DO NOT WASTE YOUR MONEY. I lived there for 16months. Gate always down packages always stolen cars are broken into, bikes are stolen. Maintenance is lazy. Maintenance come & just patch things up & wonder why they always have to come back then try to charge you for it. Not to mention the leasing office once we moved charged us for paint because it was mold on the ceiling so they charged us for the repairs & came up with a list of other things to charge us with. First off how could someone damage a ceiling the apartment above us had a bathroom leak that we complained about & they came spray painted our ceiling instead of fixing the leak above us. The location is very convenient but not for these overpriced apartments that needs a serious upgrade.

The apartments are nice and spacious. Management does a good job on completing maintenance requests in a timely manner. Ive had no issues with noise and the pool area/gym are great. On the downside, I havent even lived here a full year and have already experienced package theft and my bike tire was stolen. There have been several emails about package theft, car break-ins, and bike theft. Its definitely concerning and something to consider before moving here.

I lived at the Reserve at Potomac Yards for 4.5 years. Mostly it was an ok experience. The location is great, walking distance to Crystal City for restaurants, close shopping, lots of walking trails and a short ride to DCA airport. The apartments are decent size and have nice walk in closets for extra storage.My main issues with the complex are safety and theft. Not only did I have several packages marked as delivered not be at my front door or in the mail room (they ALL could have been an error on the delivery service) but through my years there many cars were broken into and tries stolen. We have to pay extra for the gated community and parking garage but it didn’t do much good for the people who got their cars broken into. Also, I had maintenance steal from me. They stole gifts from under my Christmas tree when they were doing a routine check of the heating system. I reported it to the front office and when they “miraculously” returned my stolen items they were very vague about the situation and told me that they already filed a police report so I shouldn’t. I was naive and just glad to have my property back, I should have pressed harder.Management has always been very quiet about situations and it seems like you have to hound them over and over. It is a shame because when I first moved in the complex was great, but it seems to have gone downhill. I have friends that have moved out of this complex to go to other Equity complexes in the area because of the issues at Potomac Yard and seem to be much happier.All in all it is an ok place to live, but make sure to consider all options before deciding to live here.

I wanted to wait a bit before leaving a review because I like to consider ALL things to be as honest as possible. I’ll start off by saying that this was an entirely new experience for me! I HAVE to show my appreciation for Brittney, who really made this a less stressful experience. She definitely went above and beyond to answer my many questions and helped me through the entire process! Beyond that, I’ve been a resident now for a little over 2 weeks and (so far) I love everything about this place. The community is gated, which may not be important to some..but was a “must” for me. The location is also very convenient (multiple shops and restaurants literally across the street and down the road). The complex is clean and I love that they have trash valet. Assigned parking is also a God-send, because who wants to come home and literally scramble to find parking? No one lol. So far, issues in the apartment have been minor but they were quick to respond (same day) to the 2 work orders that I’ve had. Pricing also isn’t bad compared to other apartments in the area. Overall, I’m extremely happy with my move and I’m praying that things will continue to be as smooth as they have been! Will be sure to update my review if anything changes.

Initially I had some problems with the first apartment I lived in and both management and staff quickly resolve the problems. I have been greatly impressed by the maintenance team they are true professionals. I look forward to continuing my stay here.

I’ve lived at Potomac Yard for a little over a year. The community is very safe and clean. Property location is great. The office team is amazing. Ava is always so accommodating and full of smile and excitement. She makes me feel very welcome in the office. Trevor is always willing to help. Finally, the community manager, Samar, is very attentive. She leads her team to do what is right.

Highly recommend looking elsewhere. Rash of bike thefts that management doesnt care to address. Pets get poisoned with unannounced grass treatments. Current management is lacking on every front. Wont install safety cameras to cover the entrances despite rising crime in the complex (car break ins and burglary). Have live here for a few managers and this one is in a downward spiral with condescending emails to residents. No longer worth the value. Currently have a Target shopping cart with empty wine bottle in the hall. Will update when the manager is replaced.Update: Halls reek of smoke and skunky weed--management doesnt know/care, they still dont walk the property. Theyve only recently started telling us when they treat the grounds with roundup. Lots of long-term residents are leaving. Still no additional cameras, other than the creep video taping the pool (again the complex doesnt know/care); no accountability for poisoned animals (although they paid for some); they even had the option to extend the pool season but decided not to--they carr about your rent check and thats really about it. Still in that rough patch.

Just moved in a week ago and so far it’s been a pleasant experience despite a couple minor things (as with any apartment complex). I was very impressed by how helpful and thoughtful the leasing staff is, especially Brittney. This is definitely a great complex with good quality apartments for a reasonable price in this area. Also got a free pizza coupon from them when I moved in :)

Horrible needs to be -5; Lived in these Luxury renovated apartment for 2years and had to deal with horrible management that turned over-and-over (never fixed anything), outdated cheap amenities, and ROACHES!!!! Go elsewhere and spend $100-$200 more a month for peace of mind and cleanliness!!! (other tenants leave trash in the hallway all the time for pickup but it causes issues with pests.... embarrassing to bring guests over!!)

It gets a 1 because my neighbors blasted music and movies at all hours. After 6 months of complaints management finally took the issue seriously, but it was never fully resolved. Also, thieves stole my bike from the bike rack in the garage.I cannot recommend renting here.

Love this place! The apartments are newly renovated with up to date appliances. The staff are very professional and hand matters quickly. Also, the location is great, just minutes from the airport, Pentagon Mall, and restaurants. You will love it here.

I am an employee of Equity Residential and I have lived at Reserve at Potomac Yard for the past year. Sadly I had to move to a different location otherwise I definitely would have lived there for a lot longer. My apartment was very spacious with amazing closet space (essential for me) and it was always easy getting from one place to another with its centralized location and the awesome complimentary shuttle service to the metro station. The office and maintenance staff is so friendly and professional and always willing to lend a helping hand when they are able. Its always a great feeling living in an apartment community and it really feeling like home and thats what Potomac Yard is. Definitely recommend checking it out!

During my apartment search I was very dependent on google reviews to make a decisions so I will hope to ensure that I am thorough with my review.My leasing agent Ava was AMAZING. It was like having a friend help you find your new home. She worked with me to ensure that my application was successfully completed and when I had issues with my garuntoors she went above and beyond to find me alternative options.I have been living in the apartment for two weeks now. The apartment is a 1bd 1bath it’s a perfect size and just enough space for one person. It has an in unit w/d and before I moved in the team made sure everything was up and running. They even set the time on the microwave and oven !The community is quiet and gated I’m young and live on my own and do not worry about my safety at all. If you live in DC the location is perfect because there is a shuttle that takes you to crystal City station plus public transportation which is pretty reliable.MY FAVORITE PART is the target and supermarkets right across the street especially because I don’t have a car with me .Bonus: Free guest parkingCon: the shuttle does get packed sometimes so come early if you want to sit. But it’s not that long of a ride.If you’re a young professional definitely the best location for you. Honestly truly I am very happy with my decision!

I have been in my current apartment for almost 3 years and have had constant issues with my air conditioning not working properly. The unit was finally replaced this week but my air conditioner is still not cooling which makes living in this apartment complex miserable on hot and humid days.

The hallways are clean, well maintained, good job service team. I have lived here for almost a year now. When I first moved in they had issues with people breaking into cars in the parking garage, but they ended up securing the side gate at night and they installed video cameras. I have not heard anything since then. Apartment is pretty quiet, and I have had very little dealings with the management, as I do everything online, and I have not had reason to complain. Overall, It has been a pretty decent place.

I recently transferred to Virginia from Mississippi working for the government. I moved in around August and so far I am enjoying my apartment. Maintenance is great, office is friendly they know me by my name. Flor particularly has been a big help since movingin here. I love the location because I work close by and its an easy drive to the city.I have been to some of the parties in the community and met a lot of cool people. :)

The staff at Potomac Yard are very professional, friendly and go the extra mile to make you feel at home and appreciated. The property location provides easy access to shopping, interstate, and public transportation. There are only a couple of things that prevented a 5-star rating. One is the expense of the rentals. Its quite high for me, particularly. Residents must pay for parking, gas, electricity separate from the already steep rent. The other is that dumpsters full of garbage are lined just outside the parking deck entrance/exits. It is great that there are garbage shoots available during hours when garbage is not collected, but a better means of storing these containers would be appreciated. Otherwise, great place to live! Amenities, such as, outdoor pool, large gym with diverse equipment, and wifi available in the clubhouse, during business hours, is great!

It is my 3rd week living here, but so far so good! Working with Ashley at the Leasing Office was a joy. She was informative, honest, and responsive. She was also very flexible on meeting to due to my work scheduling.Since moving in, Ive enjoyed the apartment and community. Its very convientlty located to shopping and nightlife areas. The property is well maintained and neighbors seem very nice.Also looking forward to checking out the pool and gym!

Disclaimer - I dont live here. Was only given a tour as a prospective tenant.Pros: Location is amazing. Employees seemed nice though there was a tenant yelling at one cause he said his rent was going up even though he supposedly had an agreement for it to stay the same. Apartments are large.Cons: expensive. Rent for a two bed two bath is around $2,000 a month, but cars are another hundred dollars, then there is a trash fee and then all utilities. Also, though they are newly renovated, they seemed cheaply done. Appliances were nice, but cabinets and the fireplace and rooms felt old.Last, they spam you with emails. They subscribed me to five different mailing list. Dont so that guys.In the end, if you can afford to live there its probably amazing, but they are expensive and you can probably find something nicer (though in a worse location) for your money.

This by far was been the worse experience, as it pertains to apartment living, that I have ever had. Only say that because of the noise level that I have experience. If you work from home PLEASE DO NOT stay here. Potomac Yards is a very friendly community, which means there are a lot of animals here. There is residents with dog above me and the dog does endless barking throughout the day, not mention I can hear every step the dog takes. From jumping, to playing, or just bouncing around. The walls here very THIN. There is a dog next me and its not bad because its small but I still can hear it. I complained to the office multiple times and they gave would act like they would talk to residents. So if you do not have a pet PLEASE DO NOT come here. Safety would be another issue. My neighbors car was stolen and we received multiple emails about break. I would not recommend this property to anyone but a dog.

My experience with living at The Reserve at Potomac Yard has been really good. I communicated with Ashley Moblee ( leasing agent) all of my stay here. There was one minor problem with rent payment via online, but I just then used money orders from that month until the end of my residency. Ashley was amazing with her turn around times and getting all issues handled. She is very friendly, and I highly recommend consulting with her in making a decision to reside at the reserve. Cody and Ash are awesome as well! The prices for every apartment are very reasonable for its location. It is mostly quiet, and convenient being located across from The Potomac Yard shopping center.

My husband and I have lived here for a year and just renewed our lease in May. We love our apartment!!! Its spacious with plenty of storage space. I have never once seen a bug in the apartment (and Im very squeamish around bugs). The walls are a little thin, but all of our neighbors are kind and courteous about being quiet, especially at sleeping times. We have beautiful windows in every room, which are lovely, but they do let in a bit of a draft in the winter. After buying some cute curtains, however, we almost never ran our heat all winter long. I couldnt ask for a better place and recently recommended our location to a family member. Absolutely great place to live!I take the metro shuttle everyday to the metro on the way to work and find the drivers to be very professional. The shuttle is occasionally a little crowded during peak times, but I have never been without a seat. My husband drives to Maryland for work and loves going against traffic all the way to and from work.The front office staff is friendly and have addressed some of my concerns immediately. They are only open till around 6, so they are occasionally hard to reach, but they have limited office hours on weekends and are always available by email.The grounds, garage, and walkways are always clean and well-manicured. Love walking around in the evenings as they are well-lit.

To be honest, this place is a diamond in the rough. Great management, great community. The apartments are very clean cut. Free guest parking, community events, etc.. I personally loved the location, I travel a hell of a lot for work and its damn near a block from DCA. I work-out across the street at LA fitness and run around the shopping complex for relaxing warm-down. I can go on and on, but dont take my word for it, come give the place a visit, Im sure youd like it :) ...

My move in was less than desirable, why I appreciate the semi timely responsiveness of the office at the reserve, the apartment was flipped so poorly. It was very obvious it was done quickly without much thought. It’s certainly not a good feeling to have many things wrong with your place the second you walk in to the door. Hopefully in the future they will try and do better.

I have lived here for almost a here now and love it. Have never really experienced a ton of engagement from previous management offices. However, this team is TRULY engaging, and so nice! Not only is a large gated community, theres TONS of outdoor space and greenery! Not to mention, the new gym opening up has EVERYTHING! Well done.

I love how close we are to everything. 5 minute drive to pentagon city or Old Town Alexandria. But also walking distance to anything you need. I frequently go to Shoppers, Starbucks, chipotle, target, home goods, McDonald’s, and the movies just across the street by walking there.

My husband and I recently moved into this community and we couldnt be happier. Trevor made our move-in experience a breeze and was quick to respond to every question we had throughout the process. The community is amazing with activities, food trucks and great amenities. The seeling point was definitely the apartments though. We love coming home to a beautiful space (and its good to know were not just paying for amenities but a space that we actually want to live). Definitiely recommend!

I chose this property after looking for quite sometime and I have to say I’m quite surprised that I didn’t move into this building when I first moved to DC as it is far above everywhere I’ve lived. When I first came here I met Ashley and she gave me a quick tour and I was already in love with how much space I would have and especially how large the bathtub was! Then add on the large swimming pool, grill areas, sauna, and very up to date workout area. The grounds are always well kept and the management is always helpful and welcomes you with a smile. Ashley isn’t with the company anymore so I typically talk to Jake or the other Ashley and they are the nicest property personnel that I’ve ever met. Especially when I have had some issues with my roommate and I couldn’t be more grateful. If I could make any recommendations or suggestions that would make this place spectacular it would be to have the pool heated....but I guess I’ll settle for perfection... for now 😃

Im editing the below post to warn all prospective tenants of a serious and devastating problem with the Reserve at Potomac Yard. The main reason my fiance and I chose to rent here is because it is pet friendly and we have a dog. However, very recently a resident SHOT another residents dog in the face while they were on an afternoon walk. The owner of the dog was standing next to her pup and was within inches of catching the bullet herself. After this incident, I am terrified to take my dog out in our own community. The Reserve refuses to do anything at all to address this situation or to even acknowledge that it happened and even went so far as to email the entire community and tell them NO ONE was injured! A dog was shot in the face and had to have emergency surgery, that is an injury! Im extremely disappointed, to say the least, with the lack of response by our community management team to address this situation. Bottom line -- if you have a pet and you are thinking of renting here, think again!The maintenance service is completely unacceptable. Apparently, the Reserve expects that if a tenant wants a problem fixed they have to do it themselves because the maintenance team is only required to identify but not actually fix the problem. Long story short, we had an issue with birds gaining access to our laundry room (and subsequently dying in there). We placed a service request and when maintenance responded they identified that a missing flap to our dryer vent was allowing the birds to access our apt. The vent was located on the outside of the building on the third floor. This was not a repair a tenant would be required to make. We waited several weeks, assuming that the appropriate part would be ordered and installed. However, after 3 weeks and several more incidents with birds infiltrating our apartment the necessary repairs still had not been made. It turns out that no part was ever ordered (we found this out from the Reserve’s manager), our problem was just that – our problem. After almost a month of dealing with the rancid smell of dead birds on a constant basis, we brought this concern to management. They told us there was nothing they could do because maintenance did in fact respond to our service request. Apparently, “showing up” and identifying the problem but not actually taking any steps towards fixing the problem is sufficient for this apartment complex.

We had the most horrible experience ever at reserve- Potomac yard. Pathetic customer service & worst management to interact with.We had reserved an apartment and paid the advance booking fee 1 month prior to the move in date. Ashley white was the one who showed us around and seemed to be the only normal person around here, she was helpful.Trouble began when it was a week before the move in date, we get a message that the apartment isnt available for move in by cody in the most rude manner possible, he provided us other options for move in which were not suiting our requirements nor were they within our budget. But he wasnt bothered at all rather he just informed us that we couldnt move in and we could do whatever we wanted in that concern but not bother him again.Flor was the worst, she offered us an another apartment which was over our budget and at the same time kept saying she was providing the best deal to me. Upon checking I realized that Apartment deal was already on the website since a long time! Such liars.These people are highly unprofessional and dont care about their clients at all! I will never move here seeing the initial moving formalities being such a disaster. Pathetic management.

*This review is wholly based on a preview of the property*Ashley and the leasing staff were extremely friendly and welcoming. I stopped by the property without an appointment to obtain general information regarding the two bedroom units and Ashley took the time to allow me to preview one of the properties even though it appeared to be a very active afternoon in the leasing and management office. The unit was extremely clean, well maintained, and nicely appointed. The property appeared to be in immaculate condition. I felt that the price for the area, being very walk friendly, was on point. It is a little further from metro than I prefer but because of the condition and cleanliness of the main building, parking garages and maintenance of the unit I would move it to the short list if other options fell through (moving in NoVA in the summer can be a beast with competition). This is wholly in part because of all the places I looked at in the Alexandria area Ashley and her coworkers really excelled. I hope this helps anyone looking for that next home.

Ava DeMarco is a PHENOMENAL Leasing Consultant! This has been one of my hardest military moves in 24 years and she went out of her way to provide me with a smooth transition and meet my needs. I thought my new apartment had bed bugs because I was bit up and had numerous red bug bites after two nights of sleeping in my new apartment...turned out to be high spider activity in the apartment. I had to wait four days for the leasing office to send an exterminator to treat the spider infestation so she went out and bought me some Raid Max Spider and Scorpion spray to alleviate my concern in the interim. She delivered it to my home personally and inquired if there was anything else she could do. She is the reason I stayed with this apartment complex. Ava DeMarco epitomizes EXCELLENT Customer Service!

I moved in less than a month ago and it has been a great experience overall. The office staff is always very friendly and accommodating to whatever is needed. The leasing process was smooth, as well. I had a few minor maintenance issues after i moved in that were fixed the SAME day I placed the request!! There is currently some construction ongoing with the parking deck garage, but the office keeps the residents updated with emails. The shuttle to/from the Metro is incredibly convenient and runs for a few hours in the morning and evening at scheduled times. On the weekends if I dont feel like driving into DC, the 9A bus route stops are almost directly outside the clubhouse that will take me to the Metro. The residents I have met so far have been very friendly, no one seems too loud at this point, which is ALWAYS nice. Great location, communication between staff and residents seem solid, I think I made a great choice!

I initially rented in December 2013 for a year, then returned in April 2014. The leasing staff is amazing (Becca, in particular). Would I prefer granite countertops, wood floors, and stainless appliances? Yes! But you really cannot go wrong here. I could not justify the extra $500+/month. Yes, the apartments are dated, but the maintenance staff (esp. Teddy) are prompt, courteous, and take care of any issues I have had; and I have had some unique requests. The location is fabulous. The complimentary shuttle is nice in inclement weather; otherwise, I can walk to work. I really like it here!!

We received a water bill of about $360 a couple months ago, the result of a leak above our apartment. The office staff advised us to pay the full amount and then work with them and the water company to get the issue sorted out. So we did.It has been more than a month since this process began. The only time weve been able to communicate with the office on this is when we have contacted them. They have never followed up with us when the ball was in their court. They rarely answer the phones and have not responded to voicemails we have left and emails we have sent trying to figure out what the situation is.Maintenance is pretty good, though. Apartments are nice, grounds are nice, etc. Just know that if there ends up being an issue with your billing, youre in trouble.

If I could give them zero, I would. DO NOT LEASE HERE! Worst service. Pest problems. The service never fix a leak which damaged the carpet. They then say they’ve noted it when I moved out yet charged me to replace the carpet and then never returned my calls and instead sent it to collections.

There has been considerable work done in my apartment because of 15 different leaks in our ceiling over two weeks ago. And the project is only half complete, and there is mold starting to grow. But no one in the office wants to return phone calls or emails anymore. And work has since stopped for whatever reason. So Im hoping this will get the offices attention and they can call or respond to my emails. My next step will be to retain legal council. I just want to go back to my normal life Thank you.

Laura made certain that this process was absolutely fantastic! I needed to move in on a Sunday, and while she was not in town her coworker made ABSOLUTELY certain to be here early - even calling me to make certain I knew she was here - THANK YOU ASHLEY! During the process leading up to move in, Laura had all of the information to me in a prompt manner, and addressed any issues which I raised immediately. I recently move here from PA for work, from a rural setting to Alexandria, and while I have adjusted easily, my labs have not BUT as the community is rather quiet, with walking paths - my pups are warming up to city life. I without hesitation recommend this place! A free shuttle to and from the metro for work - what an added bonus!! Do not let the negative reviews dissuade you, you must stop by and take a closer look for yourself.

I have lived here for over a year. The walls and floors are very thin, so you will hear everything from your neighbors. You can hear them go to the bathroom, have a lover over, hear them on the phone, etc. With that said, the office staff is getting better, however, the customer service and communication is very lacking. The residents find out from each other about fires, car vandalism, robbery, etc. because the staff does not communicate this to residents. A big problem I have had lately is the lack of communication regarding proximity to construction around my unit. I pay approximately $1600 a month for a one-bedroom and would love to know that on the days that I plan to work from home or have a day off, that I wont be exposed to excessive pounding, hammering, sawing, and heavy objects hitting the floor. Anyone at any given time could be working from home, have a day off, or recovering from jet lag, an illness, chemotherapy, dialysis, etc. Its 2017 and Reserve at Potomac Yard cannot extend their residents the small courtesy of an email or robocall letting us know when there will be construction going on above or next to our unit. These little measure of customer service can go a long way. Much further than having a food truck on site. Yes, there is an addendum in the lease regarding construction, but that is a blanket that means that you can be bothered with it at any time without notice. Do better folks.

Ive lived here for around 4 months now and Ive never been more disappointed or frustrated with an apartments management staff. Ive had plenty of experience with apartments and their staff and have moved around to 5 different apartments in just as many years due to location changes.Theyre incredibly unresponsive to emails and never pick up the phone. If you go to see them in person, they almost never remember what youve talked about and ask you to send them an email - which will take sometimes a week to answer. I had to send in multiple maintenance requests and stop by the office a couple times just to get a recycle bin.Ive been overcharged on fees that were caused by managements mistakes and after arguing about the charges, told that they wouldnt reverse them. I was also made to pay an additional deposit for the apartment at move-in that I never should have but theyve never refunded it. For the first two weeks of living here, my gate key wasnt working but they told me it was system maintenance without investigating further. I was getting pissed that I still couldnt use my key to get through the gate (since I pay $$$ to park there and use that key) and they finally looked into it and found out that my key was deprogrammed.Theres been a cop car sitting on the road outside the parking garage for the last few weeks with zero explanation from management staff. The only communications we seem to get are about the food trucks they try to bring in once a week.I live in one of the recently renovated apartments but the materials are cheap and not well installed. There are still piles of drywall dust from the renovations in some places and one of the handles doesnt match on both sides of the door. The cabinets are cheap and the color scheme is pretty bland. I live in a corner unit so I cant speak to the soundproofing - I find it generally pretty quiet. Although Ive also heard thats because less than 50% of the units are occupied.Maybe some people have had a better experience but mine has been pretty awful thus far.

I left the apartment in a perfect condition after 2 years of paying rent always on time. They still charged me for cleaning and painting, even though the apartment was perfectly clean and didnt need repainting. Normal wear and rear should not be passed to the tenants. These people are so greedy. All the materials they use are very cheap and of low quality My apartment didnt even have a microwave oven. Dont recommend. If you add all the charges that they add to your rent you can find something better for the same money.

I have lived at the Reserve at Potomac Yards and had zero to little complaints until I went through the move-out process. I have lived and moved around the Northern Virginia area several times and have never experienced this level misinformation and lack of professionalism as I did from a few of the leasing consultants here, with the exception of Ms. Ashley Mobley.Let me begin by saying that my apartment was not renovated however my rent this year went up almost twice as much as it did last year, so I chose to search for other places to live. The leasing office reached out about my rent and renewal only 2 weeks before I was within 60-day notice to vacate window. Therefore not giving, me much time to make an informed decision. They were also not upfront with the proration charges and process for move and cleaning.As stated by other reviews I called into the office multiple times without my question being answered. The leasing staff was not good at following up with inquires and were not timely if they did follow-up. It took days and sometimes weeks to get a response, which caused quite a few issues with my move-out process. Although very apologetic in the end, they did not reverse any of the over charges I incurred while seeking clarification on charges for rent and amenities. I would not do business with this company, nor this specific rental property again. I would not recommend their services to any family or friends because I could not be sure that they would be handled fairly or be given the necessary attention to live and be comfortable at this residence.

I moved in Sept 2016 and I am moving out Sept 2017. There are a number of things I did not like about this place. First, let me say the appearance and renovations are nice and the location. However, I have suffered from severe allergies from dust mites etc.. Never had an issue with my allergies until I moved there. Also, there are so many bugs. I killed on average three bugs a day. Spiders, Beetles, Roach looking bugs, House Centipedes etc. I dust the ceilings and corners weekly from spider webs. I waited a month for maintenance to replace my washer. The renewal rate was outrages. I started with rent at 1635 and the renewal was 1749. I lived in a one bedroom 1 bathroom. I hated the countertops and the bathroom counter because you have to continuously wipe them down for them to stay clean. It looks dirty with water stains because its grey. It cost too much to live here and have these issues. I also forgot to mention the fees. You are required to pay a valet trash fee of $20 along with another trash fee. You will have a number of fees you will pay through the system that adds up.

The grounds are very well kept and trash pick up is nice (even though they MAKE you pay for it), the location is amazing and they let you have up to three pets (which I have NEVER seen before... even though we dont take advantage of that). The down side is, the free wifi is very very slow, the club house office is COMPLETELY empty, no chairs, no computers, no ANYTHING. just a hollow room. The billiards room has nothing but old treadmills in it for god know what reason, not a billiards table in sight or sitting area anywhere. The gathering/ party room has who knows what in it since it has been locked 24/7 since we moved here a year ago. the ONLY room AT ALL that has ANYTHING in it is the gym, which, is actually really nice and open 24/7. I thought they were just remodeling but it has been a year! NOT okay.On the plus side, the pool opens earlier than most apartments and the sauna even has showers to wash off after in and the neighbors and staff are all super super nice and personal!

Pretty good experience living here. Like others have commented, maintenance is more than to be desired. The parking garage is a disaster. Good luck getting your $200.00 security deposit back. I left a spotless apartment and was charged $185.00 in cleaning fees. I probably should have opted for the cleaning service they offer pre move-out for $150.00. Either way, youll probably either get $15.00 or $50.00 back from your security deposit. A scam.

Great place, but needs some work. The apartment I moved into is amazing. A lot of space, but definitely pay for it. Move in was unorganized. No tour was offered. Not as dog friendly as I thought. There are minimal doggie areas and no doggie park. Renovating gym which was told would be sooner than it has been. The only solution was stated was they have waived a enrollment fee at LA Fitness even though we pay a lot of money to live here.

I regret having signed the leasing agreement. I have no important complaints about the complex itself, but I had a horrible time with the move in and move out process. I had no assistance from the management company on either end. They did not walk through the apartment with me, they did not tell me I needed to reserve the elevator. They gave me no information when I moved in other than the date and the location. When I moved out, it was more of the same. They never contacted me to let me know what was going on with the move out or the lease; I had to contact them on every occasion. They did not do a walk through the apartment with me or assist me with any other information. It was a very confusing process. The biggest issue; however, is that they charged me a lot of money for cleaning upon move out and refused to give me a break down of what the payments were. I am a very clean person on a daily basis, plus I spent four hours cleaning the day I moved out and I had the carpets professionally cleaned. I do not understand why I was being charged so much. They sent me pictures of a dirty fan (my fault, I did miss that) and the toilet paper roll that I left behind in the bathroom for the next tenant with no explanation or monetary breakdown. How these items added up to over $200 is beyond me. I emailed and called the leasing office over and over again, and no response. I called and emailed the corporate office, no response. I finally paid because I didnt want it to affect my credit, but I am really disgusted and disappointed at how shady this company has been.

Had an issue with my fire alarm chirping. I called the office on a Sunday right before the office closed. Cody in the office was awesome! He called me back after I left a voicemail walked me thru taking the battery out. When that didnt work he came to my apartment and disconnected the detector himself after the office was closed. He completely went above and beyond. So thankful he came to take care of it since matenance couldnt get my apartment until the morning. Thanks again Cody!!

We moved out of the Reserve at Patomac yard last month. In the time that we lived there my husbands tires and wheels were stolen from his car, which was parked in the parking garage. His car was left on cinder blocks. There were also similar incidents of theft that occured with other residents vehicles. There were no security cameras in the garage to capture the theft. The police investigated and the security camera in the front of the building does not capture much detail of who is going in and out so the person was never caught. Compounding the issue is the gates were broken on multiple occasions which did not help in keeping the area secure.Also, as one previous reviewer mentioned, most of the security deposit was kept. In the move out letter provided by the management company they did not specify that the apartment had to be professionally cleaned and that the walls had to be painted prior to move out. I have never had to paint walls in any apartment I have ever lived in. Had the management company communicated that the apartment must be professionally cleaned, we would not have spent two hours cleaning the apartment ourselves upon move out. We left it very very clean.Overall, I was disappointed in my experience here.

The apartment is clean, the grounds are well kept (there is even a new grilling area by the pool), and the front office staff and service staff are great. If you have a service emergency, the maintenance staff is always there to fix it - no matter what time/day.The location is great - shuttle to the Crystal City metro, walking distance to 3 grocery stores, a Starbucks, Dunkin Donuts, Subway, Chipotle, Target, etc, even walking distance to Del Ray. My sister and I are going to be moving into a two-bedroom in the fall.

I rented a unit for 2 years at The Reserve. The building has breezeways that are open on the ends and around the parking garage, so your unit directly opens outside. I rented the Alexander unit, which is the smallest 1 BR (app 640 sq ft). It has a rather large walk in closet which is great, but I believe cuts into the living square footage. There was a last minute switch on the unit I was supposed to have, and the new one I was put into had the same amenities, and I did not read the lease carefully enough to see they had increased the base rent about $75. That was my mistake, but shady as hell. I also have a cat, so I had to pay a $400 pet down payment, plus a move-in fee, and the regular down payment, a very reasonable $200 at that time. However, they do nickel and dime you to get that rent up another $150-$200. Each small dog/cat is $65/mo, parking spots (which you have to get) are $50/mo, the combined garbage, water, sewer fees ran me, in the smallest unit, about $40/mo, plus they started a door to door trash service that was $20/mo. Additionally, it is not a secure complex. One drive thru gate has been broken for 5 months and still was when I drove by a few days ago. The front call box seemed to always be broken if they bothered to close the gates. Also, it was a very long walk from some parts of the building to the elevators. I never ever walked on the grass unless I wanted to step on dog crap, multiple times. The fitness center is poorly equipped, and the breezeways were cleaned (pressure washed) one time in 2 years I lived there, shortly after Carmen took over as manager in March 2014. At first it seemed she was trying to fix the deficiencies, but after a couple months, she seemed to give up. The thin walls, cheap cabinets could be looked past to a certain extent, but the appliances, including the washer/dryer are all the cheapest GE made when they built the building, and the kitchen and bathroom floors are press on tiles, not linoleum. The base rent is somewhat reasonable for an aging building in that area, but you can see all the shortcuts and lack of maintenance, which undercut the value. Finally, so potential renters know, the new building going up next door is affordable housing and it sounds like they are going to be nicer than the Reserve. Oh, one final note.... with the E Reed Ave gate eternally broken, anyone could come and go, wandering around, littering, breaking into cars (a few) and peeing in the elevators and stairwell. I did not hate living there by any means, but all the little frustrations and problems were a lot to deal with and never seemed to be fully resolved.

Bottomline up front: live here if you cant find a better place and youre out of time for looking at places.I will start with this. The living wasnt terrible. I was on the ground floor right by the parking lot at the end of a hall. The grills worked 80% of the time, I only occasionally heard the neighbors upstairs and rarely the ones next door. The grounds were nice enough. The gym was nice and suited my needs. The community events were entertaining. The shuttle was convenient.Now the bad stuff.Management is pet friendly but the property is not. I was lucky enough to be the first door in a short hall, but much of the complex consisted of dim, long, narrow corridors that I avoided with my dogs if at all possible. There is no avoiding or making room for people or other dogs in those corridors.Security is a joke. They have gates but one or more are regularly propped open or broken. The fenced lot on my side of the apartment was for parking control than for security because anyone could just roll under the giant gap at the bottom.You have to protect yourself from this landlord. Document any major maintenance events. Our apartment had two separate flooding events when the water heater pipe next door to ours burst and our bedroom carpet was soaked for days. Then, last thing I expected, during heavy rain a year after the pipe burst, a crack formed in the ceiling and water flooded our bedroom again. The apartment charged us at the end for stains where the flooding had occurred and tried to blame it on our pets because the service tech saw pet hair and smelled their presence in the place during his 5-min inspection.Which brings me to their EasyMove, if you chose to move in and its time to move out. If you have the time and capability, do your own cleaning. The damage and cost walkthrough before they clean and its a trap so they can blame things like the carpet on you.Since management will try to charge you for whatever it can, report every little thing you want and keep a separate maintenance record because they will lock you out of it once you are gone, making it unavailable should you need it for reference. The move out experience soured the 1.5 years of ok-living and I would caution anyone against getting in this tango.

Stay FAR FAR away from this place. If its not one thing, its another...((Ill try to post pics of some of the stuff Ive seen, if not here then on apartment ratings dot com))Accounting:Now, apparently, you try to pay rent, on time, your account shows a $0.00 a day later balance and then they charge you an extra $300 late fee. So much for trying to do right by your bills. Similar things have happened before with my accounting here too so take screenshots and save ALL your confirmation emails and such.Apartments:Well, enough to say two of them have burnt down this year alone. Literally, two apartments within my same block have caught fire. Not small fires, fires big enough were the sprinklers went off. Again, this has happened twice this year. Luckily neither was directly above me and we didnt get any water damage.Grounds:There is dog poo EVERYWHERE. Mind you Im a dog owner so I have a very high tolerance for that sort of thing. However, its the point where you cant walk on the grass because youre almost guaranteed to step in it. You can also find what I can only describe as building trash laying everywhere. A rusted water heater once sat on someones front lawn for about a week--looked like someone just threw it over the balcony. You can also expect to see shingles all over the place that ripped off the roof, building siding will come off and sit in the lawns for days without any cleanup.Services:Theres supposed to be trash pick-up most nights (5/7) at your door. Our experience is very frequently, trash is still sitting outside our door when we wake up on pick-up nights. My gate clicker to get into the parking lots has broken 3 times. All three times its a trip to the office to explain that batteries are dead, twice their solution was to just use the call box ....which is also broken, only half the screen shows up so I couldnt even dial myself in if I wanted to. For winter, they left our heat off for weeks. Their excuse was something along the lines of no one was home when we came by to turn it on. Great. Thanks guys. Also thanks for letting us know that it hadnt been turned on (yes, thats sarcasm). And then when it was freezing out it took them 3-4 days to actually respond to my emails and calls to come fix the heat. It wasnt until I threatened legal action and said I was going to stay at a hotel and pass them the bill that they responded.Front office staff:Cody is the only person in the office who Ive dealt with. Ask for him with anything. Flor is extremely rude and unhelpful. Seems like she hates her job... whats also hilarious is that her office faces the sidewalk of the building, half the time you walk shes just looking at some random internet webpage on her computer. What a joke.Other issues:Car theft has been a HUGE issue in the past, look up the past reviews. So many pictures of cars sitting on blocks with their wheels stolen. Right before we moved in, someone shot and killed a dog too. All in the reviews.Also, when they say your rent and the $20 trash fee is the only thing youre on the hook for, they are severely lying. Even though you pay utilities yourself they still charge you an extra RUBS fee AND a RUBS admin fee to process your RUBS fee... sooo why am I even paying my own utilities?

This place is awesome! Are there better places? Sure, but youre gonna pay for it. This is the best bang for your buck in an expensive economy. I searched seven other locations and thought I had made my decision till I found this one. The price per square foot and quality cannot be beat. The staff are very polite and very responsive, even when my A/C went out on a Saturday night (there within 30 minutes). I lived in an apartment and house prior to this place and this beats both of them in storage capacity. I have the Lafayette floor plan and I love the firplace and dining room with bay windows. The two walk-in closets and ample storage space in the bathrooms and coat closet are all the room I needed. There are quirky things like the cable/internet port being located on a separate wall from the obvious place you would place your TV but that was easily fixed by the local internet company (Comcast). One huge bonus is the shopping center located directly across the street; it has everything from a Starbucks to start your day, an IHOP for breakfast or Chipotle for lunch. A Hops brewery and restaurant for dinner and to fulfill your shopping needs it has a TJ Maxx, Best Buy, Target, Sports Authority, and grocery shopping at Shoppers. It even meets your entertainment needs with a Regal Theater with 16 cinemas. I chose this place for price, quality, appearance, and location. Being less than two miles from the nearest train metro in Crystal City, which the apartment provides a shuttle service too, is also a huge bonus. I recommend this place to anyone. If you want more, you have to pay more; this is the best place for the price.

Front gate call box hasnt worked for months. Now having Uber Eats drivers cancel on us because they cannot get through the gate. Key fob/clicker hasnt worked since I moved in last August and they wont replace it (they keep saying its back ordered). So. I get honked at every night trying to get through the gate to get home.
