They try and nickel and dime you for everything. Now its the blinds, trash related things, if your porch had anything on it. They are money hungry. They expect people not to put their trash outside of the compactor (only 1 for this entire complex) but obviously people are going to. We dont pay trash for nothing. People arent going to leave trash on their door steps or porch cause they will be fined. Get more trash places. My family told me to dump it at the pool to make a point but im better than that.

Always something here. Cant live a peacful life because something will ruin your day. Whether that be the gate breaking in the middle of the night and continually opening and closing, a broken ac unit making loud noise, emails about them fining people for everything under the sun, rent going up when honestly they deserve for it go down. This place is a mess but thinks they arent. Let people live their lives in peace. They ruined peoples apts hiring cheap incompetent people who flooded it. Do better.

So far we’ve had a good experience with loving here. There are sometimes pretty loud noises from people walking around and them meeting up in the corner down by where our building is and talking and laughing really loud around 9 P.M. or so. There is a neighbor across from us whose trash is always left outside the door for more than 2 days, and the children run around loudly outside in the road and right by the buildings. They sometimes run up and down the stairs playing. Wish there was a park or something for them to play at. Being that I work from home and I’m a homebody. I like a little less noise after a day of working. But other than that it’s been good so far.

Came home from work for lunch to see that there was a washer outside my building. I put in a work order for a broken washer last night at 9. The response time was excellent and the gentleman who installed the new washer held an awesome, friendly conversation. Very very happy overall!

I’ve been a resident of Arbors of Pleasant Valley for less than two weeks, and the experience has been everything but pleasant. The apartments are not up to par, walls are thin, and I’ve had a hard time sleeping, due to an almost siren-like sound from the A/C units. Also, if you have a question for the leasing office, don’t even bother calling, they NEVER answer the phone. Be prepared to walk to the leasing office to have your questions/concerns answered. Do NOT rent here.Also, there is a serious gnat and horsefly issue here. It’s so DISGUSTING.BY FAR THE WORST APARTMENT COMPLEX I’VE LIVED IN! My toilet has been running for 3-4 days and I’ve put in at least two maintenance requests and it still hasn’t been fixed!

It was a great experience from start to move in! Apartment was in gorgeous condition and so clean. The office ladies are wonderful and we look forward to many years ahead! We love our new home!

The manager Abby is the worst manager we have seen so far since we lived there for almost 8 years. we had faced mold issues on the roof and after moving out they sent us bills for repairing ,cleaning also for the painting. When we gave notice that we are leaving we asked them to inspect the apartment and they did not come to visit and just told us to leave keys inside the empty apartment which we did. After 1 week into moving out they sent us bill about $740 bill for paint and other cleanings. when we called to discuss about the bill she said she doesnt care about it and it will go to collection. She doesnt care about people staying there.

Yes, we have had experienced weed smell in washrooms and Bedrooms in building 3. We still face same problem intermitently and we are keep informing the management(leasing office staff).Most of the times, they dont even reply to emails . Hopefully management would monitor this closely and fix the problem.

I really wish i could give this apartment 0 rating. I am a resident of this apartment for the last 3 years and the first 2 years left a good impression. However this complex became a home for illicit weed dealers. Step into the building 3 and one would experience a strong smell of pot esc after 10 PM. Due to pot being smoked the overwhelming smell of it is causing extremely Nauseous and giving me splitting headaches making it difficult to live in the apartment. The issue has been notified to the management with the suspects apartment number but we see no action from them, holy moly, instead i was asked to reach out to courtesy officer who will only show up after 3-4 hours from the call . One would also notice lot of visitors to the suspects apartment during late nights and weekends smoking weed in the apartment or in car parking opposite to his house and its gotten to the point where my entire apartment sometimes reeks of the stuff.The other issue you would notice with building 3 is the lights in the corridor, staircase and parking lot never work which would raise questions on the safety and also making it difficult for kids and families to walk around. This issue was nudging for several years now with only a temporary fixes. One would need a permanent solution.Short of walking/calling to leasing office everyday to complain ,but complaints arent doing anything. So I chose this path.Response to reviews from the Owner/Management is limited to empathies. I wish to see an action this time. Thanks !

I am new to the area and was searching for an apartment. I looked at dozens of places and the Arbors was on my list. When I walked into the office I was met by Shelby, who was so pleasant and professional. It was a breath of fresh air, in my apartment shopping experience. We discussed my needs and looked at a couple of apartments, even though it was late in the day. Shelby made sure that she answered all of my questions and showed me the amenities that the Arbors offers. As we spoke about my needs, we realized I would not be renting there, but she provided me with other places that may help to conclude my search. With her advice, I found the place I was looking for.Shelby is a professional and ensures that the customer is taken care of, regardless if they are renting with the Arbors or not. I find that to be a wonderful quality and hope that more people get an opportunity to experience her wonderful personality. I appreciate being treated like a person, instead of a number. The Arbors has a great staff and is located in a good place. I recommend speaking with Shelby to help you find your home!

My family and I have been here just a bit over 6 years now. We have always been treated with kindness, respect and as part of the family. A place to live that is a Friendly and Safe place. New management has turned things around here. It is great that some staff live here. I want to thank Macey, Shelby and maintenance staff at Arbors.***Shelby is just awesome in my book. She handles everything quickly, efficiently, and always with a smile and willing to help out at any given time. I love living here and have recommended some of my friends as well.

The Arbors of Pleasant Valley is so accessible that it is hard not to rush right into it and immediately wanting to rent an apartment. But the real authentic part is the apartments are well kept, clean and a great place to live. The reason being is because of Macey, Shelby and Donnie. These are the 3 people that make you want to be here, because they are caring, attentive, and dependable, and they come when you call, they treat me like family. So come and become a part of our family at the Arbors of Pleasant Valley. The comfort of Home!!!

After visiting multiple times to the property and paying all the registration fee well advance in time, there were delay in moving into the property. And the carpet was still wet when I moved in. The first day night I saw a cockroach in kitchen, the vessel washer was broken at the bottom and the dryer was making a hazy noise throughout its running time and there were couple of flies from day 1. The wood work in kitchen was not having the final finish.. the lower shelf was missing in both the closet. Overall I could say that the location is safe and looks good but it needs a lot of improvement in terms of maintenance both from previous tenant and from property management.It’s been 6 months now since I moved and I am having a happy and peaceful stay here. It’s in wonderful location close to all the market places, restaurant, school and hospital which makes this the perfect pick for families

Cornelia stayed after she got off to get me moved in. She didnt have to do what she did and I understand what she did for me. She went above and beyond to get me moved in. She was off work when I got there and she moved me in and stayed an hour after she was scheduled to get off. Also, to the Arbors, behind the scenes, you helped someone in need and Ill never be able to thank you enough. In a time that is so sensitive to things, you all pitched and for that I am gratefully appreciative of that. I cant thank yall enough.

Stay far away from this place, looks are deceiving. You will never have anywhere to park. Parking is absolutely the worse. I have never seen anything like it. You would think management would have done something about this parking issue but all they do is offer you a garage. They say they are working on it but actually they’re not because nothing has changed in 8 months. How is it I pay rent EVERY month and NEVER have anywhere to park?!! I come home after a hard day at work and never have anywhere to park when I make it home. It’s very frustrating and I have had it!! It’s give or take 200 odd residents and they only have one dumpster. The smell from others cooking come into your apartment and stays for quite sometime. I can’t wait for my lease to be up so I can get as far away as I possibly can.

I was fairly pleased with the complex, I guess. My wifes car got keyed fairly badly, and they said there was nothing they could do. They have no video surveillance or anything else that would help. They did tell me they were pretty sure they knew who did it and ended up evicting that family. There were plenty of instances with them before, and I guess ours was just the final straw. They were also pretty nit-picky on the deposit refund. They charged me for an ice bucket in the freezer that was gone when we moved in (she told me I should have known there should have been one in there when I moved in) and new drip pans for the stove that I used maybe twice. The truth is, they were rushing to get the apartment ready for me because they hadnt gotten it ready in advance. It had been vacant for a week or more, but they were in there painting and doing other things the day I moved in. That was pretty inconvenient working around them getting all my stuff in. They just didnt check the small stuff before I moved in (like I didnt have a key to the storage closet that came with the apartment). I wouldnt necessarily steer anyone away from this apartment complex, but I wouldnt recommend it either. If you decide to move here, be sure to write down everything that isnt in your apartment the first day you are there. Im just glad they didnt charge me for an elephant, because there wasnt one of those in there when I moved in either.

So far, so good... I live in a GREAT building! The neighbors are so sweet and respectful as myself. Had minor issues, but maintenance came over the same day & took care of that. I love this complex, but the parking is HORRIBLE!!!!! Very quiet & peaceful how i imagined it!! I recommend anyone to APV!!!

Used to be the best apartment in the area. Great location, pretty decent floor plans, decent gym, pool and cafeteria. Covered parking is a plus... that is, if you can find a parking spot (building# 5 residents know the pain). Management and services were good until 2012 or 2013 and then everything started going down the hill. Still a decent place in the locality, but I moved out!

I’ve lived at The Arbors of Pleasant Valley for about 3 years now. Before I moved in, I almost looked at every apartment complex in Little Rock. This was the only one that when I drove through the gates, I felt safe. The office was close to the front gate, but the landscape looked maintained and there wasn’t any loitering. I felt like I would be comfortable enough to be here overnight by myself.During these last few years, I’ve had a couple things that needed to be fixed. The shower got clogged or my air conditioner wasn’t blowing cold air. I called the office or I filled out a work request online for what seemed to be the problem. I’ve had no issues with getting things fixed or replaced. I have even called to have a light bulb changed. That’s part of their special attention to residents.From management to maintenance, they call you by name. I think that’s another thing that sets them apart from other places. The apartment manager, Macey, has been going by as I was getting in my car, and she yelled out hello to me by my first name. I can tell Macey that I’m going to be gone for a certain amount of time and they’ll keep an extra eye on my apartment. On numerous occasions, I’ve been walking to my car with a bag of trash and Donnie, one of the maintenance guys, told me just to put it in back of his truck and he would take down to bin later. I think that is above and beyond the realms of job description. The only thing that really bothers me is that the gate seems to be broken about once a month. I feel my rent is for a “gated” complex, but it usually is open to everyone.I would recommend The Arbors apartments to anyone looking to rent an apartment. It feels like a close nit community. You aren’t treated like the person renting apartment number x. You are known by name and feel like part of the family.

1 star due to poor communication and management of emergency water situation.This is day 2 of no water. I understand sometimes its out of your control, but what is in your control is communication. I dont appreciate being strung along and not informed of the situation. I also dont appreciate the attitude.In a place that is supposed to be our home we felt unwelcomed in the residents clubhouse which happens to be the only place that has water. Id expect the front office to be more accomodating considering the situation.

If youre looking for somewhere quiet to live this isnt the place. Our neighbors are obnoxiously loud at all hours of the day and night and management doesnt seem to care. Contacted them months ago about it and still have yet to get a response. I know that the lease contains a clause referring to proper conduct in the apartment in regards to noise but obviously that contract is meaningless.

I really wish I could give this apartment complex 0 stars. I have lived in a few apartments and this is by far THE worse. I wish I would have read these comments before I moved there. The comments are absolutely accurate about this complex. My God, parking is horrible. They have more apartments and residents than they do parking spaces to accommodate residents and it should be against the law. Arkansas Better Business Bureau should really look into this and do an investigation. Upper management offers you a garage but you have to pay 50 extra dollars for one just to have somewhere to park which is totally unfair. Apartment complexes should supply enough parking spaces for their residents. Upper management has done nothing about this ongoing issue. When you can finally get a parking space you better not move your vehicle or go anywhere all day because it’s like a shark in the ocean looking for food. That is no way to live. And when you get a parking space you have to park soooooo far away from your apartment. Imagine getting off of work or coming home from visiting friends and having to walk waaaay from the other side of the apartment complex and walking home in the dark. The parking spaces are all bunched up and close together. I have many scratches and dents in my automobile when I was able to get a parking space that I didn’t have prior to moving there from car doors slamming into it because there is not adequate room between the car spaces. When people in your building cook , the smell comes all in your apartment and lingers for along time. Burnt food and Curry smell and all. No amount of burning candles can get the smell out. Bugs are a constant problem in the apartment. Please don’t make the same mistake as I did by moving into these terrible apartments.

NO STARS I have lived at numerous apartment complexes in Little Rock (Fountain Bleau West and Maumelle, and Colony West. I live on the 4th floor and there has been a white dresser in the hallway for almost 3 weeks. There is dried up eggs at the bottom of the steps which has been there for 1 month and 1/2. If you go to the office about anything they will hear you out... The bottom line is management does not CARE and will take no action. Damn shame

If I could give this place no stars I would. I was going to wait until after I moved out to put up this review, but quite frankly I’m fed up. These apartments are the worse. Nothing works in our place. The kitchen sinks stopped working last month. The kitchen and hallway light don’t work. Several outlets throughout don’t work. And I’m top of everything else the parking sucks. Last night, I literally circled around the entire apartment building twice looking for a spot and there weren’t any. I couldn’t parked just randomly on the opposite side of the parking spots since they’re considered “tow away spots”, so I was forced to park in a handicap spot. When I went to go move my car this morning, I found a fine of $100 in my window shield. They don’t even give you time to move your car, they just fine you. The management sucks as well. Won’t be staying here ever again.

I would not recommend this place to anyone. For the amount of money we pay, nothing works. Weve been here for a year, and have had issues with just about everything. The units need to be updated and again, non of the appliances work properly. Ive had three water leaks within that year. So rule of thumb, drive right on by.

Very poor maintenance. You raise any maintenance issue with the apartment office they have standard reply “we dont have maintenance person available now” and it takes weeks to fix even a small issue. Apartment is really not worth the rent you pay.(Edit)Making it 4 star as my concerns were addressed promptly and i did not face any issue there after

This place is okay. Location is nice and the layout of apartments are decent for 3 bedroom. Staff is not the most professional and it takes days before maintenance requests are filled. You never know when the apartment staff has been inside of your living space as they leave no notices and do not always come on the designated days for your building. Only one dumpster on the property. Lots of children live here and they allow them to play in the streets at all times of the day/night so you must be extra cautious. Overall they are a bit over priced but an okay place to live.

Good luck trying to find parking at night. It’s the worse. I literally dread coming home late at night because I know there won’t be any parking avalible. Also, the apartments have a bad, lingering smell to them (it smells like someone is always cooking overly seasoned food). Old appliances as well.

Ive lived here 2 1/2 years management has changed. Pay almost a $1000 in rent . Neighbors around or nasty and have bedbugs they sprayed one apartment at least three times then other apartments. After that they made them run I guess now Im having to deal with all this white stuff in my home and carpet. Still bedbugs and they want to come check again and spray if needed . What kind of management or corporate is that. I would expect higher expectations. They dont want to reinverse anything due to what we went through. No other apartments offered. Its pay or be evicted. Why would you pay in a place and have to live with bed bugs because they dont want to move people out thats nasty or even try to help you since your inconvenienced I wouldnt recommend to anyone. Their was time I wouldve maybe a 1 yr ago but not now.

STAY CLEAR FROM THESE APARTMENTS!!! Thankful that a platform like this exist to help one another out. These ppl do not care about their residents. All they care about is getting a body to fill an apartment to get rent. I have read so many reviews on this place and most of all of them are right and say the exact same thing. They are very much well aware of the parking problem but they haven’t done anything to fix it bc they don’t care. This complex is extremely overcrowded. There are so many residents and so little parking spaces. The parking is absolutely hideous and sad. You will not have anywhere to park I don’t care how many times you circle around looking for an empty parking space. The parking lot be jammed packed with no parking available. Cars on top of cars. I get off work at 7pm and I almost never had anywhere to park when I came home. Sometime I would actually have to stay at a friends bc there was absolutely no parking spaces available. Their site says they have, “assign parking” but that’s a flat out lie and bogus. The only way you have a for sure parking is renting a garage for $60 extra dollars plus your rent. The apartments are very old and very outdated. The strong smell and aroma from ppl apartments in my building came through the vents in my apartment and it was not a gd smell. On some occasions my apartment smelled like sewage. I have never been so happy as to get away from this place. I agree with the person that said Arkansas Better Business Bureau should take a look into this place. You shouldn’t be able to rent out all of those four to three levels of apartments knowing full well you don’t have enough parking spaces for all of your tenants. A few months ago we heard gun shots within the apartment complex. Weird strange looking ppl hang out around the apartments and parking lot. They also split the water bill by how many apartments that there are in the building, NOT by how much water you actually use in a month. A total rip off. You have to give your guests your personal security code in order for them to enter through the gate. Rather than like other gated apartment communities where your guest have to call your cell phone or landline from the gate pad and you push # or 7 on your phone to let them in. So if you have to give out your personal gate code, that doesn’t seem too secure to me bc your guest can give it to someone else and they can easily come right on through without you knowing. For the amount of rent you pay for these apartments they are not worth it. I wouldn’t recommend these apartments to no one. Save yourself the regrets and ride on past these apartments.

I wish I could give a 0 or negative rating. Every experience after I toured with and without friends, paid my application fee, and deposit has been nothing but the run around. I did an application mid June paid a deposit because apparently you have to pay one before even signing a lease or even being approved for an apartment. I was denied at the end of June and guaranteed my deposit back. Its now the end of August and still dont have my deposit. I kept going back to ask about it, they say oh its processing then its oh corporate has it and theyre processing it then they say oh idk why its taking so long ? It shouldnt take longer than a month to process and send a deposit. However Ive moved down the street at Turtle Creek and theyve been nothing but nice and upfront with me.

This complex is very one sided. I was placed on a lease as an occupant, and the woman in the office is working with my roommate to lock me and my two children out of the apartment. They are not trustworthy and I would not recommend this apartment to anyone.

We have been living here for 6 months. It is almost perfect: staff is very nice and efficient, overall maintenance is excellent.Unfortunately, it is noisy. Eventhough the above neibourghs are quiet, the wooden structure craks under their feet and we know exactly when and where they are moving. It is distracting when watching TV, and it disturbs when trying to sleep.We are thinking about leaving to sleep better.
