Have lived here for about a month now and its a great place for undergrad students! The amenities are always clean and the staff are so so friendly. The only downside is that elevators and fridges seem to have problems more frequently, but maintenance staff is incredibly responsive. Great place to live overall.

I have lived in Arbor Blu for a month now and have enjoyed it greatly. Emily, Lauren, and William in the office are always super helpful when I come in with questions. Every time we submit a maintenance request the maintenance team comes super quickly and fixes the issue immediately. There have a been a couple issues with the elevators recently, but the Arbor Blu team has done an amazing job at notifying the residents of these inconveniences and helping plan accordingly.

Arbor Blu is a great place to live! It has an amazing location and the amenities are great. I love the view we get from our apartments and from the lounge upstairs. The only issue is that the elevators stop working sometimes so it can be a bit inconvenient.

I have lived here for a year now and I love the place! Amazing room and friendly staff who went above and beyond accommodating me, making sure I was taken care of, ensuring professional maintenance if I had any issues and overall, super friendly and nice to talk to anytime I was in the lobby. Amazing people, all the residents were nice and friendly, and never had any issues with noise. This is also a great location, lots of restaurants and it’s super lively, but also really close to the diag and all my classes. Thank you guys for making it a great year!

Living in Arbor Blu has been amazing, even during a pandemic. When moving in, we had some issues that needed to be attended to or fixed, but Arbor Blu quickly responded and fixed all our issues and more. The staff is extremely friendly and helpful, and any maintenance issues we have are fixed extremely quickly. The location is also amazing, and having access to such a beautiful roof is great when the weathers nice.

Arbor blu is a very nice apartment complex, and I have enjoyed living here very much. The staff are very attentive, and whenever we have an issue in our apartment they come fix it within the hour. The roof and top lounge area are very nice additions as well!

My entire experience living at Sterling Arbor Blu has been amazing! The move-in process was the best Ive had; they even hired professional movers. The leasing office is so kind, very attentive to concerns, and holds events for residents (such as providing breakfast bags, pizza, energy drinks, and Starbucks iced coffee). The apartment has a beautiful rooftop lounge with a view of the Big House! Not to mention, it is located on the heart of campus - with just a short walk to restaurants and classes. I would highly recommend this apartment for anyone looking for a place to live on campus!

I have lived at Arbor Blu for two years and I have enjoyed every moment of it. The rooftop lounge is great for studying during the day and having friends come hang out at night. Downstairs, the official study lounge has been a lifesaver for getting homework done, especially in bad weather when walking to the library isnt ideal. The study lounge is also great because it has a printer, resident computers, AND a coffee machine with Starbucks coffee. (Its amazing to just be able to walk downstairs and get a free coffee in the morning, let me tell you that.) However, my favorite part about living here is my apartment. Coming from the dorms, I have loved having a washer and dryer inside my apartment with me (no more trudging up and down flights of stairs with a heavy laundry basket!). The kitchen is also phenomenal. I love to cook and bake, and the counter space and dual-compartment sink makes prepping and cleanup easy. The floors in the kitchen, living room, and bathrooms are a breeze to clean as well. The apartments come fully furnished (even with a TV that lets you easily connect your Netflix account!) and the wifi is reliable and speedy. Even though the rooms in my particular unit are relatively small, the beds are lifted high enough to make it easy to store items underneath and a little bit of organization really makes the most of the space! Everyone, from the maintenance crew to the office staff, is very kind and helpful here. They also organize fun events and hand out food on special occasions! I would recommend living here to anyone whos considering it.

The apathy for the residents here is actually pretty outstanding. The apartment itself is pretty cozy but my experience with the building during the COVID-19 crisis and whilst I was moving out elucidated just how little they seemingly care about their residents.Despite the buildings amenities staying closed for months (for good reason, of course), rent was not prorated at all to accommodate. I moved back home with my parents at the beginning of the pandemic, as did all of my roommates, and so I paid 2 months of rent ($2800) for a room I wasnt living in. The only option offered for residents struggling with money was a repayment plan where one months rent was able to be split up over the following three months, giving you effectively one more month to pay the exact same amount of money.Moving out was the nail in the coffin for me. My roommates and I subleased the 5 rooms of our apartment for the Winter semester and moved in January. There was no option to sublet outright, however, the only available option was a full lease takeover which we all agreed to. However, no move-out check was performed by the buildings management after the former tenants had left and so we also apparently inherited any of the incurred damages with the takeover. My personal example with this is being charged $70 for a full-room repaint. There were 5 stick-on wall hooks placed by the previous tenant in the room, and I of course needed to take them off before moving out (Im sure theyd find a way to charge me even more if I didnt take them) and unfortunately there were 5 small tears in the paint that I had to leave behind. Im doubtful that this justified a $70 full repaint fee, among some of the other charges incurred on us.The only positive thing to come from my experience with Sterling Arbor was learning how carefully scrutinizing and apprehensive you have to be about your living situations so I can avoid another similar situation in the future. There are many other nicer places on campus to live in that are even cheaper than this one so my recommendation is to avoid these apartments like the plague.I should mention though that the maintenance team acted very kind, professional, and were always quick to respond/fix any of the issues we had in the apartment, usually able to resolve any requests within the same day. Props to them, I guess.

Very rude staff. Leaving a friends apartment, my mask was in there washer. I covered my face with a hoodie very well (which I’m positive is more effect than the cloth mask the worker was wearing.) The elevator opened, and I couldn’t tell there where already two people in the elevator, and the worker begins to nag at me about not having a mask and saying there are already 2 people in the elevator. I was nothing but polite with the worker, while she was obnoxiously rude with me. Keep in mind, the security guard sits down there all the time without a mask. Was planning to lease here, I’ll take my business elsewhere now.

Arbor Blu made my senior year experience so enjoyable. Very friendly staff (even the security that works throughout the night!). Security was a huge plus, our unit left shoes in our vestibule the entire year and never had a thing stolen.

Although the maintenance is incredibly reliable and the overall aesthetic of the building is great, it became evident over time that there is no general regard for the individuality of the residents. Arbor Blu is run by a larger corporation and it shows in their communication and treatment of residents, as we never had problems when dealing with student housing previous to this. There was no option to have someone look for damages before we moved in to sublease, so we are now being charged with replacing an entire couch, along with missing items we never had to begin with. Throughout the pandemic, there was disregard for the wellbeing of those who remained in the building, as there was a mound of unsorted packages in the lobby everyday that students had to dig through. Yet, for months, the rooftop and study room remained closed with no transparency about the process of reopening. On top of this, everyone had the same move-out date and time (mid-pandemic), so residents + families + movers were piling in to 2 elevators throughout the move-out weekend. It definitely isnt the fault of the on-location office people, as they were kind and tried to be as helpful as possible. It really is just a problem when living in large-scale college housing, so plan accordingly and read the hundreds of pages of fine print to try and minimize the money youll be handing to them later.

I just took a tour this week and the property was amazing! Absolutely a gem in Ann Arbor. The outside terrace was perfect to enjoy the four seasons. Management was extremely kind and I look forward to making this my home in the fall! The property manager that gave me a tour was OUTSTANDING!! Great presentation that sealed the deal!! Go Blue!!

I recently had a baby shower in the Penthouse and it was amazing. The place was very clean and we were allowed to rearrange furniture and decorate as we please. The grill and fire pit were available to use. We were accommodated in ever way possible. The staff let us bring in more tables and chairs. Perfect place to have a gathering and it has a wonderful view of downtown Ann Arbor. The bathrooms were nice, clean and close for my guests. Everywhere was handicap accessible. We were able to have the location for the entire day (10 am-8 pm). I would highly recommend this place for living and gatherings!

ArborBLU has been a great place to live! Ive really enjoyed all of the amenities (especially the free coffee and free food). The gym has everything I need to stay fit and the location couldnt be better! I love the fact that I can see Ricks from our living room! Perfect location for weekend bar crawls too.

I really like the location and their security guys are always friendly while making sure tenants are safe. Ive had a very positive experience and Ive never had a problem with the staff. I dealt directly with the Property Manager on a small issue but she took care of everything in a timely manner and she was fantastic to work with!

I have visited Arbor Blu many times during undergrad and Im always amazed at how nice it is. The location is perfect for classes as well as having fun on the weekends. The view from the rooftop alone is enough reason to visit. They also have one of the nicest security staff Ive seen in Ann Arbor. They are always attentive and polite.

I am overall very pleased with the housing at Arbor Blu. When I toured this high rise it was obvious that it was recently built and very clean, which was important to me. They have a sky lounge that students can hangout and study in that has an amazing view of downtown Ann Arbor. It also has free tanning any day of the week that is conveniently located right in the building. The staff were very friendly and informative and overall created a positive experience for me. I would highly recommend these apartments to anyone looking for a nice place to stay on campus.

0 / 5 Quite frankly, this apartment and its management is absolutely atrocious. The building, along with its amenities, is incredibly lackluster given the ludicrous price we must pay as residents. There are a plethora of other options around campus providing greater services, management, and amenities for the same, or even lower, prices! The study facilities are simply a joke, and the gym is smaller than a decently sized walk-in closet. Management is extremely apathetic towards residents needs, impatient, and, quite often, unhelpful. Additionally, there are a variety of hidden fees bolstering an already hefty residency fee. Furthermore, this establishment is akin to a modern prison with three sets of doors and nightly security guards who believe they belong to the CIA or some sort of federal service. How can one feel at home when he or she is questioned regarding their residency at this abominable establishment. I am absolutely disgusted with how this apartment is run and maintained. Essentially, spending nearly $2,000 a month here is like putting two grand down a garbage chute and hearing it crash against the cold cement at the bottom. Please, save your money and go elsewhere.

I couldnt wait to move in! The location is fantastic, the apartments are super nice and the amenities are luxurious. Not having to worry about most utility bills, including TV and cable is really helpful. The gym has everything I need and the penthouse terrace is relaxing. Not to mention I can check on the Ricks line right out my window

There are landlords that will bring you a bottle of wine during the holidays, those who are indifferent towards tenants, and those who go out of their way to take every penny from them. Arbor blu is the last. Not only are there so many problems with the building itself, the management is the most disingenuous and shady among Ann Arbor. They also have a knack for secretly over-charging things while keeping the students in the dark.

Beautiful property, but the management that took over since December (Sterlling) is absolutely horrid. For the amount of money this place cost I would never advise living here, there are too many other nice properties on campus to settle for such an ugly management team.Things management does:Calls the cops on you when there is no noise repeatedlySecurity harassing you when youve lived there for months+ harass you at your apartment when theres little or no noise made constantly if they find a reason not to like youCant account for checks turned in even when the bank says theyve been cashedTack on extra fees that arent in the contract hoping you wont noticeLock the terrace doors when there suppose to be open year aroundAnd generally the staff is ornery, and very unwelcoming....If your black especially DONT SPEND YOUR MONEY HERE

The apartments were very pretty, but for the pricing, the quality was terrible. Our heat never worked, the ceilings looked entirely unfinished, our microwave was broken for a month, and our windows leaked a bunch. The management is the worst Ive ever dealt with and they overcharge you with hidden fees and hassle you for no reason. We had to deal with incredibly rude management and would advise not to live here.

-We had a lot of furniture that was broken on move-in or within the first few weeks. My roommates office chair was broken along with our living room tables. The provided couch was quite uncomfortable. When I asked if there was a place to store the furnished furniture to get our own, I was told by the office that I had to buy a storage locker and transport it myself. As I got an office chair, one of ours just sat in the living room.-There was dust everywhere constantly. My vents were filled with dust that I cleaned myself and got everywhere! Dust still piled up on my things after a few days of having cleaned.-The blinds mostly all broke off - one fell off on my head when I was just trying to pull it up.-The one time I used the gym, much of the equipment was broken. And this was just within the first few months of living here. The pedals on all of the bikes fell off when my friend and I tried to use them.-The building has poor soundproofing. I could often hear my neighbors and especially did early in the school year during football season.-Multiple false fire alarms went off, and the new management used the fire system to announce the meet the managers party in the sky lounge which seemed like an abuse of the system.-The elevators were broken quite often during the school year, sometimes leading to long waits and being late for class (which defeats the purpose of the buildings proximity to campus when it happens). I saw a student in a wheelchair not be able to make it up to their room once due to broken elevators.-The buzz-in system never worked and there were no apparent intentions to ever fix it, making it very inconvenient to allow guests and delivery people in. Instead, the building utilizes guards (sometimes armed) in the lobby who also check guests in, giving the building a prison-like feeling.-There are no individual usage meters on the apartments which is standard in most buildings and is only fair in utility billing. They bill utilities by dividing the whole cost for in the building by the size of each apartment. Thus there is no incentive to really cut down on use if you have to pay for everyone elses anyway. This is also bad for the environment for a supposedly LEED building.-Even though ArborBLU told us to use command hooks to hang pictures and still tell residents to use them, they peeled little bits of paint off the walls when we moved out. They charged us $320 dollars to repaint the entire(!) apartment even when just a few spots were messed up. They sent us a bill and instead of being nice about it, only threatened us to send to collections if we didnt pay.Sterling ArborBLU is one of those apartment complexes that give landlords a bad name. The worst case of this: 40-50 people went up to the sky lounge to view a special eclipse one night, and we were kicked off of the roof by armed security guards. Innocent college students were forced off of a lounge of their own apartment building by men with handguns on their waists. This absurd situation demonstrates just how terrible ArborBlu is.

Moved into Arbor Blu almost 7 week ago and overall Ive had a really positive experience. The staff is friendly and very responsive. The amenities in the gym are top-of the line and the location near campus cannot be beat. Very glad to be a resident here this year.
