I have been living in the Hampton for about 7 years now and I have nothing bad to say about it. This place is truly home. Ms.Laura in the leasing office really was a blessing for me and my family she was so patient and helpful and provided so many resources that aid us through the pandemic. We our truly blessed to her. I would definitely recommend staying here.

I do not recommend this apartment complex to realtors, based on my current inability to obtain a referral fee owed to me for 8 months. They do not like to compensate realtors for their referrals. I am still getting the run-around for the small referral fee that they promised to pay, however they seem to pass the blame around when it comes to why I still have not received my referral fee. Steer clear......realtors BEWARE!!!!!

You know I was going to write a novel but this here is the entrance of the apartment complex. it’s a regular thing and maintenance also doesn’t care about helping you. They will put the same dull response in the comments and my dish washer will go 5 months not being fixed after it caught fire and a canceled service request for it. Btw seeing Ducks eat trash is not a pleasant sight.

I have been a resident on these grounds since 1998 and I have seen this property change hands 3 or so times, I must say that under the leadership of Tracy and Laura the staff has been responsive, professional and always attentive to the needs of the residents. They approach every situation with a human touch and make even the tough conversations civil.

I was very skeptical moving into this community after I completed my application because of the negative reviews. On one of my visits I was assisted by Lara and she was extremely helpful. She was very detailed and professional. When we moved into our home, we had some maintenance issues and nobody assisted until we talked to Lara again and she got everything fixed for us. She is awesome!

I went to inquire about a 1 bedroom. I arrived at about 9:05 am after seeing that they open at 9 am. When I got to the door it was locked so I waited at the front. Two staff walked past me and locked the the door behind them. I doubled checked the sign and online to confirm that 9 am was the time they open and decided to wait about 5 more minutes. At about 9:15 someone came out and said “you need to come back at 11 because we’re doing admin” without even inquiring about the reason for my visit. I never went back and found a rental elsewhere.

The apartments are not maintained properly and regularly. The apartments are rat and roach infested. When you put in a work order, it takes up to about 5 weeks for them to fix anything in this apartment. For example, my washing machine has not been working since the 27th of July, and my clothes and everything in the apartment are stink and nobody cares to replace or fix the washing machine. Everyday the manager sits down and do nothing about it. They are telling me that they are short staffed and they only have two maintenance guys. They find the time to send eviction notices but they cannot find the time to send someone to maintain the apartment. If they are going to be so hasty about collecting their rent, they should also be hasty in addressing tenants problems! I will just call help me Howard and channel 7 News about this apartment administrations negligence!

Unprofessional and unreliable .. I’ve been complaining and making requests about my apartment since February 2021. Its now September .. my 1/1 is filled with mold. Preferably the bathroom. Someone finally came out and painted over the mold. Guess what a week later the mold is back. Smh. You cant even get help so its now in my lawyers hand. Please stay away from this place. This is my last year here!!!!

Nicole is very professional always tend to my every need. I have never had a problem that she has not gone above and beyond to help me find a solution. Very responsive if there is any issue, the place is a good value for the money.Garbage disposal needs to be improved upon. I have had no issue with parking thus far. It is quiet you do have some residents that do drive by playing loud music but that rarely occurs. Overall im comfortable here and I would recommend!

I don’t understand why they have phones in the leasing office; they don’t pick up. I’ve been trying to reach someone regarding my lease and it has been beyond frustrating. No follow up, no customer service, I have questions and no one to answer them. By far the worst leasing process. Definitely starting to regret my decision. 😩

I know a person who stays here who went through a financial hardship due to COVID-19. The Tenant fell behind & the apartment filed an eviction for the money owed. However, the tenant received assistance from the county to pay the entire balance owed plus more and ARIUM declined the assistance & in turn still scrutinized the tenant to pay. This complex has absolutely no other reason for trying to justify an eviction other than money owed but turned money down. DOES NOT MAKE SENSE!!! Alot of people face this same problem where landlords complain about money being owed but then dont want to accept the program money that was alloted to help thousands of American families to get back on their feet & find stability. Arium should be ASHAMED of themselves! Its ABSOLUTELY disgusting to treat people that way especially since you have no other reason for wanting or needing to remove a tenant. How can you want money but dont accept money?! Life happens & COVID-19 but ARIUM lacks understanding! ARIUM IS HORRIBLE!!!!FYI The Manger Lauren is the WORST!! She is EXTREMELY UNPROFESSIONAL . During the court mediation while the tenant explained their hardship she laughed & said the tenant talks too muchARIUM DOES NOT CARE !!!!!

Ive been here for a little over a month and Ive had a seamless move in process. From leasing inquiries to actually signing my lease I had no issues at all. My leasing agent, Roberto made my move in the most simplified and easiest process from the first contact! Not only did he keep in contact during the entire moving process, he made sure I got exactly what I was looking for. His customer service, among the rest of the staff in the leasing office is top tier and unmatched. Ive never seen anything like it compared to the other apartments that I was shopping in the area. I have no complaints aside from the mailbox, which is the reason for 4 stars instead of 5. It could use some work but it serves its purpose currently. I dont experience any pest issues, I do see a few here and there but maintenance is VERY diligent with following through on requests. Thus far all of my concerns have been resolved in 24 business hours! I cant say Ive experienced any of the issues I see in the past reviews. I will leave a 6 month review next year and a final review upon the end of my lease. As of right now I do recommend this complex, I have a great view, the property is up kept and the company that handles the valet trash is extremely courteous. The staff in the office and the maintenance team have went above and beyond my expectations on numerous occasions! Im very satisfied with my decision to move here and I would recommend for anyone looking in the area. Ask for Roberto, he wont steer you wrong with your housing needs!

Paying for valet trash service monthly and trash is not being picked up on the days that was implemented . As per management trash dispenser is broken. Residents have their trash outside their door for days n it begins to smell in the area. The is unacceptable paying for a service that is not being provided . Ive. been living in this community coming up five years in October . Still with old appliance n dirty carpet contact the leasing office they would charge me an additional monthly on top of my rent to change carpet n appliance. It is very disappointing n frustrating since I referred someone to this community about three years ago n they are currently a resident there .

I moved in on April 4th, so it’s been a short time. Let me start by saying Roberto is awesome to work with as a leasing agent. He was very communicative and helped a lot during my lease signing process. There were some issues with my lease and move in (completely out of their control) which caused me to move into a new unit and sign new paperwork but it all worked out. Parking hasn’t been an issue at all and it’s been ore quiet than I expected with my unit facing the parking lot. Only downside has been the maintenance request process. They say there is a 48 hour guaranteed response time for maintenance requests but I’ve had a request in for a week for a broken dishwasher and no response yet. Other than that no issues with being here so far.Update: I emailed resident services last week and the PM was CC’d on the response. I also emailed them again yesterday because I still haven’t heard from anyone about the request

DO NOT RENT FROM THIS RENTAL PROPERTY!! They are very unprofessional. They are only nice when you’re a new tenant. After moving in every week there was garbage all at my door, other residents just tossed garbage anywhere. My house got flooded twice because of the plumbing problems and when you call the office to get some assistance, NOBODY ANSWERS THE PHONE OR A SIMPLE EMAIL! My kitchen was without water for days before someone came to look at it. THE RENT IS NOT CHEAP SO I EXPECT TO GET GOOD SERVICE. MANAGEMENT IS THE WORST! I HATE IT HERE!

I really enjoyed living here. I personally did not have any issues while living here. My kids enjoyed being able to go to any one of the 3 pools located on the property. Our dogs loved the dog area as well being able to walk through out the property, lots of grassy areas. They also provided doggy stations that have dog bags to pick up your dog poop. No complaints, felt like home!

Over the 3 years Ive lived at Hampton Lake and never missed rent. 2nd year in my lease the ceiling leak for a month where I had to use bucket to catch the water. I had to do my own pest control to maintain the roaches in the apartment. HVAC system need to be cleaned poor air quality. Moreover, they dont want to return security deposit Robbers.

The worst place Ive ever lived in my entire life!!! Maintenance has no experience. Management is unresponsive. And the people who trim the grass leave all the residue on residents cars. Maintenance uses your appliances while in your home and when they truck dirt from outside onto your carpet. The manager made us pay for them to come and have our carpet cleaned. My car got broken into TWICE, all while we are suppose to have security on the premises. Also my neighbor stole from my property and urinates outside by the lake. Ive been living here for 2 years now and the first year was great! But with new management and New maintenance Arium has really become one of the worst places to live in North Lauderdale/Tamarac area.

The carpet in my closet is wet. I raised a ‘high’ priority maintenance request on 11/14. No one came on Monday to fix the issue. I went to the leasing office asking to send someone to fix this issue. The leasing office prioritized the maintenance request to ‘emergency’. Yet no one came to fix this issue and today is 10/19 already. I can’t use my closet. I had to take out things from closet because it’s all wet.Very Poor service.

If I could give a no star I would I pay almost $2000 in rent ,and they are horrible they dont like answering the phone, never fix anything, and they got a roach/insects Infestation. Since the day I moved in my apartment my ac had problems the Appliances then my house Keeps giving me problems. Long story short, Carrol Management Group is trying to charge me an extra $750 after I moved out for made up charges that I already payed during my lease term. After I moved out they locked me out of my Resident portal so I don’t have access to the proof of payments. I recommend staying elsewhere in North Lauderdale if you’re looking to rent.

I been calling with no answer. coming to the office to get empty promise to take care of the tree outside the apartment I pay rent on time with no problem I an tired of me and my child not being able to sleep because of the biting from the knats and mosquito coming from the trees outside the door I have bees in the trees outside the Terrace...cannot enjoy the terrace I am purchasing sprays on a weekly bases to spray me and my daughter down. You continue to tell me that you are going going to speak with the manager every time I come to the office...it has been two months and I am still dealing with this problem.please I need to be able to sleep without putting on replent .I should not have to live like this. Overall, experience living there was ideal. Great location (walking distance to Walmart, and burger king)! The agents in the office were always attentive and showed concern for any issue I was addressing. The community is quiet and accepting of us pet lovers! I truly enjoyed living there! It really felt like great place to live and being able have called it home! (Former tenant) (moved for a closer commute to work). Other than that my family and i would still be there. 🤗

There is a reason this place is rated 2.8 stars in reviews. The quality of living doesnt even come close to meeting the standards of the rent they require. There are hidden fees, they siphon money out of you by making you pay for trash two different ways, they dont actually give out dog bags, and the property trash can in front of my apartment didnt have a bottom. If that isnt enough, the staff never answers the phone. I broke my lease because living here was so miserable.

Beautiful place very well keptmanagement team enforces standards but reluctant to listen to requests IE: I requested to lower my rent by 125.99 monthly during covid because I took a 35% pay cut and it has been extended to april 2021 this request has been unanswered, I wish they would answer me. I have also requested an inspection for replacement of my kitchen linoleum that was damaged by a failed kitchen stove coil explosion that burned the linolium.No response on this request eitherBeginning to ask myself if i want to stay here

Horrible service to say the least. I have been without a working dryer since June 2,2021. I have made several work orders they mark them as complete. I email the corporate office and the property manager still nothing. This is a horrible place to rent from. The are very nice until you need something repaired. No one should have to pay this much rent and be without a dryer for months.

The place was good for repairs. The police was there everyday and the place would be on lockdown all the time. Chicken bones on the stairs and I was sick for months because there was mold. Told I would get my deposit back and asked for the new address and I gave it to them. They are liars and rent is too high. They all work together in the office to make it seem you are confused. I like a place of honesty. I cleaned the home spotless, I cleaned the carpet, I repaired everything broken and they said I didn’t get notice in time because my husband was out of town. If I was you I was stay away!!!

Lets start with the positives. Clean apartment. I can only speak for myself when I say that Maintenance has for the most part fixed any problems Ive reported. Also the new management has added flowers to the entrance and leasing office which helps with aesthetics. Now lets talk about what brought me here to write this review. Initially we could pay rent by money order which is convenient for me as Im not a big fan of connecting my credit card or bank information to websites. NEW Management has now implemented something where we are REQUIRED to pay online. If you want to hook up your bank account then no problem. But if you want to pay by debit/credit card be prepared to pay a 3.1% convenience fee. That means if your rent is 1250 your convenience fee will be 38.75!!I used to be upset at my last apartments 6.75 charge but this is just robbery. I will not be renewing my lease and plan to warn as many people as possible against renting here!

MOLDY APARTMENTSWhen we first received the apartment they didn’t clean it up they said that it didn’t get done because the guy that moved us in had quit and they didn’t have time to clean it up and even after we moved in they still didn’t come and fix what they were suppose to their was dead roaches on the floor cabinets not cleaned they added new floor and left the floor with white dust and we had to clean it up ourselves our sliding door wasn’t working the maintenance manager even came in we asked him to fix it and he said that he couldn’t fix it which was a lie because someone else came in and fixed it we have had our mail box broken into we even have mold in the ducts and they had a inspector come in he said someone will come and clean the ducts it took them 3 months to come clean it after we called them said they will get back with us to come and clean it and nothing happened we had to call them again until we spoke to the manager which she was very rude!! that’s when they decided to send someone over I have a baby and they still didn’t care to come and do anything about it now the mold is spreading all over our furniture that we purchased when we first moved in and our clothes and shoes and it’s all over the cabinets in the kitchen and in the bathroom and the manager said it’s our fault that it’s spreading even though the mold was in the ducts and cabinets since we first moved in they over charge and for an apartment that looks good on the outside. Since I moved in I have seen people move out for bed bugs, mold, water leakage, they try to over charge when it’s not even worth the price you will just waste your money moving in.

So this review is based solely on the stellar customer service I received from one of the agents at this property...Rolando! Listen it’s not often u go apartment hunting and find someone that’s patient and informative...I’m new to Florida and been looking an apartment the minute Rolando greeted me, gave me a tour with no pressure of taking an apartment I was sold and did an application immediately...I’m a very picky person and will be moving in soon and trust me to the amount of times I visited the office I would be tired of me lol, but Rolando is always ready to help and said my comfort is of more importance and he didn’t stop until he found the perfect apartment match for me..sorry for this book but great work should be recognized and appreciated and this agent make me look forward to living at the Hampton lakes Thank you. BTW The property is managed by a new company and the property is absolutely beautiful!!

I must say that the apartment complex has improved since I first moved in back in January. The roach problem in my apartment appears to be resolved and the police present seems to have decreased a lot. The only thing i want to see improvement on is having maintenance sweep the hallways on a weekly basis and not only pressure clean it every 4 months.DO NOT MOVE TO THIS APARTMENT COMPLEX!!! The place is roach infested, Ive been complaining to management since moving here 3 months ago and the issue is still not resolved. Pest control comes and it doesnt resolved the issue. Also my mailbox was spoken into and when i went to the leasing office to report and air my grievances i was told by the MANAGER crime happens everywhere. Yup thats the kind of people you will be dealing with if you choose to move to this dirty apartment complex. The automated response can save its time and energy replying to this review because i have spoken with corporate several times and they dont care either. At this point the only thing this company can do for me is let me out of me lease. Pics of the roaches I killed in my apartment coming soon. Wish i could give this community zero stars.

I really enjoy living at the Hamptons. This is a really safe complex even without a community gate. There is security patrolling the complex at night making sure its safe and secure. Another plus there is a lot of pools in this community, so If you dont feel like being bothered you can just go to another one (security closes them around dusk) as like every other complex Ive lived in. Over all great place to live :)

I lived here from June 2014 to June 2015. I moved in to a recently renovated 2 Floor one bedroom one bath apartment. Upgrades to the apartment were wood floors, cherry wood cabinets in the kitchen, stainless steel appliances, flat electric stove and tiled shower. Rent was $1,095 plus valet trash fee. Walk in closet was huge. I loved the upgrades and the valet trash. Great location not far from stores or highways. Four pools in the community and a gym. Usually very quick with any repairs need. What I didnt like about this place was the washing machine in apartment was very small and old. It would rip my comforter that barely fit in there (queen size). It banged excessively when washing. No ceiling light in the bedroom. Patio screen never stayed on. Was told I was one the list to replace but that never happened. Parking some times was horrible. I would have to park a few buildings down and walk. When I first moved in they had an old tennis court in between my building and another towards the end of my lease they took it out and relaxed it with grass. Ducks love this complex! You would run into a duck or duck poop every where you go. The neighborhood was filled with unpleasant neighbors. I saw fights in parking lots. I could hear my neighbors next door and down stairs argue all the time. Police were being called often for disruptions. Eventually they hired security to tour the complex but they never did anything. I saw them most of the time sitting in there car by the entrance. I was so happy when my lease ended.

Garbage place to live, my AC was never ever cold after almost an year living here and they are finally going to fix it after my lease ends next month. You could pay a little bit more per month for a luxury apartment elsewhere.... Valet trash is terrible as well, they sometimes leave your trash at your door for some reason. Duck poop everywhere and overall dirty.... Worst part, Im never late on rent like literally never but I didnt let them know that I was moving after my lease in a 2 months in advance and they are charging $1,200 for that. And want it up front too?? People gets kicked out and gets the option to make installments but I have to pay everything up front? Plus my final rent? Plus a pro rate?? So like $3,200 to leave in good standards. I cant wait to leave this junk

They have new parking rules that are beyond stupid. Friends and family can’t stay past 14 days in a 30 day period that does not renew on the first of the month which would be helpful. As long as a person checks in and isn’t rowdy or rude they should be able to enjoy their family and friends as long as possible. And they sneakily tow around 4-5 in the am for unknowing visitors.

Arium Hampton Lakes is a good place to live & the apartments with nice amenities such as a Washer/Dryer at an affordable price. The leasing staff are pleasant & nice, and are willing to help in what they can. A good place to rent as your first apartment.I would not recommend renting here if you have moderate to severe allergies to common Florida trees & grasses as The Hamptons has plenty of vegetation. It may not suit you.

Apartment is quiet and grounds keeping is well maintained. I did not give it the full 5 stars because maintenance is not always timely. I put in a work order previously for an eye on my stove that was not properly heating a technician came out to fix it within a few days however, three months later the eye stopped working again along with my microwave. This repair took two weeks before a maintenance technician came out to replace the microwave and to fix the eye on the stove. In addition, reaching office staff via phone can be a bit difficult at time but they are very pleasant and are readily available face to face in the office when you need them.Ps: I love the food trucks that are available during the week. Right by the entrance to the complex. Very convent to come home to takeout right at your front door.

I’ve lived at both properties the Hamptons and Vining’s and I truly enjoy living here. I lived in a 2 bedroom at the Vining’s and the space is like no other. Now I have a one bedroom at the Hamptons and it is so comfy. Maintenance always responds to a service request within a day or 2.. not bad at all, I’ve experienced way longer wait times at other properties. The staff is always helpful and friendly at both properties. Security is awesome. You always see him working.

Horrible! Save your money. With the prices, you can definitely find somewhere else with better quality even cheaper. Neighbors are extremely loud, will literally wake you out of your sleep. Apartments are outdated even though they say newly renovated, spiders everywhere. Dust mites! And A/c has horrid smell. I’ve only been here for a month and I can’t believe I did this to myself.

I live in the Hamptons not the Hamptons Vinings. Valet trash, well-kept community, 4 pools, beautiful floor plan! I really cant complain besides the parking. I love it here. The community is kept SUPER CLEAN despite people STILL dropping trash now and then, the complex tries hard to keep the community clean. See how that works? People will complain about a messy community when they contribute to the mess! When I applied my security deposit was only $100. Yeah, I couldnt believe it either. It was a special they had going on! I thought I was going into something fishy because it was too good to be true. I was wrong. I got the deluxe 1/1 with upgraded appliances and bathroom. So cozy and warming! I havent really interacted with the office staff besides the guy who approved me and my bf who was really nice! Security is always there so I feel safe, my neighbors are nice. All and all its a pretty great community I really cannot complain. Ive been here since July 2016, I will do another review after my lease is up but so far so good!

Edit: the complex is trying to charge me more than 1 month rent because we didnt give the proper 60 day notice. first off, proper notice is 30 days. secondly, we did give them notice the day they sent the letter, but the lady in the office didnt note it or put it in the system. theyre thieves and theyre not getting s*** extra from me. this place is disgusting. i gave them 2 stars originally just because i liked the maintenance men so much, but f*** the whole complex, that place could burn down and i wouldnt care.everyone in the apartment complex smokes weed and i have to smell that everyday. people are always noisy and play loud music while we sleep. they charge way too much for rent and all the appliances are sub-par. ugly counter tops and decent bathrooms. i cant even close the door to my bathroom if im using the toilet without the door hitting my knees. the master bathroom is a joke. now, theyre trying to charge more fore water than they have they whole year i lived here. waste of money. maintenance men are great though. disrespectful people leave trash in front of the garbage for others to clean up.

You will get an apartment that feels and looks very dated. The pool and gym are useless because everyone can get in there, even people who dont live there. I stoped going there when I lived there, because I could not get to the equipment, due to hoards of people just hanging out there. There are a lot better deals around for that money.

Would never recommend anyone move here. When I first moved into the apartment I submitted a sheet with things that needed to fixed .. one year later they were never fixed. We submitted multiple maintenance requests to fix the light in the kitchen and again, it was never done. We literally spent the last 2 and a half months of our lease with no light in the kitchen. When maintenance came to check out our leaking A/C unit we again told him. Did he fix it? Of course not. He said to submit another request online. Customer service is absolutely terrible. A drive by shooting happened right outside my bedroom window. The tenants are disgusting: leaving trash on the sidewalk and near the mailboxes and the dumpster is constantly overflowing. Beautiful apartments but it’s not worth it!

They wheel you in with kindness and diligence and once youre moved in and singed the lease; they could give a *bleep* about you and the issues going on in your apt, requests about valet trash and most importantly, the safety of the community! I have been here for over a year. Honestly, the only reason I renewed my lease for another year is that my significant other and I were going to move closer to my sons school or Georgia. Unfortunately, Covid-19 happened, I got pregnant, and I lost my job due to my pregnancy for liability reasons. I have been using my savings to help my significant other with bills since February 2020. Anyways since I been here they have cost me more than they are worth. I was in the hospital after having a c-section to give birth and had to call them asking if they can wave a $150 fee for trash violation they stated that someone from my apartment was throwing trash in the front near on walkway to the parking lot. The person that throws trash away and helped me while pregnant since my significant other works 12+ hours immediate to throwing trash out once. I know of that time because I got a warning call from one of the employees. I did talk to the person after and informed them that I was told there was a fine. On August 31, 2020, I went to the hospital for my scheduled c-section with my s/o and my mother stayed at my house watching it and taking care of my son. That night my mother called me and told me they placed a notice on my door stating that I had to pay $150 with my rent or they will terminate my lease. I contacted the apartment to see if I can get the payment waved maybe even pay with the next rent. I spoke with the manager Lara who did not help me at all only told me the charge was for picking up the trash. I am not a confrontational person so I just let it go. Now, I dont have too much to say about Lara because she has been very helpful in the past but that was upsetting. Moving forward, because I have not been working and some other personal situations have been taking place I wasnt able to give them the full amount for rent on September 1st so I paid half the rent and I was planning to pay the rest the upcoming week, but the day after I got from the hospital on September 4th I got another notice stating I had three days to pay my rent including a late fee of $150 or I will be evicted. Let me remind you I already informed them I just had a newborn and all the other circumstances...This place just does not give a s***. So, now in total, I have paid this month my regular rent amount of $1800 plus $300 of unnecessary money on top of that. Thankfully, I had some support from family and I just feel sorry for anyone that lives here and doesnt. Now, with maintenance, I have not any good experience with them except one and that was with the maintenance man Martin. They complained about trash being placed where it is not supposed to be but since I moved here I see people putting trash right in the walkway every morning. I saw people take their whole trash can and place it there. Neighbors are loud. We just had new people move above us and they make so much noise all day and night. Then, I had someone make a complaint about my autistic son being in the window naked. Which I can understand and we were in the middle of teaching him certain behaviors. He is only a toddler even normal toddlers you run into problems with. I mind my own business but most neighbors here are loud and nosy. I live on the first floor and even had my neighbors have their car late at night or early in the morning play loud music right by my window having the bass shake up my apartment. Update: Today is currently January 27, 2021, and it has been one a week since I have been sending emails regarding mold in my home. My A/C was leaking water and it took them three weeks to completely resolve the issue. The first maintenance man just vacuumed the water and left. The maintenance department closed the ticket after that. Then, I had to place another one because it got worst. They did not come for a while. Water started getting on the floor and in the walls. I had to call them and get on them about it. Someone finally came and fixed the entire system. Now, mold is everywhere in my apartment and nothing is being done. Most of my belongings had to be thrown away.

When I first moved in I thought it was a pretty nice place to settle but after being here for a year 3months the management of this property is horrible my hot water heater keeps going out every 2 months or so. When my least was up the first year I wanted to move into a 3 bedroom and they denied me and still dont know why. There are big rats out side because of the trash that is left out side. I lived there for five years. Avoid at all costs. While the apartments themselves are nice, and the grounds kept fairly well… There was police activity every week… and the management office… Which changes personnel every couple of months is horrible. Maintenance staff only does the minimum amount of work… Leaving more problems, and constant visits. If I couldve given him zero stars I would have. And Ill be happy to change my review if they ever give me the $900 I was owed when I moved out. There are tons of other places to rent in South Florida… Avoid this complex… And this management company at all costs.

I am very happy there is new management. We used to have random non residents living here. As excessive as air BnB rentals. I had 2 guys try to enter my house at 3am and was petrified for my life, only to find out after the police arrived that they thought it was their air bnb rental. Since they have started management they have weeded out majority of non residents. Let’s think about this for a second. Why would you want someone living in your neighborhood that didn’t go through a screening? Would you want to live next to a crazy person or convicted felon? I’m a single girl living on my own and I feel much safer that everyone is required to have a sticker. The rules are the rules. No sticker then your car gets towed. Let’s ask this, why do you not have a sticker when you know you should? Further they are cleaning up the neighborhood. Placing barbecues, pet park and other renovations. I can’t understand how non of this is great or exciting. Sounds to me like the ones that are upset either don’t like to play by rules or maybe never went through an application process and shouldn’t be here in the first place.

Also, if you want to rent at the Hamptons look somewhere else because they never answer there phone and when you go in the office they not doing anything. The phone is just ringing out. Management for this community are extremely rude. The rent goes up every year. Rick is very unpleasant and inconsiderate. When asked to speak to corporate, rick said hes makes the decision and whatever he says goes. Management hung the phone up in my face without being provoked to do so. witnessed fights in the parking lot. witnessed people having sex in the electric rooms and stairways. Witnessed used condoms in front of my door. Was charged 10% of the total because I was unable to access the website on the 1st to pay the rent. when I called to resolve it, management was extremely rude. Moved to the second floor for security reasons but that didnt prevent what was occurring, so the only option is to move to a safer community. North Lauderdale PD mentioned 56 cars being stolen in the community in 2015 and that was in September.

I would describe my feelings as a like-hate relationship. They are good about upkeep and are pretty friendly. They actually do strive for resident satisfaction but they like everyone else did fall short some of the time. The problem is sometimes once money exchanges hands they become less friendly, especially if you have a complaint. The regional manager will even subtly tell you that if you dont like it as they are a unified team, you can leave.

I am very disappointed with my experience living here. There is constantly trash sitting out on the stairs, sidewalks, and in the parking lot; ducks that live in the complex lake continually get in to this trash and spread it around. Loud music and yelling can be heard all hours of the night. New management has instituted several unnecessary changes, including no longer allowing us to pay our rent with a check or money order. We are now required to have parking permits, but getting one has been almost impossible. Maintenance rarely responds to requests and the construction of the building allows bugs and lizards inside the apartment frequently. The doors inside the apartment dont even fit the frames and are difficult to close. The tour of the complex when I first visited was very misleading and the cost to live here is not commensurate to the low-quality living conditions; do not move in here.

STAY AWAY don’t waste your time and money!!! The leasing office will tell you “they never deny anyone! It’s almost impossible not to be approved! If you don’t have evections you’ll be fine!” They will get you to pay a application fee per person applying, and NEVER CALL YOU BACK!!! Extremely unprofessional!! I dealt with Emma who was very nice at 1st but after I paid my multiple person application fee I never heard from her! I called 2-3 times a DAY for a WEEK and only got voicemails and “she will call you back” how unprofessional!! I wouldn’t spend this amount of money on an application fee to then have to harass the office to get any answers!! GO SOMEWHERE ELSE ! These people have zero customer service skills! I should have paid attention to all the awful reviews before I wasted my time and money!

I am a previous resident of The Hamptons.. I have never been treated so poorly in my life. I cant believe they charged me $900+ for some carpet that wasnt damage. Yes there was normal wear on the carpet and the carpet puckered up when we moved the furniture off of it. That is an issue with the way the carpet was laid not with how I kept it. I always kept a very clean apartment and I left it very clean. I was told I am getting charged because the carpet had puckers in it and the carpet was snagged in a few spots from the furniture. However, the individual I spoke with advised me it might not be that much but they would see what the total amount is when they speak with the carpet guy. Well of course the carpet guy is going to make his money however they allow him or her to. They dont have to pay so they dont care what he is charging me or if in deed the carpet cant be repaired. If I had known what I do now, I would have just had the carpet replaced myself and I know it wouldnt have cost me $900 ( and it didnt cost you that either). I am going to pay you the money so this doesnt go on my credit. However, I will seek legal advice with my photos to see what and if something can be done. The carpet shouldnt have had to be replaced in the entire apartment. This property is just a rip-off. When its all said and done with God sees all and no bad deed goes unpunished. Money is the root of all evil.

I lived here for a year and they wanted to raise my rent over $100 without any upgrades. I decided to not renew my lease. I cleaned the apartment from top to bottom. It looked as if we had just moved in. When moving out all the proper documents were filled out. After the 30 days that I should have received my move out statement, nothing was sent. I had to call and hound for months just to get a move out statement.When I finally did receive it, I expected to get majority of my deposit back, however they took a $100 cleaning fee and some other type of fee with no explanation of it. I am now waiting on a response from the property manager with some type of pictures of what needed to be cleaned. They are all about money over there and if you ever have a serious problem you wont be able to get through to anyone that can help because only the bookkeeper has that type of information. Very disappointed in how they handled this situation and I would not recommend anyone to stay here because once its time to leave there will definitely be an issue!

The worst! The hallways near mailboxes always had duck poop and management only had it pressure cleaned a few times. My apartment had MOLD and it caused my kids to be sick. The mold grew on clothes etc. Managment was heartless concerning the issue and called an on sight mold inspector ( wonder why the inspector was readily available) then management charged me for the inspection. They will lie about damages to keep your security deposit. Mold and palmetto bugs are in the apartments. Beware!!!
