Horrible management and a horrible place to live. Walls are so thin you can hear the person under you snoring in their sleep. My lease ends in 3 months and I have never been more excited to leave an apartment complex. This place is definitely overpriced and underwhelming. They don’t have a gym or visitors parking so you cannot invite family over at night, but they charge over $2100 a month for nothing. No perks come with living in the neighborhood besides being so close to the exit and so many food options. I never experienced it, but a neighbor a couple buildings down said something about a mice problem. They had to get pest control and it came out of their pockets not the neighborhoods. I haven’t seen any in my unit, but it’s uneasy knowing that I might be living with mice and not know it. Anyways put your money elsewhere, like I said overpriced and underwhelming.

Like I’ve seen some people say, this place is crawling with rodents and pests. Over $2000 a month to share the place with mice and cockroaches. They do a good job keeping the outside pretty but it’s overpriced and definitely not worth it. They are building new apartments across the street and right next to the complex and I think your money will be better off spent there. You can see them try to keep up with the modernization of Richmond HWY but they are falling short.

If I could put 0 stars I would, the management is very disrespectful. We’ve been living her for 3 years and we’ve Always had a problem with management, there’s been so many people leaving this community. You’ll see so many empty apartments. The only nice thing about this place is the outside, the people who live under us are also so disrespectful, we can’t even walk in our own apartment without them banging on our door or putting a complaint. We never tried to be loud in the mornings because were considerate, but around 2/5 we have kids over and they like to run around and jump and they always seem to have a problem with it as if they pay our rent.

If we didn’t have our dog we would have definitely chosen to live somewhere else. They always shut the water for maintenance and it’s done all throughout the year, sometimes without any notice. It’s such an inconvenience especially when it happens so often. We learned to always have drinking water available or you’re pretty much screwed. One out of the two washers is usually broken so your stuck having to share one among the whole building. My apartment is livable and we haven’t come across a pest problem, but I am on the third floor.

Management is very rude. The Assistant Property Manager Maria is very hostile and rude. She is very dismissive of whatever you are calling about. I would request to speak to a new person if you’re on the phone with her. MICE!! This place had mice and lots of them too. Pest control cannot control them, maintenance can’t control them, it’s a mess. They also have roaches! The only good thing about these apartment buildings is that they look good from the outside and have a very pretty presentation. Besides that they have horrible, rude management, uncontrollable amounts of rodents and pests and slightly overpriced for something so underwhelming. If you’re looking for a place to stay, skip this spot. keep the money and find a better apartment complex in the area. if i could vote zero stars i would

The ONLY reason I’m giving 3 stars instead of 1 is because of the nice woman in the office Melinda she was very welcoming. However after meeting Maria I Almost didn’t want to move in ! Her whole demeanor is unnecessary & highly unacceptable especially while being a property manager. It really took everything in me to keep my composure after dealing with her passive aggressiveness.This was last option... The other 2 properties I applied to in the area had waitlist. If I didn’t need to move in a place so urgently I wouldn’t have chose King’s garden.

Posting photos of fire next door to give you an idea of how Kings Garden may have been affected. I could feel the flames across rt1, saw they were spraying the roof at least of KG, perhaps to prevent it from catching. Saw stuff falling still on fire, but wind direction may have been lucky, relatively...

I rated “Kings Gardens Apartments” a few months ago and I’m still satisfied with them. First expressions were wonderful as I walked in and as it goes by everything gets better. Cameron’s been very pleasant and helpful each and every time and manager and other staff has been doing great job ever since my mom and I moved in (2018). Clean place, observed for security all night long, performing constant interactive community events once in a while. Awesome walking/biking trail, and plenty of parking spots available (passes required).

Omg thanks so much to the Kings garden team! They all have great personalities and spectacular interpersonal skills. A special S/O to Cameron who made the process quick for move-in! I love my new apartment and all the updates that all the other complexes didn’t have! An also the grounds are kept very well!!!

If you do not like cockroaches, I would not recommend this place. Maintenance had to come to my apartment 4+ times to get rid of the cockroaches. Also, there was always at least one washer or dryer broken in the basement. Oh another fantastic feature was all the packages that got stolen. There was some graffiti from prominent gangs in the laundry room too. So that definitely made me feel extra safe. The one and a half years I lived here were basically a living nightmare. Definitely do not live here.

I moved here last year with my husband Michael. Not long after moving here my husband locked himself out after office hours. He left a voicemail and within minutes the property manager was there to let him in. She was pleasant the entire time. Cameron helped us move in through out the process he maintained a welcoming and pleasant greeting each time we saw him. Even now he has the same pleasant smile on his face when we see him and clearly enjoys his job. I have neighbors in my building who help with carrying my groceries bags when I’m coming home. My next door neighbor always helps hold the door open for me and talks to me once he learned I am bilingual. The security patrol is always out making sure there is no suspicious activities. The maintenance team has always been helpful. When our building was being serviced for air filter replacements I got home from class and saw him. I wanted to take a nap so he came on in and changed it right away so I could rest. I’ve never had a parking issue or safety issue. I jog in the evenings when it isn’t too hot and have no issues. I have yet to utilize the bbq area but that will come soon. The pool is pretty neat they take good care of it. I like the events they do for the residents and always keep us updated. The apartments are spacious but we could use more washers and dryers. I usually go across the street now for my laundry needs because it makes it easier sometimes. Over all great experience look forward to another year.

So let me begin, I’ve been here since October 2017 and I have not had any problems with the complex I talk to everyone in the leasing office to the manager to the assistant manager any anytime I call them for anything they come they were willing to do things like hang up my television my mirrors things that are not in the job description so I don’t know about the rest of the reviews left but as for me I’m Happy here. If you complain about the towing, Well apparently you were parked in the wrong place. And it would be wrong for me not to say thank you to Cameron he’s one of the best and the nicest person ever Devail, Tiera, Claudia I Thank all of you.

The worst management,they lie to me about the apartment that i was moving to they show me the second floor and wanted me to move to ground floor after application proccessing, her name is Melinda, the first day i told her i can move to any floor but not ground floor and she told me its not the ground floor after i paid the application fee and every thing then she gave me the number of apartment i told her this 103 is not second floor but she say no its second floor, but i wasnt and she is saying i dont wanna refund your money.dont lease here and confirm that you get what you want not what they want, they make money from peoples application fees,

My roommate and I thought this was a great place to live. Half way through our lease we discovered mice. Currently being 7 and half months pregnant and living with mice isn’t a good thing. We have complained and taken tons of pictures for proof. In the end they put it on us. We both work full time jobs and I do school on the side. So if I don’t clean up from breakfast I do it when I get home at night. She, Stacy was taking pictures and scolding my roommate for things that we are very good at doing. Trying to blame us for the problem instead of taking charge. In the end I will be calling the health department and report them. Whatever you do DO NOT MOVE HERE!!!! Also I would give them no stars if that was an option. Like mint and lavender doesn’t work and the traps are temporary. I have lost a lot of respect for this company. We have also spent our money on traps and new fancy trash can which I probably won’t get the money back.

(TL;DR at bottom) This is posted as a warning to those moving to the DC area from far away: DONT DO IT. The companys policy allows tenants who have submitted a letter to vacate to withdraw the letter within a few days of their move-out date. This results in you, the incoming tenant, being royally screwed and essentially homeless.My friend is moving to Alexandria from North Dakota, signed a preliminary agreement (that, to their credit, includes a paragraph stating that previous tenants can back out, but no one realistically expects that it would happen), rented the u-haul, bought a plane ticket so I can return to ND after I help my friend move, and set a start date for work based around the move-in date she was given. The sales rep offered to help her find a new place and gave 2 suggestions that did not work because one was wildly outside her budget and the other did not allow dogs, and then he suggested using the companys apartment finding service. In other words, it didnt help, and now shes 3 days away from moving with nowhere to move to. This a terrible policy that either Kings Gardens or Southern Management as a whole needs to seriously consider changing.TL;DR: If you have a very rigid moving plan and absolutely need reliable, definitive housing, skip Kings Gardens.

I would not recommend the place or any southern management community. I have dealt with two of their properties and this was by far the WORST! I had to deal with bed bugs in the apartment I complained and they told me they would send out a pest control company. That company was a joke I requested to have my own come in and they refused they drilled holes in the walls for some reason which made the problem worst. I followed everything that they wanted me to do get rid of these pests. After a few treatments and the pest getting worse and worse, I asked if I could break my lease agreement due to the apartment being inhabitable. They told me I could not do that until one member of the pest company gave me some information and someone in the leasing office gave me incorrect information. I am highly allergic to these things and went to the emergency room multiple times. I literally had to come to the leasing office with my face swollen due to the pest. Even then the manager Maria seemed like she really didn’t care when I started speaking loudly about the issue she want all the doors closed so the “new/future” residents would not hear me. Eventually I was allowed to break my lease it came at a cost of losing all my things and them billing me for anything possible they saw fit. Oh and maintenance men just come in your apartment whenever they feel like it. I was almost nude a couple of times because and was startled by them being in my living room. I lived alone and that really bothered me because of the odd hours I worked at the hospital. Do not move here please save time, money, and stress. They have a serious bed bug problem that they can’t seem to get under control.

Old resident that lived here for 1 month. Broke my lease and went thru hell to do it, moved in at night and when I turned on the lights the apartment was filled with cockroaches. It got worse when we saw bed bugs and went thru hell talking to the office and upper managment. When I called Southern Management ro complain they accused me and said most likely I brought the bed bugs!!! I just moved in and had only little furniture that I stopped bringing when moving. Please dont move here I ended up throwing my furniture away total lost. To management I would say listen to your tenants if everyone says theres bedbugs maybe you should do something instead of accusing new residents that they brought them. Worst apartments I have EVER stayed at.

If they say theyll repair something, get it in writing. The fire door slams easily. Before I signed my lease, I asked if they can slow the door down or put something in the frame to help quiet the door closing. They said theyll have maintenance look at it. After I moved in, I got a follow up call about my satisfaction, I asked for an update on the door adjustment. The repair person said they are going to attach a door arm to slow the door down as it closes. In one month, Ill be here a year, they never adjusted the door. I would go to the office or call for maintenance requests (on Wednesday, for example) and I wouldnt get a follow up or the maintenance technician wouldnt show up until the following week (on Tuesday, for example). They have a posted letter in the office that states Ill get a rental credit for every day my maintenance request hasnt been handled. Instead of getting a credit, I got excuses oh, we had a skeleton crew that week. I reported something dead on my porch, no one showed up to get it. A week later I got a call from the office, to address a different issue, so I asked if someone could remove the dead rodent from my porch. They sent some one over right away. Adults and children loiter and play on the bars of my porch. Loitering is not allowed, yet this has been an issue that has remained unresolved. The apartment flooded (due to another resident), leaving the kitchen, living room, and dining room ceiling, floor, and electrical outlets with water damage. I removed my belongings immediately, preventing damage. I contacted resident services for accommodation of another apartment or a hotel. They told me no, to call my renters insurance provider. The renters insurance will not cover me to live in another location while the apartment repairs the water damage. Resident services continues to remain firm with their decision that they will not make any accommodations while they repair my apartment. Im concerned about the health and safety of my toddler during these repairs and we only have the bedroom for her to play in and sleep in all day. They finally stated theyll cut a check for the difference in my electricity bill, Ill update this revew if that happens or not. My car has damage from a bb gun. Ive found vomit on the sidewalk, left unclean, now I see a huge black mark where the vomit was and that vision of vomit remains in my head. People toss their trash in my porch as they walk past. Maintenance damages something each time they fix something. I covered my floor so maintenance wouldnt walk on the carpet and he still walked on the carpet, put his jacket on my chair without asking if it was ok, and walked on my toddlers play mat. Dogs barking for hours at a time. Thin walls you can hear someone sneeze, cough, yawn, etc. The air conditioner adds over $100 a month to run at 76-78 during the day and 72 at night. One street for entire complex, so theres traffic entering and exiting. You have to be the third car in line to be able to drive to the second exit. Homeless person found sleeping in stairwell. Halls smell like urine.

They should put bilingual staff in the office because when one speaks for information, they never have a person who speaks Spanish, it is not rasismo, but many Hispanic people live here and have the same attention.It is necessary to hire people who speak both languages.
