I lived there a year ago my apartments had some unknown bugs even pest control didn’t know what they was. Park at Leads did nothing about the problems the bugs bites they was invisible no matter what I did they would go away I had to throw away my furniture I have bought three set of mattresses they are still around I had to throw away clothes furniture it’s a nightmare and they attitude was the worst. I couldn’t invite my family over. I know people need a place to stay but if you can avoid this location for the sake of your family don’t move there. Yes we had big wood rats I was able to manage the roaches. This is just a warning. Once you pay your money down no more nice guys.

Been calling trying to get information on how to apply for about 2 months, was only able to speak to a live person ONCE, ive called all times of the day...everytime it gets pushed to voicemail how is a potential resident supposed to come into contact with you all? Dont say leave a message either Ive done that plenty as well still no call back. They probably STILL wont Ill just get one of those generic replies they leave 2 months later like We strive to please our guest please try to reach out again man whatever

Been living here for almost 3 years. Its peaceful and quiet. Just wish that management could improve communication and keep the environment clean.- here a update.. they are doing there best under new management! I’ll give em a four star now. And Leave a better review when I see a effort been made so far it’s been a stepping stone where it leads is up to the staff. Good luck!

New update: Sept 7, 2021.Still until this day, unit hasn’t been fixed to stop RAIN WATER LEAKING in under the front door.Sink was fixed, a month after last review, but stopped working 1 month ago again!!! ELECTRICAL PROBLEMS since last year has yet to be resolved (if anything is plugged in the living room outlets, it will knock all the power off in rooms in front of the house). I complained about the time it took for the last set of maintenance men, but the new ones are even worse. At least the last guys kept the grounds. The PARKING LOT STAY TRASHY AND THEY HAVE RATS!! On top of this, I now have ROACHES that came suddenly (put my name on the list for pest control to no avail). I’m saddened that I had to resign my lease due to not being able to move in the midst of the pandemic. But come the end of it, I will NOT be here another year. This is the worst rental experience I’ve ever had!!!August 30, 2020 Current tenant. Maintenance issues. Unresponsive to calls and messages left on apartment website. My unit and everyone in my building apartment flooded 3 nights ago. Today they are just coming to take out the padding under the carpet. But not the carpet! My apartment smells like mildew. I went to the rent office and the agent there said she’ll have someone get back to me. BUT WHO?? I can’t get in contact with the corporate office. Today is the 1st and they expect my rent in a timely manner but haven’t even reached out to see if everyone was ok. Just sent a company to put a bandaid on the problem. Prior to this my sink didn’t have hot water for two months. Prior to that my house was vandalized on my move in day! Please do yourself a favor and look elsewhere for a place to stay. Don’t be fooled by how cute the leasing office is and how they upkeep the grounds. It’s all smoke and mirrors!!

I have been looking for a place to stay for months and I never knew these apartments would one of my choices. The staff was very professional and helpful. Shun answered all my questions and she really acted like she really cared about my situation. I’m so happy I called and went in.

When I first came to the Park at Leeds for a visit, the very first thing that caught my eye was there landscaping and how they kept their facility up to par. That’s something big for me because it says they care about their appearance. However their staff is just fantastic, with great customer service. I personally had to deal with Mr. Monix whom made sure that everything I asked for within the apartment I was trying to rent was as perfect as the displays showed on their website. Very reasonable and safe place for children to live in. If you are looking at Park at Leeds for your new home this is the place.

The staff was great when I came and viewed the property. I was greeted by a maintenance guy watering the flowers named Nafi. The manager Lorenzo was very informative about the property and the management company and their values. I was upset that they didnt have any one bedrooms units available. Lorenzo did refer me to some of their sister properties and I will make sure that I take a visit to those properties as well.

I have lived at Leeds for almost three years now. Since the new management staff has been here things have really been turning around. I know that it will not happen over night but when you have been here long as I have seeing the different office staff come and go. I can see the difference with this staff. The manager Lorenzo has been very helpful with everything that I have asked of him. They are going up on the rent but I think that goes on with most apartment communities. I am loving the place where I live now.

I called 23 times yesterday to speak to someone no answer that’s not cool or professional at all!

They never answer the phone. I applied online after trying to physically go in and apply & it’s been about 2 weeks now & I still don’t know if I was approved. I applied 01/07/2020 ...

I wouldnt recommend staying there. the staff is very unprofessional NEVER ANSWERS THE PHONE , after i applied i had to go to the leasing office to see if i got approved . was told that i got approved by the manger and that i needed to bring back the deposit to hold my apartment the same day which i did only to find out the next day that i was over qualified ( i made to much ) once i looked over the paper work they entered the numbers wrong i personally believe it was done on purpose so the could hold an apartment for someone else

This apartment complex sucks. they have pest control problems. they never answer the phone, and changed the locks on my apartment without any notice or consent. I went out of town and while I was gone they went inside my apartment and never had an answer to why.

How do I get in touch with the office staff? I’ve been calling and leaving voicemails for the last two weeks.

Dewberry and mr. Lorenzo and teaira these wonderful people helped me out a lot. They kept me updated on everything in they had my apartment ready when they say it was. Lorenzo was very kind and nice to me and I’m looking forward to being in this wonderful place to call home.

I have been a resident at the park at leeds for a year, seeing many different management come and go this has been by far the best team we have had thus far. I made one phone call about a problem id been having for three months and it was fixed in a week tops. I wasnt gonna renew my lease but new management made me see otherwise.

On Friday June 5th I went to The Parks at Leed Apartments to look for an apartment. I was blown away with the landscape of the property and the signs going into the property that talked about excellence. I walked in the office and I loved the decor and it smelt so good. The staff was pleasant and very friendly. I spoke with the manager Lorenzo and he was very professional and went out his way to find out my needs. I did ask Lorenzo about the signs coming into the property and he stated that the management company Blue Magma strive for excellence in everything they do. I thought that was awesome. They didnt have any one bedrooms available and Lorenzo almost convinced me into getting a two bedroom but it was a little out of my price range. He did refer me to their sister properties so I will be checking them out this week. I definitely would refer Park at Leeds and live there.

The apartment manager Ms. Elfreda is wonderful, she makes you feel right at home and made the application process a breeze. At first glance the property is really nice and seems calm, however I do see other reviews and though I dont live here YET (lol) I will say it is the people in the community and management working together that makes a great safe property for families to live, so hopefully this location has that and will be a great fit for me and my family!

The staff is very attentive to our needs. I have been living here for 3 years and I have seen some significant changes with the new company. Its much quieter and I love the cameras being added to the community.

The staff are terrible frauds. They had someone to go inside my apartment & take my 60 inch TVs while I was gone. They refused to view the surveillance camera, they also monitor your visitors & will call the police on you for questioning them. Miss Sandy is a drug addict leasing attendant who will ask the residents to borrow money. I regret moving here 100%

I have had a terrible experience so far living here at The park at Leeds. Constant gun shots early mornings, being waken up out of my sleep due to noisy neighbors arguing all of the time. The trash that surrounds the apartment building itself is filthy! I don’t know why I was ever placed here at the bottom in The back Facing the freaking woods the BUGS ARE RIDICULOUS... ROACHES GALORE all different types and sizes... Huge spiders... Hard shell worm looking bugs, snail looking things it’s nasty. I’m a very clean person and it wasn’t this way my first couple of months here things have only gotten exceedingly worse and I am not happy at all. I call the office daily and make consistent visits to complain especially about the bugs! Ant powder was put down by maintenance but I still see bugs everyday. My next step is calling corporate to see what they suggest even though personally I don’t even want to live here anymore I’m over it. Yes, for under $900 for a 2 bedroom the apartments look nice from the inside and much better from the outside the new curb appeal is nice BUT don’t be fooled. I feel as if this Apartment is an unhealthy and unsafe place for myself and my young children to continue to live in. Save yourself the time and the effort! Look elsewhere SERIOUSLY.

Staff needs to be more consistent and stable and attentive to residents needs! Residents need to work diligently with staff to keep the community up!

If there was a 0 rating, that’s definitely how they would be rated. The office staff are never aware of what’s going on in the community because they can’t keep a property Mgr in the office. The maintenance folks never on time or fix anything. Just the worst experience ever.

My experience at The Park at Leeds was excellent. The property Manager Mia is AWESOME!!! VERY PROFESSIONAL AND PUTS A SMILE ON MY FACE EVERY TIME I SEE HER. :)

First and foremost what looks good on the out side is an always get on the inside, The appliance here are old, good luck in trying to get someone to come and fix things, its like you are on there time. Management talk about the tenants as if they are beneath them, they could care less if you got robbed or your place got robbed on their property. From the time you sign your lease you would not feel safe or welcome Lord help whoever comes this way. Oh yeah!, not to mention I am in shocked how my mother was just talk to by Ms. as if my mother was not a human being and nothing to respect.Best of luck! God Bless

I have been living at the complex for two years and this will be my last year here!! I hate it here, maintenance doesn’t do much, i have put tickets in for things to be fixed and no one NEVER comes to fix it. I have to keep going to the leasing office to ask when someone will come. I have also come home at times where maintenance been in my house without my permission i don’t see nothing they came to fix, they can’t even say why they were in there. Every time i turn around the leasing office wants to do inspection to look in your apt to see if anyone else is living there with you. There’s always gunshots going off, people always sitting on the steps of the building all day and night and it’s hard to get up to my door. There is so much more that i endured living here and I’m tired, i had enough. Rent at your own risk. The newer renovated Apts are nice as well as the older versions, that’s the only thing you will like, but once something breaks down your on your own.Good luck to anyone who comes here to live!!

This place is by far the worst. $900 rent to live in the hood. They do not respond to complaints, the neighbors play loud music at 1am, no security on sight, people driving fast in the parking lot, not to mention the staff are the rudest ppl. TERRIBLE... I will not resign my lease here and I will tell anyone that I know not to move here.

This is honestly the worst most unprofessional experience of my life!!!! I’m literally in the office right now attempting to get my deposit back after I was told I was approved! I was told an apartment number & move in date! I was also told to have the lights switched to my name & to have renters insurance! I did! The renters insurance was almost 50. When my move in day comes 2.7.19 MS SANDY informs me that my apartment won’t be ready until Monday she had to switch my apartment number. Promised to call me Saturday she does nothing...not a woman of her word! Thennnnnnn when Monday comes I call to find out that due to incorrect information from my HR that was recived on 1.16.19 that I make to much and don’t qualify. I’m in shock! incompetent is the only word I can use to describe what took place at this property with MS SANDY!!!! I am devastated & homeless now! Please please please don’t end up like me & plus I have to wait up to 30days for me deposit!

In the Spring of 2018 the new Assistant Property Manager assisted me. She was professional and efficient.

Terrible!!! My grama has been begging for over a month for them to fix her A.c ,they put a window A.c in her window which does nonthing for the rest of the apartment , every since me and my newborn has been here visiting they have not did anything but sprayed . She also let them know about my newborn and the rest of her grandchildren that are here and they still have no remorse. All they do is take your number and dont fix anything . She even wrote a letter that they refused to take . Save your money ,these people are careless they rather trap u in the house, u cant sit outside on the stairs to get fresh air or your breezeway because the house is to hot if u do u get a fine and have to go to a meeting . Save your money !!

The customer service was excellent the staff was very friendly whenever i need help or when problems occur (shamia adams) which is the property manager always comes through for me. I been living here 2yrs and i love my apt!!!!! Its close to the airport and downtown which makes it even better thanks guys. If your new in atlanta or just moving here. Dont ever think about renting at this location. Manager doesnt care about your safety and security. Crime rate is very high, someone threw a rock in the back windshield of my car and the manager said cant review the camara because it will take a long time. Maintenance is poor, sewage smell in unit and no action is taken. Reported problems, sent an email to management, still no response.They misplaced my rent(money orders) after paying it and they lied about it but thank God I had my receipt.Not a safe place to live with your family.!!

Needs gates!! So many hoodlums traveling in out and through. Garbage overflows. Orders to Maintenance dont get delivered by office staff. Late night loud music from cars and people. Pool hours only for people without jobs 8-5. Odors creep through vents and pipes from other units. Smells so hard to get rid of. Roaches!!!!!!!!!!!! Which have to be coming from empty unit because they just appeared out of no where. Office likes to leave notes on doors for everything so minor yet avoid big issues. Unable to keep your own items on patio, only chairs. States clearly no pets but tenants have pets. Units are spacious thats the only plus. Other then that I hate it!!! Its the worse. Moving SOON!! Dont believe me ride through on the weekend one late night or better yet early afternoon to view the fu?$ery!!!!!

Please dnt move out here!!!! Its alot of shootings. nothing never get fixed. Customer service is so bad i dnt want to talk to no one in the office it does no justice. i was told that im on their time. my toilet been broken for 3 weeks. my counter top is up you can just remove it and its been that way for a month. They are roach infested. they only have one maintainance guy for the whole property. i will not be giving them another dime. im moving its not worth a penny of my money.

Property management and staff are very concerned about their tenants living arrangements and security. I am one of the security officers, (Sargent) who are on site 10 hours a day 4-5 days a week especially during late hours. I patrol the area all day every day and since Ive been on this site Ive noticed and stopped children from running throughout the hallway, stairwells and breezeways. Allowing them to only play on the playground equipment and near the area but away from the path of incoming and outgoing traffic. I also prevent adults from loitering and hanging out in the parking facilities and breezeways to prevent disturbance to other tenants, especially during late night hours. Im also concerned of children and adults who are hurt, sick etc and need assistance from Paramedics etc. The community itself is a nice place to live, unlike the premises located adjacent to the property of which we have no control over their activities as long as it isnt brought towards Brookside Apartments property. Clayton County Police are always patrolling the area, for I personally speak with each officer on a nightly basis. The management of the property are very nice, respectful and as stated concerned about the well being of their tenants. Extermination are done monthly of which I have seen them myself on the premises. Notices are only passed out to tenants if an inspection of fire alarms needs to be done, extermination appointment are made or unless tenants have broken rules on their lease agreement. Im saddened to read the below statement of security officers in the laundry room utilizing it as their office for I personally make sure myself and the other officer on duty patrols the area and stay out of the laundry service room area. We cannot patrol the premises if inside the laundry room. And quite frankly the tenants and children of Brookside knows me for I speak to everyone... On a daily basis. They even know of my dog of which I sometimes bring with me and they all love her... Pet her and at times gives her treats. And she is in the pitbull breed. With that being said, I make sure the premises is safe and secure at all times while Im on duty. The units are very nice, spacious and comfortable accommodation for anyone to live in. I personally do not reside in Brookside Apartments property, but Ive entered some units due to unruly tenants and those tenants keep their units very clean and tidy and insect free. Brookside is a place to call home.... Centrally located.Do other take heed to negative feedback, for it isnt true.... Which apartment complex have you seen has sanitation services pick up garbage receptacles on a daily basis? And the dumpster is more than huge enough for all trash, its some who chooses not to place the trash in the dumpster and maintenance services comes and places them in the dumpster correctly. Listen ppl. Use the ratings wisely, they dont lie. Ive been here almost 3 yrs and this is the worst place ive ever resided. Management DONT care. Theres teens hanging around breaking into residents apartments. My daughter was visiting one day and a gun was pulled on her. Every other month theres a break in flyer wedged in the door. Trash is thrown everywhere. Call the corporate office and everyones voicemail is full or noone is available. My porch light doesnt work and seems like it will never get fixed, so most of the time its pitch black. And mind you i live on the bottom. For the price we pay to live here isnt worth it. This will be my last yr. here. Take your money somewhere else, because your safety doesnt matter out here.

Me and my 2 kids been out of my apartment for 4 weeks due to mold in every room. The 2nd week, they hired vendors to paint over the mold and it came back worst. The mold started because a leak from the neighbors above us and wet my entire apartment. I pleaded for new carpet before they came out to give me a new one. This isnt the first time ive had a flood. The first time was when the pipes burst with nasty sewer water. So my place was bound to have mildew and mold. They shouldve fixed the problem than but didnt. Ive also had a kitchen fire. You wouldve thought they wouldve moved me but they didnt. 3 major disasters in one home and no hope. I only have so much money to try and move. So now ive got channel 5 news involved and they are telling me how to go about the issue so im hoping i get far. But they are slow on getting things done because if they wouldve fixed the problem as soon as it happened, i wouldnt be without a home.

Before the new leasing company took over no one came to fix anything. Same issue. Not sure what’s going on. Not worth the price.

Dont move here!!!! You going to regret it. They try to broke in my apt. Those kids they stole my babies scooters 3 times. Those kids dont have no respect. They have a pool that only opens Tuesdays to Fridays 9-5 saturday 9-4 at sunday and monday they dont open (because they clean the pool) really! It only take a day to clean the pool . They so cheap they dont want to pay someone to watch the pool so they can leave open late. what time they expect the residents be at the pool.????? But they add so many estupid rules. Its not worth it. its a lot of things a can write and never end. Do you a favor and dont move here. I cant wait to move out.! !!!!!

Where do I begin: 1. These apartments are nasty as heck, just like one of the tenants said that the trash is constantly over flowing and it get dump once a week. 2. The kids out there are VERY VERY DISRESPECTFUL to the adults when you ask them to stop running throw the hallways because the walls are hollow ass hell they look as if you havent said anything to them then start right back playing. 3. The property is only clean upon entrance to win you over but if you drive thru the complex its not clean because thats where you start to see the trash over flow. 4. There are gun shots constantly being fired and where the hell is the security guard when you need them. I forgot they are in the laundry room that they call their office. The people who manage this property doesnt even reside out here but quick to say WE UNDERSTAND!!!! 5. WHEN I FIRST MOVED HERE I HAD NETS IN MY APARTMENT, THEY DID NOT PAINT, THE DOORS TO THE WASH ROOM DID NOT FIT, I HAD TO TAKE THEM DOWN MYSELF TO MAKE THEM FIT UNTIL I GOT NEW ONES MONTHS LATER AFTER CONSTANYLT COMPLAINING & SENDING PICTURES TO CORPORATE OFFICE, I HAD FLEAS AND DIDNT HAVE A DOG. W.T.F... ITS TIME TO GET THE HELL OUT OF HERE. My advice to the next person is to move in at your own risk but when they tell you we going to do what it takes to make you happy please do not fall for it. 6. Its so true when they say you get what you pay for.....
