Im nearing the end of my time with Laketowne Apartments at 22 Langdon and overall Ive been very pleased with my experience. Maintenance requests are responded to very quickly. I would disagree with other reviews, Heidi has always been very pleasant to deal with in my experience. If I was staying in Madison I would rent from Laketowne again.

This review is specifically referring to 22 Langdon Street.Biggest upside: near the capital, affordable, walkable. Architecturally a nice neighborhood. Near campus. Perfect if you’re like me and are looking for a cheap way to be a minimalist and live downtown.Biggest downside: college students. All the college students. That’s probably why the rent is so cheap. But really, it’s not that bad. You figure about 12 days out of the year you’ll deal with kids making a lot of noise causing a nuisance. And the rest of the time it’s fine.Also the apartments are small and low tech, but that’s just getting what you pay for. I heard some people complaining about the condition of the apartments, but they were fine in my experience.

I lived at 22 Langdon for 6 years. I loved how affordable it was. I never had issues with infestation of any kind (unlike other properties, apparently). Maintenance was reasonably prompt and of high quality. I was never once charged for repairs of pre-existing issues or routine maintenance, unlike other places Ive lived in. My main issues living there were mail theft, belligerent buzzer-pressers, and poorly insulated windows.Lastly, I actually really enjoyed working with Heidi. She treated me respectfully and acted on any concerns I had with my unit. Other reviewers have noted she can be a bit brusque, but personally I liked that she was efficient and no-nonsense. I was docked in my security deposit upon move-out, but it was a valid and entirely reasonable charge for damage I had caused to the carpet.

I rented from Lake Towne Apartments for 15 monthsand I can honestly recommend them as a fair and honest rental company. they were very quick in responding to my maintenance requests and I would rent from them again in future.

Though the rent may be cheap, but Heidi is absolutely a nightmare. I don’t think I’ve ever cried so much over a landlord. She will screw you over even before you move in. Know your rights! Never have I dealt with such volatile behavior from a landlord. I highly advise look elsewhere.

Before moving into my apt. on 330 N. Carroll St. I was very skeptical based on the bad reviews. The price of rent was so good that I took the risk anyway. It ended up being the best decision I could have ever made! Heidi, my landlord, is actually very nice and good at her job. She responds to emails lightning fast making sure your questions get answered and problems get solved ASAP! I think the only reason she gets a bad rep on google is because she doesnt play games with bad tenants. If your a bad tenant and are continuously breaking the rules you are probably one of the people leaving a bad review. If your a normal person living and working/going to school you will be very pleased with your experience here! I lived at 330 N. Carroll St. for 2 years and was able to save up enough money to move out to Denver CO and pursue my dreams!

22 Langdon: for $495/month, I have a lake view in an open feel studio apartment. When I moved in it seemed the kitchen floor had been redone and after moving in the bathroom was redone. Heidi is super communicative and supportive to individual needs, you just need to communicate. Why would I complain with the location, price and service I’m getting

UPDATED REVIEWAfter living with Lake Towne as my landlord for 1.5 years, I’m changing my review to five stars. Heidi has been so kind to me, and extremely responsive. I had a situation where the security of my home was threatened and she did more than she had to. She asked me what she could do to make me feel more safe at home, suggested some of her own ideas, and sent maintenance over the next business day to assist. Honestly, I’ve never had a more responsive property manager.ORIGINAL REVIEWThe trick might be to go in with low expectations, which is what I did after reading all the poor reviews.Im a fairly new tenant and Ive had mostly pleasant experiences with Lake Towne. The house I moved into needed a little bit more cleaning but Ive never rented a place in Madison that didnt.I submitted maintenance requests for a few things I noticed right away and there was a quick response.A big plus is the rent, which is probably the cheapest youll find in a relatively nice neighborhood. Im on the near east side and nothing else has come close to the rent they charge.Ive been pleasantly surprised given the many reviews on Google and Yelp about poor services. Heidi has always been very prompt to my emails, and the tenant portal is super convenient and easy to use.Definitely better than Madison Property Management.

Not sure why there are so many poor reviews here. After reading them and meeting with Heidi, I decided to give the apartments a shot anyway and Im so glad I did. Heidi is an amazing landlord. She responds to emails quickly, and is overall a kind and interesting person. Maintenance has always been within 24 hours, and sometimes if a request is made in the morning, they come within a few hours. I havent lived anywhere with such a professional living situation. Heidi is communicative, and will send out emails every couple of weeks detailing the weather, building happenings, storm window issues, etc. and has never been rude or impolite in the dozen times Ive spoken with her. Apartments are spacious and clean, and she had a new kitchen put in for us before we moved in, along with installing a ceiling fan upon request in of the bedrooms. All in all, my experience with Lake Towne has been great, and I will be resigning.

If I could rate negative stars, I would. Heidi is not the greatest communicator and far from professional. Apartments are crappy and the rental price usually doesnt include the insane bills that seem way overpriced. They asked for a full security deposit at the time of application and when I decided to withdraw my application, I had to reach out to tenant resources because Heidi was holding my money illegally. Bad service, bad communication, bad apartments. Management makes you feel belittled and they almost shame you into making decisions to rent with them.

Upon move in, there were a few things in my apartment that needed fixing up such as a new paint job and carpet cleaning. Unlike reviewers below me, I actually liked to work with Heidi with my concerns about my unit. She was able to meet me on all of my expressed concerns. Additionally, maintenance is always available within 24 hours of placing a request which is nice. There are always emails about what is going on around the property about sound and noise with alarm testing which is great. Anyone who says that Heidi is unpleasant to work with clearly doesn’t know how to work at all. She’s running a business not a daycare.

Very poor management, various parts of the apartment were so old they were falling apart, got unbelievably cold in the winter because of old windows, and we were charged ridiculous amounts of money after moving out (i.e. $40 for sticky hooks that were there when we moved in, $50 for a dirty bathroom that was gross when we moved in and which we scrubbed for an hour before we moved out, $70 for cleaning stained carpet that happened to be covered by a rug the entire year).The manager will probably screw you out of a good chunk of your security deposit so only rent here if it is an absolute last resort and nothing else is available.

This property manager is by far the worst I have ever experienced in my 5 years of living in Madison. They had absolutely zero communication amongst their staff which made it difficult to get anything at all fixed within the apartment.We had a flooding incident when there were huge storms in the summer and they didnt fix any of the damage for over a month.When it came time to move out, we had cleaned the apartment probably in better condition than when we moved in. However this didnt stop Lake Towne from absolutely screwing us on how much of our security deposit we got back.Lake Towne is a sorry excuse for a property manager and youd be smart to avoid signing a lease at one of their apartments.

Move in condition filthy and wont compensate for work we had to do. Not surprise office was almost as bad when picking up keys. Owner and agency have low standards.Carpet still smells like cat urine after removal of 12 buckets of dirty cleaning and rinse water.Wont replace broken blinds on door for privacy.Please do yourself a favor and forget it!

Lake Towne has numerous apartments in various buildings. We lived in an old converted house near Langdon St. and rented a large one bedroom apartment with a nice layout. However, there were roaches, particularly in the laundry area in the basement and a couple large silverfish and that is just a deal breaker for me. They came to spray once and that helped for about six months, but then the bugs came back again.The maintenance staff and landlady were also very abrasive. Once our water was running a thick, muddy brown from all faucets for a WEEK straight and even though we emailed and called and emailed and called, it took three days for someone to come, and when they did, they just basically told us not to worry about it. We had to cook and clean with bottled water until it stopped.Otherwise, it was alright. Not the best, not the worst. Also, if you live on Langdon or near it, be aware that it will be noisy.

I had a pretty good living experience here. I contacted the landlady minimal times, kept to myself, my room was nice - what you would expect for $415/month. I overall enjoyed living here. The one thing I would caution about is that Heidi does do a lot of illegal things as landlord. I highly recommend knowing your rights as a tenant and know that she does a lot of talk, counts on you not knowing your rights and getting her way because of that. contact the tenant resource center if you need counseling. If she doesnt give you your security deposit back, you can get up to 3 times what she took back- if you choose to take her to small claims.

Poor management and apartment conditions. Apartment was filthy upon moving in. Left the apartment better than I found it when moving out and lost half my security deposit. Hallways and entrance are always filthy and responses to requests are always slow and poorly conducted. Would not recommend to anyone!

The lady that runs this company is the absolute worst. She is so mean, and crazy. Tells you one thing, then turns her back and says she never said it and makes you pay for it. She’s probably on xanax or crack, it’s amazing she has been able to slum lord this long. ALL of her properties have infestations of all kinds and she doesn’t care. She’ll tell you to move out then, or threaten to call your parents and say you’re a dope dealer.

Do yourself a favor and never rent with them. If I could rate this less than 1 Star I would. Management is the absolute worst I’ve experienced in my 8 years of Madison living. The properties are old and literally falling apart. Large maintenance issues (leaking roof, leaking toilet, no water, etc) are taken care of sometimes weeks after the issue presents, and in a manner that makes the tenant feel like they’re being a burden. They let my toilet leak so long they ended up needing to replace the bathroom floor. When receiving my security deposit, they will take everything.

I can only say that the good thing about this rental company are the cheap prices. However, you get what you pay for. I have lived at two different locations managed by Lake Towne and in both places, the building was in disrepair, had major water and mold damage and in one location there were mice. Management and maintenance will take days or several weeks to respond to problems. And worse, the management (Heidi Schaefer) is highly rude, abrasive, and gives the appearance of feeling inconvenienced by tenants all the time.

The place is cheap; its true. But thats about all it is.The management leaves much to be desired. The building manager is borderline rude all of the time and acts like the smallest question or request is a monumental inconvenience. The maintenance staff is REALLY sketchy looking and kind of slow.They will also look for any excuse to squeeze more money out of you (just one example, I had to pay a $100 subletter fee to have someone take over my lease) or keep your security deposit by nickel-and-diming it away (example: I was charged $10 because they replaced the 9v battery in my smoke alarm) or charging for routine things like painting the walls.The neighborhood is AWFUL. There is always noise from the nearby fraternities and sororities at any hours of the day and night. People seemed really fond of buzzing every apartment or coming in and setting off false fire alarms (sometimes at 2 and 3 in the morning). Not only that, but there are tons of break-ins and thefts. The security of the building is terrible. There are no cameras and the security door was frequently left open/insecure, and for a while it was outright broken. I was there for just about two years and there were three times that I know of where someone tried to break into my apartment. I could never have packages delivered there because they would end up stolen. My bicycle also got stolen while I lived there. It was routine to have to step over piles of vomit to get into the building, and for a while there was a pool of blood with a trail leading through the hallway/out the door that wasnt cleaned up for MONTHS.I could go on. But - bottom line, if you are desperate for a place to live that is slightly more comfortable than (albeit probably not as safe as) a cardboard box, or truly cant afford something else, you can get by with Lake Towne for a little while. But as soon as you can afford it, GTFO of there and never look back.

I lived at 22 Langdon for 1.5 yrs and it was ROUGH to say the least! Not only was management TERRIBLE and rude, they also misplaced my bicycle that I had paid $350+ for without any solution as to how to remedy the situation. A small sign was posted above the mailboxes indicating that bikes would need to be moved in order to redo the entry way pavement. I was out of town at the time as I had just graduated from college. I didnt see the note, I was told about it from another tenant after I came back to town and my bike was gone. Apparently they cut the bike rack in half with my bike and one other were still attached to and it was set aside, on the property, so they could use the half rack at another location. Sounds plausible, sure, until I was told that someone had stolen the entire half bike rack along with two bikes...I doubt it. Although it is Langdon and I wouldnt put it past some of the frat guys around town, it was in the middle of summer when NO ONE is here. The story sounds fishy. My guess is that she had given my bike away and didnt want to ask for it back. (Even though I would PAY to have it back, I loved that thing!) The bike situation was obnoxious but thats not even the worst part.I lived in a lakeside apartment and there is NO INSULATION IN THE WALLS. I literally had frost on my walls. It cost me $200-$300 a month last year to keep the apartment at a cozy (sarcasm implied) 60 degrees (Yes, I did have layers of plastic on the window). Heidi also accused me of disposing of my cats litter in the laundry room causing the garbage bag to break and have extra messes for the cleaning crew. I use flushable litter...always have. I dont have to throw away any liter. She threatened to charge me for the extra cleaning charge even though it was not mine.If you decide that you want to rent with Lake Towne, expect to be cold. Freezing cold. Also expect to get exactly what you pay for, good apartments arent cheap, cheap apartments arent good. That is exactly what you get. You can also expect communication with management to be minimal as Heidi is out of the office for, probably a week out of each month, and if the building needs to be notified of something, it will be on a piece of paper posted on the door or mailbox so check every day. It was honestly a horrible experience and I dont mean to come on here and bash everything but it really was awful and I want to warn everyone that I can to stay away.

My experience with Lake Towne Apartments was really disappointing. I signed with extremely low expectations and did all that I could to avoid Heidi but none the less. Their communication is terrible, they charge you for ridiculous things after move out (ex: $7.50 for a light bulb... although when I put a light bulb in the lamp it stays on & there is no way to turn it off, etc.), the washer & dryers smell terrible, and Heidi is unnecessarily cruel to her tenants. I suggest looking else where for an apartment.

Lived here for 1 year, and 1 year ONLY! Awful management and I made sure that I filled out everything that was broken upon moving in(blinds broken, walls peeling, dirty floors, etc.) They still had the nerve to take money from my security deposit for things that needed to be fixed before I moved in, and moved out of(which I am sure they didnt fix anyway). Someone tried to get into my apartment at 4 in the morning and ran out after I yelled loudly...though there was a door only tenants can unlock and breaks often, so obviously the security here is not at all to any sort of standard. These people nickle and dime you out of your money for no reason and do not address your concerns at all. DO NOT RENT!

WORST PLACE TO LIVE EVER!! I PROMISE YOU IF YOU MOVE HERE YOU WILL HATE IT. THE MANAGEMENT IS SO SO SO BAD. HEIDI IS THE DEVIL. Horrible. Lived at 615 Howard Place, which was infested with mice and cockroaches. There were also many seemingly mentally ill people in the building who would bang on our door screaming at night. Landlord directly lied to us when we asked before signing the lease if they ever had a problem with infestations (as we knew several of the Langdon St. area buildings have cockroaches). Our apartment was absolutely disgusting and overpriced. Would never recommend this company to anyone.
