I would recommend living here to anyone! The staff is AMAZING and always willing to answer all of my questions and happy to do so! Our first apartment here Stephanie (the manager) toured and leased to us, which is rare to find a manager willing to do this. Since then she has been amazing as well as all the other staff, especially Megan! We love calling Estancia home and will do so until we buy a house. Any problems that do arise they are fast to respond and the maintenance is very helpful and honest. Thank you Estancia staff for being so amazing to me and my family!

Overall living experience was enjoyable and I was really sad to have to leave. I loved living next to the soccer field and getting to see other tenants walking their dogs while all the kids played together. Maintenance was good about fixing issues in a timely manner and were never rude or creepy upon entering. Never had an issue with bugs or neighbors, and some staff were much more helpful than others. My issues came from move out when we received a breakdown for all the cleaning/ damage fees. We had pet damage which I think they were reasonable with their charges but I saw that we were charged much more for cleaning fees which I was was ridiculous. It looked as though they charged at least 10 for everything possible and when I called to inquire more information behind the charges, they said it was cause we did not dust. I think this is super expensive for not dusting but I moved on because I admit that we did not dust. I had a real issue with our other charges because we spent a couple hours cleaning the entire apartment and we felt good about leaving the apartment in clean conditions. They tried to charge us for the bathrooms and fridge but I tried to explain that we did not leave those dirty. They told me that they were referencing the photos that they took when we moved out. I tried to explain that we had also taken pictures (in fear of this exact reason) and they said that they did not have to look because they had their own. I was upset and told them that I thought it was ridiculous that they wouldn’t even at least look At my pictures. Once I said that, they said that I could email them pictures and that she would even give me her personal email in a snarky tone as if she was belittling me. I assume they get lots of calls with people wanting their deposit back but I just would’ve like them to at least try to work with me after I had spent a year with them and had no other issues.I’m really sad to have left the apartment on these terms because I tried to be good to an apartment that took care of my needs for a year, only to have them try to milk out everything from my deposit.OVERALL: I would recommend this apartment but just make sure you cover your back when moving out and if possible ask them to do walkthrough with you or just go in with the mind set that you’re not going to get your deposit back.

I moved in 6 months ago and this was my first apartment on my own and I love it ! Theyre response time for maintenance is very quick and the office ladies are very nice and professional . However I left 1 star off due to a persistent problem which is their parking ! They do not enforce towing at all or at least not anymore . It was very hard to find a regular permit spot after dark almost all the time near my building because people without permits park in permit parking . I now have a reserved spot and I dont know how many times Ive still had to park in visitors parking which is on the other side of the apartment complex from my building and I do work late nights so having to walk that far by myself late at night is very scary and unsafe ! Please ENFORCE towing so I can have my spot back or make these other people parking in my reserved pay for the spot , too lol !

These are the worst of the worst appartments. First off they do not care about your property or your personal space. My car was towed from the property where I live because of the front office failing to issue us a car parking permit. Not only did my car get towed I also had to pay a whopping 320$ to get my car out. NONE of which was handled by the front office as THEY failed to provide for their residents. Secondly my mother was sleeping in the house, keep in mind the house doors are locked and maintenance is NOT ALLOWED to enter our property without consent. The not only knocked as a child would so no one would be able to hear it they entered the house invading our personal privacy waking up my mother rather than PROPERLY coming back at a better time. And all the front office has to say is we’re sorry we sent out emails!? If this is how you people truly treat your residence then we need a change in management and the entire staff because this is unacceptable

I have lived at Estancia Morning Star for 2 years. I just renewed my lease and now I cant get service and my messages go unanswered. Any service was addressed super fast, now I have waited 10 days and no response. Since I moved in I have had an odor in the apartment. It has gotten worse and its now to the point if I bring clothes or my shoes to a friends she can smell it as soon as I bring it in. I asked for them to look into it and to this point zero has been done (10) days and counting. I am extremely neat and have plug in air fresheners in 3 places. I also burn expensive candles when Im home and its always there. If Im gone for one day as soon as I walk in its very noticeable. Im now starting to wonder if this smell will get into my leather couch, and the thought of having to wash several times everything I have is crazy. So think before you move in. Im having second thoughts myself. The customer service is gone way down.

Been living here for several months now, and I really do enjoy it. The staff is great, the pool area and workout center are nice, and the pricing is reasonable. The only downsides are that sound from other residents seems to travel a bit through the walls and can be a mild nuisance if someone is having a party (but its ok because Ill have a party at some point and then they just have to deal with it). And parking in front of my apartment is difficult depending on when I get home, but you can rent a designated parking space, covered parking, or a garage (most of us are just cheap.) Ive lived at Estancia since early 2012, and with the new management company things have gotten better. There are designated places for visitors to park, and for residents to park. Park where you shouldnt, and you get towed. Not to hard to obey that rule. Almost immediately I noticed things being done: parking lot being re-painted, buildings being painted, rules being made, and enforced. The office does their best to stop people from smoking in the breezeway, they send someone around daily to pick up trash that lazy tenants throw on the ground, and if you stop by the office, they are always nice, and polite. Maybe Im lucky in that I have decent neighbors, Im sure there are those out there that dont. But remember, you live in an apartment, not a home; you are going to hear noises. I cant see moving from Estancia anytime soon. Try pricing apartments nearby with the same amenities, and you will pay $200.00+ more each month.

If you could a zero for this place I would. The staff is rude. Can never actually get the manager. Lease clearly states you have to provide a quiet living space. If you complain about your neighbor being too loud, they don’t resolve it. They come back with an irrelevant complaint towards you. If you call the courtesy officer they never answer or return your phone call. If your a resident they will tow your car. They will try to come up with so many ridiculous ways to keep your deposit. I wouldn’t recommend this place to my worst enemy. It’s a horrible place to live. Especially if you have kids.

If I could give them zero stars, I would. I was a visitor of this property back in October 2016 and my car was towed. Visitors parking was filled, so I parked by a fence where there was no signage and left a note in my dashboard with my contact information. Yet, my car was still towed. When I brought it up to the management (regional and corporate level), they said no wrong doing had been done on their part, yet they reimbursed my friend (their resident) for half the towing fee and told me I could take them to court for the rest. They even suggested that I park at the gas station or waterpark/aquatic center, if visitors is filled, both of these places are far away and the apartment complex does not have a parking arrangement with them, so there is no guarantee that may car wouldnt be towed if I parked off-site. I am in the process of taking them to small claims court. Visitors beware.

I would definitely not recommend living here. I should have known better when we were told we would have wood floors but when we moved in it was carpet. Then before I moved in I paid my rent in advance and my deposit only to have someone call me and tell me I hadnt paid. I told them I had paid it to Megan in 2 separate checks about 2 weeks before we moved in. The manager Stephanie called me and said I hadnt paid and that I BETTER GO GET A CASHIER CHECK. Im telling her Im looking at my bank account and I see they cashed and endorsed it. Who as a professional tells someone what they better do? So when I go down to office apparently they posted it to the peoples account who lived here before me. Im thinking you didnt check that once I told you I paid it and I see you cashed it. The lady who showed us the apartment Michelle was apologetic and said it was her mistake. Do you think Stephanie apologized oh no? The third and my final straw is my kids and my neighbors kids were racially profiled at the pool. A caucasian lady at the pool called my kids ghetto and then asked if they even lived here. Of course Stephanie says she wasnt being racist. Then they tell my boyfriend that our kids have wrote on the woman steps. Mind you they dont have a clue where she lives because I asked them to take me to her house. Then the words that they supposedly wrote is not the type of language they would use and when I told them what was said they looked at me confused. Not to mention there is never enough parking. When we turn on the faucet in the bathroom it smells like a sewer. At this point Im looking into pursuing my legal option regarding the racial profiling on the tentant, manager and apartment complex I pay to much money for my kids to be harrassed and called ghetto. They have never lived in the ghetto a day in their life. Good thing is when you work in the litigation field you make good friends with great attorneys.

Not everyone has a close commute. Very frustrating when I need an item I order the day it comes in. Otherwise it is a decent place to live. I feel it is quite overpriced for what you get. Ive lived here for a year and up until this point I never really had a problem that I felt like was a big deal. My roof has leaked for about 6-8 months every time it rains, Ive filled multiple maintenance request and it still leaks: even that wasnt enough to make me actually complain. That all changes tonight; I walked outside to see my car towed from my own complex. I have a parking pass and parked my car only to have it towed. Now I have to pay $300 plus a $20 lyft fee to go get my car. The parking in this complex sucks. Resident parking is always gone and the visitor parking is the same way. You basically have to park as far as possible from your actual apartment if you wish to park without getting towed. Thats unacceptable.

Na
Review №64

The apartments are nice however their policy regarding towing is the reason why I am leaving a negative review today. I was helping a friend move into his new apartment and after arriving back from Target at 11 pm on a Friday night, I parked one row off of the visitor parking to unload the trunk full of items, it was slightly closer and for that I am solely at fault. We had spent the entire day unloading a storage unit and moving items into the second floor apartment and I was tired and therefore more careless in my actions than I normally would be. I was not in any particular reserved or covered space and the end of the parking lot I was in, was completely empty. At any other apartments I have been too before this would not have been any issue at all. Regardless my vehicle was towed less than thirty minutes after arriving and I had to ride almost an hour across town and pay just shy of $300 to get my car out of impound. This is annoying but not the worst.CWS Recovery, the towing agent hired by Estancia used a tool to open my drivers door to release the parking brake which resulted in damage to the paint and door trim to my vehicle. The body shop has provided me an estimate in the total of $1,300. I have filed a claim with the tow company however they use this as a ploy to buy time so that you will not file a claim with the tow court in the 14 day window of time. However, I have filed a complaint with the TDLR against the company as well as the tow driver. I have contacted the apartment management and they provide no sympathy or assistance, however, they are the responsible agent giving CWS Towing the authorization to practice the predatory towing which occurs regularly. The tow company would not be able to engage in the non-consent tow unless they were authorized by the apartments. I have contacted the office multiple times for assistance their representatives will not provide any solutions to resolve this. At this point my only option is to pursue litigation as I have contacted the tow company daily since they received my claim on April 29th. Willfully engaging in a business relationship with an unethical company like CWS Towing speaks volumes as to the business practices of Estancia at Morningstar. To future residents, or, even people visiting the apartments, beware as it is very likely if you are not displaying the resident pass sticker or parked in a visitor spot you will be towed and will suffer a similar fate as I have. It is clear this happens regularly, if you drive through the apartments on a weekend morning you will see the cars which had been previously towed and still have the paint pen markings on their windshield from the impound lot. There are many equally as nice apartments for the similar price point in the area which do not hassle new residents, their families and friends in this manner. For that, I suggest you look else where.

Its taken everything in my power to write this with great appreciation, however this place takes the cake.I have never in my life with moving to an apartment complex had such an experience that I actually wanted to scream at a staff member.Of course when you first come into the place, they throw the we have the best apartment complex in 2015! right in your face and talk highly about their complex. Who wouldnt right?Let me tell you. Once you move in, and after staying there for about 4 or so months, youll see that everything you ask of majority of the staff is either a bother, or they do it with a petty smile.1. Parking is a nightmare. Anytime after 5 pm, you might as well just accept you may have to park across the complex from your building. They will push either a garage to rent, or one of the places to park underneath in that case.2. Towing, is for real. Not only does one in particular named Kim lie about calling a towing company (yeah, the company told us Kim. Even said your name.) and put the blame on no other than yourself when you have a guest from another state come and visit you. Its the renters responsibility to give these directions and rules.. Its like a CVS Parking Meter, go in for 5 minutes.. and you come back with a ticket..He wasnt even in the parking spot for more than 10 minutes, and came back to move it and it was gone. Had us go through hoops to find the company who had the car, and where they were located.. Couldnt have just told us.. but no. Lied about knowing WHO the company was, and where they were located. This innocent right here made me think very less of the staff.3. Read your contract VERY carefully. They will do absolutely anything to not give you your security deposit back about ANYTHING that is wrong with your apartment after youre done. Luckily for me, I was able to break free from my nightmare due to toxicity of roommates and sign it peacefully.4. After I moved out, My mail magically.. didnt start showing up at the complex. My mailbox letters, My license plates in particular that even had tracking. The one and lovely Kim of course played the Oh, we havent seen anything! We would have called you! when shipping on my end said Left at Front Office. The only person decent at this place was Lisa. Nothing seemed to bother her whenever I asked of anything from her. She should run this place, and I believe she would do wonders to this place if it were up to her.For all those looking into this place, if you give them money, they will absolutely love you. They will bend over backwards for you in any sense. However, if youre cheap like I was, and just wanted a place to say and didnt care for the small things, the eyes will overpass you. What stops me from giving this place a 1, was that the apartments were actually pretty nice. You dont hear the neighbors, unless its their front door slamming, but you do hear children scream and yell throughout the complex. Up and Down the hallways..But yeah. Will not renew or lease here ever again.

Please think twice before renting a unit here. The office staff changes about every six months and are as a whole very rude. They dont take complaints seriously and the amount of pet waste that is left on the grounds is INSANE! The absolute worst part about this place is the Nazi parking. There arent enough parking spots initially so you now have to have a permit and if youre a visitor, park in the visitor parking which is also lacking. They will tow your car and they dont care who you are. They will even tow a legally parked handicapped vehicle if you dont have the resident sticker. We are pursuing legal action against their third party towing company as it is illegal to tow a legally parked handicapped vehicle. No resident sticker is necessary. The courtesy officer is a joke. He never answers pages. Ever. I, over the course of three months left 10 pages regarding issues with a neighbor and he never responded to any of them. When I contacted the office, they told me his response is at his discretion? Why have a courtesy officer who lives here for 1/2 price rent if he does nothing? The latest inconvenience is the closing of the rent payment drop box. For those of us that work during their pitiful office hours, we arent available to pay rent by going into the office. This is such a hassle.. The offices response? You can also pay online via ach check... right, so my information can be stolen? I dont think so. The management company at this complex is difficult to deal with, and all in all, youre better off renting elsewhere...

Parking: Picture this... Youre finally home from a long day at work, youre back from the grocery store with a trunk full of food, or youre back from the daycare/school with your kids in tow. How would you like parking a half a mile away from your building in visitors parking bc theres no more residents parking thats available? Well that will be your life for the next year or so if you choose to live here. Take our word for it. We ignored the parking reviews before moving in, and now were miserable.

Nice apartment with less rent comparing the market rate and considering its location. Maintenance is also good.

I have lived in these apartments for 10 years, one of the longest standing residents here. We have gone through several managers and lots of different problems but never a problem like this. The parking problem in this complex is AWFUL!!!About a year ago I received a phone call while I was at work, in the middle of the day (no possible way to just get up and leave) that I needed to come and move my vehicle immediately or else it was going to be towed before I got off. Now I was not blocking anyone in, or in a non space, but one of the Estancia employees simply didnt like where I had parked. I had to take off work to go move my car which I now know would have NEVER been towed. There is already not even enough space for residents to park without having to walk clear across the complex to get home yet alone extra space for visitors, so I since then have gotten a covered parking space. For now, THREE weeks in a row there has been someone parked in my undercover space when I come home. Now with the new Parking Permits effective March 1st you would think I would be able to just call the towing company and have the car removed! WRONG!I was told by the towing company, (week one) that they werent authorized to tow any vehicles yet. Week two, the towing company told me again they werent authorized to tow without permission from the courtesy officer. I called the courtesy officer and had to leave a message & NEVER received a phone call back. I had to park way on the opposite side of the complex again and walk to my apt. Week three, I am now completely feed up and pissed off with the fact that someone is allowed to park in my space with no repercussions whatsoever, receiving no phone calls back from any Estancia staff ( which were called multiple times), and no towing company. I had to park my brand new car way on the other side of the complex and walk through all the bad weather, just so some visitor could be close to their friends apartment! There is no point in having resident parking permits, visitors parking , and signs draped across the complex stating towing enforced if the rules arent enforced! This problem is going to continue until someone actually gets towed!!!!! And then the cherry on top of an already frustrating problem all the office says is sorry, theres nothing we can do about it, just take pictures. Let one of their cars get towed one time and they would singing a different tune. They should go to an apartment complex in Denton an get some tips! Park in the wrong section there and you will be towed before you get out!If you love your car and like to keep an eye on it.... DONT MOVE HERE!

We have had MANY issues with neighbors in violation of their leases, and no matter how many times I have tried to contact the office staff, these issues are never enforced or resolved. We had neighbors smoking in the breezeways (against lease policy) and all the office ever did was put notices on their door that it was prohibited, even though I told them my infant and I are sensitive to the smoke (and Ive been pregnant twice). Currently, our upstairs neighbor has a dog that barks for 1-4 hours a day and the staff will do nothing about it. At one point I finally called the local police department - after being encouraged to do so by the staff and our courtesy officer (who is helpful) - and the neighbor came down and yelled at me for 15 minutes in front of my child (and then accused me of being racist and just evil in writing). When I contacted our office manager to tell them how much of a problem I had with their throwing me under the bus and telling the neighbor who was complaining, all they offered was to let us move to another apartment or have a mediated conversation with the neighbor. (Neither was a good option for our family.) I also wrote the management company, telling them how violated I felt and how unacceptable it was that my familys well-being was potentially in jeopardy by an angry neighbor, and I have still never heard back from them. We like our floorplan, but the walls are thin, and the cost is reasonable - if you dont mind neighbors violating lease agreements with no consequences. This complex brags about being a top 10 complex - but I am making it my mission to show their complete lack of care for their residences. Save your money and frustration and find another place to live.

I WISH I COULD GIVE THIS PLACE A NEGATIVE STAR. DO NOT MOVE HERE! LIVING HERE WAS THE WORST 12 MONTHS I HAVE EVER LIVED. THE PARKING IS HORRIBLE; IF YOU COME HOME AFTER 6PM YOU CAN FORGET ABOUT A PARKING SPOT. I HAD TO GO OVER MY BUDGET AND PURCHASE A GARAGE SO I COULD HAVE PARKING. THE WALLS ARE PAPER THIN. MY FAMILY AND I HAD SEVERAL SLEEPLESS NIGHTS WITH THE NOISE ABOVE US. I GOT TIRED OF COMPLAINING BECAUSE THEIR OPTION TO MOVE TO A 3RD FLOOR WAS VERY INCONVENICING AND COSTLY. I TRIED REACHING OUT TO THE REGIONAL MANAGER WHEN I FIRST MOVED IN WITH ALL MY CONCERNS SHE WAS THE MOST RUDE, UNPROFESSIONAL MANAGER IVE EVER HAD TO SPEAK WITH. THEY ARE ALL ABOUT COLLECTING MONEY AND THATS IT. I RECENTLY MOVED AND WAS CHARGED A FEE FOR AN EXTRA GATE KEY WHEN ALL I RECEIVED WAS ONE WHEN MOVING IN. I REACHED OUT TO MANAGEMENT AND ALL SHE CAN SAY IS AS STATED YOU WILL BE SENT TO COLLECTIONS FOR BALANCE BUT NEVER RESPONDED OR RESEARCHED THAT I WAS NOT GIVEN 2 GATE REMOTES WHEN MOVING IN. THEY DO NOT HAVE YOUR BEST OF INTEREST WHEN MOVING OUT. IF YOU ARE A PERSON WHO WORKS HARD AND JUST WANT SOME PEACE AND QUIET AND SOMEWHERE TO PARK WHEN YOU GET HOME THIS IS NOT THE PLACE FOR YOU. DO NOT MOVE HERE, I WISH I WOULDVE BELIEVED ALL THE REVIEWS BEFORE MOVING HERE.

Im currently living at Estancias and I absolutely love it here. The staff and maintance crew are great! nice & professional. maintance is always on time when fixing anything wrong with your apartment. Im always satisfied and pleased whenever they complete the request. all the girls staff are amazing and extremely nice. if you have any problems with them, I dont know whats wrong with you but youre obviously the issue. the pool is ALWAYS clean. the park and soccer field is super great for the kids. I always see children playing, running around, and riding their bikes. these apartments are great for families. the parking is never a issue when you follow the rules. if you get towed thats on you. they specifically tell you verbally, emails, signs, for visitors to park in the visitor section repeatedly. again, if you have a problem with this, thats on you and your clearly the issue. they are beautiful apartments, everything is upgraded. if you see people talking down about these apartments or the staff they are evil people that dont know what their talking about. and just want the apartments looking bad when they are not! Ive never had any problems with my neighbors and I live on the 2nd floor with a toddler and a 7 month old. Estancia is by far a perfect apartment complex. my son loves it here and enjoys all the friendly people. Ive never had no issue w bugs and I highly recommend them for anyone!

If you are looking at these apartments and intend to ever have guests over, dont live here. Very limited guest parking so if the few spots are taken and you have to park elsewhere, they will tow your car regardless and tell you to park across the street next time.

Trash and poop all over the grounds. Small pool. Tow cars constantly, including ours, and unaware in office if your car is towed or not. $270.00 to get it out and it was in another city. :) Be very prompt to get a pass for your car!

Keep looking, somewhere else. Poor management that doesnt understand property management and how to problem solve, particularly with bad tenants that cause property damage and disrupt the lives of others.
