Crestview Manor (Palm Springs) RAT NIGHTMARE. We rented the house from mid-February to mid-March from Oranj Palm, a beautiful old house at foothill in the Mesa neighborhood that turned into a renters’ nightmare, the house was infested with rats and before the end of our stay, we had moved out to a hotel. In the third week we started noticing fresh rodent droppings in the lower master bedroom area (den, bathroom & bedroom). We are experienced house renters, we cleaned up & call the Oranj Palm. They sent Pest Control to set traps. That same night we woke up to a “SNAP” from killing a BIG MALE MOUNTAIN RAT in the master bathroom about 8 feet from our bed – obviously did not sleep well. Pest Control came back to add more traps, two nights later, middle of the night woke up again to a “SNAP” from ANOTHER RAT close to our night table, still moving with one leg out of the trap… I crushed it with a broom shaft. We packed our bags & went to a hotel. Came back on our last day to check out and saw more fresh rodent droppings! There is access under a door & from the roof for rodents to get in the house. If Oranj Palm or the homeowner do not address this MAJOR ISSUE, this house will be another RAT NIGHTMARE to another renter!

I LOVE Oranj Palm. I have been using their services for 7 years. Professional, friendly and thoughtful. Easy to contact. Organized with quick check in. My mom left her gold earrings once and cleaning staff found them and they sent them to Canada. Forever will I be loyal to this amazing company. Thanks for everything 💕

We have booked with Oranj now 4 times and we are continually impressed with their service level. From booking through the end of the stay they always come through. On a previous stay our booked home became unavailable due to an ownership change and they didn’t hesitate to find us a replacement at no added cost. Our other stays have been seamless except a little snafu with the cleaning crew timing once which they immediately corrected and offered a complimentary night to make it right. They’ve delivered us an iron in the past when we needed one and the entire staff is always so friendly. These are the reasons we continue to book with Oranj and recommend them without hesitation!

K0004 - My family and myself have spent the loveliest weekend at the Crestview Manor! It is without a doubt one of the nicest properties in the desert. Great location, quiet and secluded with beautiful views. The house has so much character that you wont tire taking photos from every corner (perfect Instagram house). Pool is the perfect size and well maintained. It will transport you to the South of France. The kitchen is petit but fully functional and very well equipped. There is an extensive collection of books and magazines perfect for reading while lounging in the pool with a cocktail in hand. Already dreaming of going back.

Great company to deal with especially if your 3000 + miles away 😀. Unfortunately something came up and had to cancel my reservation. But it was within the time frame to cancel. They didnt give me a hard time about canceling and were sincerely nice and wished me well and hoped I kept them in mind next time. Their properties are gorgeous! I hope to complete a stay with them next time.

I apologize in advance for the lengthy review. Last year we rented The Palm Springs Art House. Our cost was $25,064.39 for 2 months. We arrived and the first disappointment was the size of the dishwasher. It was a drawer dishwasher that held very few dishes and glasses. For a three bedroom house, plus a Casita, this is inadequate. It should be included in the appliance section of the listing. The furniture was in poor condition, soiled, and very uncomfortable.There was a long list of other things wrong with this home, but I do not choose to outline them here. We have been renting homes in the Valley for over 40 years. This, by far, was the home with the most problems. The second day we were there. The sewer backed up. It was a gross sight around all toilets and coming up the showers. We had plumbers out 6 times in the first 10 days. At this point, I thought this should not be our problem. I was told by the rental company that I signed a contract with the owner. The owner told me You have to take it up with the rental company. This is when my frustration began. I asked to be moved because of the situation. I was told there were no homes available. Finally, I spoke with my son in law that has a Law License in California. I looked up the California Rental Protection laws. It is the obligation of the owner or rental agency to provide a sanitary environment. This was not the case. Finally, the rental company said they would see what was available. Long story short, we spent a month in that home and were asked to leave when they knew that had to do construction and digging up the front to fix the problem. The owner told me that is was a problem with roots growing in the sewer line. There was nothing she could do about it. I am no fool. There are things you can do about tree roots in your lines. It just costs money.We were offered another home. It was dark and dingy. I could not see it. I told them it was unacceptable. Then we were offered a new home that had just finished an extensive remodel. The rental company worked extremely hard to get us in the new home. They even helped us move. The new home was lovely, but far from ready for occupancy. I spent my first 2 weeks accepting deliveries of goods for the home. The pool was lovely. The bedrooms were lovely. The mattresses all new. However, the kitchen was a different problem. The cabinets was poorly constructed. Within 4 weeks, the dishwasher laminate was peeling away from the sides. There were an inadequate amount of glasses, dishes, etc... I must say that Oranj Palms did everything they could to help with the problems. I know that the owner was doing all she could to stock the place. The outside had not been cleaned very well after the construction. There were nails and screws all over from construction. I swept many times to get rid of the glass and screws and nails. However, I had a brand new car. When I returned home, I had to replace all four tires because of screws and nails at the cost of $1200.I was told I would be reimbursed for a dinner one evening when we all had to leave due to the sewer back up. That never happened. I was assured Oranj Palm would find us a good rental for 2022. That never happened. I truly believe, we should have been given some type of refund or compensation for the endless hours I spent accommodating entrance into the home or waiting for repair people.Having said all this, I must mention the staff Oranj Palm has for solving problems were very attentive. However, it didnt make for an easy, relaxing vacation for me. Overall, I was disappointed that no compensation or cost adjustment was made for the first home. I was told we were being placed in a home that would rent next year for twice as much. I would hope that would be without any management issues for the renter.It has taken me months to decide whether to write this review or not. The tires were the last straw for me.

BUYER BEWARE... We had The Casa Grande booked for 3 months with oranj, with signed contracts and fully paid and they cancelled our reservation 2 weeks prior to the scheduled date. We have family members flying in for a birthday celebration and have nowhere to stay with almost no time to fix this situation. So unprofessional.

Horrible experience. Rented a house through this company with heated pool during April . There was no instructions found in home manual regarding heating system. When called the maintenance department, the lady yelled at me, saying they can not do anything other than leaving a message to the pool guy, who came on our second day of stay for maintenance and cleaning,. He instructed us not using the pool for few hours because of chemicals. Even after 4 hrs our faces were burning from the pool water. Trash containers were full of trash after previous tenants, that were supposed to be picking up every Tuesdays. Today is Wednesday our 3 and last day and nobody touched the trash. It’s still there melting under the sun. Never rent anything trough this low class, non professional company, where you pay thousand for cheapy made houses snd get no service no quality. They help you to feel miserable for your own money. Be prepared for the worst

We had a terrible experience with Oranj Palm when we booked a stay with them through Airbnb. The trip was a birthday trip for my best friend and I after we had got our vaccines. We arrived late to an unflipped, unclean unit. Dirty dishes in the sink, dirty towels on the bathroom floor, dirty sheets on the bed. This was especially off-putting with the covid situation. When we got in touch with Oranj Palm, they offered to pay for our dinner if we wanted to go out and eat while they sent someone to clean the unit. If this was the only problem, it would have been a rough start but a fine trip.It wasnt. We returned to the unit after dinner. It had been cleaned, but was still missing toilet paper, sheets for one of the beds, and a coffee maker (which was advertised in the listing). In the morning, we went out for coffee. We got back around 9:30am and realized the water to the entire unit had been shut off. Faucets ran dry. Shower too. We couldnt even flush the toilet or get water to drink. When we called Oranj Palm for the second time, they said the water issue was not their fault and that the water would be off for several hours. Meanwhile, we have unflushed waste in the toilet. And we are in Palm Springs, the desert, where the daily high temp is 100 degrees. Frustrated, we left the property. When we came back around 4pm, 6 or 7 hours later, we still had no water.At this point, we felt pretty frustrated. We used the airbnb app to communicate with Oranj Palm. At first, Oranj Palm offered us 10% off a future stay with them This was insulting—we paid nearly $1,000 for three nights in a one-bedroom unit and we had to deal with an unclean unit upon arrival, missing essentials and hours and hours without access to water. We expressed our disappointment and asked to speak to the manager. We were told to *email after we checked out*. In retrospect, I can see exactly what Oranj Palm was doing—stalling. If you dont reach out directly to Airbnb Support within 24 hours of an issue, you dont have much clout to get refunds or resolve issues. Oranj Palm management was purposefully stalling so that we would lose our window of customer rights.We reiterated that we wanted to speak to Oranj Palm management before we left California, and we were told we could stop by the office the following day, the last day of trip. When we did, the manager James did not seem concerned with our issues, instead he said but the pool is nice, isnt it? and where are you girls from? Oh yeah, Oregon. Do you support the ducks or beavers? Basically trying to butter us up, ignore our issues. Then he told us none of the Airbnb issues could get dealt with until the following Monday (long after our trip was over and we lose our rights to a refund). I wish we had known at the point to contact Airbnb support directly, because we could have been refunded.Basically, the first half our trip was a nightmare and we cant get any money back because of the way Oranj Palm manipulated the situation.

For 8 years Oranj Palm managed our property in Palm Springs. We only recently ended the arrangement as we reached retirement age and are ready to use the property ourselves. Their responsiveness and communication have been outstanding. They have a user friendly owner dashboard that allows owners to go online and look at bookings, work orders, tax documents, and monthly statements. They have an impressive team of handymen (and women) on staff to perform repairs or other actions economically when a renter has an issue . This keeps costs low and your property in good shape. My favorite perk is the annual deep clean which made our 1989 unit shine like new. Everything is very organized and staff are knowledgeable (and patient) when contacted. Recommend highly.

This is the second time I have rented a Vacation Home from Oranj Palm. I typically rent their houses for a few days while my large family and I rest, relax and recharge. We typically travel with small children and the kids have a blast. I find their services to be very helpful, their website has lots of pictures for each home that is advertised and lots of written detail. They also have a mobile app that is very convenient. They keep you informed about important details of your stay. Their prices are competitive. Overall each time we rent front them we have a great time and it does help that we follow their rental rules and guidelines. If you are not familiar with city ordinances of Palm Springs I highly suggest getting acquainted with them.

We had a horrible experience with this company. Rented a unit last year that claimed it was steps from the pool and had photos that made the unit look as though it viewed straight out to the pool area of the building. Upon arrival, our unit faced the parking lot. With a young daughter who napped frequently, this wasnt what we wanted for a holiday rental. When we called to complain and try and move units, we were told that they had listened to all of our calls again, and that at no time did we request line of sight to the pool. No refund, no change of location, and basically it was our fault. Their customer service is horrible. I would never recommend dealing with them. They were rude and unaccommodating. Go to another rental service.

Very disappointed to find that our condo had no heat and almost no hot water. And the roof leaked in the rain. It might have been a great place to stay in the summer but was no fun at all in the rainy off season. They should warn people or give a healthy discount off season if they rent condos with no working heat.

Seems owners like them more than renters...if you are a renter as we were for a month, just know they can be very difficult to work with...As example, over two months and 17 emails to get our deposit refund returned. Customer service included such memorable quotes as once we drop a check in the mail, there is nothing more we can do

We reserved a property in Hamilton Cove Villa 1-53 from their subsidiary Catalina Island Resort of which upon checking into the property found things were not as they should have been. Primarily cleanliness, upkeep, no phone in unit, an inappropriate carpet in living room that cause stubbed toes and finger due to tripping on it. items that led you to reserve the property were not present and the price was not of a run down unit. Trying to contact management is a nightmare. However what is the insult is the people there were indifferent and you couldnt enjoy the hot tub as there were babies in diapers in there. It seems as they just want to collect their management fees and move on. Well good luck renting properties from this group!!!!! Thomas Celina, remember bad service is trickled down from above!

Everyone beware these people are THIEVES!! I was told this company provides excellent customer service but I was completely wrong. This company is blaming my colleagues and I for damages we DID NOT COMMIT. They’re accusing us for excessive damages to a container in the garage. Who goes to palm springs and spends time in a garage? I have contacted my attorney about this matter and will soon pursue legal actions.

I stayed at El Portal for Coachella and had such a great time with my friends!! The house was beautiful, clean, very well stuck, and my favorite part is the huge pool and mountain views. I did not want to leave but my friends and I are already planning to come back before the end of the year. The customer service was great from booking our stay to the easy check in process and we did not have any complains the whole weekend. Thank you Oranj Palm!

These guys are really rude. They charged me for a plastic garage storage box for over 500$ that we even didnt touch it. We even cleaned the house before leaving there. They just want to take the money from you and dont care about you are pleased with their service or not. Please dont rent from this agency.

We rented a Palm Springs condo for 6 weeks through Oranj Palm. When we arrived the carpets were very dirty in spots... we notified Oranj Palm (management) immediately, and the reply was the carpets are cleaned once per year.The biggest concern for us was disappearing items... during our stay we had one pair of sunglasses and biking gloves get stolen (FROM WITHIN THE UNIT!) and then about a week later, my new Gucci prescription glasses were stolen, and then two brand new shirts still in their shopping bag got stolen.This of course was VERY disturbing, to know someone had access to our unit and was stealing items. We notified Oranj Palm management, and they didnt even return our e-mail and phone messages. We contacted them again three days after we had left, they apologized (with our second cant believe we havent heard from you e-mail) but had no other comment or concern for what happened... shocking.Its been over a week now and weve still not heard anything back.Very poor customer service, and little regard for the safety and security of its guests.

Stay away from these people. I go to palm springs few times a year and for first time i rented with these people and they end up charging us for a damage we did not do. They even told me they had back to back booking and since we were the last one there they just charged us for it. they charge us $590 for a plastic box. when we arrived pool was super dirty that we had to call and ask them to clean which they came the next day. The couch had bunch of nails in it which cut my wifes hand but they didnt care about that when we told them they just said you signed a contract and deal with it.

I did but, still went with them...I don’t know what I was thinking...So upset spent lots of money to sleep right next to a highway with shades that let the sun shine right in.And a shower that had the worst water pressure ever.I tried to tell them and they did NOT care at all...even when I said I’m a strong reviewer.. The website started out allowing me to make an extended stay visit but when it didnt complete online i called and they said they dont do extended stays. he was somewhat rude, rushed and basically hung up on me. i emailed and called leaving messages asking if i could just book back to back to back reservations for the same amount of time but they never replied.

Horrible customer service and follow up.Specific examples:1. Booked over phone (and pre paid ), however kept getting emails that 1/2 was still due. (Response from office these are automated emails).2. After booking, I asked about what pool supplies they had (# of chairs , rafts , any pool games etc). (Response from office refer to website photos and we dont guarantee anything due to sun light in Palm Springs)3. Paid $45 for early entry, however kept getting emails about do I want to pay to get in early (response from office when I called: these are automated emails)4. Upon house check in, notified, same day, windows were filthy (I could write my name in the dirt) and pool was very very cloudy. Next day pool service came (dont enter water for an hr) and house keepers came to clean.5. Still complained about cloudy pool , pool tech was there again and told me its paint coming off and he wouldnt even swim in pool. Ian Pritchett at rental agency said chalking is a regular and non-hazardous occurrence.Net net , @ $750 per night I expect a clean house with a clean pool. Ive grown up with pools and having paint in pool is not regular and certainly not what one wants to swim in!No compensation was even offered and the tone of the reply email was dismissive and condescending. Ians final response was beyond expressing regret, we can do nothing more.That sums of this company completely regret...... good luck .

I tried to book a house in catalina. After waiting on hold for over 1 hour, emailing them and getting nowhere, I ended up booking with a different company. Someone eventually contacted me via email but by then I was over it. It didnt seem like they cared anyway.

As an owner, Ive had Oranj Palm rent my home since just 2001 and have had excellent experiences with them (I own the Howard Hughes Mini Estate Home that they represent). I have checked with many of my renters, who come back over and over (One couple has returned 12 times) and many renters are multiple visit renters (theyve left me thank you wine!) and historically they usually have a great rental and their rental experience is an easy one (I read every comment in my guest book). Of course not everything is always perfect----Palm Springs has extreme climate during the summer----and things will break down in the heat---what worked perfectly at checkin or during the pre inspection could break down later but I do appreciate that Oranj Palm has a repair team that can get to the house quickly if anything goes wrong (much faster than at another rental I have in another country). I appreciate that they have a quality control team who checks the house the day prior to all rentals, plus they check (on my part) the day renters leave to see if anything was damaged, etc. (and rarely is there any damage more than a broken glass or dish). Over the years---I have had some poor quality rental agents (well--one)--who used to rent the house out but not disclose it on financials. All in all, I have to say my experience with Oranj Palm has been an excellent one and I appreciate the staff who I find always go out of their way to help me----and just as importantly---help the customer---and now theyve put their office in a much better location at Smoketree Village shopping center which is much better for the renters than the more obscure office they had by the airport. p.s. Ive also rented homes on two occasions from them when my place was rented and I wanted to come down and the experience was great.

Dont trust Oranj Palm to honestly portray their rentals on their website! We rented Palm Springs Getaway (K0066) for three months in January 2017 and was very disappointed! The pictures representing the home were taken many years ago, because the place had obviously been in disrepair for a long time. Several repairs were done while we were there, which is an inconvenience. 1) The solar pool heater was leaking and probably not working and was removed early in our stay. We counted on this to save on pool heating costs. 2) The shower faucet in main bath had been leaking behind the tub and onto the floor for a long time and had to be replaced. 3) The master bath toilet wasnt flushing well. Turns out it was clogged by roots and the seal was broken. 3) The kitchen faucet was leaking onto the counter and was replaced. 4) The master bath shower faucet was very difficult to turn on and off. It had to be replaced.Several things werent so easily replaced. 1) The pool table was damaged by rain before we got there. It rained a lot our first couple of weeks and I kept dumping water off. 2) The pool furniture and cushions were in terrible condition. Most werent usable so we put them in the garage. 3) Most windows didnt have screens. The few that did were in bad shape. 4) The main tv needs replaced. The sound is muffled on the tv and the sound bar (no remote). We couldnt hear it when the furnace was running. Someone from the office worked on it and made it sound a little better, but it was still difficult to hear. 5) The backyard gate wouldnt latch, so we couldnt lock it and had to use a rock. It was open a few times and our dogs could have gotten out.There were problems with the pool. It wasnt cleaned twice a week as scheduled. It was usually once per week with a few weeks skipped entirely. Also, we werent warned until arrival that you cannot play any music over speakers outside or the office would fine us!A neighbor informed us that the owners of Oranj Palm actually own this rental home. Being the owners, they knew the true condition of this home and misrepresented it on their website. We asked for a full refund of our utility deposit and have been completely ignored for five months. If Oranj Palm had been honest in their representation of Palm Springs Getaway, we would never have rented it!

Oranj Palm is awesome if youre going to Palm Springs, plus they have great customer service!I have tried other agencies in the past and I prefer to rent through Oranj Palm over VRBO or Air BnB, because they offer incentives like free nights and have a great selection of properties.

Very organized, everything in working order, staff on call 24hrs and the only negative feedback I have is that the original check in and checkout times are alittle annoying 3pm check in and 10am checkout unless you pay for a different time.

The beds in the house were old and uncomfortable. The house was in need of a major refresh. $400.00 rental fee is WAY too much. I wont do it again.
