Moving into a new apartment was a breeze thanks to the team, especially Brittany, Jimmy, and Kay who helped me find the apartment. They helped me find the perfect place and I love it so far. It’s clean, well-kept and beautiful. The only negative thing I have to say is that sometimes it’s hard to get them on the phone when you call, but they always give you a call back when they can. But the rest of the experience makes up for that! Highly recommend this team and the work they do.

Very happy that my boyfriend and I no longer live in one of these properties. Our biggest complaint would be their responsiveness in maintenance calls and their want to only collect rent. I could honestly write a 5 page essay on all the issues we had with this place in just a year. Friendly people and staff but also difficult to get ahold of after youve already moved in.Please, just do yourself a favor and find another place to live.

Safe Harbor Properties in my opinion is the worst rental management property ever. They never liked to do repairs and only wanted to collect rent money. Also, if tenants are loud and a disturbance in anyway they will ignore the problem. Spare yourself a headache and rent elsewhere.

Im a new resident and Im very impressed with this company. While in the process of moving in, my apartment was flooded due to the pipes bursting after the neighbors turned off their heat during a crazy cold wave. Thankfully I didnt have much stuff in my apartment yet, but regardless, they handled this situation so smoothly. They notified me immediately, got me into another available unit, and waived my first months rent for the trouble. They even moved my stuff from my flooded apartment to my new one. This wouldve been an incredibly stressful situation, however, Brittany was so considerate and accommodating. Many thanks to Safe Harbor for all their help these past few weeks!!

Brittany and Kay do a PHENOMENAL job of tending to their clients!! I needed a new faucet in my bathroom and this order was orchestrated and completed in a very timely manner. Any time Ive had an issue that needs to be addressed, theyve been incredibly receptive and responsive to it. I truly like them as people and sincerely trust them to do whats best for the building I reside in.

I had a great experience renting from Safe Harbor Properties! The apartment was perfect for me and a very reasonable price. The employees were always friendly and quick to help if I needed anything.

Once I moved in, I reached out to Safe harbors about my blinds being broken and my patio door not locking. No one responded at all and over a month later they had a maintenance man come to my apartment unannounced. He tried to unlock my door with his key when I didnt answer so beware of them intruding into your apartment. (Which is illegal). A month later I reached out to them and told them I wanted to come to the leasing office in person to get my mail key because I didnt receive it upon moving in. Again, no one responded and while my boyfriend and I were laying in bed, a man we did not know came into are apartment unannounced. We thought he was an intruder. Not only did he come into my apartment while we were half naked, he also went through our mailbox and took it out to bring into my apartment. I was absolutely in shocked and he left quickly before I could even talk to him. I immediately called the office, and they would not respond to my calls or my emails (which is something they frequently do.) This happened on a Friday so I had to wait two days for them to open back up for me to go in and make a complaint. I was met with a woman who apologized for what happened, but I felt like it was brushed off and like she tried to be light hearted about the situation, even though what happened was completely ILLEGAL and not the first time it happened. Also, we are in a pandemic and two random men are trying to barge into my apartment without masks or without badges to let me know who they are. SCARY. She told me that he immediately came back and felt bad for walking into my place and that he was sorry. Well if he came back immediately after the intrusion why did absolutely NO ONE return my calls. They neglected a tenant which is just another breech they made in my leasing agreement. Side note: when I confronted them in person they had a sign up in the office bribing their tenants to write 5 star reviews on their platforms to get $30 off their rent. So if that doesnt show you what kind of company this is, I dont know what else would. So after this happened, I asked them to terminate my lease without penalty because they made several breeches in our agreement and I was no longer comfortable living there. They agreed and I moved the next month. But now that I moved, they will not respond to any of my emails about my security deposit. They tried to say that I didnt pay my last rent (which I did, and I have the banking statements to prove it), they charged me for the blinds that were already broken that I emailed them about when I moved in. Now they are withholding money that belongs to me and wont answer me. I am now seeking legal action because they are highly unprofessional, and do not respect you or your property. I am writing this because I want anyone who is considering living with them to be very aware of how they conduct their business. Take with a grain of salt the positive reviews on here because they were bribing their tenants with money off their rent.Edit: even though they have responded to my review with a generic response, they still have yet to respond to my several emails sent to them about them withholding MY money. What a joke.

I have rented two times from Safe Harbor. Both apartments were in great shape at a reasonable price. Both apartments were in good neighborhoods, with all my needs in close proximity. Everything worked when I started and when I left. I received my entire security deposit upon me surrendering my keys. The staff was always helpful and even came in on a day off when I arrived to pick up my keys. All in all, I would come back to Safe Harbor without question. AAA +++

I was having issues with my water one month and called and said my water had just turned off (water was included in my rent and all my bills were up to date) They told me they were doing renovating on another apartment in the building and that they needed to turn the water off but they would send someone out to look at my water. They failed to give any notice of when someone would come out and after coming home from work one day, all the cleaning supplies under my sink had been moved and rearranged (as someone had clearly been in my apartment without my knowledge). They failed to notify me that someone had come by, which left me extremely frightened as I thought someone had broken into my apartment.Along with that, I had to wait nearly 2 months for my security deposit back because “they had the wrong address listed”. And that was only after I hounded them for nearly 2 weeks. And then when I did receive the remainder of my security deposit, it was barely over $100. They charged me $150 for not dusting the ceiling fan before leaving along with additional outrageous prices for “extensive appliance cleaning and extensive painting”. I would not recommend renting with this company.

I appreciated the modern look of the apartment and the new appliances. No rodents or insects were a plus! I didnt like the location. Overall, Safe Harbor rectified any maintenance requests or complaints we presented. The staff, Kay and Brittany were always very kind and understanding. Upon fulfilling the terms of my lease, I received my full security deposit refund. We worked really hard to thoroughly clean the apartment our final day there but we were still afraid that we would not receive our full deposit refund. We are grateful for Safe Harbors professionalism and honesty. I would recommend Safe Harbor units to anyone seeking to rent👍.

Safe Harbor does not treat their tenants with respect. Additional charges are added to bills with no service breakdowns. Countless calls can be made to the office with no response. Voicemails are rarely, if ever, returned. I am a current tenant and have attached an email interaction I have recently had with the Chief Operations Officer. It is clear by the dialogue of the email that the company is far from professional.

Love doing business with this crew. They are considerate and good at communicating.

Safe Harbor was fantastic for the two and a half years I rented from them in Springfield IL. Their property perfectly fit my needs, was well-priced for the living situation, and were extremely accommodating given my unfortunate circumstances in leaving. I never encountered an issue with them and any minor maintenance fix was addressed promptly by them. I would absolutely recommend them their helpful team and their properties to anyone looking for affordable living in the area.

I’m feeling like I’m bothering them because I’ve called severely and have gotten no response. I find myself constantly buying mold removers and doing unnecessary Laundry because mold won’t stop growing EVERYWHERE including my suitcases and my clothes on the hangers In my closet, my couch in the living room! There’s water damage in front my door entry and inside my closet. It feels like I’m living In a basement having to constantly be killing spiders ( makes my body craws🤢). My bathroom door don’t close and to open my main door to enter my apartment is always a hassle. I spoke with someone about this door issue and was told that it was going to get taken care of, but it has been over a month now and nothing has been done. It’s tiring having a place but having to constantly go out to other people’s house to get a fresh air. Please do something about these issues or let’s come to an agreement so I can move out.

Excellent facilities. Moved from St. Louis to Springfield without a clue where I was going to live. I have resided in 2 different complexes in past two years and loved both of them. Most importantly affordable! As a person who works in customer service, I know not everyone will have their needs met, but the employees here I personally feel have done their best and would recommend them to anyone in the Springfield area.

I love this property management company. I’ve rented from them 3 times now, even after moving away and coming back into Springfield. They remembered me, and made sure they were showing me the properties that best fit my interest even if it took a little longer!

Apartments are cozy, clean, and cheap. You won’t find better management anywhere else. The office is always a pleasure to visit and the staff was very friendly. I can’t recommend enough!

I currently live here I’ve been calling them for two weeks now and no one has answered or returned my call of water damaged in the place which cause the place to smell. Very terrible experience I’m having and the sad part is I’ve literally just moved here a month ago.

I loved these people! Brittany and Kay were nothing but super helpful whenever a problem arose. Maintenance responded with 24-48 hours whenever I needed help with something. The appliances were great. They also were one of the only LLC’s that had properties with hardwood floors in all of Springfield. There was a small mouse problem when the seasons changed, but Brittany stepped right in the next day to help me and that problem never arose again during my stay there. Would highly recommend renting from them in the future!

I have had a wonderful experience working with Safe Harbor Properties. I absolutely love my one bedroom apartment. It is clean, spacious and quiet. I have no complaints about noise. My property manager is friendly and very accommodating! If there is ever and issue with the apartment, which is rare, it is addressed and fixed immediately. I would definitely recommend Safe Harbor to anyone!

Ive lived in a number of apartment complexes and I think this was by far the best management group. They were quick to fix any issues that came up and were transparent. There were no additional fees added on to the rent. The apartment was nice and reasonably priced compared to others in the area.

Great places to live and affordable. Jim, the landlord, was very professional and helpful. They are strict on their policies but would recommend this company to anyone looking in the Springfield area.

We moved into the Gazebo Apartments approximately 2 months ago.
