I have had rental properties in the past that I managed myself and it was a complete nightmare. I also had a best friend who was a property manager and her business ended in a complete nightmare. Fickling has been nothing but very professional and very thorough for both parties. I have them managing a home for me and my son has them managing two homes for him. They have treated me With the upmost respect and have followed through with everything they have said they would do. They are easy to get a hold of even with a three hour time Difference. I live in California my property is in Georgia. I literally go to sleep every night without any worries as a Fickling has handled everything to my very high standards. 6/21 update - tenant has missed the past several months of rent payments and gave a notice to vacate in April. They’re still living in the home and the only answer fickling provides is “the tenant is still cleaning”... real fun stuff 😑Initial post: I was on the verge of selling off my rental property until Fickling took over.They quickly straightened out the issues and relieved me of my stress. They seem too busy right now. I couldnt get anyone to take me around to see houses for sale. I had to always call them and they never got back with me even after several calls.

Worthless company. The place we were showed was filthy and was infested with bedbugs. They were all over us when we came home. We literally ran from the place. The doors and windows were falling off. The person who showed us the property was very nice and said the place was very clean according to her standards... SERIOUSLY????

It was such an easy transition from another very terrible company. They are efficient, friendly, and honest. I like that. Vonda is the best!

I am very disappointed in the service I have received. I tried contacting my property manager leaving numerous voicemails and text messages and to my surprise, she is no longer with the company. I was not notified by any means necessary. I called the company multiple times and was told that the manager would contact me. Still waiting. I advised the previous property manager I have my own maintenance company but yet they still sent someone to fix a minor problem but charged me $125.00. I advise any military personnel to avoid this company at all cost!!!

When there are no major problems, its easy to be complacent. That pretty much defines my attitude. Nothing wrong equals better report, lol.

We had the absolutely the best agent. She walked us through every step of listing and successfully selling a house. Elizabeth Mixon met with us and discussed what we could do to make our property more appealing. She helped us find good, reliable craftsmen to do the repairs and upgrades. Every text and call was promptly answered. She frequently checked in with us to see how the work was proceeding and if we had any questions. Elizabeth gave us very sound advice on listing price based on the condition of the house and what current real estate in the neighborhood was bringing. We took her advice and had a contract within a week after listing. We closed the same month we listed. The whole process was made so much easier with Elizabeths expertise. Shes hard working, charming and completely knowledgeable!

Fickling & Company is a great locally owned company where the receptionist at the front desk was very friendly and helpful. The services offered varied from property management, residential home sales, and commercial real estate. Customer service is outstanding.

I would give Fickling a zero if that was an option. After being a paying customer for a year, they nickel and dime you out of the deposit. They were horrible to work with and Im so happy that we now own a house and dont have to deal with them any longer.

Do not use this company to manage your rental properties. They do not inspect to ensure tenants are following the lease and they do not notify the owner or do any sort of corrective action when they do become aware of lease violations and/or tenant damage to the property.In short, theyll collect the rent check, take their share and pass it on to the homeowner while doing NOTHING at all in their contract to earn their share of the rent.

I was really impressed with the intial walk through and how The process was explained to me step by step. However I was hesitant on giving this review because my case is a little unique. Once we found a tenant, we agreed to let our tenant pay on the 15th. Which, understandably, you did not have a system in place for tenants who pay after the 1st. You promised us that tenants were screened but totally missed the fact that the tenant’s brother was going to be the primary resident. We had to sign an amendment to allow the brother to stay. So far the tenants pay on time but that situation was the first thing that had me question the trust of this company with my home. In addition, I think if it was explained to me that the checks were not deposited right away that we would have made a different decision. So currently, our tenants pay on the 15th it is now the 29th and If our tenant paid, we have not received any notification or invoice about payment. Not sure if that is customary or true. I find it a little disturbing that within this timeframe you have some how found the time to send me several request for this review. Well here you go. I hope this helps for the future.

I’m an active duty military member, currently looking for a rental in the Warner Robins and surrounding area. My wife and I took this weekend to travel here to specifically look at rentals that had scheduled viewings prior to our arrival. Well one of the houses were managed by Fickling and Company. Might I add, this house was our favorite. Anyways, the process fickling and company uses for rental viewings are automated. I received a text from the company confirming our viewing. Two hours prior to the viewing I received another text confirming the viewing. My wife and I get to the house 10 mins early, excited for this viewing. Well, 15 mins past by and yet no one has met us at the house. We called the company and they said someone should be contacting us. The viewing was scheduled at 1300, by the time we got a call it was 1330. The realtor said the rental property had an application put in the day before, therefore making the rental unavailable. We did not get one notification, not even an email saying the viewing got cancelled. Not only did this waste our time but it was very unprofessional and impersonal. Unfortunately we cannot recommend this company.
