I found Gables Montecito while relocating for work. I thought it seemed like a good place for professionals and/or dog lovers (I dont have a pet). Sometimes, I walked around the lake for exercise. Always felt safe. IMO, the staff is what sets this place apart. Donna is always nice and helpful. She was the reason I moved in. :-)Even though the job didnt work out for me and I had to move out, the staff was still nice about it. The Property Manager Ayrian was really helpful. I was expecting nastiness, I got the total opposite. Overall, my experience was good. I would stay there again.

I was looking for an apartment and met with April Ralph, the Property Manager at Gables Montecito in Palm Beach Gardens, FL. April is wonderful to work with. She showed me a number of model apartments and took the time to explain the many services and amenities on the property. Once I moved in I found the apartment to be beautiful. I noted there were some minor maintenance items that required attention. I was impressed that Joey on the maintenance team responded immediately to my requests and fixed the problems. April also took the time to stay informed about my requests and personally called me to ask me if everything had been taken care of, which it had. I was impressed that she followed up with me especially considering how busy the rental office is. This property is very professionally managed and maintained. I think anyone looking for an apartment should look at this property knowing that behind its excellent appearance is a management team and a maintenance staff that makes sure it stays that way.

I’ll give negative star if I can :)I paid all money including administration fee, 2*application fee, security deposit. I got official welcome package so I booked mover (paid deposit) and already told my apartment I am going to move on 10/8 which is date I was told the apartment will be ready to move in. Today is 9/24, I was told yesterday 9/23 afternoon that my unit won’t be ready till 10/29 because of renovation supplier delay (and 10/29 is not a guarantee move in date either). There was no warning at all when I applied, and I was informed in such short time before moving date? My current apartment already pre-lease my apartment! Where can I go on 10/8?! Donna and her manager said they can refund me all money except 2*application fee, and I have to let them know by next Tuesday 9/28 if I still want to have this apartment. Seriously?! They don’t even give me enough time to figure out the plans. They said this is out of their control, but someone really need to TAKE RESPONSIBILITY! And they decided to have me take this and even not return me application fee. Ridiculous management! Be aware, if your applied apartment is not available now, consider if you want to lease it or not because they are having batch renovations. Bad attitude from just this one thing, management has no responsibility and accountability.

Alcileni helped us through this whole experience so well we couldn’t have asked for better service! :) And so helpful by suggesting schools. We love the place, so far so Great! Thank you !

So far everything has been wonderful. From leasing to move in. The apartment homes are upgraded and beautiful. The kitchen area is huge, with a nice pantry and plenty of cabinet and counter space. I highly recommend.

Constantly impressed by the quality of work done by the maintenance. Always kind and courteous, they are quick to get a repair job done right. Any issues done withing 24 hours. Sometimes on the same day. Lazaro and his team are great.

This review is entirely based on the lack of respect and professionalism given from Donna to my assistant. Now I have no issues with the community itself however, the way this woman speaks to people is uncalled for and to hang up the phone when my assistant was trying to give her in site to the conversation that was held with the property manager is ridiculous especially when she wasnt the one to speak with my assistant the day before to begin with. When you know better you can do better customer service 101 is a must and she lacks this

This is the best place in all of South Florida to live!The staff is an absolute pleasure to work with!I would recommend Montecito to everyone!My friend and co-worker Roy Bowling lives there and loves it too!

This place is way over priced. Its cheap moving in but dont forget they jack the price way up when its time to renew your lease. The pools are open to the public because the gates are left open all day anyone drives through there. There are late night parties at the pool constantly when you call the office and complain and i did several times they dont care.They increased my rent so high this year and for what? There renovating it so basically lets kick her out by jacking the price up. Im happy i left. TRUST ME DONT MOVE THERE....TRUST

I enjoyed my time at Gables Montecito very much. The property was well maintained and very affordable. The amenities are also very nice for the low cost. Elise was extremely helpful and wonderful to work with.

We love living here. The staff and maintenance are helpful and the residents are nice. Great location and close to 95 and the turnpike. The lake view is pretty. We recommend the community for all ages.

So far I have been enjoying my stay. There were a few issues initially when moving in, but since then there havent been any problems. Our service requests are quickly treated or responded to quickly. Some of the things that havent been, or cant be fixed, is the water pressure in our kitchen. The water pressure is fairly weak and makes it a nuisance to clean dishes, fill water filters, or fill pots for cooking. Also, our sinks in our bathrooms are oddly low, more of a design quark but definitely strange. The last peculiar design choice is the closet placements in the rooms with two doors and a middle section in-between them that is hard to access and becomes wasted, unfunctional space.

I had the luxury of meeting the staff at Gables Montecito the other day. They were kind, courteous and very helpful. I initial met with April who was doing to great job of answering all my questions and provided me with a tour of the apartment. When we got back to the office I was introduced to Ayrian who was very pleasant to be around and had a great personality. I felt right at home while sitting in the office. After looking at similar places in the area there was no comparison to friendliness and cleanness of Gables Montecito. I have since signed a lease agreement with them and am very happy with my decision. If you’re in the Palm Beach Gardens area I highly recommend giving them a look.

Recently helped a friend of mine find a new apartment. The staff at Montecito was very accommodating in answering all my friends questions (she had lot!). April was very helpful in getting her set up once she decided this was the place for her. This place is at the top of my list once my current lease is up.

This community is so nice. I was here visiting my cousin. I can see why she loves living here. We stopped by the office to ask a question and April was so nice and helpful. The grounds and building are well kept.

April and Donna are informative and extremely helpful. The community is beautiful and well maintained. My pup loves to take a stroll around the lake :) It’s also conveniently located near the turnpike.

So far so good! The apartment is lovely and spacious. It was ready for me day of with the carpets and rooms freshly cleaned. One thing needed to be fixed on move in day, but it was done same day. All of my other maintenance requests have been acknowledged and done in a timely manner. The staff is friendly and very helpful. Im feeling at home already!

Such a beautiful community, it’s kept up so nicely and all the maintenance guys are so nice and they get everything done quickly and they respond in a reasonable amount of time. it’s very safe we’ve been here 4 years and have never had a issue with safety it’s pretty quiet in here!

We move into our new home in a week, and are so excited. The community is beautiful and well kept. I always drive around neighborhoods prior to inquiring about living there, and I was amazed how clean and beautiful it was. Elise is our leasing agent and she is AMAZING. Extremely helpful and truly wants everyone to have a good experience. I’ve never had someone be so responsive and helpful in regards to renting, so thank you so much to her! The price of living is fair for what you get in this neighborhood/ the area.

Ayrian was Very friendly and helpful! She was patient to try and show me all possible options to suite our needs. When I had concerns she addressed them. The rest of the staff was very friendly!

Elise was so helpful through the entire process. The day I showed up to take a tour, I was in a last minute time crunch and Elisa made sure I had all the information I’d need, and promptly got me on my tour. Beautiful apartments, awesome locations, and so many great amenities. I moved in within 10 days and the process was seamless.

So far so good. Been here a little over a month. Maintenance is top notch!

Held off on writing a review until I needed a Maintance request fulfilled due to some poor reviews and wanted to see for myself but it was great. My water heater broke and the next business day maintance had come and checked it out then had the vendor come to replace it the same day. Everything else about this place is great too!

The community is beautiful and the apartments have been remodeled spectacularly. Elise, our leasing agent, was also very kind, helpful, and hardworking. I appreciated her help very much! However, considering the exuberant price Im paying for rent, Id assume the condition of my apartment and the facilities would live up to the luxury standard thats advertised. I moved in less than a month ago and my AC is already broken. Ive had no communication from anyone regarding repairs. On more than one occasion, the trash collection employees will drop trash on the floor outside my apartment without bothering to pick it up. There are stains on the floor from the ripped trash bags and spills. I expected a completely different experience.

We just moved in but I fell in love when I first came to look at the apartment months ago. It is such a quiet neighborhood, set away from the hustle and bustle but still right down the road from everything that you need. The community is beautiful and Elise has been so helpful. I look forward to living here.

We have lived here for almost a year and had a great experience so far. The grounds are clean and pretty, the pools are in great shape and well maintained, the apartment is lovely and quiet where we live, the gym is new, and all amenities are very nice. We had a couple of maintenance issues and they were taken care of in a timely manner. Yes, apartments are expensive but comparable, we do live in PBG... I feel safe here and never experienced any reason not to. I also noticed 3 to 4 police officers living in the community. I would definitely recommend this community to others in the future.

Lived here for two years. I had an excellent experience at this apartment complex. The location is amazing, right off of Northlake Blvd, right next to a Turnpike entrance and just down the road from 95. There is a Publix within 5 minutes from the apartment and a huge variety of fast food, restaurants and shopping spots. The lake the community is built around is beautiful and an awesome amenity to have. Security at the gate promptly kicked in at 9pm each night and does a good job actually making sure to check each person coming in. Lived in a Murano unit. Very spacious, unit was clean and well kept when we moved in. The staff was very friendly and helpful. Never had any issues with any of our neighbors. Overall, loved living in Gables Montecito. Have no complaints about my time there.

We’ve lived here for 5 years and love the resident experience because of the landscape, serenity and friendliness of the staff. Maintenance is always professional and can fix anything. Office staff is always polite, courteous and helpful.

From the very beginning, the office staff has been so welcoming. The community’s location is so amazing. Everything is so close. You can get to anything within 20min max. The apartments are amazing. Renovations are gorgeous, layouts spacious, and it feels like home.

I love love love my new home. My lease officer Elise is the best. The community and it’s amenities is to die for. I melt each time I go outside and I am truly mesmerized ❤️.

We moved in here 9 months ago. We thought the rent prices were high but figured we’d be living in a “luxury complex” so we were ok with it. There has been absolutely nothing luxurious about it. We pay $2430 for a 2b 2b town home with a garage. This is a lot, when compared to the actual market. Anyway, when we moved in we were asked to fill out a form after looking through the house to list anything that we are needs repair. I sent in the list and it is now 9 months later and nothing except 1 thing has been repaired. It has been one excuse after the other. Granted I understand covid but that can’t be an excuse forever and than the other excuse was being short staffed. The counters weren’t sealed when the townhouse was remolded and the answer from the office was “sorry we contacted the contractor and there is nothing they can do, our recommendations is that you try and not let anything sit on the counters for too long so it dose t deep in”. What in the world! I was mind blown. When the garbage valet comes often times they leave garbage on the floor or not bother to pick it up. shingles fell off with shed rain and have never been repaired. The water has been shut off multiple times since we’ve lived here and I mean all day for “repairs” but the water smells awful at least in our building. It smells like well water. I think it’s incredible how high the rent is but how little they actually do for you! We will most definitely not be renewing our lease and cannot wait to move! I would not recommend this community for the price, in fact I would say if your looking for luxury apartments or townhomes this is definitely not what your looking for!!!!

We love Gables Montecito, its centrally located and in the middle of everything; shopping, beaches, parks and events are all close. One of the best places to live in Palm Beach Gardens. Greetings to everyone that might read this review. First and foremost, I have to admit that this is my second review on the Gables Montecito community. We have been living here for close to 6 months now and would like to post an update. Honestly, this is the #1 community on my list in Palm Beach County primarily due to the office team, first Arian, a one-of-a-kind manager, never changed since the day we met her, wonderful attitude all the time. They get things done here in a professional manner and next I want to recognize the outstanding leasing consultant Donna. I have really grown to love her for real. She is so wonderful and kind and tough when she needs to be. As well as April and I have to give my hats off to maintenance, wonderful and kind gentlemen--Nando, George, Lazaro and one more that I cannot recall his name. I have to say that they maintain this place 100%. They are a really caring team that gets things done when they say they will. I would encourage anyone seeking an apartment to consider this place. The rent here is well worth it 100%. I have been in PBC for many years since 1993 and I have to admit, there is no community like this one, so give it a shot--you will not regret it. Thank you Gables Montecito, management company and all who play a role in making this community what it is. I pray the Lord blesses you all and takes care of you guys.Love always, Yolanda

My wife and I dont understand why all the other negative reviews because this place rocks! The staff is extremely nice and helpful. The maintenance personnel work hard and fix all problems in a timely manner. We feel real safe in this neighborhood which is a big concern. Sure the rent might be slightly high, but the amenities and environment make up for it because youre getting great value. The two pools are great and they just renovated the gym. Keep up the good work Gables!

Absolutely love it here! Ive been a resident for 3 months now and I have no complaints. Our move-in process was a breeze and Ayrian is AMAZING. She took such good care of us and really put in a great effort to ensure things were up to par and we felt welcomed! Its a beautiful neighborhood, good for outdoor activities/exercising or just taking a stroll. Maintenance responds quickly as well. I love the location too, its tucked away so its quiet but still close to everything. Its a great place to call home

I had to move out due to a Covid-19 layoff from work and then they charged me double my monthly rent which was already high to begin with. I provided a notice in lieu of 60 days due to the fact that my situation changed so abruptly.Edit: To address the reply: you charged me double my rent. Paying my regular rent is one thing and under normal circumstances, short notice of 60 days would be understandable but these arent normal circumstances and you were notified as soon as possible. Nobody predicted we were heading toward a pandemic. Bottom line, this place has their own interests and will drop you like a hot potato when you can no longer live there. Renter beware. Additionally, my A/C unit was broken on and off during my entire lease and was not fixed until the last two months and the positive reviews here are sketchy.

Over priced we live there 5 years rent will go up every year $130 $150 more all that glitters is not gold they will go in your unit every 3 months always with an excuse we had 4 different neighbors last ones young people doing heroin Palm Beach Gardens police did all they could they where amazing corp did nothing manager had no clue how to handle serious issues office staff April specially was very sarcastic and rude police told me they have lots of calls from there by the way they will charge you after you move out for anything they can find shameful i do not recommend gables at all they had when i move out 3 months ago almost 30% vacant be aware is not what it looks like Drive around the neighborhood in different times of the day most of my neighbors left most due to fear new young people doing and selling drugs

I am happy to call this place home. The maintenance men are nice and friendly. The community is clean and very beautiful. I just wish the gym would open soon, I understand they are making improvements but nothing was wrong with the gym before.

Unfortunately the community has been losing its glow... the gate is a joke.. and it feels unsafe as of lately... most likely will look elsewhere after my mother’s lease is up.

Love love love this community! Common area is well kept, staff is great and I will definitely miss living here! I have been here 2 years and was hoping to make this a long-term Community to live in but, rental increases to renew your lease each year are very unpredictable and above my budget at this time. I do recommend this community to anyone that has a two family income.

I had to revise my review. For the first four months of living at Montecito, I encountered a neighbor who used to play loud music, but that was resolved and I never had another issue.This is a very lovely community.Its quiet, clean and I love walking around the lake. I like the proximity to the Turnpike and I-95. I also like the layout of my unit. Its almost luxurious.I would certainly recommend living here. The only drawback is the rent increase. Your rent can increase from anywhere from $150 to $400, depending on market value and whatever else thats added.

I am so disappointed with Gables. It is a very beautiful place and the apartments are okay. We gave notice and moved out and the bill I received is absolutely insane (totaling over $1K). We were charged over $700 for a carpet that was already damaged. Our water heater burst in the middle of the night and literally emptied out into the hallway, back bedroom, second bedroom, parts of the living room and all the way to the kitchen. While they did come and change the water heater, we were told they would bring in a fan to dry out the carpet and if it was excessively damaged they would change it. They pulled up the carpet to the second half bathroom all the way the edges to the kitchen. They came back the next day took the fan, the rug was STILL DAMP and they put the rug back in place but it was frayed by the bathroom door and kitchen. We were blamed in this ridiculous invoice that we are responsible for the already damaged carpet. Except for the part that I repeatedly went / called to the office and told them to make sure to notate our account prior to moving that the carpet was ALREADY damaged due to EXCESSIVE water and they never replaced it because it was considered not to be excessive damage. Even though our apartment smelled like basement for weeks. Again, the WHOLE water heater emptied into the apartment. It wasnt just a spill of water. The girl at the office said, yes I notated the account and I watched her do it, I explicitly said, I will not be responsible for the carpet upon moving because you guys did not change it and the carpet is damaged despite it looking clean She said it was fine. I dont know why they would assume that semi drying a carpet that was soaking wet would not cause mold and why they would subject a new tenant to a carpet with mold growing under it. Then they said the carpet was severely damaged do to stains from pet accident. k except for the part that my dog did not go around pissing and crapping my house. And those accident stains they were referring to were probably I dont know...the massive water stain that stemmed to three bedrooms. So no, I am sorry I am not paying $700+ for a carpet that you did not feel like replacing even after our water heater burst and had water leaking everywhere. Dont blame it on my dog, my dog is less than 25lbs and her pee doesnt amount to a stain that takes up a hallway and parts of the living room. The fray to the carpet edge was worsened after they pulled up the carpet and did not replace back correctly. Never-mind the leaky roof that was never addressed since they couldnt do anything because the water pools up on the roof. Your electric bill will always be ridiculously high and the AC doesnt cool enough so good luck with that. Oh, not to mention the rents go up by A LOT after the first year. I am very disappointed since I thought so highly of Gables. If you do choose to move here make sure you take a video of the apartment BEFORE and AFTER, document with photos because you will not be getting your deposit back at all. Take pictures of each nook and cranny because they will charge you for literally everything. The invoice says they replaced parts of the carpet. So good luck to the new tenants with the moldy ass carpet, leaky roof, and astronomical electric bills due to old AC units.

This place is amazing! Dont let others fool you into thinking this isnt one of the best places to live in south Florida. It really is a diamond in the rough! It has been a wonderful 3 years! The only downside is the rising rent, which is reasonable for an outstanding apartment. Worth every penny!

Been living here for 3 years and couldn’t be happier! The bad reviews are people who made stuff up because they are upset for something. It’s a great neighborhood.Only draw back is the elementary school we are zoned for, but that is not Gables fault and private schools are more than willing to take your kids.

Good morning to all! First, I am writing a review on behalf of my mother Yolanda. I would like to comment on my experience with this community, even though we havent fully moved in yet. I would like to begin by thanking Gables Montecito Corporate for having such a wonderful team that went above and beyond my expectations. I have to admit their maintenance team, with Nando being one of them as well as George, promptly came to take care of minor issues and resolved them within the first week we signed the lease. Elise from the office was very helpful and went out of her way to devote time to our needs in a friendly manner and is overall a very nice girl. Donna as well. But the one that stood out the most was Arian, the property manager. When we first met her outside of the office, not knowing she was a manager, she gave us the biggest smile early in the morning and to be honest, she is the happiest person I have found on planet Earth. And if the world was full of people like her, this would be a better place to live. She has a wonderful character, very friendly demeanor, and joy and love emanates from her and mind you she is a very pretty person very beautiful person inside and out. And i could be her grandmother. She makes your day better just by interacting with her. The apartment we took is very nice and quiet community. The amount of space and plenty of parking is great as well. Just dealing with the office made this a pleasant experience, so I dont why people would write bad reviews, but my personal experience was a good one. I have to admit that Corporate chose a great person Arian as the manager, kudos to them!

One of the best apartments I have lived in.Favorites: Management is great, friendly, and helpful. They plan great tenant events throughout the year. Extremely easy to pay rent online, and making maintenance requests.Apartment was clean, pools are clean and never packed. Lake in front of complex is AMAZING for walks and sunset. Very family friendlyOnly con: wish they had cameras outside to see who hit my parked car overnight, cost me $500 out of pocket and neither police nor security company had any useful information ;/

What a great place to live. This community is quite and beautifully maintained. It welcomes pets, even large dogs. The central lake is perfect for walks. I look forward to spending my next few years here.

Not as bad as people make this place out to be. The staff is way better than others have said. The community is nice and quiet mostly, this is still my first 30 days so lets hope for the best!

Overall living here was fine, Its dealing with the staff, theyre very rude particularly April. I dont appreciate the attitude especially since we were paying so much to live here, you also get a lot of fees when you leave so prepare for that. We paid them an additional fees to clean our apt when we left, which was clean to start with since we were rarely there, and they still look for ways to charge you extra money. Overall the grounds are nice, but not worth the extra fees or headaches, I wouldnt recommend living here.

The air conditioning would drip I had them come in and check it 2 times, they said there was nothing wrong with it. But it sounded like the faucet was constantly running. The spiders in the stairwells I told the main office about them and believe me their were a lot of them. I was told that the bug guy said there was nothing they could do to get rid of them. But you know what I went to Home Depot and bought spider spray and sprayed all in front of my apartment and guess what I didnt have spiders trying to get into my front door but everyone else on my floor did.

My rental experience as far has been very good so far. Maintenance request are promptly responded to a handled. Management is very polite and good with following through on residents concerns.

Been here almost three years now - rent going up a crazy amount again this year - over $100/month. Since we moved into current unit we have had numerous issues with our air conditioning, dishwasher and ice maker in our fridge - each time same response from maintenance, each time no follow up from the leasing staff - who seem to only answer your calls when your ready to sign your lease. Car broken into once - amateur fireworks display outside our bedroom window every holiday.We love the unit and our current neighbors but to go up almost $300 in two years and to have to deal with the same issues constantly with appliances is not right. Need to show some respect to the tenants who are established - not just the ones moving in.

This place is an absolute dump. We lived here from July 2014 thru December 2015. When we could no longer take the drugs on the playground, the frequent crime, the constant domestic incidents happening all around involving police, and the drug overdose in the unit above ours, we decided to pay the fee to break the lease for our safety. When the wind blows just right or a humid rainstorm ceases, enjoy the smell of the solid waste dump down the turnpike filling your apartment for hours on end. The appliances break and the air conditioning units are so inefficient and dated, I can promise youll be pleased with your astronomical electric bill. Theres ants all in the walls and theyll be happy to come into your home in droves. The pest control company admitted that Gables band-aides the problem and doesnt fix it. If youre thinking of living here because the grounds are beautiful and the show apartment looks nice, please, I beg you, think twice. This is a dangerous place for families and you will regret it. I cant begin to tell you how many times, I professionally and politely engaged management and it fell on deaf ears, time and time again with no action taken. I ask you to learn from my experience. The reviews on other websites are loaded and staged. Theyre verified residents because they hound you with emails while youre a resident to review and share your positive experiences before it all rolls downhill.

Very nice community at a great location. Staff have been very friendly and helpful. The residence is quiet and peaceful. One concern is that no one appears to be monitoring the gate when its closed.

Peaceful skating around the lake. Love the food truck nights! Staff is super helpful and quick with maintenance issues.

Its very quiet, calm, maintained, and have food trucks every so often. The staff does what they can. This place is very pricey & I dont feel it should have such high prices for these amentites that every other apartment community has. They dont even have a Jacuzzi.EDIT: they are fair when it comes to moving out and having to pay for anything that needs to be replaced. Would move back here if the price is lowered & what the apartment style we want is available. Lived here for 3 years. It is true that your rent will go up about $100 every year.

Do not move here under any circumstance. The gym equipment is old and disgusting and broken. The mailroom smells of an old basement. The grounds are not clean. The apartment I live in has old outdated disgusting bathrooms. The appliances leak- dishwasher. My toilet overflowed today and ran water onto the bedroom carpeting and out into the entrance hallway. I put in a maintenance request as an emergency and was told to turn the water off and to soak the water from the toilet up with towels until the morning. UNACCEPTABLE!!! Just do not move here. I was placed here in a Corporate apartment and decided to sign a lease in the community as I was crunched for time to find a place. This was a really bad decision. I am very unhappy here. The apartment was not properly cleaned prior to me moving in and I have had one issue after another. I am honestly considering seeking counsel to get out of the lease or PAYING to be released. Do yourself a favor. DO NOT MOVE HERE.

Very nice apartment complex! Everything is super clean and quiet. The community is very safe and well maintained.

Where do I start.....Apartments are nice and the grounds and pool are kept nice BUT your rent is going to go up every year around $100 or more. They say its based on the market, availability and a program they use to estimate rent in the area and they may do that but it doesnt sit well with me and other residents by the other comments to have your rent increased every year. DONT BE LATE ON YOUR RENT! If you are late on your rent they charge you a 10% of your rent late fee. If your check is returned they charge another $75. THEY WILL NOT MAKE AN EXCEPTION FOR ANYONE FOR LATE RENT. FEES ARE CHARGED NO MATTER WHAT HAPPENED OR WHAT THE SITUATION MAY BE YOUR FAULT OR NOT. When it is time for renewal (aka. rent increase) of your lease they give you 10 days or so to make a decision before you are in the 60 day window and there are major penalties if you cancel within that 60 day window. So make a decision to move your home and your family FAST or else....Again they say they notify us when the state says they can but it doesnt seem right to give a family 10 days to decide if they are going to move especially when you throw a rent increase in there to try and make a decision quickly. My power bill in the summer is around $175 to $200 per month and in the winter $100-$125. The AC drain had plugged up several times and flooded my closet where the AC is. Each time they did come and try to unclog the drain which worked for a little while before it stopped up again. My AC was also running all the time trying to cool down the apt. and finally after several complaints they changed my AC coils and so far seems better. Hopefully my FPL bill goes down. If you want to call the office and speak to anyone GOOD LUCK! You have to leave a message 99% of the time because nobody picks up. I understand they are low staffed but you would think someone would pick up the phone. I have been in there when they just let it ring over and over instead of picking it up. When you do have a maintenance issue they do call back pretty quick and they have had to come on weekends and even holidays to do work and that was much appreciated. Overall its a nice place to live but it just doesnt seem like they care or want to help their residents when it comes to certain things and they use the excuse that they have to treat everyone the same and cant make any exceptions for anyone. That just doesnt make me want to live in their community.

I moved out of this terrible place months ago but family and friends still live there due to the extreme charges if the lease is broken and are deserperate for a way out. If you are ignoring all the bad reviews and still considering of this development as a place to live... don’t walk, RUN!!!! They do not background check ANYONE. Just witnessed 18 year old kids that moved here scream obscenities and racial slurs to a long time resident that pays over $1,600 a month to live here. They’re not the first barely legal people to move here and cause commotion and do drugs. I cannot make this up. Oh and if you think telling the office about any complaints, they will just deny it and belittle you. Management will do nothing of course and never accommodate you. April the “manager” is extremely rude. I don’t know how she’s considered a manager because what does she manage? She literally does nothing to help anyone. Police always here, no security (only at the gate 2 days a week at night) people move in and out at least 3 times a week. There are so many more nice places in the area to live at a WAY cheaper price. If you go 10 minutes further down Northlake Blvd consider loxahatchee or even ibis have places to rent that are guaranteed way safer and better than this dump. The only way this place would get 5 stars is if it was in a category for worst places to live in Palm Beach Gardens.

If I could leave no stars I WOULD. Lived here for 3 years and the only good thing about this place is the location. Literally. Worst management ever they really dont care about anything and accommodating you or anyone in general and are extremely rude. Always suspicious people in and out. A man literally CAME INSIDE MY APARTMENT wasted out of his mind on accident and scared the life out of my sisters and I. Called management and they couldnt care less. Worst security only there 2 days of the week. The list could go on and on but overall 110% not worth the super outrageous prices they charge. You can find somewhere else way better dont waste thousands here its extremely overpriced anyways.

Biting ants from day one. You cant use your cupboards, countertop, you get bit, they are in the bedrooms. Even though kitchen is on 2nd level, 3 bandaid fixes wont keep them out.Also, management feels that a 1 day (holiday) notice is enough to send staff in for checking other bizarre things. They dont send professionals with ID, just their groundskeepers in a golf cart. I hate it. It looks fine, but I cant use my rooms. Pricey, not worth it.

We had to break our lease due to loss of job in 2008 when the economic crises struck everyone. They sued us for 6000.00, 3k for breaking and the rest is interest. Stayed on our credit report in collections for 7 years.

Poor management. Not updated. OverpricedHigh resident turnover. Entered the apartment twice without proper notification.After living there for 3 yrs and paying a $500 non refundable pet fee for my 8lb dog on top of the $20 pet fee per month they charged me for$10 for light bulbs when moving out. Ridiculous! Would never recommend

People drive like maniacs but that is no fault of Gables. The recent paint job was handled poorly. The painters used ladders at 7am on work days, the noise was jarring. The paint job still is not done after months of these 7am wake up calls. The worst part is they will raise your rent after the first lease expires by 15%. On a side note Mandy and Arien (leasing agents) are so awesome and responsive. It makes up for all the aforementioned gripes.

Has pretty nice townhouses, apartments are spacious not sure about the price of rent.

Wow where do I begin. I pay 1400$ a month for a two bedroom which is already very high, the first upset came from the fact I have a living room with a fan but no light, the 2nd bedroom has no fan or light at all. I felt cheated considering I had to put a very large sum of money down for the apartment. My neighbors are constantly noisy and since Im a nice neighbor and can tolerate it I didnt make any complaints. The problem is the other neighbors did and 3 months into my stay I have two of the apartment representatives knock on my door with a fix it or get kicked out letter stating I was making too much noise and that I was reported to be urinating off of my balcony. WOW! Mind you, I am in bed by 10 since I have to get up early and there is NOTHING in my apartment that can make any noise that can be heard from a neighbor (I have an old TV and I never use it). I went to visit both of my neighbors down stairs since someone below me reported the urination off the balcony and it turns out the bottom floor person just saw it from her porch and only saw it was above her. I went to the office with my report and they said Ok, we will take that into consideration. Now, the guy on capendon is known by everyone in the office as the dude who pees off his balcony and its in my notes. Today I walked out to my car and there was a sticker saying move your car or be towed. My car was hit by a drunk driver who fled the scene (they have not found him yet) and it knocked my rear bumper loose. After leaving my car in the parking lot , I woke up the next morning to see my license plate and bumper had been tampered with, so I took the bumper off and keep my license plate in my car so no one steals it until my car is fixed. When I addressed the office about it they said oh well your car is wrecked and we couldnt see any plates (even though there was a plate in the front). I have hated this apartment complex since Ive been in it, I have had no problems with any other apartment or house Ive been in except this one. Go find another complex to live in this one is expensive and you do not want to deal with all the little frustrating problems that come from it.
