I lived a 507 Hill for two years and had a good experience. The apartment was clean, well maintained, and generally quiet. The Grubers are great landlords and arent out to screw you. Id rent here again if I ever were to return to Ann Arbor

I have worked with three different management companies in Ann Arbor, and Gruber Management is by far the best! I lived at their 507 Hill St property for 2 years and loved it. They offer safe, clean, and quiet apartments for a great value in prime locations close to the law school and business school, which tends to attract other mature and responsible grad school tenants.In addition to great apartments, I always felt very well cared for. They are not only responsive with any issues, but are real people who care about their tenants and go the extra mile to make sure they have a positive experience. My landlord Katie even went above and beyond and forwarded me packages that had been sent to my old place after I had moved out - a STARK contrast from other landlords!There are a lot of shady landlords in Ann Arbor who will sneak in extra charges whenever they can and nickel and dime you. This is not one of those companies. Seriously - one of the best kept secrets in Ann Arbor. I always recommend them to grad students looking for housing in the area, especially after multiple negative experiences with other management companies. I cannot say enough about how wonderful they are :)

I really enjoyed living at their Tappan location. I lived there for two years. I found the management team responsive and you can tell they take care of their properties. I saw them in the area at least a few times a week doing upkeep on the property. I think the size of the apartment is great for the price and location. Also all the appliances were full size which is not a guarantee for apartments. They are very fair with returning deposits. I had a great experience with this management company and that is why I stayed with them for two years. A good number of people stay for multiple years with this team and I think that speaks volumes for the quality of management.

I lived in a Gruber Management property for 2 years and was extremely satisfied. The property was safe, clean, and comfortable. Gruber Management does an excellent job in selecting appropriate tenants as well, so I always felt like I lived in a quite and neighbor-friendly environment. In the few times I needed something fixed, Gruber Management was incredibly timely and responsive - I had a response within minutes and the issue was usually fixed within a day. They were very helpful and resourceful, and I thought rent prices were fair and reasonable. I highly recommend!!

I lived in the Hill St. property for 4 years and had the greatest time. The management was very friendly and responsive to any issues regarding maintenance etc. The property was kept clean at all times. It was very quiet and safe, which were my priorities as a resident. My apartment was very spacious and had a lot of natural light coming in. It is hard to come across an apartment like this in Ann Arbor, so I suggest you not miss an opportunity to live here!

I lived in the Hill St property for 2 years and really enjoyed my time there. The Grubers were always really responsive to any of my concerns. For example, one time my air conditioner broke on a very hot day and Katie let me hangout in her apartment to cool off while they fixed it. I also really appreciated the fact that they let me sublease over the summer when I was paying rent in two cities for an internship.

Perfect location, very close to Law quad ! Just a 5 max 10 minutes walking distance to many small markets, cosy caffes and parks in the city center. Very positive and caring landlords. It was a real pleasure to stay at their place. They helped me in many situations with smile and in a very responsible way. The rooms are clean, with a lot of sunlight. Thanks for the warm hospitality, next time I will stay at this place again and will recommend to rent it to all my friends coming to Ann Arbor!

I lived at a property on Hill St managed by Gruber around 6+ years ago, and they were very fair overall. Lease terms were clearly spelled out and enforced, and the property was kept in good condition. No complaints, other than the price of living in downtown Ann Arbor!

Nothing but positive things to say about my experience living in one of their apartment buildings. Katie was always responsive to any questions/requests I had. The apartment itself was well located, nicely furnished, and quiet.

Gruber Management goes above and beyond for their tenants. Almost every day I see the owners cleaning and making improvements to our building. They really take pride in their services. The environment they create is also excellent for studying. I highly recommend any serious student in the Ann Arbor area to consider leasing from Gruber Management.

Always went out of their way to help with issues re. property. Doesn’t gouge you by not giving back security deposits like many Ann Arbor landlords.

Very professional and show care that their tenants are kept informed. Also very quick to respond to and handle technical issues. I would definitely recommend leasing from this company.

Over the years of renting apartments I have been fortunate to have quality property managers and Gruber Management is no different. My partner and I lived in the 839 Tappan complex and there were many benefits with respect to the location and unit itself. For example, from the Tappan complex you can walk to: South University, Downtown, Central Campus, Intramural Sports Building, and most athletics facilities (Big House, Yost, etc.). The property managers are trustworthy and easy to communicate with. They are consistently up-keeping their complexes and any maintenance requests are addressed quickly. The cost of the apartment is also lower, relative to other apartments in the area. Overall, I would strongly encourage any UM undergraduate or graduate student, or postdoc to rent from Gruber Management.

I felt a huge need to review Gruber since Ive realized over that past several years that Ive had so many worse experiences with other landlords in Ann Arbor. I lived at 839 Tappan in a garden-level apartment (i.e., windows are above ground level but the rest of the apartment is below) back in 2012 as an undergraduate student. The people we met with to view the apartment and sign the lease were very professional and were interested in keeping tenants informed about good practices. For example, they had us go through the apartment and note down the amount of wear and tear for each part of it as well as any general superficial damage that existed there before we moved in, and we kept this until we moved out as a sort of proof of the initial condition of the apartment.When we left the apartment, we cleaned it reasonably well (e.g., swept floor and then wiped all hard surfaces in the kitchen and bathroom with wet paper towels), although I wouldnt say we left it *sparkling.* For example, we didnt go through the effort of diligently brushing every nook and cranny of the faucet handles or shower drain with disinfectant to make sure there was zero grime, and we probably left 3-4 dust bunnies under our beds the size of nickels. We never held parties so the most damage we made to the walls wouldve been 3-4 nicks throughout the apartment from a backpack scratching against the wall or something. We got our full security deposit back (contrast this with my slightly rob-happy landlord who specifies in the lease that $300 of my security deposit will automatically be kept in order to clean the apartment for the tenant next year).I was also impressed that even though we lived in a garden level apartment, we did not see a single house centipede, ant, or pill bug during the year. At most, wed get a spider the size of a penny every couple months. Maybe theres a dearth of bugs along Tappan Ave, but its also possible that the management takes good care of its buildings and ensures they are properly sealed to avoid insects and pests.Id praise their maintenance crew if I knew them well, but I dont because the worst thing that happened was our refrigerator light went out one time. I dont even think we reported it for a while because who really needs to see their groceries that well.Overall, they were very clear in their lease agreements, very transparent, and very honest, and they cared that their tenants were well-informed when they signed leases.-Yuching Lin
