I love the Carlton Arms Apt. facility. In fact, September 1, 2021 I signed my lease for the 40th year of being a tenant. My disappointment comes as a result of the owners of the apt. not offering an incentive to long term residents. I am aware of several apt. complexes that at least offer you a complimentary month rent for long term contractual lease stays.The reason I love the apt. complex is because as a child, I use to visit the facility with my mother who was a maid and cleaned the apt. for Charlotte at Carlton Arms. I grew up saying, one day I am going to live in those apt. It has been Forty years that I have fulfilled that childhood dream.I would highly recommend the facility for living consideration to anyone looking for an apt. complex to call home.Respectfully - Bob (12093)

Great business move to spare us an increase in rent last year. Thank you for that contribution. My jungle habitat in my patio and the great service, it’s just another day in paradise.

I have lived at Carlton Arms North for 6 years... As a matter of fact I just signed another years lease...This is an AWESOME place to call home.. the Maintenance department is on top of any repairs you need done.. The office staff has also been extremely helpful and accommodating the few times I have needed them... When Covid hit this company opted not to raise anyones rent... Who does that? No wonder theres a waiting list to get in here.. As corny as it may sound you should Come home to Carlton Arms

So, I’ll start with the negatives. My major complaints are the interior and appliances in our apartment are dated for the price we pay to live here (see attached photos), and some of the staff are very rude and unhelpful. Monica, Michelle, and Gloria in the office are the only people I’ve had a positive experience with.DO NOT MOVE HERE IF YOU HAVE OR INTEND TO HAVE PETS!!! They basically used the fact that we had a dog (only for about 5 months of the two years we lived there) to take our money. Carlton Arms withheld our pet deposit ($250) when we moved out stating there were “pet stains” in the dining room and bedroom. We had baby gates separating the kitchen and dining room from the rest of the apartment and our dog was never allowed in the dining room or kitchen so I’m not sure how there could have been “pet stains” there. See attached photos of our carpet and see for yourself how their claim that the carpets needed to be replaced were false.There are some positives to living here. This place is conveniently located if you plan on attending USF and positioned close to I75. Some of the more affordable apartments near USF that aren’t student living. The apartments are nice but very outdated and certainly nothing glamorous like some of the more expensive apartments in the area.All in all, I would not recommend living here.

Outside looks nice but not worth the mondy

I reached out to management couple times over the phone about the issue i posted before. The great response from the management i got - WE CANT DO ANYTHING ABOUT THE NOISE YOU ARE BOTHERING FOR.

There just always seems to be an issue. When I call to get information, no one is on the same page, and no one jumps to try and help me. As the resident/customer, I should not be the one having to step in to say “Ok let’s move forward and figure out what we need to do”. No one wants to take accountability, and it’s as if all hands go up when there’s an issue. No one is responsible and no one wants to step in to help until I start getting stern with them. When I signed my lease, I chose option B for my lease break addendum. Now, during a nationwide pandemic, I decide it’s best to terminate our lease. When I call to verify everything, the associate tells me that I have signed option B. I call the next day because I notice discrepancies in the DocuSign form they sent. The form is typed out in association with choosing option A for the lease break. So I call, and the associate that I speak with today informs me that I signed option A. I inform her that this is incorrect, and I just verified it yesterday. Her response is “Well I’m looking at your signed document right now”. I insist that this is incorrect and proceed to find my copy of the lease and forward it to her as an original and with a screen shot showing that I signed for option B. A few minutes later the associate calls me back stating that her and “her manager” have reviewed everything again and resent me the correct lease break paperwork (because I was correct in that I signed for option B). She then rushed to say, “Please make all residents sign this TODAY”. No apologies for the misinformation, nothing. Seems fishy right? Is someone here forging signatures? Who knows because no one will own up to anything. I’ve attempted to be put in contact with the director, Kelly Ecklin, to no success. It’s like the are trying their hardest to not help me contact someone who might actually be able to help me. I do love the apartment complex, but the people they have assigned to help residents seem like they do not care. Monica has been a pleasure to work with as she will go out of her way to find things out, but outside of that, I have not had many positive experiences with the associates here. I am willing to re-evaluate and change this review if my experience improves.

Ive called 5 times today to inquire about availability for their apartments and every time someone has very clearly picked up the phone, then immediately hung up on me. Extremely unprofessional. Glad I wont be renting here.

We just moved it to this property and one of my only complaints so far is that I wish they could clean the back stairs more often. It doesn’t look very inviting and is really an eyesore. I also don’t get why my patio is much smaller that the other downstairs units.

This is a fantastic place to live with a reasonable price. I lived here for one and half years. Had to move only for the better school for my kid. It would be awesome if the company could build a small play ground for the kids at any corner of the amenity

I lived here for three years just recently moved out. It was a nice experience I was in the 2 bedroom townhome it was really spacious and I liked how you couldn’t hear from ground floor to top. Which is nice when you have a roomate like I did. Maintenance was always timely to fix any problems. I only took off one star because of the no washer dryer but the on site wash rooms are nice but can be really crowded and hard to get empty washers without moving someone’s stuff.SN: I don’t usually don’t do reviews but I know finding a place to stay during Covid I have relied on the reviews of places! Happy apartment hunting!

Great place! Quiet 7 days a week,safe to walk at night, staff is tremendous, put in a work order things are done within 24 hours,pools stay clean.i could go on and on.

I assure you that this place is a piece of heaven on earth, I lived in them, those of Vandyke in Lutz ... and there those of Office, security, maintenance and the neighbors are extra extra special, the best place to call Home ... Great place for children and grandparents, but the same for the whole family ... +++++ .... 😉..😻🐕They also have a great time ... quite affordable prices .... best.

I stopped by Saturday and I’m in love already about this place. Monica was a sweetie pie. So helpful and caring of myself while I was visiting there looking for apartment. The condo is sparkling clean . Unfortunately they don’t have any apartment available. Really would love to live there.

Didn’t even get into the doors before I got terrible service via telephone.First time I’ve called asking for availability and tours I was given a cold shoulder and snappy attitude. I let it pass by and didn’t think anything of it. I understand people have their days.Second time I called asking about possibilities of driving through the property to at least see what it looks like in the outside before I apply. The lady I spoken to on June 24th 2020 around 3:00pm was very rude and didn’t allow me to finish a sentence before she decided to put me on hold and didn’t even tell me that she was putting me on hold. She did this about three times.I don’t know about anyone else but if I’m planning on moving into this apartment complex I would think I would have more of a welcoming experience instead of feeling like I am being a bother.Needless to say, I won’t even consider them anymore until they train their employees or get a new team.

So disappointed with Carlton Arms North. I am a student at USF. I was looking to move near Temple Terrace and Carlton Arms was my #1 choice because of its reviews, patio, and nice complex. I called ahead and made an appointment to view an apartment and was hoping to sign a lease that day. Upon getting there the receptionist, an older woman was rude to both me and my roommate straight off the bat (I assume because we are in our early 20s). When filling out the visitor card to see the apartment she asked us if we were students and automatically shut us down by saying we dont take financial aid from your school as a form of income in a rude voice. I informed her thats perfectly fine because we both work full time. Then she proceeded to find a calculator and crunch some numbers saying to afford a 2 bedroom 1 bath apartment there we needed to both make 40k a year and there needs to be proof of that on our taxes. She seemed like she was being super dramatic and at the time I really thought she was just trying to scare us off but again, this wasnt an issue whatsoever for us. Then she starts going on and on about parents not being allowed as cosigners because she assumed we didnt have good enough credit.... Eventually I just walked out because it really seemed like she/ the complex did not want students living there. She could of been up front in the beginning and said that instead of trying to scare us off and being insanely rude by assuming we didnt have well paying jobs, good credit, or the financial means to support ourselves.

Good service by leasing office + Clean swimming pools + Quiet.Downside is no personal washer dryer, they got two laundry rooms.

I have been here for 5 yrs as a residence with Carlton Arms North community this is really nice atmosphere to live with a great service and wonderful ladies Experience, we really really love this place .. another thing you are going to save your money here it is not expensive rent and yes!!! This is the best place we have ever lived, so far. This community is amazingly beautiful with all those lakes and birds, flowering plants. Its quite, clean and family friendly. Office staffs were helpful, patient and easy to approach. Maintenance service is quick, clean and timely, didnt have to wait for long. We would like to thank all of them for such a wonderful experience.Rent is cost-effective too, for the range of amenities they provide.

Was skeptical at first but I have to give this place credit for the couple months I’ve been here so far. Quiet and grounds are kept surprisingly nice, although you do pay extra every month for lake view, so you would expect some of that money to have the grounds clean. Maintenance is also relatively quick to any submission.

This place isnt safe. There has been two occasions where my car was broken into in my two years of living here.

When I moved out was given ridiculous charges for having a pet when I didnt own a pet or have a pet at all. I didnt get my deposit back. Management had a bad attitude. I regret ever living there. Also trash everywhere

This is the best community in North Tampa. I have been here for 3 years and it was such a wonderful time. The maintenance is the best part. They fix even during night times if it’s emergency. The staff are very helpful. I am missing my stay there.

Carlton arms is nice and breathtaking I love the views the workers in the office are very nice and good to talk to when you need help landscaping is nice and the maintenance is very fast when making the work order I thank carlton arms and the staff for the help they give us and I appreciate what they do in there I dont have a problem with the workers or any one in north carlton arms they have been helpful thank you carlton arms for giving us a chance to live in carlton arms I give you guys a 100% stars

Been here about 5 months and so far so good. Front office is great. Havent really needed to use maintenance but the few times Ive needed them to come out for small things they have done so very quickly

I am extremely satisfied with Carlton Arms and the living space they have provided for me. I am very happy with the cleanliness and the quality of the repair work. Anything I have requested has been done in a timely manner. The staff is both courteous and professional. The aspect I like the most about renting from Carlton Arms is the security. I feel very safe living here. The environment is not only safe, it is very friendly as well.

This is my third time living in the Carlton Arms North Community. The Green Scene takes pride in keeping the grounds and plant life immaculate. The rental team at the office are professional, friendly and let you know you are appreciated as a renter. The pools, tennis and basketball courts are enjoyed daily. It is a peaceful and serene environment. 24 hour guards are in place and require everyone to have the name and address of the individual they are visiting. Rovers patrol 24 hours a day. You are required to maintain your patio but if anything malfunctions in your unit, they are there to make repairs the same day. I appreciate the efforts they put forth. Thank you.

I love this place, everyone is so great! And I know most of the employees just from living here.TO: the person writing about GLORIA in the office; shes been like that for years. I JUST called her out on how rude shes been to me over the years. Of course, she just ignored me and my concern completely.And Im a very smiley, upbeat, professional individual!I ALWAYS smile and say; Hi, how are you?, with a smile - she most often doesnt even reply. Shes just sour. Her, and Sharon at the gate. The only bad apples Ive encountered.Her position is to deal with residents: she should do it properly or be get fired! That behavior just spreads that negativity, and increases resident turn-over rate.So just ignore her rudeness and ignorance. People like that usually have a lot of issues. My mother has lived in Carlton Arms for 26 years now. I have to say they do a great job for her and i love coming to visit. The grounds at the complex are always clean and well taken care of. She has everything she needs and is very happy here.

Not for me I guess. I went to check the place out.Greeted outside of their office by a shirtless, homeless looking man and his taped up van.When shown the laundry room, I had to walk through a cloud of smoke, all workers standing outside of it smoking! And I walk my clean laundry through that?Na!

Before we moved, they had more negative reviews that positive. When we visited and had the walk through we fell in love with the place. It is true that theyre old apartments and could be remodeled, I’ll give you that. Some things could have a better look BUT keep in mind that in this area, an nice apartment for the price you pay here is almost hard to find. Unless you go about 1 street down and good luck with your safety! The location is spot on, pretty close to everything and you are 2 lights away from New Tampa, extremely close to every single fast food on the list and USF. True, some areas are not the best but this happens in every city. Back to this place: they are very responsive with any issues. Staff is extremely nice and make you feel comfortable. This is a great place to start if you are considering giving Tampa a try. Rent is extremely affordable and in my opinion you get a lot for the price! but don’t let that scare you away thinking that “if it’s too affortable it’s probably a bad place”! There’s a lot of starting families here, also mature couples, some have been here for a couple of years! So if you have kids or domestic pets, this is a great place to start. I’ve never had issues with my neighbors being loud or whatsoever. I’ll post some pics in the near future!

Awesome place to live very quick on maintenance request and staff is friendly except for one but talked to the property manager and it was taken care of. Would totally recommend this place to live.

I was trying to rent an apartment here and its been a task to get all the paperwork done. The only issue is that the staff member will tell you she has the papers needed and then a few days later call and say she needs the same papers she said she already had. She seems to have a rude attitude. Two different people have told me two different things. I give up and will go else where. To Cher below who commented about an office staff member this is the same person I was talking about. Some days she is more pleasant than others.

Lovely apartment community. Staff is great and helpful. Views are awesome. And emergency servicing is really good. You do not have to call twice for any work to be done.I am removing one star only becoz walls are thin and you cannot play music with woofers else neighbors are disturbed.

I lived here for two years and would say that the overall atmosphere is average. The grounds and common areas are well-maintained and policies on keeping things tidy are strictly enforced. However, staff are aloof and dont greet you upon entering the office, which is a major turnoff when it comes to getting repeat business.

I have lived at this place for one and half years now. Overall this place is nice except few rude staff members, I would recommend this place for future residents. You would have good time at this place unless you ever have to deal with the leasing office staff especially one who deals with tranfers.I have read few reviews below and it seems there are prompt responses from owner. I hope you guys fix the staff issue ( which seems to be main complaint in last few reviews).

Ive been here a few times already hopefully going to be a future resident. I just took a tour for the townhomes. They are beautiful, very spacious, not out dated. The kitchen possibly a little but its not ugly or something that truly matters. Theyre a lot bigger then i had expected the fenced in patios are awesome and great views. Lots of things included which makes it such a great deal. Staff is great and very helpful and will sit down and answer any questions you have. Really fell in love with this place. Cant wait to live here :)

Great complex. I see the negative reviews written by people who never received keys to an apartment because of negative credit. As a renter, I dont want my neighbors to be deadbeats or people who cant manage their money. The apartments are not new, but I challenge anyone to find a better value in the area. The buildings and grounds are very well maintained. If you do what is required as far as your lease (pay rent on time, follow rules, and be respectful of your neighbors (noise, parking etc) You will have a positive experience at Carlton Arms. If you have been evicted 5 times, have poor credit, or a sob story- dont waste your time.

Beautiful property, amazing management!They really know how to take care of their residents and property. No wonder they have been around for 30 years.Linda and Richard were really helpful and wonderful to work with.However, when applying for future resident list make sure you ask what exactly they need in regards of paper work. It will go more smoothly if you get all the information at once.

My experience here at Carlton Arms North Tampa has been really great. I have stayed here for the past few years because everything is just excellent, from what we pay for rent, to the amenities that are included, and not to mention the location, I do not see why we would leave. We are very happy here.

I have been a resident since April of 1997. For the past 13 years, I have never felt safer since losing my husband. The maintenance are always prompt to assist you and the way they take care of the property is outstanding. I love it here!

We are very happy here at Carlton Arms North Tampa. We really love the grounds, the community is always well kept. We also love the swimming pool, its heated which is great. The staff are very nice, they help us out whenever we need assistance with something.

My Grandma lives there and Great Place. I love the two Pools!

Good apartment for the price. Maintenance is acceptable, although they tend to fix things with many temporary band-aid solutions to deeper problems. Had items stolen from my apartment , administration offered the barest modicum of support or recourse. Rent increased each year I renewed with no additional amenities. Cant mail out packages, only outgoing letters which is inconvenient. Dont expect administration to do anything for you other than collect your rent checks.

Great complex! Very well maintained and managed. The grounds are always clean and secure (guarded 24/7). Ive lived there for 2 years (first in a 1 bedroom and now in a 2 bedroom townhouse) and you cant beat the price. All utilities are covered except internet (discounted if you go through their cable provider) and electricity. Ive had no major maintenance issues in my 2 years but all minor issues have been addressed promptly. I plan on staying here until I buy a place. :)

Have been living here for more than a year. The place, maintenance is great but the management is rude - We live in a one bedroom and raised request for transfer to 2 bedroom apartment. After 5 months of wait, I get a call(today) that they have an apartment which would be available from 29th September 2017, but when I show up at office (just minutes later)- they turn down the offer saying they may have called the wrong person and that she currently has another persons file in hand. Its just ridiculous. I dont understand how she got my number from other persons file. Wish I can reach out to higher management(I do have voicemail saved, if needed). I really need a 2bedroom first floor apartment here. Waiting for miracle to happen.After 3days:Miracles do happen.. after my review here.. higher management(Richard) contacted me and has helped me. Best place Ive ever lived in... it is always clean, well taken care of, Pest control always on time, clean pools and spaces in general, quick maintenance response.... I give it a 4 stars just because Their front desk staff seems to always be having a bad day and only smile and greet when management is there (so obvious) and bc my bike got stolen from the porch after 2 years of living there (my fault for not using a chain) just 2 day before I moved out... I would definitely come back, too bad they are 100% occupied

I have lived here for about 9 months and have absolutely loved it. The place is absolutely amazing. If you are thinking about moving here i definetley say you should.

Im surprised at some of the comments because we just dont have these issues. Maintenance requests are handled very quickly (even on New Years Eve when the thermostat acted up). The laundry rooms have a/c and TV and broken machines are repaired. The maintenance, grounds, and other staff have always been very pleasant and helpful. The entrance house is staffed by lovely people, especially Miss Tina! The grounds could not be tidier and they are constantly working to keep them buildings and ground in lovely condition. Our a/c is kept at 72 most of the time, on cool days I get a nice cross breeze and our TECO bill is less than half what it was in our smaller Tampa apartment. Every problem we have had has been addressed quickly and the problems have been few (thermostat wouldnt go on-needed just a battery. Screen door fell out. Kitchen shelf sagged.Other small issues, never a large one.)My mom used to say you catch more flies with honey than vinegar and I believe thanking people goes a long way. We always thank our maintenance repair people and treat all staff with respect and I believe they treat us and all others in kind, even a resident who I saw being rude to an employee here. The employee remained very polite (I wanted to yell at the resident. How dare he treat someone so rudely!)The only issue I have with living here is that making a left out of the ground is dangerous and everyone who needs to turn left should turn right, make a U-turn when safe, then proceed. I would love it if a light were installed.

I was very happy here until the summer months came around. My a/c is continually set at 75 degrees, and during the day it doesnt cool below 77. Today it wont cool below 79, and every time I call maintenance about it, Im told that my unit works fine. My electric bill is astronomical and Im so HOT. Also, I have a had a large crack in my ceiling, and sagging around the crack. I was told over 3 weeks ago that it would be fixed and it remains cracked. Overall, the complex is wonderful, but these issues have caused me to not renew my lease.

I have been living here for almost 2 years, I love this community and they have wonderful people in office who are best at their job. But the main reason behind my 4 star instead of 5 is, when you request for transfer within community (lets say 1bedroom to 2 bedroom in my case) they give priority to future residents rather than the one living and paying rent on regular basis. We are on their waiting list for a year now and all we requested was 2bedroom/2Bath+ Lakeview (they have more than 80% apartments which has Lakeview). Infact, I was recently told they lost our original transfer file and so for that reason I guess we are their least priority now? We really dont want to leave this community but we dont have many options left as our lease is about to expire in August.Recently, we got a call offering apartment (2bed/2bath+lakeview) from Carlton Arms North. We happily accepted the offer and as mentioned above I still love this community, hence changing to 5 stars from 4.

Ive been pleased living here. I think that it has everything that we need: plenty of parking, reasonable rent, fpl bill isnt too bad, the pool, and we have quiet neighbors. Couldnt ask for more

They want you to make too much to live here. This community is old and the apartments Ive been shown are outdated and dingy, which is fine considering the price BUT if I made the kind of money they require you to make to live here, I promise you I wouldnt even consider this place a choice.

They look great, inside and out. The community and neighborhood apparently are worthy of living at this place.

Carlton Arms is fantastic, it is a great place and I have had such great experience living here. I am very happy with how everything is run and taken care of right away.

Poorly constructed apartments that need a desperate refresh. These apartments were built in the early 80s and they have poor sound insulation and frequent issues due to age. They fix repairs quickly, but not a quality job. The grounds are well taken care of which is a plus. Leaving the property is very dangerous, they need a light for more safety. The rents have been rising quickly and it just isnt worth the thousand dollar or more rent. I would look for newer built properties down the road near I-75.

I really love it here only been here a few months.....it would of been perfect if washer and dryer was offered in homes...I really dont like the laundry rooms, most of the machines are broken and there is no AC and for that reason I wash my clothes off the premises other than that...beautiful place and love the lake views

Very nice and clean place to stay.

I have been living here for almost a whole year now. The place is absolutely amazing, they have 2 laundry places for you to use, (which is VERY convenient) they have 2 pools, they have a gym, and they have a club house that you can rent out! This place is all amazing and you need to atleast come look at it. It is very spacious and calm. There is 24 hour surveillance and people in the front that ask you who you are visting, what your name is, and where you live. They also have a tennis, and basket ball court you can use. Also they have a place for you to store/ rent canoes so you can go into the Hillsborough River!!! Im telling you, you should really consider this place!!!

I love living here so far. Management is quick to respond to emails, maintenance always comes out the next day for requests. My downstairs neighbors are disgusting but I guess as long as I dont go downstairs ill be fine lol.Edit: Ah to look back at me from 2 years ago. I still live here by the way and I love it so much that its going to really make me sad when I have to move away for grad school. Ive really loved my time here . Service requests are handled promptly and the staff is super nice, has had same staff for a while, too. Not high turn over, and happy admin mean happy residents, and vice versa. 10/10 love my home

The staff is extremely impatient and rude. Every time I try to talk to them they rush to get away and treat me like an idiot. I do not understand it at all because I am giving them business, so why wouldnt they want to work with me? They do the same to my roommate too.The place is not too bad to live in, but it is very cheaply made. The maintenance is decent.

This is my second Carlton Arms that I have lived in, and it is a very well run place. The neighborhood is quiet, the grounds are very clean, trash is picked up twice a week, there is little to no sound from apartments above me, and almost always get same day service if there is an issue inside.

You are not allowed to take 1 bedroom though your kid is a 1 month old. kid is counted as equivalent to an adult in carlton arms . All other communities that ive checked , have told me that i can take 1 bedroom for my family (wife,myself and kid) until kid is 2 years old.

Great complex to live in if you are looking for an apartment around the area. I definitely recommend Carlton Arms!

My mom lived at Carlton Arms North Tampa and she really liked it. What we loved was that they were always there right away if she called and needed something, stuff like that is just really important.

I lived in Carlton Arms North for one year, and this was one of the best places so far. The maintenance crew is awesome! My air went out at 8pm, they were here to fix the problem at 8:15 (battery issue). A neighbor saw a snake she thought entered underneath my car, so called maintenance and he was there in 10 mins looking under my hood for the snake (I did not drive my car for two weeks, but no snake). Not sure if that is considered a maintenance issue, but they were there to help. I appreciate all Carlton Arms has done. ThanksOh one negative things....The Gators! Lol

Carltonarms North is an older complex. The best feature would be the grounds not the apartments themselves. The population tends to be families, occasionally students. Carltonarms wouldnt be considered a luxury complex but they have a decent amount of square footage. Some of the units have been upgraded to match the times however, still not luxury just a cheep face lift. Theres only one exit off of Fletcher which gets backed up, so plan an extra 15 min in the morning. Be aware that Carltonarms does not check your credit until after you sign the lease and they will not work with renters.

Beware I applied on line got a call several dayz later to come down and look when i did they wanted the money for the deposit right away I told them i would bring it the next day they said fine tthey would have the lease ready to sighn i get there the next day sighn the lease give them the 280 $ for the deposit they then informed me theyre now going to run the credit check all the time leading me om and when they turned me down they said itll take 10 to 14 days to get my money back!! The place is owned and ran by crooks who are taking advantage of the people of tampa bay BEWARE!!!!

We are very happy here at Carlton Arms. I was attracted to it originally because the grounds were well maintained and it had such beauty and it is still like that 12 years later, they do such an amazing job.

Originally I left a very bad review but after the owner left a response they did fix it. Its nice to know the management here and the owner here cared enough to give me a call and apoligized for the office staff and resolved it.

One of the best communities I lived in. A very calm and peaceful community with serine views.

If you have bad credit just dont even waste your time here . I have a very good paying job 70k a year and still got declined. There is a waiting list but its not as long as you think as soon as you pay $50 then someone calls you and thats where they start selling dreams . They tell you to come over to see the apartments they are really old apartments there is no washer/dryer hook up you have to use their laundry service. The apartments have this werid scent even when you checking out the model of the apartments you smell it . So after you see the apartments you have less than 24 hours to pay $230 in order to hold the room . I did not answer the phone for 2 days so I let the room go because I didn’t like the view/area where it was located so someone else called me and offered something better with a Riverview so thats when I ended up paying the $230 to hold the room . During all this process they have not run your credit so your basically giving them free money a total of $280 for nothing but a waste of time thats all . They want you to hurry up and pay so they can take your money and harass you with phone calls . So now I join the many people who has to wait 7-10 days to get a refund . Why do they do this process way I dont know its just dumb . It would be better to run the credit first before handing over any amount of money. Its the same stuff you see in these reviews I have chase which is a good bank so it shouldnt take long for a refund Lets see I paid on (8-8-18 $230 / 8-3-18 $50) so now I have to wait till the 20th - 23rd of August to get my refund thats crazy . Again if you have bad credit don’t even waste your time . Your quick to take my money but not quick to return my money nice 👍🏼

They’re nice, but expensive! Our 1br/1ba 700ish sq ft apartment was $750/month move-in and $900/month by the time we moved out. They charged extra for every feature (back porch if youre 1st floor, extra a month for each pet you have). Lived there 3 yrs. Very rarely did we have issues with the office staff, there was once or twice, they ignored us for a good 30 seconds and huffed when they had to get up from their desk. Hey, everyone has those days! Gloria, Cathy, and Michelle were always chipper! The entrance pavilion staff were always kind! 24/7/365 security is nice! But we still received notice of break ins. We lived by the lake, very close to the office and had a problem with a peeping tom, coming into our enclosed porch, trying to look into our windows. Our neighbor who lived above us notified us. Upon contacting the office they said they had heard of the problem. They monitor the grounds with golf carts but I never saw anyone monitoring the backs of the buildings. The entrance/exit of the complex is EXTREMELY DANGEROUS. There have been several accidents there. I wish the county would put a light there or close the median so you have to turn right and make a U-turn. It’d be annoying, but safer for sure! The complex is dimly lit so at night you need to be careful. Many pedestrians don’t use the sidewalks, not CAN fault. Youd think people would be more concerned with their own safety. They do have laundry facilities (no W/D hook ups in any apartment/townhouse), there were directions on how to use the machines on the walls of the facility but all the text on the actual washers was wiped off completely. They told us we could not live in our one bedroom after our child turned one because they counted as a resident after that. I found that ridiculous, BUT they did offer us a transfer (if there was an availability), though we had planned on leaving any way because our place was so overpriced. They also said the pool was heated but as long as we lived there that feature was never used. The back lake is also not nearly as clean as the front lake (trash, etc.). But it’s very neat that you can take a nature walk within the apartment property. You’re right by the river! The groundskeepers/lawn service, is nice, but VERY LOUD and start VERY EARLY in the mornings. CAN is a large property, so I understand starting early to get the whole place done by quitting time, but I feel like it’d be better if they started later and spread the work over a couple days instead. Trash service and pest control are fantastic! Never saw a bug inside. Though we did have a garden snake sneak in once! All in all, I wouldnt move back. Just too expensive. But very nice apartments if you can afford it. An old complex, but we never heard our neighbors (in our building anyway). Lettuce Lake Park is right across the street too. Loved that! We often would see deer by the road, just grazing. I feel like with the proper upkeep, these old buildings will be here for many more years! They are a beautiful site driving down Fletcher.

Moved into apartment site unseen, was unaware there was no washer/dryer hookup until receiving laundry card. The odor moving into the apartment was horrible and lingered. I brushed it off as new carpet and paint smell only to find the apartment especially one bedroom was so damp that all of the clothing and shoes in the closet and furniture in the room became covered in mold. I bought 10 damp rids a month (had it scheduled on my calendar) to place in room and the container was full of water when it was time to change it. I called the office 3 times for this manner and maintenance came out only to tell me to keep things off the floor and keep air on. Air was on so much it leaked all over the floor at least 4 times because it got clogged. The bottom of my massage chair rusted due to the dampness, my bed rails rusted as well. Everything in the entire room from furniture to clothing was tossed away because I feared taking mold to my new place. I called the city and health department to inspect the area because of all the sinus and allergy issues my daughter and I suffered living there and they found black mold. The apartment complex never responded or tried to rectify the situation so I moved 3 months before lease was up however I paid my rent on time every month of my lease. Even though they knew about the dampness they still want to charge me $900 to replace carpet because of the rust from their damp apartment. I called office twice about this manner but have been told the manager will call me back. No call back as of yet. I have told so many people about my experience as I would never recommend this or any Carlton Arm to anyone ever. When I moved I chose them because I thought the name stood for something but I found out first hand how they treat their residents and it was not a good experience at all.

The renting agent obviously do not know what they doing. I would had probably love living here. After working back and forth with a Leasing agent name Sonjia and APPROVED me for 2 bedrooms apt, she was very fast to ask me for deposit, (which I was happy to pay ) she gave me a lease and leased me a 2 bedroom apt, made me beleive everything was fine and done with the apt which made me cancel a rental I had a the links of Carrollwood which I lost that apt due to her promising me one at carlton arms. 2 days later to call me and tell me I was no longer approve due to credit.. I have to be in Florida from NYC on 8/10 and now i have no apt thanks to this Leasing agent.. please if you a future tenant looking to move in the Carlton Arms North do not work with this woman becareful .. I am now with no apt because by the time I called the other complex the apt I cancelled thanks to Sonjia promising and leasing me a apt at cartlon was already given to some one else. So I am with a 14 years old boy looking again square one with not much time.. they should not judge people by the credit. I PAY MY RENT.. and my $230 plus $50 has not yet been returned not to mention the money I spent to notarized the paper work and lease ..I wish the owner of this place will do something to help me ..

I have lived here for a few months now and from go there has been miscommunication with the front office and the gate people who for the most part have been wounderful. if you ride a Motorcycle it would be in your best interest not to move here as you cant park anywere near your house and they will put stickers on your motorcycle that will leave a very nice residue......I enjoy my house and the cost of living. Please fix the Motorcycle situation. A kick stand puck will fix the asphalt damage problem. other then the cost of living the only thing i can say that has been good is the trash and maintenance people. Since I cant leave a new comment i will add to this one. It feels like the front office is a out of touch with there residence they never go the extra mile for me or anyone i have talked to. every time i try to get info from them its either wrong altogether or not all the info you need to make them happy so you end up going back 2,3,4 times. this need to be fixed!!!!!

My main issues is that this the only Tampa community you have to be in a waiting list to lease an apartment. Ive been in tampa since 1995 and have lived in many places. Most communities let you know if they have something available. You see, I think they are creating the scarcity illusion. Being limited is fundamental to increment peoples desire to want ANYTHING. That said, it makes me wonder about their other bureaucratic practices in the community. Do we really need to overly extend this lease procedure at the expense of efficiency or common sense?Edit from 1to 3.. living here has been ok, they respond promptly to maintenance requests. However, neighbors are dirty. Throw their garbage from the 2nd floor and do not keep their patios to a minimum standar. I have seen dog poop, trash, matresses, moldy couches, rotting furniture. Carlton Arms should ask these tenants to clean their ugly patio as it makes the community look ugly.

Pros-Responsive management and maintenance teams-Clean property-Upgrades happen in timely fashion (i.e. repaving parking lots)-Strict parking policy (your guests must check in and display their visitor permit at all times while car is parked. If they stay overnight, they will need a new parking permit for each day they stay). I consider this a pro b/c it keeps criminals away. :)-Pavilion where guests must check in.Cons-Residents need to maintain their own patios and grass/weeds do grow on patios-Washer/dryer not included in all units (only some townhomes and no connections either so cant take own washer/dryer)-Rent goes up every time you renew your lease regardless of how long youve lived on the property-As soon as your license plate expires be sure to get it renewed or the leasing office will have your car towed-Absolutely NO CAR REPAIRS allowed on property. That includes pouring radiator fluid in your radiator or oil, washer fluid, etc. Also, no tire changes allowed on property.-Townhomes (2nd floor) get VERY HOT in the summer. I turned my air down to 72 degrees just to get relief upstairs which increased my power bill to over $100/month.-Drywall is a special material that doesnt allow you to drill passed a certain point so if you have a plasma tv youd like to mount, GOOD LUCK!-Townhomes are VERY NARROW. I would recommend an apt but those dont come with washer/dryer-No pantry in kitchen in townhomes.-Pool area does not allow parties which is a bummer for those of us with small children.-Pool area does not allow floatation devices which is a bummer for those of us with small children.-No carwash area on property.-No playground on property.-No dog walk area on property.-Buildings are very old and susceptible to mold and mildew so be sure to request your a/c filter be changed every time you pay your rent. When I moved in there was a lot of mildew on the bathtub walls. Very difficult to remove.Overall, my experience here has been good, but I wanted to be honest about pros and cons as I see them.

This is a nice place to live, the only downside is that you have to do your laundry at a central facility.
