DO NOT LIVE HERE. We are living in a ROACH INFESTED apartment. We were not notified that there was an infestation in the unit next to us. Once they started treatment in that unit the roaches spread to our apartment. Placed countless maintenance requests to get pest treatments, which did not work. We had to go down to the leasing office twice to voice our concerns because the first time, the staff was rude and made it seem like it was not a big issue and to simply put in a maintenance request. We have yet to receive another treatment as roaches has spread from the kitchen to bedrooms, which is absolutely disgusting. Cant believe we are paying luxury prices to live with roaches. The rental office will NEVER pick up the phone. Garage full of cars that don’t have permits. They are refusing to move us into a new unit until the roaches in our apartment are “taken care of”… yet no treatments are being done. RUN FROM THIS APARTMENT COMPLEX!!!!

I’ve had a great stay so far. I’m on the fifth floor so I don’t have to worry about people over my head and I’m mindful of those beneath me. The office is responsive when I email. Joe, the maintenance supervisor handle my request as soon as I put them in. Get him some help, he’s only one person, never complains, and so professional. He’s deserving of help or a raise. I’m enjoying myself here.

My daughter moved here a year ago, at first I was worried about the college kids and the quality of the apartment building. Tim who was our leasing agent took over as the manager and completely turned things around. He is attentive to any problems we’ve had and the building just feels quiet, safe and homey now. The upgrades are lovely! I’m impressed by the fast pace of the maintenance team and just seeing some of these negative reviews made me want to post one as some of the problems mentioned are no longer true

I don’t even know where to begin ! DO NOT MOVE HERE ! I will be including pictures! This place is too overpriced ! It’s nothing luxury about this place ! The elevators are always breaking down ! There is no guest parking for your 100$ parking spaces . Tim in the front office is very rude ! He’s always so lost ! He does nothing that a manager should do ! He rarely ever answers your phone calls ! He will say anything to get you to sign the lease prior to seeing an apartment. The apartment that they give you will have holes in the cabinets and they’ll attempt to patch it up by slapping paper on top of paper . The dishwasher is old and rusted ! The stove malfunctions which is a safety hazard ! The dryer provide in the home burns up your clothes which is also a fire hazard. The ac is constantly breaking . The tiles in the house aren’t cleaned prior to you moving in . The fridge freezes your items . And if you ask them to fix anything Tim will tell you it’s cosmetics and that he cannot have it fixed . Run fast and run far !

Scheduled an appointment online to view listing. Appointment was confirmed. Front door locked and instructions to contact leasing office. No one answered the front door call, tenant let us in, and there were two males working there. Person at front desk stated there were no availabilities. Stated sales team should have sent a text about this. Waited at front door for 20 minutes before tenant assisted us. Front desk employee(male, Caucasian, late 20s) short toned with a frank attitude about the whole thing.

Giving a 3.5 because the apartment itself is nice and has good amenities, but the on site leasing office staff is not very helpful. It takes a bit for someone to get back to you unless you bug them enough. Maintenance is great. The corporate office is good about getting back, Erin specifically is always super helpful. You’re better off reaching out to corporate and getting them to get your message to on site staff.A few other things:the elevator constantly breaks and they just keep patching it up, the garage doors often don’t close (but of a safety issue), and they charge you for package storage but usually don’t put it on the correct side so you’ll be paying to walk over to the other mail room, not sure if that’s the site staff or mail carriers just not following directions. Not necessarily deal breaker issues but something I’d want to know if I was moving in. Hope this is helpful!

The biggest issue with this apartment complex is definitely the service. I dont think its possible to find a more rude, and un-professional leasing office staff for this complex, not only do they avoid returning your emails, phone calls, and text messages, but they lie, and say that their 24/7 leasing staff is available, but more often than not I have to leave a message, about what issue I have, and they NEVER return the call. However, if you are a fan of rude, unprofessional staff, then this place should feel like paradise.

Regular parking spot issues. Car damage from leaking pool. Elevator issues. Fire hazards ignored. Damage from utilities having preventative features removed/installed without. Not college reckless fun, which it couldve been, no, just BS not worth your money. Timur in leasing was great, as was Shannon and the majority of maintenance/ utility staffing. Look elsewhere.

We actually had no idea the apartment was getting a smart home thing which is an extra bonus! I love how close the building is to everything, the apartment is huge for the price especially in Towson. I like that they’re taking safety measures for the gym, pool and the building In general is clean. I appreciate that Tim is very knowledgable and great at communicating! I normally don’t write reviews but this experience has been so good that I totally had to do one. The 20 Lambourne complex is a great community. The entire staff has been responsive, efficient, professional,, and considerate. I was highly impressed with the responsiveness to the couple of maintenance issues (minor) that I have experienced. This is by far the worst complex I’ve ever lived in. The staff does little to nothing when it comes to service. It takes weeks for them to follow up on tickets. Their super loud fire alarm goes off at least once a week (resulting in a ringing in my right ear). It goes off late at night and early in the morning. They are always shutting off the water for whatever reasons. Theresa, in the rental office has the nastiest attitude. She’s very short and dismissive, and of no help. Very unprofessional. They charge way too much for parking in the garage. (If we live here and spend almost $2k a month for rent why are we charged an extra $90 for a parking spot?) Mind you a parking spot that other people tend to park in anyway. (that is a constant problem). I’ve seen several roaches in my apartment and in the hallways of the complex. They claim they do pest control but it doesn’t seem so. Also there has been a double homicide in the complex. It happened while I was living there, and we had to find out on the news what had happened. And I don’t recall seeing any details being put out about the incident. They claim the access to the building is controlled but people constantly leave the side door barred open. And people just pull open the font door, bypassing the magnets that hold them shut. There use to be security here but they have all but been fired it seems because I haven’t seen any since the murders (2 years ago now if I’m not mistaken. The neighbors are amongst some of the worst I’ve ever had. Very rude and disrespectful. A lot of college students live here so there is constant noise. People in the hallways running up and down, loud parties and music. You name it. Our first week here we had a person try to break into our apartment with the fire extinguisher mounted on the wall next to our front door. People walk their dogs and allow them to poop anywhere they want and don’t clean it up. Outside on the sidewalks, in the grass, and even on several occasions in the hallways of the complex. And the absentee maintenance people take days to clean up the mess. I stepped in some poop in the halls before. It wasn’t pleasant. And all they do is send out emails. But nothing comes of it. It occurs still to this day. And good luck with having anything fixed. Our windows have been busted (Do not open) since we’ve moved here along with other things wrong with the apartment that still hasn’t been fixed. Over the last 6 months or so we have had a new up stairs neighbor. A man and woman and two kids live up there. The kids are constantly stomping, wrestling and running around the house making noise. The youngest one jumps up and down on the bed as early as 5:30am and as late as 11:30 pm. I CAN HEAR EVERY JUMP. It often wakes me up and keeps me awake resulting in not getting enough sleep for work. The parents are no better. The Man that lives there Is always yelling and screaming at the kids. They play loud music at all hours of the night and more. I made several complaints about them but nothing was done. I was assured they were spoken to but nothing changed. If anything it got worse. Myself and my roommate have even gone upstairs to confront them but they don’t seem to care.Their portal kinda sucks. It’s sometimes goes on the fritz and once we weren’t unable to pay the rent using it and was charged an extra fee to pay with another method. This place sucks! Dont rent here. The space is pretty good. Lots of room and closet space in the apartments. And Kristina is a pleasure to speak with. She seems to genuinely care about the community and what goes on. But outside of those two things I wouldn’t recommend living here. The worst living experience of my life. I would give them no stars but the site forced me to give at least one. They’ll respond to this review talking about what they “fixed/improved” but up until my move (insert date) all of these things were still occurring.

Absolutely do not move here. We lived here for a little over a year. The college kids that live here during the school year are rude and disrespectful. They would always run up and down the hallways late at night and make messes in the elevator. The maintenance staff is useless. Our living room window would flood when it rained and they never came to fix it after many calls. We contacted the leasing office and they told us to “put some towels down” because they were fixing all the windows this year. It’s way overpriced for the amount of space you get. There are plenty of better places in Towson where you get more space with better prices. The parking garage is way to narrow and people speed up and down it and I even saw a few accidents while I was there. There are roaches that I saw frequently both in my apartment and in the hallways. The fire alarms were a nightmare going off far too frequently and late at night and early mornings. Needless to say don’t waste your time here.

The apartment is a nice place to live. We lived at another apartment in Columbia, MD that had great reviews and was horrible. The apartments are cozy and comfortable. There have been issues with the fire alarm being pulled but the manager has installed cameras in the building to catch perpetrators and kick them out. The problem is being addressed. The fire alarm has gone off about 4 times in 3 months. The garage doors were broke one time in 3 months but management responded and fixed them. There is only one parking spot in the garage per apartment which seems pretty standard when we looked at other apartments in the area. There was noise from college students but management has addressed this and cracking down on perpetrators. On our floor, we have only heard excess noise a couple of times. You cannot hear neighbors through the wall. You can only hear people in the hallway.

Miserable living experience, had to tiptoe for an entire year or would get a noise complaint. Received several noise complaints while NO ONE was home. Police officers knocked on the door several times responding to noise complaints, they apologized every time after noticing we were not being loud. The washer and dryer did not work the entire time I lived there, I put in service requests to have them “fixed” 3 times, mainentence would come work on the washer/dryer but they were never actually fixed. Leasing office would have to give me keys to vacant apartments in the complex to use washer and dryer regularly the whole time I lived there.Due to bogus noise complaints my roommate and I had multiple lease violations on record. After move out date I was rejected by several apartment complexes due to those lease violations.Fire alarms throughout the whole building would go off constantly, mostly in the middle of the night or morning and could never get back to sleep. The APARTMENT ITSELF was great and there was huge potential for it to be an awesome place to live during my college stay, but instead it was a MISERABLE living experience without any privacy or decency of living. I could never have guests over or I would immediately get a noise complaint and threatened eviction. I would not recommend anyone to live at 20 lambourne, especially if you are a college student. The only thing I can say about staff is that Kristina George was great, she was very helpful and caring throughout all of the mess I had to deal with about false noise complaints.

Even if you put many maintenance requests in they will not make it a priority to fix it. Even when it is 85 degrees in the middle of summer they claim that the AC is not an emergency and will take a few days to get to it if you dont keep calling. I WOULD HIGHLY SUGGEST that you go to one of the apartments across the street. I have lived in Lambourne for 2 years, moving out in June.Overall, the living situation is a nice, good atmosphere. The 24-hour fitness gym has been closed for 2 months now renovating as well as the common area. I have not seen anybody working on them or a date as to when they will be available. If you do not turn in your 60 day notice in time, they conveniently place you on a $6,000 month-to-month rate. This rate is ridiculous and unreasonable. Lambourne attempts to be a 5 star apartment complex but surely they just like to rip people off with everything. You dont get what you pay for living here. The garage door is constantly breaking, and it takes them forever to get it fixed.I am currently a college student, but we do not host parties nor tear up the place like everyone else does.Beer cans and other trash can be seen in the stairwell and even hallways. People are also constantly breaking the lights, stealing welcome mats and pulling the fire alarm. They threaten to find who is responsible but its a continuous cycle with poor management, and not tending to current residents. The management cares only about getting residents in the door and not making your stay personable at all.

Moving out was a hassle at first. Wed just resigned the lease and the term hadnt started yet but when we needed to move across the country we were being denied getting out of the lease that had yet to start. Eventually we did get out of it and only had to pay a month to month rate for the overlap required (60 days) when moving out. I liked my apartment and the location and amenities but there were a lot of unruly college students. They were frequently breaking exit signs, doors, hallway lights, elevator panels, etc. And leaving garbage especially alcohol related all over the property. Often there was a lot of noise at night and vomit in the hallways and elevators. Around the Super Bowl I even saw an incredibly intoxicated girl leaving a party at an apartment, vomit in the hallway, spill her alcohol and sit in the vomit while I was on my way to the Towson diner. After spending about an hour in the diner I came back to even more vomit in the hallway and a friend having joined her and they were continuing to drink. As a working adult it felt a bit like living in a fraternity house and wasnt an environment conducive to getting a good nights sleep for a productive workday. I cant imagine how families with small children feel. Another big issue was the fire alarms were frequently pulled and even in succession. I suffer from anxiety disorder and several times they caused me to yell out in my sleep and have to be shaken awake by my husband. Id wake up to a greatly accelerated heart rate and breathlessness. When wed leave the building wed find out it was only a prank. It was so frequent that we quit bothering to leave when they were pulled and bought ear plugs and used them alongside over the ear headphones. It also terrorised out cats to no end. I imagine with their more sensitive hearing it had to be painful to them.

Janitor workers smoke weed in cleaning closets and give vacant apt keys to kids at night to party in. This business is a disgrace. If you know whats good for you, never move here. They will screw you over big time!

At first theyll be nice to you making you feel welcome over the phone. Then, I applied online as I was instructed from Theresa Cason claiming that the application registration was free. After that something went wrong with the network during the process when I entered all my information. As I called multiple times and left emails to get some help, they never returned my calls or even helped me out. I was just told that the transaction was never made, so I basically didnt bother dealing with this anymore untill I got a mail from NCC Business Service that I owe money coming from this apartment. Looking back, this apartment seems to be running some sort of a scam and they are only after your money.

If i could give this place 0 stars i would. For starters the onsite staff never, and i mean NEVER answer the phone. If there is any issue you have to call 10 times in a row to get a hold of someone hopefully, and if they dont answer you have to go down to the office and speak with them. One woman working there, Theresa Cason that worked with my roommate and i since moving in in August, does absolutely nothing but give an attitude to her residents and make us feel like we are bothering her when theres an issue. Ive had my parents call the office to try and get in touch with someone to than have the guarantor told they cannot release any information and to stop calling. The master bathroom never has hot water. The AC in my unit froze within the first week of being used. The walls are extremely thin and you hear your upstairs neighbors all day and all night. The staff is completely incompetent, and rude. They issue noise violations to tenets but yet no where in the lease does it say anything in regards to quiet hours or noise, but yet if your too loud you violated your lease and if you violate it again they will evict you. The garage doors are always broken, there are never enough parking spaces for the amount of tenants that live there. This apartment is way over priced and they only care about future residents and making the place look appealing when in reality once they have your money they dont care about anything in regards to their residents after that. The place needs new staff and need to get the place reappraised because a 3 bedroom with a fake fire place and no balcony is not work 2,400$ a month.

Nice apartment while living although it is very overpriced. Leasing office and billing WILL take advantage of you upon move out. From extra charges to inconveniences on move out day, this leasing office staff is borderline INCOMPETENT. 20 Lambourne is an absolute mess! Rude customer service from billing when disputing charges (threatened to charge us more for something my roommate and I did not break). If you do make the mistake of signing a lease here, make sure you write down every little thing on move in report or they will try to screw you in the end. I wouldn’t recommend this place to my worst enemy, or even the drug dealers who were murdered on the fifth floor, who rented an apartment by using a fake name (Great work leasing office.) I give this apartment building one-star.

Listen to me when I say DO NOT MOVE to 20 lambourne. The office management is HORRIBLE. No one in the office knows how to put ink in the printers. They only care about future residents and making things look good for them. Flowers had to be taken out due to kids throwing them and dirt all over the floors...in front of the cameras. The camera footage is barely viewable inside the office. The garage door is constantly broken and it does not help that a lot of neighborhood hoodlums come here after school. Always smoke marijuana in staircases, even the gym bathroom and the office will then knock on everyone on the ground floors room seeing who is smoking. Kids around here break lights on the halls, pee inside, steal from cars, (they have a system to tell when people are coming) take packages from doors, as well as break into vacant buildings that are not locked. The security guard suppose to be keeping these kids out can be found at night sleeping. His one job is to stay awake haha. We use to tell the guard when we heard or saw the kids doing these things, also when they were going door to door asking for money to go to college, but the security guard told us that the apartment management know about the kids so we just have been forced to deal with it. They will not end your lease, not for job relocation, school transfer, or even death, which is stated in the lease. We have wanted to move since our second month here. We truly regret not listening to the reviews. Our dryer was broken for three weeks until they ordered us another. Bathtubs constantly wont drain. The shower runs out of hot water after 15 minutes. The fire alarm goes off constantly and were rarely informed what the problem is. Pipes busting in staircases and water pouring on you in the winter when coming home. There are 5 different teenagers that come here regularly to vandalize and trespass, they come here each day at around 11pm and i have seen someone hit a blunt inside the hallway, and when i shook my head they laughed at me and tossed it on the floor and stepped on it. and when this was mentioned to the office I was smiled at and told ok Ill tell em and have heard nothing back since. I am completely done with 20 lambourne. It twists my stomach seeing mice when I throw my garbage away downstairs due to it not fitting in the chute. I have never lived somewhere that costed this much money, and Ive never been treated so rudely.I feel bad for each person I see come in to try to live here. When I see the management giving tours I just want to stop them and tell them to move across the street to the quarters because this place theyre only about your money. We cannot wait until our lease has ended so we can move there! They need new management and new staff. Especially inside the office.Take time listening to the reviews. Or simply ask some of the residents here! The lobby is closed constantly due to renovations. Computer room is no longer available. The only perks that they had here, they have now taken away. The appliances are very bad and do not work well. The cabinets when we moved in were chipping, chips in the counter tops, as well as marks all over the wall in the bathroom where the metal shower pole was on the wall. When I moved in there was also an empty pack of swishers left on the back porch. If I could rate this business a -0 I would. It does not help that a group of kids call 20 is the hangout spot you aint from Baltimore you dont know how we do here. its the city we hit rich people buildings that makes it the worst place to live but the rude management does not help this issue. Especially when someone is trying to make them aware of these problems to make this a better place to live. So we give up, and it is sad that we had to have such a horrible experience with this place for a year to realize what kind of some businesses treat their clientsBe sure to take pics when you move out of apartments Bc maintence leaves it unlocked for those teenagers to party in and trash and they will mail you a 1,000 bill prior to move out.
