Simmons and Harris does an excellent job in property management. I have been impressed with their operation since I started working with them and am glad to call them my management company. Will and Benton are both personable and easy to talk to and help resolve any issues I have with our properties. They are both proactive and really good at solving problems. I have had my home with Simmons and Harris for 10 years. During this time they have provided timely work if needed for the tenants, they have also protected me from the tenants that dont need to be renting from me. Such as the the ones leaving poor rating about them. If they owned a home and had to pay several mortgages those people would understand the responsibility that rests upon the management companies. Not one complaint from me. Army Veteran.

I would highly recommend Simmons and Harris. Simmons and Harris has rented and managed property for us for several years. They have always addressed any issues and concerns in a very positive and professional manner. I consider it a benefit to us that their maintenance company(Metro Maintenance) is always available to us to address any issues we cannot directly handle ourselves. For your rental, or management needs, I would highly recommend them!

This would be 0 stars if possible. Management company, that manages to do NOTHING about my dilemma with SLUMLORD. You can tell the property hasnt been MANAGED in decades, because its in such horrible conditions. Going on a year now, and Im STILL complaining about the same repairs. You call them, and they never answer your call, they are just USELESS. As long as you pay your rent, they could care less about your issues. Cant wait to move. My recommendation is DONT RENT FROM THEM! UPDATE: Just because Im telling the truth about how yall handled our situation, you and the SLUMLORD decides to terminate our lease, even though you all know we have children, and its still a big hole in the floor in our bathroom, and we STILL cant take a shower or bath. Truth hurts! All the fake (POSITIVE) reviews wont help the horrible service yall provided. Still my RECOMMENDATION is DONT RENT FROM THEM, unless you like paying your rent, and NEVER getting MAJOR repairs fixed.

Simmons & Harris has managed a property for me for many years and I have been very pleased with their response time if a maintenance issue arises. I find it helpful they will get the right people to respond to an issue and fix the problem since I do not have the contacts they have. I do understand some landlords fix their properties and I am thinking some of the negative comments in the reviews have to do with landlords not moving as quickly as they should. I have always found staff to be pleasant and responsive.

Excellent professional service. We are always able to get answers to our questions in a timely manner. I highly recommend this company.

For overall experience. From the ease or lack there of of applying, to poor communication from/with office staff. No sense of urgency to answer the telephone. The unit needs to be updated and their “turning” policy & standards should be revisited and upgraded as well. It’s 2021.

Simmons and Harris leasing office is complete trash. The staff at the office think they are better than you and their solution for everything is “you can move if you aren’t happy”. They don’t care about the people they lease to it’s just a job to them. Northgreen Villas isn’t worth the price of what you pay. They will continue to up your rent but will never upgrade or replace anything. The man who owns the property won’t sign off on any upgrades. They also take forever to cut the grass. Only reason I’m ok with giving them one star is because of the location of the apartments.

If I could rate a half a star I would. This place will not make repairs and I found mold all in the house when I first moved in. They got mad and snapped and said just wipe it with clorox. Then when someone came out and just LOOKED at the floors, they wanted me to wait weeks until I moved stuff in while paying to live there. When I call they get mad at me and they wont come out to fix anything!

I have been renting from Simmons and Harris for about 8 years, no i dont always like the houses but they understand and they make the owner fix what need to be fixed. Tracy is the best. I love them and I cant find no great houses with anyone else.

Dont trust anything they say they lie!!! I had a lease with this company in 2017 after I got flooded out of my apartment in October of that year. I paid my rent on time!! For the entirety of the year lease agreement. The following year I found that they put a negative report on my credit saying I owed them which is a complete lie. I am now in the process of disputing it and proceeding with a official complaint to the BBB. Word to the wise keep all your documents when dealing with this company Im glad I did so.

Dispa is a very nice employee! This management company is on top of things. With a good variety of places to either rent or buy.

Lied to directly by the operator then laughed when I caught her in a lie. Whoever is in charge at the top needs to wipe the whole organization clean and start over. Very disappointed.

I have been living in one of there homes and I have had so many issues. They take weeks to fix the the issues and have no sense of urgency. At the moment my home has a gas leak and was turned off so now I have no heat or hot water and because they are not open on the weekend and do not have an emergency number so im stuck with my family in the dead of winter taking cold showers with no heater.

Never had one issue.

I just wish they could have you pay your bill online.

Horrible crooks. They intentionally posted my rental payment late just so that they could collect a late fee. Dont believe what the staff says to you because they lie through their teeth.
