Nice staff and generally clean. Extremely loud. No security whatsoever in a building of over 100 apartment. Overly-priced. More parking spots than bed rooms in the whole complex but they charge $250 per spot. Very greedy. Charged me a $200 cleaning fee for leaving an empty pizza box on the counter when I moved out. Doesnt do repairs or give out fire extinguishers. They were replacing my fire extinguishers and I moved out 5 months later, never gotten a new one. Kitchen ceiling light was falling off the ceiling, they refused repairs. Would disguise normal staff and managers as maintenance through email to do apartment checks without your knowledge when they leave you assuming they are going to actually repair something for once. Washers and dryers constantly out of service. They would shut the water off for repairs a minimum of twice a month. A few months they did this with only 20 minutes notice. Not the worst place in Athens but definitely only a choice when you cant find anywhere else.

If I could give zero stars I would. DO NOT LIVE HERE!!! The pictures on their website do not represent the apartment at all! The rent is extremely too expensive for Athens, Ohio. The water is constantly shut off and you will rarely get an email to notify you. They also fix it at 11pm at night with a light so bright that shines in your window that keeps you up! The washing machines are always out of order and take your money too so pay attention to that. I didn’t have furniture the day I arrived when I pay for furniture every month. I didn’t have to pay parking because of the mishap, however they called a couple times trying to get me to pay for parking. I was also supposed to receive a gift card for signing a lease early, but of course did get that either. I have contacted them about the issues and haven’t heard back. Please do not live here, it’s a waste of your money and you’ll constantly be disappointed!

I have lived at Riverpark for 2 months now and the apartment is bigger than I expected and was clean. The bedroom furniture was there when I moved in and fits the room perfect. The pool is great and clean. The staff is friendly and helpful but we didn’t receive our keys for each room and I talked to them multiple times and still haven’t received them in 2 months. The only two issues that made me rate 4 stars instead of 5 is the fact that the water takes very long to heat up snd sometimes doesn’t stay warm. The other issue I found was the laundry room on our floor we have two washers and dryers but one washer has been out of service since I moved in and hasn’t been fixed and just yesterday the other washer just went out of order too so now our floor level has to go to a different laundry room.

I lived at River Park for five months and I had a great time living there! The staff was kind and the building was nice, clean, and up to date! There is a clean pool that can be used by the guest and can be a lot of fun. There is a gym and coffee area that also can be used by residents. I recommend anyone looking for an apartment in the Athens area to check out River Park!

The past few months living here have been a good experience, there is plenty of green space to walk my dog and the bike path is pretty close. Being so close to campus is really convenient!The staff have always been friendly and maintenance came within 48 hours. I have only had one work order since moving in 9 months ago.I have a 1 bedroom and would recommend living here to my friends!

I’ve really enjoyed living here for almost a year, excited to stay here over the summer as well! I believe the move in transition was really smooth especially for it occurring during a pandemic. The custodian woman I see cleaning the steps and the lounge often is also probably one of the nicest and friendliest people I’ve ever met, as are most of the custodial and office staff.

River Park is a great place to live. Its literally within the campus and you can just walk to your classes. Great view from my balcony as well. One thing that I absolutely love about living here is the spacious balcony. You can enjoy the view, put some lights on and make it cozy. They have a great coffee machine in the leasing office lounge and a gym/pool too! Already renewed 😎

This place is great for me and my cat. I live in a 1 bedroom and its so close to campus. There are some things that could be updated in the unit but overall I cant complain! The amenities are a huge plus as well. I wish they did more events during COVID but it makes sense!

I have had a mostly satisfactory time at River Park. The amenities downstairs in Bldg 36 are good and I have not had any big issues with their laundry system. Unfortunately I do feel like this place can be money hungry at times with a high pressure to resign and a high quantity of fees. Other than that I haven’t had any big problems.

I am currently a resident at RiverPark and have truly enjoyed my time here. I love the gym and coffee station and how conveniently located they are. Sometimes it can take a little longer to hear back about maintenance orders than I’d like, but ultimately they have fixed everything my roommates and I have needed to be fixed! I’d definitely recommend living here!

Riverpark is a great place to live, including all the free perks you get after signing! Some free perks include the 24/7 clubhouse with the fitness center and coffee machine, for the late study nights. I love how willing the employees are to work with me. They are very understanding of everyone’s situation and work around them. They have some many different styles of apartments that there’s literally something for everyone! I love living here and would recommend it to anyone!

I’ve lived at RiverPark since august 2019 and I can say that I’ve had my issues but RiverPark maintenance or management always does their best with fixing the issues at hand. Living here is super convenient because it’s basically on campus and its less than a five minute drive to get to Walmart or Kroger if you take the highway and traffic isn’t bad. The amenities are nice and there are often raffles and other giveaways that they do for residents like grocery bingo !

I have not met a single staff member who is not so willing to help. Everyone is so kind so far. I have only been here a month but I have experienced little to no issues with my apartment. Rooms are large and closets are big! Kitchen has a lot of storage space and a nice sized living room. So happy to have chosen to live here for my first apartment

A bit more expensive than other options in Athens, but you definitely get what you pay for. Staff is extremely helpful and competent. Ive heard mixed opinions on the maintenance, but theyve always been very consistent with my issues. Other landlords in Athens try to screw you over with a lot of out of pocket maintenance charges, can definitely say Riverpark has never done anything that scummy.

The staff is very friendly and helpful and the free hot chocolate is really nice. I really liked the thirsty Thursdays during the summer. The plumbing isn’t great, though, and I wish we could control the temperature. Generally, I’m pretty happy here.

Leasing with River Park was one of the best housing experiences Ive experienced. I loved being able to stop into the resident life center every day for a fresh cup of coffee, and the ability to stop into the fitness center any time I wanted because its open 24 hours! During the summer Id get my friends together and wed take advantage of the free grills and the resort-like pool they have on property. Not only are the amenities awesome, but the staff is pretty great too! From a friendly smile at the front desk, to catching up with them when I see them on property, the staff is always there for us residents, and throw some awesome events for our community such as Grocery Bingo and Taco Tuesday... FREE tacos!

This is my second year living at River Park. The first year was fine. The only issue we had was with bugs, but its an older apartment building so I was understanding. This year has been horrible. It started with my eighth floor apartment not having air conditioning for the two hottest weeks in August/September THEN AGAIN at the end of September totally 3 weeks with no air condition. My apartment ranged from 95-100 degrees during the day and around 90-95 degrees at night. On top of that, I couldnt use gym because it is in my building. There was no compensation for how hot it was, I was furious. To add on to that, our electric bill sky rocketed. I was informed yesterday that I could be reimbursed for only part of it. They have also shut our water off multiple times in the last 2 months and we had no hot water for two days a couple weeks ago. The office is inconsistent with what they tell their residents. There are multiple apartments who resigned and got free parking while my apartment was the third apartment to resign for this year and got nothing but increased rent and no air conditioning. On top of that, we are now required to pay for guest parking. I do not recommend living here and I wish I had signed somewhere else.

Very pleased with these apartments. It is nice to have office staff that are helpful and pretty much always in the office when needed. It helps that they are very friendly and fun! Free tanning, a gym, free coffee are some more perks. My only complaint is how hot my apartment gets, but I am on the 5th floor so that is probably why. Other than that, Im satisfied.

I think Rivers Edge and River Park are great! I enjoy going to the pool as well as utilizing the computers in the rec center. I have used the workout facility and am happy with the machines.I do not like the pay online pay system since they charge additional fees to utilize it.The maintenance staff is INCREDIBLE. They are always willing to go above and beyond for the residents. Their customer service and work ethic are amazing!!!

Riverpark is pretty nice! Im in the main building (36) . The ground floor has the main office, so it’s pretty easy to just go down the elevator and talk to them. The ground floor also has a sitting area and some computers to use as well as a printer. If you plan to use the printer, make sure to bring your own paper!The coffee machine on the ground floor is free to use. Its great for starting the day. There is also a gym that you can use anytime. The pool is there too. It is really close to the university. less than a 10 min walk. even less if you bike. definitely would recommend.

Expect your water to get shut off about 1-2 times per month, and when they turn your water back on theres a 10% chance of them doing something wrong and flooding your apartment. When they flooded our apartment they set up fans because they thought that would dry the carpet out. Obviously it didnt and now we suspect mold may be growing in our floorboards. Maintenance decided to ignore it and hope it goes away. AC is a privilege that they dont give you during the hot months. The people in the office are a pain to deal with. I really wish I had good things to say about these people, but they are manipulative and try to take advantage of the college students living there. The rent looks cheap at first, but after you sign your lease they will try to jack up the cost and throw a fit when you notice (happened to friends of mine). Even if you pay the rent both parties agreed to, you dont even get what you paid for. Your room will probable come in poor condition when you arrive (if you made the mistake of signing here). When me and my roommates came, blinds were already falling off the wall, the mount for the blinds in my roommates room completely detached from the wall when he tried to close them. A couple weeks in, the apartment above us got flooded, and it dripped into our apartment through some holes in the ceiling. We told maintenance about it multiple times (about 8 months ago), and we are still waiting for them to fix the holes. Most likely, if they decide to end up fixing these problems, they will be coming from our security deposit. If I could give them less than 1 star as a rating, I would without hesitation. I will just reiterate: Please do not live here. There are countless better places to live around campus, do not make the same mistake I have.

The lack of caring and planning from River Park is clear as day. I used to enjoy living here, and until April, it had been great, but it has gone downhill drastically since. For starters, the planning of maintenance around here is atrocious. The air conditioning unit has worked for a total of 5 weeks since July, and Im sorry, $88 is not compensation for that, when 3 of us are paying $500 a month. But dont worry, when they require money, theyll be the first to contact you quickly. The air was fixed with a temporary chiller, and then they decided to poorly plan to remove it during a HOT time of the year, where anyone couldve looked to see it was going to be in the 70s and 80s, and Im continuing to have to sleep elsewhere. Its extremely unbearable in here, and management doesnt stay here, so its not like they understand like they say they do. After living here a year, I had problems that needed fixed, and a guy told me Ehh, we have people moving in with bigger issues to solve, I wouldnt even file a maintenance report. Keep in mind, this is from a leak, with a damaged wall, that we did not do. How about pay attention to residents who have been here a year before new ones? As someone who needed a place to stay next year, I was hoping to continue to stay here as it is a hassle to move, but honestly, I cant wait to move out. River park needs major adjustments to get back to the quality it used to be at.

This place looks amazing on their website but living here is honestly terrible. When I first moved in the place was dirty and my dishwasher didnt work. I had put a maintenance request in the first day I moved in and it took 2 weeks for them to show up. Not to mention the management is constantly trying to bill you for every little thing they can thing of and you barely get any benefits. They make over a hundred grand every year when they force you to buy a $250 parking pass. I spend $1000 a month for my one bedroom and everything is cheaply made and always breaking. The printer is broken half the time and all the computers are extremely slow. The pool is always dirty and isnt properly maintained. Walls are thin and I can always hear my neighbors yelling and their dogs barking. Living this close to campus isnt worth the hassle, find some place to live with management that actually cares about their tenants

The staff is friendly but units are overpriced. If you want a unit here I recommend subleasing because they start at about $1k (even for studios) Rivergate units start at $1.2kIf you live in the upper floors of Riverpark then heat during the summer is most definitely going to be an issue (if not your electricity bill will be)It seems that Riverpark as a whole is more concerned with making profit than they are serving the community. They’ve slowly been gentrifying the land they own without providing amenities for the community. For example, if you lease any of their units, you’re allowed to use the centrally located pool; However, the same is not true for Rivergate’s much nicer pool which is only accessible to Rivergate tenants who pay significantly more for their units.

Air-conditioning has been out for a week so the apartments are all well over 90 degrees. On day 5 they put letters on everyone’s door saying that they had fans to call if you wanted one but they ran out before everyone could get one. The location is nice but I would rather have a cool apartment than an apartment close to campus. As of now they’re hoping to have a temporary fix by middle of this week but they said the same this about last week so probably not.

Do not live in this hell hole, air won’t work when it’s at its hottest times. So expect it to be over 90 degrees in your apartment, maintenance staff takes forever to fixes anything especially washers and dryers. Then today for some unknown reason they are banging on the roof at 8am. This place is the most unconsiderate place to live at. Would not recommend.

DO NOT LIVE HERE. Air conditioning didnt work during the hottest months of the year. Water gets shut off on a regular basis. I have had my bathroom leak and storage room ceiling leak. They dont care and dont offer reimbursment for them shutting of water or air conditioning that you pay for in your monthly rent. The staff is no help at all. Any issues in the apartment just get a new coat of paint over top of them. Elevators have broke so many times throughout the year. The buildings way of communicating water turn offs is posting a paper in the elevator for you to read. Very unprofessional. There is always a problem somewhere in the apartment complex. Washer machines leak water after one use.

Air conditioning out first week of school. Horrific heat, my student cant sleep due to the misery of it. Air is now finally partially fixed so they are more comfortable. Staff is always helpful and nice. Owner needs to make sure everything is in working order and safe for residents. A lot to pay for things not to be.

Sons move in was seamless. Front desk staff very helpful and excellent with answering questions in preparation for the move. Only suggestion would be to update all buildings to handicapped accessible - it appears that #1 Community Drive is not. This also makes it rather difficult for move in as well. Thank you!

I was really excited to live here given the amenities with the pool, free printing, etc. However, since I’ve moved in late July, I shouldn’t be paying rent. The air conditioning has been “working” for a total of maybe 4 weeks since I’ve moved in and it’s unbearable...even with fans. We keep the windows open when it’s cool enough out, but I have allergies and the pollen in our apartment has caused me and my roommates to get sick. I have been sleeping at friends houses every night and studying in academic buildings to avoid the unbearable conditions. It’s 85 degrees outside and that feels cooler than our apartment. Management keeps saying “the weather is looking to cool down so conditions should be better.” It hasn’t cooled down and while they go home to their air-conditioned houses we have to LIVE here. We have complained multiple times, along with other residents, and we are just given the go around. We asked for compensation and they said they would give us a disappointing $80 that is split between roommates. I wish I stayed at Station Street. I’ve had more problems living at River Park in the last 3 months than I have living anywhere. They email you at 10:02am saying the water will be off at 10am and your stuck not being able to shower, brush your teeth, or do anything with water all day. The water has been turned off too many times to count. Oh and as if residents weren’t already paying too much to live in a sauna, management decided to start charging for guest passes on the weekend. Worst PR move ever. Also, maybe one computer out of the four in the lobby actually work. It takes 30 minutes just to print something because they are so slow. I’d rather pay for printing at the library.

I lived in River Park for two years while I went to Ohio U, and my time there was great. Theyre close to campus, and class is only a short walk away. Having a pool during the summer months was a huge plus, and their thirsty thursday events were always something to look forward too. They hold all kinds of events that offer free food and drink to residents and are always trying new things to make RP a fun community. River Park definitely helped to make my last two years in Athens as memorable and fun as they were.

I do want to have a small disclaimer that I do work in the office, but I took this job because I really did like the community so much that I not only wanted to live here, but also work here! I do have some suggestions for how to improve the website and the life of the residents:When it comes to the lease, instead of making it August 1 of one year to July 31 the next year, change it to the day the tenant moves in to one week before the tenant moved in the next year. Not many people want to sublease an apartment whose lease ends July 31, especially if the subleaser is planning to spend the entire summer in Athens. It would also be nice if the standard apartments were updated in some ways. For example, the kitchens being larger would be helpful, as well as an actual pantry. And the appliances could use some updating, starting with adding a microwave.

We’ve had a lot of problems with riverpark, they definitely assigned us to the wrong apartment that we didn’t sign for. our apartment is very run down everything is very old and close to breaking. we have had tons of plumbing problems and there is not nearly enough maintenance people so nothing is fixed in a timely manner. there is currently a hole in my ceiling with water coming through but apparently that isn’t considered an emergency. the only reason i’m giving 2 stars is because the staff is so nice!

The leasing staff is very helpful and maintenance does a great job fixing any problem you might have. The apartments are in great shape and they have great amenities. I would highly recommend river park to anyone looking for a place to live.

Maybe my experience has just been different from a lot others, I dont know.And so you know, I have a 4 person renovated apartment.At least if youre with 4 people, rent isnt bad, seriously. Especially when considered that the only utilities you pay for are electricity and internet. If you dont believe me, go look at other apartments. Im in a renovated room, so maybe its better than some other peoples, because Ive never had any major maintenance issues. And, its a hell of a lot nicer than the I dont know, dozen of different houses and other apartments Ive gone around Athens looking at. If River Park was located uptown, Id stay here again.Yes, it does suck that you have to pay for a parking space and the walls are a little thin. Ive never had to call maintenance before, so I dont have the negative experience others have been commenting on, but I agree that if its really a problem then it definitely needs to be taken care of.But again, maybe my experience has just been different.But at the same time, come on. Youre in college and youre really going to have the highest of standards for your apartment?? Man, life is going to hit you like a ton of bricks when you get out.

I have been here for 6 months ... I really frustrated with this appartement although the price is expensive .. the problem with this place started with my eighth floor apartment not having air conditioning for the two hottest weeks in August/September THEN AGAIN at the end of September totally 3 weeks with no air condition besides the water has been turned off too many times to count. (I have kids.So, how we can live with no water for a day!).. I strongly recommended you to find another place to live rather than this place ☹

I have reduced my rating to a one. I have done so because of the many inconsiderate policies of this apartment complex. They have not fixed our AC and have lied about it working over the summer to us when it was clearly not working at all. They put a temporary chiller up for a couple weeks for the A/C but removed it before the new permanent chiller was installed. This left us with no way to cool ourselves in one of the hotter weeks of the year. It was an absolute pleasure to not have A/C while it was 90 degrees out. In fact, I heard that a hamster died due to the heat. I am glad I am not returning next year.I have increased my rating to 4 stars since they have rectified their HVAC issues from last year. In addition, it has become a fun place to live with all of their events that they host with free food and drinks. The only thing stopping me from a five star is the past issues but they have come a long way to improving themselves and for that I commend them.
