try not to rent from anybody.

The Oliver is money hungry , all they want is to charge you for everything literally. Towed our vehicles without giving us parking passes and claiming they sent out emails saying they were available but NO ONE in our unit received one and multiple tenets as well shared the same complaint. Also, they guaranteed cable that never worked after contacting them multiple times along with the cable company who the claimed to be partnered with , they to were just as confused. They charged us when moving out 80 dollar for blind repairs ......when do blinds cost 80 dollars?? which also to note is false because there was and is no blind damage. They charged all of us with the same thing. Their electric keys barely work and the never wanted to replace them. And macitence request takes several days to appear. As a whole the Oliver lacks professionalism.

I am a delivery driver and the parking lot through out the complex is absolutely horrible. There are certain areas that cannot be accessed but there are absolutely no signs indicating that this is the case. The only way that you would know is if you try to drive through that part of the complex.

The Oliver Apartments is an inexpensive place to live for college students, but as most would say you get what you pay for. I honestly would not recommend the place to anyone looking for a place to call home. Ive reported some of the same issues to management since August 2020 and they have yet to be addressed.

The Oliver is a great affordable place to live! It’s super close to campus and is really convenient for LSU students! It is overall a really nice apartment for the low cost. I personally put in a couple of maintenance requests over Christmas break and they were done within a couple days. I would recommend living here!

No one answers the phone, you get the run arounds you are not able to contact the office. They have you sign the lease and give you fake charges. Resident Retention is terrible they try to blame it on Student Housing it still a home. Without residents you would not have a job or salary. Craig is never available this is terrible!!!

I’ve been living here for the past year and overall we are happy to call this place home. I enjoy the layout, updated fixtures, and in-unit laundry. They are totally pet friendly and have plenty of grass area for your fury friend. My only complaint is that due to COVID the gym hours aren’t ideal. But the time I’ve been able to go to the gym, I’ve enjoyed the quality equipment.

I wish I could live at the Oliver for 100 years. The staff is super friendly and helpful and maintenance gets stuff done quickly. The only thing that could be better is if they had a community garden that served breadsticks and they could call it the Oliver Garden. Other then that missed opportunity, I love being a resident here!

The front office is hardly ever kind. Once you sign a lease, the only way to get out of it is to find someone to take over your lease. It is definitely not a safe area. We here gunshots going off at least 3 times a week and the the Oliver has a strict policy that our safety is not their problem.

I have lived at the Oliver for 2 1/2 years of my 3 1/2 year college experience and this new staff has got to be the best! They really care and foodie fridays really help when deciding what to eat on a busy study schedule. The only reason I didn’t give the fifth star is because the limited office hours this year have been hard especially for printing purposes.

I moved in the The Oliver this past week. They have been nothing but helpful with my move-in process. They were able to solve any issues I had within an hour. The maintenance team has also been super quick. The most important thing for me in an apartment is space, and The Olivers apartments are huge. The bedrooms are bigger than the living room, and I absolutely love it so far.Also - my cat ran away the first day, and my new neighbors were super helpful with helping me find her and getting her home safe. Im really grateful to have great neighbors already!

My experience started off pretty terrible , when I moved in last June I was unable to move in the day I was scheduled to move in and when I finally did move in I was moved to a completely different unit ( the one I was scheduled to move into was filthy, although they said my move in day was pushed back for cleaning) and the air wasn’t working ! The dryer connection was also not fully connected majority of my stay and caused the apartment to be terribly hot even when the air was on . Lastly , I decided to sublease my room and the transition was terrible due to miscommunication in the office . Much of the staff was on different pages, for instance I was told to give my key directly to the person who was subleasing from me ; however , I was then told that shouldn’t have been done that way and no one should have told me to do that .. definitely don’t recommend

Maintenance was extremely slow at processing work orders. It took 3-4 months before we got our AC fixed. The office staff are rude and unresponsive to requests or follow-up calls regarding several issues. They claim to have cameras on the property, but they are limited to the front of the complex near the pool and office. It’s very unsafe at night as my friend’s vehicle got broken into twice, and there are individuals walking around the parking lot. The inside of the unit is filthy and does not get cleaned well between tenants. The list could go on, but overall, I would not recommend living here to any student who plans to go to LSU. The rent is too high for what you are actually getting.

Overall, the Oliver is a good place to live. Good location, close to alot of resturaunts, grocery stores, and bars. The student staff is friendly and helpful. However managment takes its time to respond to resident issues. Almost to the point that it seems as if they do not care. For example, I had an issue with the cleanliness of a roomate. I submitted and email regaridng the issue and I have yet to hear back. Additionally, there has been dangerous potholes throught the complex; and they have yet to attempt to fix them. Again, another example of how it seems as if they do not care. Again, good location, but for the most part medicore mangment, and below than avaerage roomate selection. They just place you with anyone who signs up and pays their deposit.

This apartment facility is ok. The rooms are nice, for some, and unlivable for others. The Staff if rude, unorganized, inconsiderate, and inconsistent. The manager, Josh, is very unhelpful, he lacks sympathy in midst the pandemic, and is hardly ever present to resolve issues he brings up. I’m sure there are better places to live in BR. Please do not waste time, energy, or MONEY on this place.

They had me listed at the wrong apartment after I had already met roommates and became friends with them. So, I had to pay $350 if wanted to keep the roommates that they gave me in the first place. Cockroaches were everywhere and maintenance doesn’t fix anything in a timely manner. Claims it’s 24 hour maintenance but they literally will not answer the phone. Mold in several bathrooms. Getting anything taken care of requires you to go in to the office and call 5-6 times. College kids were very nice but actual management was very rude and make it obvious they do not want to work with you. Pool was never clean and the lock on my door never worked correctly. Security is non existent and as far as I know there are no cameras on the property. I got overcharged twice on my utility bills and it took way over a month for them to do anything about it. Decided to move back home and got someone to take over my lease and they were going through changes which I understand, but everything was approved and we were just waiting for the website to go back up. Yet, the night before I was moving, Betsy decided that it was my fault and that I shouldn’t be subleasing. I did my part; I read the contract which literally states subleasing is allowed and got someone to take over my lease who was ALREADY approved by them a month ago. Two months after leaving I was still getting charged for rent. I had to call an extra 4 times for them to actually fix it. There are fees for everything and the Internet was always down. I strongly recommend anywhere but here. Never wrote a review in my life but I had to for this place. So unprofessional about everything and the apartments are gross. The model apartment they show is in 100x better shape than the actual apartments they’re leasing.

This place is not managed well at all. The management team, especially the leasing manager, is very rude to the residents. There is only one person in the front office that is not a college student. Therefore, nothing gets accomplished. They absolutely do not know what they are doing. They hit you with completely unnecessary fees. When I moved in, I was charged an utility setup fee despite the fact that I was moving into an apartment with residents that already set up the utilities the year before. The place is disgusting and not at all what is pictured or described. My apartment was infested with ants, but not at all from the food. The complex claimed they fixed the problem, but there has been ants in the apartment the entire length of my lease. The bathrooms are poorly ventilated and therefore are full mold and mildew. I have bleached it every week and nothing has helped. I asked that the complex come and professionally bleach and clean the bathroom and that never happened. We were promised a new bathtub/shower and never received it. We were promised new furniture and never received them. There are many times I felt unsafe at night. The complex is poorly lit and the parking lot is very dark. There are many holes in the parking lot that have been patched and made worse. Do not move here. This place is not worth any amount of money.

I moved here about 3 months ago and so far I love it; I have very few complaints. I like that the management and leasing agents are always very nice and try to be helpful. The pool is nice and the area/apartment grounds are kept pretty neat. My unit itself was clean/neat and all the appliances/furniture were in good shape when I moved in. The rent is affordable, which I needed. A few things I would change is to add an entrance gate so the apartment can be more secure and also more lighting outside. I plan to renew my lease for another year.

There’s tons of places around LSU that are cheaper and nicer than the Oliver. My unit had mold in the bathroom and the walls were starting to rot nothing would ever get fixed in a timely manor including the cheap doors and furniture that basically break when you touch them so they can charge for it later every month the WiFi and AC would go out and would take days or weeks to fix and they’ve tried to charge me for countless extra fees not to mention their claiming me and my 3 other roommates singed a 2 month lease and then Immediately signed a 12 month lease which neither of us did so we’re all having to spend over 1000$ when none of us are even living there anymore and all the good reviews they have are from employees or they incentivize residents to leave good reviews

My lease is almost up and i just say i do not recommend living here. It’s very unprofessional and a mess. Most of the residents are rude and so are the people in the office. No one answers their emails and when i first moved in my apartment was wrecked. The parking lot is full of potholes that will ruin your car and it’s not gated so your car will most likely get broken in to.

First thing first, they require you to pay a rental insurance fee for busted and disgusted furniture that look like it’s been sitting side the dumpster (peeling like it is shedding a new layer of skin!!!! Yesterday, several people care was broken into. This is not a gated community however, they do have security that is suppose to patrol the area how ever I only see the security park in from of the office. Which means the office is more important than the residents and their assets. My car was also broken into however, I didn’t have anything valuable in my car just a pursue. You can never get in contact with the management team which is why the residents are aggravated most of the time. When I first moved in the door to my bed space was broken and was not repaired until 2 weeks after. In my opinion, I would not recommend no one to live here. This place is corrupt and needs better management.

There are so many things wrong with this complex, from getting charged for keys that you turned in at the front desk to the Oliver not closing out an old account when I changed buildings there was never a dull moment with the Oliver in the worst way possible. Looking elsewhere will save you plenty of headaches. Also look at their replies to plenty of their google reviews, you’ll notice residents being referred to as [first name] they don’t care about you, they can’t even be bothered to edit their template when they post a reply. Tells you everything about their customer experience.

Internet is always down and has been cutting out for the past year and they have made no effort to fix it. There isn’t even a way to set up your own internet, you have to use theirs. They also try to incentivize people to rate five stars on here with food etc. Dont move here unless you don’t need Internet ever.

My personal experience with The Oliver has been ten times beyond satisfactory. Along with it being within walking distance from LSU campus it is also the most affordable amongst its competitors. The Oliver is an extremely practical living location being that any goods or services I could need is within a ten minute drive from the complex; including too many restaurants to name, gas, grocery, an urgent care, etc. Last and most importantly the staff & faculty posses an A-1 sense of customer service & appreciation. Therefore, I have no complaints knowing that anyone that could arise would be handled immediately with keen care and understanding!

I moved into the Oliver in June 2019. I assumed that after I signed my lease, it would be a 12-month lease as every apartment does. However, theyre making me pay an extra 2 months this summer, as my roommates and I were about to move out. Now we are about to lose $1000 to this awful apartment complex and their apparent 14-month lease. Dont live here. There is mold, cockroachs, and bugs everywhere. No matter how much you ask the management to help, they dont solve a single issue.

I have been living at the Oliver for 4 months and have had pretty much nothing but unpleasant encounters with them but today took the cake. Because I moved in during the summer, I was given a 2017-2018 parking sticker. Whenever everyone else started moving in, they sent out many notifications to the residents to get the updated parking sticker. I went into the office one day to pick up a package and as I was leaving, I asked about my parking sticker, saying I got one when I moved in, but it was in June. He blew me off saying yeah, yeah, youre good. well!! today I got towed from my own apartment complex which is going to cost me over $200 just because the Oliver fails to care about their residents!!! When I asked them about it, they blamed me saying we sent out so many notifications you should have gotten your new tag. (which, as mentioned above, I tried.) Please never ever live here. I was giving them the benefit of the doubt in my earlier dealings but this is absolutely unacceptable. Like many of their residents, I am a college student and $200 is quite a dent for us. so so so disappointed in this complex.

University Crescent is a wonderful and well maintained student housing complex. I love that it is incredibly close to campus and that it is within walking distance to Taco Bell. There were a couple of issues when I first moved in to the apartment, but they were fixed within a timely manner. Management has been quick to respond to any questions or concerns that I have had. Staff is also incredibly friendly. Overall, I have had a positive experience living here.

I have had a really great experience living here. The staff is awesome, the actual rooms are nice, and I love having my own bathroom. Big living room and closet (3 bed/3 bath model). Lots of space for the price. Great location and it is on two bus routes which come pretty often and are about 15 minute rides. Also close to anything you could need food/shopping wise.

I have lived here for the past 3 years and have been mostly very happy with my choice. It is a good place to live. I have found the management and office workers to be very friendly and helpful. They hold many community events and encourage resident participation. It is in a great location in relation to campus. It is very early on the bus route so that you are guaranteed a seat. So close you can even walk to campus on game days, which I have done many times. In my experience, maintenance has never been an issue. If something does rarely break a worker is at my door that same day. A while back several amenities or community features stopped working almost simultaneously. I felt heard by the management staff on these issues and my suggestions were put into action immediately. Definitely a management team that cares.My only complaint would have been that the rent is a bit high for the size of the apartments, but rent is set to go down a significant amount next year. All in all, I recommend this place to students looking for off-campus housing that is still conveniently located.

Black mold- roach infestation- and false charges.As soon as you move out they are going to charge you for things that you already paid for and even if you have the receipts to prove you already paid for it? They will call it bullshit and make you pay anyway. Im paying for two water bills I already paid for due to their idiocy in the office. They also have terrible rooms and look nothing like the photos. (Never trust these only accurate place would be the woodlands because I have multiple friends who live there and they love it.) I had black mold all in my bathroom and had to live with it because no one would come fix it. They take weeks to fix anything if you have any other problems. Also terrible neighborhood. Armed robberies happened frequently and breaking into cars. I was even chased into my apartment one night and almost had to use my pepper spray- luckily I beat him in and locked the door. Unbelievable that they do not have a gated community. Also, I had a roach infestation in my kitchen due to the multiple holes in the closets and walls. Of course they said theyd get to it right away but it took two weeks. It was absolutely disgusting. Bottom line- PICK SOMETHING ELSE. This is the crappiest place you could ever live. And you definitely do not get what you pay for. So expensive and this apartment isnt worth paying 300 a month for. Horrible horrible horrible. DO NOT LIVE HERE.

I lived at the Oliver this past year and it has been a great experience! The location is AMAZING for getting to class quick, rent is affordable, and the pool is always nice. Plus, theres BRAND NEW appliances!! (washer, dryer, stove, dishwasher) My only complaint is that the parking lots are dark in the back buildings, which concerns me because sometimes it looks like there are sketchy people outside and it doesnt feel safe to walk alone. Other than that, I have loved my experience here.

I have lived in many student housing around LSU and this is by far the worst. Worst move in experienced, didnt get moved in till 1am because they have made a mistake with our unit and stuck us in the last available unit they had for 3B 3B. It was dirty and full of trash. We were promised reduced rent, never got it! We were promised new furniture. Never got it. The Oliver is not safe. Apartments and Cars are being broken into at least twice a month. Mine being one of them. And all they will say is sorry, we will try to do better....they wont! And they say they have security, but it is useless, I was told by the front that their job is to report incidents, not to do anything about it. GREAT SECURITY!! And to make things worse, now we have a rat problem. Our neighbors came to use and asked us if we were having a rat problem like they were. We didnt, but now we do. I can not live in an apartment with rats in it. I have met with the property manger, and it was like talking to President Trump. Avoiding the real issue, and not wanting to make it better. PLEASE STAY AWAY FROM HERE!!!. Find a safer and more reliable student housing. I CAN NOT WAIT FOR THIS LEASE TO END!!!
