Adventure Property Management is one of the best rental companies I have ever rented from. They respond in a timely manner to anything I call and leave a message for. The maintenance man is also very cool. I tend to watch what he is doing so if the problem happens again I do not need to call them again. He explains it to me step by step an. He is very good at what he does as well as pleasant to have around.

They have gone out of their way to help us when we needed more time to pay the rent. They were helpful and professional. They are an amazing property management team.

Rented through them and let me be clear. They use shady unethical tactics to make sure you don’t get you deposit back and even say you owe them money. They put blinds up that literally didn’t function and would break when you raised and lowered them. They just set closet doors in the slots and they were broken when we moved in and charged is for them. They put cheap as paint on the wall that literally rubs off and will charge you for it. The cabinets were held together by drywall screws and charged us for them.. we went a week with our ac in the summer and 3 days without heat in the winter. They had sprinklers that flooded the parking lot for the last 6 months I was there and never fixed it. Everything about there property was cheap by there choice to keep deposits and charge you.. Don’t go through them.

Do not rent from this company, they don’t fix anything, they will not work with you on anything. They are very unprofessional and very rude when you try to talk to them. If I could give them negative stars I would, they also ruin your credit history and rental history, you’re better off somewhere else

In my opinion, adventure property management is a great rental agency. The staff is very professional while also being warm and kind. They are very responsive to any issues that may pop up with your rental. The problems that popped up with our rental were dealt with properly and promptly. They have always been very accommodating and more than willing to work with you if you communicate with them and are a responsible renter. If we are ever in need of another rental I will definitely see if they have anything available first. I would be more than happy to work with adventure property again. I highly recommend this company and want to personally thank Jess for Being such a stellar property manger.

Adventure property management is one of the best property management companies I have worked with. Kim, Lexi, and Çali have been incredibly responsive with their communication. As a contractor it has been an enjoyable relationship knowing anybody I call within their office is willing to help and will do whatever they need to do to get us the information for us to do our job.

Worst rental property management especially the washed up employees who ran the place can’t comprehend information or be useful in helping with general questions. Maintenance takes months to get back at you sometimes after multiple calls they finally reach out. I highly recommend looking for another option before going into this place so happy they removed Jessica now they just need to get rid of the slower one named Lexi if they want to improve services & management.

I didnt take utilities out of my name when I moved out and the new tenant didnt put the utilities in their name so I had several months that were charged to me. Lexi was very helpful and reimbursed me the money. She responded very quickly. I am grateful for their honesty and professionalism

As homeowner, the checks were basically on time. Office folks answered emails. When I took back my property after nearly 5 years with this company, damage and theft we were left to fix was in the thousands of dollars. Renters had ruined kitchen cabinets, broken into locked storage and stolen tools. This was a no pet house, but the wreak of animal urine in closets forced us to rip out all carpeting. We found secret drug stash and syringes in the ductwork. Not good vetting of renters nor follow-up with damage repairs.

I moved in on February 12, 2020 as a lease takeover for my brother, they had not taken any time to fix the problems with the apartment and we called to get them fixed, yes they fixed a few of the issues but near the end of my lease, the water heater and air conditioning broke, it caused a leak and the ceiling In the kitchen started to cave in, when they came to fix the water heater and A/C they did fix that, and they said they would send someone to fix the ceiling in 2 weeks, those two weeks went by and nobody came, I was home every day during that because of COVID and nobody every came to fix it, the A/C broke again and they came to fix it, saying they would send someone else to fix the ceiling again. And again I waited, nobody ever came so I called and had to leave a message because they did not answer the phone call. Then the wash machine broke and I called about that, I was told they would send someone out. I never received a call or a knock on my door for a week after that, then we moved out because of the conditions of the apartment because there was mold and most likely a gas leak. Overall we did not have a good experience at this apartment and after they wanted to charge us for the damage that was done before and the damages that happened naturally which is very much not fair

THIS PROPERTY MANAGEMENT HAS BEEN THE WORST TO WORK WITH. I lived at my apartment for almost 2yrs, for about 1.5 of those years I never had a screen door, that I always called and asked about only to finally get a call about getting one a week and a half after I moved out November 13th. I moved in to a stained carpeted home, which I had to clean when moved in, but this was also my first apartment through a property management so I didn’t know much. Now I know that Adventure Property is to not be trusted, anything that they say always make sure to get it all in writing get all paper work stating what they say so you never run into any situations with them. I knew I was moving out Nov. 13th so I asked for prorated amount til the 13th to be able to move in to my new place and still have somewhere to sleep the night prior. They gave me an amount I paid it, now I owe prorated amount for an extra day because they did the math wrong and put the wrong date.They are unorganized anytime I’ve called I’ve had to call multiple times because no one was told that I called. They are complete trash you can see it as soon as you walk into their office. Hopefully that gets fixed after this review. I’ve never had such an unprofessional experience in my life they are so rude Kim called me “young lady” and proceeded to yell at me as if i’m a little kid which was disgusting and I am more than glad to never deal with any of these people again.UPDATE: since I don’t know how to respond, I never admitted to anything like that actually, i have a pictureof under the stairs was setup don’t act like you lived in my house and knew what was happening because you obviously don’t remember all of the damage I moved in with again our first rental and we literally wrote one word per the description of what was wrong because that’s what the paper asked of us when we should’ve wrote all of the damage we moved in with don’t act like you gave us a nice place you can look at previous comments and others have said the same about their experiences again your rating speaks for your professionalism throughout every aspect when it comes to renting from you. If we locked him in their where are the scratch marks from him trying to get out? dogs get bored weirdo. Also notice they pick and chose which comments to respond to lol very professional 🥱

Extremely unprofessional would not recommend

Wanted to share my experience with this organization. First and foremost I have had the privilege of working with Kim, the owner of this establishment. I can personally attest to the character of this woman. Not only while I worked with her but in the following years, I have witnessed not only her call above duty attitude but the integrity of how she runs her business. For me personally, she and her staff have gone above and beyond to accommodate me when I had a crisis and needed to find immediate housing. So often in this world the only time anyone chooses to post a review is in the moment of anger, chaos or disappointment. Life happens and sometimes we dont get the result we want or need. It has been my experience that Adventure Property works to have a satisfying outcome for any or all complaints. In order for a resolution to become positive everyone involved needs to accept their own complicity in the situation. Sometimes as the management company, the management company gets caught between the tenant and the owner of the property and resolution becomes impossible. I. however, would lay my last dollar down on a table that Adventure would and will do everything in their power to resolve any conflict or complaints. So, YES I would recommend this organization today or tomorrow and have great faith that anyone I send to them would be treated fairly and with respect. In mu humble opinion, this property management is one of the best organizations available in the Treasure Valley.

I have been renting from them now for the past 2 years and continue too! The staff has always been very helpful and any problems that has arised they have always taken care of in good time. I had a thermostat go out and repair was done the day I called this is the kind of service I have had with them.

I love these guys! Amazing customer service, they helped my boyfriend and I get into an amazing place with no issues and they didn’t give us the run around! We had to wait a little to get in to our new place because they were fixing the place up but kept us updated the whole time! When we moved in there were a few things that still needed to be done but they were more then happy to fix everything and make us happy and comfortable in our new place! I would absolutely recommend them for anyone who is looking for a great property management! Or a new home!!!!!

For the past two years, Adventure Property Management has managed a rental property for me and have been wonderful to work with. Their management rate is very reasonable and they do a very good job of keeping an eye on the place. They respond quickly to questions and concerns from both me and the renters which really helps keep the property maintained.

My husband and I have worked with Lexi at Adventure Properties twice now for renting out our rental home in Nampa. She has been extremely accommodating and is very knowledgeable in what she does. We have been very satisfied both times and would highly recommend using them. If youre looking for a quality company to assist with finding you good renters and taking care of the business end of things, you can stop looking. Youve just found them!

Kim does not care about basic needs of people. We went without heat for 20+ days. We gave a 3 day statute notice and FINALLY broke our lease due to her negligence. We had to threaten to sue for her to allow us to break our lease and are still considering small claims and possibly civil court to ensure others NEVER have to endure the nightmare we had to with a 2 year old child. The windows leaked in water on stormy days. She stated that the house is newly renovated but the floors peel off the ground... The neighbors have sprinkler issues, drafty windows and doors. Several others wish to leave as soon as possible. Her maintenance guy, Mike, stated he doesnt fix appliances when our oven broke; even though her lease agreement stated theyd fix said things.... We requested AC last summer and it continued to pour out warm air. Mike made an agreement to a gentleman for a very small price while he worked on the property for 2 weeks. He attempted to renegotiate and the company refused. He worked for FREE (actually lost money). If you dont mind a slumlord who berates you and doesnt take your requests seriously, I highly recommend this place. 🙄 Good luck to you Jess. Youre the only person Id ever consider talking with in the future.

I have used Adventure Property Management for the last year to manage my rentals in Nampa and Caldwell and I have been very happy with their services. Their management rate is very reasonable and they do a great job of finding tenants that wont trash my investment property. I would recommend them to any rental property owner.

Adventure Property Management has been the only property management company I have used and they have done a terrific job for me! Whenever I call or have questions, they are knowledgeable and ready to help. If there is ever an expense that costs over $100, Mike calls me and talks to me about all options and tries to resolve issues effectively and for a reasonable cost. They take care of my properties and keep them in great condition. Ever since the owner had to step away temporarily, the office manager, Lexi, has risen to the occasion. She is great to work with and very thorough and knows my properties well. When I have requested her to do anything, she has been right on top of it and accomplished what I have asked. The team at Adventure has done a great job for me and I always feel that they have my best interests at heart!!

Always helping us out, they are the best rental company we know in the area. Adventure property actually cares for their clients and not just the money so whenever something does happen they are on top to resolve it. I am so happy we are able to have business with this company. Definitely will be keeping our business with them as long as possible!

Love all of them over there. I called about something small and maintenance was there within the same hour. They take care of their tenants and actually treat them like a person and not a dollar sign. Adventure Property Management is amazing, I recommend them to any of my friends looking for a home.

I have dealt with several what I would term sub-par property management companies in the years before I found Adventure Property Management. They are a great company and have a great team. Lexi and Jess in the front office are courteous and attentive to my tenants needs and requests. Mike does a phenomenal job keeping all of the maintenance issues (large or small) fixed and Kim keeps everything humming. Couldnt ask for better. If you have property in the Nampa-Caldwell area or if you are looking to rent they should be your first call.

Working with them was quick and easy for my moms rental. And when she had to buy the house eventually it was also quick and easy to get the deposit back. Good group to work with.

In April of 2017 we were looking for a house(not apartment) to rent. We have a small dog and although Adventure had this home listed as no pets, after talking with Kim and her associates they let us rent the house with our pet. We relocated from California and found this place online and we got here.did a deposit want a walkthrough and we were told they couldnt do a walk-through until they were done fixing it up. so then three weeks later we got to do a walk-through and took pictures of stuff that was wrong and sign the lease and all that on the same day and as days went on. our first week we were finding Nails in bedded in the carpet that they said they cleaned twice but come to find out they didnt.they only clean the living room and they did a poor job.weve stepped on sewing needles in our feet touch strip is showing under the carpets it was very dirty and not cleaned at all so I would not recommend going through Adventure Property on anything they rent.they are very cheap w/ their money.

As a local Realtor in the valley, I cant say enough great things about this company. My Grandmas property was sitting empty in a neighborhood in Meridian, as she had moved into Assisted Living. My dad is the manager of her estate and he wanted to have someone living in the house to cover her mortgage. We checked into Adventure Property Management because I had heard great things about the professional, yet personal way they do business. In using their service for a little over a year, we have come to find that they are a family run business and are way more responsive, supportive and personal than the general property management companies in the valley. My dad handed the keys to Kim and Justin (the owners) and they absolutely have taken care of everything. All property needs have been handled very fast, with complete professionalism and no mortgage payments without a new renter in the home. When you are looking for a company that you can completely trust to manage your property, without having to worry about qualified and happy renters that will leave your property in great condition when the lease is over, call Adventure Property Management!

Adventure Property completed a signed legal lease agreement between their office and myself. However, when I was forced to move out due to lack of maintenance being provided, they broke theyre contract in more ways than one. For the five months I was living in the property, I called more than ten times to complete work orders for maintenance. I was told that it was the owners job to fix things, not theirs. Although the lease clearly states they will be responsible for all repairs. The owner/manager of Adventure Property gave me an approval to move out of the property before my lease ending date due to the lack of maintenance. She stated that they had an agreement with the owner that he would do his own work and she apologized for the inconvenience. She also requested a letter from me stating all of my problems and reasoning for moving, she said that was all she needed to give me back my deposit. She continued to say that this was a common thing with that property and she was sorry for the trouble. After following her directions, I went to the office to drop off my keys and get instructions to get my deposit back. I was then told by an employee that they do not have my deposit that it was with the owner of the property, Jon. My lease clearly states they were the holder of my deposit, in which they are also who I made my deposit payment to. My lease also clearly states that my agreement is between Adventure Property and myself, not the owner of the property. Adventure Property told me that it was my problem to hunt down the owner and get my deposit. When I asked how I was suppose to do that, they wrote the owners number down on a sticky note and said here you go. After doing more research on the laws and my rights, I called to talk to Kim at the property management office to get my deposit. It resulted in her telling me to shut my mouth and that my deposit wasnt her problem.

I rented with adventure for two years, in that two years I never had any problems with the company. We recently moved out, they were 5 days past the 30 day law for having the deposit returned and naturally we called to check on it. We talked to Jessie once and she was great, today 07/10/2017 I called and talked to Lexi. Worst experience ever. She was so rude and nasty on the phone, despite me being so nice. When I asked if I could come pick up the deposit she said yes and hung up on me. When I went to pick it up I asked her why such a disrespectful attitude when I was so nice and did nothing wrong she said because I told you the deposit was on my desk obviously this makes no sense..... Worst attitude ever. Im literally in shock. Like I said, Ive been with this company for two years and never been late, never missed a payment, and never had any problems whatsoever, and I get treated like that! Unreal.Also, the company they had do the cleaning and inspection deducted $180 from our deposit. Stated in our cleaning report that they did a full six hour clean. They stated that the appliances were dirty, showers (only ONE shower in the apartment) had hard water stains, the bathroom was dirty, that the kitchen cabinets had crumbs and stains on them. We cleaned top to bottom and left the place better than how we got it. I contacted the cleaning company and explained the situation, I told him that I had video and pictures of the apartment and everything that we cleaned. Which included everything that they had claimed was not clean. After submitting the videos and pictures via email to the cleaning company as asked I received a call back and was told I was going to receive a refund. Thankfully the cleaning company has been great. As far as Adventure Property Management, I highly recommend finding a property management company that treats their loyal tenants with respect because you wont find that here!!

We have been in the same house for 3 years. They are always kind and friendly. Never had a single problem with them. Great property management.

They a let convicts rent my house and totally killed my yard. I am just going to lay out the facts. I hired them to rent out my house. My initial meeting went well. I met with Lexi and their handy man. I asked if they could do some repairs when we moved out so the house would be already to go. I asked if they could give me a quote on any cleaning or repairs that needed to be done. They said of course that wouldnt be a problem. They also said that they would change the utilities out of my name into theirs to speed up the rental process. We moved out and were living in another state so the property was totally in their care. A couple weeks later I hadnt received any quotes and the utilities were still in my name. So I called and they said they would get right on it. A month later after we moved out they still had no quotes or changed out the utilities. I called and talked to Jessie and she got the utilities changed. Lexi said that I could talk to the handyman who proceeded to tell me they didnt do quotes for repairs. He had straight up lied to me. He gave me a lame excuse saying he didnt do quotes because he might it might cost less than the quote so he was really doing me a favor! I needed my house rented out and so I had to just agree to his terms. They got me a quote for cleaning and yard stuff and I gave them the go ahead. Another week or 2 later it was finally done and ready to rent out. So this was about a month and a half after they had responsibility for the property. Another week or so later I looked at the ad they posted for my house. It was terrible. It was short with no details and still said the house was pending being ready. So I rewrote the ad for them and asked them to post that instead and change it to being ready to rent out. They changed it and Kim went and said oh thats not very good ad and put in her 2 cents to fix it only changing a word or two. But she didnt notice the horrible ad they had posted before. Another month past no tenant no advice on changing the price nothing. Finally 3 months and 21 days after we had moved out they call me with a potential tenant. Shes a single mom and they were going to run a background check and get everything done. We had said we didnt want pets in the property and they said no problem the last landlord said she had a pet against the owners wishes before but that was her ex and it wouldnt happen this time. They say they ran all the checks and she will be a good tenant. So we agree to a 6 month trial. I find out from my neighbors that a woman and 3 men were living in my house. The cops came over a few months later and she was arrested and never came back. Domestic dispute. There is a hole in one of the closet doors and the lock is on the outside. Someone was locking somebody in the closet.The men living in my home a smoking weed in my garage and had a dog living in the house. The HOA contacted me saying my grass is dead and I need to do something about it. I have irrigation they didnt have to pay for the water. I call the management company and they send a guy to mow the lawn and fix grass. The sprinklers were running for over 5 hours. I called the management company and Kim says shes charging an after fee to turn it off and that he was trying to bring the grass back. But she is the one that turned the water off and it has flooded the neighbors yard and is running into the street. He also sprayed weed killer and then watered the grass which ended up killing the grass even more. The man that they said had caused all the violations with the other landlord was actually on the lease of my property and they didnt tell me. He and his buddies were the only ones living in the house for several months. When I confronted Kim about the man Kim said that the woman that rented my house was trying rekindle her love and totally side stepped the fact they had lied. In the 12 months they were in charge of my property it was rented out for 6. And there was a pet fee on their bill. A detective came to my door today looking the woman that rented my house.

This company is such a great place to rent through. They are kind and understanding. I would recommend them to anyone!

What a nightmare. Horrible property management for owners. Stay far away. Missing funds, bounced checks. Plenty of excuses and always dogding the truth. Kim is not shy of being rude and inappropriate. Do not go with her company. Still waiting on owners statements for missing money and damages to our property. Even after firing we are still not getting any resolution. Find a different company owners beware! !

DON’T rent from this management company whatever you do they are terrible and I would never have rented from them if I would have known what I know now. They Blanty lie and accuse you of things that you didn’t do. For instance I had a dishwasher that was broken and it took three weeks for them to do anything about it and when someone showed up it ended being something easily fixed but a few days after it being looked at they sent us the bill stating that it wasn’t broken and that we had to pay the service fee. Well we ended up being able to show that the company did in fact do work but they tried to lie and claim I made a false work order. Then we had a broken AC unit and thAt took three weeks to fix and we were not able to live inside the home for that period of time and when asked them to fix it they said it wasn’t a priority to fix. Then when we moved in I got clearance to have my service dog in my home and we got a phone call from the management that my dog was barking and whining all day and night and when I asked when the dates were that were complained about we weren’t home and my dog was with me and when I tried to explain that to Kim she told me she didn’t care and that I needed to fix it and get it under control. They don’t care if you have broken things in your home that need repaired and they don’t care what you have to say they are all about the paycheck and don’t care about the tenants. If you want to rent from slumlords and liars this is the right place but if you want to be treated well and listened to this isn’t the place go somewhere else this place is a JOKE!!!!!!!!!

As an out of state real estate investor I could not be happier with Adventure Prop Mgmt. I have been using APM since 2012 and I am more than satisfied with their service, I recommend them. I have owned many different investment properties over the past 20 years and I have a lot of experience in the real estate industry and during this time I have used the services of many different property management companies and I can unequivocally say that APM is the best. What makes them the best? They return calls, emails and text messages promptly. They keep me updated constantly and they send me my monthly statements in a timely manner. My units managed by them have a very low turn over rate and are re-rented quickly when they do go vacant. I would mention that they are nice, friendly people but what I have found is that even poorly run property management companies have nice, friendly staff too, but who cares if people are nice and friendly if my units are vacant for prolonged periods? I would rather have my units rented and generating income than get holiday cards in the mail.I have used many different property management companies over the years and some of those relationships have been short lived and terrible experiences and some others have provided excellent service as well, but I would say that overall APM has provided the consistently best quality services of any property management company that I have used.

Best rental agency I have ever dealt with hands down! Any issues with the property were handled within hours not days. One phone call to their staff and you knew whatever issue you had would be fixed. The only property management service I will ever deal with again. Adventure Property Managment is who I go through here and nampa and I must say its one of the best company’s I have ever worked with. I really appreciate how down to earth they and and how understanding and empathetic they have been for me when life happens situations have occurred. Recently I was laid off out of the blue and my grandfather passed away. It was all at once and completely unexpected. All the ladies at the office were amazing and understanding. I really appreciate them for it.The other things I like is that they arent one of those company’s that hang around all the time, like the ones that are constantly in your business. They respect your privacy at home and its a big change. If something needs done you just submit a request online and someone calls you shortly after to set up a time to come by, super simple and super easy, as well as paying online. Very lucky to have found them and recommend them to others.

Initial experience was great, but turned into kind of a nightmare. At first, they seemed on top of everything and as concerned about our properties as we were.Things quickly went downhill since last fall, when the owner had to step aside. It seems like staff is minimal and they are low on resources. We had to call several times every month to get the rent from our properties deposited into our account. I dont know if this was from lack of money or just neglect, but in dealing with the office staff I suspect both.Worst of all, were now out thousands of dollars in missed rent and cost of cleaning and repairs because they leased one of our houses to someone with clearly horrible financial history (and a felon for a roommate, when there was supposedly only one person on the lease) who left us with a filthy house, broken sink and window, cigarette and animal smells, garage full of stuff we had to have hauled away, etc. Either theyve become lax on who they will rent to, or they do not monitor the properties, or bothI like the owner very much, but I cannot in good conscience recommend this group, which I heartily have in the past. What a shame. Hopefully the next company we hire will be better.

My rental place they are all wonderful

I used Adventure Property Management to rent out my home in Nampa and all in all they did a good job and I would use them again. There were some issues that came up during lease that could have been handled better but in the end APM took care of things. I do suggest that there is a clear understanding between the owner and APM about any lease conditions that are required of the renters.One example of an issue was when APM hired a company to blow out the irrigation system and the company failed to blow out the pump which froze and burst. APM paid for replacing (or required their contractor to pay for the replacement) the pump as they should have. Lexi was prompt, professional and good to work with as were Jess and Mike.

HORRIBLE HORRIBLE HORRIBLE. These people are extremely rude and treat you like youre stupid. They are extremely disorganized and never knew what was going on when I called. I found a new place to live so I wouldnt have to deal with these idiots anymore.They are liars and a complete pain. Stay away!!!
