Since we moved into our apartment, I have to say that our experience has been great. We moved Into a newly remodeled apartment and it’s absolutely beautiful. I have to commend the office staff! Nikki, Sophie and the new leasing agent are amazing! Great customer service, and their response to maintenance requests have been great. Obviously it’s not always perfect but I know they do their best to accommodate and provide the best tenant experience they can. I appreciate you all!

I havent even moved to the property yet and am already compelled to write a review! I have a family member that already lives in the complex and suggested I take a look at their units for an upcoming move.When I arrived, Nikki the manager was already out showing a unit and the one of the maintenance men (Santiago) was kind enough to not only take the mounds of trash I had been holding in my hands to toss for me but then unlocked the office so I and my family could wait in the cool office for Nikki to return. He patiently waited with us and showed us where the coffee bar was located and was probably the sweetest man Ive ever met!Nikki returned and got right to business, discussing all the details of the units and helping me decide which one would best suit my families needs. It was a breath of fresh air to speak with a leasing manager that wasnt just trying to sell me an apartment but seemed to truly care about what worked best for me space and price wise.The 1 bedroom model unit I viewed was beautiful and you can tell the property is well kept! Aside from the mandatory valet trash ( which Ive never been a fan of - Im more than capable of taking my own trash out) I am in love with this property and the manager in charge of them!I filled out my application immediately and paid all fees and am SO excited to be relocating to this property! I highly recommend all others looking for an amazing unit with excellent layout and decent prices to move to Royal Palms! 😊Thank you Nikki and Santiago!!!

Ive been living here for about a year. This is the best property Ive ever resided at. The amenities are great. The sinks are sunken w/Granite counters which was something Ive only seen in houses. The community is very friendly. Summers here are awesome!! There are also discounts we receive from different companies because I live here. The Office management are the nicest Ive ever worked with. All of them. There is a Manager assistant named Sophia that is always super nice and always has a resolution the times Ive contacted the office. Has to be hard with Covid and all but Sophia along with the rest of the Management Team have a lot to do with why I continue to stay here. Hope this review helps anyone deciding to reside here 😊

The apartment was infested with fleas!!! The unit wasn’t even vacuumed when we first got there. We were there for only 5 days. In the 7 years of my dog’s life he’s never experienced this kind of terror! He not only was eaten by the fleas but he scratched so hard he got two wounds infected. So all the bills from the vet, pills, ointments, shampoos, cleaning products, the hotel we had to pay because they were supposed to fumigate… and just to see how my sweet baby is still struggling made us give this property the worst review ever!

They knocked down my credit score for charges THEY ABSOLUTELY NEVER MADE ME AWARE OF. They just sent a bogus claim to collections months after I moved out. If you try to comment and apologize, mail me a check as well to make an honest business out yourselves.

Dont come here. Ever since the new management took over the apartments have gone down hill. The quality and character of the place used to be quiet and peaceful. Not anymore. Minimal communication during storm and insensitive to the situation we are going through. They turned off the water and have yet to turn it back on for 5 days! Avoid this place like the plague. I am an Army officer and lived in many apartments. This management is the worse! Very unprofessional! And could care less about you!

This is an alright place to live, however, it seems a bit disorganized. Very glad they allow dogs, they are redoing units, but Vicky is no longer with them, they seem somewhat disorganized (their system allowed my rent to be charged twice this month and they asked for my renters insurance three times). There were a handful of incomplete updates/repairs which had taken about two weeks to begin, and are not yet complete. Make sure to check out the little things, I also have a large gap in my back patio door jam which lets cool air out and bugs in(I’ve rigged it myself given the amount of time it took for the other others), and the dishwasher does not work great. I will not likely stay here once my lease is up and hope this helps future residents.

Vicky is the absolute best to work with. She is prompt, knowledgeable, sincere, and kind. She was able to work with my hectic schedule, keep everything organized, and get things moving quickly. Maintenance has also been great to deal with. Ran into a couple issues when I moved in, and they were right on it with great attitudes. Always kept me informed, either in person or with notes, and have delivered exactly what they said they would. Been a great experience overall even with the minor issues. Would recommend these apartments to friends.

Stacie Cabrera is absolutely the best part of Living in this apartment community. Her professionalism and welcoming demeanor make you feel right at home, and very much appreciated. I attended a summer event where the most amazing food was served I believe it was Jamaican food. This was such a great experience. Several events occurred while I lived here and all were equally great. Stacie is a wonderful leader, a great director, and above all, a genuinely sincere individual.

I don’t suggest renting here there’s other property that are way better! They have no cares for residents here and they don’t care enough to fix or even really speak to the residents. Incredibly unprofessional in SO MANY WAYS. I’ve had issues with me AC since may 18th. It works occasionally but that’s about it. Most times it’s up to 80 in my apartment daily. The employees also do not change the trash often so most times trash is overflowing and all over the property so it looks gross! Also would like to add that I was kicked out of my apartment for “not following community guidelines” during the pandemic under one of their in my opinion worst managers so definitely do not recommend renting here. They 100% do not care about the people living here I always paid my rent and never really had issues till the last few months.

My husband and I moved in last year, into the same unit my in laws had previously been renting. Since February there have been issues of leaks and mold through the apartment, which was ignored by staff until last month when I went into anaphylactic shock due to developing a mold allergy from long term exposure. At that time they claimed I had never contacted them about the issue before, and didn’t want to do anything. I proved that yes, I had been complaining since February so they hired ServPro to come in and clean - the employees sent from ServPro told me that Royal Palms specifically told them not to test for quantity/type of mold and just clean. We had separate lab samples taken, as well as allergy tests done. After ServPro supposedly took care of the problem, I was still have allergic reactions every day and a few days ago we found more mold in the ventilation system. When someone from the office finally came to look at it, she only gave us ten minutes notice. I did not have time for her to look through my entire apartment as we were leaving for yet ANOTHER doctor appointment due to their negligence, she accused me of not wanting them to take care of the issue. I explained that we could talk later when we came back home, but for now what I had shown her was the only new mold we found, so there wasn’t a reason for her to go through my entire apartment anyway. She didn’t want to listen to that and I didn’t have time to argue so I asked her to leave. Later that day I received an email that there was no mold in our apartment, yet five emails requesting those lab results later and all we have gotten is an eviction notice - last week we informed the office that we had been approved for rental assistance and they would be receiving a payment from the city/county. They ignored that as well. We wanted to handle this civilly and have given American Landmark MONTHS worth of opportunities to handle this but they have now forced us to go through with a lawsuit.DO NOT RENT HERE. We can prove going back as far as 2016 that there have been leaks and mold at this property that have only been painted over - they do not care if their residents get sick. We have photos of all the issues as well, but for some reason I can’t post photos to this reviewUPDATE: Royal Palms is now on their fourth round of office staff in less than a year. This time they refuse to introduce/identify themselves and refuse information that tenants need to contact departments THEY are demanding we contact. Water damage and mold has continued to spread, and I have an email from corporate stating “We will not discuss this with you further.” They are still wrongfully evicting us - YET ASKED US TO RENEW OUR LEASE.

I have not lived here yet, but I was extremely impressed with these apartments! I am the kind of person who researches & reads reviews when it comes to apartment hunting. These apartments are extremely clean, gated (the gates actually work), they come with a washer & dryer in all units, & the prices you can’t beat for what you get! My roommate & I were helped by Vicky & if I could move in today, I would! I have yet to find another apartment as good as these.

Buddy lives here, standard apartment set up but architecture is a bit more unique and pretty here and place is well kept. Plus built in crazy hill. The gate system seems to be a work in progress but definitely a diffrent living experience and nice to check out.

After viewing this property 4 times, and putting down a deposit 4 months prior to my move in, I found out 2 weeks prior to moving in that if I wanted the apartment I had been promised (upgraded, $650 per month) I would have to pay $850 a month. This left me with ZERO options as I work 6-7 days a week in May and June and had no time to find another place to live. I voiced my problems to management and was told there was only one apartment they could put me in. It was $725 per month (not the amount I agreed on) and not upgraded, I was given an apartment with police flashlight dents in the front door, and when they came to fix the broken window they let me move into, they broke the glass over my bed, it was basement level, so I got to go down 26 stairs, then 3 more, then 3 more to get to my apartment (which I never even got to see prior to moving in) as I had no other choice I signed the lease. BIGGEST MISTAKE EVER.When I went to get out of my lease a month and a half early and wrote them a letter explaining the problems I had had, the letter was not returned. When I called, Blanca (the manager) laughed on the phone and said Well, you signed the lease to which I replied As I had no where else to live and no time to look since I gave the deposit to you 4 months in advance. Katie (in the office) at least admitted that this was NOT what I had ever agreed on, it was what I was stuck with. Blanca was supposed to call back last week to help resolve this, she didnt. Today I got a new manager, who did call back, tell me there was nothing she could do as I signed the lease they backed me into, AGAIN, FOR THE APARTMENT I DIDNT WANT, NOT THE APARTMENT THE DEPOSIT WAS PUT DOWN FOR. Instead of listening and acknowledging any blame, she told me to do what I want but they would not be waiving any fees and hung up while I was mid-sentence (oh and it was on my credit report PRIOR to me receiving any move out paperwork despite them having my phone number, email, work address (which is less than a mile from them). MOVE IN AT YOUR OWN RISK. THEY ARE GREAT AT THE BAIT AND SWITCH. None of the apartments look like the model in any way shape or form. Also, gate always broken, neighbors let dogs poop on their porch and left it for months, mailbox is in a insecure location outside of the gate. I made the mistake of referring 2 co-workers to this complex and they are miserable with consistent problems, one of which being maintenance entering without giving notice. BE WARNED.

Worst apartments to live in. When I moved in I was $12 short to make 3 months rent so my daughter had to sign on lease. She never lived there. After 3 years my daughter wanted off lease. I told Blanca in office. She said she could not be removed and needed new lease signed by 2 hours before she left. I told her I could not get a hold of my daughter she told me to just sign her name it didnt matter. I had been very sick and so has my dog for 2 out of 4 years living there. I had to move early and my movers found black mold growing from behind the wall. I told Blanca who was busy sleeping with a tenant even though she was married. They were constantly in her office with her door locked. I was visiting friends there after I moved. We were outside talking and Robert the maintenance man came by and I asked if they found mold. He said yes they wouldnt go into the apartment until a professional came out to remove the black mold. He said they cut a big hole in wall and it took awhile to clean it out. I have witnesses to this conversation. They wanted me to pay almost $3000 when it was a toxic living condition to live in. Now they have it in credit bureau for me and my daughter. When they should have reimbursed me for the 2 years I was sick in bed because of the black mold. They had washer in upstairs apartment leaking into wall a few years before but didnt make sure the wall inside was dry so mold wouldnt grow. They have had mold problems for other apartments. I think that whole complex needs a thorough inspection by housing authorities. Once I moved out I started to slowly feel better. It was killing me. If I would have stayed longer I might not be alive today. When I asked they said there was no mold but the friends I have there was witnessed to what Robert the maintenance guy said. Plus they checked it out when they were removing the black mold. They are worn down apartments. Horrible management. My friends are giving me notarized statements about what was said in front of them and what they saw. They knew something was wrong because of how sick I was and my dog. I will send statements to credit bureaus and to housing authorities. That complex is not safe.

Costa Del Sol has met every need of mine, if I ever have a problem or question they respond quickly and make sure I am well taken care of at all times. The neighborhood is quiet and clean and all my surrounding neighbors are extremely friendly! I don’t plan on leaving anytime soon.

First time Im forced to write a review because of the worst experience I had with leasing this apartment. Beware of the move out charges as it is way too high for this apartment community. The paints in the bathroom coming off, toilet flushes very slow, old carpet and they never change upon several requests, poor stove top and laminated top are not of good quality that gets faded really quick, poor A/C and Heater but the bills are high, clogged A/C vents, low ceilings and the paints come off, residents dont keep after their pets, live cockroaches, noisy (the walls doesnt suppress outside noises), untidy, above all rent is high for such benefits! I made a mistake by renting this apartment just because it had the mini washer and dryer, but I had to compromise a lot with all the downside I highlighted. Beware of live cockroaches all around and inside the apartment. I informed several times and they said they did the pest control but they were just running everywhere. I moved out because it just became intolerant with the roaches and the quality of apartment and realized compared to the rent it doesnt make sense to continue. After I moved out I was surprised to see they charged for roach treatment on me and so many charges that were too high for this apartment that I never faced with far good apartments I lived before. The worst experience I ever had with the Leasing Manager as she did not have the courtesy to let me speak, but just adamant. The worst experience I ever had living in this community.

After a good 4 months living here we will take our leave in February. The Apt. Complex is always brightly gleaming wherever you go due to the quaint adobe like architecture. It is a modest place to live, quiet and with polite neighbors. There are always people to watch out for but that is anywhere you go so that will never change unless you are willing to buy your own house, then you have to worry about the pesky HOA (good luck with that).The team in the front office is excellent and always willing to resolve any troubles that you have in break neck time. As long as you are polite to them they will be courteous to you my own personal belief but I am sure if I was not polite they would be courteous regardless.If there is a bug problem, contact the office and they will take care of it.If there is a shower problem, contact the office and they will take care of it.If there is a problem, basically just call the office.I was not expecting a perfect apt but now after a few adjustments the apt. is an honest one.I have not had a problem with crime since I have been here . No break-ins either.The surroundings are always well kept and very much appreciated. Word of advice make sure to let the Front Office know ahead of time when you will be moving in. Try not to rush it as that might cause problems with your moving in as they will not have ample time to check the apt out after it has been previously occupied.

These are better than average apartments in SA - lets not get excited about dog poop and behaviors in the parking lot, go anywhere in SA and you will find poop and less than stellar behaviors outside at night. The apartments are maintained well and the staff perhaps a little understaffed but they do a great job at working for the residents. My washer broke as well - a 25 cent part wore out and I too had water on the floor, it was fixed in 2 days which was reasonable. If you want more for an apartment you can pay more and find it Im sure. Its quiet, clean, well laid out and close to where I need to be.

SAFETY IS NOT A TOP PRIORITY HERE!!!!!! I unfortunately ignored the warnings from previous tenants. After a situation that left me unsafe by another tenant on their property; they were unwilling to help or rectify the situation. This is by far the worst rental property I have ever rented from. The gates at the front entrance also lead one to believe that this is a safety oriented property. Please dont be fooled! One of the gates remains opened the majority of the time, which makes the gate with the safety dial pad useless. I have had to force all communication with this property, they set expectations in regards to returning your calls or reaching back out to you. But they have not stuck to their word. I am appalled at the complete lack of safety and customer service that has been displayed here. I have had to record conversations with the management team just to ensure things would be handled and not pushed under the rug. I have only been at this property for 6 weeks and I already am regretting my decision. The lack of safety among other things are so bad that Im terminating my lease early fees and all (since theyre also unwilling to help in this regard as well... SHOCKER, not), just to not be here anymore and have my safety back. I am adhering to their 60 day termination policy even though Im not living at the property due to the lack of safety. Not only am I wasting my money on the 60 notice but again, also the FEES. Do yourself a favor and consider other options before settling on this one. If I could rate 0 stars I absolutely wouldve!

Just recently have seen the updates of the lights by each apartment, just beautiful, in fact I have had several of my friends comment on this also how nice it looks, so modern and goes beautiful with the whole updates, paint, colors, etc. even though the complex itself is many , many years older, it still looks like it was constructed only a few years ago, thats why I love calling Costa del Sole my home.

Horrible! The paint of the bathtub was coming off, the stove was partially broken, the toilet clogged up easily and required 20 minutes to be able to be flushed again, the AC was barely working, they use carpet throughout the whole living floor (very bad!) and just the whole ventilation system and materials used cause the whole apartment to be heaven for insects. We literally had to kill insects every day in this particular apartment due to them having so many places to live in. Also, the wall was clearly repainted after having so many holes in it in an attempt to hide them up.We told the staff and they sent a guy to exterminate them but he didnt even really know what he was doing. Next to that they just keep screwing up on everything in regards of signing documents and so on.

Initially moving in everything seemed to be run well, but that was just the surface appearance. After about 5 months I knew I no longer wanted to live at this complex. The office was hardly open when it was suppose to be and the staff was not there and when they were it took time to get responses about things needing to be fixed.Many cars were broken into and constantly had police in the neighborhood.Also when it comes to giving your notice and providing your forward address they dont even use it. I had to call and follow up with them! Very unprofessional staff and I would highly recommend NOT living here.

Management is horrible no one in there communicates with each other or knows the correct bylaws for the apartment rules. one staff member tells you one thing, and another one tells you something else and both answers are wrong yet its your fault because you listened to them.They do not respond in a timely fashion to emails, or phone calls unless they want something from you.Parking is horrible after 8pm you park no where near your apartment building, and park on the opposite side of the apartment side where you live.This is a last resort apartment if you literally have no where else to stay.

The worst experience Ive had with a rental property. Required 60 days notice for a short term lease. Only lived in the apartment for 2 months and gave them 30 days notice, even paid a higher monthly rate due to the term agreement of the lease. Management didnt care about my issue. Bottom line I got reported to a collection agency for $91 because I moved out when my lease was up. They were forcing my family to live there an extra month.

Just changed my 4 star rating to 1 star.New Management, is TERRIBLE, I have lived here for years, and always been a great tenant who overpaid and was on time but suddenly new management takes over and quality declined quick! The renovations they did are horribly bad, most people who visit say it looks worse than before the renovations, they dont take out the trash, but want to charge you for a trash valet fee in addition to normal waste fees. All gates are broken, no one ever answers the phone when I call either, but when i go to the office theres like 3 people sitting around doing nothing, and then to top it off, in the midst of all this COVID stuff they are now actually trying to evict me!!!! Why you might ask? Because im 6 days late with the rent! 6 days! And the day prior to this eviction notice I had literally just spoken to them about being able to pay the full amount on the 13th, I like many others have had my hours reduced, i cant claim unemployment, i stopped paying my car, electric, and loans just so i could still pay my rent, i am doing everything i can to give them literally everything i have to have a place to live, and they seriously just did the most shady thing of saying, ok, sure no problem with big smiles and then the next day send me an eviction notice! Are you serious, i cant be the only one struggling to pay rent, but to so quickly try to kick me out really makes me see these new managers dont care about their tenants or covid, they just want money. Shame, this WAS a great place to live.

Update - After meeting with the actual apartment mananger Sharon, and dicussed the situation and problems, she took action and now its back to the quite laid back apt complex it was when I moved in 4 years ago. Thank you Sharon for cleaning it up!I would not recommend this place if you have children, I have personally witnessed under age drinking, smoking and drug use in the resident parking area and have notified the management of it, have talked to all office staff and I am told there is nothing they can do.
