My Leasing Agent, Christina is what has made my experience here THE BEST! From the moment I viewed the apartment (before I signed the lease) to after I moved in, Christina has been professional, supportive of any requests I made and very timely in her responses to any inquiries I had about my lease, parking or the area in general. Ive lived in several different apartments around the area, and Ive never had an agent so personable and attentive. 5 stars for Christina!!

We’ve been living at the terraces for about three months now. I am extremely happy with my apartment. that being said, we were very careful to choose an apartment on the very eastern most side of the complex and on the top floor of the building at the end of the hallway. We did this intentionally to avoid any noise and because the top four has taller ceilings.I’ve heard from other residents but if you’re on one of the interior units, it can get rather wild on the weekends with people cruising in very loud cars. we do not hear any of that from our unit.The building maintenance has been very responsive to all of the requests that we have submitted and they usually fix issues within 24 hours of being reported.I the parking garage has proven to be very convenient and secure. I have not had any trouble with people parking in my space and my only complaint is that there is a car parked next to my space that has not moved since I moved in and has flat tires. Not a big deal, but it is a bit of an eyesore.The rain bed (pool) is really nice and rarely crowded. The same is true of the grill area on the south side of our building.The building staff and security have been very responsive as well and they do a good job of holding packages and alerting us when we have packages waiting.The building feels very secure and I rarely see people coming in and out of the building that do not belong there. It is actually rather difficult to get into the building without a key card.For background, I am a 50 year old White male and I live with my wife. We have no pets and no children living with us.The population of the building is very diverse with there being a multitude of races, ages, and marital statuses. However, everyone has been very friendly to us and I have no complaints about any of my neighbors.All in all, I have been extremely happy with in there.

Make sure you read your lease thoroughly. Also, make sure you ask several times about hidden charges. You’re just going to randomly get a $100 water and sewage bill from BR Water.

At first glance, the Terraces at Perkins Rowe seemed like the perfect apartment for me. The management was professional and the area seemed really clean and fairly quiet... and then I moved in. My security deposit was lost by management and they tried to accuse me of taking the money order back from them and then, after months of going back and forth; they realized they shredded it. Upon moving in, the unit was not cleaned at all; there was hair all along the baseboards and management acted like it wasn’t their problem. There was also a hole in the bathroom door. The shelf in the freezer kept falling off. The only useful thing about this place is their maintenance. The waterfall area was situated in a weird location; on the the east side of the building and only allowed for sunlight before noon. Peoples’ apartments were also right above it and didn’t allow for any comfort whatsoever. They also never registered the call box to my name. A few months go by and I have to relocate for work. I needed a buyout fee and turn in the keys along with a forwarding address, and guess what; they lost those too and tried to say that I never turned any of it in! Do not be fooled by the location of the complex; find somewhere that will actually take care of business and at least act like they know what they’re doing. If I could leave no stars, I would.

I really loved living here! But unfortunately they are run horribly. I think they changed management 4 times during my 3 years.I also recieved a call 2 years after moving and being told I owed $500. I asked why I wasn’t told this earlier, and why they told me I was all clear when I moved?They responded with they changed management and found out it was missed by the previous team.I said okay, I’d take care of it. I asked for a letter proving it was not my fault it wasn’t paid. They said unfortunately no, it’s not there fault because they fired the people that made the mistake.So, unfortunately it’s my fault. Just trust me and avoid, you will end regretting the stay.

I recently viewed a few units for a me and a few colleagues coming down for a major project at marathon petroleum for 6 month lease. The leasing agent McKayla Harris that showed me around was one of the best agents I have dealt with since Ive ever leased any property. If anyone out there is looking to stay at this property please ask for McKayla...me and my colleagues will be getting 5 units there this Sept, once we get the paperwork turned in

I moved here about 4 months ago and I have honestly loved every minute of it! The staff is absolutely wonderful! Jimonique and Michelle have been so helpful from day one. They answered all of my questions and toured me through multiple apartments just so I could find my perfect place. Ive had one minor maintenance issue and they came out the same day to fix it and I have not had any issues since. Everyone that is here is super friendly from maintenance staff to security guards to the office staff to other tenants. Safety was a big priority for me when I was looking for an apartment and this complex is the best out there. Ive never had a moment where I feel unsafe and the security guards are an added bonus. There are designated and covered parking garages attached to each building so that I can get home in any kind of weather. I also love the events that they advertise for the community at Perkins Rowe. Its so much fun to just walk downstairs and enjoy the Food Truck Nights and bands that play outside.If youre looking for a place to live, dont look any further. This is the perfect place to be.

I stayed at this apartment with my boy friend for over a year the management is the WORSE!!! He has lived their for four years. Management lacks not only personality but a desire to take care of their residents needs. Packages will come in and its days before you are notified, several times the office is closed for various reasons during their normal working hours, maintence issues take several days or weeks before they even attempt to fix any thing and the saddest thing about that is no one cares you need your washer or other appliances. But you better not be late on your rent which he never has been but 1 time over looked a once a year $50 charge and gets no friendly reminder only a letter left at his door saying pay by friday or your next months rent will not be excepted. Thats horrible to do to a long term resident (not many renters stay their that long because they can get so much more and pay less elsewhere) who is always on time with his rent. I CANT WAIT TILL HIS LEASE IS UP!!!!!!!!!!

Ive lived here the past year and Ive really liked it. The complex is always clean and the people very friendly. The staff responds to any resident requests very quickly also. Ive never had any issues so I would highly recommend anyone to check us out. The units are quite spacious and you get your own covered parking space which is huge in this area since parking is rather scarce especially around the weekends.

Transferring from Texas with my job. I looked at some apartments close to my new office in Baton Rouge. These apartments went above and beyond my expectations. The property is beautiful. The staff was awesome, and even the residents were friendly and honest when I asked them about how they liked living here. I can see my family and myself living here. My transfer is in June. I will most definitely be applying to rent here.

I visited the property recently and loved it. I’ll be attending LSU and was looking for safety security. This property appears to offer that. I plan to revisit soon. The staff was nice and very helpful. I would recommend this place to any of my colleagues.

My rating reflects the current management team and the efforts made to ensure that accommodations live up to expectations. I have lived here for nearly 3 years. I can say that there have been about 3 management team changes during that time frame. The current team has gone the extra mile to employ best practices with regard to promptly addressing maintenance issues, beautifying the property in private residential areas, as well as making external updates, like painting some exterior apartment details, like balcony railings.The initial introduction between residence and this group was a somewhat adversarial, initially. We complained to management and to one another. Residence voiced their opinions about management practices employed, and Property One listened. Plants were dying in the courtyard, entry and exit gates were broken constantly, there was an issue with unpleasant odors from the large trash compactor. ALL resolved. But, I want to be clear that these issues were inherited. The team prior to this group made a really good effort to solve all property issues, but to no avail.I cannot say enough about this group. Things are moving in the right direction. Keep Property One and current Management and Crew. NO MORE CHANGES FOR NOW! They have made tremendous progress. BEST!

This I the worst managed apartments in the state of Louisiana no exaggeration. They charge more than a house in the Louisiana country club and the doors to enter the building are broke every other day. There was a leak in the ceiling of one of our bedrooms with a hole that was never fixed for 2 years. They sold my moms handicapped parking space before we were moved. I could write a book about the issues my family has had at this place. It is a complete mess and needs to some serious changes in management.

Management could care less about the people living here. Don’t think they will take care of you after you sign your lease. Find anyway to charge you a hidden fee.

I can absolutely echo the prior review. I lived in a furnished apartment of less than four months. The entire management team was fired when we left the complex. When new management arrived in February, the complex charged us $2000 on move out and sent the bill directly to a credit collection agency without ever notifying us that there were charging us for any damage. I found out that they were charging us for damage that was done by a prior resident in the furnished apartment. The current assistant manger Brad Ryland and current manager Veronica are very unprofessional people. They will not return phone calls or emails. This place is managed by a corporate management company called BH Management that also will not return phone calls and upon doing some research I learned that it has several law suits pending in LA, FL, Al and IA.Additionally, Garbage collection is poor in the complex. Garbage will back up in the garbage shoots on collect in the hallways. Also, the smell from the garbage in the Brazilian Steakhouse will also permeate the complex on a daily basis.They cannot seem to get decent management in this complex. Lots of turn over. The place is a revolving door.Bottom line renter beware. If you have another option in BR take it. I am pursing my $2000 bill via small claims court. Best of luckUPDATE: I received my full $2000 refund from the collection agency. It turned out that the management would not return calls to the collection agency either to clarify the complaints. The collection agency simply refunded the money to me. Incredible.Again: BEWARE...go somewhere else.

People Beware of these bandits, they will do anything tocharge you or keep your deposit, I recommend having an attorneylook at your lease, and if you think you get along with the managementwait until you move out. BEWARE 1
