While searching for Cedar Park area homes to lease I found what appeared to be the perfect place for me listed by Monte Davis Realty Group. During our initial conversation there was a give and take of questions that triggered an instant desire to pursue avenue of Realtor and home. As soon as I walked in to the house I knew it was right. Ive rented from Monte Davis for years. They took over the Property I lived and immediately things went from bad to amazing. I would have left years ago if they didnt take over. The neighborhood has been much better when they took over multiple complexes. They are Johnny on the spot with repairs and quick to respond to issues. I signed another year with them due to the craziness right now. No way will I take a chance with another Property management company till I buy.

As a tenant, I dealt with three individuals, the owner and two staff member, Monte is a very nice guy and service oriented he walked me through the home and I didn’t see him till I handed over the keys. Charlie is also super nice; Julie is impolite.There are two issues with this company: 1st, there was unprofessional attitude by Juli, Ops Manager. I would expect any property management company to serve and protect the homeowner investment but I think she needs to redefine her customers, tenant is also your customer. 2nd, the maintenance calls, I have been scheduled for HVAC instead to other address to relocate the AC condenser, I called the office to clarify, first they said this might be a scam don’t give them access as they might take the AC condenser and it’s your responsibility to bring a new one!!!!!!. then I realized it was actually for other property also managed by Davis and it got cancelled, the same repeated with pest control company. Check your AppFolio for open tickets and call office to clarify.If you are a property owner, they might be a good choice for you, Renters stay away and deal with other listing agencies, simpler terms and avoid rudeness.

Monte and his staff do a wonderful job. We own 3 duplexes that they take care of and they are responsive to us as owners, and take care of any issues that the renters have in an efficient manner and at a reasonable price. Monte helped us purchase the properties and we are very happy with how everything has turned out. I trust Montes judgment with regard to maintenance and most importantly picking the right tenants and we have yet to have a problem over a 4-year period. Monte Davis Property Management has a primary responsibility to look out for owners of property they manage. For renters like me, that makes them tough, but fair. My suggestion is that people looking to lease a property from Monte Davis take great care in reading the leasing agreement and sticking to the terms. If you do that, you will have a good relationship with them. (If I had any quibble, it would be that conditions in the lease, such as pest control, mean that if you inherit any bugs, you are on the hook for treating the bugs.)Otherwise, if you pay your rent on time, take responsibility for what you sign, and make sure the place is exactly as you found it when you move out, youll have a good experience. They are responsive to repair requests and dont drag their feet. The whole team is friendly and open to communication. Talk to them. Ask questions. They will guide you in terms of your responsibilities. (Now, if you are considering Monte Davis to manage your property, I can say that the five stars above is especially for you.) I recommend Monte Davis for both renters and property owners.

Monte and his team are consummate real estate professionals skilled in all aspects of property - brokerage, investment, and management. He is one of the true upstanding actors in the business, always completely transparent, honest and realistic, free of conflicts of interest or second hand motives. He is always completely fair to tenants. Most importantly he is willing to get his hands dirty in order to help solve any manner of problem which may arise, whether it be maintenance issues or financial issues or contract issues.

DO NOT RENT FROM THIS MANAGEMENT!They do not care about their renters, just who is filling their pockets, the owners of the houses you rent from. They will charge the renters for everything that is fixed even if they were not at fault, even for normal wear and tear! Monte Davis is rude and condescending! He should not talk to people in such a manner. So is the other people that work in his office, you try to talk to them calmly and they will yell and argue with you. Heed my warning and find another company to rent from!Edit: My review is honest and truthful.

Be careful renting from this company.Their staff mischarged me for months. I went on their website, paid what they charged me and that was that. After 30 months of living there they realized they were supposed to be charging me $15/month for my dog to be living there and made me back pay $450. They added it to their payment website so that it wasnt possible for me to pay rent without paying the $450 first.Monte Davis took management of the property 2 years after I started living there. The $15/month was on the original lease I had with the previous property management company and honestly, I didnt even remember it was part of the lease until Monte pointed it out. But Monte Davis made me back pay that $15/month the previous management company didnt charge me. So somehow I had to pay Monte Davis money for something from before he was even involved with the property. It would have been reasonable for him to make me back pay that $15/month from when he took the property over and then pay it going forward. But that didnt happen.Then later on, the owner decided to sell the place. There was an agreement that because the other tenant worked from home and because of my dog, no one could come in to the property for any reason without permission and without a tenant there to take care of my dog while strangers are there. But one day Monte Davis came by unannounced, knocked on the door, the other tenant was home, but working and did not answer the door. Monte assumed no one was home, unlocked the door and came in. When he saw her there, he said he was just testing the key, but theres no reason to open the door and come in if youre testing the key, just turn it, lock it back up and leave.Also, when he was putting a lockbox for keys on the doorknob, he dropped a key to the front door on the walkway. If anyone in that shady neighborhood had found that key and walked in and robbed me, there is no way he would have taken responsibility for that.Be careful renting from any property management company really, the tenant is always the one who will get screwed. Save every receipt, dont talk to them on the phone, make them email you and put everything in writing. Because even if they make mistakes, youre going to be the one paying for it.
