Lived with CHT for two years now and have been very pleased with their management! Though perhaps a little scatterbrained at times between the two offices, they have always been extremely accommodating to me, going out of their way to handle a few unique leasing dilemmas I had. Maintenance always very prompt. They were also fair with the security deposit which has not been my experience with a few other management companies--overall nice people willing to work through any problems that arise.

This is my first time renting through CHT Apartments. Recently (as in 11 days ago recently), my boyfriend and I moved into our apartment. I’m very happy to say that the experience has been pretty smooth and professional so far! The apartment itself was very clean and in good shape. We filled out the move-in checklist a few days after moving in, and as soon as I went to the office to turn it in, they highlighted all the things that needed to be looked at. They let me know that, while the maintenance people were very busy with the new move-ins, they put in my requests for the repairs. All-in-all, I’m pleased with my move-in experience. I’ll do another review/edit this one after living here for the lease term!

The CHT was very helpful in finding a place to live in Madison. They were very communicative and informative with my roommates and I even before we had finalized the lease. I could reach out to anyone on the team and they would be very kind in their response. Once our move in date came, the CHT team made it an easy transition with having the keys ready for pickup. The move in went very smoothly due to a clean, well kept apartment provided by CHT and the information that they had provided before hand. Dan from CHT was who I was in contact with most of the time and he has always shared new information with me as soon as he gets it and responds to my questions almost immediately.

Me and 2 buddies recently moved in to the place. They did not have it cleaned before we moved in so there was droplets in the bathroom and dust clumps all over the floor. The cleaners came over a week after we moved in our stuff. The painters that they said were coming still haven’t after being here for a week.We have a huge chuck of siding missing on the side and the rest of its laying in the grass which could explain why the heat is unbearable during the day.I called there phone number to ask for an additional key since we have 3 roommates. They said we would receive one within a day and get a call back. We never got either.Very unprofessional in my opinion.

I’ve rented through CHT Apartments for the past 8 years and I couldn’t be happier with my experience. The office staff are very friendly and quick to respond to my questions and maintenance requests. As a family-owned local business/landlord, the office staff have always treated me like a valued tenant, not just a number like some of the larger landlords in town. I hope to rent from CHT for many years to come!

I havent actually begun my lease term, so I cant review the rental experience itself. However, Mike from CHT has been extrememly helpful in my apartment search. Hes listened to what I was looking for, taken me on a near-astronomical number of showings at my request, and been very responsive and informative in answering my many questions in an honest, knowledgeable manner. Hes been flexible and patient, and has emphasized the fact that his goal is to get me into an apartment Im happy with. While this might sound like salesman talk, it seems like with Mike its a genuine goal (within reason; he is also doing a job after all).Everyone else that Ive interacted with in the CHT office has been very cool too. If youre looking for a unique place in Madison next year and to get some insight into the positives and negatives of your various options, I recommend Mike at CHT.

After that, I had someone from the CHT office call me and try to blame me for that in an unbelievably rude and unprofessional phone call. Apartment is super dirty/out of date. They once tested fire alarms at midnight with no notice. Maintenance staff is great, the rest of the staff are incompetent, lazy and unprofessional

I had the unfortunate experience of speaking with Kerri today. I have been in my apartment since July 2020. It is now May 2021 and I received a brutal call from her making fun of and questioning my disability that enables me to have an ESA animal. She is apparently afraid of animals (my dog is maybe 10 pounds) which she said was constantly yelping when she tried to show my apartment. They have never shown my apartment with my dog there because I always take her out of there when they have a showing scheduled so she was obviously lying. She then told me I had to buy a cage for my dog with 24 hour notice (I work all day every day and this is not on the top of my to-do list). Everyone else has been so kind and accepting but Kerri was a nightmare and so discriminatory. Do not live here. Definitely do not recommend.

These good reviews, seldom as they are, are incredibly inaccurate. If only I could rate CHT 0 out of 5 stars... Even that would be too high of a rating. PLEASE READ THIS REVIEW.I have 9 yrs renting experience, always take great care of my apartments, and always maturely communicate problems w/ landlords. I write plenty of good reviews.CHT Apartment Rentals owns an apartment complex called the Parkview Apartments in Madison, WI. My roommate and I shared a 2 bedroom apartment #202 in the Parkview Apartments that is infested with yellow jackets (wasps) and both CHT & Parkview management didnt care less. Keep in mind these are double the size of normal wasps (bodies alone 1 long), are more aggressive than normal wasps, and they dont die after stinging you.Our less-than-helpful landlord Kristi Martiny only pretended to care. Their one pest control person, Mike King, treated our apartment 5 times using the same method every time and it never worked. One instance when I was talking to Kristi over the phone and told her I wanted to talk to a building inspector, she literally hung up on me and started avoiding my phone calls. We contacted CHT apartments and they were even less professional, even less helpful, and even more rude. It is painfully obvious that CHT is just another company that cares about tenants money and that is it. If you have any sort of problem down the line, youre screwed. The wasps never went away. Not to mention, our apartment wasnt cleaned at all when we moved in. My family and I had to clean the apartment for several hours because the floors were black, the toilet green, and the cupboards were covered in a thick layer of cat hair (and I thought pets werent allowed??). CHT of course refused to refund us for this.Save yourselves and your money. NEVER RENT FROM CHT APARTMENTS.UPDATE Dec 2016: I got a letter from someone who works with CHT. A direct quote from the letter says they are denying me any refunds because of your hyperbole. I HAVE been seeing 6+ yellow jackets every week - that is NO hyperbole. Of course, that is so like CHT to pretend a bad situation isnt as bad as it really is. I have a LOT of documentation and pictures to prove that the wasps are no hyperbole, lol. On top of that, the letter was filled with elementary grammatical errors. Yet again, everyone associated with CHT baffles me with their lack of professionalism and maturity.UPDATE Sept 2017: It took over 8+ weeks to get my security deposit (SD) back from CHT even though they were supposed to get it back to us within a week. Preliminarily, they said a forwarding address was not provided even though it was.... Then, over the next 3 weeks, we sent 18 emails back and forth discussing what the problem was. We mutually agreed that it was an error on their end (no duh) and that they would re-send the SD ASAP. Additionally, my roommate emailed them 2 times with the new forwarding address to make sure they got it (since they apparently need a lot of hand-holding and encouragement in order to do a half-assed job). After 3 more weeks, We STILL hadnt received our SD. When I contacted them at this point, they replied that they hadnt received a forwarding address so our SD was sent back to their main address. My roommate went to the CHT main office 2 weeks later and picked up our SD, and also found the forwarding address was provided with the keys we returned 8 weeks ago...Seriously, if you have ANY sense at all, you will AVOID CHT AT ALL COSTS. Please, for your sake, save yourselves the hassle/stress/anger. I wish someone would have stopped me from renting at CHT. I wish I would have listened to all the negative reviews online.~~~I have had wonderful experiences living with Accent Management (small company), Grindstone Management (family owned & operated), and Welch Apartments (family owned & operated) so I urge you to check out ANY of those instead!!!

I was very happy with my experience renting through CHT.I rented a studio apartment in 104 E Gilman. I absolutely loved the character of the building. I felt fortunate to find an affordable studio that was neither a luxury apartment nor a rundown place. This is not totally under the control of CHT, but my apartment overlooked the fire escape, where people could go outside and look into my windows. Theyd often smoke out there, too, so I had to keep my window closed. The best management could do to help mitigate this problem was put a sign on the door that said Fire escape for emergency use ONLY, which did little to deter those from hanging out on the fire escape right outside my windows. As for CHT, I found them very helpful and nice. They always responded to any of my requests, no matter how small. (For example, helping me take out and put back in my screen window). Although I think they could use an update, like making online payments available, they took payments over the phone which was convenient when I was unable to drop off a check in time.I had a great experience renting my studio apartment from them.

This situation is unfolding already, the apartment is in completely disgusting shape (have to jump over a trash heap in the kitchen, among other things). Management knew this and told me that the cleaning crew would prioritize mine as a result (I have belongings I cant unload until the place is cleaned). Called the next day, we were told the cleaning crew would come to our apartment next, and then a few hours later still nothing. It seems these guys are willing to just say whatever to satisfy you but never follow up.

First of all, I gave CHT 1 star only because I couldnt give 0 or negative, because if I could I definitely would. They are rude, the AC and heating in my apartment did not work and they took months to fix it, they would unlock our rooms and turn thee lights on while we were asleep to show to the possible new renters, and even after telling them not to do so, they kept doing it. They did not provide all the furniture even that in the lease it said full furnished. And when I asked them to bring the rest of the furniture they said the truck would not come just to bring the stuff for our apartment. There are many more reasons why CHT is horrible but I do not want to lose more of my time with them. Just one advice: DO NOT RENT FROM CHT, you will regret it just as I did.

I rented from CHT for two years & have pretty much only good things to say about them. I was very impressed with their timeliness on maintenance requests. Almost every fix I needed was done within a day or two. Although the building was old, they vacuumed it very frequently & mopped the main entrance often too. I personally found the Roundhouse staff very friendly, Kerry was my main contact & I thought she was great. I got my whole security deposit back & never had any experiences with lost checks or mystery charges. My only complaint is that the price was very high for a tiny apartment, with no amenities included, and rent went up every year. But I know thats how things are downtown now unfortunately. Overall though, I would recommend CHT to anyone, and thought they were a great company to rent from.

Management responded poorly to maintenance requests if they even responded at all. A broken fan in the bathroom led to black mold and a large leak in the ceiling, which was never addressed. Our refrigerator and stove were also never repaired. A thermostat issue in the winter that maintenance ignored three times led to serious illness for myself and my roommate. They also brought in two tours without notifying us at all, which is a violation of the lease. Friends of mine on other CHT properties have all had similar issues. Do not rent from them.

I have lived in Madison for four years now, and CHT Apartments are hands down the worst I have encountered. Please do not take this lightly, their staff is over-worked and immature. For the first six months of having apartment showings literally anytime I was outright pleasant, understanding they needed to sell it for next year. However, since summer they have been scheduling every day of the week, up to three a day. When I tried to tell them that this was too much, their language turned adolescent. Mike started throwing things around his desk like a high-schooler, and the lady yelled at me explaining this was their apartment, not mine, and if they had to show up with a police officer, then they would. Astounded at their level of professionalism, I simply asked to make them afternoon appointments from now on at least, due to me working third-shift. This morning I woke up to my door being pounded on extremely violently, and an angry voice yelling at me to let them in. I yelled back from my bed in which I was sound asleep, Im sleeping and my girlfriend is in the shower please go away. She started to yell louder, threatening to call the manager and have my chain lock removed, accusing me of installing it there. It has been there previous to my move in, Im thinking for good reason, all in all they are extremely rude people, with no sense of privacy, respect, decency, or manners. I urge all who read this never to rent from these people.

The tow service wasn’t going to make it in time for me to get to the airport (I didn’t know it was someone from CHT yet), so I had to go around door to door to find him so I didn’t have to find somewhere to put my car for a week.

DO NOT RENT FROM THESE CROOKSNOTE: if you try to sublease in the summer/last 3 months of your lease they demand the full 3-months payment up frontThis is one of the only reviews Ive ever written but these guys deserve it. Where to even begin? I rented from CHT at 228 Langdon Street. The apartment was totally uncleaned when we moved in, I found unmarked pills and needles on the floor within the first day. Bathroom ceiling was covered in mildew and mold that I had to scrub on my own. Just generally a disgusting space, which I was sort of expecting due to the cheap price and I maybe couldve tolerated, but the real kicker is the management.I dont know where these guys get the nerve to call themselves professionals, they are condescending, lazy, childish, and prey on young college kids looking for affordable housing. To avoid calling people they would slide little notes under doors saying we may have showings on these days at any time and this went on for months (obviously they have a problem convincing people to live in their gross buildings). About halfway through the lease we had to evict a sublease, and they were no help at all, even when we said we may have reason to believe the sublease was dangerous. I had to change locks on my own dollar and draw up legal eviction documents. They obviously only care about getting their rent money and not maintaining a good relationship with their tenants. And after all of that nonsense they had the audacity to charge our security deposit for an additional lock change even though we turned our keys in on time with no problems. This was on top of a $400 charge for cleaning after we spent a week scrubbing the apartment and steaming the carpets ourselves. They should realize that landlords dont get a cookie for doing the bare minimum maintenance and yard work, thats not a special perk. Would not recommend to anyone, I hope they change their ways for their own sakes.

The first thing that comes to mind is Shady and greasy. The first experience we had with these guys moving day lot of rules and restrictions to get used to. They are full of promises and do not fulfill them. They ripped out the carpeting in the apartment and left the tax exposed and did not fix them for four and a half months . The vanity in the bathroom pipes burst from the previous tenants and did not fix that for four and a half months the floor was rotted and caved in. In the vanity need replacement. When they did come and fix it they demanded that my daughters and their roommates move out for 3 weeks minimum so that the floors may cure. There was no compensation for rent included with that inconvenience. When they should have replaced the vanity they just put a board down there and said good enough. When fixing the floor in the bathroom that was rotted and you could step through they just put a board over the old stuff and said good enough. . Lets put it this way they have no idea what fixing a rental property is like to do it right. They treat the Renters as children and pretend they dont know a damn thing. Its like theyre talking down to them like their little children. It was upsetting to my daughters and her roommates and degrading. When I reported the stove in the kitchen smell like there was a gas leak the guy came smoking a cigarette and I told the guy you better put that out. . He told me there was a pilot light out on a newer stove. Little does he know that there are no pilot lights on newer stoves so basically he was lying to me and turned off the gas to the oven. Which force them to get a new oven in there and redo the gas line. At this point theyre messing with my kids well-being. You cannot trust these guys to fix anything right and theyre putting your kids in danger please read this do not rent from these people horrible people. Not only are they not willing to fix anything or negotiate to keep people coming back they are demanding of your rights of a renter theyre stepping all over them. Theyve been having 3 to 5 showings a week for the last 5 months to try a rent this thing by August and they have not came through. If this was my building and they were renting this on my behalf Id be pretty upset with them. We need tougher renting regulations in the city of Madison or somebody or someone that can do something about these slumlords.

Do NOT rent from CHT Apartment Rentals. One of the worst rental companies Ive had the displeasure of renting from. I honestly dont understand the good reviews from here.Kristi is by far the worst human being Ive associated with. I thought high school drama stopped in high school, but with Kristi it is alive and rampant in how she manages her properties. If I recorded every conversation weve ever had, and better-recorded all the problems with the property I rented from her, I would easily have a legal case that swayed completely in my favor.Overall, absolutely terrible and extremely rude staff... CHT has a 2/5 star rating review on Google and similar poor ratings on Yelp and Facebook, so obviously Im not alone in my poor experiences. The good reviews are seldom and inaccurate. CHT is lazy, unprofessional, rude, and care more about obtaining money than they do about tenants well-being. If you have any complaints or concerns, they will fall on deaf ears. CHT Apartments does absolutely NOTHING to remediate tenants complaints which seems to be a trend if you read other reviews. For instance, telling them to fix a reoccurring problem & also telling them that it is a reoccurring problem will turn them hostile and uncooperative. Kristi has hung up on me before mid-conversation when I was explaining what the problem was. Real mature... And, she neglects to fulfill her basic landlord duties. I basically lived in CHT Apartments without a landlord since she refused to take care of anything.

Living in a building that CHT owned was the worst experience Ive ever had. I lived there for three years and their service never improved. So when my roommate and I first moved in, there was still furniture from the last person that lived there that was renting the furniture from cht. This made move in day a huge pain because we couldnt put our own things anywhere and we had no room to walk until cht removed the old furniture. It took them a week to remove all of it.Upon move in, there were also just a lot of things broken in the apartment. The blinds were all messed up, the bathtub was clogged, a window would not open because one of its old pully ropes was just missing and those windows are super heavy, the fridge was missing a shelf and the other shelf kept falling off, intercom was useless, oven was incredibly small and didnt work most of the time, paint was chipped everywhere, ect.Living there was terrible because maintenance requests were barely answered and when they were it was not in a timely manor. The windows were so drafty that in the winter you were freezing, and you cant control the heat so the heater turned on whenever it wanted but if you left the windows closed when the heater was on the apartment would get over 80°. They refused to turn the heat down at all. They wanted us to re-sign a lease after two months of living there, and when you didnt sign they began shoving notices under your door with the days they want to do showings of your apartment. It was usually four days a week and this was their way of giving you at last 24 hour notice of showings, per lease agreement. They rarely even showed the place, but when they did they wouldnt let you know ahead of time so you just had to be prepared for people to show up in your apartment almost every day at anytime. So very little privacy and security. It took them more than 6 months of this to sell the place, so it was a very long and stressful time with no privacy. They also took forever to plow the parking lot when it snowed and when they did you were blocked in by snow due to incompetent plowing. If someone is parking there that shouldnt be, they refuse to do anything about it even though they charge the ridiculous amount of $135/mo to park in their crappy parking lot, so sometimes you just lose your parking space. And when you call the cops, the cops tell you it is your landlords responsibility to tow a parked car that shouldnt be there. Everything they put in the apartment is crappy, the ceiling fan we had only used the small lightbulbs that burn out quickly. But I think the wiring is bad because we had to get our lights replaced every two months. And we had really high ceilings, so every time we had to call maintenance to come and do it. Since they only put in the small cheap bulbs, when maintenance would replace them sometimes they would break off in the socket. That happened to two of the sockets in our livingroom/kitchen ceiling fan, maintenance said they would fix it soon because they were the ones to break it, but even after several maintenance requests they never fixed it. So our livingroom/kitchen was really dark for a year before we finally moved out. You also couldnt use two things at the same time on a few outlets otherwise youd trip the circuit breaker and the outlet wouldnt work anymore. To fix that you also have to call maintenance, and it took a few days for them to finally come fix it. But you only do that once before you learn to basically never use that outlet. When you move out they charge you for everything, even the things that were broken when you actually moved in. Youre lucky if you get even part of your security deposit back, and we really cleaned the place before we moved out. I wouldnt recommend renting from this company to anyone, please just avoid them.

If you like, leaky roofs, bad plumbing, lousy customer service, and not having hot water, CHT is for you. I cant go a single day without getting bombarded with phone calls from the company telling me that theyre doing a showing, so it sounds to me like theyre having having a tough time roping in new tenants.Dont expect any privacy. Theyve been doing showings at my place for the last 10 months (how long can it take to rent out a room?) and theyll walk right into your home even when you tell them to go away. I cant wait to get out of this place.Update: Forgot to mention that the staff are also very incredibly rude and unprofessional. Keep away from CHT, I cannot stress this enough.

The management has been extremely unhelpful when dealing with all of our needs. We have had two leaks in the ceiling of our apartment, which has done significant damage to personal belongings, and they did nothing to actually fix the issue.. They take about 2 weeks to complete any maintenance request.I would highly suggest not renting in one of their older properties, because they do not do any of the necessary upkeep

I came on here to get the number for my new apartment application and saw the poor reviews and felt obligated to put one in. My experience with CHT in their W Wash apartments was awesome. For the price, nobody else could come close. The manager we had, Christy (Kristi? Something like that), was awesome. We had a couple issues throughout my 3 years in different units in those buildings but they were all taken care of immediately. The heat wasnt quite keeping up, so I let her know and they had cranked up the boiler a bit by the next day. We also had our disposal go out, and they were there within the same day to fix it. Our sink clogged pretty bad once and I didnt want to plunge it because I didnt want to be responsible for any damage to pipes from the pressure (perhaps a silly notion) and the maintenance dude was there to plunge it for us within a few hours and they never once hinted at charging us.I saw some complaints about stuff being broken on move in. Like many complexes in Madison, the time between move out and move in is 12-24 hours. I do not envy the crew working August 15th. They tape off and paint every unit in those buildings that isnt being rerented so that its nice and fresh when you come in. They are dealing with probably over 100 people moving in and out just in the one complex, and I dont understand how people cant give them a little break to catch up.Maybe its different at their other properties, but my experience on the W Washington location was awesome and would have gladly kept renting from them if I hadnt left town.

Wish there was a 0 star option these people are the worst. Rented a parking spot for $135 a month. More then 12 hours after the snow stopped the lot was plowed but every car was plowed in. I am disabled so it is difficult to shovel my car out something you shouldnt have to do over 12 hours after its done snowing. I called and they said too bad and that my options were to shovel it myself and call the news if my health acts up, wait for them to shovel it which could be up to another 12 hours, or take a cab. No care whatsoever no apology just screw you. Absolutely despicable I hope all their buildings suffer major natural damage (perhaps a tornado takes them all out they deserve it).

1. They towed my car when I parked in the CHT-owned lot adjacent to the lot where my unassigned spot was (this lot was often full, and CHT did nothing to patrol the lot yet towed my car when parked 10 feet away in the next spot over in the next lot and didnt notify me)2. Building (237 W Lakelawn Pl) was falling apart; every outlet in my unit went out, sinks clogged repeatedly, air conditioner compressor broke and CHT refused to fix it (had to choose between unbearable 50 db+ grinding noise or it being 80+ degrees 24/7 all year round). Fridge compressor broke, causing the fridge to intermittently be insufferably loud; CHT refused to fix it.3. Worst of all, baseboard heating pipes were not correctly positioned within the floorboards, so when the pipes expanded they knocked against the floorboards, creating a loud bang (like a gunshot) that occured 24/7 and would wake me up several times every night, despite the fact I wore earplugs and ran a fan at full blast. If this werent enough, my unit was over 80 degrees all day every day all winter no matter what I did with the temperature control for the baseboard heater.4. CHT employees acted incredulously to all my complaints, variously treated me as if I was crazy, lied pathologically, and refused to fix both the air conditioner and heating system. When I called the building inspector, the inspector found nothing wrong (no noises) within the 2 minutes they were in my apartment and promptly left. This all occured in five months (I subletted to some poor soul to save my sanity). If you have any self respect, or care for your own physical and mental well being, do not rent from CHT and do not rent at 237 W Lakelawn Pl. apt. 16. If you do choose to do so, you will likely end up on strong antidepressants by the end of your lease.

These people are slum lords. All appliances are from the 70s. This company is rank with nepotism and greed. They feed off the 98% tenancy rate worse than any other major broker in Madison. Do yourself a favor and rent with MPM.
