We lived in a two-bedroom unit in the Westhampton Court apartments for more than two years. The location was perfect for us - safe, close to all amenities, 15 minutes drive to Georgia Tech, and in a great school zone. We liked the design of our apartment and felt that the rent was very reasonable compared to other apartments in the area. Apartment manager Robin Holland was always supportive and solved all maintenance issues promptly. We would recommend this place if you are looking for affordable housing in a great location.

We lived here for last 2.5 years. The two bedroom apartment is of good layout for a small family. Living space, kitchen and bathroom are user friendly and comfortable. The manager lady Robin Holland was very kind to us and solved all maintenance issues promptly. I would recommend this place if you are on budget and want to live in good location inside Atlanta.

Had a very rude and experience with the manager. People have no time for Ignorance especially when they just need simple questions answered. I would strongly suggest minorities not living here.

PART 1: This is going to be a blunt and honest review of my experience with this company. PLEASE READ this before moving into these apartments. I work with student housing downtown Atlanta and have dealt with professionalism, and know how to be a professional when dealing with tenants. But lets be clear in this situation I am the tenant dealing with the landlord.The people who run this company should be ashamed of themselves. Its unfortunate that they hire should delusional people to manage a property. The property manager Robin has been harassing me since I moved into West Hampton Courts. The first week I move in she accuses me of having a argument with my boyfriend. She then proceeds to call me personally and reprimand me for something I didnt do. It was the lady below me getting beat up by her boyfriend. Received no apology for the accusations. The situation is unprofessional and texting/calling your residents is very unprofessional, especially since shes using her personal phone.Before moving in: Robin gave me a couple units to check out to see which unit I wanted. Some of them had mold/mildew and werent properly cleaned. Obviously a red flag but I chose the best unit which was fairly decent. Shes nosey to say the least and wants to be in everyones business. As someone who works in property management we want to know about our tenants but not actually be in their business, difference of professionalism.Next situation: The A/C system is outdated and apparently I did this completely wrong but she texts me again trying to reprimand me about an outdated system. Maybe if she did a walk through and attempted to meet me in person or even just sent a video about how to use this 1930 thermostat, I wouldnt have any problems. Or they can just upgrade the apartments.I ask her to send someone out to fix my toilet seat she tells me to ask my boyfriend to get a screwdriver to fix it.PART 2 IN NEXT REVIEW!

I lived at this complex for about six years. While it is older construction, the rent is hard to beat for the space and part of town. The other residents are generally friendly and a good mix of students/young adults and older, working class residents. The neighborhood itself is both safe and quiet. The landlady, Robin, was helpful with my requests and could be reached most times of the day by text. Would make a great first apartment for a college student.

PART 2:Next situation: I wanted to bring in an ESA as it was prescribed by my doctor and I properly gave her the documentation and proceeded with following all of her rules. I brought the dog on the property because I thought I was good to go. She proceeds to text me stating that I couldnt have the dog and that she needs to investigate the situation to get it approved. I removed the dog from the property and respected all of her wishes. She didnt approve the ESA because it is a Pitbull and a danger to all humans but offered reasonable accommodation and wanted me to pay more in rent and move units. Which was completely fine but I didnt have the time or felt the need to move units and it didnt make my situation any better. Dog was already gone, told her I would only reach out if it was in regards to a payment or needing a repair/maintenance.Next situation: My heat was out for about 3/4 days but I only reported it when I for sure knew that it wasnt working to prevent her from blaming the heat not working on me. I did everything I could and even asked a neighbor for help. I wanted to keep my interactions with her very minimal. Anyways its day 2 and I email her stating that she needs to send maintenance out to repair my heat. She proceeds to ask me a million questions and states that the heat is working when Im telling her that there is no heat coming out of the air vents. So now I wait another 24hours to tell her that the heat is still not working and to send someone out. I shouldnt have to be questioned about whether or not my heat isnt working. If I told you that its not working send someone out to fix it. Im literally telling you no air is coming out of the vents so fix the problem, end of discussion she made a big deal about rent being 3 hours late but I have to wait a long time to get my heat repaired. Fair is fair.More recent situation: A black female has been spotted on the property with a grey pitbull. I seen her myself and laughed because Robin really has no idea what people are bringing on to the property. You would think that someone that has been in this business for 21 years would think to install cameras, but again not my problem.She proceeds to email me stating that the our communication has been tense ever since I wanted to bring in the ESA and that Pitbulls are danger to humans and other pets. I asked her in the previous email to only email me because she has no form of professionalism through text and that I did not feel comfortable constantly texting her. She is the only person doing too much I have been respectful despite her being unprofessional. She continues to be sarcastic and rudeShe then sends me another text message that is addressed to all residents: that a Pitbull is on the property. Not to approach the dog and that it was dangerous. That pitbull was so scared and was completely harmless.Now she accuses me and racially profiles me stating that I brought my pitbull onto the property and that the dog I was trying to bring in was grey and white and that is was my dog. She claims its quite the coincidence. The dog was spotted pooping by the laundry room and the owner was irresponsible. Its clear as day that she thinks all black people look alike and that all pitbulls look the same. Its a shame that she feels the need to belittle and make her tenants feel uncomfortable in the place they are renting. The need for power and control + her white privilege makes her character ugly and and its sad that people like her manage properties the way she does. As someone who works in property management, its important to be kind and respectful to people. No wonder people are constantly leaving, Robin is the reason! You could bring some much more to the property but constantly running people away! The property needs upgrading but overall its quiet and the tenants are nice, Robin makes your life living hell for no reason. Stay out of peoples business and stop causing drama, your too old for that.

DO NOT MOVE HERE!!! I wouldn’t wish it on my worst enemy. Nothing will ever be fixed properly in your apartment . The apartments have an odor! There’s mold that they painted over in the bathroom and throughout the apartment. I know your thinking you can’t beat the price but the amount of issues with this place and this leasing manager - robin is astronomical! Oh & Robin, she seems nice in the beginning right? Right, until you move in and your wondering why your air doesn’t work in hot-lanta, why your stove is working, why are things just breaking when you touch it, why is everything broken? Oh & ants!! Let me just say it’s not worth it. You can find other places nearby that are comparable. I’m telling you if you move here you’ll be happy to be in the area ( west midtown ) but you’ll hate living here immediately!! I promise you the lady that runs this place is unqualified and if you do your research you’ll find out a lot about her and her tactics! DO NOT MOVE HERE!!!!

The property manager Robin is unprofessional and just terrible honestly. I wouldnt recommend this place to anyone. You can find nicer updated units close by for the same price. Check out Dwell. Prices are comparable and a much nicer management.

OK. Im only writing this because my boyfriend and I have lived here for over a year and I have read the other reviews.Westhampton Court is not the Ritz. It is an affordable small -furnished if you need it- complex that is in a great neighborhood and you cant find anything comparable in the area for the price. The apartments arent fantastic but they are cute and quiet an so perfectly located for us that we have renewed our lease twice. The comments about the manager can only be personal attacks because she has never been anything but kind and accommodating to us.The neighborhood is great and I feel very safe there. We have had no problems with mold, mildew, infestation or broken anything. They are older and could use some upgrades yes, but for the price you arent going to get newly renovated anything in this area. When we leave Im sure we will remember our time at Westhampton positively.

It was not a pleasant experience staying there. Only good thing was the location. Maintenance was poor. The manager lady was always upset for no reason except the initial few weeks.

As we are students, we can get offer for internship. but like other apartment complexes you dont have the right to sublease your apartment for few months. which is definitely a huge drawback.

I was employed as an onsite maintenance person and was a resident who paid rent (deducted from my pay check). What a nightmare! Worst work and living conditions that i have ever had to deal with. I never was supplied with a stove, carpeting, countertops, kitchen & bath floors, When I brought this up the issue was always diverted to another time. I had to involve The City of Atlanta Code Enforcement to try to get my apartment liveable At that point the manager filed eviction proceedings against me. The HVAC ducting and basements are full of mold....not a healthy environment. I had to be treated at Grady Hospital for mold in lungs. The WI-FI only works in the three buildings on the right of the complex. THE POOL IS CLOSED AS WELL! No tenants ever renew or complete their leases. The property manager is sweet until she turns against you. Then you better watch your back! VICTORY GROUP should be ashamed of representing the property in the way it does.

I have recently moved to this apartment with my wife. We were welcomed by the apartment manager,whome I will call as an Angel to us. She makes our move-in such a pleaseant experience. When we came to see this apartment , we were surprised as all rooms and kichen were furnished.She provided us TV, Queen Bed, Vaccume Cleaner free of charge. Apartment community is very safe and quite. Best suited for living with family. If someone wants to move immediately, then just come with your cloths and grocery. They also have options for doing short and long lease. If your office is near to downton Atlanata then its a right place for you. Just 3 miles from downtown.

Very old apartments only two buildings, hotel style with iron railings, one & two Br. Starter package. Rent is too high for quality of bldg.
