Car was wrongfully towed and no one will get back in touch with me or reimburse me any money at all. The property management company is a slum lord property that will never answer their phones. You will never be able to talk to a real person. The staff working for them in your apartment complex will never help you or work with you. Do NOT rent here. There are much better options for the expensive price they are charging. I like to know a rental company at least cares that my car is wrongfully towed and I’m down almost 300 dollars after already paying a ridiculously high amount of rent every month. Ridiculous. Wish I could leave 0 stars. This is your warning: DO NOT RENT HERE, no matter what.

Legend Oaks Apartments - Tampa are old, extremely over priced, pest are a nuisance and management/maintenance doesn’t communicate. My apartment has flooded and I was told by head of maintenance that is was my fault. No help whatsoever. Would not recommend to friends, family or enemies!

Property office put my 6 month old son at risk by telling me it was safe to take him in because the apartment was not treated. It was treated. I found the paper stating so when I was cleaning. Dangerous pest control chemicals that you are supposed to stay away from for 6 hours and they told me that it was safe to take my son in there. Then when I try to call corporate I can not reach them. Crappy!

Worse than timeshare salesman. Crooks. It’s disgusting how these people can even live with themselves. No one answers the phone. I have requested paperwork for weeks if not months ,and on the rare occasions I even get a response, I get incorrect/incomplete information. I have hired an attorney. I had no other options.

I live at the Reserve at Mandarin in Jacksonville. It has been one of the worst experiences in apartments I ever had. Management doesnt care and in fact after 6 months here I dont believe the manager Julie Doll is even a real person. Every maintenance issue has been a nightmare with staff taking zero responsibility. I placed a call to Robbins to discuss the situation we are STUCK in and they never called back. now I see where the staff at reserve get their customer skills from. The renovations are simply updates that should have been done years ago. Theyre idea of cleaning our disgusting entryway was using a leaf blower and the pouring bleach w/out rinsing it away. They always seem to have an excuse for everything. There are too many other places to live in Jacksonville that do not require so much patience and work. I imagine most of their properties are managed in similar fashion. I wouldnt waste my time.

No one is happy there .... Never made room for my kayaks .... Had someone help me who’s mom is dying of cancer and they erroneously had me evicted because they said he was a felon . Never had coffee in free coffee machine. Once they get your money watch out .... only one happy is there bank account. Staff may smile at you but next thing they do is stab you in the back.

Elan At Mallard Creek Apartments...SCAM! Nothing but a bait and switch! This is not a luxury apartments. The management will give you incorrect information. The management lies Do Not Move Here!!.. They give you a tour of the new upgrade apartment but your apartment will not look like it. They try to give upgrades which are half done and try to upgrade it with you living in there. They lie and tell you the apartment would be finish by move in date which is not true.The apartment I was suppose to have was vacant for almost two months and they tired to throw everything together the day before my move in date and it still wasnt completed. Dont waste your time and money with this crooked company.

Robbins completely scammed me. They sent me to collections for rent that I paid months ago. They are disorganized and a horrible property management company. I have collectors blowing my phone up and trying every dirty collection practice in the book because Robbins sent me to collections over rent that I paid already. I have bank evidence to prove it but this number listed here in Google is never picked up by a member of staff so its impossible to get a hold of them. I hope they are held accountable for how they treat their tenants.

I am a current resident of the Canopy apartments and I absolutely love living here. The staff in the office is always helpful and they go above and beyond there line of work to insure our happiness. Veraline and her team makes living here a dream.

I live in Palms @ Beacon Pointe in Jacksonville FL. It has been the absolute worse place I have ever lived.The manager Ledonna is the meanest person I have ever dealt with.I have tried to get someone from the corporate office to contact me but they havent.Roaches are everywhere. All she cares about is new tenants. Please dont rent here. Go to jail instead. Its free and youll be treated like a prisoner anyways.

This company SUCKS! I moved from Autumn Cove almost 10 months ago and I am still waiting for my refund. I have reached out several times, no one will call me back, respond to messages or emails. These people are clueless or plain just dont care. Save yourself the aggravation and avoid this company. you got 1 star because it wouldnt let me give you negative stars.

Do not move at any of the propeties owned by this company. I currently live at the Elan at Mallard Creek and management is incompetent and have dont any skills what so ever. Dont bother complaining to corporate they will never return your call or answer the phone. A COMPLETE NIGHTMARE. SO MANY ISSUES TO LONG TO LIST.

I moved in one of your properties Marbella Place in Stockbridge, GA in March 2017. It has been the worst rental mistake my aunt and I have ever made. We lived in a few apartments but this one has been a nightmarish experience from the start. My goal was to move from this property when the lease expired in March 2018. Unfortunately during that time my mother had a massive stroke in October 2017 and during that period I was preoccupied with trying to make life altering decisions regarding her health. I wasnt able to focus on moving and subsequently my mother died in March 2018 around the time the lease was expiring. Deciding to renew as an epic mistake. The previous staff were fired and your new team came in. They are more disastrous than the previous regime. Rude, disrespectful, and indifferent are only the beginning when it comes to describing how the residents are treated. The hallways are filthy, trash strewn throughout the parking lot. The latest example happened on Thursday, August 9, when during the night, the bathroom mirror completely came off the wall and shattered all over the floor, sink, toilet and bathtub. Normally I get up during the night to use the bathroom but fortunately I stayed asleep. The break was so extensive that I had to use 2 massive black garbage bags to get it all in there. I couldnt fit them in the valet trash can because the pieces were too many. On Saturday, August 11th, I went into the rental office and spoke with Tomeco about the problem and I was quite emotional about it given what Ive gone through in past year with my dad battling cancer and my mother dying. She seemed understanding on the surface and told me that maintenance would get the bags and not to worry. They never came to get that Saturday nor that Sunday. Instead they were picked up that Monday morning and I got a threatening notice from Tomeco of a fine of $50 for a violation. I have never done anything like that since Ive lived here and had the mirror from the guest bedroom had not fallen like that and crashed so hard all over, I wouldnt had those bags on the side of my apartment like that. Essentially, I felt like she was insincere, mocked me and everything is about bottom line for them. My aunt was so angry she wanted to confront her in a rage. I told her it wasnt worth it. Ive noticed that Marbella Place in Stockbridge, GA has a very high rate of having apartments unoccupied. Its not hard to understand why. Maybe someone at the corporate office at American Landmark will take the time to read this and show some heart. My aunt and I have never been late on rent, always working and doing our best to be model tennants. I lost my mother, she was my aunts big sister and Im an only child. All we are asking is to be treated with dignity, respect, and humane.

I hate that I have to give one star to comment, I’d give them none I moved in 5-18-18 and they fool you they come off nice a sweet when you apply but since I’ve been here (Heritage Park Arlington,TX) it’s been hell. They halfway fix things my ac hasn’t properly worked in over a month, there excuse are assanine but they have plenty. Sara is rude and condescending a witch honestly. Lies, over talks you, and is just a horrible person all around I don’t know how she sleeps at night, we are in Texas we’re its triple digit heat my 3yrs old daughter has severe ashtma and they could care less she wakes up drenched in sweat cause they refuse to replace this non working ac! I have had to replace her albuterol 6x in the last 3weeks and they do not care their solution by a fan by the incompetent maintenance worker Mario! Then Don’t get me started on Spontanee that evil conniving witch In training is worse the only sweetie in there is Bailey I believe that’s her name but I don’t trust her too much either, they pride themselves on happiness of tenants but it’s far beyond that unless you are of a certain hue they could careless they will evict you at the drop of a dime wait no before the dime hits the ground you communicate with them and still nothing they are liars and there’s a special place for Sara. I wish o would have listened to the reviews and corporate is laughable they do not respond at all. No point in writing this. Sara also shut off my water illegally last month out of spite before office hours and I had to call into work cause we couldn’t shower and were soaked in sweat due to the Ac issue they nickel and dime for everything but halfway address anything completely overpriced and under managed. I cannot wait to go to court with my documentation and show them you can’t handle people any kind of way! Shady management hired an shady staff smh makes sense. I swear if I could say how I really feel but I’m a Mother and don’t want to be ignorant like they are.

I wish I could leave a negative star review. I lived at sailpointe Apartments in Cornelius, nc. When I moved in had to spend hours cleaning because the place was nasty. The carpet had spots and all seams were visible. Dealing with the office staff was horrible as you never would receive the same story twice. They would lie blantly to your face because they could not fermenter what story they told either you or your neighbor. Packages that were left at the office that were signed by staff would magically appear months later after starting an investigation process with the shooter and carrier. The utilities they charge for cannot be verified with a meter read nor a service.More issues... issue is my car was broken into twice while parked in front of my unit.Personal items that were left outside my front door were thrown away by staff without a warning or notice.Police regularly either had to be called in neighbors or were having to serve warrants to other tenants on a regular basisLong story short this property should be listed as a slum, run by crooks and liars, and should be avoided at all costs. The rent amount they give that will be your monthly amount is totally fiction.

I currently live in bellevista apts in lihonia ga they took over this property a month ago and the management is atrocious! I have a neighbor from hell who lives above me tgat needs to go! The mgtlr kelly i spoke to in person promised me it would be taken care of she lied to me twice! I bither no one my rent is paid early every month but i Do Not Recommend Anyone to Move Here I Will Be Breaking My Lease ! The Mgmt is Sorry and Do Not Give A Damn! This is The Hood Now! This Complex used to have a good reputation not anymore!

To the Attention of Your Account Department/Persons,My name is Corey M. Johnson. I am a prior resident of what was priorly The Waterford at Orange Park (Unit 425), and is now Victoria at Orange Park. We moved out November 15th, 2015, which has been more than allowed by Florida State Law (see below) to return a security deposit back to a tenant who moves out. We did receive a letter stating that we would be receiving a check from your company (Robbins Property Associates), but we have not received any check or anything else from your company. We have called Victoria at Orange Park multiple times, many of those times with no call back or some how, the person “who handles that situation” was conveniently not present. We would like this taken care of as soon as possible. Please contact either me at the earliest convince because this has gotten ridiculous. We did receive a call yesterday asking for our forwarding address but its on all the paperwork we have given you MONTHS AGO.“Upon the vacating of the premises for termination of the lease, if the landlord does not intend to impose a claim on the security deposit, the landlord shall have 15 days to return the security deposit together with interest if otherwise required, or the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant’s last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim….…If the landlord fails to give the required notice within the 30-day period, he or she forfeits the right to impose a claim upon the security deposit and may not seek a setoff against the deposit but may file an action for damages after return of the deposit.”Thanks-Corey Johnson
